Recently moved into Harper Grand. I am happy with the floor plan as it is very spacious. View from the patio is nice. There’s storage on the property. So far neighbors are nice. I wish there was more parking spots. But overall nice complex.

I have lived here 2 years ago and I liked it. The ladies in the office is always nice, and maintenance always fix any problems I have. One day my ac was not working in the middle of the night and i called them because i could not sleep, it was too hot and they came to fix it. The apartments look nice inside and outside.

Chose somewhere else. Quick to threaten eviction over simple easy to resolve issues. Half of the electric outlets do not work, and the ones that do require tape or else they will fall out. Neighbors are loud and inconsiderate. Barely any parking. Do not expect your deposit back, they will tack on fees with no explanation. If you live on the first floor you will be peeped at by creeps. Sirens and engines will keep you up at night. AC is broken all the time. Stay at your own risk.

I toured several apartment communities over the last two months. When I arrived for my tour. Ms. Claudia was very welcoming and I was impressed with the community. It was a very difficult decision for me to make regarding another Community or Harper Grand. I eventually choose the other community. However, I had to come back to Google to write a positive review. Ms. Claudia called me a few times to update me while I was trying to make a decision. I truly appreciated her patience and understanding. I would refer this community to others.

I lived at Harper Grand for a year, 2020-2021, before moving to a different area. I never had a problem with the staff or any major issues with the apartment itself; the grounds were well kept, the pool is great and deep at one end, and the office staff was always very friendly and helpful the few times I needed to visit them in the office.Parking after 6pm, however, was always an issue. Theres just not enough parking and people (myself included) have to park along curbs or in the roundabout near the office, so just keep that in mind. The gym is rather small, but Ive never been in there when anyone else was using it.For the price, the units are fairly decent and our kitchen looked newly updated. Our second story unit was carpeted besides the kitchen, bathrooms, and laundry room, but the unit we toured prior to move in was a second story unit with wood floors in the living room. I think some units have been updated, and some have not.Overall, Harper Grand was a fairly decent place to live. The office staff was very helpful explaining move-in and move-out and if I put in a maintenance order late at night, by the time I got home from work the next day, it would be complete. Its close to a Publix, Aldi, and Neighborhood Wal-Mart and only about a fifteen minute drive from downtown if you take the 408.

Relocated to be closer to my job at the Airport. The location is super convenient and I am still close to downtown. I love my 1 bedroom, it is so spacious and it’s got all the modern feels. I love the landscape throughout, and I was at the pool all the time this past summer. The office has been so warm and welcoming, I also love the maintenance guys. Anything I need they have been able to fix in a timely manner. Overall very happy with my experience, definitely recommend!

I loved this apartment so much! The pool is probably the best part with the hammocks. I also loved that I had so much storage space inside my apartment. Glad I didnt have to rent a storage unit. I wish I didnt have to move! :(

The BEST apartment Ive lived in yet. The leasing staff is so friendly and everyone goes above and beyond to help. My apartment is so spacious compared to others that Ive lived in. AND I finally found an apartment that will accept my German Sheppard!! He loves going to the bark park here and playing!

Parking it horrible and when have Office staff can be nice but that office manger FORGET IT! I have no clue how she got her JOB. I am so glad I found this place! It is a Gem! Megan and Claudia have been so pleasant to work with in helping me find my perfect new home! I am so happy living here! They have fun events and contests every month and their outdoor workout area is one of a kind! The location is so convenient right next to 408 and a hop skip and away to the airport! For the space you get, the beautiful landscaping, and the amazing office staff, you cant get a better deal in this area. You wont regret it!

In all of my adult years, I have never seen an apartment complex try to take advantage of someone while they are relocating [during an economic crisis and pandemic mind you] and try to take over $3000 for move-in costs. If I wanted to pay that much to move-in, I would rent from a private owner. Their communication skills between management and the leasing team are something that needs improvement. Almost everything discussed with the leasing person [who was NOT from the property] provided me with all kinds of inaccurate information that the leasing manager, Claudia, informed me was inaccurate. From the deposit ($300) to the pet fee to my move-in date.How can a community tell you when you are going to move-in? Am I not the one paying to live there? Am I not the one relocating from place to another on a time-frame already in one-lease, signing a new lease to reside in your new residence? Why would I pay for something in which I have no possession?I would recommend staying as FAR AWAY from this community as possible. If it were possible to give -5 stars, they would get -10.

Staff tells you to leave a positive review on Google so you can get a discount..When my least was over I left the apt clean and empty for my deposit. They didnt gave me it back said they had to paint the apt since I had my television mounted on the wall. They took the ENTIRE deposit for a EXTREMELY small area where I had my television. RIDICULOUS said it was maintenance fee.

First off, the staff is super amazing. They’re always engaged and able to assist you by any means necessary. The complex is in awesome shape with its modern, up to date renovations. The Management there really works hard and outstanding their efforts to keep the community aware of what’s going on and the complexes in top notch shape. I really enjoy the calendar of events they put together that allows us to meet our fellow neighbors. The community is safe and very peaceful. And I thank them for going above and beyond.

Overall, this is a lovely place to live. The staff is nice and courteous. Im currently working a very long research paper for law school, and the staff was so nice to print out all the necessary documents for free (Im talking about 5 - 10 Supreme Court case at a time). I really only have two cons. One, in the beginning of the year we did have a slight bug issue. However, the issue appears to have gone away thanks to the free pest control. And two, the gym is nice but super small. They only have like 5 machines. If youre not a heavy gym-goer this will not be an issue. I think this is a great area for students because it is relatively quiet even though there are children. Ill most likely live here until I finish law school.PS: I have a walk in closet and a huge mirror in my bathroom. Lets be honest, thats all that really matters.They deserve a 3.5 but google only allow whole stars.

Over priced. Not worth it. All theneighbors constantly parking in places that arent stalls and blocking driveways and parking spots. Maintenance never fixes what you need fixed on the first or second request if ever it does get fixed. And when you move out they dont show up for your pre move out inspection so good luck knowing if you are getting your deposit back or not.

I would want to also give it a 3.5 stars. It’s a nice place with pretty quiet neighbors. I’m here I’m law school. Megan is extremely helpful and nice and so is the staff in the office. I would want to rate it a 5 stars but I would have initial issues doing so. When my roommates and I were finishing up the application process and trying to move in, we had a very nasty encounter with the staff assigned to us (not Megan, she’s a sweetheart or the manager who eventually acted with common decency). And our house got broken into, my roommates car got broken into (I think it was probably the kids) and the downstairs had a problem as well I think. Those things would probably just be lessened by a security gate of some kind and a stronger presence of security bc this is an open property. In our instances, I believe my roommate forgot to lock her car door and my roommate and I thought we locked the house, but came home and the door was open. Nothing was taken though. Overall, if I don’t have any more issues, I’ll probably stay here until I graduate.

Having moved around alot Ive had my fair share of great apartments and terrible. This place is amazing! Staff was welcoming from the moment I walked in the door. Being still a tad timid Megan up front made me feel comfortable while on a tour of the property. Other residents i walked by seemed very pleasant. Ive been here 6 months and havent regretted one bit signing the lease! Anyone looking for a spot thats warm and welcoming come to this community.

As soon as you walk into the apartment you will definitely feel at home and it’s super cozy. We are currently looking to relocate from south Florida and I think this may just be the place!! I dont know where to begin! First of all, the staff (Megan) was informative, shown us around the resort apartment complex, explained the current offer for renting, answered all our questions, she was pleasant and a dream to work with and we felt so comfortable with her as we been the application process. We moved in within a week all minor repairs were done and done well. Missed our first Summer Pool Party, but visited for a few minutes. We love our new home here at Harper Grand, it was newly remodeled and had everything I could have dreamed of for apartment living. This was a big move for us, from Michigan to Florida and it was worth waiting for Harper Grand.

I had to write a review and express my thank you to the maintenance guys here. They go above and beyond. I had no a/c in the middle of the night and a gentleman came out within 30minutes to fix which is a blessing as it was HOT. Whenever I have had an issue it has quickly been fixed. Unfortunately, I didnt receive this kind of service at my last place and felt I was a bother when I called so this is a Godsend and I am so appreciative to finally have such great service. From the office staff to maintenance I couldnt be more happy so Thank you for making me love where I live.

This place is excellent at 24/7 support and has nice landscaping and a nice pool. But it has been remodeled and the air conditioners are old and they patch them up verses buying new ones adequate for the apartment.

Moved in about 3 months ago and I really enjoy living here. They have had really cool events so far and the girls in the office are really nice. The area is great and close to the airport where I work. Maintenance is usually on top of everything. The only bad thing is that the gym is not open and that is a big deal for me because I dont want to have to travel to go to the gym. Im hoping it will be open soon!

I have been super happy with my experience at Harper Grand. The management team is always kind and friendly and quick to assist me with any needs I may have. The maintenance is quick to action any request I submit. The complex itself is updated and continues to be updated. Its not perfect but my positive experience far out weighs any complaints I have. I have had a great experience living here. I work at the airport so for me it is a short commute to work and I love downtown so is about 15min to there too. My apartment itself is great as it offers a gas stove which being a chef (in my own mind) I love. My dog loves the dog park and chasing the ducks by the pond. Overall it has been a quiet peaceful place to live with the occasional loud engine going by. Anything that breaks is fixed in a timely manner and everyone is pleasant to deal with. I will stay here for at least another year prior to hopefully finding a home downtown.

I’ve lived here a few months, going on 8 months. When I moved in, I informed staff of the outlets not being usable. In my room, the master, I have 5 outlets of which only 2 work. They’re old and overused thus anything you plug in falls out. The door to my room won’t close because the gram was pushed back together and painted over. Looks like pressed wood and wasn’t replaced. The water in the kitchen is discolored and always looks as if something is floating in it. The tubs are old and look as if they have paint peeling in them. The washer and dryer in the laundry room are the loudest things in all of creation, even with the door closed and the living room a good distance away, you hear it vividly. This all considering I pay for the “upgraded” apartment. The walls are thin and I hear everything. From the people blasting music downstairs, the motorcycles starting up in the parking lots, to the lawn people at 7:30-8am. They supposedly have valet trash that I pay for but they’ve never been to my house. Every day for a week I set my trash out and it’s always there at the end of the day. The parking is horrendous, to reserve a spot is $30/month. Which is the only way to really guarantee parking. It’s an overall hot mess.

Days ago I sent a request where they combined $ 100 of administrative fee that would be applicable to my rent in case they accepted me or returned to me in case they did not accept me, they finally accepted me but for me it was logical that they would charge me $ 3891 of funds and fee for a one bedroom apartment and 7 months lease only !!! So my recommendation is do not come to this company and when I said that that money was a lot they told me they were sorry but they did not return the $ 100 !!!! THEY ARE A LIE THEY ARE A DECEPTION

We moved in a month ago and have had ZERO problems with this complex. The staff is so friendly and really listens to your concerns. We applied on a Thursday and had moved in by Saturday. Claudia from the office even came in early to make sure we could get moved in as quick as possible. The apartment itself is very nice, spacious, and offers everything we need/want. The whole site is gorgeous and very well kept. The times weve needed maintenance or even a question, they are quick to come take a look and answer any question we may have. I would definitely recommend this place to anyone looking to move into this area.

Weve found the community to be very well maintained, the staff very customer service oriented, maintenance issues addressed timely, and good amenities on property. The location is very convenient for shopping, the airport, and getting around Orlando.

Was very unhappy about this place! My AC broke and kept sending the “AC Manager” to fix it and he was unable to!! Ended up giving us a window unit...but it was reading at 81 degrees! There’s was nothing more they would do! It was super hot to stay and I was pregnant! Management couldn’t care less...this place is a joke!!

Coming from Baldwin Park this is definitely a downgrade even though the pricing is only a few hundred in difference. The heating component for our showers has been broken in our apartment for the entire six months of our lease despite multiple attempts (maintenance has come out more than 5 times...) to get maintenance to fix the problem. The shower has been spewing out frigidly cold water since the very first shower I took and no one at Harper Grand seems to care.. The apartments are not built efficiently to control noise between apartments, and I can hear everything my neighbors do. The people in the office can be unnecessarily rude. While I understand it is probably annoying to get the same call from the same tenant week after week, its more annoying being a tenant living somewhere you pay for and you have to call about the same issue week after week. There are definitely better options and safer areas for the same price, so if you are considering moving here, Id keep looking around.Update: Maintenance finally decided to fix my shower ONLY AFTER seeing my review. While I am happy to finally be able to take hot showers, I think its awful the only way I was able to get their attention was by writing an unsavory review despite my frequent calls to the office. This is especially disheartening because all this time maintenance lied and said nothing can be done. It was clear the job was just labor intensive, not impossible (like I suspected). Theres nothing worse than dealing with dishonest people. I cannot WAIT until my lease ends.

Ive been here for a few years . Parking has gotten worse. No parking spaces for residents unless you pay for it. Visitors take up available parking spaces. Parking is a nightmare. This used to be a peaceful place and has since gone down hill. Disrespectful neighbors loud music smoking. Having parties in the middle of the week whilst the working people suffer. Neighbor complaints are ignored. I would not recommend living here if you want peace of mind.

Moved in about two and a half weeks ago and no issues so far. All the women in the office have been super helpful and kind. Maintenance seems to be ontop of everything. It is also nice to see security drive around everyonce in a while too.

This place is absolutely amazing. The apartments are to die for. All the new renovations are beautiful. The staff is spectacular! I love that they are so interested in their renters, and they make your stay great. If you are looking for a place, choose here. I highly recommend! The only thing that I have a little issue with is the pet policy. I think that $400 is a little much. Although $200 is refundable, thats still very pricy compared to other places. But this is just my opinion.

AWFUL. I have lived here 4 full months and it has already by far been the worst living experience of all the places I have lived. The employees have no respect for the tenants. Everything in the apartment breaks. If you want to be woken up by lawn people and construction at 8 AM multiple times a week, this is the place for you. I constantly have to call the leasing office to ask that maintenance come back later so I can actually get some sleep. ALSO, their website clearly states that there is a 24 hour gym. NOPE. The gym has not even been opened yet, as I have asked about it multiple times since I have lived here. For the cost of these apartments, IT IS NOT WORHT IT. Especially considering they throw on extra charges for every little thing. I wish I could break the lease and move out early. That is how bad it is.UPDATE: This is two months later and it is only getting worse!! The gym FINALLY opened, yet they want us to pay $20 for a key to the gym that we were supposed to have access to the whole time weve lived here. That is an example of what I mean by they add on fees wherever and whenever they can. My outlets in my apartment go out every other day, and they never all work at the same time. The lights on the ceiling fans have fallen off. Not to mention, the ladies in the leasing office are a nightmare. I will update when I get out of this terrible place.

The Aubrey is ly floor layout and the 6 months I have lived at this complex have been decent, although every step of the way to these 6 months we have been hit with hidden fee after hidden fee...The first night I spent here I wasnt informed of the parking situation (free for all) not knowing I parked in a reserved parking had my car swiftly towed with in the matter of 30 mins of parking with no warning that i would be towed ended up shelling out 250 dollars...Then for amenities we have a luxurious pool,tennis court,and free body weight outdoor equipment that all is inaccessible without a key I was never given or told about. To make matters more interesting Harper grand claims to have a indoor gym and business center...(the indoor gym just opened up...and what I thought would just being okay heres your gym key turns out to be another hidden fee which requires I pay a deposit if 20 dollars for a key...) The business center you may ask? its there it exist just you cant use it as its not open to paying tenants.Never really had an issue with having someone to come fix something.Guess you can say they do their job. Also havent had a real problem with the women in the front office.Thats my two cents,really isnt that bad wished I had my 250 dollars and had been told of all cost and fees from the beginning maybe be given what was claimed that is available when it isnt.Florida Code § 501.203 and § 501.204: Prohibits unfair or deceptive advertising of any good or service. Lived here for the past year and the apartment itself was great!Pros:- Whenever we had an issue, maintenance was very quick to handle the situation!- Location of the complex is very close to the 408 & 417- Nichole, The Community Manager, is an angel and is the best person to go to for any major questions or issues.- BEAUTIFUL pool, wish I took more advantage of it!- Large Complex, Recommend you to buy a parking spot though.- Easy application process.- Walk-in closets are a DREAM- With an apartment of 4, the electric bill was not high AT ALL, an average of $150 every month.- New Nest Thermostats in selected units.- Online portal makes it easy to pay rent!- We had a beautiful lake view, bugs were a small issue but they always had pest control on it!- Beautiful leasing office.- The apartment was upgraded & clean upon move in.Cons:- The mailbox key they gave us happened to also open multiple other mailboxes, so that was a safety issue for our private information. It seems as if it was fixed a week before we moved out, so we didnt see the need to get a whole new key, so we called the front office and they told us that we could go in person to pick up our mail. When I went in (after I emailed the manager about me coming in to get the mail), Claudia (if you can avoid speaking to her I recommend doing so, whenever I had an issue she gave me the run-around and never fully answered my questions), told me that there was no way they changed the locks on us (others confirmed it happened), and that she had no access to the mailbox. She then told me that she would have maintenance check later and she would call me back (after I drove 30 minutes out of my way to come and pick up what was already supposed to be there). On top of that, my other roommate called inquiring about the situation and was told that someone already called me (false) to tell me that they sent all of the mail BACK TO SENDER. So not only was my mail not given to me when it was supposed to, but it was neglected to be put aside as I was told it was going to be, and instead it all went BACK TO SENDER. This whole situation was very frustrating, and made my overall experience with this complex lackluster.- Small gym, but was pretty & had the essentials- Trash area got a little crazy on the weekends- When we moved in we had the apartment inspected, and there were signs of mold in the A/C unit, but this was quickly taken care of and we got a brand new unit installed after.OVERALL: I recommend this apartment complex, but if you do have any major issues, make sure you ask the right people or nothing will get resolved. Beautiful apartments, great floor plans, just some small issues that can easily be resolved!

Definitely not the worst place to live in Orlando but its pretty expensive for what youre given. The staff in the office are pretty nice minus the leasing manager. I found Diana to be pushy and unnecessarily rude so I would try my best to limit my interactions with her if your visits involve any complaints (do it online through the resident portal) or what not cause she can get pretty defensive and hostile. Example: when I first moved in the outside of the apartments hadnt been painted so it was pink and the paint was peeling. I told them I still wanted to live there but I would prefer to do so when the remodeling was complete. I didnt ask for my money back just to push push back my move-in date because being from the islands I have always been taught your home is a reflection of your self and for $895 I didnt want peeling pink paint as my identifier. Diana told me You dont pay for the exterior only the interior and that basically I should be happy with the price cause it was a steal. I asked her how long the process would take she told me 6 months (luckily it only took 3 months) and again that I dont pay for the exterior. I just didnt like the hostility or that an apartment complex described as luxurious was not looking the part. Your home should be your safe space and working my butt off at a 12hr night shift job I would like to come and not be embarrassed by the exterior. Neighbors are pretty nice and generally keep to themselves. There is no denying there is a stray cat problem (theyre every where) and pest control (they sprayed a couple times and still there were roaches). The pool is beautiful though I didnt use it often. The trash compacter area is almost always over flowing with trash (though to their credit the leasing team built a trash overflow compartment so trash wouldnt be on the sidewalk). Parking can be a hassle so I recommend spending the extra $25 and getting reserved parking spot (careful people will still park in your spot from time to time but for the most part no issues). I liked the interior it was spacious for a 1-1 and nice (granite-like counter tops, wood-like flooring, washer and dryer in the unit and stainless steel appliances).

The apartments are gorgeous on the outside but the structure of these buildings cannot be undone. From rodents, to leaks and flooding water in the apartments. Aspen square has simply come in to patch up these apartments and put a new name on them but nothing can elimate the fact that these building are old and they need a lot more than just new paint and a new name. I would not recommended staying here, completely over priced for the things that you will incur while being a tenant.

Expensive for a pile. All of our wall sockets are over used and just letting whatever is plugged into them fall out. The 24 hour fitness center that is one of the amenities, wasn’t open until about a month ago. But wait you have to pay $20 on top of your security deposit to get a key. And when you want to utilize the 24 hour fitness center at 8pm there is no way to get in because the pool area is closed off, which is where the fitness center is. Also it only has 6 machines. There is creepy people walking around and through the complex at any hour of the day. There is no notice what-so ever with “pest inspections”. They give you maybe 12 hour notice, this is a problem because they leave the door wide open whether you have animals or not. Very aggravated with my living experience here, cannot wait to get out.

We would NOT recommend this apartment complex to our worst enemies! They do not care about the residents! They go around looking for expired registrations so they can have your car towed! Not sure exactly WHAT relationship they with the towing company! Our car- parked in our spot -registration expired FEB1st- IT WAS REGISTERED, JUST DID NOT HAVE THE STICKER- they put a note on the car on the 5th and less than 48 hours had it towed-- My question is WHY would they do this to anyone renting from them- to create such stress in someone life when they could have looked online to verify the registration- in fact, by law you have 30 days. Trying to go school and make ends meet- They could have asked, One has to wonder, How do they do they have time and why do they care to do this to their residents!My question is..do you want to live in a place that treats residents so poorly- you have aks whats in it for them - why are they in such a hurry to tow cars without regard to fairness or anyones livelihood- imagine coming out your apartment and they apartment complex has towed your car for a registration sicker that is 5 days expired!!!! - and actually was registered but did not have sticker. - Anything BUT friendly, supportive, attentive warm, fuzzy, caring, responsive, decent. Stay away from this one!

Management keeps trying to push people to move out who have already been living here before it was harper grand so they can renovate the apartments. They are just money hungry, they enter your home without notice all the time. The pictures online of the apartments look amazing, but the complex still needs a lot of work done and they have not posted photos of it for a reason. i thought it was going to be a wonderful transition, honestly very disappointed in management. i have to get rid of my pets even tho they already knew they were living here,i let them know they were living here when management changed and now they asked me three months later for a $600 pet fee.WILL be moving out of here VERY soon. For all the newcomers i doubt they will be bothering you as much as they are bothering people who have been living in the older apartment.

This place is AWFUL. I can understand being stern and needing to rule with an iron fist but this place is the MEANEST, most VILE place you could be. Theres non stop maintenance work, the office staff is colder than Narnia, and dont even get me started on PARKING.AS CLEAR HEADS UP; if you are in ANY small violations the OFFICE, WILL CALL THE TOW COMPANY ON YOU, whether you TALK TO THEM OR NOT. WHY???? Because its in your lease... NEVERMIND you PAY to live here and have a safe place to park. NEVERMIND that you could end up paying extra just to ensure you can even park NEAR your building most times, THEY. WILL. TOW. YOU. And to get it back???? 135$.This place is awful. The people who run it are even WORSE. Theres no shred of understanding, no amount of compassion or reason. NOTHING. They dont CARE about their residents AT ALL.Revision: Just dont live here. They have a cute newsletter that you wont care about because it has nothing to do with you daily life unless you like to spend time with strangers for no apparent reason.Secondly, they dont pay attention to anything. We gave our notice to vacate with a clearly written date on it, and now have to figure out how to move out a week earlier because they refuse to acknowledge they made a mistake and rented our apartment out without checking that date. Just save yourself A LOT of trouble and dont.

On 6/29/15 we reported a leak in the ceiling of the 2nd bedrooms closet of our townhouse and this is 3 days after receiving our key to move into the townhouse. We requested Harper Grand to expedite the roofing work for our home instead they said they added tarpon and shut the chimney vent. Fast forward to Friday 9/25/15 that same ceiling is leaking after the rain, we now have the kitchen counter and floor directly underneath soaked from the rain. As we look above the counter we are noticing water beads on the light fixture which was flickering so presumably this is coming from that same bedroom closet ceiling upstairs. We left a vm for the office as this was after hours and also contacted the emergency maintenance phone number. Hours later the maintenance person came just to say there was NOTHING he could do. The next morning 10:30AM Saturday 9/26/15 we went to speak to the leasing agent and she first says there are permit delays for the roofing work. Then later calls us back after her speaking with the foreman and/or maintenance tech to say that our roof was complete and that the contractors would be coming to our home on Monday. I advised her that our roof was not complete because our roof is the older red color and not the newer gray color. That same Saturday after speaking to the leasing agent, i just so happen to see the foreman headed out of an apartment and he said he and the maintenance tech would be adding tarpon to the roof that day. I have also written emails including video of the leaks to Harper Grand/Aspen Square management. It is now 9/28/15 Monday night after the rain and no tarpon on our old roof, no response from management or corporate. There is confusion on the part of Harper Grand and negligence from Harper Grand/Aspen Square as this is certainly a major safety issue.

I almost fell for their trap!!! After being approved for our move in for July 24th, me and my family prepared and awaited moving to this complex. This past Tuesday, 3 days before our move-in date we were told that our apartment would not be available for another 4 weeks. The property manager (Diane) broke the news with an arrogant/nonchalant attitude. She stated We will be terminating your lease. I also called corporate and spoke with a Danielle Aldrich. I spoke with her about my concerns and her response was What do you want from me? and I think youre trying to find a loophole in your contract thats not there. What kind of establishment handles business this way? As a business owner myself, I know that there are other ways to handle customers and that they are always right! I would not recommend Aspen Square Management to ANYONE!!!! EVERRRRRR!!!!!

If I can give them zero stars I would. Where do I start, 12 months I lived on a construction site when I signed the lease they tell me it will only be for a few months that was a lie, there were also No amenities at the time I was staying there everything was under construction but they were charging like we had all kinds of amenities I am currently seeking a lawsuit because of this. They will say and do anything for you to sign a lease. Now let me get started on the community this place is the hood kids yelling all time of night people breaking in your cars trash everywhere the dumpster is always full . The staff is horrible they will charge you for any and everything it’s infested with roaches the worst complex I ever lived in . Maintenance never there when you need them. A few people homes got robbed cops always there.

This place advertises as a newly renovated place. Yet for the entire year of my lease they were still renovating. Yes. I lived on a construction site for a year. Extremely limited parking. The one time I put my car on the grass in lieu of parking a mile away, they had it towed. Even though half the parking is taken up by their construction vehicles, piles of dirt, dumpsters, building material, etc. When voicing my concerns with the office they were completely rude and showed no empathy for their residents. The apartment was cramped and hot. Dont live here.Ps - the pool is nice tho

The apartments are gorgeous but management provides a lack of interest on tenants needs. Since we moved there has been bugs, vandalism, spiderweb and Ive called to give my concerns and management does not call back. On top of that I had my family up north come down to visit me for new years and brought their pets, I was asked to have my family leave with their pets because I didnt signed an agreement of having pets in my house, well thats very welcoming from Harper Grand. As a home owner I would never make my tenants feel like their family arent welcome for having a pet come for a few days for the holidays.

Very disapointed in the decline of service and atmosphere of HG. We are on our second year and the rent went up with no real upgrades or significant improvement. The element and caliber of residents has definitely tanked! Not very impressed with the new staff either. Im a very quiet tenant and never really need much....but it becomes very frustrating when you are constantly requesting maintence on the same thing over and over again. The tap water is undrinkable before boiling. I only use it to clean and wash dishes. The cold tap is not as cloudy as the hot. The patio floods with light or heavy rain. And last but not least....the cat epidemic is out of control!!!!!!;

HORRIBLE experience living here from start to finish. Its not even worth my time to go into detail about the issues I have had here. From my roof leaking and having mold and roaches in the walls to creepy, stalking maintenance men who left notes and flowers on my door step, and to now, getting my car towed because they do not provide enough parking for their residents and instead charge us an additional $30 a month just to have a parking space. I cannot wait to move out!

Since the new owner took over late last year, this place has done a complete turnaround. The office staff is excellent. They treat you with respect, the listen to your problems, and they anticipate your needs. Any issues that I have are taken care right away. I have dealt with all of them, but the one I deal with most frequently is Joshira and she is delightful. Shes the type of young lady that you want to bake cookies for right after meeting her for the first time.Thank you to the new staff of Harper Grand, for treating me with respect.Nilda Roman

I was originally here before Harper Grand took over, the outside looks great but, they are jus putting a bandaid on an open wound that needs stitches.The main problem that we are having is water damage from the water heater and then the sprinkler system. The property manager began pointing out everything that was our fault so while she was doing this I didnt argue with her, but she didnt once take responsibility for the poor structure, foundation and interior build of this old apartment complex.

Almost $1300/month.You pay for garbage and water on top of that, and $25 if you dont want to park 2 or 3 buildings away from yours. No ceiling fans, no garbage disposal, no icemaker, no sprayer on the kitchen sink, washing machine has only 1 water level (low), no parking, and you may as well live in Pine Hills or Paramore. Skip it.

When I first visited Harper Grand it was love at first sight . I loved the extiror and couldnt wait to move in. The problem came after i moved in . For starters, the office staff became extremely rude after move in, mainly the property manager. Of course, their nice to you so they can get you to sign the lease and after its done they start to show their true colors. There was soo much things wrong with it my apt at move in date. You can tell they didnt put any effort on remodeling the apt . Their expensive and seem to charge for every little thing . Everything seemed to be done the cheap and fast way. Everytime maintance was called (which was alot of times) they always commented on how sh*tty of a job was done. The one young guy in maintance is lazy and extremely rude . Walking around my apt i come across areas where theres dents. Like if they just threw the carpet over the floor and called it a day, without fixing the floors probably before throwing a carpet ontop of it. They expect your pet to be fully vaccinated to ensure safety and health but fail to mention how their streets are filled with stray cats (alot of them) most likely not fully vaccinated . The walls are soo thin that i can hear my neighbors at ALLL hours !!! Parking is ridiculous . They dont respect your apt at all and come in whenever they please . I had maintance walk into my apt while i was just in a towel after i informed them before i signed the lease, i didnt want anyone in my apt without my permission and let alone without me knowing . Def avoid this complex if you work at night because maintance are out bright and early waking the whole complex up !!! I can literally keep going. Honestly, if you can avoid moving to this complex, PLEASE DO SO !! i honestly cant wait untill my lease is up so i can leave this complex .Please dont reply, it seems that you guys reply saying the same thing on every review . How about you get the problems fixed or do the job correctly before hand so that your tenants dont complain .

I moved from The District Baldwin Park. Ive been living at Harper Grand for about a month now. The staff here are super amazing! Dijana & company make you feel right at home. Despite the complex going through a much needed renovation process, theyre hospitality & vision are clear. Its all about the tenants experience. The new pool area looks very impressive, striking entrance off Curry Ford stands out from all the other complexes in the area. The only other place I looked at with interest out of the dozen other complexes was the Sawgrass complex.Lastly, the people in the neighborhood are mostly familys & are quite. Loud music isnt an issue majority of the time. But at times ppl bring personal radios to the pool & make noise pollution is my only gripe. The type apt I moved into is called The Western & I couldnt be more satisfyed. You just have to see it for yourself! Harper Grand is a work in progress in the right direction. I love it here!

I had the intention of renting there but they are liars, I booked with $ 100 REFUNDABLE according to the words of the administrative staff, I did not meet the requirements for the application and I went to withdraw the $ 100 and my surprise was that he would not return it to me.
