I lived here for 2 years, just left about a month ago. I definitely advise to stay away if you can. The maintenance are the only positive I can offer for this place as theyre very courteous and fast to work. Everything else just falls flat.The units themselves seem to have cardboard for walls and you will hear EVERYTHING from other units. I could hear my upstairs neighbor using the toilet, thats how thin it is.The landscape constantly has trash or animal droppings due to uncontrolled wildlife and lazy pet owners. The bridges that separate buildings in the back are constantly filled with animal droppings. Residents are lazy and leave trash and other waste over the parking lot or even throw it into the lakes behind.The neighborhood is going to hell, due to being on border with pine hills, theres lots of troublemakers who either live here or come in through since theres no gate. Theres been car break -ins and heavy police presence due to many incidents.If you can afford to, go somewhere else. Goldelm doesnt deserve your money.
If you absolutely have to come here then I understand, but if you dont, try somewhere else. RED FLAG #1, they ask you to leave your card information so they can run the $99 application and admin fee during the application process. They actually rin your card for $249 dollars then state theyll deduct it from the deposit. I requested the overage to be refunded. Over 2 weeks later, emails later, phone calls later, in persona conversations later, there is still no update on the refund for the gross error on the part of Goldelm. If they is what they do and you havent even moved in yet, I could only imagine how they will treat residents when they do move in. Its crazy. Rachel has no regards to the community in which she serves and its disheartening because I did nothing to them to be treated this way.
They never answer the phone. Nor do they have good communication through email... I don’t live here but I was trying to. Whoever runs this needs lots of work and better communication skills.
This is a very bad place. Since the manager changed, a lot of bad things have happened, the license plate was broken by bad people. We wanted to ask if the manager could adjust the surveillance to see who broke it, the manager did nothing. Later not long, and I broke my windows and other peoples windows, we changed the windows, bought the car cover just worn in the car, the manager called not allowed, now someone left the car cover, manager why not? Did you talk? Is it not the rules of apartments, is it different from person to person? The bathroom of the apartment fluttering, called the office several times, months have passed, still not repaired, do not know how the office team wants?
First, I would like to say the Property Manager, Rachel is a BLESSING. She has been super sweet and transparent the entire time Ive been here. She is very prompt with her responses and her will power to get problems situated and solved makes you feel like a priority. This apartment is also very dog friendly, which I love! The area is well lit at night allowing you to feel safe while taking your dogs out for one last walk at night. The property is well kept and there is plenty of parking.
They dont take care of the apartment, outside look dead and they be switching you building when its the time to move in.
I toured with Rachel yesterday and I was so impressed! The grounds were beautiful and she was so helpful! Highly recommend this property and I cant wait to move in! Thanks!
LOVE my apartment!!!:))) Let me start by thanking Sydney the manager, maintenance and the entire staff for everything,you are the best.9 years ago this summer myself and my adult special needs son started our journey here,recently we were blessed with an entire renovation and I couldnt be any more grateful today than I am today,everything was getting older,carpet,paint,you name it and my sons asthma was starting to flare up more often,but knowing it would be challenging because I wouldnt be able to leave they still took the time and effort,made phone calls,got it approved and made it happen,wasnt easy and they actually didnt have to do this but they did, my sons asthma is under control and the apartment is absolutely beautiful,inside and out...thank you so much:)
Our wonderful property manager Rachel took excellent care of us for the 3 three years we lived in this complex, couldnt have asked for a better first apartment and wanted to say thank you for helping us along our journey :D
Lived at this complex w/ my boyfriend for an entire year. The first 6 months the ac would freeze over every day. And the last 6 months(during COVID) our apartment had plumbing issues where water would literally come up from the carpets in the dining, living, bathrooms, and bedroom; as well as water leaking from the walls and roof in the bathroom. Took the office 4 months to even send someone out and look at it, forcing us and our pet to live in this musty, wet apartment breathing in god knows what toxins. On a positive note the maintenance crew were great, they were always professional and kind. And they would get what job they were capable of doing done. Overall would definitely not recommend this place to call your home.
When I just moved management was fast and reliable on issues you reported in. Since December 2019, I regret I renewed my list, new management is careless, no way of communicate, and have no sympathy. I have been dealing with mice, rat in my apartment. I reported it, no known emergency action was taken they make me feel like I was lying or nothing to be afraid of. Now am living with a festation of rodent. It’s ridiculous, nasty and so on... Now my kids are afraid, I am living under stress. Think twice before you move here or bring your cat with you.
My apartment was flooded on at least on 4 separate occasions that I know of due to heavy rain. There are at least 3 other times my apartment has experienced water damage since we moved in less than a year ago. Like others have mentioned maintenance is not the best at following up or through with maintenance requests. When I attempted to readdress my flooding issue with the New property manager Sydney Morris because my apartment had been flooded yet again because the problem wasn’t fixed the last time I reported it I was brushed off & the property manager Sydney Morris told me she didn’t get it fixed or bother to follow up with us because she was new to the property. So basically my apartment was flooded again because Goldelm at Metrowest decided to put a new under qualified person in the property manager position. I asked Sydney Morris to accommodate me for the inconvenience of having my items soaked in dirty rain water on several occasions & for the failure to follow up or correct the issue. She said no. Her reason was because the building naturally sits on the ground at an angle which causes the flooding. So apparently the fact that the original property owner decided to build an apartment on an area that would easily flood is now my problem to pester the new sub par property manager & have my things ruined in the process. I can’t help, but feel like Sydney Morris is just trying to save money by attempting to avoid accommodating me & making ridiculous excuses for her failure as a property manager. When I reached out again because I discovered mold damage on items Sydney Morris gave me a number to a corporate voice mail box that has been full since December 15 2019. The old property manager Chriss West was so pleasant & consistent. You could definitely tell he cared & had a passion for his job. None of that can be said about the new property manager Sydney Morris. I’m a manager myself. The lack of customer service I’m receiving is absurd. As a Goldelm tenant my stuff is consistently being exposed to water damage & potentially mold & no one seems to care. It’s a horrible experience. I’ll be looking into another way to resolve my issues.
The new manager Chriss is always courteous and extremely helpful. Its always a pleasure to speak with him. The maintenance staff is also very friendly and accommodating. They are currently making some beautiful landscape improvements. I would definitely recommend Goldelm to anyone looking to rent in the Metrowest area.
I have been here for 2 years and the experience went from not the greatest to amazing. Since it is under new management it has been the best transition for this complex. The new property manager Chriss is amazing, he ensures needs are met and gets the job done with no hesitation. I would definitely recommend this location as a place to call home.
Since new management came in the place has changed a lot. Maintenance has become an issue since the good staff left and the new ones they have dont seem to follow through on requests. I feel I have to remind them of issues on multiple occasions to get the job done. The office rarely answers the phone and since only one agent and the manager there. I do love the area and it is one of the better priced apartments in the area.

Its a great place to live and the entire staff - down to the Maintenance Staff is very meticulous with the satisfaction of their residents. More specifically, the Property Manager - Chriss West is a great person to deal with and a great leader. The Community offers great amenities and is conventionally located. The staff is friendly, quick at work and helpful. The price for a two bedroom is very affordable taking into consideration how good the location is as well. I wish tenants would be a little more careful with their pets but other than that no complaints! Also, cant remember his name, but the guy who runs the office is simply fantastic!
Love that the units are quiet, I could hear people in the apartments next to me when outside but once I was inside my apartment I could not hear any noise from the two units on either side of me. Staff was very helpful and friendly (Kudos to Justin) always there to help, only issue I had and the reason I didnt renew lease, the roaches no matter what I tried they were taking over not sure if all apartment buildings had this problem since they are not all connected but the building I was in infested.
The place is in a great location, and is ideal for a lower budget as far as renting. However, the mold issue there is atrocious and the only this that is done about it is a quick fix instead of something that would treat the problem internally. They will work with you even it’s it shady to get you in to an apartment, but be aware what the current and former tenants are saying. I will be contacting someone higher as I’ve tried to rectify a balance and called more than a dozen times without any luck. I also, have emails and texts as well maybe this will have someone reach out to me finally.
Lived here for two years, moved out a year and a half ago. Had a car broken into, and later that same month had a drunk driver smash into my car and two other cars before driving off. They did NOTHING. The AC unit in my apartment didn’t look like any AC unit I’ve ever seen, and it leaked constantly all over the walls. Maintenance looked at it and messed with it a few times, but I, of course, was still charged for the stains on the walls from. The buildings are full of mold, bed bugs, and termites. The only benefit is the price. But looking now even that is out the window.
I lived there over one year ago and when the new manager came everything changed for the worst he is very controlling and I constantly had to stay in contact with corporate office because I didnt trust the new manager it was bad dealing with his attitude and the maintenance ppl wasnt trust worthy either but, you find that in most Spanish pplDont miss it and the money isnt worth the price
I love my apartment. We have lived here for a few months and the management is awesome. I typically dont write reviews but the other day the whole office staff was was putting mulch down around my building. I was wowed as this is seems like it would be done by a landscaping company not the people that work in the office. It really seems like they care about the community and I just love it here Justin and Tamara are awesome !
Moved in here about a month ago and honestly if I could resign and move with it the next few seconds I would. I dislike this place so much. The walls are extremely thin. I live on the second floor and no lie every freaking step the person above us takes me here. The ceiling squeaks and its ridiculous. Some buildings are left unpainted. Upon my move in I had so many things that went wrong. The bathroom wasnt even clean. Holes were left in the wall in the laundry room. Ive never been so disappointed. A few days before my move in they contacted me saying they had moved my unit after I had already had my mail forwarded and electric and everything set up. They did take off a few $ of rent but still. No lie if I could move out within seconds I would. The pool is dirty. Some of the residents are just out right disgusting. My place is only decent because my boyfriend and I have put our personal touch to it. There are cockroaches, spiders. The gym is terrible some of the machines cut off while youre using them. There are dead lizards and caterpillars in the gym. Light bulbs and fixtures are missing. Even the mail box area has some of the covers torn off its ridiculous. Like Ive said Ive only been here for a month, worst place Ive ever lived in but there is barley anything I can do because of personal circumstances. Look elsewhere ..... oh and the sign to get in the community is broken it looks like an old broken down night club and the property had a different name before and some of those signs are still up. Sand everywhere on side walk and bird and duck drippings....need I say more...

I dont even know where to start with this complex. All the 1 star reviews you see are true. Every single one of them. I have lived here for about 6 years now and due to income in the past I havent stayed by choice. I also havent been the one to complain or even write reviews but this week broke me. The beginning of this week I had my truck broken into and whoever it was messed the ignition up so bad that I am unable to start it. I tried going up to the office multiple times to address this issue with them only to be met with a we are out sign every time. This hasnt been the first time we have been vandalized. Id have to write a book for each incident so Ill save you the time by just explaining this weeks incidents (yes I do mean incidents, plural). My wife has called the office only to be sent to voicemail. She has left multiple voicemails and at no surprise to us we have not received one call back ever.... We have also asked for a copy of our lease and still have yet to see since June last year.Safety and lack of interest in this subject is why I am writing this review. I fully understand that crime happens every where no matter where you live. I get it but when I have to pay 300 to fix my truck just to have it broken into again last night I have to ask when are they going to do something to make us feel safe again? When are they going to follow through on their promises? My wife wrote a review and their response was crime happens everywhere. Yes but crime will continue to get worse if you dont do anything about it to prevent it. Correct? Why are their security guards at malls? Well my guess would be because they are trying to prevent crime yet the management just looks the other way instead of making us feel safe. They called my wife and their words were, well it is very expensive to hire security and even then it isnt going to stop all crime. Well duh. We had security when I moved in 6 years ago but not now when its at its worst since Ive been here. The only time I am able to even see a real person in this place is when they want their rent. When I pay I tell them about my concerns and they will for sure tell me what I want to hear to shut me up again.You are not going to be able to keep tenants if you show no empathy and make an initiative to making them feel safe and heard.

The new manager is extremely rude and the maintenance team is worse than before. 2-3 years ago the people who were here were so much better. This year is my last year in this complex for sure. I cant fight with them to do their job. Its too stressful. I have asked them to fix a few things in my apartment since January and we are now in March, NOTHING IS FIXED. The Landmark has been a good value for me and I enjoy living here. The management team is simply amazing. They have fulfilled all service request timely and have been nothing but a pleasure since I first walked in.
I like living here,I really do. The price is affordable,the neighbors arent annoying. But one thing I hate here is the fact is has no gate. The people at Marina Landings just come and dump their care here all the time. You cant even find a parking in front of your own building, you have to go to another building to park, and its really annoying when you get off work at 11 PM and have groceries to carry. There has literally been a busted red car outside my building for weeks now,same parking spot. The owner dropped it here and left it here because as the only apartment without a gate, we are a dumping ground for peoples car. If they could fix the gate issue, I would fix my stars.
This place is getting better every day. The staff and team are trying the best they can so give them a chance. Theres is only one office with a handful of people and thousands of tenant. The quality of the place is at best 4/10. Cabinets falling off, badly repainted old counters and everything else. They repainted the tubs and it constantly peals. Ac constantly goes out and its been at least a month wait before its been repaired. My apartment has black mold in the utility room from Hurricane Irma that still hasnt been taken care of. I wouldnt recommend this place to anyone personally. And the new manager is rude and Im normally not the one to complain
DO NOT LIVE HERE!!!!!!! Fairly certain any good reviews on here are fake. Management changed the payment policy regarding what types of payments are accepted eliminating all physical forms of payment. When trying to log in to their new system we had technical issues and notified the office the next day. We were told that we were late and would be assessed a $100 late fee and could only pay with a cashiers check. Ironic that they would now take only physical payment.We tried to convince management that we shouldnt have to pay the late fee since their new system wouldnt allow us to login and even tried to provide a copy of our browsing history for proof of our attempt which they didnt even want to see. So what is my recourse? Get a lawyer for $100? They know that wouldnt be worth it. So I have to pay. Awful management with no common sense and a corporate office that simply refers legitimate issues back to the office. DO NOT LIVE HERE!!!!!!!
I am currently looking for a home in Orlando and Chris and Nicole have been stellar in helping me with the application process. They are both very friendly and easy to talk to. The complex is in a nice area off Wesgate Drive. The asking rental price is fair. I toured with Nicole this past Friday and the landscaping was beautiful (ducks walking by) and clean. I am not sure where the people writing the comments live at but not the one I live. I have lived there for almost 4 years and the reason why we were still there was because it was closed to my family living in the area. The manager Christ was so rude because I showed that I was finally fed up with everything they were doing to me, he told me that : Your husband and you need to worry about paying the rent. (Right in front of two other women). WE NEVER PAID OUR RENT LATE. For almost 4 years living there. I have always been polite, kind, and respectful but this is enough! Maintenance broke things you ask them fix it, they said that we broke it. They change my keys without asking me and said that they were coming to change my front door as well, when I asked them to change it, I was charged. Things are falling apart and when I ask... Beg, since theyre doing me favors, they get upset! I asked to get my apartment repaint after 3 renewals, I would think that would be possible, I was told no. I have to do it myself! Since I have no right to be upset or feel harassed, this is my last year there. Since my husband and I cannot afford to pay our rent, Ill go elsewhere! I am sure their manager would be yelling at me for being upset and told that he or she would call the police to remove me in front of my door.
For me it is a beautiful quiet place with interesting arrangement of apartment buildings in a very good area. There is a shared lake kind of flowing among aparment units with 3 bridges connecting them. 3 fountains. SEVEN swimming pools, and they clean them regularly. A lot of trees, so you get enough shade. I love the balcony a lot. Theres a gym, laundry room and both of them function. I saw reviews saying the machines in gym don‘t work. Only one of the jogging tracks(another one is super) does not function, whereas other 9 machines do. I had no problems with laundry center as well. There is Wi-fi. A lot of birds, turtles swimming in the lakes. For me that is really cool. There is a playground (part of the playground construction has to be fixed, though) sport court and dog park area. And the price of rent is good for the good area. This place suits my family well.
We were residents for 2.9 years in Goldelm at Metrowest. It was nice with previous owner company and management. Then we have an issue to communicate with a new property manager Chriss West who refused to speak with us through the phone and we dont want to speak in person with him because of his attitude. He is rude and wants people do everything he wants without adequate explanation. In May of 2018 we were trying to rich someone else from MS Group through the customer’s phone line like we used to do but had told by a representative that from now we should discuss any problems just with our property manager. This is weird that there is just one person in this big company can solve everything with tenants. And it’s strange that property manager says that he can do everything he wants here because he got some good communication with the main office. The problem starts in May when Mr. West wanted us to pay bills that previous manager made us sure that those bills were included in our pay rent. Then we got a 3 Day Notice for $106.36 for not paying rent but we were paying it in time all 2 years and 9 months that we lived here. Its been two months that nobody fixed our repair requests. Our mesh balcony door, disposer, kitchen lamp are broken. There is a clogged kitchen sink because our broken disposer, we have a smell and bugs. Theres only one answer from the office that we are in a busy repair queue but we see the maintenance workers are washing Mr. West’s car right in front of our windows. We are tired to live in this unsafe complex and wait every morning that our car can be with a broken window. Every month there are a lot of cars with broken windows. Our neighbor from next door had a broken window in her completely empty inside car. The office cant do anything with this. We are the only one complex without gates in Metrowest and our neighbors are the ones of the criminal cities of Orlando – Orlovista and Pine Hills – are right across the fence. For this period that we were living here there were a murder with shooting and a robber. When we moved here it was another property owner company with night security but then theres no security and still theres no gates. There were two laundry complexes in a community but now there’s just only one uses as a laundry. Another laundry building the office leases for different business, for example, for a tax period it was a tax office with a signboard. We know how many neighbors have moved from here because of the same reasons so we are following them too.
Worst living experience Ive ever had honestly. When I moved in the place wasnt cleaned properly, broken blinds, missing knobs on the bathroom cabinets. My laundry room floods, Ive had serious pest issues... roaches and bed bugs. The beg bugs were here before I even moved my stuff in, I thought they were ticks I saw when upon inspecting the apartment before move in. Well its Florida and you get ticks every once in awhile so I wasnt too alarmed. Come to find out they were bed bugs and it became a serious problem. I have a feeling they are coming from a different unit because pest control came out and sprayed some heavy duty stuff and they still arent gone. I had to pack everything up like I was moving and leave the apartment for the day for them to spray, unpack everything and then wash it for what?! To still have bugs... the person above me their ac was leaking dripped down into my unit and caused mold and water damage. Maintence came and dried it but didnt spray anything for mold and the carpets started growing mold and clothing and expensive handbags were ruined due to the leaking and mold. My ac unit has broken probably 5 times Ive went 2 nights on 2 separate occasions without any ac in Florida summer heat... my laundry room leaks constantly and floods the floor. And that was happening before I even had a washer and dryer in here so I know its not the machines. My car got broken into and wallet and personal belonging were stolen. The crime is ridiculous, I get that crime can happen anywhere but its sad that this neighborhood has so much of it. Called corporate to see if I could get moved to a different unit or different complex owned by the same company and no one cared to help me I never got a call back. Honestl living here has put so much stress in my life, I cry myself to sleep some nights because I hate living here. Do not move here look elsewhere. Its a cheap apartment for this area but even at the price you dont get what you pay for, I feel like all the rent money Ive spent is a totally waste. Take your hard earned money elsewhere.
The worst place ever!!!! Where to start.....no one ever present in leasing office. Ant, roach problems...mailbox broke and always open so all mail is public. The leasing office has an imaginary bill they dont tell you about at sign up, on top of your ouc bill. So you are lying for two electrics and water. AC unit has terrible leakage. You may also want to become best friends with pest America or any other exterminator because your going to need it. I have been here less than one year and already hate the place. If you want to have a comfortable living arrangement and dont have to worry about intruders or pests then Stay away from Goldhelm at Metrowest. And Im pretty sure some fake owner is going to respond to his saying how bad it isnt...lol. Good luck to anyone who stays here.
Ive lived here for a couple years. My apartment layout is cool. Spacious for the floor plan that I chose. I love the fact that my pool is right outside my door! The complex is located in a great location in metro west. I have winn Dixie, 711, walgreens, etc right by my house and can be reached without getting on a busy road like kirkman.Since Ive lived here Ive had a couple of random maintenance issues, and the maintenance team responded and solved my problems quickly.The office staff are extremely nice. Anytime you need something they are glad to help. To top it off, I love the little ponds around the complex with the ducks.Id definitely recommend checking out landmark in metro west!

SAVE YOUR MONEY!!! There is hardly ever anyone in the office to answer the phone or provide assistance. Messages and request for maintenence go completely ignored. Maintenance (if they show up) are extremely slow to fix anything. Tenants allow their animals to poop all over the place (even the sidewalk). Trash is dumped all over the grounds. Worst complex to be a tenant!
UPDATE: I wanted everyone to know that they have listened to our requests. Chris West is the new Manager and he is just wonderful so for the company: Do not loose this man!They added security and I feel so much safer as the crime has dropped tremendously. He works with us and makes us feel like we matter and not just a dollar sign. Keep up the good work. Ive lived here for 3 years now, my husband has lived here for 5 years and its been a rollercoaster ride. My first visit while my husband and I were just dating before the management changed (they changed twice since Ive lived here) they had patrol walking around. We like to sit on our steps in the front of our apartment... Well aparently we are not allowed to loiter outside of our own place of residence.The past couple of Christmass our crime rate goes up extremely and instead of being notified of the crimes, we get a letter on our doors lying to us... it states some of the children in the neighborhood have thrown things at our cars which resulted in damaged windows and we are to supervise our children at all times.... NO!!!!! Not what happened. Last year alone there were at least 6 break ins (not accidents by children) break ins. My neighbors had everything in their vehicles taken. I work very early and I have my husband bring me downstairs every morning because the new security detail is the metro west community service officers patrolling every 2 to 3 hours, sometimes longer.There is a waterfall in front of my door because the gutters that is suppose to stop that from happening is broken and hanging on the side of the building. Ive asked for it to be fixed and they just pushed it back up to the side of the building... it worked for a week... the entire building that we live in is half eaten by termites.They are at the moment working on making the building cosmectically look great but not fixing all of the structural problems that we desperately need. We use to habe a clubhouse that we could use the computers and print things I needed. I just learned we are not allowed access to it anymore because they rent it out to corporate when they need it....I could go on and on and on about the issues weve had but Id like to state that the manager justin doesnt work at this location... We works at multiple locations which is why I feel somethings arent getting done that us residents desperately need. I know no where is safe but when nothing gets done legally about our break ins and even one of our downstairs neighbors getting robbed. How are we suppose to feel secure? We were on the news about a woman having her door busted open and pistol whipped. What happened? Well we dont know. Why? Because we had to hear about it from the news not from the people we give our money to. If there were plans about structure fixes and 24 hour security this review would not be necessary buti felt these ongoing issues needed to be read before considering this complex.

Ive lived here for 3 years! and cant express my joy for not renewing in January of 2014. The new company that took over,are horrible! rude,and did a 1million dollar renovation on the LOBBY! rather move back to rosemont,fl. or pine hills than deal with the rudeness of the people in that office!
