This place is terrible. No parking and tows cars of residents even with parking decals. But those that should get towed they dont. There are rats and place has mold. Office staff does not do anything but give attitude if you complain.

I’ve been here for 2 months now and it’s been great. The staff is friendly and responsive even after I signed my lease. Parking is an issue in the evening but it’s getting better as they’re making changes to improve it.

Had a wonderful time living in this complex! Very clean and the amenities are great! There’s a swimming pool, basketball court, business center and all kinds of stuff for people to do! The management are pretty relaxed and understanding and work orders are typically done in a timely manner! They also have events for the residents of the complex which is a super personal touch. Definitely would recommend this place to single people, couples and families alike!

I relocated to Orlando from NYC last August, Arium Grandewood is beautiful! I applied and did all my process online without seeing the apartment, but it was so beautiful. They actually did a video tour for me of the actual apartment. When my kids and I got here we were amazed. It’s a beautiful community. The staff here are very professional, every question I have they are prompt in getting back to me. Maintenance do an excellent job. They are on top of things. When I submit a ticket, they are on it and are very professional as well. Arium Grandewood is awesome!! It’s also very close to schools. My kids walk to school when school was in session. It’s also a great location as you have access to everything without driving far. Thank you to Shirley and her amazing team and the maintenance team as well.

Fantastic place to live! My husband and I have thoroughly enjoyed living at these apartments. Whenever weve had issues with our unit, they have been acknowledged and addressed promptly! It is a very family friendly complex with great amenities that are well-kept. You have easy access to all Orlando has to offer while still living in a quiet and calm area. The property manager Rashan Harris has spoken with each of us personally to ensure we are enjoying the complex. Darrel has assisted us with any concerns or questions weve had, and all of the front office staff have been delightful to work with. We would highly recommend moving here!

Excellent place, it has been our home for almost 5 years, recently we moved to another bigger apartment and it is also super comfortable and pleasant, The office staff always very attentive and especially to Jovanna who was very friendly and helped us get the apartment to make our change. The maintenance team also very friendly and punctual. I highly recommend it.

Its nice community to live in and the people here in the community are nice. We were served by derrol and he walked us though everything that we needed to move in and he helped us to ensure we had a smooth move in. Would recommend this place to others

Overall, the experience has exceeded my expectations. Approval process in less than 2 hours, same day I submitted my application. The staff attention is very welcoming and profesional. Yvonne is THE BEST. She was always available to reply my emails/calls and answer my questions immediately. The key pick up process on the day of my move in took only 5-10 min. A couple of days later after my move-in days I opened a ticket through the Resident Portal due to some of the energy outlets in the kitchen were without power.  Only a few hours passed and they immediately came to my apartment and repaired everything. EXCELLENT!!! For me, the first impression is the one that counts, and I have taken the best of impressions thanks to the excellent service of the ARIUM Grandewood staff. Congrats! and I hope that everything continues to work with the same quality service. .

Old apartments and they want to charge like new ones, lady on the office rude. Charge crazy amount of money for replacement keys for the mail. One day some guys get on the complex because the gate wasn’t working and they just broke windows of cars and stole a bunch of stuff from then.

To whom it may concern.Hi Im calling to make a segment on apartment complex ARIUM GRANDEWOOD APARTMENTS3701 Grandewood Boulevard, Orlando, FL 32837community. Since they are using fake tactics to scam renters into signing renewal contracts without their knowledge due to the covid 19. I am not the only renter who theyve done this too and they are harrazing me and other renters to submit to their demands and causing traumatic stress on top of the stress of dealing with this whole pandemic. They are using scare tactics to make us submit to their demands.The apartment complex staff is very unprofessional and are using genetic email to entrap renters into submitting to renewals without giving them a proper notice. I would like to make a segment to warn other new customers of their tactics and to warn other renters of the complex strategies to entrap them into submitting to their will or be put on collection for not paying.

Wonderful quiet place to live with beautiful lakes surrounding the apartments. Nice and large apartments and the great staff (Christina and Shirley) is what made me stay over the years as new apartments started building in the area. For the pricing and larger apartment you cant beat the value.Also maintenance is actually amazing here which was a pleasant surprise, any issues you have is fixed that same day and fixed correctly the first time.The only items I would recommend for their management company is to get a good Property Manager and keep them, have seen too many come & go. Never saw the effect of it since Shirley and Christina are so great. And also would recommend Valet Box Pickup and additional parking spots.Thank you!

Ive been living here for almost 5 months and I feel good about the apartment and attention.

I have lived at Arium Grandewood many years. I am very pleased with the facilities and the Staff. I have always been treated with utmost respect. I rarely have any maintenance problems but when I do call one in they respond immediately and take care of the problem.

Yvonne provided excellent service, was patient and professional. Yvonne professionalism was the reason I leased. Javier was wonderful, great team

Dont let them fool you. Worst place in Central Florida Parkway. Rent is too high compared to all the apartments in the area. The hallways are very dirty and they clean them every 2 years. Pool is dirty, they let the ducks swim on the pool not very hygienic. A lot of break in in the last couple of months, no security, The gym is open 24 hours but you have to get out of the community to enter the gym, not very safe at 6AM in the morning. The gate is always open so a lot of people that dont live in the community enter. They have a basketball court and they let anyone enter and play. I dont feel save at the gym anymore. Management is horrible since Atrium took over. I lived there 3 years and they promised to fixed the printers at the business center and never did. DO NOT RECOMMEND THIS PLACE.

I lived there for almost 4 years and liked it so far but after we moved out and the landlord lady had a walk though with us she said everything looked ok. Then a week and a half later we received a bill of hundreds of dollars for damages. The bill was over $850. Now we dont know what to do, sue them or just go curse them out and pay the damn bill.So disappointing, they basically rip you off after you live there, are a great resident and pay $1300 a month for rent.

Maintenance is less than desirable. Rent is too high and the response from management regarding break in robbery is null. Security sucks. The administration would serve the community better as shoe sales people.

Arium Grandewood was our first experience to having a taste of Orlando and we love it. Convenient location is just the beginning. If you’re looking to move to Orlando or even if you already live here but want a great location, EXCELLENT customer service and a community where you can just relax and feel right at home, this is the place. I know everyone by name here, that’s how involved everyone is. Javier is my goto guy. He’s always in a great mood. I really appreciate all the times he’s had to listen to me with so much patience. I always feel the love. Same with Shirley! She is so caring and definitely takes her time with you to understand and help you. ABSOLUTELY PERFECT is how I’d describe every single encounter with them. Elaine, not only takes her time as well, she works diligently and nonstop to find the best solution and follows up every single time. She always gets back to me sooner than I always expect. Yvonne is always friendly and willing to assist us with anything we need. She’s always there! Maintenance is awesome! Luis is knowledgeable, fast and very friendly. Everybody here continuosly goes out of their way to listen, understand, communicate and meet the needs of my family. Also having bilingual staff is a plus. Caring, understanding and dedicated are the best description for every single one of them. Every situation I’ve come across there is always a solution far better than I could have pictured. Ameneties are amazingly well kept. If I’m being completely honest, with staff, convenience and service like this, it’s easy to think of ARIUM Grandewood of our home for many years to come. Thank you for everything you do guys! This is my family’s thank you to you! You really make living in Orlando an amazing experience. I wouldn’t live anywhere else! You are our extended family!

This is the worst apartment complex in the state. We rent a 2/2 apartment and have had nothing but issues since we got here. The management will not contact you and avoid you at all costs. Multiple times I have been told someone would call me and nothing would happen until I showed up. Crystal, Javier, Christina, and Shirley will not help with anything. They lie to their residents and if you want to rent here stay away from any upgraded units because all they do is repaint a couple of places and install some cheap counters and sell it for more. Also if you choose to rent here be prepared to keep your A/C at 80 degrees year round or youll pay $300 in electric Bills every month. By far the worst managed and run property. I wouldnt stay here if I was paid to live here.

I noticed that everyone who has left a positive comment still resides at these apartments. When we moved from Venue we did a final walk through with one of the maintence workers. He said everything looked good and the only possible charge might be just a bit extra for the carpet cleaning (we have a toddler.) Imagine our shock when we found out that Venue has turned us over to a collection agency and we owe hundreds of dollars in damages. I have no clue how to fight these alleged damages. It was ok when we lived there, but BEWARE of all the extra charges when you move out!

BEWARE OF MOVE OUT CHARGES. I lived at ARIUM GRANDE (once THE VENUE) for almost 4 years. The property is clean and the staff is friendly. When I moved out I went through the entire apartment from top to bottom and when I did the walk through everyone seemed fine. 20 days later I received a bill asking for me to pay additional move-out dues for Carpet Replacement. Unwilling to negotiate any of this the property manager proceeded to just send a final notice that charges would be sent to collections. Unfortunately it would cost more money to take it to small claims court than just pay the dues. As a tenant that took very good care of my property, I really feel as though they took advantage of this situation to recover expenses from the previous tenant to pay for expenses they(the landlord) should be responsible in preparing the property for the next resident.

Stay away from them. Everything is old and they will never fix. Management is suck. Very rude. When you sign contract make sure you read everything, and will not pay for any old blinds, or dirty and stinky carpet.

The place is very well located but security is weak. My family has been the victim of theft within the facilities, and social areas have restrictions that do not apply at night, which affects the enjoyment of such areas.

Our home for 4 years, great third floor neighbors! The guys from the Office and the Supervisor are super attentive, we love you! Maintenance was always on time! And the best, next to the schools, excellent schools! Successes!

Almost 2 years living here and I feel that has deteriorated there are certain rules that I do not know meet1st as bicycles in the corridors in front of the door of my apartment leave 5 large bicycles I have notified the office and past mail and ignore.2nd some neighbors put the garbage on Friday and Saturday still in the knowledge that they do not collect those days and they continue doing this disfigure the residential complex, if they enforce the rules this will not happen and the same thing I have notified and nothing.And last but not least, and what really disappointed me almost 2 months ago, I asked for an apartment change for a bigger one and they have not given me an answer even though other tenants have been given the opportunity to move from one unit to another., I have been a responsible and very kind guest and it seems inconsiderate not to have an answer to my request and even more so that we have the same right to All residents if we are within the same parameters ..

The worst experience is living here, at the beginning everything is super good, everything is painted very well but many people want to leave but I cant because they have a contract signing, my wife was treated very badly, I dont remember the name of the girl, really, the administration Antea was better, the air conditioners so. Very old and the light comes too expensive I would never recommend this place and apart when I came to live they told me that I had to pay to take out the garbage and that you were 12 dollars and now I pay 40 dollars for that service because they charge you for having the service and its 25 dollars and 12 apart but they never tell you that. Many things as they happen here do not let yourself believe the beautiful things that they are told

I would never recommend moving here if I could give 0 stars I would.At first they help you to make your contract, and they are friendly, but then when you need problems solved, they wash their hands between them, starting with those who attend you to the manager.More than 5 times I have gone to find a solution to my problem and their answers are, we will talk to the manager, nothing you do talking to me, none of those who work there make you feel at ease or less important.They made me wait more than 40 minutes for them to tell me again that they were going to call me the day they dont call, I go back to the office and they tell me that they had missed calling me.Ive been there more than 5 times and they miss calling me?I explain that I have a high-risk pregnancy. I must rest. I come here to be solved because it affects me in a great way and makes me wait to not respond.Apart from that they tell me that it is not their job to solve me, so what is their job?The manager did not want to talk to me and her assistant tells me that she is very busy that she cannot attend me, BUSY? It turns out that the managers job is to send msj from his phone smiling very quiet. While I had 40 minutes waiting to attend me. He never attended to me.THE TRUTH THAT CAN BE EXPECTED, if the manager does not set the example then less his successors. It is unfortunate that they cannot provide a good service.The truth never move to this place.The problem of this complex is that they have too old air they have never changed them in all the years that the complex has, and too small for the size of the apt.The air does not cool the fit, they last all day the compressor on making the light reach you super expensive and without the apt cooling making you spend heat and paying an exaggerated amount of money.

I have two years here and they are really bad at the administration, if you want to change your unit you cannot, you can only re-rent the same and they increase it like 200 dollars more, apart from the corridors they are dirty, the garbage collection is lousy, the gate is almost always damaged, the parking spaces are scarce, they are not enough for the number of owners, apart from the rents being very expensive.

To begin, I made a contract to enter on a specific day and days before they called me to give them 5 more days because the apartment was not finished. Already living in arium I recommended a friend and arium according to they gave $ 500 per recommendation but they never gave me my friend who went to live there and I went and complained and nobody did anything or gave me anything ok I left it like that. If my friend stole the 4 covers of the tires of the car and claim and they washed their hands they never did anything. My friend decided to move and it has been more than three months and they still have not given her the deposit of the apartment, rather they gave her a bad check. What a lack of seriousness. The complex lasted about a month and a half with the bone damaged gate anyone could enter and they did nothing, I decide to move and notify the office and they give me a sheet that I have to fill out and sign for a month I take it home and days later I took it and they tell me that I have to stay 15 more days because I did not notify in time but when I went to notify that the person at the office gave me the sheet I never explained anything and there it had happened to me for about 8 days but they did not tell me anything but until the day the signed sheet is brought. They demand that the contract must be fulfilled but you do not fulfill anything. What a lack of seriousness.
