Awesome community to live. Gated, smart locks and thermostat which makes it easy to control my apparent, beautiful pool, quiet, great neighbors and best of all great staff members which makes for great customer service. We were not mistaken to choose this place to be our home.

I moved here in January of 2021 from Boston, Mass. The moving in process was easy, the staff in the office is extremely professional and friendly. They make you feel like family. I love my apartment. When I moved in everything was new. its specious, the closets are big and the building is quiet. I always find parking at night. The gym and common areas are beautiful. The pool just got an update and when I take pictures and post, people think Im at a resort, lol. I love that we now have Smart apartments. The keyless entry is the best. I can turn my AC & lights on before I get home from my phone and unlock my door from my phone before I get upstairs if Im carrying groceries. When I call for repairs they are quick and professional. Most importantly I feel safe and at home. I truly found a HOME at Debra MetroWest.

Ive moved in recently, so my review will change when I move out! Move in was great. Simple and easy process. When arriving at the apartment there were a few maintenance calls that had to be made right off the bat, doors loose on hinges, mailbox lock was loose, sink was dripping constantly, but they didnt seem like a big deal. The roach/but issue hasnt impacted us greatly yet, but my roommate has claimed to see a few already. Hopefully that wont be a consistent issue. So far, however, I have not had any major issues. ARIUM staff are very short and to the point, which I dont take offense to, theyre just trying to do their job quickly. Im giving 4 stars mostly because of the bundle of maintenance requests weve had to make so quickly... And because they wont allow me to watch College Football by the pool (only NFL... 🤢).As for the Metrowest area... Im in love. Everything you need is super close! The drivers suck though, so watch out.

I love the people the in the office. I just moved in and they made my experience so easy and delightful. I couldn’t ask for a better property management. Ohhh and the maintenance guy Angel is the Bomb.com. He so good at fixing things and making sure you are happy with his service before he leaves. He even notices little things I didn’t notice and fixed it on the spot. So far so good and I can’t complain : )

I moved into this complex in late 2019 and had a pretty decent experience. When it came time to renew my lease, like Corey’s comment below, they wanted to increase my rent by 45% to essentially buy me out of the apartment. The leasing agent, although nice, legitimately said they wanted to do that to so they can turn “the classics into upgraded”. But don’t worry, I can get another unit at today’s prices, which is still insane for the lack of amenities truly implemented / provided.This community does have gates, but haven’t been working and in proper use over the last few MONTHSSSS. Expired tagged cars sit routinely in parking spots and trailers take up quite a number of the regular parking spots. There are boat / larger spots offered for an additional price, but they don’t want to pay for those, so these trailers and oversized trucks take up multiple spots. And quite frankly, if I were them, I don’t think I’d do anything different because the office naturally picks and chooses what rules they want to enforce. There are three recycling bins / dumpsters in the back of the complex which are routinely overfilled and have garbage ALL AROUND THE OUTSIDE, and sits there for a few nights. There are furry little friends that now come around a little bit more frequent :). When I brought this up to two of the leasing agents, they just wrote it down and said “well there’s not much we can do, but okay.”The buildings are run down and not kept up / maintained. Parking is rough. There is literally garbage and trash in the parking lot. Gates don’t work. Besides a few buildings being on a lake, there’s nothing luxurious about this place. I had high hopes for this complex and new management company, but jokes on the residents who have lived here!

1 star until I can get ahold of the office, they dont answer their phones. My apartment has mold in it and a leak that is causing water damage. My significant other is now sick we believe the cause to be from the unit. Our complaints have gone ignored and brushed aside. We are currently waiting to hear back from the doctor as to possible illnesses. Engineering has been to our place to fix the issue but nothing has been done or followed up with me.When I last went to the office, another unit has the same issue and they tested positive for mold. If they keep avoiding my calls, theyll get to answer to a lawyer soon.

At first I was excited because of the amount of space in the townhouses but within 2 months time the prices had skyrocketed.. I understand the market has changed but they had made it impossible for people to afford it. Regardless, we moved in and within weeks new management took over and changed the name.. Its now been over 3 months and not once have they reached out to the community for a welcome or meet and greet or even something nice for the tenants.. Every apartment complex I have lived before always did events for the kids or special occasions such as holidays. This management company is quick to send dozens of emails on rules and regulations but it seems t hey are more concern on filling up all apartments as quickly as possibly with whoever at high prices. The gates are always breaking down, the waterbugs are a problem, dog feces everywhere and the attitudes of the office personnel are not a welcoming one to current tenants but if you are a new tenant they love you.. The only good thing is the location and the views but I cant wait for my lease to be over so I can buy a home and save on this rent money.. Expect your sewer charges and water bills to be high and they include it in the rent so you have to pay it together so when rent is due SURPRISE you dont know what your monthly payment is going to be.. Be aware of the sewer charges and it should be investigated.

An update from a previous 1-star review.. this revision from 1star to three stars so far seems well deserved. Charles, the new property manager seems to be improving property in leaps and bounds. Gates are now working as well as major improvements to landscaping and conversions to smarthome units have been implemented and begun. Provided bbq’s still are with out propanebut overall charles is trying to make this property stand out from other in the Pegasus residential portfolio in the mist positive of ways. Lets just hope this will not include and 40% increase in rent as other residents have mentioned in previous reviews-kudos to Charles! The units while leasing at the rental rates of the Residents at Metrowest which are nicer and include better amenities, are well worth considering at charles is doing what is possible to justify the current rental rates. Right now an accurate estamate of total costs including rent,trash,sewer,water,electric and internet is about $1850 per month..if this cost increases majorly at lease renewal or improvement that are started are not followed through with this review will be updated and revised again,lets hope the next revision is 5-stars thiugh. The process was easier than expected. Stephanie did a great job of handling our rental with care and great accommodation. Still waiting for the promised concessions and honestly, I took my kids to the pool closer to our place and it was dirty. Not very appealing but the view over here is tremendous.

There is no protection! Stealing bicycles. Through the main gate are not residents and they swim in the pool. There is no Seating area, no benches and tables, the guest area is not opened. The gym toilet is closed in the evening! The grill doesnt work. The tennis court is in a terrible state!!! Check-in for guests is more convenient than for residents, every time you come home you have to drive to the curb to open the gate! The pool is closed for the evening! The back pool is dirty and the toilet doesnt work. never! The pier is not safe, there are no garbage cans and lighting in the evenings. Many nearby apartments provide better service for less money!

This complex is super professional, well kept, friendly, and reliable. The maintenance men are very helpful & prompt, especially Mr. Rodrigo! Everyone in the leasing office is welcoming & kind, and I greatly appreciate their flexibility. The amenities are always clean, as well as the overall property. I wanted to share my experience that started by placing a simple maintenance check for my AC unit . Well one person came after calling the office directly Robert or Roberto told me he had fix the issue and told me He took care of it. Well it was the hottest night ever the AC unit blow all night long inside the house was 90 and outside was 75. I did my part of believing as a resident the maintenance team .The next day after sending an email to Carrol management they send Rodrigo . Rodrigo took charge easy found the real problem the outside unit compressor was done. Rodrigo put a portable Unit in my room where my 3 year old son and my wife sleep making sure we were ok for the next days until the new compressor arrived. Today Rodrigo open the inside unit made sure everything was clean and working and finally the house is AC cold . Thank you Rodrigo and thanks to whoever. Brought you to this community because no everyone takes the time to fix a real issue no just patch and pray mentality and spending more time making excuses and conversations leading to me the resident making mistakes using the unit. 5 stars to Rodrigo and I hope Pegasus pays attention to the residents complains regarding low level maintenance service.

New management company bought the complex out in April and part of their mortgage agreement, unbeknown to current residents, was that they HAD to update all classic units (those without the newer visual “upgrades”) in order to justify the millions they spent to buy the complex. So the new company’s solution to make this happen is to price gouge all current residents at renewal time thus forcing them no option but to find a new place to live so they can get their money’s worth on a 20 year old property they paid too much for….in Metro West nonetheless.Our new offer was a literal 45% increase in our current rent and the best solution offered was to move us to a different, smaller unit at the current new tenant lease price (which was still 30% higher than our current rent) and they would waive the “transfer fee.” Why would I need to pay a transfer fee in the first place if you’re just treating us like new tenants anyway?We’ve lived here for 3 years with absolutely no issues and are now being forced to move because of corporate greed and incompetence.This is a 20 year old property with major infrastructure issues and roach infestations in every building (don’t take my word for it…peep the other reviews here.) They want to charge you downtown high-rise prices to live in Metro West on the basis that they added stainless steel appliances and painted it gray. Keep that in mind when wanting to rent from these greed mongers. All they see you as is dollar signs.“Doesn’t matter what color you paint rust, it’s still rust.”- Dane Cook

My two roommates and I had moved to ARIUM Metrowest back in June of 2020. Our leasing agent Jovanna is very helpful, kind, and our personal favorite from the day we toured our unit. All of the staff are very welcoming and always willing to help and listen to any issues we may have. We did have some issues upon our move-in date with our unit, however, the maintenance team always does a great job on getting out to our building within a timely manner. Other than that there’s nothing bad I could really say about ARIUM, it’s a good place to live... especially for first time renters!

Just moved here in February and have some things to say. As soon as we moved in, there were issues in plumbing as well as in these so called renovations. I swear every week something breaks down in the main bedroom. First, the closet door completely fell the first week we moved in. Then, water in the bathtub was leaking, the doorknob of the main room broke down and we found a hair pin holding it together 🤣. In the second bathroom, water doesn’t go down fast enough in the sink and bathtub and just stays there. The pros is definitely the area and that it’s pet friendly. The cons include all of the above mentioned and cockroaches of all sizes appearing at night. The new team needs to address all these maintenance issues

Nice staff, nice appearance,The walls and floors are very thin. The tenants in the apartment above sound as if they are stomping all night long. Tenants now are blasting their music in the parking lot all hours of the night.The water pressure is so low, the dishwasher does a poor job cleaning the dishes. When the tenants above flush their toilet, it makes a horrible sound inside my apartment and scares my dog.

Everything was relatively alright. Pretty standard as far as renting is considered. BEWARE OF MOVE-OUT. When you provide notice that you intend to move do not tell them when you are physically leaving your apartment, tell them the date your lease ends. That is when they will calculate your 60 day notice and if you tell them youre moving out in 30 but will still pay the full lease they will charge you a full months rent for Insufficient Notice.

Leasing office lady was completely rude and when i asked for her name she refused to give me her name. How rude and disrespectful I was treated while visiting my friends in this community made me feel unwanted. She had her hair tied and was not accommodating. She also accused me of being under the influence which was so unprofessional and disgusting. I felt belittled and will never come here again.

I have lived at the Arium MetroWest since July 2020, for most issues they have been pretty responsive in fixing things in the apartment.However for the last 30 days I have had a leaking bedroom window that they have reported over a dozen time to the community and they have sent no one to fix it. Everytime it rains, water starts to pour into the bedroom.The Management team here makes it seem like they care about their residents, but they really do not. I put in request to have the window repaired and they just close my request saying the issue has been resolved.It has not been resolved. FIX THIS LEAKY WINDOW. IT HAS CAUSED THE WALL TO CRACK. MOLD IS STARTING TO GROW. THIS IS GROSS!-Unhappy resident

Started out a little rocky when I was trying to move in however living here for about 2.5 months Ive enjoyed my time this far. Ive called maintenance a few times and theyre fairly quick to come. Like a day or 2 max. Super quiet at least on my side of the complex. The only thing that might be an issue for some is that guest parking isnt super close to the apartments if you frequent guests but overall Im happy living here

Our experience here has not been 100% pleasant. Me and my mom moved in a little over a month ago, thinking we were moving into a beautiful community, and it is a very nice community don’t get me wrong. But shortly upon moving in, we noticed some extra visitors as well... roaches! Now we absolutely do NOT condone roaches. We have reached out to the office several times about this matter, and very little is being done about the situation. And then we have the same pest control guy from MASSEY come to our home every week with such a negative attitude, and he doesn’t even spray thoroughly around the house. He just sprays quickly in one place, and rushes to leave. We are truly not impressed with management. So unless you want to live with roaches, and deal with management that doesn’t care about your living conditions, LOOK SOMEWHERE ELSE!

The front office staffs are incompetent and unprofessional right after you sign your lease. It’s gotten to the point I had to speak to the property manager. I have been calling for them to fix our AC for days now! Imagine living in freaking Florida It’s over 90 degrees out and your AC suddenly stops working out of the blue. Days go by and still no maintenance man. It’s a hotbox it feels like the Sahara desert in my apartment and they’re not doing anything about it. Coming from a Floridian born and raised this should be the last thing anyone living here should have to worry about. It’s already bad enough there’s a nasty pest problemOverall, I’m currently still waiting for the problem to be fixed and I had no choice but to spend hundreds of dollars on fans for my family. Thanks a lot!

DO NOT MOVE TO ARIUM METROWEST! We have only been living here in a unrenovated unit for a few months now. We pay around $1300 just to live with ROACHES in BLDG 11 Apt 11103. The proof is provided! We are tired of killing roaches, when this shouldnt be an issue we have to deal with AT ALL. The WHOLE apartment and building is infested with roaches and we are tired of putting up with it. And it has been infested way before we moved in. We have been going back and forth with management for months about the roach issue since moving in, and the issue has not been resolved yet! We definitely have not been satisfied living here. So I wanted to share this for all future residents considering moving into this roach nest. Do NOT let the front of the property, leasing office, and amenities deceive you.

First of all I love the property and the professionalism . this is the perfect place to get respiratory issues. when you walk around the o property we have poop from dogs, cats, raccoons is a real amazing zoo. All I can say is been a great experience living at Arium Metrowest after this complex I am planing to move to Somalia somewhere just as warm and professional. thanks lady at the office for doing nothing as always :) . Still a resident, and I must say the quality has gone down since Ive lived here, which seemed amazing in the beginning. Maintenance workers have screamed at my daughter without cause, the 24 hour on-site security is NON-EXISTENT, pool is no longer locked after hours and people party loudly into the night on Sunday nights, the 10mph speed limit is NEVER adhered to making it dangerous and deadly for residents, children, and pets. I pay $1,250 a month to live in a 1 bedroom townhouse and it is 100% NOT WORTH IT. The entire complex has recently been resealed and parking lines repainted, but no improvement to the actual living or safety standards of the neighborhood. I cant wait to leave this facade of good, safe living. If you have children, pets, or want a peaceful place to live then consider another place.

I never take the time to write reviews but now that I have the chance I will. Arium is the worst apartment complex I have ever had the displeasure of living in. When I first moved in there was a great management company and then Carroll management took over. Horrible staff that enjoyed threatening residents. RUDE and nasty! They have no problem lying. Horrible conditions in the halls and vehicles that were abondoned in the parking lot. The lot was so full you had to park buildings away in the evening because cars they refused to have towed were rotting outside your building. Disgusting bugs and trash all over the place. They do not care about residents. Save yourselves and do not live there! Moving out was the best day ever!

Front desk never answers phone not even during Covid-19 pandemic, I’ve asked to get a new A/C filter and never got it, the stove is not fixed even after I placed a worked order over a month ago, l need a replacement mail key and the only solution they gave me was to customize a $10 payment via online and the online portal doesn’t give me a key replacement option... I live here. My husband and I moved in four years ago, office personnel and maintenance were very attentive back then, things were done ASAP, since this new crew took over everything is awful, landscaping there is none, no poop bags anymore, walk around the trail and stinks poop everywhere, a car is been parked by one of the mailboxes house for months, has anybody noticed ? NO., of course if you are coming from out state they would do anything to get you, 90 % out states tenants makes the complex, you see plates from all over US very few are local, today I found 8 police car inside the complex when I came from work, I dont feel safe, my mothers wheelchair got stolen from outside of my apartment, the GATE it complex is a joke, dont get fool by it, all you have to do is wait for a car to either go in or out.

Yameli was amazing with our quick rental process ❤️ we were coming out of a bad area where we were not happy and yameli made sure that my boyfriend and i were gonna be extremely happy and be able to call Arium at MetroWest our actual HOME ! everything we could’ve needed all in one place . was a little out of budget but it is worth every penny . highly recommend and ask for her as well ❤️

You would think an expensive place would be nice and clean. Let me save you sometime. LOOK ELSEWHERE. Valet trash barely gets picked up so be ready for some raccoons when youre trying to get in your apartment and they poop all over the hallways. Also huge cockroaches everywhere. A little icing on the cake; office staff are so rude and unprofessional.

I just love here! Very nice place to live, the location is fantastic. Our unit its recently renovated we are actually the first family to enjoy this new renovation. I have had a couple of complaints. Little details. They dont get them solved as fast as I would like them to. Apart from that no problem.

Wow! I REALLY wish I read the reviews before moving in. But I completely agree with the reviews of the other residents. This place is an absolute JOKE! They just removed the benches from the playground area without notice! It use to be a basketball court and now it’s a super low scale dog park I guess 🤷🏽‍♀️. Pool furniture is disgusting, common areas around the facility is always locked (thought the use was included in this expensive rent.) Let’s go back, sorry the office staff and management have No concept of customer service which is the most disappointing factor, especially being all women. It’s sad! However must be great to get paid and not give a hoot about your residents. Especially ones who ALWAYS pay rent on time. Omg let’s spend some time on the private security... they HAVE to be meta-humans because I NEVER see them. It’s definitely a problem with people speeding all times a day, but guess if we had security then someone should see it and rectify it but you know those meta-humans! I’m trying to make myself laugh because I can’t believe this place gets almost $1500 a month from me! Oh and I’ve had to complain twice about my trash still being there on a weekday and I pay $40 for valet trash 5 days a week. Terrible place to live with the worst office staff and management. The manager is ignorant and does not care about residents. NO security and there has been a lot of car burglaries and apartment brake ins. on top of that over priced. Ive lived here for 6 months and cant wait to move out of here already

I live here, and a JOKE! yesterday my son came back from his school. The team did not let them drop by the office to go home by the pool. THIS IS A JOKE! we paid absurdity for the attendants of the golf cart to scream and stare evil-faced to my son. until then! But now, do not let the kids go through the OFFICE ?? BEWARE!!!!! This place is a scam! We gave Thousands to this place over two years. I was charged a deposit that was never given back after moving out, I said thats ok though and was assured everything would be taken care of as far as cleaning fees, damages and so on. Having been through false promises in the past we decided to just fix all holes, damages ourselves. BOOM 6 months later i get a collection notice for $130. Just dont do it to yourself by moving to this place. Just read the other comments after i deleted what i was going to write but seeing that other people have experienced the same collection notice i think ill just leave this here. Oh yeah and that joke that answers the phone should be fired for the sole reason she has the most condescending voice i believe i have ever heard treating me as if she is the victim. This place doesnt resolve issues they create them.

I lived here for a year. Living here is fine if you can figure everything else out on your own. The leasing office NEVER EVER answers the phone, call every 10 mins of the day and they still won’t answer even one phone call. The staff at the leasing office is just unprofessional. So if you can live here without any questions or needs, this is a okay place. But most people need something at some point, so I wouldn’t recommend it. For this price, you can receive better resident service.

When I first visited property EVERYONE was amazing it then got closer to move in time and things started going downhill the communication stopped until day before was move in day and for someone who being first apartment needed a bit more guidance from staff rather than assuming we are supposed to know. The workers tell u whatever u wanna hear the best one is if u have any issues contact us but never answer the phone ... then when they do answer they act as if u are bothering them again tell u someone will call u back then don’t so you are left wondering. Since moved In I LOVE me property maintenance guys are fast as ever which is appreciated but the attitude u get from calling office is horrible. I pay my dues as anyone else and don’t feel should get treated that way and then my daughter went in and asked question about grills that are advertised that we can use and she was given an response that was very sarcastic and rude, mind u she is a child and don’t deserve be treated any kind way either. I am so upset I chose to move in to this apartment I just hope things begin to get better. So for now they get 2-3 stars 🤷🏽‍♀️ Arium tighten up y’all property is too nice to have ppl so nasty working for you. I’m sure u don’t care but god don’t lie ugly and u should treat others how u wanna be treated period.

Ive been living here since August of 2015 and have decided I will be moving elsewhere. Dont get me wrong, this place isnt all that bad. But over time, the little things start to get to me. The nice and spacious apartments have no sound insulation. I can hear conversations in my bedroom of a couple talking through the wall and theyre not even screaming or anything. I can hear a dog next door barking through the wall. Someone always comes in upstairs at 2am wearing high heels that I can hear the entire length of the apartment. The worst thing sound-wise is the thundering clap of doors as they shut. It literally shakes the building and I can hear it whether its next door or above and below me. If you can deal with all that and not get tired of it, then go ahead - this place will do you just fine. Its also just been renamed to Arium at Metrowest from La Palazza, maybe theyll keep the gates working all the time.

They have had issues with our rent 4x since they took over. The staff is rude and doesnt listen. Once our lease is up we are leaving. It is such a shame b/c we actually love our apartment but they ruined it for us.

Please do not move here!. My son lived here for a year and 1/2. At first we thought this would be a good place, and it was for a short time. It soon became the worst experience. The onsite management is the worst Ive ever experienced in any business, with the exception of Dynell. And if you escalate issues or problems to Carroll management expect to get nowhere with people of no caliber or help. You will sign a contract with all cost disclosed but they can change your cost at any time as they see fit. You cant expect to budget a specific amount for rent. Water was changed from $30/mo to over $50 for a 1 bedroom 1 bath. That is nonsense. Mold grows on vents and management tried to dismiss as dirt. We used allergy filters instead of the filters provided by management. When they cleaned the vents the 1st time they painted the vents and splattered paint on furniture and countertops. They didnt take care to cover anything when repainting. All apt communities have issues, but a lot less than what you will expect at Arium Metrowest.

I’m not sure how anyone has ever rated this place more than one star. Everyone was super helpful up until my move in date. After I moved in, the leasing office and maintenance were basically MIA after that day. Don’t even bother submitting a maintenance request as it will take 3-4 times submitting it again and again before they even “fix” the problem, if they ever do. I’ve held off over 7 months now on writing a review but it’s time. There are spiders and different kinds of bugs all over our apartment, maintance is a joke, the leasing office is a joke, packages are stolen from your doorstep, pools are dirty, the “dog park” is a tennis court with broken fences, the grounds are dirty and littered, there is pot smell everywhere, not a single person here is professional, the gates hardly work, the pools close in the rain without lightning, and there’s no accountability in the staff. I tried to be fair and give this place a solid chance, but do yourself a favor and find somewhere else to live.

Whats up with all the negative? Is it really that bad? You might ask this as a prospective tenant, you might agree or disagree as a current tenant, but I encourage you to read all the reviews and hope the property is even more genuine then they sound in their responses to the feedback. In my experience over the past couple of years as a visitor, it is actually no surprise to see all of the negative commentary for this particular property as opposed to say, their Oviedo location. Upon taking the time to read the many criticisms this afternoon in order to feel like I was not being unreasonable, agreeing with the critics feels like the right thing to do as a piece of my input. Granted, these are first-world problems but nonetheless, when you spend the majority of your life working hard to make ends meet, it is a special joy to be able to share your experience and welcome your friends, family, etc, to the place you call home. It is true, my partner has dealt with the majority of the aforementioned: the increases (i get it), the sketchy pricing issues, the noise pollution (speeding cars, loud music, domestic altercations), and the professionally primitive office staff (ignorant people are everywhere), but unfortunately, my partner is still considering this as the most viable option for the time being. What can be done? I would like to see guarantees, but will settle for suggestions on how to go about helping my loved one find a more respectable standard of living for the nearly 1300 paid monthly. This is the going rate for a one bedroom with old and outdated appliances. No stainless steel appliances and old counter tops (not black)... Therein lays a part of my personal experience here at ARIUM METROWEST. A pretty attractive location with old stuff you would find in other, less desirable parts of town. According to staff, the features I mention, which are boldly advertised on the website, are NOT FOR ALL tenants and the old appliances have to be malfunctioning to be replaced. NO exceptions for tenants of good status or tenure. What does this say about the ARIUM brand as it relates to image and/or value for their clients? So feel free to make your pitch, because the office personnel insist there is not much they can do. Thank you for taking the time to read this post. And to the property in advance, thank you for your efforts and consideration in dealing with all of the concerned posts accordingly. I fully intend on responsibly updating this community of readers as to how our thoughts have been treated outside of the typical diplomatic public response.

DO NOT MOVE HERE!!! Ever since Carroll Management took over it is a disaster!! Grounds are not kept that clean anymore. Today went in the pool in the back near Turkey lake and then left and came back. When I came back a maintenance person was locking up the gate and said the pool is contaminated and will have to be drained completely and closed for a long time and water is dangerous. I cant believe I just swam in that water an hour earlier. I an appalled. I dont even know what to do. I also am starting to feel very unsafe!! Cars and bottom floor apartments are being broken into and there is no security.
