In all honesty, I agree with all the reviewers about the noise, the neighborhood, fire alarms, theft, lack of cameras, mail issues, and the maintenance issues. I experienced all of this while I lived there. This the reason I left. However, the office staff was great with following up and I cant fault them for doing the best they can with circumstances being their control. I did call the office many times and I was always assisted with the things they could help with. A special thanks to Amy, for going above and beyond to assist during some frustrating situations. She was the one I will always remember and thanks to the rest of the staff that was there in 2020. Camden has other nice communities and I encourage you to look at others. I love the one I transfered to now.

DON’T go there to live! They will scam you and your life is in risk! I’m almost got robbed in my own apartment in Camden Orange and my car got crashed in the parking lot! Of course they not taking any responsibility for anything! After that when I wanted to leave they charged me for thousands of dollars for nothing! Just go somewhere else

If you’re considering moving here, do yourself the biggest favor and don’t. Honestly I’m sure I’d get a better nights sleep living on the streets than I do here at “my home”. Definitely not living excellent here!! Pretty sure the loudest people in the world live above me and yet here we are 7 months into our lease and STILL nothing resolved with the neighbors after many, many attempts. We get woken up at minimum 3-4 times a week during the night, and my dog is terrified of the noise they produce daily. Also - forget relaxing or taking a nap. I have zero energy remaining to continue to video and call the non-emergency police line. There are plenty of well rounded places to live, and this is not it! There is nothing positive about living here, and not one thing about this place that you cannot find elsewhere. Save your money and your sanity. I’m counting down the days until our lease is over.

I love living in my apartment. The floor plan is spacious, the pool is gorgeous, the staff are 100% top notch, and the neighbors are great too. My newspaper has never been stolen, my car gets locked away in a secure garage, cable/ wifi is included in the rent, the location is superb, and the rental rates are great too. I have only had to put in 3 work orders and all three times the very minor issues were fixed either same day or next day. Everything is clean here and smells nice. Moving forward I will only rent from Camden. I want to buy a house, but I don’t want to give up my life of simplicity, luxury, and amazing swimming pool to be a homeowner.

I will begin this by saying the staff does NOT deserve 2 stars, but they deserve five stars and they are the only reason I’m even giving this place two stars. The office staff couldn’t be more kind and attentive, as well as the maintenance staff. They’re all so sweet, personable, and quick to get things done. With that being said, the apartment complex is the real issue. The fire alarm system is torturously loud and upsets my cats heart issues every time they have an issue with it going off non stop. I have had packages stolen straight from my front door and so have almost all my neighbors. Whoever has sticky fingers must live here because it’s non stop. Cameras should be in the halls. People party around the pool during the summer at night blasting music, people blare their music in their cars outside in the parking garage or the parking lot at all hours of the night. Honestly, just the noisiest place I have ever lived to the point I feel like I’m back in New York City. If you work on call like I do, this is NOT the place to live. You will never sleep.

We did 2 15 month leases at Camden Orange Court and loved it. We moved today because we purchased a home but would have stayed if we would have continued to rent. The manager and office staff are great and super helpful. They have awesome community events through out the year for resident appreciation. Maintenance does a great job keeping the community clean. During the pandemic maintenance was cleaning the floors and door knobs every day. Camden even had a relief fund going for people who lost their jobs during the pandemic. I would live in any Camden in a heartbeat. It’s obvious the company puts a lot of time and effort into training their employees, their hospitality speaks for it! I know there’s a couple reviews complaining about the fire alarms but you should know it was actually a ridiculous person pulling the alarm, not a faulty alarm system. Thanks Camden for the great memories!

The management has always been welcoming and professional. It truly is a home. I have lived all over the country and finally feel like I am home. As a teacher, with all that is going on in school and outside, to be able to come home everynight and not have to worry about anything makes me feel safe and secure. I love the staff here, especially the maintenance staff. The apartments themselves are updated and high end and the location is great as well. The community and neighborhood are pretty safe and friendly, though there have been quite a few mail thefts from within the apartment gates with zero accountability, so I recommend purchasing a Ring unit for your door. Delivery drivers seem to be particularly stumped by the complex so you will most likely always need to meet them which is not a big deal.The primary reason for the three stars is due to the frequent false fire alarms in the middle of the night and the fact that Im an adult and its like living on a college campus. On weekends expect the pool area to be like UCF Spirit Week at the fountain in front of Millican Hall until 3am, complete with a soundtrack that echoes off the building walls. Expect loud banging on your apartment walls late and hearing shouting, running, and laughing by your bedroom headboard in the middle of the night. You can anticipate having neighbors who arent yet versed in cleaning up their own messes or taking care of their own pets so you have to clean up their kitty litter mess they left in front of your door from time to time as well as the stairway that reeks of dog urine. If its near a holiday with fireworks, expect someone to launch heavy duty fireworks off the top of the parking garage the day of and several days prior so I would make sure not to park there or move your dog to an apartment near the garage.A college-aged me would have loved this, but older me wishes I bought a condo by the lake instead of living at College Station Apartments 2.0.

Worst apartment community I have ever lived in my entire life. From the noise, to the random fire alarms, to not listening or adequately responding to resident concerns, Camden fails in all ways. When they take you on the tour - they sell you something completely different. Don’t believe them. Save your money and rent elsewhere. Can’t wait for my lease to be up.

If I could give Camden Orange Court additional stars, I would. Heather and the other members of the leasing office provide exceptional service, as do the members of the maintenance team. I had very few problems in the over two years I have lived here, but they were always quick to address them. It’s a fantastic location, and the amenities are great. I recommend this complex to anyone looking to live downtown.

Camden Orange Court was a wonderful experience for us! They are very pet friendly and even have a dog park on the property. The customer service is INCREDIBLE and you will become friends with the staff on your first visit. They also have a very nice, recently renovated pool area and tons of fun social events. Walking distance to all the fun events and bars downtown. Highly recommended!

Absolutely loved it here. I signed multiple leases and enjoyed living there. It’s in a great location with easy access to the highway with an Amazing staff that is always friendly and happy to see. The maintenance team is quick to fix any issues and keeps the amenities Working properly. I would recommend Camden in a heartbeat to someone looking for a place to live.

Camden Orange Court is easily one of the best places I have lived in Orlando. It has a helpful and courteous staff including the maintenance workers. Its super convenient living close to downtown. I am able to walk anywhere downtown with ease. The community is maintained and almost always clean.

Update: I am updating my review to more accurately reflect my overall experience with the community. I had previously left a 1-star review due to my recent experience after a series of negative events, but after discussing my experience and review with the office, I agreed to update my review since it was not fair to base my review just on my recent experience.Overall, my experience has been mostly positive. There are certainly some negatives, e.g., fire alarms being set off and packages being stolen, but overall it is a relatively good place to live.

Camden Orange Court has proven to be a nightmare community to live at due to a faulty fire alarm system and a lack of urgency to fix issues around the community. As others have said, the fire alarms go off CONSISTENTLY to the point where it has affected the health and jobs of many residents. And now, my dogs have developed anxiety and freak out at any loud noises they hear within the community. Find somewhere else to live if you have pets or until you can confirm they have fixed the fire alarm issue.9/30 Update:Fire alarms still going off as they normally do quarterly. This time at 11:45pm and 6am, in the same night. It also went off the Friday before at 9am for a short time. Too many nights of sleep lost for no reason. Just stay away from this nightmare of a community where the priorities are painting, making you/your pets feel less safe, and taking away parking (calling it “reserved” then charging $100/month for it). Over it.

Love the location and specially the staff at orange court aparments. They were the main reason for renewing our lease. Always nice and courteous and always responded to our requests within the same day and sometimes within the hour. This is our second location for Camden and we always had a great experience. Would highly recommend it.

Issues with fire alarms going off for months has not been resolved. The entire apartment building woken up in the middle of the night for multiple nights in a row shouldn’t happen anywhere let alone somewhere charging this much for rent. Do not live here!!!EDIT: months later and the fire alarm issue still persists. More fire alarms going off than I can count in my time living here without one fire. If residents can’t sleep through the night then what are they even paying rent for?

The fire alarms have always been an issue at Camden, however after being woken up at 2am the last 2 nights I’m beyond frustrated and annoyed.Staff are wonderful, but I will be moving out to a building that doesn’t consistently give me a heart attack. Don’t move here until these issues have been fixed.

Lease is ending and you make it clear youre moving - but because both tenants cant sign the 60 days notice at the same time it doesnt count and the lease automatically extended a month. Does this sound legit to you? Great way to scam two young girls out of an extra $1500. Weve been paying on an empty apartment for 3 months because were honoring the terms of the lease, then when it comes time to end it, they screw us out of an extra month. Im sure the employees are simply enforcing some purposely rigid and unreasonable policies designed to increase shareholder value.

Camden is hands down the best apartments Ive ever lived in. I had my first 15-month lease here and moved out only to come back less than a year later for another. With less than a 15-minute walk to the heart of downtown and a 15-minute drive to Universal Studios you’re guaranteed to have one of the best locations possible. My dog and I loved to roam around enjoying the community and surrounding neighborhood. The icing on the cake is how excellent their customer service is, it didnt take long before I considered them to be my Camden family!

Lived here from Fall 2011 to Winter 2014 and it was a great experience. Mara at the main office was extremely helpful in getting everything ready for us and the staff was helpful and polite throughout the 3 years I lived there. Its about a mile walk from most places in the downtown area and very convenient with exits and entrances onto I-4 just off Orange Ave. Parking was never an issue except for guests on busy weekend nights. Maintenance staff were usually very prompt and courteous. The pool area is a busy hangout spot on weekend mornings during the summer, so be ready for music at 10am. Fire alarms went off late at night during my first year, but management got the problem quickly sorted out and it wasnt an issue for the last 2 years. The train passes by regularly and you will feel a subtle vibration in the building, but it was never annoying. I had many packages delivered throughout my lease and it was always a quick process retrieving them from the office if they were not brought to the door. I can count the number of insects I encountered over the 3 years on my two hands, it was a rare occurrence and usually flew in through the door. 4th floor does not have a roof on the balcony which was a bit frustrating as furniture was hard to keep dry. All in all, it was a great complex and I recommend to anyone looking for a convenient spot close to downtown!

Nice enough building. Fire alarms are constant problem, corporate refuses to do anything while they keep jacking up your rates. Seriously do not rent an apartment here, they lure you in with these promises. But then you have to literally deal with corporate refusing to take any measures. Absolute shame on them. Amenities are also always having problems. Elevators are constantly out (which is ridiculous), dog park lights are never on at night, issues are never resolved. Cant wait to move away from this place.Edit: Thank you for your bs corporate answer.

EDIT 7/3/19: I have adjusted my rating due to them taking the time to fix the alarms. And because the staff is seriously awesome As well as the maintenance staff. Without them, this place would not be what it is. They are so friendly and take the time to truly care about each resident. Whenever I need something fixed, it’s taken care of usually within a matter of hours. I really do love living here. The fire alarms going off were awful but it seems like the issue has been taken care of :) especially love how dog friendly they are here. It will be perfect when they put a covering over the dog park because during the hours of 1-4 pm it is waaaaay too hot with the sun beaming directly on it. Once that is in place, I would love to give 5 stars ⭐️I just moved here two weeks ago and the staff and the maintenance are seriously top notch. That’s why I give them 2 stars. But the fire alarms going off because of their faulty system for the past two nights at 2 am is unacceptable. I have a very hyper active dog who has been scared half to death from these false alarms. The alarm is DEAFENING to me so I can’t imagine how this must feel to my poor puppy. Camden needs to install security cameras as well as replace their faulty alarm system. We pay waaaay too much for this to be an issue. Once I see action being taken, I will adjust my rating.

We have mixed feelings about our experience with Camden. The staff in the office were very helpful when we had a question while we lived there and the maintenance staff were very quick to fix a problem if we had one. The apartment that we had was nice and spacious enough for the two of us. It was clean upon move in and overall the complex had nice amenities.We did feel as though we were lead astray with our apartment location. We were on the 4th floor, which was fine, but our apartment was also the farthest from the parking garage. When we toured the apartment we basically went on a maze of the complex and didnt realize how far we were from the garage. Had we known we probably wouldnt have leased the apartment. We would have appreciated a full disclosure of the distance. They have cable/internet set up through Spectrum which was a huge pain for us. We got kicked out of our cable at least once a month for unknown service issues and had to sit on the phone with Spectrum trying to navigate the account. I would consider giving your tenants an option here in the future because we did not enjoy having to use them. Our biggest issue was upon move out, we moved out 1.5 months early and were still planning to pay through our lease even though we turned in our keys, giving Camden the chance to turn the apartment and double their profit for a month and a half and they STILL charged us $600 to replace the carpet. We inquired about the fee and were sent pictures of dog hair on the carpet and were told this and normal wear of walking on the carpet were the cause.. we brought a rug with us to our new place and easily swept up the hair. We just felt that this should be covered by our pet fee but were told that your pet fee/deposit doesnt actually cover anything pet related and is merely just a fee for having an animal in addition to the monthly rent. After talking with past tenants and reading some reviews we have found that Camden regularly charges $500+ for necessary carpet replacement so just try not to walk on your carpet too much if you dont have an extra $600 upon move out.

The fire alarm system here goes off sporadically, is deafening especially to pets, and usually runs for half an hour or more until it is shut off. Note there has never actually been a fire, they just refuse to fix their system over the course of the year that I have lived here.

I am normally very critical of apartment complexes, but I cant say enough good things about Camden Orange Court. The people in the front office are great. They understand that moving is difficult and the stress that comes along with it.The public areas and my unit looked exactly like the pictures. I am normally a quick mover and my job sometimes takes me to new places. So with that said, sometimes I am not able to travel and view the apartment before I move in. Normally, this spells disaster but Camden was great about making sure there was nothing hidden when I moved in.They went above and beyond to make sure I was comfortable during the entire process.I havent had any issues. And the location is key. Im a ten minute walk from work and from the best non-tourist scenes in the Orlando area. Obviously we are downtown so be cognizant of the any area on the wrong side of I-4, but the area around Camden has been fine.If I was moving to the area again, I would choose Camden Orange in a heartbeat.

Camden Orange Court has been my home since February 2014 and I honestly could not be a more satisfied resident. This community is set in the perfect location in Orlando making it easy to explore all that the city has to offer including eclectic cuisine, unlimited happy hour specials and fun outdoor activities. After having such a horrendous experience in my last apartment community, I had very high standards and Camden undoubtedly surpassed them.One of the most convincing factors in my decision process was Heather, our sweet & very professional leasing consultant. She was timely, efficient and very patient...all qualities which made the leasing process quick an easy I must say.Now having lived here for over a year, I can definitely testify that the entire staff is very accommodating and provides service that is above and beyond what you would normally expect at any apartment community.Some of the aspects I appreciate the most about Camden Orange Court are the fact that the maintenance crew is always on top of fixing everyday wear and tear keeping the premises neat and tidy, how welcoming and accepting they are of pets and the importance that the staff maintains in keeping our community safe, above all else.I dont see myself moving out of a community with such immense perks and where youre not just another unit number per say, but youre actually remembered and greeted by name; that to me is a sense of community that cant be replicated anywhere that isnt Camden owned.

The staff has been extremely friendly to me, my fiance, and othe residents and guests Ive seen them interact with. They are very involved and remember who you are. I have been most pleased with their transparency and openness to discuss issues with the complex as well as their effort to improve those issues. The location is great, a 10-20 minute walk to the lake and center of downtown. The apartments are not as luxurious and flashy as other complexes downtown but they are clean, upgraded, and good quality. Some residents are young and careless but nothing that cant be overlooked and the doggie area isnt ventilated well so that could use some work. Overall this is a great place to live downtown and get a homelike feel for a fair price.

The fire alarm system is a joke. Since living here (almost 3 years), weve had over twenty false alarms, many of which go off at 2 am. Its hard to believe that you can be charged rent at a place with this many issues with the fire alarms.

Youre given a quote for a rental price based on a 15 month lease. While this is nice for some people, we did not want to be locked in, so we had to pay about $50 more per month for a standard 12 month lease. When we set up the automatic payment, one of the account numbers was wrong and we were charged a $180 fee on day one of move-in. We were told there was nothing they could do about it. I was surprised at how unwilling the property manager was to ever help to solve a problem. My truck had its tires slashed while parked in the parking garage, it took two days of calling the office to ask them to check the security footage for the manager to finally respond and tell me that my truck wasnt within the visibility of the camera.The community is generally clean and maintenance is responsive when you need something. Sound is a major issue, the apartments have thin walls on the interior and the train is right next to the complex. Also, dont plan on moving any big furniture in to your unit. The corridors are as narrow as code permits, we had to take the front door off the hinges to fit a couch in our apt, and it was still very difficult to do so.Upon move out, we were given an inspection to determine if we would be charged an extra fee to clean the carpet. There was a candle wax stain that was 6 inches in diameter as well as presumably normal wear and tear around the living area. After the inspection, we were told that we would probably get an extra charge on top of the $60 cleaning fee charged upon move out. Upon move out, we were charged $762 to replace the carpet for the entire unit.We didnt renew the lease largely in part due to the fact that our unit was receiving a 16% rental price increase if we wanted to sign for a 12mo lease. Industry standard is 3-5% increase / year

Rat infestation is out of control. 5 year resident gave up and is moving out. My daughter cant sleep at night because of all the rat noise. Management cant seem to resolve the issue despite repeated complaints.
