We just renewed our lease here. The pros: Maintenance usually has a 24hr turnaround time. The office is awesome at responding to emails and answering questions, the application process was smooth and easy even with covid going, 24hr gym with free weights, separate rooms for cardio and weights, full size washer and dryer, ceiling fans in every room, large patio, 2 gas and 2 charcoal grills at the main pool, a back sidewalk to Hunters creek elementary and its safe. Nice scenery also, theres 🐰 and 🦌! Cons: Theres never any parking after 5, never. This complex is at capacity. The playground was replaced with a πŸ• park πŸ™„. The pool is always packed and loud. Half the people out here dont pick up after their dogs or dont leash them. Half the people complaining are elderly, the rest are Karens. I work from home and its super peaceful. The only thing I ask is to chill with the biweekly lawn maintenance at 8am πŸ™„. I cant wait to buy a house but theres no place Id rather be while we wait.

I moved in a month ago and despite negative reviews I have read, I have had a very pleasant experience here. I havent lived in an apartment complex in over 25 years and was worried about noise, etc but there are none. I love my apartment, it is gorgeous and so quiet! I issued a maintenance request online and the very next day there was someone out to repair/replace my issues. Yes, there may be a little traffic, but thats to be expected considering the location, which happens to be the main reason I wanted to move here. It is very convenient to my office and thankfully I am no longer driving I-4 on a daily basis!I highly recommend this complex and area to anyone needing to relocate to the Orlando area!

I contacted the office by their resident portal and I sent an email to the manager and assistant manager about a poisonous cottonmouth snake 20 feet from the front door. Right where my kids play and people walk their dogs. I sent email with picture of snake and THEY DID NOTHING ABOUT IT. 2 days later my kids are playing soccer in the front when they say daddy the snake! I had to go to front office and the employee had no urgency whatsoever! I called a trapper in front of the employee and she was unwilling to pay for the trapper to come and remove snake. She suggested I remove the snake myself and threatened to call the police because I was upset and talking loud. She kept telling me to calm down and was more concerned with my time then actually picking up the phone. This is not the first incident Ive had with these company. Its supposed to be luxury apartments with very poor service. DO NOT rent here.

Horrible traffic in this area at all times of day. Difficult to exit facility and gates are often broken. I dont recommend the area as much as the complex. Newer niceer places nearby without these issues.

The place mustve been beautiful a few years ago because it is falling apart now.Too many young people sharing apartments and bringing their bad habits, smoking weed outside, leaving paraphernalia, drinking outside and leaving beer cans and bottles all over the place including the little bodies of water around the complex, the vibe of the place is quickly turning into an average ghetto in NY which is where Im from and its pretty sad.

And this community Entices people and steers a man and promises all the amenities that they can give them but I’m going to show you a photo that the grills are absolutely trash back in December of last year the playground is dangerous and cannot be used and they are not fixing anything. They say because of cove it but I can tell you if the swimming pool is open you should be able to cook for your family. No music at the pool either.

Did not enjoy my time living here. We moved here because of the inexpensive price and convenient location in Hunters Creek. There were so many red flags in the beginning, but we ignored them because the complex was beautiful and everyone seemed so nice! However, we quickly learned that living here was a big mistake. Luis lied about the place having recycling, which is such a strange thing to lie about because we are clearly going to find out the truth. He told us that we had to wait a week to fill out the paperwork, then when he did finally connect with us, he contacted us midmorning on a Week day and said we had to complete everything by office closing time or else wed loose the apartment. That should have been a sign the place wasnt for us, but we all scrambled to make it happen during our lunch breaks. Sadly it was just downhill from there. We had countless issues with with alarms going off, failed maintenance requests, and poor interactions with the office staff (mostly Luis). Please know that a few of the ladies in the office were wonderful, particularly Edith.My coworker recently moved in this apartment and she is already having the same issues I experienced and is most likely going to pay to break her lease. I would not recommend this place to anyone.

Parents live here and I used to live here with them (under previous management). They (potentially maintenance as the office was surprised last time I talked to them about it) have a tendency of locking the pool without telling residents during hours it would be open (there’s a key swipe and manual pull lock, the latter is what gets locked). Considering it’s Florida and their amenities are indeed quite nice and part of the rent...it feels like a loss. The front gate breaks frequently defeating the purpose of a gated residence. They have done a lot to improve upon what previous management had established however safety and amenities are often a big draw to a location and for that I knock 2 stars (previous management had incidents of residents cars stolen so I feel safety is a real consideration).

***EDITED TO ADD: Emailed the management company twice: once before their response, once after. Nobody has responded. This is a great indication of what it is like living in this complex.***DO NOT RENT AN APARTMENT HERE.Do not be fooled when they show you an apartment, the upkeep is NONEXISTENT.20+ year old A/C units and they refuse there is anything wrong with them. Every time we file a maintenance request, they say there is nothing wrong or just plain ignore it. The maintenance manager, Ron, takes absolutely no responsibility or initiative and just continues to make excuses as to why they cannot check the unit. My most recent energy bill was over $200 for a ONE BEDROOM APARTMENT. Air conditioner is constantly running, will not maintain a cool temperature, but they insist there is no issue.The icing on the cake was when they came to do our carpets, they left our apartment door WIDE OPEN. Not just unlocked, but literally OPEN, for any animals, bugs, or thieves to just let themselves in. Reported it to the office and management insisted that it was not their issue because it was a third party that did it. Do they know anything about management? They are responsible, they gave them the key, they need to own up. THANK GOODNESS I brought my dog to somebody to watch that day!This apartment complex is a JOKE. Do not be fooled, do not waste your money. I would give this complex zero stars if I could.

No maintenance available. Nobody pay attention to your request. No turn around time for your request at all. We had a problem with electricity for more than a year and never pay attention. Today, we have more than a week without washer machine. The report was done more than three times. Last report, they offer us an email with the solution and nothing happened. TL;DR wouldn’t recommend for multitude of reasons boiling down to management has no urge for follow up. If you rent Apartment 804, check to see if they changed the air handler. It’s 22 years old and will drive your electric bill up. Don’t take the unit until they change that air handler. Make them give you copies of everything. They didn’t give us copies of all the addendums so now we can’t dispute some of their claims. Protect yourself. Take videos and pictures of everything. Also make sure you get new carpet since they want to charge us to replace it.Look at the pictures for the full review. It’s too long to put in here

It’s a nice community relatively quiet. I am giving it 4 stars because it is a great place to live.Cons:The walls are thin you could hear everything anyone is saying. My upstairs neighbors are extremely heavy footed and literally make my ceiling and lighting shake although, I don’t think they do it on purpose and the walls are very thin I could hear my neighbors speak in their normal voice. Parking is bad, depending on the building you live you may not be able to find parking near your building. There are times I come home later after 9pm and I have to park 3-4 buildings away and walk the entire way GOOD THING THIS PLACE IS SAFE. They definitely could have done a better job on creating parking for residents in the original construction in my area specifically. I have noticed further from the office you live the better the parking. So if you rent here get an apartment that’s not next to the office. Additionally, garbage isn’t very resident friendly there isn’t valet which is perfectly fine but, the garbage bins aren’t close to my apartment so I have to drive to the residential exit of the apartment to throw out my garbage. They could have put less garages (which seem unused) and put more parking spaces and maybe put in a garbage bin closer to the office area.PROS:Please bear in mind however, this place is a quiet and safe neighborhood. The amenities available are great and I feel very safe here. The maintenance staff is very friendly and respond rapidly to any repairs. I got a pretty great deal on my rent as well especially when you think about the location and how everything is nearby like the loop great restaurant, within 20 minutes of lake buena vista as well. I was pleasantly surprised for the price I am paying. The apartment is very spacious and pretty nice. The ladies in the office are also very nice and they are always there for residents. Beautiful location to live in. They have cable included so I saved money on that. Did I tell you how friendly the entire staff is? They have always been super nice to me. Although my paragraph for cons is longer I have to say that they don’t way as much as the positives. It’s cost effective, it’s safe and relatively quiet.

The Parkway is great! The staff is friendly. I’ve had very few maintenance issues to report and they were taken care of quickly. They sign for packages at the office. The overall look of the community is very nice and less β€œapartment-like” than most other places in the area. The location is great...very close to The Loop, Publix and Lucky’s Market so you can almost avoid the traffic on John Young Parkway all together. I am very happy here!

I live on a first floor apartment, all conversations from the family living above us are clearly heard, especially in the room thats in the front of our unit. Any time they watch TV there is no resting in our home as it can get very loud. For the cost of monthly rent, the carpets are old and they refuse to replace it unless they have been used for 5 years, 2 years into my carpet and it looks so old and worn out. The vertical blinds are so old that they have become hard and chip easily, and they will charge $5 for every single vertical that would break. A lot of issues with plumbing. Parking lately has become an issue as well. Community amenities only available for adults, No 14, 16, or even 18 years old.... NOT much of a family friendly community, just be aware.

The Absolute best place I ever lived!!! The Customer Service is Outstanding!!! They Welcomed me with ballons, the first day I moved in...in fact thats how they welcome all their new residents, the office staff is incredibly helpful and friendly, Allison is a dynamic Manager! and so is the rest of her crew... Emily, Rosalind, Edith etc. they always have fun events plan! The Valentines Day, Mothers Day, St. Patty day Breakfast was a delightful idea!!! Maintenance is right on time with getting things fix quickly,also a crew of friendly staff, and the lawn is always so beautiful. I also love the fact that the community is Gated! and I am so close to everything... to me The Parkway at Hunters Creek... is absolute Paradise!!! Keep up the good work guys...

Not sure why it has such low anmount off stars. Been living here for a bit now and got no complains. If i had any questions the staff would respond back very fast. And they where always friendly. I only had an issue with the gate key and they fixed it right away. They complex is clean and even after hurricane Irma they dint take to long to clean up all over. I would recommend this place.

The worst complex in Hunters Creek. Do not live near the preserve unless you love frogs and crickets or locusts not sure which one. Be prepared for random charges such as 40 dollar sewer fees and a 10 dollar trash fee (no valet trash). Oh and the gate barely ever works when you type in the code. Good luck to anyone who moves in here! Cant wait for my lease to be up!!!!

Move on....guys, this apartment is too old. They have too many issues with persistent broken equipment and broken gym machines. I only went there few times and stopped because of their incompetence to fix things within a short time. The leasing office will set you up with a good smile to sign a lease. Afterwards, you are on your own. They have hidden charges that will make you curse your stars, they also have one of the most ridiculous apartment rules you can ever think about. They are in the business of always putting out threatening letters.....I cannot even describe here...every little thing...we will charge you, we will evict you etc. Finally, when you decide to move out, they want you to do their job for them. They ask you to replace oven pans, clean oven, fridge, bathroom and suggest you pay them money to clean your apt for you, they ask you to remove carpet stains as if they live with you in the room, fill all holes in the wall,as if they did help you to hang your frames, paint as if they have seen you change the room wall color, clean bathroom to look like the one they have in their office......I wonder how they manage to call themselves a luxury apartment.....luxury under feet! Using the hunters creek area as a pretext to increase rentals and slap you with hidden charges to make life miserable for you. Move on guys is not worth it!!!!!!!

If I could give a response less than one star I would. These people are the spawn of Satan and should not be trusted. In the beginning they will lead you into a false sense of security of apartment luxury but will charge you false charges when you move out. In the initial walk through the carpet was stretched because it wasnt installed correctly and after moving in there were roaches in the sink, the washing machine was filthy, and there was a leaking hole in the kitchen for over 2 months. Plus the maintenance men dont know what the hell theyre doing and should receive a downgrade in their pay. At the end we went through the walk through and everything was good until I received a bill for $195.00 that I will NOT be paying. And dont let them trap you with that free wifi because it is garbage. Im surprised there is not an angry mob of former tenants ready to riot. It is a SCAM!!!!

Management at this location is only considerate when weaseling you into signing in. They are not willing to work with you and show no understanding at all. Come lease renewal, they will contact only one person even though you have many people on the lease; then tell you it is your fault and not willing to get into an agreement with you. at least a penalty fee......NO, and they keep laughing at you in the office

This is the 2nd time we have chosen this community in the past 3 years to live at. Both times we have been extremely satisfied with our apartment and the community. Any time we have had a maintenance problem they were fixed within a few days. Real emergencies were fixed within the day (AC was our only issue). The community is in great shape and we could not be happier. The location is super convenient to 528, 417 and OBT/JYP. Youre far enough from Disney traffic to be able to get around and your a few minutes walk/drive from anything you might need.Every apartment complex has its issues but since we have stayed here we would recommend this location to anyone looking. The folks in the leasing office have been extremely helpful with anything we need. It all comes down to reasonable expectations and reading your lease.

I am completely appalled by my experience at Parkway. My wife and I moved down to Florida from Wisconsin, so we obviously had no idea what to expect as far as apartments and saw this one was 21st best place to live and they had an immediate opening. We THOUGHT we got lucky, since almost everywhere else had at least a 6 month waiting list. Well... there is many reasons that there was vacancies there and if you live there for more than 5 minutes you will understand why. The ONLY good thing about it was that we got in right away... well of course, they are VERY eager to take our money, and your money if you go to them. But as soon as we had even a minor hornet problem, they are as unhelpful as they are eager to take said money. We even paid a special fee on move in so we wouldnt have to pay anything moving out, then I cleaned the apartment. I know what youre thinking, he might not know how to clean to their standards or something like that. Nope, I work for Disney World, specifically at Magic Kingdom doing... yep, you guessed it... CLEANING. So, with all that overkill we were expecting at least a smooth move out experience. Nope, we owe money for it not being clean enough and maintenance concerns that they refused to fix 2 weeks after we moved inIn conclusion, dont live here unless you are EXTREMELY desperate, and even then, get out as soon as you can!

There is a great decline in property safety in the residence! Constant break ins to cars, stolen properties, random hoodlums non resident roaming our private community. Main gates seem to break down too often and not repaired promptly even for week at time allowing thieves to roam freely and commit crimes! No night security or patrol and only one camera on a far end gate! SAFETY IS AN ISSUE HERE!! Speak up or issues will not get addressed! Protect our family and children!******Do not be fooled by the email response from milestone management. They respond to your negative post and show genuine concern on there tenets concerns and issues. You send them an email as indicated and you hear nothing at all from them. No email, no calls! Don’t hold your breath on a contact from Milestone management! So sad they bought over the old management company! This was defiantly a downgrade! Beyond disappointed!

Where do I start? The new management is worse than the old management. Ive been here for 3 years and lets just say Im ready for my lease to be up. The maintenance men ride around on golf carts all day and do absolutely nothing but it still takes about a week for them to follow up on a work order. The ladies that work in the office will always give you the run around once youre a resident. The only one I like is Ellie. If you call to place a work order be sure to check behind them the next to day to see if it was actually put in. Its full of silver bugs no matter what you do and if some is cooking just know your apartment will smell just like theirs which isnt always pleasant πŸ˜’Oh and the gated community isnt so gated. Anyone is allowed in without a key to get in. How? Oh they just sit on the side of the street until someone with a key comes up and they just all fall in line. No one is there to monitor whos coming in and out of the complex. So please dont think you can leave anything unattended while staying here. Not even a bike for your child. Theres no assigned parking which means that if you have to leave your house anytime after 8pm you can forget getting a parking spot anywhere close to your apartment.You have been warned. Find somewhere else to spend your money!!

Terrible experience - gave notice at the end of my lease and seven months after moving out I got a random collections call for $200, even after we completed the walkthrough and I was given an OK to move out with no charges. They claimed there were spots on the carpet, my camera photos told another story. I forwarded the release letter and photos to the credit agency, but it still took months to dispute before they finally dropped the charges. They talk a sweet game at the front desk to get you in, and then maintenance drops the ball daily (often they can be found at their shacks hanging out instead of working) the secondary pool is always filthy and their pest control is a joke. Stay away.

This is/was the worst experience my wife and I have gone through. Granted I didnt do my due diligence till I already signed the lease. Shame on me. Throughout our lease they were slow to get repairs done and would even close out tickets with no work done. When we came to visit they pitched it as a family friendly locale, yet when we notified them of moving out, they began threatening residents with letters children are not allowed to ride bikes, rollerblade,skate,run and play outside unless done at the small park. They would constantly ride around telling kids to get inside their home. Now when we moved out, my wife, in-laws did a super clean up job with bathrooms, kitchen and everything. However they could not perform exit walkthrough and now are conveniently claiming that our carpet needed to be replaced. They have no photos, only recommendation from carpet company recommending replacement. They are a bunch crooks and are unprofessional. I am in process of reporting them to better business bureau and attorney general. Ohh and by the way, at the end if you dont pay them what you owe them within 15 days, they will report you to collections. Terrible and overpriced! Dont let the gated look fool you, the gates often do t work or you have anyone tail you right in..As per their BBB response final walkthroughs are a joke b/c they may consult with an outside company and decide to charge you after! Stay way if you can and keep any and all receipts of communication.

Bad this condo does not work, it really is not pet friendly, staying only 1 month and a half to move I brought a dog and I had to pay 425 $ Additional to the deposit that day when I moved out of which they only told me that if I delivered the right one I would they would return 100 nothing more, they have threatened me saying that if the dog barks they will take me out of the complex when there are other barking dogs here, then I said that I did not plan to renew the repairs it costs for them to come to do them and I have to be calling At all times, the attention in the office by the assistant manager is very bad, in addition to this they are Racists! If you do not have social or you are a citizen or permanent resident they will not let you live here!

Today they stole 20 vehicles, they broke 1 and 2 windows in each car, the condominium does not have surveillance or insurance that responds to damage from vandalism, there are drug dealers and prostitution in several apartments, they steal vehicles and rob them. Old apartments and very expensive rent I do not recommend. It is an extremely unsafe and dangerous place, the air conditioners are old and are not maintained, for this reason the electricity bills are so high in those apartments, everything fails and the management is terrible, the garbage cans do not work the bad smell and the Flies are a serious problem, the social area is only for photos and to show future victims, then when you use it they run you before 9 pm, in the middle of summer, you cant play music, a bitter lady always comes out and you makes them turn off, they must remove them all, in conclusion a den of thieves and swindlers.

I MADE MY REVIEW IN SPANISH BECAUSE THEY DONT LIKE LATIN PEOPLEWhen we moved to another apartment, the first thing that happened was that the master bedroom had no light bulbs, only one worked. After a week the bathroom in this same room was flooded by problems in the pipes. After a month the dryer broke so we had to hang our clothes everywhere inside the house so as not to put them on the balcony since that was against the rules of the place. It took 6 months to fix it and all because we went to the office and the person who attended us told us that this dryer was supposedly fixed or at least thats how it was in the response to our reports, so she took care of the maintenance manager requesting a new. The toilet in the second room was broken and the bathtub stained black as well as the wall of the bathtub in yellow. All these problems were reported and after 3 months of waiting we went to the office and if we delivered with all these problems they would charge us and they told us that they had not understood the report. One day the food disposer that is under the sink did not turn off and it even started to smoke because it was burning, we opened the tap with cold water for fear that it would catch fire while we ran to the office asking for maintenance help, a year and a half ago of that and we are still waiting for maintenance to come to turn it off. During the 2 years we lived there we never failed in the rent, we always paid and despite having problems in the apartment we tried to solve things as we could. Three months before our last lease expired they called us and we announced that we would not renew it again, they said that we had to sign because if we did not do so they would charge us a fee. The lease of us was 4 people and on that date 2 of them were out of the country on vacation, so they told us that if the 4 of us were not there we could not sign and they told us that the day we delivered the key we would leave it in the office. When the day came we did so then they told us that they would send us a letter with all the money that we should pay for breaking the contract since we had not informed 3 months before. After a few months we received the letter where they charged 1 months rent, the light bulbs and even the value for sending the letter. The debt seemed ridiculous to us for which we tried to contact the general office to reach an agreement which told us that for them there was nothing wrong and that we had to pay.As everything was so unfair and we also had another rent to pay, we decided as a family that paying that money was to agree with them so we were not going to do it, so they decided to send the debt to credit without taking into account all our suffering experienced in those 2 years since we paid a lot of money for Luxury Apartment which were the opposite.

The service provided is based on policies that the grills in the pool area do not work, they never work. I asked why they managed us and they told me that I was punished, can you believe that edema? In the pool area there is no schedule by themselves they tell you the pool is closed and they take you out so you are with your family children with whom you are so simple if you cook at 6 and no one comes and tells you that you can no longer be in the area that you vacate as if the effort that one does to pay the rent is not worth it today I have run out of air and they refuse to lend me help incredibly they tell me that I have to wait at 8:30 in the morning when I call from 6 in the afternoon There is an old gentleman who is very kindly respected, really good, the person who is on duty today, a closed person does not care that my family will be hot all night for supposedly following a policy that in my opinion is the policy of laziness and laziness and multiple ples occasions my air has failed it must be made clear that not all are bad people here leave well detailing that many occasions and had the same problem is a good community but the service staff at a general level is really stupidly rigid disappointing annoying I refuse to believe that on my only day off I have to sleep with the window open as if I lived in a field when I pay a rent above $ 1,500 incredible fatal extremely annoying ... incidentally I call to be attended and the maintenance gentleman with these textual words I cant do anything until tomorrow and hung in an incredible rude way that one pays for comfort and in response a grocer definitely this is told and is not believed

Stay away from those apartments, dont let the photos fool you, they need to be updated, terrible place to live, waited 5 weeks to get the exterminator. very careful with those apartments are old, bad office service, there is no vigilance. people do what they want.
