We love our new home, close to my job, beautiful place and specially the persons at the admin office, Nilda and her partner are so genuinely nice, special and professional about all the process for the new lease and offering help for us about everything.

Lease contract says no smoke zone; People are constantly smoking weed freely seating down the buildings stairs. Constant fights, screaming, people treating to shoot each other.-JL Towing towed my car, called them 20 times, they lied saying car was not there, When I finally found my car it was unlocked, seat adjusted, some of my belongs missing. FS Residential and Pacifica ignored my complaints and refused to help me.- They let people through the gate without your permission.

The worst roaches ever. It’s so bad they have to schedule to spray every 3 months but still it don’t help. I have talked to neighbor and everyone has them so the complex in whole is infested with roaches so be aware what you’re walking into.

Attention!!! Very worst place that I have ever stayed. DONOT stay in this community. It has very worst parking policies. I am resident of this community and I had my tag renewal expected to be coming in mail. I was waiting for that mail and meanwhile one fine night my car was towed by JL towing company(The Palms Club tied up with this towing company) without any prior notice and they forced me to pay $150. I followed all the rules, I parked my car in my parking place and waiting for my renewed tag to come by mail and they towed my car saying that I had expired tag even though my tag is already renewed and it was clearly showing in online. When I was waiting for my tag to come, where can I park my car rather than parking in my resident place??!!! Do I need to park it in the sky???. This is absolutely unacceptable. Failed management and worst policies ever. Please be aware of these policies before signing the lease.

Here visiting family and the trash is piled up almost everyday!! There are bugs in the apartment and my relatives have a very clean apartment. The pool is closed, etc. If my family had not taken me out I would have definitely contacted management! No one deserves to live like this for how much it cost to live here!!!

The Palms Club management is without a doubt useless. They take a deposit for the cards for the gate then refuse to reimburse when you leave. My car has been broken into twice already and cant use the amenities. Office personnel not willing to work with you. Do yourself a favor and do not rent here!

The pool is never open, when you ask the office they say there is no date to open it. I cant wait to move out of here. The worst management I have ever seen.

This place is full of cockroaches. Don’t matter how many times the pest control comes to your place you will never get rid of them. I moved from one building to another and still cockroaches. And It doesn’t matter how clean your place is when you move out, they won’t pay 100% of your deposit. They didn’t even explain where was a damage as a matter of fact.P./S. Updates. This place is full of roaches. I have tried so many things to keep roaches away, but they just show up in next 2 days of treatment.And the worst part, when we email to the office for applying the chemicals and spraying inside the apartment, i got email stating quote it is not our responsibility and we have done preventive control treatment of your BUILDING on January 29,2020. Wow what a reply. They just want you money and nothing else.They shut off the water every next day of the month saying its a maintenance work, they can not separate a pipeline for each single building, what would you expect from them?I am telling it here as may be it will get some attention to them, as others will see this and will not want to come in this horrible place full of roaches which CLIMBS ON YOUR FOOD & CLOTHES AND YOUR KIDS AND PETS.Apartments are full of diseases, thats all.Oh yes, as they say that they are giving luxury apartment and condominium, and show their aminities, some of them were not fixed from last decade.Their saunas are always closed, their bowling alley is always closed, jacuzzi tub near swimming pool is always closed, clubhouse always. This is a place that sucks only.

We loved this development so much we purchased our own unit. The new management that came in late last year has started enforcing the rules and apparently this has pissed some of the renters off. So be it! You knew the rules/bylaws when you moved in. Security has been doing a great job. The amenities are top notch and the location would be hard to beat. It is also one of the cleanest places around. Every unit gets sprayed often as well as the exterior. Ive never seen any sort of crawling critter since Ive been here...not even a ant! If you do not like this place then you had better look at yourself because it is one of the best places in Orlando...And the staff is incredibly nice! Of course, if you dont follow the rules or pay on time they are going to come down hard on you....but what would you expect????

I moved in September 2012, and I absolutely loved my Apartment and the grounds. My issues started when I was assaulted on property and the suspect was arrested by Orlando Police Dept. Firstly, the grounds have 24/7 security Check point, and somehow I was not called when the suspect entered the property. After I was attacked on property in February 2012, I no longer felt safe and eventually spoke to the management and asked to leave my lease early, in which they agreed. Months later, I had an eviction on my credit, showing an unpaid Rental Debt of 10,000!!! I immediately called and tried to resolve, in which I was advised by the new Property Manager Margaret, there was nothing she could do. I told her this has to be a mistake, but she refused to help me. I called the Collection agency and they advised the complex charged me for 12 months of Unpaid Rent. I got an investigator involved, and proved that this was fraudulent. It was proven they rented my old unit out the next month after I moved, and therefore by Florida Law, they can not collect Double rent from me and their current lease holder. They then lowered the debt from 10k to 3k. Never got as much of an apology or even a corrected amount due, because even the 3k balance is over charged, as they start for replacement of Carpet and misc. damage, but there was none. I really just dont know how companies practice this way. Its shameful.

So i did security here for the front gate and let me tell you, the property manager likes to think she can give anyone an attitude not only that but ive had lots of residents come to me regarding cockroach infested rooms, careful for what you pay for.

I have been here for four years. At the first sighting of a roach problem in early march I immediately advised The association managers Janice and Veronica. After repeated attempts of fumigation and terminex coming into my home the problem still persists. Veronica said that the neighbors arent experiencing the same issues as I am yet when I asked my neighbors (all three apt) they are all experiencing them and that their apartments are not being treated. Veronica said unless they call and complain they cannot do anything about it. She didnt seem to care when I told her that unless everyone is getting treated they will just keep coming back.They said it was up to an 8 week process and now we are on 16 with another 5 weeks to go due to the recent fumigation that can take up to 6 weeks to take effect.Do not move in here. They do not take care of their residents.

Palms Club 5584 Metrowest BLVDAs a homeowner 07/2/19, Ive waken up to leave for work at 5AM. I noticed my husband personal vehicle front right passenger window was broken. I immediately went to the guardhouse. I spoke to the older female officer. She was very nice. I informed her of my situation. She automatically apologized. The officer automatically offered to call the police at the time. I told her, no worries Ive notified police. Then the police arrived, I made my report. I had to go to work the same morning but I decided to not go. I contacted my insurance company. I patiently waited for management office to open. I spoke to the property manager, Xiomara Raba and the assistant manager name is unknown. He doesnt speak fluent English. This is not the first time I had to speak to both of them . I was not satisfied with their explanation as a homeowner. I feel very unsafe at this property right now. I will be speaking to the HOA about removing these two cockroaches or terminating the contract, KWPC management and bring in a new management company. Im also drafting letter to have all these homeowners sign a petition to have both of these cockroaches removed. Later on that morning I ran into one of the maintenance guys. I explained my situation towards him and he then advise me, there is no security after 1AM on weekdays. He then also informed me that his boss, Xiomara doesnt want security overnights. Therefore as a business owner if i ran my business like these two, which the property is very obnoxious. I will be out of a business very soon. I lived there in 2010 and moved out 2011. My roommate found a new tenant and I was dropped off the lease. He sued til 2014 and left at the end of the lease. I just tried to rent here in Las Vegas and all the sudden have an e fiction on my credit from this place. WHAT!!!! Ridiculous. Management is horrible.

The office has changed management at least 3 time since I signed my lease. I can say that all of them have been nice though. The place gets a poor because of the availability of parking and noise.. I live on the back side of the property and have had to park near the leasing office a few times.. As for the noise, I had to call security so many times about screaming people & that was on a weekday... :/

I dont know much about the price of the condos, but the facilities and complex were extremely nice. They have a very large pool, a small dance studio, a gym, and a bowling alley.

I moved here recently June 2016. Great place, they maintain it well. Only issue was with roaches when I first arrived. Afterwards, I havent seen any. Rent isnt too bad, quiet community with great security as well. They have a pool, hotub, mini-bowling alley, etc.

I have been living here for years and the new management walks in ignorant and rude.The leasing office and the whole entire crew dont care. I have been living here for couple months now without having the gate access and I know a couple more neighbors too. I have always paid my rent on the15th when its due on the first. They are absolutely out of their mind. This neighborhood is beautiful and quiet. Other then the leasing office, the rent and the value should go up. but how they are acting now, Im sure it will go down pretty soon.

We lived here since 2012 and really loved at first. The apartments are nice and spacious, however the management changed and they became ignorant and rude. People has been breaking the mail boxes and stealing packages for the past 6 months on a weekly basis and nothing has been done. Also,other tenants complained about there cars and homes being broken into, people driving like crazy and hitting other parked cars carelessly and nothing has been done too. So my suggestion is DONT rent here especially if safety is what you are looking for turn your back and run from this place. Cant wait for my lease to end. Thanx god we are moving out soon

Hello Management company and Leasing ppl have issue, they dont get along and security continue to change because they cant get policy in order. I believe they need to change the management team, because the one person dont know what they are doing and the other doesnt know how to management. I feel bad for security because they are getting replace and they are getting slack from both end tenants and management. I heard the assistance manager needs to be replace because she is rude, will she is still there. So if you ask me I wouldnt pay rent to live there or buy. Please take this review serious...

...*****ATTENTION*****........ The assistant manager name Janice has Delusional Disorder. She is out of her mind and is quick to back stab any person no matter what. The Palm Club is not a safe place to live. Dont let the view and the gated apartments fool you once inside please observe on a weekends. Drug Deals going down, loud people, infested by rouches, rats, raccoons, drinking outside, and many many other things that you will see if you come to live here. Cops were here last week because of a break in. The assistant manager give you false information and miss leads you. Once your approved youre screwed. They will let any person with a criminal background unless they have a felony. People staying after 2 weeks and not reporting it. Gate card being shared by multiple people. And if you think Valet trash is pretty awesome well is not. When they come pick up the trash they so much in a hurry and the bags get ripped when they pull them out of the bag and you come out of your door you will step on it all the way down the hallway. That is why there is so much rodents. Raccoons especially. Some dogs are not friendly and are loose ready to attack. Aint no telling how many prostitues are here. All the staff think that Janice the assistant manager is a lunatic lady and deserves to be in a Psychiatric Hospital. That is why she has no kids, never got married, no family support, and is sleeping with many man. Who in the right mind will hire her. Eventually The Palm Club did cause you need a crazy person to run this crazy place. Wait a minute a Delusinal person. Dont move here to expensive for a low class environment to be living in. Not safe. Its the TRAP HOUSE CLUB.

This place has a crazy ass assistant manager and their amenities close at 10. Also if you want to pay out of your ass for ratchet ass people knocking around while you are trying to sleep, this place would be great for you.

If youre considering renting or buying beer please read this first! Ill start with the most recent event a rude and confrontational encounter with security. Then Ill go on to tell you about how I witnessed A maintenance worker cleaning the pool filter with a garden hose only to find says in the hot tub the following day and an algae infestation in the pool! Then lets talk about all of the wonderful uninvited inhabitants or as many better know them roaches! My building, not just my apartment but the building seems to be infested. Each week it seems the exterminator visits with the roaches remain. It is my suspicion that the exterminators are feeding the roaches so they can keep their contract. Management doesnt care the assistant manager Janice is the rudest person Ive ever encountered in the service capacity. So I would caution any who are looking to move here not to be enticed by all of the seemingly wonderful amenities and keep in mind that you will encounter broken gates, ineffective managementand a half all around hassle. I have lived here for almost a year currently. There have been some positives and negatives about the Palms Club. First, although I dont communicate with the staff often, the times that I do, they have always been very friendly, from the maintenance men, security people, to the office people. If I need something, generally they have always been efficient in attending to what I need. The grounds are well kept, I rarely will see any garbage laying around, pools always look nice, etc. Unfortunately there are some inconsiderate people that live at the Palms Club that do not clean up after there pets, or create extremely loud racket from their apartments, but unfortunately there is not much you can do about people that dont respect themselves or their neighbors. One negative that I have with the Palms Club is their gym. It is not user friendly. The tvs almost never work, the machines are all old and many times are broken, and it is not always the cleanliest environment. The machines are all facing a weird direction so that if the tvs did work, you cant even watch them. When first moving to the Palms Club, security wasnt very good. They would consistently let people through the gate without checking with the renter of the apartment. In the last 6 months, security has tightened up and they are much more thorough in checking guests in. I feel safer and applaud their efforts to do so. The apartment itself is lacking. This could be just my place of course, but everything is old and needs to be updated, from the carpet, to appliances. The counters in the kitchen, bathroom, and bedroom are shoddy put together work and need to be replaced. The washer is very old, noisy, and doesnt work properly. Even though they do come and spray every couple weeks, I do often see bugs around the apartment, I feel more so than I should even if it is Florida. (This coming from someone who is a completely neat freak and never has one dirty dish or garbage laying around...ever.) Is this place adequate for the price? yes. Would I take it under consideration know what I know now, I dont think so. But perhaps its just not for my expectations. You WILL be able to hear your neighbors above, below, to the side, and out on the hallway always. I hope this helps as unbias opinion of the Palms Club and what they have to offer.

I just have 6 months living there and i can said i live in a very peacefull, safe, clean and beautifull place, the management is great, the manager is really accesible, as soon as you contact her for any issue, she jump in to it, the security staff is a pain in the ass what i find great, because of that, the area is always clean and safe, the gate guys are really good too with the in and out process, a really great palce to live.

That was worth apt management i ever deal with. Cockroaches all over, they clean, tomorrow will appear again. Washer, dryer, sink constantly breaks down. At the beginning they will give a special, but at the end they will rip u off. Will not recommend that place.

¿Que sucede con el mantenimiento del lago? Lleva sin ser limpiado desde inicios de la pandemia, con basura como mascarillas, bolsas plásticas, mal olor y la yerba alrededor. También cerrado desde 2019 varios amenities como la piscina, sauna, bowling, club house. Han cambiado de Manager desde 2019 como en 3 ocasiones. El personal de la oficina es muy amable pero como residentes necesitamos ver acción.
