From day one the process to get approved for an apartment here was quick and easy. I was struggling to find a place in the area because I was relocating from another state. I was able to do a virtual tour online, which was very convenient for me. The application isnt too long and any inquiries are answered promptly. Patricia was my leasing agent she was very kind, understanding and helped me out a lot with the process. She explained everything to me throughly and answered my calls and emails as soon as I reached out. I would definitely recommend Art Avenue to anyone moving to this area and hopefully you get Patricia as your leasing agent.
We love and we enjoy the Art Avenue Apartment. We like the environment specifically the apartment, the gym and the pool. It’s easy access everywhere; shopping,highways. The housing unit is roomy and beautiful. The porch is spacious. The staff are accommodating especially Annete Rivera. She was willing to help, and patient in helping us to get the apartment.It’s a good community and I’m happy as a tenant in Art Avenue.
Patricia Calderon was a great help from the beginning of the rental process through the approval. She was very responsive to calls, emails and she followed through. Its a newer community and I will look forward to the apartment prior to buying a home in about a year.
Art Avenue worked with me on a day to day basis especially Patricia C. Getting me the information I needed to get my approval for the complex. With the quick response time and the level of professionalism she showed Im looking forward to being a resident on the property.
I am in LOVE with Art Avenue! There is no other place I’d rather be. The housing is beautiful and the process was smooth! Make sure you ask for Annette, she helped us so much and she was a great help during this process.
I love Art Avenue Apartments. The apartments are spacious and very comfortable. The porch is big too. Modern appliances and the staff are always prompt in helping when theres a problem. Annette is awesome, she is fast in responding inquiries. I also love the amenities. I do wish to see the exercise room bring back the treadmills.
Just recently toured this apartment complex and have nothing but good things to say. Allison and Marcel were more than accommodating with my questions and gave me a thorough tour of the complex. They even introduced me to the property manager and she took time to answer all my questions. Thats rare these days to receive such a professional level of service. The two large gyms, saltwater pool, upgraded apartments, and cozy clubhouse were just some of the amazing things that Art Avenue has to offer. Not to mention the above and beyond customer service I received throughout my tour here. I highly recommend this place to anyone looking for a new place to live!

Rent went up over $200 in the midst of the pandemic.They give you a form the fill out when you first tour your apartment to see if there is anything in need of repairing. I needed some paint touch ups for cabinets that had scratches from the previous tenant, each time I called to follow up they told me We are still waiting for the paint shipment. Two years later and theyre still waiting for the paint shipment.The parking is out of control, you either have to park outside of the complex or park next to the curb and risk getting a ticket. (I got a ticket TWICE for parking by the curb even though there was no parking and my parking permit was displayed). Imagine working a 12 hour night shift and coming home, exhausted, trying to find parking but realizing all of the spots close to your building are occupied by non-permit holding cars? When I confronted management they refused to give me the courtesy officers information and made zero attempt to fixing the issue at hand. The best advice they gave me was to offer me a garage rental ($125 extra/month) and the only garages available were on the opposite side of the complex.I was given the option to renew my current lease for a short-term (7 months) and when I called back two weeks later to accept that offer they told me they needed to check if those leasing options were still available.The gym is lovely and the pool area is very nice, the apartments are beautifully designed but magenemt matters too.

I think I spent a week in Orlando just house hunting with my wife until we came to Art Avenue apartments. The price and quality that you get is well worth it and most if not all the appliances are new and energy efficient.The neighborhood is gated and safe so you don’t have to worry about random people walking around in the parking lot at night.The staff especially Marcel Consuegra was super helpful and professional. I told him I was active duty Air Force and recently moved from Germany to Florida and that I was in need of an apartment ASAP! He was able to route all the documents to me and have it approved within 2 hours! Most of you would know that it takes around 3-5 days for all the paperwork to be routed to the appropriate individuals but he was able to do it in 2 hours! He’s definitely a genuine dude and not just going through the motions unlike some agents that I encountered.I don’t say this to a lot of people but I believe Marcel is a great example of quality and excellence in all he does!I’m happy to call myself an Art Avenue tenant!
Have had many maintenance issues(AC, dishwasher, front door) mostly things that leak but may be my luck of the apartment I got. Not sure if cheaply made but things aren’t as pretty as pictures. They have a roach problem. My fire alarm or carbon monoxide alarm has been beeping and I called in for it and emailed and heard nothing back. Parking is a hassle not enough spaces and they make guests park far away and walk to your unit which is hard when you have handicap guests. They take great care of the amenities because it’s what a lot of people see and like but as for the apartment the amount you pay for the quality of apartment is not the best. On a good note the staff has been nice and tried their best to help and fix the issues so they get good remarks for that!
I havent been here for long, but the property is beautiful and the rooms are super spacious. I have to say that the leasing process with Annette was exceptional. She is so sweet and pretty much walked me through all the necessary steps to make my move in seamless.
The worst customer service ever.Called 2x to set up a tour, and the response was “someone will have to call you back.” I finally was able to schedule a tour and then when I get there, she said “we have a meeting at 2pm and a move in at 3.” IT WAS FREAKING 12PM. All i needed to see was the inside to make sure it was what I thought it was and that’s it I didn’t need to sit down and go over anything, I just needed to pop my head in. Useless employees per usual
I wanted to feel a sense of welcome wherever I looked - somewhere you already felt like you were home and that you belonged there. Marcel from the Art Avenue apartments gave me that. He was so welcoming with his information as if we already got the apartment and it didn’t matter how many times I called, he was willing and ready to help me. He was professional and caring, he answered all of my questions, made sure everything was ready and if I had any doubt about getting to live here he would erase them all with his positivity and helpful heart. I’m so very happy here in my new apartment and I am so glad Marcel is the one who helped me with the entire thing.

I was looking at apartments in the Orlando area from the northeast and Annette made the experience as easy as possible. She guided us h through our virtual tour experience, answered all of our questions before arrival and gave us an amazing welcome on our first day in Florida.It’s an awesome community with a resort ambiance to it.
Just moved in here. I love the complex and the neighborhood. Everything is super clean and safe. My apartment is super spacious and comfortable. 10/10 recommend. Marcel was very patient and nice to aid us through the process!
I have been living here for about 3 years in 3 different units and the experience has definitely been a positive one. The whole office staff is great (Annette, Allison, Marcel, and both Rubens!) and they have been nothing but helpful over the past few years. The property manager, Gilma, has been particularly kind and welcoming since I moved in and she really makes my roommate and I feel at home! Would definitely recommend this complex to anyone looking for a great apartment!
Recently moved down to Florida from NJ and looking for an apartment that’s both nice and affordable was becoming a problem . Luckily I came across Art Avenue and decided to give it a shot, Marcel was very helpful and kept in communication with me throughout the entire process ! I love my new apartment, nice area, quiet neighborhood. Overall very pleased !!

There’s a reason this neighborhood has such low ratings. Being young and naive my boyfriend and I toured these apartments and absolutely fell in love. They’re beautiful and the amenities are great! I looked up the reviews and I just overlooked the bad things because of how much I love the apartments. However since before we even moved in we have had issues. The leasing office is completely unprofessional and says they will get back to you in a timely manner, when half of the time the phone never even gets answered. Our neighbors from downstairs have been harassing us since the day we moved in and when we reached out to the office about moving to a different unit they simply ignored my emails. Not to mention the parking is terrible, good luck finding parking after 7. In addition we got fined for having a dog, which they were helpful in the sense of giving us a payment plan, but then we got a email stating not to let our dog pee on the bush in front of our building. So we are paying 700 dollars plus 20 bucks a month to be able to walk our dog and he’s not allowed to pee on a bush. It’s absolutely ridiculous, avoid this place at all costs!!!
Just moved and everything has been great. Living over a garage takes a bit of getting used to, but all around I havent had any issues. Marcel is super helpful and always willing to help. He made my move in super easy and I appreciate all of his help.

Love living here! The apartments are spacious, updated, and homey. The office staff and maintenance crew are quick to respond to any needs. Amenities are great and well kept. Only room for improvement is parking - if I come home too late at night I do have to park pretty far from my apartment. Otherwise, it has been a great experience!
We just moved into the community and our leasing agent Marcel was amazing with everything. We requested a few things that needed to be repaired and it was done quickly and efficiently. Art Avenue is welcoming and loving. From the moment I took the tour I knew it was exactly what I wanted. Annette and all the staff are so pleasant and understanding. When it comes to any issues in my apartment, it is taken care of less than 24 hours. Everything is pretty much updated, there are rarely any issues, Im just picky :-/ Explains, why I chose Art Avenue. They are on top of everything. Im a satisfied and happy resident. I’m going on my third year living here and couldn’t be happier- I’ve upgraded from a one bedroom to two bedroom apartment and Annette and Alison helped me every step of the way. The office staff and maintenance crew are always available to help you with whatever you need and often times issues are addressed by maintenance the same day. The amenities are great- fitness center and pool.I would highly recommend living here - stress free with friendly neighbors .The staff often has events for residents to share in and get to know each other- creating a friendly living atmosphere- I highly recommend 👍
Beautiful apartments and complex. Pool and doggy park is awesome!! And they just remodeled the gym. Its so much bigger now. And they also added a doggy wash center. The whole staff is wonderful and very friendly!! Best community Ive ever lived in hands down.

I came here with my roommate a little over two months ago while apartment hunting, the staff was very welcoming and helpful from the beginning. Art Avenue has been a great place to reside at! They have been so helpful in the initial move in process and are really reliable with maintenance request. They also keep the grounds very clean and are very efficient about letting residents know of any changes or fixes/upgrades. Definitely recommend!
I have enjoyed living here so far. Ive lived here a year already and look forward to the coming year at Art Avenue. The amenities are wonderful, and the landscaping is perfect. I enjoy taking walks around the pond whenever I get the chance. The staff here are super helpful and are willing to work with you to make your experience worth while. The apartments themselves are beautiful, spacious, and designed. As a student, I love the location because it is only 20 minutes away from the UCF main campus while also being 20 minutes away from the UCF medical campus. There are also plenty of stores nearby as well as perfect access to the 417 exit. This is a great place to live.
Just recently moved here and Im loving it! From the mintue I toured this apartment complex I knew this is where I wanted to live. Marcel was a huge help in the leasing process and always had the answers to all of my questions. I cant thank him enough.

I have lived here since July of 2019 and I absolutely love it. The amenities are great, the staff is wonderful (Annette is the sweetest), the maintenance guys always come right away when needed, and the overall area is calm and quiet.
Art Avenue has to be one of the cleanest, most beautiful places/apartment complexes to live. A beautiful lake on the center with two fountains, making it eye candy in the mornings, afternoons and nights. The streets are well preserved, although parking is kind of a headache but it doesnt matter much. Everything else is so comfortable, every month theres an improvement that makes Art Avenue an even beautiful place. Also, the gym is quite well maintained and has a variety of machines. The pool is such a beauty and clean all the time. The trash management is so efficient and well managed. Its not all concrete, theres a bit of nature to Art Avenue that makes you feel soothed and calmed. Its amazing, trust me, its a spectacular place to live.Me and my dad are current residents and I can assure you its worth living here.
Art Avenue has made my moving experience much nicer and easier than I ever expected. Their staff is very helpful and respectful, and their new fitness center is beautiful. There is a little issue with the parking, but I got a garage and since then Ive never had to stress out about having a spot.
I have been renting for the past 6 months. Parking is the biggest problem of this Complex. There is simply not enough parking for everyone and it is just an anarchy at night.Some neighbors have wireless key fob but we are stuck with this antique access card. So on rainy days I would have to lower my windows and get wet before entering the complex, not to mention all the cars waiting at the gate that dont have access and try to cut in front of you every time.So far, I had new neighbors in every apartment close to mine. No one likes to stay here longer.Personal and staff is friendly. But they clearly do not like us because we see how other neighbors get different treatment.They have been doing quite some renovations lately, they just do not keep track of their contractors, and most of them just walked into my apartment without 24 hrs notice, or they just send out letter with incorrect dates (This had happened 3 times already).Clearly, there is room for improvement.
My roommate and I toured Art Avenue apartments about 2 weeks ago with Allison. We absolutely LOVED it! Allison was very sweet and very professional throughout the whole tour and made us very comfortable.
We live here for more than 2 years and we really enjoyed our apartment. The amenities are super nice and the office personnel ver profesional and respectful as well as the other workers. If you are moving to the state (Orlando area) this is a good place to start.

By far the worst apartments I have ever lived in. First the parking is horrible. Second I work from home and you can hear everything up stairs. EVERYTHING. I’ve complained for months! the front office does not care! They lie about having to help you or even call you back. They have not done anything to help with the issue. Please don’t live here it’s expensive you can pay what you pay here somewhere a lot nicer. It’s expensive for no reason. I can’t wait for my lease to be over. Now there going to comment back on this trying to seem like they care ! They don’t. Look for somwhere else to live you will regret it here!!
I lived here for two years. Parking was terrible. If you get home too late, good luck finding a spot close to your building. The staff was always friendly and accommodating. The place was pretty much brand new when we moved in but I could tell it was built with cheap materials and little attention to detail. Nevertheless, the rent pays for all the so-called bells and whistles (fancy looking appliances, salt water pool, nice gym). The only real issue I had was noise complaints from neighbors. The neighbors upstairs were ALWAYS loud as if they literally had lead feet; but, we understand that we lived in an apartment so we didnt complain. If you cant handle neighbors walking in their own home, buy a house (its really that simple). The neighbors below us, however, would CONSTANTLY bang on their ceiling every time my family walked to the friggin bathroom. We have kids and were alive. Youre going to hear noise. That was probably the worst experience of this place. So, if you have good neighbors and you dont work late, you can be happy here.

This place is beautiful. Brand new, looks like it should be in the foothills of the Rockies. However, I was treated very badly by the leasing agent who was on duty at the time. I walked in, and I stood at the foyer for about 10 minutes just waiting to be acknowledged. Mind you, I was right within her line of sight, she just simply continued with her presentation to the couple she was with. I finally asked if there was someone who could help me, and she with a very subtle attitude that somebody would be right with me(although as I realized later she was by herself) she proceeded to halfheartedly inform me that I could go have a seat and that there was coffee available. I sat and waited, there were only about 4 k-cups of the same kind, decaff. About 5 minutes later I hear her the rattle of keys and she is walking out the door into some other area of the building with the couple, she was going on a tour and she wasnt even going to tell me, and the other fellow who she had also turns out, also ignored, the guy simply just said Im leaving, and she again halfheartedly proceeded to say sorry. I then walked up, and on my way to leave I asked if the manager was there and she said no, then I asked for the managers name, she at first gave me a first name only, I had to ask for the last name, then I asked for her name, and she told me but I forgot it too, she seemed to be Hispanic with dark curly hair, I was there around 3pm on 2/8/2015. I just needed to leave, I felt so disrespected. And what kills me is, that I loved these apartments from the outside, they were at the top of my list, and I came in ready to lease today. I actually signed for an apartment not an hour later. The fact that she was so rude when she didnt even know what I was there for, made me realize that if that is the kind of customer service they provide, it definitely outweighs the architectural success of the apartments.******this is actually a copy of the email Im sending their corporate office.

Ive lived in Art Avenue for over a year. I will probably stay here until I purchase a home. The property is well kept and beautiful. All the recent renovations have only improved things. Screened in balcony with a high powered ceiling fan? Yes please. Up to date pool furniture, grills, fire pit (especially with fall closing in), gym, and now a secure parcel location open 24/7? Magnificent. On top of all of that I sometimes forget I have neighbors. The community is a peaceful one to say the least. I have seen these other reviews about maintenance and I completely disagree. I put in 5-10 requests during my first lease term, and never waited more than a day. Many of those put in in the middle of the night after a work shift and I wake up to the maintenance staff at my door the next morning. The most important detail I have regards the management staff. I have lived in many complexes in Orlando and elsewhere, and RARELY has anyone been so real as these wonderful people. They are up front about all policies and forever accommodating within their power, and love a great community get together. Thats right, they want to get to know you, their residents. Truly it has been the best apartment experience I have ever had. Thank you Gilma and Allison for everything.
So the maintenance guy buys wrong thermometer to check against mine to verify my refrigerator is 50 degrees for 27 hours now. Because I get enjoyment out of throwing 100s of $ in food away since its been in the temperature danger zone. I have a 7 year old daughter...come on. I bet if I was late with rent I would be held accountable8/19/2018For over a month I been asking for my ice maker to be fix.3 times same guy tells me he fixed. Guess what I still dont have...... ICE!
I am really surprised this place is still in existence although it is probably over run by zombies at this point. Seriously, read these reviews before even entering the non-gated community. Also, the only reviews over 3 stars are from the management (or lack of).If you really want to know why I rated it one star, come live here for a couple months. The staff doesnt even live here, that should tell you something. Other things youll encounter; homeless people, drug use, pond stench, parking problems, dog poop, noisy neighbors. Good luck!Update: 3/2016After my one star review for the property the office staff interrogated me and harassed me for the poor review. Since then we moved out. A couple months ago they sent a bill for carpet cleaning, and carpet replacement. There was no damage to the carpet and when we asked for proof of carpet damage and proof of replacement they sent the bill to collections instead of working with us. They are a bunch of lousy people to deal with.

Please stay far away from Art Avenue Apartment homes the Office has a None caring dark Alley lying spirit . Allison Williams the assistant manager is the Flunky for Gilma Kruzyk the Office Manager. Allison is a Compulsive liar, Gilma is the Head Liar she”s just there to receive a pay check very unprofessional!!!!They will add fees on their own. Act like their so busy but their doing absolutely nothing in the office. Will never allow you to talk to Corporate office. They have certain rules for select residents. You will find people moving out every other day. 10 people staying in one apartment. Parking is horrible. No playground for kids only a dog park. Cars speed through the parking lot .Cars speed behind you waiting for you to open the gates when there working. Mail lady delivers other people mail in your box. Doors from residents slam all day long. There’s a horrible smell from the land fill that comes through your windows at night or while your trying to sit on your balcony. Hot days are the worst with the bad smell. 1st floor floods when it rain. Loud parties at the pool when the office close.Rent a house or go somewhere else. New upgrades rent increase $300 every year they will go up. Save yourself a Headache their Super friendly when you move in then your locked in to fees!!! BIG REGRET CANT WAIT TO MOVE!!!!!!!!!!!!!!!!! ASAP
My family and I never had any issues here. We loved every aspect of this property. I felt safe here with my daughter while my husband was traveling out of town. The property was clean, they were VERY meticulous about any dog feces around the property(I dont think I ever saw a dog owner leave any mess), the gym was state of the art and always clean. The office staff and maintenance was always friendly and willing to help. We ended up having to terminate our lease before the lease was up because of moving back to our home state for jobs. Only thing I can say negative (which is not negative really because it is to be expected) was that the termination fee was high- but we had no choice. They were very accommodating and helped us thru the process. While yes the parking can be challenging- you can avoid that by getting a garage with the slab outside of it as well.
I used to live there last year, I moved to another complex because the rent rised almost $300 for a one bedroom apartment, and until 08:30 PM I had to park my car in illegal areas, it doesnt have enough parking space, and also eventhough we lived in a non smoking building, we had several neighbors who like to smoke marijuana not only in there apartments but also in public areas, furthermore, the parking lot has become in auto repair area.
Gilma and Alisson are the best leasing agents without them i would not be here. Love the place very clean and work orders get done very fast.
I lived here for the 18month lease. This apartment has a bunch of amenities that made me fall in love with this place but failed to maintain anything like propane for the grill or fireplace. So living there you won’t actually be able to use it. Second the property manager there named Gilma is extremely shady. I was relocating to a different town I paid to break my lease and filled out all of he proper paperwork. She treated me poorly Bc I broke my lease. She refused to take me out of the system that I no longer lived there other apartments and myself called her and I even went up there. It was funny to her. I have never met a property manager that evil and spiteful. I knew she would be shady with my security deposit but I didn’t expect her to keep my full security deposit and charge me an extra $1300 on top of that. I’ve been renting for 8 years and have never experienced such a thing. My apartment was clean and I even repainted with paint I got from the maintance person so it was the exact same color. When I asked her for a bill to show proof that it cost that much to fix the apartment after I moved out she sent me a bill she made herself. I asked her for actual bills from the companies she paid and she refused. I told her I dispute these charges Bc they were false and she added it to my credit report. Dont live there. No one has time for shady evil property managers it will hurt you so much more in the long run.
Pros...Beautiful apartments. Great amenities minus a jacuzzi. Maintenance is timely in repairs, sometimes have to be called back to properly fix issue. Will miss feeding all of the turtles in the pond. They are not bashful about being fed. Most of the staff are very friendly and professional. It’s a great location for a quick freeway access to anywhere you’d like to go. Cons... Parking is a nightmare to put it nicely. Yes, I have parked in areas where no parking is allowed, just like dozens and dozens of others do on a nightly basis. However, it wasn’t done on a regular basis. I would even park on the opposite end of the complex because there were no open spots near my building. With that being said, my vehicle had NEVER been tagged. However, one evening, parking behind another vehicle in a no parking area, I recieved a note through my door jam, letting me know that I was in violation of my lease and would be subject to eviction if I parked there again. It was an extremely ugly letter stating I’ve been warned several times and my vehicle had been tagged multiple times. I took the following morning off of work to talk to the office about this. They were unable to provide any proof what so ever that I’d been warned before or that my vehicle had been tagged souly on the fact that I’ve never been tagged or warned. The complex manager then stated that, that had been what she was told. No effort was taken to verify the claim. A very negative letter to me was the immediate go to. That’s all it took for me to put in my notice and find another place of residence. The fact that the management showed such unprofessionalism in the matter was enough for me to say goodbye. That and the inconsistency of enforcing the parking regulations is a joke. After Recieving my letter, I’ve noticed the same vehicles day in and day out, park in the no parking zones with an occasional flyer on their windshield, only to continue parking in the same spots. This coming from a tenant who’s never recieved a noise complaint, always paid my rent at a minimum of 5 days early, and have never had any issues with my living lifestyle there. Unless you ride a bicycle to work or they open up way more parking, I would steer clear.
A new owners took place my rent went up $300 after of one year of renting here. They remove the kids play area at the gym location to accommodate dogs instead. They added a dog park and a dog watch area and nothing for kids. When I asked about it they said I can take my kids to a park near by. The park that is near by has also a dog park has well. But they rather send childrens there. It is very clearly They do not care about people that have family. So if you have kids do not rent here any ways is stink like dog excrement here at all times.
Think twice before deciding to come here.The worst is how the management team claims they are working on the Parking situation (lack of). Then do not reinforce parking rules. There are so many cars with expired registration. They do nothing about this. Often times the people are too lazy to find a parking spot instead choose to park in front of the stairwell, in the roundabout and on the sidewalk curbs. Lets just hope there isnt an emergency - not sure how a EMT or Fire Truck are able to get through.
I live here now and the location is definitely NOT in the ghetto. The office staff is pretty nice and the grounds are gorgeous. I assume the previous user must have had a bad experience or wasnt approved to move in. Whatever it was, I find her rating to be untrue.

The worst decision I made was to renew my lease with this place! They are in the business for short term leases and care nothing for long time renters. The staff constantly lies and runs you around in circles every time you ask a question or want answers. For instance when I went to renew my lease I asked about a discount for nurses and the response from the employee was the discount is only offered in the first year of your lease. I then replied to her that when I asked when signing my first lease with them (the same lady of course) she told me they dont offer discounts. I then asked since she misinformed me if they could honor it for my second lease and her response is I would have to ask the manager. I then proceeded to ask for her and I was told she is not available to speak with even though I saw her in the office. The lady then informed me that we just went through this with another client and I know they are going to say no. Not only to mention would not even let me sign a 12 month lease, only allowedto sign 9 month lease, putting my move out date on MY WEDDING DAY! When I told the office this, they acted as if they could careless.Some other problems I have had over the past year:- I put in a request to have my air conditioner fixed and wanted to arrange a time for him to come and I was informed that he will come between the hours of 9-5pm. When he arrived he told me that he could enter my apartment at anytime even when I didnt put in a request! I brought this to the attention of the office staff and they agreed, even though my lease says that he can only enter if I put in a request or in case of emergency.- Parking is absolutely horrible! If you work past the hour of 5 PM then you will most likely have to park 6 buildings down!- Our gated community has only had a working gate about 3 months out of the year I have been here.- The pool is not at all enjoyable because of the constant parties as soon as the staff leaves.- The emergency maintenance call system is a joke because they wont respond the same night.- The neighbors above us are so loud and the fact that they have a 100 pound dog on the 3rd floor doesnt help with the noise level and I have told the office about this problem as well with no response.- The grills are always taken and half the time people do not clean up after themselves.- The grass is well maintained but hardly anyone picks up after their dogs like they are supposed to.- The trash compactor is located on the other side of the complex and people always leave their trash on the outside walkway.- Dont bother taking any problems to the office, nothing gets taken care of and as far as following the rules, Dont break your back, no one else follows them and they are clearly still here (grills on the porches, not picking up after dogs, not parking in front of the sidewalk, etc.)- When signing our first lease, we were told a dog park would be in progress in Aug (we signed in July), and here it is a year later, no dog park and when asked about it, its not in the plans anymore. ( Theyll tell you anything for you to sign the lease, then go back on their words)
I am currently a resident at Art Avenue Apartments. I have been living at Art Avenue since June of 2018 and everything seemed amazing till early September. During early September new neighbors move in to the apartment above mines and there has been nothing but excessive noice ever since. There is continuos banging throughout the day where me nor my fiancé get any rest as banging begins daily at around 7:00AM and will continue till roughly 11:00PM at night. My son who is 9 months of age also wakes up daily due to the banging above. I am at the point were I am completely frazzled by this situation. It seems completely unfair to a resident that has to pay a great amount of money a month in rent and has no tranquillity or peace in their apartment. During the period of early September to present I have spoken to property management at least 10 time in counting, called property courtesy cop at least 15 times, and spoken to the neighbors myself in a nice way an nothing has been resolved. Throughout all of these actions which has been a huge inconvenience for me there has been zero improvement and excessive noise continues. I am to the point where I cannot wait till my lease is up and I will not be renewing my lease. Contruction between floor levels is very poor.
I have lived here for almost 3 years after living in other apartment complexes in the area. The good thing about this complex is the location and easy access to 417 and 528. The office staff is REALLY nice and they remember who you are (which is great) and the maintenance staff does a good job of responding to service requests.The porch/balcony is amazing and you will not find anything this size anywhere else! The open concept of the apartment and high ceilings makes a difference. The kitchen is open and makes the apartment feel bigger BUT the refrigerator is apartment not full size. Which was not an issue for me but may be if you have a family. If you are looking for an apartment complex with upscale amenities do not look here. The amenities are basic compared to others in the Lee Vista/Lake Nona area. The gym is small but is good for a quick workout. The pool is a bit small and the furniture needs replaced. Be advised there are restrictions on pool usage from May until September. No guests on the weekends and only 1 per resident during the week. There is no dog park or playground but you have a quick drive to the Econ community park. When I first got here parking was a problem but since they have implemented a parking permit requirement it has improved! You should be able to have parking near your building. There is no assigned/covered parking but there are garages to rent. The main entrance is gated but one gate is constantly ajar creating a possible safety concern (I have always felt safe here). The landscaping is in need for upkeep, so if you are looking for beautiful landscaping this is not the place.I WOULD continue to live here if it wasnt for a job relocation.
If I could put no stars, I would. Lets just be completely honest all of these reviews pretty much say the same thing. Stay far away this place makes you feel as if you are paying 200.00 a month for a two bedroom apartment and not 1400 a month. If you get stuck in traffic a second later thank 4:30-5 you will not have a place to park your car. I feel as though there should be assigned parking for residents at least two designated parks. Appliances seem brand new however they are continually breaking down. I could go more in depth. However, I think my review along with the others should help you with your decision. DO NOT get lured in because of the Salt water pool or the model home you will regret it.
I lived in Art Ave from 2017-2018 & I will tell you what this place was like. The office staff were great & amenities good too but parking absolutely bad. However, the reason for my 1 star is this or I wish to not even give it a 1 star if not required in order to review. When I first moved in, there is always someone going in & out of my apartment w/o permission, I didnt have camera in my place, but Im a minimalist so I noticed things in my place. So, I made a report one night to the office phone & the on-site officer (fake, lazy, & thieves..just there for the uniform, they will NOT help you). 1 officer name officer William (tall white guy) asked me what did I have missing? I was more than glad to tell him bc I trusted an authority figure. I said: my sons $300 plus in his piggy bank wasnt stolen...he said: w/o looking at my son & I okay good. All of this was in late March time frame or early April 2017, then around April or early May they did the Fire Extinguisher & Fire safety walk through & it was DONE in 2 days series, we had to put the fire extinguisher outside our door & next day they claim that they have to inspect the fire alarms in your apt. Then on Mothers Day 2017 weekend, I asked my 6 year old kid to take the $300 out from his piggy bank so he can get some new Lego toys ONLY ALL OF MY SONS $300 including $100 bill & crisp new $20 were all gone/NOT FOUND or WERE STOLEN out of his little pooh bear piggy bank BUT they left my son $13 worth singles & some change. So, really I dont know who stole my babys birthday, tooth fairies, & childhoods treasure gifts but I reported and Manager blamed me for it & she even called me crazy by telling me I have PTSD from being in Iraq bc Im a veteran...etc, making all types of excuses. Even went so far as to tell me that there is nothing they can do & that the apt complex is under new ownership & s***!...Absolutely DISGUSTING PLACE. I will NEVER RECOMMEND anyone to live here. Just beware if you have nowhere else to go & had to settled, but please dont ...& there are ppl smoking weed on their porch...you can smell it in the air around your apt...not just inside.👎☹
The apartments definitely are nice but for the money its not worth it. I wish the patio are were screened in so we could sit outside and enjoy the view, but for insects we cant. I HATE the parking situation its horrible if you work past 7 you can forget about it. I definitely like the new staff better than the original ones. We received our renewal letter and they wanted to charge us 1375 so of course we are not staying here. The grounds are maintained minus the dog poop everywhere. Our new place put these apartments to shame.Oh if you have AT&T you dont get coverage in your home!! Good luck
Stayed here for a year. Its a tad expensive but was manageable among 3 roommates. The only issue was parking at night.
Basically they just want your money and dont care about anything else. One of the maintenance guy is not nice, thinks hes security as well as maintenance. They look for any reason to fine you, they never check the facts or admit their wrong doings first. Front office isnt bad or mean but still has their problems. And parking sucks. Other than that, they try to keep it clean. Pressure washing, picking up trash, emptying trash and blowing the hallways. However their lawn care is terrible as well as their irrigation. Trash is constantly full so you will see trash outside of the garbage constantly, you pay for trash removal yet can barely throw trash away due to the fullness.EDIT: Parking situation is getting better, they are now issuing parking permits which isnt really helping however, they are attempting to fix this problem so thats great to see. Seems like the office staff isnt as unfriendly as before, they are very attunative. They seem to care more about you and any problems you have. Maintenance isnt as rude as before. Lets hope this continues and makes the community better.
Ive lived here for two years & have absolutely regretted it. They will sell you dream when signing a lease, talking about building an additional parking lot & their salt water pool. Dont fall for it. The lake smells foul, youd be embarrassed to invite company over. Speaking of invite company, good luck finding any parking. There are unauthorized cars parked in handicap, parked on the curb, on the sidewalk, parked on the grass, in the fire lane, in front of the fire hydrants, blocking garages and often times blocking you in! You pay to live here but you have to park across the street at Wawa because they threaten to tow you. Oh but heres the catch, in order to purchase a garage you have to have two or more vehicles. It makes you not want to leave your home to go to school or work! Theres dog feces everywhere and unauthorized breeds, but they dont care. You pay for trash yet the trash overflows in the compactor and smells. My building is located right next to it. Maintenance trys their best to clean when theyre not taking out their personal camera phones & taking pictures of you, such perverts. When I went and complained about it to the property manager she said yes we take pictures of everyone because we dont have cameras. It makes me feel very violated. The only pros are that the units are new and updated but if I have to live like a prisoner in a foul smelling setting and have to park my car across the street its not worth it. I might as well rent out a place in Section 8 & just renovate it.
Stuff is great but there is a problem with parking. If you make a tour you will see that buildings are more than the parkings . Each building has only 8 parking
Never any parking, People are having to park in front of the building enterences which makes it extremely hard to get out if you parked in that vicinity, The complex is very clean but the smell that the dump up the road brings in makes you feel like it’s not... On certain days I run into my apartment bc the smell is sooo bad I start gagging to throw up... Think of your self smelling a sour gallon of milk and there you go. Knowing that our next door neighbor is the garbage dumb would have been nice to know before locking my self into this place it really makes going out side unbearable... The pet fees and requirements are insane. You have to pay $400 deposit, Get per insurance which is around $10-$13 a month as well as pay $20 a month as a “maintenance fee” for a dog they don’t maintain... They just opened a dog park which is just a small black fence with mulch in it.. Not everything about Art Avenue is bad those are just the things that I find will help future residents make their decisions... The office staff can be very helpful but the maintenance staff is not that good most of the repairs we’ve had were basically short term solutions since they always mess up and go back to how they used to be.. Not to mention it takes them a few days to get to your apartment to fix what ever you need...

Absolutely the worst service and apartment complex keeps harrasing you about everything. They open at 10 and then close for lunch 2 hours later. They tell you when to remove your lights from YOUR pattio, and accuse you of things. I pay this huge amount of money every month for this little apartment and no respect what so ever! I cant wait for my lease to be up so I can move out. There is no cell phone connection at my apartment and my apartment is so small its embarrassing to even invite someone over.
Please read!! Art Avenue has the worst customer service, out of all the apartments that I have rented from. So I signed to renew my lease, and then I got into a huge car accident which caused me to lose my job!! So I went to the front leasing office, and to the head management, to let them know I wont be able to afford my apartment this lease, because I lost my job. Then they both told me its to late, I have to pay 2,700 for breaking the contract A WEEK LATER after I signed!!! Now how can I afford to pay 2,700 when I barley could afford to move out of my apartment? Im letting you know right now that Art Avenue doesnt care about there tenants, they are all about taking your money!! I wouldnt advise anyone to get an apartment there, unless you can afford to be hung out and dry!!!
Parking - horrible. No matter which section of the complex you are on. Some people have 3-4 vehicles that just sit for weeks. Ive even witnessed a tenant with a garage use a parking spot. Which makes zero sense.Security - gates are broken half of the time. Other times people just sit in front of the gate waiting for you to open it.Pool - people have their friends, family, friends of family, and cousins of their friends over in the summer. I can understand a few close friends or possibly family. But during the summer, random people take over and are super loud and make a mess.Comfort - the smell alone from the Orange County Dump will make you never want to live here. No fault to the complex, just a noticeable deterrent. Some days it literally smells like feces from a port-o-let.Pest control - or lack there of. I have a pretty clean apartment. Trash goes out everyday. Food never sits out. Etc. Yet a family of roaches lives in the walls near the bathroom sink. If that doesnt bother you, try going out on the patio and enjoying the flys swarming your apartment as you open the door. Plus the landscaping around the patios is horrid. Constantly moist soil or sitting water. Im surprised the plants actually live.Trash - enjoy a nice hike across the complex if you live anywhere other than next to the dumpster. Also, enjoy the lazy people that throw their trash outside on the front of the receptacle.ONLY benefit - theres a Wawa across the street.

The complex itself is nice but the staff was a bit rude and didnt seem like they cared whether or not they got an apartment rented out. Needless to say I will not be calling this location home.

First, let me say that these are some of the most beautiful apartments you can choose to live in. The amenities are beautiful and they floor plans maximize space and efficiency.Maintenance team is great. They respond quickly and professionally.On to the whole story: Unless you are willing to purchase a garage, get ready for parking hell! Management does not monitor parking of residents. When you come in during evening or early morning hours, expect to play pac-man with cars parked on median, in front of sidewalks and curbs. There is a parking shortage a sense, however, most of this illegal parking is due to people being lazy and management being lax. This makes the apartments feel less luxurious and quite honestly, a bit ghetto. Several residents who rent garages even have to post signs on their garage doors not to park in front of their entrances.I am not sure how they go about qualifying leasing apartments, but there seems to be quite a few people here who do not meet the income requirements, as I see 3,4 and sometimes 5 adults living in a one or two bedroom apartment. When this practice occurs, less than savory folks tend to start appearing - that is exactly what has been happening as of late. I am not sure if this has to do with the entire leasing staff being hispanic, but this complex is NOT DIVERSE AT ALL. I am hispanic and noticed this.Staff is pretty terrible. Late or no response to requests for information. The manager specifically will hide from residents and relay messages through leasing agents if she does not want to deal with situations that arise. I cant even begin to describe some of the situations that have arisen.With all that being said, if you have no need to deal with the leasing office on any level and plan on getting a garage, this is the best for the money.
THIS IS A TERRIBLE PLACE They lied about fees . They tell u you can only have 2 visitors less than 7 days AFTER you pay the fees and first rent. They DISCRIMINATE if your not latin decent!. Security patrols and thinks they are the law! DONT waste ur $ in a BAD place like this!!!
Parking is horrendous, front doors are poorly adjusted so they slam shut EVERY time, making your whole apartment rattle when each neighbor leaves his or her unit. Electricity is shotty causing the lights to constantly flicker and the breaker to pop for no reason, ultimately increasing the electricity bill. One day the fire alarm was triggered and sounded for 6 hours, 24 hour emergency maintenance would not answer their phone, nor would management. They now allow pit bulls on the premises, so their pet policy is garbage. They try and enforce a pool limitations, yet every weekend is an unregulated fiesta at the pool. They now want over 1400 for a 3 bedroom = INSANITY. Save your money
I been here for two years, the parking and the smell of waste is the worst part of this place, I pay 1400 for two bedroom apartment and expect me to pay an extra 125 a month for a garage because they decided to build less parking space on purpose, if youre here after 8pm good luck finding parking because you wont, and if you park on none parking location due to the lack of parking they will leave a sticker on your window letting you know, I work overnite and get home at 5am with no space whats so ever I have no choice but to park in none parking locations and every single day is the same thing, drive around completely packed to then look for a none parking and get a green ticket, the smell of toilet disposal at nite is way to much if I had known about this issues I deffenetley would keept on looking, positive is nice apartment interior and exterior and secure for the most part, nothing real special of this place you pay for everything and when I say everything I mean everything even garbage disposal and is not valet, 1/5 stars dont recommend and envy those who are looking elsewhere.

Not a good experience, noisy neighbors with a lot dogs barking all the time. Thin walls and the rent increase from one year to another is huge. I am glad that I am moving out.
Parking space is always a huge problem! And becarefull where you park it can get towed!!!!!!Also the manager of the apartment is a total pain on my ass she went to see the apartment, it was ok(2/2) with a price of 1250 after all the trouble we went to sign the next day and it went up to 1350! And gave me attitude for now reason!2 weeks after we moved in I got charge 50$ for leavin a bag in front of my door for 10min when I was clearly going to put it in the trash!Advise do not move in, dog poop everywhere, bad customer service and residential parking sucks.
My roomates and I moved into this complex shortly after it opened in 2014. Although the original management team was friendly and the apartments are beautifully updated, they lacked organization. As we are all students, we signed our lease with the understanding that there was a working business center, with printing, that could be used when needed. Of the three computers, only two worked in the center for the majority of the time that we have lived here. In addition, the printer has not worked the entire time that we have lived here. Generally for easy-fix reasons like lack of ink, paper, or wifi connection.The parking for this complex is inefficient and fines/towing for parking outside of a parking space are intense. We have purchased a garage and had to print (using FEDEX printing because we do not have an operating business center) signs that politely ask other residents not to park in front of our garage-- blocking our cars. The new management team have yet to address the problem but have definitely addressed the fines and towing.The new management team cleaned house when they got here. They are rude and will not answer the phone. When they do they generally hang up. The previous management held community parties for holidays and sometimes just for fun. The only communication we have had with this new team is reprimands. Parking being one of the most common. Recently we were told that we are not to have more than one guest at the public areas per lease holder. I understanding not wanting people to have huge parties at there house but generally, people have two parents. I, for one, would like to have my parents over and allow them to join me at the pool.This week we received minimal notice that the maintenance team would be entering our apartments to install cabinet knobs on all our cabinets. When they arrived, before 12am, my roommate was still sleeping and, rather than using the doorbell, they pounded on the door screaming maintenance. They then entered our home and were obnoxiously loud as they laughed and pounded the cabinet knobs into the wood. They then unlocked my roommates bedroom to find him sleeping and slammed the door shut. (mind you, there isnt any cabinets in the bedrooms). Another huge maintenance issue is the breakers. Our electricity goes off at least once every two days due to circuit breakers.Lastly, there is only one dumpter for the entire complex and it is disgusting. It is built on a swamp and they do NOT provide pest control until you call and complain. You have to call every time you want them to come. I have even heard some neighbors say that frogs get in the ground floor apartments. Our front door hung crooked and whenever we open a window in our apartment the wind howls through our apartment.
Parking is a HUGE problem here. When I talked to the office manager about resigning my lease I was informed that the parking lot would be fixed. They were all set to start the construction on the parking lot the first week of July. This was clearly a lie to convince us to resign. Its now the last week of August and they are still waiting on a permit for the construction. I work at a restaurant and frequently come home late at night when parking is the worst and have been told by the office to just park along a curb even after I informed them that one time while my car was parked along the curb someone backed into it. These problems are bad enough as is but to make matters worse my car was recently towed. I went to the office told them that they towed my car I was told that no cars had been towed that day and my car must have been stolen. After talking to the police I found out my car was in fact towed. I went back to the office and asked to speak to the office manager. She was unavailable to talk to me, just like any other time I have an issue to discuss with her. One of the other employees in the office handled it and they claimed it could have been the police, fire marshal, or a resident calling to complain about the illegal parking I was told to do. After getting my car from the towing company they told me my car was towed due to the contract they have with the complex. In the end the complex was responsible for my car being towed. Clearly they do not care about their residents since they didnt have the time of day to be bothered with it.
