The move-in process went very well. They are in the process of renovating all the apartments so we had a little bit of maintenance the first day coming on, but that was nothing to complain about. The new renovations look very modern and I’m glad they are taking the time to do that. My only negative comment is that the shower was filthy of dirty and paint whenever I moved in and took me over 2 hours to scrub it all out. Outside of that the rest of the apartment complex is great so far.

Service employees were great and very satisfied. Cross Timber has not contacted us regarding the leak in our ac coils. We do not like being without ac because it is frozen. Need assistance.

Location is great, but maintenance is ridiculous! My husband and I signed a short-term lease and paid all expenses UP FRONT. I expect all issues to be dealt with in a timely fashion. We have complained multiple times about the garbage disposal not working and NOTHING has been done FOR A MONTH. Now its so bad that the sink is backed up; I cant properly wash my dishes with either side of the sink. They sent someone out twice and its still not fixed. I was considering lease renewal, but Ill be looking elsewhere.

I have enjoyed living at Cross Timber Apartments for a little over a year and now they have a new property management company that has renovated the clubhouse and it’s absolutely beautiful! I definitely recommend Cross Timber!

The Good:-The location is convenient. Multiple grocery stores within a 3 mile radius.-They have a pet-friendly policy (maybe too friendly). The pet fee is a one-time payment, which is cheaper than most other apartments that charge you monthly.-Good maintenance staff.-The gym is small and thrown together, but its better than nothing.The Bad:-Without question, the most glaring issue here is the construction of the apartments. This is obviously where they cut costs. THE WALLS AND CEILING ARE PAPER THIN! I can literally hear every conversation of the neighbors above me and beside me. If you live on the 1st floor, you will have to listen to every single footstep the people above you take. This may seem like nothing, until youre trying to sleep at night and your upstairs neighbor has a child or dog that feels like running around or barking (Ive experienced both). Or if they have their TV on. You hear EVERYTHING. Unfortunately, you shouldnt expect peace and quiet if you choose to move here.-While the staff is nice, they are my 2nd biggest issue. Mainly because they do not enforce the policies that are in the tenant contract they created. For example, theres a rule to pick up your dogs poop on the community lawn. However, dog poop is EVERYWHERE, even on the sidewalks.Another policy not enforced is the quiet hours. Quiet hours start at 10pm, but we have an issue almost every night with people blasting their TVs or playing loud music after quiet hours go into effect. The front office will do nothing about it. They tell you to call a resource officer who will just knock on their door. If the tenant doesnt answer, the officer just leaves and youre stuck with the problem. I know because Ive had to call him more times than I can count.One more policy I want to touch on is the drug policy. My upstairs neighbor smokes weed in his stairwell and, because the walls are thin, that smell gets into my apartment. Whats worse is the smell gets on my work clothes, so i have to wash them multiple times so I dont show up to work smelling like weed  When I brought this up to the building manager, she said they allow it because of state law, as long as they smoke outside. I then asked, What about the kids that play outside? (Because there are alot of them). She didnt have an answer. So when people smoke pot on the property, you just have to hope that your kids dont get a contact high. Absolutely ridiculous.-The quality of tenants is a concern. Within two months of living here, a car was broken into (they have no security cameras here, so I suggest investing in a dash cam). People here throw their trash anywhere. I step out of my apartment and theres garbage everywhere. People will also leave their trash bags right next to an empty dumpster instead of putting it in. As previously mentioned, some people dont care that they are loud after quiet hours. They will have parties and get togethers at 1am. There have been three different people who have lived above me and ALL of them broke this rule. Even if you report it nothing will be done about it.-As mentioned earlier, Ive had to call maintenance many times. This is due to the appliances consistently breaking down. Some of them need to be replaced but the apartment will not replace them.-If you live on the 1st floor, the carpets will get flooded if there is heavy rain. This will leave the apartment smelling like mildew.-The buildings to the left of the entrance (Building 3 and 4?) are located directly behind a 24 hour car wash, so be prepared to listen to the machines and loud music early in the morning.Conclusion:I absolutely recommend looking elsewhere. There are better options that are cheaper. If there were any reviews that mentioned all of the problems Ive had, I wouldve stayed somewhere else, so hopefully this helps. But, if you MUST stay here, then do NOT get a 1st floor apartment. You will be miserable throughout your entire contract. 2 out of 5 stars.

I was a little anxious about moving into another apartment due to prior issues I had. But I can honestly say I’ve never felt at home before! It’s very peaceful and quiet out here. They keep the property very well kept! And the size of the apartments are amazing with walk in closets! You’re also right across the street from crest and a few miles from Walmart! I love the location!

I’ve been at these apartments for a year, prior to the new company taking over in fall 2018. The old company was very slow with repairs. However, this new company does an excellent job ! The main outlet in the living room wasn’t working. I told the apartments and not even 24 hours later they repaired it ! I was really surprised that it was taken care of that quickly. The service is great and the people who work in the main office are very nice and welcoming. 😁Other than that, the apartments are very clean and spacious. They are in a great area of town. I would highly recommend anybody to live here !

Cross Timber apartments are very nice well kept apartments. They are super quiet and a great place to call home! Not only are they super nice but the management staff is out of this world! They are super friendly and always there to help! When you call in a maintenance call they get it fixed the next day! I would recommend the apartments to anyone!

I WOULD LIKE TO SAY MS RENEE AND MS VICTORIA ARE THE BEST MANAGERS OF CROSS TIMBERS APARTMENTS. THEY TREAT U LIKE FAMILY VERY COMPASSION, BUBBLY ATTITUDES, I JUST LOVE THEM BOTH. THE TENANTS HERE ARE VERY NICE, EVERYBODY TREATS EVERYBODY LIKE FAMILY HERE, ITS A CLEAN ENVIROMENT, AND WHATEVER U NEED MS RENEE R MS VICTORIA R RITE THEIR TO MEET YOUR NEEDS . Since they have changed management this is a good place to live. The Maintenance crew is incredible always up first thing working and leaving late in the day. Management has been friendly when I need to come into the office, has also fixed the gate issue and now works all the time at a certain time. Very happy with the changes.

I enjoy staying here at Cross Timber Apartments! I never had any problems. The staffs are awesome! Everyone is friendly. And the best part about it were right across from Crest. Its a very clean apartments. I will be staying here for a long time.

I moved in beginning June, Its been 3 months of wonderful, there have been several community gatherings at the pool to meet to neighbors, everyone Ive met here has been super friendly. Renee, The Property Mgr. and Victoria, the leasing Mgr. are both Truly oriented on taking care of the property and the tenants, I never want to leave.

Pros:The apartments are very new and some have never been lived in. The pool is nice and the closets and hallways are very spacious. There is a small dog park that we appreciate. I like that they offer a house clause. The complex is very quiet and the neighbors are nice.Cons:Ive noticed that the employees are constantly being turned over for some reason. My biggest complaint is living in a downstairs apartment, the upstairs neighbors can be heard VERY easily. I am very disappointed with the construction of these new apartments for that reason. I expected these luxury apartments to be well built with plenty of insulation for noise, but we can hear our upstairs neighbors constantly. I have talked to them, and they said they used to live in a downstairs unit, but they couldnt stand hearing their neighbors anymore, so they moved upstairs. If you have a small child, they will be heard running through the house by your downstairs neighbor constantly. We can sometimes hear them having conversations. Not what they are saying, but we can hear their voices. We are leaving due to the level of noise we hear. Its a shame because the rest of the aspects of these apartments are very nice. Do yourself a favor and get an upstairs unit.

Buildings are poorly constructed. If youre looking for a peaceful, quiet unit, pray for good neighbors or look elsewhere. Im in a downstairs unit and its a nightmare. There was a fire in a unit connected in my building and there was some water damage in my apt as a result. I cant imagine what the other unit will turn out like after how poorly they handled the issues in mine. They knew I was out of town, said theyd have professionals coming to clean up so not to worry. I came home and all my lights had been left on and my nice towels had been pulled from my shelves and thrown in the burnt smelling water. It stunk something horrible. I had to wring gallons of water out of the towels and rugs before I could even get them in the washer. That is ridiculous! There are floating wood floors! Who in their right mind thinks that is cleaning up?! They didnt even check the other rooms for water as I found my guest closet was saturated and nothing had been touched. I had to ask them to come pull the carpet. They pulled back the carpet, cut out the carpet pad underneath and set up a fan, leaving all my lights on again. They came back for their fan without telling me and have yet to put new carpet pad in. The room stinks. The carpet needs to go. Im so incredibly disappointed in my choice to live here. Theres a dog waste problem too, which is sad considering they provide waste bags and trash cans for free! I wouldnt recommend this place at all except the location is good and I feel safe. Im working on finding a house instead and will be spending a lot of money just to get out of here and the long term lease I signed. Keep looking!

Cross Timber is a wonderful place to live. Great location you have Walmart, Crest and restaurants all within a mile or less. We also love that Fisher Elementary is in their district it’s a 10/10 star school. The staff is always very helpful and get things done on time. Maintenance gets things fixed promptly. It’s very quiet over here. I have zero complaints!

I appreciate the folks at Cross Timbers Apartment Homes. They have been very responsive to everything that has been requested. The professionalism of the staff, the upkeep of the grounds and keeping the apartments looking nice is what keeps me here. They even have discounts to 10Gym and to PubW. My husband and I needed an affordable, short-term place to stay while he was taking classes at the FAA. We found Cross Timber because they offer a job transfer clause allowing tenants to sign a 12-month lease while allowing them to get out of that lease early if the tenants job requires a transfer (after a minimum stay of 3 months or so). We have been very happy with our choice of moving in. I do think that there are some things that should be known before moving in, though.First off, it was very important to us to find a quiet apartment. We have found our apartment to be VERY quiet. We very occasionally hear our neighbors slam a cabinet during dinner time, but thats nothing. It often seems like were in our own building. I should mention, however, that we are in an area of the complex surrounded by several vacant apartments. Unfortunately, there are other areas of the complex that weve seen that do house louder tenants.The main problems weve witnessed while living here are other tenants not really cleaning up after themselves. For instance, there is a dog park toward the front of the complex which we were initially excited to take our dog to. After a couple of trips to the dog park, we found it was simply too difficult to navigate around all of the dog poop and we just stopped taking our dog there. The complex has made SEVERAL doggy-bag/garbage stations available, but people simply dont use them. (This seems to be a universal problem with apartments, though.)Another thing to be aware of, during the winter, we found that the apartment got really cold, really quickly. Were not from Oklahoma, so maybe the brutal wind just sucks the heat out of apartments and this is all normal, but to us it felt like the apartments are not sealed super well. Although we werent using it, we realized that the second bedroom would be waaaaaay too cold with the door closed at night. If you plan on using the second bedroom, I would strongly recommend investing in a window insulation kit or something of that sort.

Brand new apartments, always quiet which is great since I brought a new baby home my first year here. Dog park is nice and the vallet trash service is amazing since I hate having to take the trash across the parking lot. Staff is always helpful and friendly.

What a horrible apartment complex. The people running this place are a complete joke. Denise and Patrick are completing rude. Denise literally will tell her customers she doesn’t care and neither does her bosses. And Patrick, the apartment manager. Will pretty much send harassment letters. Accidentally send eviction letters more than once. They won’t take care of weather damage to your apartment. Don’t go here.

I moved here from Florida and needed something close to my new job at the Mike Monroney Aeronautical Center. I love, love, love the location! I love that it is close to my job, groceries (Crest & Walmart Super Center), shops, the movies, and the intestate. The staff is friendly and answers as many questions as you may have. I love the FREE Membership to Planet Fitness (that I still need to register for, lol) and all the other discounts offered for living here! Oh, and I love I can walk to get my pedicure!!! The dog owners are nice and respectful. Haven’t seen poop anywhere!

Here’s everything you need to know about these apartmentsLet’s start with the good things about these apartments. The location is fantastic. You’re right across the street from Crest, Walmart is down the street, it only takes me 6 minutes to get to OCCC, and most of the fast food joints are within 2 miles or so. The community is pretty quiet with the exception of upstairs neighbors. The overall feel of the apartment is nice as well. I live in a two bed, two bath and the guest bathroom is ridiculously spacious as well as the closets and I LOVE it. When I signed my lease with Carlsbad, I did not have to pay pet rent. This was a huge proponent of why I chose this apartment. Water, trash, and sewage was also a flat rate of $40 a month. You really can’t get more bang for your buck. The Carlsbad management people were the friendliest and most helpful people I’ve met. Lastly, VALET TRASH. They pick up your trash from your front porch every Monday, Wednesday, and Friday. Oddly enough, this is something the new management company kept.Here’s why I will not be renewing my lease. Everything was perfect before Carlsbad was replaced by the new management company, Yarco. None of the residents were given a notice prior to the new change. We got a note on our doors on the day of the change stating Carlsbad is no longer managing the property. Now, with a new management company, I knew there would be an adjustment period, but they tried to charge me late rent because they lost my check for rent and never contacted me. Instead, they put a notice on my door with the a different tenants name. So, when I went to the front office and they told me it was for me, I brought my receipts showing I had paid rent 3 weeks ago. It took 2-3 phone calls, 3 office visits, and 2 emails before they finally took off the late fees and found my check. This should have never happened or they could have at least contacted me rather than putting a notice on my door. The new staff is also incredibly rude and lazy. The pool is now completely disgusting, although, the ducks don’t seem to mind it. Also, when I asked them to turn up the thermostat on the hot water heater, they scratched the wall and never fixed it.We also lost almost every one of our amenities, minus valet trash. The security gate out front hasn’t been closed since Yarco took over. If you look on google maps, there’s a Pub W almost within the same parking lot. When it gets busy, customers will park either in the street blocking the entrance of the apartment, or in resident parking lot. Since the security gates never close anymore, people will also try and break into your car which I found out when all of the electronics displayed they are disabled due to anti-theft measures (go Honda.) We are no longer getting our discounts at Pub W, Heyday, or a free membership at Planet Fitness.Minor annoying things:1)The office hours for Yarco are during times when most people are working2)The washer is absolute trash. I put in maybe 3 shirts, threw in a tide pod, and by the end of the hour-long wash, the tide pod hadn’t even dissolved. Sometimes, the water doesn’t drain leaving clothes completely soaked, yet, still dirty.3)The smoke alarms are INCREDIBLY sensitive. The heat from the oven or even steam from a shower will set these bad boys off4)You cannot pay rent online. Also, no resident portal for the time being.5)Walls are super thin. I can hear the neighbor’s conversation crystal clear every morning and they aren’t even talking that loudly.6)No gymNow, if you’ve made it this far, take my recommendation of picking ANYWHERE else. Avana 3131 was my second choice. Choose an apartment that is still managed by Carlsbad. They were absolutely amazing. Especially the manager, Patrick. Pick a place where you can use your own washer and dryer and a place that actually closes their security gate. I really tried giving the new company the benefit of the doubt, but the longer its been, the more things they mess up. R.I.P. to these once brilliant apartments.

Management pays very close attention to details of running this complex. I experienced a problem with an unwanted door knocker, management installed a Peephole and provided numbers where if it occurred again I could get someone over here. Cuddos to the organizations.
