I would not Recommend these apartments to anyone they will tell you that you are approved and then wait two weeks before it’s time for you to move in to let you know that the person who is supposed to move before you did not move and they have to push your moving date back 30 days which changes the price of your rent (higher) just so you can say cancel my application this was the worst apartments I ever had to deal with. Now I understand why they are short of staff. Very unprofessional
I have been having issues with my AC not running correctly.....I had put in the work order and it still hasn’t been done. I’m now to the point where I will not be renewing due to this not being handled.After calming myself down...I realized the wonderful ladies in the office are doing everything they can to make sure every resident is taken care of! Everything has been fixed and I have now decided to renew and stay at The Warwick!
I can honestly say that Latoya is the best. She went above and beyond for me when I had an issue with one of the valiant properties. It was not her problem but she took it and walked me through the steps. I would recommend anyone to live on her property because she will be transparent and do right by you!!!

I have enjoyed the staff at Warwick. Everyone is great. When I went into the office about a leak they got someone out right away and fixed the problem very quickly.
I had lived at this complex twice. The first time, I had no issues! Office staff was great. Apartment was great. Such a good experience that I decided to move back.What a huge mistake. 2 weeks after I moved in we had a bad storm and took out a lot of the chimneys (this was in August) it took 6 months to the giant hole in my ceiling to be fixed. I had to buy a tarp and staple it to the ceiling to try and conserve some of my heat since it was now winter. The contractors showed up at 8pm on 2 different nights to do the work. This whole time, not a single phone call back to me...no email responses...nothing.Same happened when my dryer died. Only took a whole month with no contact, regardless of my effort until I mentioned calling corporate. You need to order it? Fine. But tell your tenants.Ive since moved out. Ive tried calling 5 or 6 times, left voice mails and such to try to get someone to call me about if anything was owed. Ive STILL not heard anything and its been over a month.They left a voicemail for me as a package was delivered to my old apartment and the current tenant was nice enough to tell them. Ive called back 3 times now and still nothing.Its a joke. And I cant even say it was a difference from the buyout from Radco to Valient. Not worth the time, frustration or money any more.But let me tell you, you owe them anything or they need something from you, you better be on it.The pro to it, you are really close to a lot of things being on NW Expressway.
Have not lived here very long but, my experience has been positive so far. I had an issue with the washer and the maintenance man Josh came and fixed the problem within a reasonable time frame. He was very friendly. There is a lot to do to take care of this large apartment complex the management, maintenance, groundskeeping work to accomplish this as a team. You cant please everybody all the time but I am satisfied and happy with my experience so far with the Warrick and the employees. Doretha, Shania and Shelby in the office have been very helpful with any questions I have had. They have also worked to resolve any issues I may have. A big thank you to the Warwick and everyone who works there.
The staff here is nice! I love how close everything is! My apartment is just right for me and is quiet.
Poor packing. Tenants speedingThe building are numbered in a very confusing way. Very clean and nice buildings. Accessible to several shopping centers and a major hospital. Some tenants were kind to stop and give me direction. Over all more good than bad.
Daughters apartment cute layout grounds were being maintained over priced but my daughters happy there
If I could give this place a zero star rating I would. This is the worst and most unprofessional apartment complex! If you are thinking about moving here, think again. Seriously, this staff has seriously screwed up our moving out process. They provided no notice that our lease was coming to an end, then when we put our notice in last month, they somehow managed to lose it. Thankfully we kept a screen shot, and sent it back to management. We have been waiting since last week to hear back from these people in regards to a $2000 account balance. That unit is no where in hell close to being worth $2000. Someone in management talked to us about our final pro-ration being around $400-$550.
For as much as you pay there is very little concern for the residents. The water is shut off every other day, the property is not very well taken care of (I.e trash, need to salt, SO MANY pot holes), vital information is provided last min. (I.e rent adjustments, power restoration) and administration is slow to react to issues/concerns ( I.e maintenance, water stays off all day) . I’ve payed less at places where people seem to care a lot more.
Everyone at this property has been amazing. I am moving into a sister property and one of the leasing works at both properties. She has been amazing helping when I was struggling with the website. Amazing manager and other staff who work in the office.

I have never written a review before, but I hope that my review can be helpful to whomever may be looking at renting these apartments. I would like to save you the years of headaches that I went through. The best thing about this apartment complex is the location--I loved being in this part of the city. However, that is arguably one of the only benefits of living here. The updated apartments arent actually updated, instead, the updates are just the preexisting features painted over. In the 3 years I lived here, these are all the problems I had: apartment had a hole in the ceiling from water damage and postponed move in--the apartment wasnt checked until I went to the office to get the keys to move in; 2 water heater leaks months apart that were not properly fixed, both of which flooded my apartment; washing machine leaked after maintenance had repaired it (they forgot to hook the water line back up to the machine when they were done) and when I called about my apartment being flooded as a result I was told to just mop it up myself--took them another 24 hours to address the problem; carpet was replaced 3 times due to water damage and still wasnt done properly; upstairs neighbors flooded their apartment and subsequently flooded mine (video below)--took 2 weeks to repair the hole in the ceiling, the damage to the dry wall in my bathroom was never fixed nor was the warped floor boards, they also tried to get me to file an insurance claim before they would repair anything, even though it was not my fault; called maintenance 3 times to fix my washing machine because the hot and cold water were hooked up backwards, after 4 attempts, it was never fixed, so I eventually gave up; SO many bugs and roaches that I had to thoroughly clean my stuff before I moved out; they updated my bathroom by just painting over the shower--the paint began to come off within a year of living there, I submitted numerous work orders to address this problem, none of which were addressed--I didnt even use the master bathroom shower the last year that I lived there because the peeling paint was so bad (pictures below); the windows and patio doors leak horribly when there is any decent amount of rain--I submitted a work order to fix this, however the fix did not help the problem; my neighbor once asked me to call the cops after her boyfriend beat her up, I did, which then made the boyfriend mad, he proceeded to watch me every time I took my dog out after that and would bang on my walls at all hours of the day, I was told to call the security officer and he would check on me while my Fiancé worked nights, he never returned my calls or addressed the situation; my mother, dog and I were attacked by two other dogs a few months ago when I walked out of my front door; I was repeatedly enrolled in the apartment complexs insurance program despite the fact that I had my own insurance, the last time I tried to get them to remove me they didnt, so I ended up paying for about 4 months of their insurance when I didnt need to. Some of these issues were with the previous management, but some were also with the new management. I hope that the new management improves the experience of living here, but, personally, I would not recommend this apartment complex. You can find much better places for the same price range.
Leasing agents are wonderful folks here. They do their job, dont react or over react. Thats stable. What isnt so nice is the small apts for the higher prices and ad on like water, sewer, gas, electric, or whatever ploy the owners are currently exploiting. The place is clean and well organized. Apts are old but made to look new. My opinion is they are overpriced and ridiculously overpriced.
I wrote a review a prospective customer and had to move in because they refused to refund my deposit. Since moving in 10 days ago, a man has slept in the indoor access to my building. I have contacted the courtesy clerk and they refused to respond or even return my call the next day. This place is horrible. Run!
Horrible manager. There was a apartment fire that was their fault they showed no sympathy. Got moved to another unit. Had complaints about the neighbors. Such as parking, smoking, also had maintenance issues. All these would not get the appropriate response. We were told we were the most picky tenants and that we are not pleased with anything. Do not live here!

I wouldn’t live at The Warwick again if you paid me to do it and I recommend you avoid this place like the plague.The first big issue we ran into here were the bugs. The used to spray pretty thoroughly, but at a certain point they decided to stop requiring that tenants move furniture for the spraying and now the bug guys come through, hit a couple corners, then they’re gone.The second issue we ran into was the AC. It leaks if you set it below 75, which is nothing in these Oklahoma summers. We dealt with this off and on for well over a year before giving up. They would send someone out to “fix it” and they would blow out any clogs and call it good. We just left bowls in the hallway with the vent to catch it all but if we were gone for more than a few hours during the summer they would fill up. Pretty sure that this is the reason our cat got sick once.We started to run into issues with staff. The maintenance team is great and as helpful as they can be, but the leasing office and management team are pretty difficult to work with. The only reason that I can find for this is that the staff turns over COMPLETELY every year or so. This means that no one there gets to know the tenants and keeps track of the ongoing issues that happen.The final straw for this review happened a couple months ago. Late one night we heard water rushing in the walls. The emergency maintenance guy just shrugged it off and said they’d be back in the morning. Overnight the bottom floor flooded when a pipe burst under the stairs. This happened about a month after they discontinued our renter’s insurance (which came about two months after the entire building changed ownership and they assured us the renter’s insurance wouldn’t be changing). There’s still a hole in the wall and no effort was made to reach out to us about the issue. Got a chance to chat with the plumbers and they were unsure of whether or not they’d have to contact city inspectors about it because every building has the same old copper pipes. The office employees have again remained unhelpful during this process, not even taking the time to apologize about the trouble we’ve been through. No attempt has even been made to make this right with the stuff we lost to the flood. We were already planning on moving, but a gesture of discounted rent or letting us out of the lease early was never extended. When I’ve called (emails don’t get a response and their office hours line up with my work hours so it’s been difficult to have an ongoing conversation about this) the employees seem to barely remember the flood that ruined 3-4 apartments already. In fact, every time we try to talk to employees about it they get defensive. I just want someone to make this right.This place is insane and should be avoided at all cost. Every time it seems like it’ll get better it only gets worse.
Ive lived here twice. Once in college and about a year here recently. The location is great. It always has been. Youre close to a lot in OKC and close to highways for easy access to other places. The complex is mostly quiet. The new management has been responsive to things and has been really helpful. Ive had a couple issues with appliances and they have either replaced old parts or replaced the appliance itself. The complex is old, my grandparents lived here once too, but they have updated the look and feel inside of these and they dont feel old. Lots of storage in the units too, which is great. It has 2 different pool areas, one of which is really kid friendly. Love having a fireplace though and the dog park is handy too. I use that more than the tennis courts that used to be there (and I play tennis).
Great service, very friendly, beautiful place to live. They stress the fact we’re facing COVID-19 & try as hard as they can to keep us safe as well as tend to the people who complain about things like wanting to go to the public pool. We appreciate you guys & your service.
Very nice team that is pleasant to talk to, but very frustrating when due dates arent met and you have to extend your services for another week to make do.--Update. I forgot to modify this 😬While the wait was frustrating, it was well worth it with how much work was put into my new apartment. The staff really seem to care and that truly says something about the dedication that goes in.

The office staff is sweet as their new assistant manager was my leasing agent. The property is kept up nicely. Parking isnt terrible and I always felt safe there. Washer and dryers are super convenient in every apartment. Kurt, one of the maintenance, is very personable and pleasant.Literally my only 3 complaints about my entire 15 months there was I was up front about small caged animals (I had 2 rats) and I was told I would owe an additional $600 in non-refundable pet fees ($300/rat) after I had been approved and needed to be out of my previous residence. So just be sure you know what youll be paying before committing if you cant afford the 100% non refundable fee. (Dogs and cats I can understand). The having to remove everything from your kitchen to be checked and sprayed for bugs ever 4 to 6 weeks is pretty annoying. And people have a habit of just letting their dogs run loose through the property which poses a situation for those who have dogs on leash not to mention they are clearly not cleaning up after them.But really only one if those things was property managed issue. Other than that it was a great living experience and I would recommend it.
Ive lived at the Warwick for six years and I love the quiet atmosphere, clean and comfortable living. They recognize every holiday and include the tenants. Its a nice place to live. I love it!
Have been living on property for a year and haven’t had any problems with neighbors or management. They have different layouts on one bedroom apartments to choose from. Mine has laminate floors throughout the apartment with a fireplace. Also having a designated parking spot under a carport is nice if you work nights or for bad weather. Based on my experience I recommend this property.
Great staff and location.
They stole 145$ from me knowing I couldnt move for 3 months then priced to tell me I would lose that money and have to stay the application process again (and pay again) in 3 months! I emailed the different times and never got one answer. Hopefully someone enjoyed my 145$ for doing absolutely nothing
I’m very disappointed in this staff. I’ve had a ceiling that’s falling down for 6 months. Who knows when it will be fixed and it is a safety hazard! I have also had a broken washer for 2 months. I have been asking everyday for it to be fixed and everyday they say they will. I’ve lived here for a year and a half and it baffles my mind that they wouldn’t take care of a resident who has been here this long. I’m most certainly annoyed that I’m paying for an amenity I can’t use. They haven’t offered any discount on rent due to my issue. Only a vacant apartment to do laundry. Which why should I have to carry my personal laundry across the yard to another apartment when I should be able to do it in MY APARTMENT AS ADVERTISED. It’s been two months people!
I’ll start off by saying the new manager, Latoia Smith has handled my concerns in a very professional and respectful manner and deserves 5 stars. I have had problems with the previous managers ignoring our request with fixing the AC. Last summer the apartment got up in the 80 degrees and it was absolutely miserable. No one should have to pay the amount we are paying to go to sleep sweating. Not to mention the electric bill was over $200 a mo. Living in those conditions gave us the push to buy our own house sooner than expected. Latoia was very understanding of the reasoning of us moving that caused us to break the lease. I appreciate what she has done for us and am sure she will be the change this complex needed in regarding management. Very thankful for her.
They did great repairs on my apartment & Chris & scott were very friendly
I believe it could use better security amenities, like cameras throughout the complex. It would also be nice to receive prompt service when a tenant puts in a work order request. It should not take days or even weeks to get unit issues resolved.

Management has been professional and attentive. Pet waste bags are sometimes missing from the stations around the complex, so weve had to get our own. The fitness center seems like it has been neglected (A.C. is out, no toilet paper in restroom). Overall complex looks appears clean, well maintained. I like the location, because of availability of shopping, entertainment. Traffic can be rough though during the weekdays.

Complex is trending downhill overall. Water gets shut off by maintenance with no notice. Heat and AC go out constantly and are not properly repaired. Office does not answer phone. My apartment has flooded three times this year, water damage has caused mold and issue is not being addressed by staff. Corporate office does not return calls or emails. Without question the worst complex I have lived in in terms of customer service. Would not recommend.
Extremely shady... I havent lived here for 3 years. About a month ago, I received a letter from a collection agency stating I owe over $200. I assumed the letter was a scam since I knew I didnt owe any money and this would be the first time I heard of this. So, I called the apartment complex to verify. They stated that they do show I owe $200... I asked what it was for... they said it was a cleaning fee... How do I have a cleaning fee for over $200?!? I remember the final walkthrough with the office lady, and she didnt say anything... we were mainly talking about the new ownership and the changes that they planned to do. You would think that if my apartment required over $200 of cleaning, the office lady would of said something...I am absolutely certain this is an error... How do you wait 3 years to claim someone owes you a cleaning fee... the current company that owns the complex isnt even the same company that owned it when I lived there... Somewhere, an error was made.The lady in the office said they will review my folder to see what they find out... I am still waiting for her response. Also, as they correct this, I still have a collection notice on my credit report. I will report to BBB next if this doesnt get fixed.

Worst apartment I’ve ever lived in! The management is unprofessional and only cares about getting money from you. Our air conditioning started leaking in the hallway and after several times of calling it in they finally came to fix it, but they left the hole in the ceiling. Make sure to triple check your lease for how much notice you have to give before moving out. If you don’t give a 60 days notice in writing then they will continue to charge you rent at a higher rate even though your lease is up! Our apartment was always kept clean, but there were always roaches. Tons of them!

I wish I wouldve*believed* these reviews before I signed a lease and just renewed. I renewed hoping things would be better. I dont even know where to begin. Every 2-3 months we have to clean everything out of the cabinets to spray for bugs, I have no problem with that... If only it would stop the bugs. Every time it rains or storms the A/C cuts off in the middle of the night, when you complain they say that it is working still. People next door use to leave their trash on their balcony, the only reason it stopped is because they moved. I went to renew and thought everything was alright only to find out they never sent the email to my future wife, oh by the way they said it was okay over the phone because me signing it was enough. They charged me for half the month and almost made me pay $150 more for the month I realized, thank god I realized, I was never told. The neighbors next to me play loud music, or maybe its the parking lot in the middle of the night on the weekends, I cant tell all I know is that it is annoying. There is a smell of pot every now and then when I get home, I thought you cant charge people for smoking. Just now I made the honest mistake of parking in the wrong spot. No one notified me, I really thought it was my spot. I parked at 5:00 the guy told them at 5:15 they put a sticker on it at 5:30 and it was gone before 6.... No one told me... I woke up at 5:30 AM thinking my car had been stolen.. I filed a police report and everything. They sent it all the way to Arrow Wrecker for $200... All my bunker gear was in my car so I called my chief telling him that my car was stolen, because I thought it was. I found out by calling everyone. I didnt think it would be them because everyone i talked to said oh they wouldnt, only jerks do it like that. Well this may be private property and I understand there is a policy but there is a way to handle things than putting unknown vehicle and The Warwick does not know the way. They also said they fixed the cat problem... Yeah I see them everywhere. There was a u haul pallet blocking a parking spot for 4 weeks.. did they tow them? no, they just kept it there being nasty.I had my motorcycle stolen from here 3 months ago.. Its a bad neighborhood which is why I thought my car was stolen.
Been living here about 6 months. Overall great Apt. Complex. I like living here and the location is great! I have heard many negative things about the maintenance but they have always been good to us. The staff is very kind and helpful where they can be. good price overall. I will update my review when we move out!
This is a completely different apartment community than it was last year at this time. Its cleaner, brighter at night, friendlier and maintenance is faster. I actually get my work orders completed the next day now, which is awesome. They are fixing lots of stuff around the buildings but its good to see it happening. Im excited for the new clubhouse to open soon.
I moved in this past October and I love my apartment. I have the renovated three bedroom on the ground floor. Its so easy to get stuff out of my car, since I can park right next to the door. I use the carport when theres bad weather. My big dog loves the huge dog park. I love the location close to everything and close to work. The office staff is friendly and fun, and maintenance is responsive and knows what they are doing. Im glad I moved here!
Air went out in my sons apartment, water was leaking all down the walls and into the light fixtures etc ..very VERY dangerous ‼️. it was at least a 100 degrees inside and they said they were out of air conditioners so my son have a illness and still had to live in those living conditions... air is still not fixed and the ceiling is falling through and still haven’t been fixed ....
Maintenance never comes to my apartment, my pest reports have not been addressed. Office has recently not been open when its supposed to be. Staff is very unprofessional. Save your money and go somewhere else

Absolute worst apartment complex I have ever been at in my entire life. The place is falling apart, has hardly any room for parking, and the staff make costly mistakes constantly.
The office staff is great. They were friendly throughout the entire move-in process. We love our new townhouse. The maintenance staff came the next day to repair any work orders we submitted on our walk through.Update: in hindsight, this place has a few red flags. The office staff doesnt communicate well to each other or their residents.
I like my apartment a lot, & maintenance has done a great job of responding to calls quickly. however, i get off work late so it is very annoying for me to have to park at the front of the complex and walk all the way to the back any time i want to get to my car. also, the other night while myboyfriend was parked in a paralell spot, someone side swiped him & dented hir car & tore off his mirror.
The management office is absolutely horrible, I mean horrible with communication. At first the fool you with “nice customer service” then once you live there the office staff is rude and non commutative about everything . Can’t get into the pools or gym they have . Also have horrible parking as well . They’re more covered spaces than open spaces where your vehicle won’t be towed . I wouldn’t recommend coming here to live .

I really wanted to love this place. First, I was supposed to move into one apartment, but upon move in, there were roaches everywhere! Even baby ones.. I picked up my things and left and went back to the office where they said they had a newly remodeled apartment coming available the next day. It seemed fine, so we took it. I’m so glad we only signed a 9 month lease. Within 2 weeks, the roaches started showing up, and nothing was done about it. There were ginormous water beetles in the bathrooms and spiders too. It was a nightmare. I found out I was pregnant shortly after moving in, and I’m so glad I never had to bring my baby home to that place. There were people always digging in the dumpster (right outside my bedroom window) at night. My neighbors were constantly screaming and fighting and would ask us for money. My AC broke several times during the summer, and in the winter we about froze because no air came out of any of the vents. The washer didn’t wash our clothes, the dryer didn’t dry our clothes, and the place where the washer and dryer go looks like something out of a horror movie. I was terrified to be there alone because I’m really scared of bugs. The office staff was always kind to us, but they never answered the phone.
Do not recommend. Out of the course of my 10 month stay at The Warwick, I experience numerous maintenance issues. (2 bed, 2 bath, ground level apartment)1. A/C leaking onto hallway floor: We contacted maintenance at least 4 times when our A/C would stop working and leak water onto the hallway floor. There was water damage around the A/C panel and moving into the rest of the ceiling.2. Dishwasher: Our dishwasher would never drain water. The water from the kitchen sink would run into the dishwasher, and unless we ran it, it would just sit there for days, and even leaked disgusting water multiple times. We called maintenance out on several occasions and were finally told that it is what it is, and we would just have to use more water to run the dishwasher after using the sink.3. Heater didnt work: During the last brutally cold winter, (2018) our heater went out at least 6 times when the temperature outside was below freezing. It finally got fixed, but then wouldnt auto turn off unless we turned the whole system off, causing extremely high electric bills.4. Water pooling in hallway floor: For MONTHS in the spring/summer of 2018, my apartment experienced water coming up through the ground in our hallway. It soaked my bedroom carpet, flooded my bathroom, and caused a giant puddle in the hallway. Eventually, their solution was a giant fan that WE would have to run AND pay the electricity to run it. WE were appalled that they refused to address the actual issue, which had to be structural and move us into another, safer, apartment. There was damage to my bedroom carpet but at that point I was just done trying to get them to solve anything.5. I had extremely loud neighbors that I called the office about numerous times and they never did anything to quiet them, to my knowledge. I made complaints, but no one ever followed up with me via email or phone call.They send out notices for pest control, inspections, etc., literally the day before its supposed to happen. Especially with pest control, its extremely inconvenient. The women in the office are extremely nice, but the turnover rate is astonishing.So, to finish, dont live here unless you like being frustrated all the time. I dont expect my deposit back, because from reading other reviews, they find anything they can to charge you.

I have lived here for about 10 months now and I have really enjoyed living here so far. I love the fact that I am so close to my job - I can walk to the hospital in just a few minutes. I especially love that I am right across from Starbucks for when I need those late night coffees on my way to work! ;) Maintenance have been super helpful with the minor issues Ive had since I moved in and the office staff have always been real friendly with me. I cant wait for the pools to open this summer! My furbaby loves the dog park too. So much better than having the old tennis courts!
If I could give negative stars I would. This has been my absolute worst living experience in my entire adult life. I have had nothing but issues since I moved in with the quality of my apartment. First my washer broke and it has taken them over 2 months (with over 35 maintenance requests/phone calls) and it still has not been fixed. My air conditioning unit quit working and they have left me in an 88 degree apartment for days now with absolutely no response. Their staff is combative and rude, maintenance workers are incompetent (when they even have them on staff). I contacted the corporate company as well and was blown off by them as well. I ultimately had to file a lawsuit against the property.
After reading the reviews I was skeptical about moving here, but I did it anyways. I have lived here since August and I love it! I have had no issues whatsoever. The Staff is super friendly and inviting, they are always quick to answer any question or needs I have. I am glad I made the choice in moving here.
Since moving into the apartments 2 years ago we have had nothing but a wonderful experience here. My apartment is beautiful, the entire staff goes above and beyond. Pet friendly is amazing!!!!! I have recommended the apartments to numerous friends!
The absolute worst people on this Earth. They discriminate against people with disabilities. I have severe anxiety and these people will not allow my emotional support animal to visit. Even with the psychiatrists note stating that I am allowed. They charged my boyfriend $300 under the assumption that the dog was living here(which he was not.) ESAs are allowed to live with tenant or visit under the fair housing act.They are ridiculous and very, very rude. Do not live here. Especially if you expect them to comply with FHA requirements.Should also be noted that the apartment came with many problems! Read more comments because all of them are insanely accurate.

Apt. 255Review: 3.5Ive been at Warwick since February and I really like the area. Office staff has been great to me. Personal favorite being Bonita. The reason my review is what it is mostly stems from the maintenance of the apartments. They respond quickly for me but the problem doesnt stay fixed very long. Mostly the AC. Its been out about 6 days total since the end of April randomly, not all in a row. I havent had the bug problem Im seeing from alot of other reviews. Outside of the AC, I have low water pressure in the kitchen and the dryer kinda sucks. Outside of that I really have no issues. Im easily satisfied but if I had kids I would have a different opinion.
If you are reading the reviews for the Warwick, please take them seriously. I wish I would have before we moved in. To be honest, the first year and a half at the Warwick were great. Sure, there were issues but they were always handled in a timely manner, and I never felt like the office staff considered our problems a burden.Pretty recently, the entirety of the office staff changed, including the manager. That is when things started to go downhill for us. We went almost the last 2 months in our apartment without working AC, and untouched water damage and mold from the AC. Throughout this ordeal, I was told on and off again that my apartment was a high priority to get fixed. We first notified the apartment office about our AC the first week of April. It wasn’t until the first week of June. I tried to be patient through this, but it took me having to go into the office on a weekly basis to even attempt to get any information on my AC getting fixed. When it got to the point that it was 80+ degrees in our apartment, I started to ask to speak to the manager. She was conveniently on a “conference call” every time I called in. Even the time that I finally scheduled a time to speak with her she was on a “phone call” and would call me back right away (she never did). But this was not our only issue with the Warwick.If you work an 8-5 job, this is not the place to live, because they almost refuse to accommodate with that. The office is severely understaffed on the weekends, and visiting them after 5:00 on a weekday is almost impossible. They give less than 24-hour notices for things like pest control, which they require you to empty your cabinets, move furniture away from walls and kennel pets. If you do have pets, good luck getting them to understand why you would like to schedule a time for pest control, or other walk throughs to be there with your pet.At one time we did have a bad problem with cockroaches literally pouring out of the power outlets in our walls. When we complained, the person in the office said “well all old buildings have cockroaches no matter what”. As if we were supposed to just accept that we were living with roaches crawling around in our kitchen cabinets.We wanted to stay here longer, we were able to look past issues that we had had, but if you are the manager and are completely unwilling to speak to your residents when they have concerns that isn’t okay. I was angry about not having AC, but even angrier when no one would talk to me about it.If you’re thinking of living here and taking these reviews lightly, please don’t be like me. Find a different place to live, because this company doesn’t care about anything other than getting your rent bill every month and getting new residents. The less than 3 stars with 180+ reviews really should speak for itself.
This place is beautiful at night driving down expressway..but after reading all of these Godawful reviews i have decided to look elsewhere. Thanks for all the info..my dad use to say everybody isnt telling the same lie...believe them!
Warning: do not even consider these apartments an option to live in. Everyone in the office is completely incompetent and they never answer any phone calls. If you need something fixed in your apartment you are straight outta luck because maintenance will never show up to fix it. These apartments dont care about any of their residents. I will never live here again and I will do my best to keep people informed of how awful this place is.
I love apartments, so much so I never want to live in a house. After my experience with Lisa -their automated system/property manager who lives in Atlanta- and the clear disconnect between it and the office staff, Ive started looking for a house to rent or own.Twice now Ive driven across town to look at an apartment that turns out to not be available, even though as it turns out their model home could be looked at and I wanted to see a two bedroom anyway. It was lovely looking but looks mean nothing when youre trying to rent something for a thousand plus a month.Thrice Ive made appointments to see a three bedroom luckily I caught on and decided to start calling before I drive out, and every time its sorry the three bedroom isnt available. As it turns out it wont be available to be looked at until its available to rent which wouldve been nice to know. I only found that out because someone in their office decided to be straight with me and let me know whats up. Nice staff means nothing except someone with a smile to deal with upset people.After reading these reviews across multiple sites and my poor experience with the front office the only reason Im even still considering it is because the pet policy doesnt have breed restrictions. Trust and believe that if I find a community that doesnt Ill be looking there.UPDATE:Went this past weekend to finally see a three bedroom flat, at least that’s what they told me, I tried to call ahead one hour before but no one was in the office and it was still empty when I got there. Had to wait for someone to come back. They made it back in time for my viewing and said they were taking me to a townhouse even though I wanted a flat. It was in my price range so I went and looked. I loved how it looked, newly renovated and all, I asked when it would be available and they said the one we were in was already leased and another one like it wouldn’t be ready for another few weeks. Mind you I told them I needed to move in the next week. Also a flat wouldn’t be ready until after I needed it as well.Idk how they behave once the lease is signed but if this behavior is indicative of the future there I wouldn’t trust the office staff with a goldfish much less paperwork on my home. They couldn’t even keep in mind what my needs were, showing me things I didn’t wanna see, and I had to continually verify appointments and the information I had given them more than once.Found a lovely place in Norman and I can’t wait to move in!

The water to my apartment is off nearly every day between 11am and 1pm or longer. Office says tough luck. Repeated entry of my apartment without required 24 hour notice. Office says theres nothing they can do. $50 for a key to the fitness center where half the machines are non-functional, and purely for decoration.The paint is a primer coat only, so any kind of moisture is going to stain the paint. And, while I was signing my lease a fast talking guy from corporate was teaching the office girl how to give the required lead paint disclosure and make it seem like no big deal.tldr: Rude staff. No respect for a tenants legal rights. Over priced. Shoddy.*Update: One person in the building said they smell smoke, now everyone is having their home searched, which Im pretty sure isnt legal. This is after a workman was here a week ago after my ceiling turned into a waterfall, which still hasnt been fixed. Do not live here.
I havent started living here, but I am getting concerned reading all this reviews. I love my apartment where I am now, but my roommate decided to move since we cannot afford the cost here. We were planning to sign the lease since we have few days to move out of our apartment. We visited the apartment and thought it was nice. However, all this comments are discouraging. It really sucks having to worry about maintenance, bugs, cats, and pipes leaking when you have school, work, family to worry about. It makes me feel like it is better to find a nicer place and not have to worry about this things. It is actually unfair when you are spending money to get a place you wanna call home. Ive lived in this apartment complex since 2013, and have seen massive improvements since the shift in ownership and management. The quality of the apartments has risen pretty substantially, with most apartments being remodeled. The grounds are kept very clean by an extremely friendly crew that always seems to be working by picking up trash, mowing the lawns, and keeping the breezeways clean. Before management shifted, maintenance was hit or miss; typically it took at least two visits for a simple problem to be fixed (poorly), often more, and that often took a couple of weeks at the least. Now, issues are dealt with promptly, and Ive rarely had an issue that took more than one visit to fix.This really is a great place to live. The management is incredibly friendly, and for the most part the people living here are pretty cool. There have been a few issues with noisy neighbors (one night the cops were called on a neighbor), but apart from the typical apartment noise there havent been any issues.I would highly recommend The Warwick. Theyve already improved so much that was wrong with this complex and with the current renovation of the club house and managements desire to make this a more tightly-knit community, it seems that they have big plans for the future.
If you are searching for a new apartment I beg of you to NOT stay here. I have only been here a few months but have had lots of problems already. Nobody cleans up the dog poop and it is everywhere, huge spiders and cockroaches, and even though everything is being remodeled nothing is working. My sink was busted and left a puddle in the bathroom and my a/c is broken down. So once I found out my a/c wasnt working I alert the staff and asked them to fix it before it gets super hot outside and I die inside, their response was that they were not going to fic it till above 77 degrees.The biggest problem for me here is THE STAFF. They will be super sweet to you when your in the middle of signing a contract and moving in but once youre moved in, they no longer care for you. They will let you know youre no longer a priority. I see that the apartments are under new management, but they should really think about getting new staff altogether. Maybe then people would stop dropping like flies from here. Ive had several neighbors move out from here telling me that as soon as my contract is up to leave and never look back! So please if you are looking for a new apartment dont stay here. Save yourself the trouble! Trust me Im doing you a favor.
Friend moved into 3 bed apartment, it was not ready went they said it was. There were roaches in the apartment as well, carpet was dirty. On the good side of things they did refund her some of here money and let her cancel her lease after many trips to the leasing office about the many issues.
My experience with Warwick West has been pretty bad. Management and Leasing office were not welcoming. I transferred from another property of Transwest Properties in Norman, OK, that had great management and leasing staff. I gave a deposit on an apartment and told them two weeks in advance my move in date. When I arrived to move into the apartments, it was not clean and not move in ready. They did put in new carpet and that was it! I had to enforce that they get someone there immediately to clean and get the place move in ready, in which cost me more time with the movers. After 3 months of living in the apartment they completed all repairs.These apartments are old and need updating. Also, they need new leasing management to someone who cares and is a mature, professional adult.I spoke with 3 other tenants who said their apartment was not move in ready and they had issues with the leasing office staff as well.I highly recommend to everyone not to even consider moving/living in Warwick West Apartments.
The staff and maintenance changed several times over 2.5 years. Complex is not as nice as when I first moved in. Corporate offices out of state and do not seem to provide adequate budget to keep up with property Too bed because they are in a great location with lots of potential.
Anyone thinking of leasing this place, please check the horror stories in reviews. I have been through such and it can happen to anyone. I was fool enough to think I liked this place for first few months until our A/C stopped working and we had to call them every week to come and repair. They changed the air system after weeks of nagging. We were charged an unexplainable amount while moving out for cleaning and that didn’t make sense at all since we cleaned before leaving and there was nothing that needed such amount of money to repair. I am guessing they charged us to change the air conditioning.
Once again its summer and the pools were NOT open at 10am like they say.. Sunday only one was open until 2pm the other one opened. Many others at that pool yesterday agree that pools not being upon at the time they say is unacceptable! I will continue to write bad review on all social networks until the pools are open at 10am like posted!
I have a hard time putting into words how much I hate this apartment complex and how much I cant wait to move out. I want to reiterate the roach problem others have mentioned. Its real, its disgusting, and they arent doing anything about it. On top of that, theres a horrible feral cat problem here. Most of the wood is old and deteriorating and a cat had a litter of kittens inside my deck during the summer heat. I noticed as I was leaving for work and called management to please have someone go take the kittens out, which would probably die in the heat. They refused to do anything about it for the safety of their workers (they were KITTENS). That day I came home to see a dead kitten paw sticking out from inside my deck. Now all I want to do is take a shower before I have to head to work and theyve turned my water off for emergency maintenance for the second time with no notice. This was ALL under this new management. Take my word. Do not move in here.
This place is terrible! The water will shut off all the time like when your trying to go to work in the morning. If something breaks you they wont fix it, instead they will talk to you like your stupid. My air conditioner went out for TWO MONTHS they came to my apartment 4 times and still tried to tell me that my air conditioner was working fine when it was 80°+ inside my apartment so if your looking for an apartment that will treat you right and fix things when they break...you better keep looking
Very unorganized and unpleasant management. Maintenance staff is useless, problems reported seem to be pushed aside or completely ignored. The Rent was way too high for the quality of life there. The dog park is a joke and disgusting. Its bad. Turrible.
DISGUSTING PLACE! STAY FAR AWAY! First of all this place is full of roaches and it has a feral cat problem. The staff is rude and especially the office manager, Mikah or whatever her name is. Stay far away from this place unless you love living in filth. They did nothing to fix the roach problem you basically have to figure it or yourself because their pest control is a complete joke! I even toured one of their “remodeled” units and guess what I saw during the walk through? MORE ROACHES! These are filthy apartment managed by filthy human beings I wouldn’t send my worst enemy here.
Reading the bad reviews, I was nervous to move in here, but so far in the last two months of living at Warwick I have not experienced any of these problems mentioned by others. My experience has predominantly been a positive one. I havent seen any roaches in my apartment, the feral cat problem must be improving because I hardly see them around the complex, and the management is some of the friendliest that I have ever experienced. The location is awesome because it is only a 10 minute drive from downtown where I work. There is a Target, Panera Bread, Starbucks, Planet Fitness, and a lot of other restaurants and businesses within a five minute drive of my apartment. You cant beat the location. My rent is more than reasonable and affordable. I love having a washer and dryer in the unit and the apartment is spacious. My neighbors say hello to me. I strongly recommend this complex!
My boyfriend made an appointment with a gentleman to view an apartment that was advertised on their website. We were in the middle of creating a profile when my boyfriend received a call and confirmed the price point and a time to view the apartment. We get there and we met a woman named Giselle who did not acknowledge me but only acknowledged my boyfriend and shook the hand of my boyfriend and led him to her desk. Perplexed, I listened to what she said to him. Suddenly, the apartment we had confrimed on the phone was suddenly not available. But a more expensive unit and a unit that was never remodeled but somehow more expensive unit was offered instead. My boyfriend look back and gave me a worried look. We face alot of discrimination when hunting for a new home and this process makes us both nervous. I had to walk over, hold my hand out to introduce myself to this woman and seat myself at her desk next to my boyfriend. I confirmed with Giselle that the apartment that we made an appointment to see was not available anymore even though we were invited the night before. (After their office hours.) And in addition to that, she told us that we could not view the other alternative units that she had just offered for unclear reasons. We were told that she could not give us deposit amount for either unit until we applied which was $120 plus to apply. She gave us some leaflets and some leasing info and sent us on our way. That really hurt our heart.
Bad Customer service. They will always have water issue, youre in your apartment for without water for two days. Youre on your own. They even dont pickup your phone calls.
The warwick is HORRIBLE at responding to maintenance calls. I have been living here for 3 weeks and put in over 3 maintenance requests. The most recent was the master bedroom flooding. I have called every day for the past 5 days, and they will not send someone to fix the FLOODING in my apartment. It has rained every day this week and it keeps getting worse. Don’t even get me started on all the other problems in the apartment. Not impressed...
The worst apartments I have ever leased. Thankfully I was only there for 6 months, but I wish I would have never picked this place to live in. It looks clean and workers seem professional, but that’s far from the truth. The apartment that I leased was one of the most “renovated” ones. By the time we moved out one of the bathrooms ceiling was falling. A lot of water came down from thar ceiling. The other bathroom had problems as well. Old water from the sink kept coming up, and would make the whole apartment smell. We reported this, and every time they said they fixed it, but they never did. The a/c dripped water in the middle of the hallway and it was so loud we couldn’t even have it on because it wouldn’t let us sleep or hear the tv. The reason we stopped turning it on was because the noise was so loud we had to turn the tv up in order to hear it. One night, at about 9pm, a guy can knocking hard on our door, we couldn’t hear it because of the a/c. Then he knocks even harder and is yelling for us to open. When I open the door this man is really upset and telling me to turn down my tv. So I asked him if he was a neighbor and he proceeded to say that he was security for the apartments and the tv was too loud. The reason I though he was a neighbor was because he wasn’t even dressed in uniform and he was extremely unprofessional with his aggression. I had never had a noise complaint in my life, but after that I never turned on the a/c again. Also, they made us empty out our kitchen cabinets, twice, to add some kind of poisin for the roaches, which is fine, but the workers would never come. So we had to take everything out, to put it back for nothing. Same with the chimney. We had stuff all around it. Made us take it off because they were going to clean it, but they never came. Our apartment was so dark, that we had to have the lights on during the day. The worse was when we moved out. They had initially told us, on two occasions, we would pay a prorated rent the day we moved out. Not on the 1st, on the last day. We moved out mid month when the lease was over. I get a letter a couple days after the 1st of the month saying we had to pay full months rent (even though I wasn’t there a full month) and their attorney fees because we were being sued for not paying on the first of the month. According to them they had given us a “5 day warning” with a letter they mailed to us, but we received the letter 2 days after the 5 day warning was up. They had our information, but they never called or emailed us regarding the payment. Once we fixed that problem (after much going back and forth with them), thinking I was done with them, I get an invoice saying to pay the rent for the month after I moved out. Called them and they said to disregard it. Last, but not least, I get another mail saying we owed them 16 dollars and they sent us to credit collection. For 16 dollars. We had payed everything we owed when we moved out, but according to them we owed them 16 dollars in water for the last half month we were there and that payment appears a month after. No one bothered to mention, when I turned in my keys, to look out for a payment that would appear a month after I moved out. These apartments are not worth your money. Give your business to someone else. I have over 30 years of perfect renting record with no complains for my neighbors or landlord. I have never written a review, but It’s not okay how this business is being managed.
The maintenance people are nice. It has covered parking. The thing I dislike the most is the amount of feral cats and the feces they leave right in front of my car door. Stop feeding the cats! Oklahoma City Local Guides

It’s sick!Maintenance is awful, water marks on ceiling, appliances are bad, things break, place isn’t safe (people try to break in), no hot water or water pressure, washer & dryer HA! The maintenance people suck at there job. If something is broken they say they will order the part and then they never come back to fix it. The office people are friendly but are good liars. They lie so much you believe them when they say maintenance will come and fix it. They never do. Just like they post in this bad reviews saying they want to talk and help us revolve our issues. I would bet that none of these people got the help because they just lie.
I have lived in these apartments for about 5 months. I have been without water 3 times. I went without air conditioning during the hottest time of the year for 4 or 5 days and my boyfriends vehicle was towed without any warning when it was parked in a spot less than half a day. In the 5 months, Ive lived here Ive seen SEVERAL other vehicles with warning stickers sit for a month at a time before its actually towed. I was told upon moving that the only spots that were assigned were covered and the other spots were first come, first serve. I dont recommend moving here, if you dont want to have to shuttle your visitors between their home and yours.
Lived here for a year and a half. Just got out.....thank God. After we signed the 1 year lease, the attitude of management changed. The first 6 months were fine, so we thought that a year would be the same. Well, it started with the carpet fraying in doorways and coming up by the front door. This became even more of a problem when we would cut our feet on the tackles strips. We called them about it and the only thing that came of it was putting an ugly rubber strip in the doorway. I ended up nailing down strips and putting rugs over them. Next our upstairs neighbor bathroom leaked in our apartment. They responded timely, but they expected us to dry the carpet and simply turned off the upstairs water. Our bathroom leaked through our room and into the hall, so instead of replacing the carpet, they removed the padding and left it. Which caused more fraying and issues. During the move, the maintenance men thought that the apartment was abandoned (cause we hired the movers while we were out of town and they left some things) so they stole our tv off the wall. Then the office would not help, they stated that our lease is up and they are not responsible for anything left in the apartment. It was a nightmare that I am still dealing with. They now want us to pay $700 for carpet replacement.
