Not terrible but not great. The water is constantly being worked on and sometimes you’ll get a notice and sometimes you won’t. People have jobs and I don’t pay rent to go to work feeling unclean. A notice is a must so people can make other arrangements. The apartments themselves are okay. I did choose an apartment that wasn’t renovated which is a regret. I’m sure the others are nicer so that was on me. The staff is nice enough I’m sure they hear a lot of complaints over the water so I feel for them.

Things are run down so they break easily. Hot water is frequently turned off. Good luck getting your maintenance requests filled and don’t even try to get in touch with the leasing office it seems that no one is ever there during business hours. They genuinely don’t care about their tenants living conditions

Just moved in two days back, had many issues with the apartment on the day of my move in - AC wasn’t functioning properly and the range wasn’t working at all including convection oven. They should have checked and fixed the apartment before leasing it to someone. Maintenance people were here to look at it as soon as I had my request, but it still hasn’t been fixed and overall I’m not satisfied with the move-in. I wish they fix these sooner.

The apartment has a huge closet and the bedroom is a great size for my king size bed with plenty of room around it. I love the black appliances. The staff seems eager to help and loves my dogs. They give out treats to my pets and always welcome them to come in the office when they are open to visit.

The staff is so great, and truly tries to make sure each tenant is taken care of. They ensure the shared amenities (pool, fire pit, etc) are taken care of, and promptly see to any concerns. The monthly raffles for on-time rent are also super fun and nice!

Bluff Creek is the best! Any time I have had any issue there has always been a quick and thorough response. It has become my home and Bluff Creek staff a part of my family. Ashley, Laura, and Cathy are especially superb at what they do! Any time they see me they always ask how life is going and if I need anything. They truly care for the tenants and I love them for it! I cant forget about Dana (the manager)! She always does what any great manager will do and looks for opportunities to make Bluff Creek better. She actively connects with residents that are having issues and pushes her staff to guarantee success against any obstacle. The grounds and maintenance crew also do an amazing job! My name is Antonio G. I have lived in bluff creek for 3 and a half years now, coming up on 4. The staff is fantastic. October 2018 my new roommate and I are 4 months into a lease. He leaves the state to go visit a girl and never comes back. There is no way I can afford a 2 bed without him, and he makes it very clear he is not returning. I explain the situation to the staff and not only did they work out a payment plan so I didn’t get buried in debt, they also set me up with a single without charging me anything for giving up the 2 bed lease. I will never forget how much they helped me. So in truth I t’s a great place to live, and the staff and owners are honest, good people. 5 star, would recommend.

I originally moved in to a single bedroom apartment in 2017 . My leasing agent was Kaela, she was very friendly and helpful. This year in November 2018 I transferred to a two bedroom apartment and Kaela again helped me make my move very flawless. She also contacted me after my move to see if I was satisfied with process and ask me if there was anything else I needed. Beautiful community and the employees are super nice!

My girlfriend and I have lived at Bluff Creek for a year now. This is the second apartment we’ve had in OKC, the first being Bennett Ridge, so much of this review is in comparison to that property. I would also like to preface this by saying we live in an non-updated unit. I understand they have new appliances/ windows/ shelving in some units.Let’s start with the pros: the leasing staff and maintenance workers are very friendly and welcoming, before and after signing our lease. We have not had many, if any, issues getting maintenance requests solved. The grounds are well kept most of the time. We absolutely love the location of this complex. Walking distance to a park with trails, easy access to Hefner Parkway and the Lake, and it’s close to, but not on, Northwest Expressway.Now the cons, which in my opinion outweigh the pros substantially. We saw a cockroach the first day we lived here, in January. We notified the office and they seemed surprised. They told us pest control was just in the unit the day before we moved and could come back next week. I will tell you, pest control does not help this problem. We dealt with an absolute infestation of cockroaches in the summer. They are in the walls of the unit and the shelves are not sealed well against the walls so there are plenty of hiding spots for them. We do not leave food out, we clean our dishes immediately, and it has never helped. The pest control contracted by Bluff Creek does not do enough to combat the problem. I’ve bought many different types of treatments myself that have worked much better than their “commercial grade” sprays. We are moving out early largely because of this problem and many of our things are ruined by roach poop. We have been forced to throw out much of our furniture for fear of contaminating our new apartment. This unit seems very old; the shelves and cabinets are falling apart and the paint is uneven and sloppily applied. The A/C is also highly inefficient and the master bedroom gets very cold in the winter and very hot in the summer. I have a feeling that once we move out they will gut our apartment to update it. At least I hope so.Before you move in, make sure you see the unit you will be living in. If it is not an updated apartment I advise you to move on with your search. If it is an updated apartment, check as many places as you can for signs of cockroaches; inside cabinets, along vents, and where the walls meet the ceilings are where we see the most evidence. Best of luck!

Be careful! If you apply to live here they will run a hard credit check, lowering your credit score. This is uncommon for landlords, so just find another place if you plan to use your credit in the next 2 years.

I wanted to stay anonymous, but i just had to speak of how professional and and nice the staff are at Bluff Creek Apts. Raven specifically, because she has made it a point to make sure this move was simple and easy considering i was coming from out of state. I can go on and on about Raven and the staff here but i wont. I will definitely tell friends and family about this place any chance i get. Me and my daughter are so happy here. We have had no problems at all and with it just being me and my baby girl i love the fact that i feel safe when i sleep at night.

My husband and I recently moved into Bluff Creek in the fall. We had relocated to OKC from Tulsa after selling our home. All the staff here are extremely kind & friendly. They truly made this transition for us incredibly smooth. Any minor issues we have had since moving in has been address in timely manner & taken care of promptly by the maintenance team. They have demonstrated professional service at its finest. The office team has created a warm and welcoming environment, which we love & appreciate. Plus the complex offers quiet and peaceful living. We are already convinced we will be extending our lease in the spring unless work requires relocation out of state. I would Definitely recommend living here to anyone!

My move in experience was a very simple process and I was able to get in and out. Any issues I have had have also been taken care of same day or in a timely manner. I have really enjoyed my time there and look forward to using this fireplace in the next couple of days!!!!!!!!!

I have been living in Bluff Creek Apartments for about 3 years now. Like any apartment there are pros and cons but I feel like there are more pros to it. I am so glad that we have new owners who are updating and fixing up the complex, unlike our previous owners who left us all high and dry. The prices are a bit high but Ill rather pay a little more than to be living in the hood aka ghetto. I absolutely love the location and how practically everyone here has a dog. I love that I can take my dog out for a walk on the trails and how lake hefner is near by. I dont really have any noise complaints besides from time to time youll hear people talking loud or car alarms going off, but thats expected when living in a apartment. Again the owners have a lot of updating to do and its going to take time for them to get to all the problems due to the neglect and abuse from the previous owners. But the updating that has been done so far looks amazing!! My few complaints would be replacing the windows and sliding doors, maybe placing more big heavy duty speed bumps for the speeders and changing out the gate motors since they tend to not work often. Im hoping in a few years Ill definitely be able to give this place a five stars!! :)

Absolute nightmare! Moved in to an unfinished, dirty apartment. They said it was the last available so we had no choice. Management staff in site were great but the corporate office is trash. Our apartment flooded due to repairs they were making on the exterior. Notified on site staff who did nothing. We moved out a month early. Now they want 2k for damages their terrible contractors caused! Tried to fight it to no avail. Avoid this place like the plague!Edit: I was contacted two days ago regarding this matter. The new management is making great efforts to improve the customer experience. Thank you for your assistance. I should add that the apartment wasnt bad. The neighborhood is actually quite nice and reasonably priced. I hope the new folks in charge continue the improvements.

The office staff is so lovely! They are truly some of the most genuine people Ive ever met. They go above and beyond every single day for their residents. For instance, both Brian and Shilo helping lift heavy packages to my apartment, opening the door when you walk in the office, staying open a little later just to chat with you.. Little things like this simply out of the kindness of their hearts that make your day. When we first viewed out apartment we fell in love with Cathys personality - sweetest woman Ive ever met. And the rest of the office staff Dana, Ashley, and Lara are so kind hearted and warm. Issues are addressed quickly even if its an after hour maintenance issue/concern. If youre searching for a new place to live, a home, a community.. look no further !! Youve found it!

Office staff was always very friendly, helpful and understanding. The apartment itself was pretty much what youd expect from any average apartment. The maintenance was pretty good about taking care of things in a timely manner. Other than my extremely heavy footed upstairs neighbors, I had no real complaints. Wish I could move back to Bluff Creek. Compared to most other apartments, Bluff Creek is pretty great.

In the short time that I have lived here everyone from the office to maintenance has made me feel welcomed. They are extremely nice and professional. Kaela is exceptionally awesome.

Simply put. The water is cut off constantly. Its 2017 folks. Lets invest in some R/M on our PNL please. My wife was caught in the shower with soap in her eyes and the water was cut off. Come on folks, you can do better. I know I am not alone with this complaint. We can pursue the better business bureau if need be, but we actually like the apartments and neighbors. Please advise.

Weve lived at Bluff Creek for a year now and plan on renewing our lease for another year. Weve never had problems with bugs and maintenance always takes care of our problems in a timely manner. I would definitely recommend this place to anyone that asks.

I went in to take a tour. Kayla was the sweetest! She was very helpful and patient with me. She was willing to answer all my questions and made me really fall in love with the place. She was very energic and genuine . After after touring many apartments it was refreshing to meet with a friendly receptionist. The only thing they need to improve is the cabinets and the staff!!! When I came in the other girl with the bangs was rolling her eyes and snapping at someone over the phone! YIKeSs! But overall it was a great experience. I hope to moving there soon. Thanks again for your time Kayla. You rock!

Theres zero leniency for late payments. I had money orders dated for the 2nd and because I delived it on the 4th I got a late fee of $75 and theres no forgiveness. Not even for a first occurrence. I like the place okay, but they messed up really hard on my first apartment here and have since let the woman that screwed up my lease go. Theyre affordable and theyre not gross, but dont want to live here for much longer.

WORST PLACE EVER. There is dog poop EVERYWHERE. Parking spaces are too narrow which causes other residents to hit your car with their car door while getting in & out of their vehicles. Visitors have nowhere to park. The security gate is open 95% of the time allowing anyone to come in. You have to go to the post office to pick up any packages that you receive because the LIARS that they have working in the office were stealing packages. Too many complaints were filed against them so now the post office will not deliver to the leasing office. The office staff will look for any reason that they can to add additional fees to your rent. They will tell you something and then flat out lie and deny that it was ever said. The apartment that you get looks NOTHING like the model apartment. The stoves and refrigerators in the pictures are not what are in the apartments. Current residents do not have nice shiny new appliances. Rent is raised instead of giving some type of incentive to renew your lease. Under New Management changed one thing---now we have to pay for our water & sewer. But I guess someone has to pay for the ugly orange paint they slapped on the buildings. There are inconsiderate kids everywhere riding their bikes out in front of your car as you try to maneuver through the parking lot or throwing rocks or bouncing balls in the breezeways (which is super nice when you work nights and are trying to sleep during the day) Prices keep going up and level of service keeps going down. Just do yourself a favor and look somewhere else. I have been here for 2 years and I will not be renewing my lease. Office staff has made it more than clear that they do not care about their residents once that contract is signed.

We have been living here over three years. We had quite a few problems in the beginning, under the old property company. The last year and half has been much better since the new company took over. Maint is done asap and they always get back to you. We also like working with Lara in the office she has been understanding helpful (even under the old company Glad she stayed on) We were going to have to move due to work issues In June. After talking with lara a number of time she bent over backwards to keep us here and found us great apartment. We have to pay a bit more but is a beautiful apartment one of the remodeled ones with all new appliances and etc. The wife is happy so Im happy . When we first signed a lease here and got our first unit here, it was great and we really didnt have any issues until we moved to a bigger unit. All of these buildings are very old and our bigger unit had quite a few major leaks. When your maintenance issue is not major - they will quickly come out and fix it, but when youre literally flooding for 2 weeks in the bathroom and then another leak in the walls every time it rains and the wind is blowing! Each time I had to call the office several times to send someone to fix the issue and every time when someone comes over they apologize and say how they have all these units to visit and are very busy and barely have time to come fix the leaks! Well if this is the case then obviously this apt complex needs more maintenance employees! This is ridiculous that I have to stay up at night and keep wiping the floor anytime it rains and call several times for someone to come out! The staff is always very friendly and nice and apologetic, but it doesnt help when your whole apartment is upside down for over a week at times because they dont have enough people between all these units.

I have been living in bluff creek for a few months. I have been paying my rent online for the last few months. I was told the process could be trusted. But unfortunately this month they did not honor their word by payment being paid on the first. I made payment on the first and they did not try to remove payment until the 6th of December and due to other bills needing to be paid in my household it was insufficient funds in the account ($2). I was away on a trip for a week with no service I didn’t recent notice until the 7th when rent was due on the first. I contacted the office with concern to see what the fees were and if they could remove the late fee because it was their fault but they “couldn’t do anything about it.” Because after all it was my fault they waited 6 days to process my payment that was paid on the first. They were very unprofessional in honoring the receipts I had showing the payment was made. I have NEVER In all the years I have been living on my way own been treated with such behavior in my life. I also was told I shouldn’t have touched my bank account for 6 days until they processed my account are you serious?! I also called corporate and they did nothing for me the boss never returned my call. The way they handled business with me was very unprofessional and I do not appreciate that or them. I ended up paying $125 extra because of their system and the way they do business! I will not be recommending these apartments to anyone because of that reason. Everyone in office isn’t bad! I love Mrs.Cathy she is the sweetest. But as far the finance department they are horrible.

Beautiful apartments great maintained place to live no issues at all

Im not sure where to start with Bluff Creek apartments. I moved in last May and had a lease that runs through the end of this month. At first everyone seemed helpful and nice and the place was reasonably priced. However, since moving in we have had a host of issues.For one, there is one grass patch for dogs. Right outside our apartment. And despite the threat of a $200 fine, people did not pick up their dog poop. I ended up with poop on my shoes more times than I could count. Also, the dogs would yip late into the night and no one ever did anything about it. Quiet hours were supposed to be enforced.In September, we had a roof leak during the storms and they brought us a bucket...all of our stuff was soaked but we got a bucket. They didnt bring in roofers for a week.In November, our hot water disappeared. Entirely. When it was just starting to get cold. We took cold showers until March because We were at the end of the boiler loop and they refused to do anything about it. I should have written this review then. Theres nothing more wonderful than a cold shower in January.In February, a car alarm started going off EVERY SINGLE MORNING at 5:45. Again, quiet hours.Now, we have moved out of state. I paid Junes rent on May 20. I informed the person I paid that we were moving and that this would be our last check and asked if there was anything else I needed to do. (This is the end of our lease anyway.) We were planning on coming back at the end of June to pick up our mail and turn in our keys. I called today to make sure our water bill was taken care of and let them know (again) that this was our plan. I was then informed that in the fine print of our contract that they require a 30 day WRITTEN notice of evacuation, even at the end of your contract. They then renew your lease on a month by month basis. Now, even though I told them verbally I was moving out at the end of June, they expect us to pay them prorated rent until the 11 of July because there was no written notice even though I specifically asked on May 20 if they needed anything else from me and they said no.Other annoyances included mice/squirrels in the ceilings, poor water quality (came out of the taps cloudy), the gates were broken almost as often as they werent, and the grounds in general were poorly maintained. Also at 58 I had to duck to get my head under the shower head.This property is outdated, greedy, and non-communicative. Do yourself a favor and read the entirety of your contract and make note of the things they require for a move out because they will not tell you, even if you verbally inform them of your intentions, and check the height of the shower head, or better yet, save your money and go elsewhere because things only got worse the longer we lived here.

I love living here. Friendly staff and neighbors. Maintenance is quick to address issues which has only been one so far. The units are all updated also.However were supposed to have security/courtesy patrol that goes around but Ive only seen them twice since Ive moved in.I left home at about noon May 30th I came home at around 3 or 4 and there was a paper that pest control would be coming out tomorrow the 31st. Im pretty annoyed that I dont even have the option to get a doctors note with less than 24 hours notice, very unprofessional. I get emails about cleaning up after pets, when a gate wasnt working, the pool opening etc. So why not just notify everyone by email when pest control is coming out?Ive been wanting to leave a review after I had been here for awhile, so far these are my only and hopefully the last complaints Ill have.

Over charges, doesnt do repairs in the time frame they claim, screws up rent (always get and save your receipts if you move here, and pay via check, not money orders), screws up pet deposits (paid for 3 dogs, get to pay for one of them a second time since we didnt save receipts), gated community is a joke, gates dont work half the time, water cuts off for long periods of time..... a lot. Threatening to charge for repairs on things we werent even aware were happening because of a leak blowing out lights downstairs, even though their repair guys didnt do the repairs the first time around, and beyond saying they were trying to locate a leak gave no details to lead us to believe there was a problem beyond that, or anything we should be doing to reduce the problem. Close by neighbor with definite stalker tendencies, couldnt go outside alone for a long time without a problem; took their time in helping with that problem (resident still lives here, but is no longer a problem), nearby attempted break in. Tiny parking spaces, hard to get in and out of vehicles. Can hear neighbors yelling throughout most nights, out in the parking lot usually, 90% of the time have to walk through people smoking on the stairs to get downstairs. Even when it isnt considered an emergency, maintenance rarely gives the promised 24 hr notice before entering the apartment.Looking forward to moving out next month.Staff is usually friendly.

RENTERS BE AWARE ..my husband and i PAY SO MUCH just to keep the place heated or cool due to old windows.UPDATEOUR AC UNIT IS NOW BLOWIN AIR OUTwe have a couple of months left in a 15 month lease and have complained for the entire time about the AC unit. We have been consistently brushed off about our complaint that we only had our air filter changed the last couple times. Also we have been informed that if it isnt fixed now there is nothing else the matinance can do.Verified Current RenterFrancesca Pipesteme is absolutely atrocious to deal with her work ethic needs some review. Disgusted, we will not be renewing a lease here.Update the water is turned off 90% of the month without any notice to the people paying hard earned money to live here. Absolutely zero respect.Dont swim in the pool with your nasty oils on or it never stays clean. I have never had a problem with getting anything fixed but my goodness. The only reason my name is not on the lease is because again they want you to pay for that.(UPDATE WE ARE MARRIED )Perhaps that is just how most apartments are but ive never had to pay for such a thing like using a pen to wright my name in a diffrent slot on the lease.My cabnets are flaking away. So its impossible to keep the floors clean. None of the door stoppers stay on. And oh haha the outlits dont work. I wish we had time to find a better place to live but moving with such short notice this is what you get.So it has taken sooo long to update the gym due to them hiring someone in tulsa to do renovations... No wonder the windows are so poor. This place needs some work!

I LIVED HERE FOR A YEAR AND IT WAS REALLY LOUD,SPEACIALLY AFTER 2 AM, THERE WAS NEVER EVER PARKING SPOTS, AND SECURITY SURE SUCKED ALL THEY DO IS DRIVE AROUND, I HAD TO LEAVE BECAUSE I HAD SOMEONE KNOCKING ON MY DOORS AND WINDOWS AT 3 AM ON A WEDNESDAY WHILE MY BOYS WERE ASLEEP AND WOKE UP SCARE AND CRYING, I DIDNT FEEL SAFE AND I TOLD MNGMENT AND THEY DID NOTHING ABOUT IT ABSOLUTLEY NOTHING I EVEN GAVE THEM A POLICE REPORT, IT WAS VERY DISSAPOINTING THAT THEY MAKE YOU THINK THEY ARE THERE FOR YOU AND CARE BUT THEY REALLY DONT AND MY BABIES AND I WERE NOT SAFE THERE ANYMORE .. I DONT RECCOMNED THESE APTS TO ANYONE UNLESS THEY GET NEW MANAGEMNET THAT CARES MORE FOR THEIR TENANTS

Loudest most inconsiderate community Ive ever lived in! With an infant expected to start walking during the time frame of our lease we chose a first floor apartment. Which was a wayyyy crappier version of the demo we were shown. Upon moving in every appliance in the kitchen needed repairs and wasnt done prior to. There was a large dead beetle smashed and stuck to the closet door in my sons room and the cheapest hard wood laminate flooring that scratches and peels up just by looking at it. The pools were NEVER cleaned by staff i had to clean an area everytime my family went to swim. One day the lawn people were blowing grass trimming into the pool as we were swimming! This place is not insulated at all our 900 sq ft apt aquired a $150 plus utility bill every month (we keep it in the low 70s) plus the walls are paper thin. Our upstairs neighbors are very loud all hours of the night often fighting at 3 am, after calling our fat lazy security people who refuse to get out of their vehicles i was advised to bother the police with these noise situations. People click their key fobs 18 times like its the first time theyve heard a horn all hours of the day and night, and scream and yell in the public hall ways which can always be heard in any room of our apartment. The gates NEVER work and are almost always kept open. Trash is often over flowing from the one dumpster and is blown all over the property. My husband and i are counting down the sleepless nights until our lease is up and we are freed from this wretched hell hole.

New management is awesome!!! Pros and cons of course, but they do their best!!

So far, my experience here has been AWFUL!I told them when I applied to live here that I didnt need to move in until August 6th, but they assured me that everything would be ready to go by August 2nd, so thats when I moved in. From the moment I moved in, the air conditioner was not working. This is OKLAHOMA in AUGUST when temperatures often soar above 100 degrees...not exactly acceptable living conditions. I was assured that the problem would be fixed the next day.Next day came and went, without any word from the management staff. I finally called them and was told that the problem would be fixed on August 6th (you know, the day I told them I wanted to move in at first). In the mean time, they gave me a window unit that worked...sometimes. Meanwhile, temperatures inside my apartment were hovering around 90 degrees, day and night. I could not stay there at all, and was essentially paying rent for absolutely nothing.August 6th finally arrived: the Day of Salvation from Extreme Heat and Irritation! Except, guess what, on August 6th, they told me that they wouldnt be able to fix it until tomorrow.Ive only lived here a few days, and to be fair, the staff is very nice. However, they dont seem to be able to fix major problems when they come up, and to me, that is completely unacceptable.

The management was terrific, loved the atmosphere. 10/10 would rent again

Good Living Area

Nice apartments

Apartments are great. Everyone replies quick just can’t wait to get these water issue resolved we haven’t had water to our kitchen sink for two days and haven’t had hot water for almost a week.

They don’t maintain the gates very well! This was updated 10/04/21 I was told months ago the gate was going to be fix clearly hasn’t been! Other than being lied to you have to deal with water being turned off so no showers when u get off work! The maintenance people take your doors and never bring them back! The door wouldn’t open fully due to the lights in the bathroom so they decided to remove a door! This place has a bunch of siding ripped off. The ac don’t get properly maintained! Save your money!
