Been here almost 2 years and the moment we got here (moved blind from out of state) we noticed water damage in the upgraded brand new kitchen. They have serious plumbing issues. We have had several leaks and found mold 3 times in less that 2 years. Pool hasnt been open in over an year. Communication is horrible. They will send out emails about inspections...then they are cancelled and dont bother to let us know..so I have my dogs locked up all day for no reason! They send an email about the pool finally opening...go to have a pool day...its not open! You think they could at least send an email about that?? Nope but dont worry they sent an email letting us know the office is closed for memorial day!! Ask you to call the office to make an appointment but no one ever picks up the phone. Ive been waiting close to a month now to have the light over my stove fixed. We have made the best of it and made it a home but the rent isnt all that cheap to make it worth it at this point. I could pay a little more and have a luxury apartment without plumbing and electrical issues. The people are nice but the lack of communication is frustrating and I am paying for amenities I havent been able to use but 1 time in almost 2 years. And the gate ha!! IT NEVER WORKS!! They slapped lipstick on a pig with this place! Had to finally fork over more money so I could find parking when I come home late and forget anyone cleaning the breezeway. I constantly have other people trash in front of my door! I am just extremely frustrated with this place and the impossibility of things getting done or proper communication. Will not be renewing my lease!!
I dont know what these apartments are like in person but I will say Sherell (hopefully thats correct spelling) is who you would want to talk to. Moving is stressful but apartment searching is beyond stressful and she was positive, friendly, and professional. I was calling to inquire for someone else but she was so patient and everything about her was genuine. and trust me I had a million questions and she was very detailed with her information. YOU GO GIRL!!
Charles is awesome! He is such a great handyman and deserves a raise. Mallards landing is a great place to live, and he is exceptional addition to the maintenance team here. There are definitely on going water issues. Mallards landing has the oldest plumbing in all of their complexes. Time and money needs to be put into the water issues: Very low pressure, various back flows... Leaks in almost all plumbing aspects. kitchen and bathroom sinks, shower faucets ongoing drip because they dont turn tight and off. Itd be the perfect place to live if I didnt have to make a monthly maintenance call :/
DO NOT BE MISLED BY THE MODERATELY BY THE MODERATELY MODEST PRICING. This property personifies in itself long held truth “you get what you pay for.” For starters, the management of this property as a whole is so undeniably inconsiderate and unconcerned with the comfortability and well being of their tenants that it’s detestable. There are principles and standards for how you conduct business and treat customers/tenants and it’s clear, from my dealings and encounters with them thus far that they possesses none. With the FOUR maintenance concerns I’ve expressed within the THREE weeks of moving in, only ONE of them has been successful addressed. I’ve also yet to be able to comfortably enjoy my first shower due to a “permanent staining of my shower” that was supposed to be refinished over a week ago, but has yet to be completed, with zero concern on the behalf of the management. In conjunction with that I’ve repetitively expressed and communicated my ongoing grievance concerning the obnoxiously noisy neighbors above me who appear to possess zero authoritative parenting skills, resulting in their kids running and stomping around as late as 3AM in the morning. And when brought to the attention of management, it was nothing short of carelessly disregarded.I encourage ANYONE looking for somewhere nice, affordable, and at the bare minimum, comfortably habitable to live in the Nashville area to look elsewhere. You will not find that here, and there is no length I won’t go to to make that known to anyone looking to lease here.
We have enjoyed living at Mallards Landing. We have been here two years and look forward to settling down here. The staff is wonderful and always eager to help. I cant wait to see the new updates to our pond.

PLEASE, DO NOT LIVE HERE!!!!!My apartment flooded 3 times in 8 weeks due to not fault of my own. These floods were called Some forms of water leak, and constantly downplayed in significance. This is vastly understating the damage and disruption they have caused to myself, my belongings, and my work schedule.The flooding was so bad that the carpet had to ripped up, and the carpet padding had to be completely replaced. Open work orders were mysteriously closed without work being complete ALL OF THE TIME. Even with an industrial fan, an extension cord of the maintenance complexs, a bucket to collect water from the ceiling, and a large hole in my ceiling left in my apartment, work orders were closed by management. You will be told that work will be done by a certain date, and nothing ever happens. The communication, or miscommunications, or total lack of communication between management, maintenance, and the tenant is totally and utterly horrible. Despite my best attempts to air the apartment out, I do not feel safe from the threat of mold as the carpet has not been replaced. The water came up through the floors, down from my ceilings, and even from behind the walls.I was told by the maintenance manager that my apartment was on top of the drain for the entire building. I was told that was not the case by leasing manager.Yet, I was told again that this was the issue by the maintenance manager the next time my apartment flooded. I have spoken to the residents in the apartment above me, and they had said that in the duration of their lease that this is not the first time that someone has moved into this specific apartment and been forced to move out due to the several issues with it. None of these floods have been my fault.My experience in this apartment and complex has been entirely different (and worse) than I could have ever expected or anticipated. I was sold on this apartment and the idea of a safe, stable housing situation, yet the reality of this apartment has been the counter opposite.After all of this, I was not let out of my lease, and had to take the buyout option. If I had the funds to pursue a lawsuit, I truly would. I just feel so terrible for anyone else living here, or anyone else that may fall victim to signing a lease here.TLDR, do not live here. terrible maintenance staff that just patches up issues and never actually fixes the issue, shady management, will con you out of every penny possible.

The new management team and owners of the property have truly made a huge difference. Although there is still work that needs to be done there are improvements being made daily. The management team is attentive and incredibly helpful. We have truly enjoyed living here.
Marchwood apartments is pretty good. We moved in a two bedroom apartment and it looked great. It is a little old ( like the dishwasher and cabinets) but it is still a good apartment. Staff is very nice (compared to NY which is were I used to live.) You can see deer outside your back door and they have tennis courts, basketball courts, a pool, a clubhouse and a dog park. You should check this place out.
This apartment they have some good peoples in the office like Ms, miream, but they have really bad mentenance service.I requested to fix my door blind four times, however nobody show up for three Months, and Im tired of asking them the same questions over and over.
The maintenance team has been doing an awesome job! I see them all times of the day cleaning up the dumpster areas and getting the apartments cleaned up! I have never seen the staff here so active the hole time I’ve lived here. The ladies in the office are so nice and helpful, they recently changed management and this company is taking over! They are really doing a good job getting things together here! Thank you guys for finally making this place a place to call HOME!
Toured the apartments last week and absolutely loved it. Loved the staff they were all really nice. They have affordable prices. I cannot wait to get approved and sign the lease.

I recently moved in these apartments and totally love them, the staff are incredibly helpful. I am very content with these apartments. They are pet friendly and they have a pool, I really recommend them.
The maintenance man Travis has helped quite a bit so far. He fixed my hot water heater and my electrical outlets! He is a pleasure to have come around. Mallards landing is lucky to have him.
Don’t live here. It’s super cheap and the rooms are huge but that is the only redeeming quality. Our first week the air went out and it got super hot in the top floor of our townhouse. The person in the office told us the air wasn’t broken- hot air rises. Then the sink/dishwasher broke and it took maintenance 23 days to fix it. Then a main sewage line busted and flooded our apartment. They came and fixed it but when we asked if they would clean up the dirt from the flood they laughed and told us it wasn’t dirt, it was sewage from other units, and we could clean it up ourselves. This doesn’t even begin to describe the mouse infestation they refused to acknowledge. We caught 20 mice in about three days. There were so many we could not use our kitchen or they would try to get the food we were actively preparing. The gate never worked during my 6 months there. We were never even given a code if it has worked. My roommates car was broken into, and I never felt safe outside. It looks nice when you tour but from the moment you sign the asbestos and lead paint agreements (after the lease) it all falls apart. The manager and her staff are rude, arrogant, and could care less about residents. Don’t live here unless it is your absolute last possible option, and then just move into the extended stay hotel down the street.
I wish I could give this place an extremely negative review. I applied for an apartment and was denied. Thats not the bad part. The bad part is that they required a 200 dollar deposit which I paid. They took the money off my card on a Thursday, told me I could come get my money on Saturday, then said it would be refunded to my card by Wednesday. When Wednesday arrived, my money was not on my card. They went on further to say that it would take 2 to 6 weeks for me to get my money back and said they never told me that it would be refunded by Wednesday; however, I have a voice mail with a sorry apology stating oh Im sorry, I thought it would be on your card by Wednesday. I asked for the number to the corporate office and they wouldnt give me the information, so I found it myself. Now here it is almost 2 weeks later and I still dont have my money. I have children to feed and no gas in my car. Ive contacted the better business bureau and the people in the office keep lying. Now Im trying my best to not be the ANGRY BLACK WOMAN but this is ridiculous. Had they told me that it would take forever to get my money back then I couldve planned accordingly. I also dont appreciate being lied to and now theyre taking food out of my families mouth because thats my grocery money. How would they feel if someone did the same exact thing to them...karma comes very unexpectedly!
Im not here to complain but just state the facts. I had three mice in my apartment--2 baby mice and one adult. I requested that they be removed but I was told that maintenance doesnt remove rodents. Its nearly the end of June and the pool is just now opening. The complex fire alarm sounded for 1 hour 45 minutes. It was so loud we had to vacate our apartment until it was fixed. Expect to find duck poop in the grass and on the sidewalks. You will track it into your apartment and onto the carpets. I requested that a dryer vent hole be installed. They denied my request. When I run the dryer the lint and dust fly around my kitchen. My car was damaged by the new gate system. Ive reported it. And they are moving forward to get it fixed. In my opinion the layout of the 2 bed room apartments is nice.

I applied for a one bedroom and a week later I was told I was approved. I went and got a money order for my admin fee and brought it to the office. When I got there the lady told me I was not approved and she didnt know why someone from her staff told me I was. I had paperwork showing that something was off of my credit and i gave it to her so i would be approved. the woman told me she could hold onto my money order until I got approved or i could bring it back. I decided to keep it and i went back home. 20 minutes later she calls me and tell me I was approved . the apartment i applied for was still being used and the person who lives in it changed his mind about moving out. So she told me she was going to find another available unit for me and give me a call back . Well that was 3 weeks ago and I still havent heard from her. Luckily I got approved by another complex.
I have been living here for about a year and a half and I am very satisfied with everything. They have a very great group of staff, very helpful and friendly.
Since the new management we can call this place a great home! Thanks to Ms. Teresa for all the changes she make to the place love how it’s turning out to be!!
I had visited the community as I have friends living there, and I like the area, and the people at the office is super nice. You would love to live here!

The apartments look really nice but having rude management is an instant no! I think someone need to look into firing a certain manager. I know Im not the only one who has seen these and immediately changed my mind.

I do not live at these apartments and I have never visited them so I cant comment on what its like to live at the complex. What I can say is that the phone experience I had with the staff was ridiculous.I have to move to Nashville long distance in a week so time is at a premium for me. When I called Bavaria Apartments to see if they had any availability, however, rather than telling me what they had to offer, they instead wasted my time by asking what I preferred to have. What floor, washer/dryer hookups, etc.... Like all that matters if you dont have anything available at the time I need to move. Like, do I really need to tell you about what amenities Im looking for in a home before I tell you my move in date? I just need a place to live.Calling this place was so frustrating and it was specifically related to their ridiculous customer service. I dont blame the guy on the phone, hes just a pawn forced to recite the script that the insane management came up with.I dont know what their game is, but it was seriously an awful experience and one that boggles the mind. Dont waste my time because youre too stupid to ask the appropriate questions.
Ive lived here for nearly a year and am counting down the days until we can move, its that bad.There have been serious roach problems since the day we moved in. The apartment can be spotless but they still crawl in from elsewhere every night. They were already here before we had fully moved in, we were told theyd take care of it. They sent pest control to the building once or twice but the problem was never actually fixed. Over the summer we also dealt with a flea infestation, they were literally in the grass outside.There have been two shootings since we moved in. Someone was also mugged at gunpoint near the mailboxes. I dont feel safe at all though they did recently get a security car to drive around. Maybe itll help, who knows.There are awful kids/teenagers who run rampant in our building. They set off fireworks on the stairs, leave garbage everywhere, make tons of noise at all hours, etc. and nothing is ever done. I have been woken up at midnight because of the fireworks (and fireworks arent even legal here in Nashville).There are serious communication issues. They will sometimes give notice about certain things they plan to do but then they either never actually do them OR they do them on completely different days or times. For example, they said theyd be opening doors to paint them on a certain day. A week later, they suddenly do it with no warning, allowing pet cats to escape, etc. They have no issues with entering apartments to do things with absolutely no notice. And there was a day where they randomly decided to paint the apartment building floors...we were told we couldnt leave our apartment! We were literally trapped until they had finished and again, no notice. They do all of this instead of addressing actual problems (like the bugs!).Weve had the usual issues with stuff sometimes breaking, etc. but honestly, I didnt expect much from a cheap apartment. What I did expect was basic service and communication. They did change management over the summer so maybe it made things worse, I have no idea, but its honestly inexcusable. By the way, today they were towing cars after giving less than 24 hours notice that they were redoing pavement. The notice wasnt even clear on where you could park so tons of people had their cars towed at their expense. I could honestly go on and on about the stupid things they do (its that frequent) but this is already long. Just avoid this place, management is completely ridiculous.
I have been living here about 2 years and I must say when I first got here I was shaky about it. They got New management recently, Terry and her team works extremely hard to work on any issues tenants might have. I recently upgraded apartments and it was a smooth move. Joneisha (not sure if I am spelling it right) but is very friendly and knowledgeable. Another thing that I like about the new manager Terry is that she is always available if needed. I know that a lot of reviews will only speak about the negative but since new management they have repaired and upgraded so much. I enjoy living here!!!
Management had changed hands. The rent has almost doubled. Some of the improvements are nice but not as nice as the newly renovated apartments. I hate the gate. The delays in getting out makes me feel like I am a prisoner.
These people are very two faced, they may seem nice up front but dont be fooled. The apartments are old and out dated. A few are renovated and new as the pictures look, at a way higher cost. The spiral of late fees in the the leasing agreement is what you need to pay attention to. Our townhouse was horrible, the carpets were old and smelled like animals, the counters were pealing up( that I got charged for after moving out, even though it was clearly stated on the move-in checklist), I also got charged for a satellite removal when I never even had a satellite, my car got vandalized 3 times and the place did nothing about it, there were multiple shootings on the property so they put a camera at the entrance( like that would do anything), they said there was security but all the time i stayed there all I saw were raids by undercover cops. Anyway this is all I can remember at this point and Im getting worked up typing this but these people really need to learn how to appreciate there tenants and maybe things would work out for everyone.

Horrible!!!!! Is a nightmare from hell do not rent here and avoid this place... I moved here in January until now my washer and dryer dosent work they keep sending people that said is fixed but dont even test it?? Never worked, so basically i give up ...have call over and over to leasing office and very rude.Property manager is even worse never in the office and when she is just dont care very rude... sent emails never answer...Place us full of trash everywhere staircases, parking lot, noisy, dog feces everywhere so you have to watch where you step before you access to your apartment.Management horrible!!!!Plus there is no parking at all, everyday is full no where to park unless you pay extra for reserved parking .... even when you try to do that there none available except in another buildings...Is the worse apartment complex I ever seen so far.... someone should sue this people very unethical....

I dont even give them 1 star. The manager name Ashley cant come to the phone and she has a spokes person. When I applied the lady told me o was approved and my move in date. The date comes and it wasnt accurate. I already paid deposit and it took them 3 1/2 weeks to give me my deposit back. I would never want to do business with unprofessional people and companies like this. And lighthouse isnt the company they are under either.
Dont move here trust me. Just read the other reviews and youll see why. Im not going to type my whole experience or else Ill get too angry. Please save your money and dont move here.

UPDATE: After responding about how things would be better under new management, they threatened to evict us because we have String lights on our patio. Pool is only open during office hours, meaning it’s closed all day Sunday and most of the day Saturday. And it’s pretty clear the sudden rash of five star reviews are from the company. So yeah, new management is going great (/sarcasm).ORIGINAL: This place has progressively become more of a nightmare every day weve lived here. Excepting ALL the previous issues, heres what were dealing with currently, which we have gotten no help on despite multiple phone calls and visits to the office.Yesterday, our water (in our whole building) was shut off by management. They gave no warning, made no attempt to contact us or other residents ahead of time, didnt call, email, or knock on the door - just shut it off. In the two and a half years weve lived here, this is probably around the 20th time theyve done this. Its so insane! They post threatening letters on our door when our NEIGHBORS leave trash outside THEIR apartment saying Youre in breach of this rule because there is trash on the shared walkway, but when it comes to giving us notice when theyre completely disrupting our lives? Suddenly the computer and their legs dont work anymore.So, yesterday my wife and I had to both go to work without showering. No water. Couldnt even use the bathroom. After working an 11.5 hour shift, I wouldve loved to wash my face with some warm water - well, the cold water worked at least, but hot wasnt working still.Fast forward to today. Still no hot water. Still every faucet sputtering. Called the office, Oh, just reset the water heater. No further instructions - also, the water heater has very specific warnings on it saying not to touch anything without shutting power off to it, so they quite literally asked us to endanger our lives because they couldnt bother to fix it themselves. Called again to say we didnt know how to do that and needed maintenance, also that our air filter, supposed to be replaced at the bare minimum every 6 months, hadnt been touched in a year, so please do that, too. They told us hes on the way up an hour and a half ago. Now Im going to shower in cold water because I cant be late for work.This seems to be the ONLY WAY ANYONE GETS A RESPONSE from this terrible management company, and thats why I finally wrote a review. Past issues include fire alarms going for over an hour with no fire, laundry facility being shut down in the middle of the day with no warning (with laundry IN A MACHINE!), constant issues with bugs (which doesnt stop them from charging a monthly extermination fee), terrible rush renovation jobs where paneling is put over tile in the bathroom making the floor uneven and there are clear holes in the main floorboards, which we reported WHEN WE MOVED IN and never got fixed, my car being broken into (which didnt get so much as a PHONE CALL response when I called the office to see if they could check the cameras they were so proud of installing), and the pool being shut down for a full month in the middle of summer because they wont enforce proper swimwear rules.I have lived in apartments in Iowa, the suburbs of Chicago, downtown Chicago, and three in Brooklyn, NY, and this is without a doubt the least care and basic service Ive ever had from a landlord. Do not get sucked in by the inexpensive rent. This place is not worth it.Positives: cheap rent, the people working in the office are kind, at least.
Worst apartment complex I have ever given my hard earned money to. Like most of these folks, management was different prior to July of 2015, and in my opinion, more efficient. I never had an issue with getting my monthly invoice ON TIME prior to the first of the month. And yes, they have done some renovations, but ALL THAT GLITTERS IS NOT GOLD. The very first day they took over, one of their contractors stole my sons bike and things became completely worst from there. Multiple break-ins, vandalism to my vehicle, very recently my mother was greeted by a man who said that he worked for the buildings, when really he was trying to gain access to my home to rob me blind. The manager Ashley is completely incompetent at her job. She never knows anything and none of them actually have the resources to reach out to corporate whom they reference anytime a problem arises. I could go on and on but read the other post, they are right on point. If you are looking to rent, save yourself the frustration of this place. Good luck!
I lived here for a year, my lease ends in 7 days. I ended up moving out 2 months prior to my lease ending because it was such a nightmare. Never any parking after 9pm. My apartment was broken in to 2 times, management seemed nonchalant about everything. Very unorganized staff. I would never know how much my rent was that month until less than 5 hours before it was due (no, it was never the same, signed up for a specific price ended up being anywhere from 100 to 280 more than what I signed for due to water, trash, maintenence, etc)
I would give this 0 stars if i could i wouldn’t recommend this place to a Damn dog!! Currently have been living here a year & it’s a complete nightmare. Parking for starters they give NO passes so you after 4pm you’re walking a mile to your home with your children this place is Mexico City 20 ppl in a 2bedroom apartment you pay sooo much for rent only to have an illegal immigrant no on the lease to take all the parking. & they will tow your car for it not being in a parking spot when they won’t do anything about the non leasees Office staff is the WORST they all play the blame & nothing gets done not to mention an armed robbery took place a few week ago. You have a noise complaint?? FORGET ABOUT IT they do absolutely nothing about it!! This place needs to be condemned

She treated me like she owned the place. She also stated people always think that she has an attitude because of the way she talks. Well there is no doubt about it. Her attitude suck and she doesnt represent the company well.
They dont provide enough parking and expect you to hike from your parking spot to your apartment and still charge you 1000 dollars for rent. The only alternative they have for parking is for you to pay extra for a reserved spot lmfao. Worst experience ever. I WILL NOT BE SIGNING ANOTHER LEASE. I WISH THIS ONE WAS OVER ALREADY ! IF THEY ARE NOT WILLING TO DROP THE PRICE OF RENT DO NOT MOVE HERE IT IS NOT WORTH THE HEADACHE !

Brittney gave my husband and I false info and refused to answer our calls after we placed a deposit on the apartment regarding the 2,000 he had to pay in order to move into the apartment when we were not told that before&after signing papers.
I would leave 0 stars if I could Ive been 5 days into my lease and apartment is INFESTED with ROACHES.. contacted management with NO help first they say theyll move me because the type of infestation was so severe itll take months then they say it wasnt approved so I cant move Ill just have to live with it!! Currently in search of legal aid I Would NOT recommened this place even for a dog to live in!!!!
Pretty on the outside.Ok, so Ive got 2 months left and wanted to make sure this place had the review it deserved.The management does not really manage anything except the renovations theyre doing and they dont even do that right. My roommate and I moved in back in September 2015. Even though they told us a month in advance that wed have an updated apartment it wasnt close to being ready by our move in date. Well, we were already moving out of our old place so they stuck us in another one- honestly, thats wasnt a problem. the problem was they werent done with this one either. They told us theyd be in and out finishing things up throughout the first week (FINE if they actually did that). After all this time they still havent finished- were paying for an updated apartment without all the updates (let that sink in).Both of our cars have been broken into- stuff stolen out of mine and my roommates window broken. Because they dont enforce any kinds of parking rules I have to walk through the dark complex parking by myself at 12-1 in the morning. Ive asked about that and they said yeah, that happens even though they have signs posted everywhere stating it SHOULDNT happen.Ashley, I think the head manager, is so very rude. To the point where Ive had to yell at her and I left the office crying. Anytime something is their fault they will never ever take responsibility and will exploit any and all chances to get money (fines) out of you. They keep giving me random emails to send info about renovations they havent finished (even though... I SHOULDNT have to manage that lol). Several times random maintenance guys have walked up to me asking to get access to my apartment. I always say no of course (they should have a key, right?) and again, I bring it to the office attention and they say yeah, that happens. we dont know them and never do anything about it. Ive asked at least 10 time via email and 3 times in person for our head of household email to be changed to mine and they still havent done that. In other words, I dont really know our rent amount until the very last minute. Speaking of that...Their website goes down shockingly every month around rent time which causes rent to be late if youre paying online. (They get more money) They dont warn you properly about parking issues (which caused my car to get towed at my expense). The pool (which JUST opened by the way) requires so many steps to get access to that its not even worth it.Like I said, it looks really nice and I really wouldnt mind paying the rent (which is not accurate on the website btw. add between $2-300 to whatever unit youre viewing) but there are just so many complications that come with it. My roommate and I are in our mid 20s with good jobs and cause no problems yet we still cant get decent treatment here. Its not the worst apartment in Nashville but there are sooooooo many better places.
Horrible!!! Doesnt deserve 1 star! Unfortunately for us we have lived here for 5 years. The first year was ok. The past 4 have been utterly ridiculous! The previous owners/management were bad but were saints compared to the new owners/management. Weve had mice eat through the walls, maintenance is extremely unknowledgeable and half way fixes stuff, if at all. Walls are paper thin.Parking is horrendous due to the amount off non-residents that visit and stay everyday. This also adds to the total amount of your water bill every month. Last year Someone tried to kick our door in to rob our apartment thinking no one was home. ( Have police report) Theres been at least 6 robberies and 4-5 shootings since weve lived here. The most recent was a drive bye 1-1/2 months ago. Our son saw the guy that was murdered not 60 feet from our door laying in the parking lot after getting off the school bus. (Look up Bavaria Apts shooting) Last month a mobile mechanic ran up to my wife as she was leaving needing help. Hed been beat up and robbed. She called the police for him. Theres very little lighting which makes cars and people prone to getting broken into or worse.The trash cans are always over flowing and smells rotten. There are lots of geese and ducks, which is neat but having tons of goose/duck poop in the breezeway which gets tracked into your apartment is just disgusting and a health hazard as well. Theyve slowly been remodeling and it does look better but its just like putting makeup on a pig. During the construction of the new siding we saw (and have pictures of) the black mold in the insulation which could be a serious health hazard. The ceiling is coming down in the breezeway from a leak. (have pics to validate) Weve currently had a dead animal smell coming from the vents for almost 3 weeks now and our neighbors have said the same when weve asked them. They come and look and spray air freshener and say its fixed. They try saying its our dryer yet 3 apartments connected to ours smell the same thing. They tried telling us that no one else has complained about it, when our neighbors had said something and the maintenance man sprayed stuff in their dryer. Theyve raised rent 2 times since taking over and will be raising it again more than likely. Im glad our lease is up in June so my family and I can try and find a safer, cleaner, and overall more friendly place to live. The ONLY positive about here is the convenience to the schools and work. That is absolutely it! As if you cant tell I do not recommend this place and wouldnt wish it on anyone. I highly suggest reading as many reviews and watching previous news casts videos about Bavaria Apartments/ Mallards Landing before making your decision. Management is rude, condescending and nonchalant. Honestly it wouldnt surprise me if they try to evict us for this review but the truth hurts sometimes.
When we first moved in, management was a different company, and the apartments were called Bavaria. The previous management didnt seem to get much done which made us really hopeful for the new people, but they were just as bad, only different. The buildings used to look like authentic Bavarian architecture. Now theyre painted blue with red doors and modern light fixtures. They look nice, but I was sad to see the theme go. Our apartment was infested with roaches from the start. This was never resolved, and was so disgusting and disruptive, I wish I could have $100 back for every month I spent cleaning up dead roaches, and maybe $200 for that time I picked up a bag and found a sack of tiny roaches being birthed on my floor! To be fair, my friend in a different building never had a roach, so I know its just one of our neighbors or something. Still that needs to be fixed. Its so nasty. There was also damage to the apartment that, because it was our first place, we didnt think to report, and we are (literally) paying for it (hundreds of dollars) now that we moved out. The doorways to get in are extremely narrow. We had to hoist our couch up through the downstairs neighbors balcony. Our place was not remodeled like some other units, and our cabinets stuck all the time. Paint literally chipped off onto anything you would set inside the cabinets. They repainted over anything previous tenants left in the home (childrens hair clips, leaves, etc.) and left roach traps in the tops of cabinets. But other than that, the apartment itself was great. Very spacious and a nice set up. the price is great for what it is. (Though it seems those prices are rising.) our neighbors would leave trash and dirty shoes out on the landing all the time. The mail area is sometimes unlit, and my key would always stick really bad. Management can be extremely rude at times. The lady with the red hair who works in the office is i think the only one who cares about anyone else. They would do random inspections every few months. I just felt really invaded. The laundromat got upgraded but you now have to go into the office (sucks for those of us who, ya know, also work office hours) and buy a card to use the machines, using a cashiers check. The office closes randomly, all the time. They take a very long time to do things around the place. Our parking lot never got cleared when it snowed, but all the others did. So I missed an unnecessary day of work. One time I came home at 10 pm and found someones cup of coffee in my bathroom. Ashley responded letting me know that they had emailed me to let me know they would be in the apartment. But no, I had of course gotten no such email. There was also a mixup once and I got a threatening message on my door. A neighbor also forgot to drop their check off once and received a note saying rent or keys. Its that simple. Or something to that effect. Even my damage bill is rude. When will these people learn that its possible to be polite and even friendly when dealing with these issues? I dont want to live someplace where the people are mean and intimidating. This is a big part of why we moved. Maintenance is friendly. I wish I could give 2.5 starts. Because most of my complaints were things I could live with. The location is close to the highway, lots of Mexican food, supermarkets, gas stations, and delicious Palermo pizza. Very close to Brentwood and Antioch. But roaches and threatening messages and rude management were intolerable. Overall I would say I dont regret moving there and that it is not a terrible choice for someone whose budget is low or is just starting out, but just know that for as little as $100 more per month, you can live somewhere FAR nicer.
I am a current resident at this location. Try somewhere else before having to deal with this new administration. The manager Ashley is unprofessional and the maintenance poor. They have many problems with parking and other non residents around the area. Not recommended at all.
I live here and the management is horrible never answer the phone. They raise rent every month and you have to walk to the office to get your rent amount. It should be on your door monthly
This place has bugs and when u ask for them to fix something it take weeks before they come and at times longer than that. On a scale 1-10 i give this place a 2!!! It have not been renovated and if so i was probably when it was built!!

This place is terrible! we have had giant holes in the ceiling and leaking from the CEILING!!! Maintenance sucks and the management is not helpful at all!!!!

I do not recommend these apartments, there are cockroaches and mice in all apartments. The administrative staff is problematic, they do not perform their work with kindness and respect towards their residents. All the hallways of the buildings are disgusting, because wherever there is duck growth. The maintenance is very bad, it took 3 months for me to fix a bleach on the ceiling of my bathroom, which accumulated a black spot of mold that is formed by moisture causing asthma to my child who is allergic. Really, the health problem is serious in an apartment community that is only interested in collecting rent, without worrying about the well-being of its residents.
Terrible service, when there is a problem in the apartment it takes weeks until the staff comes to see the problem, and I say to see why they only get to that, right now I have the problem with the drainage, I have gone to the office several times and Nobody solves the problem for me, I think I will have to call the city of public services, because all the dirt from the drain is in front of my apartment and the smell is unbearable.
