Is 0 stars an option? Lived here for 3 years. The neglect of the property is overwhelming. My tub leaked into my downstairs living room for a year. I asked over and over again to get it repaired. They sent someone over and over again to pretend to fix it. Once Id given notice I was moving a non English speaking employee came to cut out and patch the ceiling where the leak is. Move in ready for the next customer! None the less Im now Paying 400 dollars in damages after Ive moved out. BEWARE DO NOT LIVE HERE!!!!!

We had a tough start to moving here. No one’s fault, just something that happens and it’s unexpected. Michelle the property manager went above and beyond for us to make sure we had a long term home! It was down to the final hour and she made it happen! She was so professional, courteous and patient. She was extremely busy and made it all work! The property is beautiful, the townhouse is just what we wanted and we couldn’t be more happy! Thank you Michelle and staff at Lincoya Bay.

If you looking for a nice place, with space, professional staff, great maintenance team, up to date appliances, nice flooring, great savings on rent, and all around stay for years type of place....THIS IS NOT THE PLACE. This is the WORST leasing experience EVER! Don’t lease here if you want to move in on the correct date or you don’t want the police called on you. We were notified less than 12 hours before we moved in that our apartment was not ready. On the day of move in we sat in the leasing office ALL DAY and left with nothing resolved. We had to sleep in the car all weekend and the property never called us to resolve the issue. In fact. Kay, one of the employees at the leasing office called the police on us because we were trying to get our money back. She wrongly accused us of being violent and lied to the police to try and scare us away. If I could give 0 stars I would. I’m extremely disappointed and this experience has been very traumatic. DONT FALL FOR THE SAYING “new management “. It was the new management that treated me this way!

We moved from Florida without ever seeing the property or speaking with anyone in person. The original leasing agent who was working with us was very unhelpful. When we called in to find out why our application wasn’t being processed a week and a half after it was submitted the Regional Manager, Carrie, took matters into her hands and got us approved the same day. Since then she has been great at working with us and making sure we were happy. We moved in yesterday and are very happy with our apartment. Morgan Properties took over in September last year according to Carrie and they’re in the process of trying to renovate the units to bring the apartments up to modern design.

Living at Lincoya Bay is like being in an abusive relationship - you know you need to get out, but you just cant get away without help.Pros:- Roof over your headCons:- Constant trespassing and B&Es by non-residents and management ignores the issue.- Random water cutoffs with little to no notice - youd think after 2 years of this theyd fix the problem, but no.- Arrogant and abusive property management staff.- Zero regard for residents when making improvements - swapping windows in the middle of winter, etc.- Centralized mailbox pavilion with NO security/safety lighting.And on. Really, if you can live some place else, I encourage you to do so with all haste.

DO NOT SIGN LEASE HERE!!! IF I COULD GIVE 0 STARS I WOULD!!! They do NOT honor the move in date stated on the lease nor do they provide housing if your apartment isn’t ready in move in date! My family was expected to move in to a townhome on our move in date, we receive an accidental call less than 12hrs before moving finding out the townhome wouldn’t be ready. We show up to the leasing office on moving date they didn’t have our townhome ready, no one was working in the townhome to get it ready even though we were suppose to move. The leasing office didn’t provide us with any place to stay until our townhome was ready. The regional manager Carrie didn’t provide any solution for the problem caused by their staffing. The leasing manager offered us to stay in another unit until ours was ready. Instead the REGIONAL MANGER CARRIE told the leasing manager that SHE DOESNT BELIVE IN LETTING TENANTS STAY IN ONE UNIT UNTIL THEIR UNIT IS READY KNOWING WE WOULD NOT HAVE ANYWHERE ELSE TO GO. My family and I have been sleeping in our car for 4 days!!!!! We call them 4 days later and the staff still wasn’t available to tell us when our townhome would be ready! The never contacted us or updated us on anything during the 4day period. We are still staying in our cars and haven’t received anything from lincoya to help us during this situation caused by them. Carrie hasn’t reached out to us or contacted us even being notified that we would like to speak with her directly for a solution to this situation. Carrie also tried to make us pay more in rent because of an error caused by her leasing agent, even while knowing our townhome wasn’t ready and we had no place to go.

Apartments are for the most part outdated and too expensive for what you receive in return (compare others in the area). Spider webs galore; all around your doors, patios, etc. Walls are paper thin; can hear neighbors constantly. Many not respectful of others around them, playing loud music during early mornings and late nights. Across the complex, I can tenants hanging clothes on the balcony like a ghetto. Plumbing, A/C units, bathroom fixtures are old. Dog poop on grounds from lazy tenants. Lots of animals often left in apts. throughout the complex all day, barking and such uncontrollably day and night. Maintenance appears understaffed to accommodate requests in a timely manner. Compare others.

The amount of space and the smart home features is much better than my previous apartment experience, which cost me more monthly. The management team stays on top of issues and concerns (Paprika is extremely responsive to emails!!); everyone has been so friendly and accommodating. The two times Ive had maintenance requests, theyve been answered in a timely manner. Ive only lived here a short time, but so far, its been a really positive experience.

I was looking for an apt when I went to Lincoya Bay. The leasing consultant Paprika was so helpful. She has worked with me from day one. I havent moved yet therefore, I cant speak on the complex or community yet. I can however, speak on my personal experience with Ms Paprika. She is awesome and will do what she can to help you whether you move here or not.

Rudest staff members I have ever met. Angela and Paprika are so disrespectful that it is almost comical. This is truly the worst apartment complex I have ever lived at and they need a serious change in management. Office is always closed, they rarely answer phone calls, trash everywhere, gym is disgusting. Positive reviews just so happen to be Paprikas Facebook friends. Beware.

DO NOT GIVE THE OWNERS OF THIS PROPERTY ANY OF YOUR MONEY! Several years ago, I chose this spot because it had a washer and dryer that I needed. If I knew then what I know now, I would never chosen to live at Lincoya. While there were not problems every day of my stay, the number of significant and annoying dilemmas was incredible! Some of the managers were somewhat helpful, but, overall, they were far more interested in making their owner(s), already multi-millionaires, more money than they were in doing what is best and right for the tenants!The two latest issues involved a consistently soggy carpet, as well as having to use a nearly broken refrigerator. The refrigerator was not replaced for weeks, and certain groceries could not be bought because of a fear of food spoiling. Two managers knew of this travesty.Here are some other issues:- loud neighbors in the upstairs apartment- a flood in my apartment that caused significant inconvenience- no compensation nor rent reduction was given connected to the flood- painters who were painting after the noted flood were not bright enough to use drop cloths and put spots of white paint on my belongings- lack of space for an extremely over priced apartment- a mistake of an incorrect year written on a lease - by a very careless manager - that I was given cost me an extra month of rent to be able to break my lease- rotted wood around the floor and bottom of the bathtubAS WRITTEN EARLIER, DO NOT GIVE THESE PEOPLE ONE NICKEL OF YOUR MONEY BECAUSE THEY NOT DESERVE IT AT ALL!

I lived here over 2 years. Through this time the management has changed multiple times. When I moved in here, I was told that there is a big plan to build new playground, soccer field,, club house and upgrade the gym. Of course nothing has happened till I moved out last month. I referred a friend to live here. After 3 months, I asked about my referral money and they told me they couldn’t find my name in his file due to change in the management. So they won’t pay me. Also I was promised my security deposit will be fully refunded unless something major damaged. I was well taking care of the apartment. Upon moving out we had made sure to clean everything even washed the carpet., but still they deducted $140 for new kitchen counter which I’m sure there was no even small dent on it. Then I tried to call the office for verification, but of course no one answered.

We have been living here for a little over a year now and the price is not worth the space you get. Half of our place leans left and the doors catch the floor so bad you cant even close the bathroom door. We just had our shower fixed for the 5th time and its still not working... the maintenance workers left water after the fix and it leaked from our top floor to the bottom. I called and asked them to come back and when they did I was told we just dropped some water its fine. Great! I cant wait to pay 1200+ a month to breath in black mold when the ceiling is done drying. Save your money and go with another place. Now the parking... in the summer our apartments are the easiest spot to park for teens going to the cliffs. Which means you will not be able to park any where near your apartment for 3 months. We have parking passes, there are signs that threat a tow but let me assure you it never happens. Lets revisit the lean because if not having your bathroom door close wasnt enough you also cant have screens in your windows or on the patio door if you want fresh air you can sit outside or let every bug in middle Tennessee in your house. When I mentioned it to the management team I was told it was part of the charm of an older apartment and that a screen door wont fit because the door frame is to warped. Well Im going to focus on what I dont like about these apartments in general they work like all apartments but two things I dont like is that if there is a maintenance problem it takes up to two weeks to solve a problem unless it is an emergency but If it is a regular problem, it takes too long to solve it, I do not care if it is not enough staff because one pays too much money they are quite expensive and apart from here they charge the rent separate, the garbage separate, the water apart and the train system is separate, then it is you pay too much, the owner is getting very rich and the maintenance system is terrible.

I moved back go Nashville via phone, thanks to Wendy Dunn. I was given a promotion and my company gave me two weeks to relocate. I was given the challenge to pick a home online. needless to say this was scary. my journey started with a phone call to the building that seemed suitable, lincoya bay.. I am so grateful that Wendy Dunn took my call. From day one she has been professional, attentive and concerned with each and every one of my needs. Lincoya Bay is a great place to reside. Each and every time I have a problem or concern, Wendy is there attending to my needs. She is patient with me, as I can be a handful at times. Thank you Wendy for representing Lincoya Bay with such professionalism and kindness. You make me feel like a friend and a welcome guest. I enjoy living here and recommend Lincoya Bay for anyone looking for a safe neighborhood, good neighbors and staff that is quick to handle any issues. this is an older building so I have had some problems but they have been addressed promptly and Wendy always makes me feel like I am first on her to do list. Its a nice feeling.

I lived here for three years, and it’s just been tough here since the beginning. I’ll just list some of the problems I had. Half of the eyes on the stove do not work, and when I would request help, maintenance would come in, press down on them and deem them fixed, even though they never stayed heated to actually cook. The washing machine that was originally in the unit had a broken latch on the door, and it took months to get the washing machine fixed to where I didn’t have to tape it closed to get it to run. A “fix” for my kitchen sink was to unhook the sprayer, so I haven’t had use of it in two years. The dishwasher has NEVER worked, even though I put in multiple maintenance requests (and their solution was for me to pour the water in prior to running the cycle which NEVER worked). I have had endless water leaks from the upstairs townhome that has damaged my ceiling over the past two years, and every time it’s a patch job to fix. I just wait on the next time it leaks and runs into my ceiling fan. Oh, didn’t I mention the fact that there was a hole in my ceiling for 1.5 years from the first leak that never got fixed? I requested multiple times that an exterminator would come in for the ant problem I was having (getting into my cat’s food, no thanks), and either they never came or the spray was extremely ineffective. I resorted to buying my own bug killer and taking care of the job myself. Also, if you’re renting the “studio” apartments, good luck keeping it cool. There’s only a window unit that doesn’t do an adequate job at cooling down the whole apartment. You will need fans in every room, ESPECIALLY in the summer. When I needed a copy of my lease after I moved out (since it was not available on my portal online), I had to call multiple times, and every time I called they said they would do it but never did.Further, I moved out a month ago, and have yet to receive my deposit back, even though I have been told multiple times “it was just cut, it’ll be there soon.” I have been given three different dates that the check was made out, and at this point, I’m fed up. I just want my deposit back, as promised, and without being told “oh it’ll be there soon.” It’s been a month, and it’s ridiculous at this point.Most importantly though, I didn’t feel like my living space was respected at all. They would give me less than a day’s notice before requiring access to the unit for upgrades, and would leave these notices at the end of the day before the day they wanted to come in. That would effectively only give around 12 hours of notice. When they would come in, I would come home to all of my lights on, when I leave my house with just a lamp on. After all, I’m the one that has to pay the electricity bill. My most angry encounter though was when I caught them in a lie about going into my bedroom when the maintenance request was in my living room. That’s a huge no factor for me. The person who did this was no longer working with the company when I left, but it’s just a pattern of lack of respect for someone else’s home.There was one positive in this apartment complex: Ken. Ken in the office is great. He will answer any question you have and try his hardest to help you. I have no qualms with his customer service abilities, and greatly appreciate him and his help. He’s the only person in the office who answered my phone calls and returned my messages. Most of the other office staff were nice, but overall, it was just frustrating to live here.

By far the worst apartment complex in Nashville. The staff is rude, the maintenance is terrible. My hot water goes out about 1-2 every week. Maintenance just comes by and “relights the furnace”Um how about, stop being cheap just replace the damn thing. Cabinets are loose and falling apart. Patio door is hard to open and close. The blinds fall off every time you try. They never answer the phone. Garbage disposal throws up like a hurricane. Stove is old and outdated. Water pressure is low in bathrooms. The list goes on. Ending my lease early. Totally not worth 1025 a month

Very poor service in regards to serving the customers (the current people renting). .I have been in this apartment location for the past 4years,they have very poor maintenance services and the apts seemingly are just so old fashioned to the extent that one has to improvise for a hand-held heater during the winter months due to the poor insulation and also have a portable fan during summer time.. Even if u report it to the office all they say we short handed and someone will get to u asap but the wait time is in vain and one has to approach the office for a number of times in order to have something done.. But even if one comes they do incomplete work that only works for a few days.. But whn it comes to asking for rent, you need to pay in time or else you will be charged extra but the service is the worst compared to the other apartments around.. This is my last time once my lease is done..

Like all the other reviews say don’t move in and go somewhere else. Not worth dealing with management or the office. My lease is over in August and I still don’t have a mailbox my dishwasher didn’t work through the whole year just kept backing up even though I didn’t use it. Called the corporate office because the water smelled so bad still nobody came it was like that for a whole 2 weeks that I had to go get my own thing to drain out the water from in the dish washer it also has happened Multiple times Called the office just for who ever was there to get an attitude. Hopefully they can actually do there job and get at least one of these things fixed. Oh and my carpet that they were suppose to be done fixing a month ago still isn’t fix said they be back never did so now my daughter stabbed her little foot so thanks Lincoya Bay. Pool was 3 weeks almost a whole month late being opened. This place sucks all together. Don’t waste your money or time. I don’t usually sit here and type reviews but this place just sucks. I don’t even care about a “response from the owner” them saying they are disappointed I’m just letting everybody know the only good thing about it is the location besides that it’s not worth it thanks

Aweful! Where to start. I had a real estate agent find me an apartment since i was moving from out of state. the apartment i was supposed to have was too small so we finally settled on a 3 bedroom 2.5 bath apartment. It was not clean at all and they refused to have it cleaned once i signed the lease. There were many repairs needed that we submitted and they were never fixed but marked as completed. I had to clean mold out of one bathroom. There were no shower curtain rods. By the 4th month there were cracks in the wall and the ceiling and walls were actually separating. The stair well to the second hall is a bad angle so i had to cut my box spring in half to get it to the bedroom. Lots of unreturned e-mails complaining as well. It snowed and no one ever cleaned the roadways or sidewalks. The dog park is just filled with dog poop since cleaning up after your dog does not apply anywhere in the complex. Got new neighbors and it was nothing but banging on the walls and different people going in and out all day. Some nights parking was an issue. Oh and i numerous occasions the maintenance stopped by and had to go through our apartment to try and fix a leak in the apartment below us. Save your money and go else where.

The first time i visited this property i had a really good experience! Kenny was an excellent guide! I had a couple more questions so i decided to return to this property because of my previous experience with kenny, just to be SEVERLEY disappointed.. I called less than a week ahead for an appointment i get it but why have that appointment open if you have meetings you have to attend.. I get it things happen. I felt rushed as if they could careless. I explained to them about my time crunch and i was ready to lease once i refreshed my memory on what unit i had seen previously. My friend had forgotten his license so we had to run and get it. I was told once we got back we could view. I got there and the sign said be back at 4... They had my license and everything... I was so livid.. They are so worried about all they have happeneing over there its literally consumed them.. I was so shocked at how this was handled.. The only thing i will say is that this second time around he did take time to explain what i would spend and how much id save and made sure i understood it! I get its busy time of year but dont loose great future residence becuase of it..

I rented from here based upon online reviews. I do wish someone had mentioned that you can not get a standard, queen size box spring up the stairwell! I am now forced to have a box spring in my living room, classy, I know. Also, there are no light fixtures in the living room or either of the bedrooms, so buy some lamps before you move here. Coming from across the country, we werent having the easiest time getting into a place before the move. Wendy and Sarah were very helpful with the process, we were approved the next day and we comitted to a full year. Since moving, weve discovered the walls are thin but its generally pretty quiet here.

I lived here recenently and it was a nightmare. The apt was very old, dirty, and dated for thr sky high price. On top of sky high rent youll have a sky high natural gass bill! We often had 300+ gas bills on top of water and electric. The apts are not insulated well so expect to freeze in the winter and melt all summer. Also my neighbors were openly shooting heroine. Stay away!!!!

The current manger acts like as she is paying for your rent.I had to edit my previous review from four years ago from five star to no star!New manager has no repect to tenants at all when i say at all i mean she has zero customer service and zero repect to tenants!We lived here since 2016 the resoan we chosed this place again and again because it was such great, friendly, nice and wonderful place and never had issue before current management.If you have a maintenance problem you have to call all day until someone pick up the phone 📱 and after they note your request you will never see the maintenance guys for weeks so you finally would have to catch the staff in the office and once you enter the door with your mask you still get screemed by the manager you are not allowed to come to the office only by appointment! Some times even she screems over the phone and talks very disrespectful, if you simply ask when can you get my mailbox key she starts screaming as you feel she is screaming at her children, DIDNT YOU GET MY EMAIL INSTRUCTIONS BLA..BLABLA, so my final decision i have to wait until my lease is over and say goodbye to Lincoya Bay ...
