I lived at the Haven for 2 years and the place was a great value. There were three different owners in my time at the Haven but it seemed mostly the same each change. My rent was $430 my first year and down to $385 my second year because of new ownership’s leases and some renewal discounts. The majority of employees are college students or at least college aged.One thing I didn’t like is the location. It’s a very commercial area with fast food all around, a highway separating you from the rest of town, and a real lack of sidewalks and bike lanes made the area pretty car dependent. They also moved several roommates in and out of the unit; I lived with 6 different people in 2 years.Again, great value with maintenance pretty accessible. You could do a lot worse.
Their rooms are great, reasonable priced, and perfect for Ball State students! Only have to pay for electricity! They are very kind and helpful anytime I call with questions. The pool is awesome and so is the gym they have for residents. Parking is good, plus very nicely sized (especially in the 4 bedroom apartments!) love the layout, too! Thank you The Haven for being a great home away from home for college!
Great place if u want parties fights and drama. People having animals and nobody cleans up messes. Party central apartments here.

The stairwells are always so disgustingly dirty and stink! Management is not good at repairs or maintenance and they allow maintenance people to use their key and just walk in without any notice! I have 2 girls that live there and this is a problem! Really consider your options before renting from this place.
I would not recommend living at the haven. The utilities are over priced, the staff does nothing for the residents, and on top of all this they do nothing to fix problems that go on in the haven. For instance there has been multiple times where mail has been stolen from the mailboxes anybody else would implement new rules or maybe mailboxes inside of the office to ensure the safety of their residents. They did nothing while snow piled up on top of cars didn’t even think to put salt down. Although the place is furnished it is not worth it. They did absolute nothing when the pandemic hit to help their residents either, thousands of dollars spent in rent and they act like they could careless.
I moved in last summer and my apartment was a mess. There was trash under the bed in my room and the kitchen was disgusting. My roommates and I spent 4 hours cleaning before we moved our things in. The customer service is terrible. If you have an issue it will not be resolved quickly and usually the front desk staff dont know how to help you with lost packages, maintenance requests, or basic questions about Haven living. There is new management every few months which makes everything more confusing because no one knows what is going on. I would not recommend this establishment to anyone unfortunately you do not get what you pay for.

I am going to put this in the nicest way possible. If I had the capabilities, I would give The Haven 0 stars. The reason behind this is this company is a major scam that I wish I knew about before I signed my lease.The beginning is probably best to begin with. I am a C.L.A.S.S mentor for the summer bridge program. In fact I was on the committee this past year helping to create the program for over 100 students coming in. Due to this I needed to move in early, three days early to be exact, of which I had asked prior to my contract being signed. They said it was okay and that there would be a small few of around 50 dollars. I then contacted them a month prior to move in to confirm. Then finally one week prior as I was finishing up packing. They then told me the final charge for moving in early was 265 dollars. They completely changed my cost for moving in early and tried to justify it by saying that would be how much it would cost for three days of living. Well needless to say I know it is not.This continued because my washer and dryer didnt work from day one. I told them about it repeatedly throughout the year to where they would take it change nothing and bring it back. They finally fixed my washer three months after move in, however, my dryer was still not drying my clothes and was leaving them soaked. It was not until after Christmas break around the end of January when my dryer was fixed because they replaced it. Luckily my roommate and I had a friend that was helping us by letting us use their appliances.These stories do not even cover the fact that they double charge for electric all the time as on a regular monthly basis we would be getting charged 100-140 dollars per month per person for just electric. That is even when we unplugged everything.These are just three stories, I have so many more if you would want to know them. Bottom Line do not go to the Haven unless you want to spend upwards of around 850 dollars a month and in some cases they say your payment didnt go through when you have used the same payment on their website throughout the whole semester and so they charge you 50 dollars for that.THIS PLACE IS A SCAM. Even the employees say that when they are not at the haven. The people it shows on their website are people of higher management. They want you to live there to scam you out of money.
Have had no WiFi for 5 days now. They have not been in communication with us at all. They have their front desk staff answer all calls. No managers will speak to you. When I called to talk with them about this, they told me to “just go to the library”. Our apartment reeked upon move in. It was absolutely filthy and looked like it hadn’t been cleaned in years. Their pet clean up stations are NEVER emptied. They literally do not care about residents at all. The lower rent and fully finished apartment is NOT worth it at all. Do not recommend what so ever
Total scam! The amenities are pretty nice, But that’s about it. This was really just a place for me to sleep for a year. Most of the time when you need to call the office, you’re connected with someone who is rude or lacking knowledge. I called 3 times yesterday regarding the move-out process and got different info every time. I received an email telling me I would be able to place my keys in a drop box since I had to work on the day of my move-out and I was trying to avoid the extra rent they charge if you’re not out by noon. Mia told me that was unfortunately a corporate issued email and that didn’t apply to The Haven, but DID insure me if I didn’t have everything out by noon I would be charged a fat fee. Thanks for the help?! Major management issues here. Overall just a bad experience. This isn’t just me. I’ve heard many horror stories of insane charges after move-out from friends that have been previous tenants. The electric for our 3 bedroom unit neared $300 almost every month (even when one person was living there for months) and the usage details never made any sense. If you can, rent off of a smaller company!!! This place is a mess.
For the most part people are considerate and clean. I’ve had issues with people upstairs at 3am pretty consistently. People party a lot on the weekends and when they leave they congregate in front of doors leaving trash, cigarettes, beer cans, and just being really loud. Other than inconsiderate people it feels safe though.

Welcome to the Haven where you pay higher prices for things like WiFi that never works. An office that stays open till 5pm so you can never pick up your packages or use the amenities. A staff that doesn’t care about anything. The maintenance crew is small and do so much work that I give them credit. They keep this place from being an actual garage can. But it still might take them a week to do a request because everything is broken in these apartments. I also hope you like neighbors who can’t throw their trash in a bin. They can’t park between the lines in the limited number of parking spots that there are here. There’s plenty more wrong that I simply can’t fit so good luck if you plan to live here.
They are very open arms and welcoming within the community and I love and embrace everything that I walked into too. it was all worth the move.
I have lived here for about a month now and have no major complaints. I love the workout facility and the apartments are nice for the price.
So far, living here at the Haven has been the best! I love it so much more than the dorms, and Im so grateful that I have chosen to live here. My two roommates and I have so much fun here and love having friends over and hosting events. The pool is awesome, the cookies in the leasing office are always warm and gooey, and the people here are just so nice and helpful.
I really love living at the Haven! The apartments are all very nice! I love having my own bathroom and room, and it comes fully furnished! The amenities are all so nice. I love having the gym and tanning. The staff is also so nice and accommodating. If I have any problem or need anything fixed, they will solve it or fix it within 24 hours. Im so glad I chose to live here, and I recommend it to all of my friends!
Staff and management very professional and knowledgeable. Almost everything provided. Have everything there. Workout room. Nice pool and grill for the warm months. Not much needed as furniture. Responds very quickly to maintenance issues. You cannot get all the great amenities and price at any place other than The Haven.
Its okay... definitely a step up from the dorms since every room has its own bathroom and the apartments are fully furnished. Youll definitely want to do some deep cleaning when you move in and check everything to make sure it works. Maintenance is usually pretty good about getting in and fixing any issues in a timely fashion, but its best to figure out what works and what doesnt from the beginning.
The amenities are great! The pool area is always clean and I love that we have a shuttle to get us to and from campus in a timely manner! The one thing I would change is the maintenance.
A good value for your money for sure! I love that the apartment is furnished and everyone gets their own bathroom. Maintenance is usually quick about fixing things. My only complaint is that there can sometimes be a noise issue on weekends. Not always a problem, but this is my second year living here and its happened both years.
This place is a SCAM DO NOT LIVE HERE!!! The rating should not be this high and is definitely being padded.I’m going to start off by talking about how our electric bill for a 2 person apartment was $350 FOR ONE MONTH when we weren’t even there (covid-19 sent us home). My roommate got a call telling us our water heater was spewing water (during the same month our bill was insane), the power company said that and power tools to fix it were absolutely the reason. It’s not really cheaper to live here if you’re paying obscene utilities charges. The new manager even had the nerve to tell me that we had probably left a lightbulb on and that was causing the bill and that she had no record of our water heater having problems. We had maintenance come out the day we moved out because our water was off and he told us (just as they had during the original call) that it had been spewing water and they couldn’t turn it back on because it still hadn’t been replaced.Management changes hands about every 2 weeks and takes ZERO accountability. If you bring up complaints or maintenance issues, almost every front desk staff person will say “well we just got new management” and then brush it off. None of the new manangement has ever lasted or improved this complex.Living here has been god awful; I didnt think it could be quite as bad as some of the reviews stated, but its been much worse. When I first moved in, the apartment was DISGUSTING, clearly had not been cleaned and there were yellow stains on the couch. Even after a cleaning crew was sent to clean it up the apartment still needed a serious clean down. We experienced one problem after another while living there. The place was clearly built very cheaply and things fall apart constantly and when theyre fixed the fix is just temporary. You can hear everything from surrounding apartments (I live on the third floor and can hear my downstairs neighbors just walking around) and cigarette smoke from the apartment across the way seeps into my apartment from the vents that connect them.If you want any form of sleep, don’t live here. Everyone is loud and there are constant screams, cars honking or loud music playing through ALL HOURS of the day and night.The students that work here are very kind, and one in particular was always helpful and understanding, but most clearly dont really know what to do with such terrible management above them. My roommate and I experienced problems with our front door lock since the first month we moved in. The lock died every 2 weeks to a month and needed to be recharged. I requested for the lock to be completely replaced and was assured it would be. It took 5 months and a complaint to the city of Muncie to finally get it fixed. To top it off, I told the front desk that if the lock died while I was gone over winter break and I got stuck locked out of my apartment, I would not be happy. Guess what happened when I got back from winter break?My car was nicked repeatedly in the parking lot and scratched by inconsiderate residents. People speed recklessly through the parking lot (no signage whatsoever) and I was almost hit several times. There have been numerous fights in the parking lot, including a taser fight at the beginning of the year. You also have to be careful when you pull into parking spots, seeing as many residents leave empty cans and broken bottles laying around the lot.Many residents don’t leash their dogs nor do they clean up after them. I have been attacked previously and it scares me when dogs are off leash and charge at me, even if they mean well. The grass surrounding the apartments is littered with animal poop and garbage.Also don’t be impressed by the “Two story gym,” it’s dirty and the equipment is frequently broken. There were supposed to be 2-3 treadmills but there was a period of 3-4 months when none of them were working. They made a big deal of it when they finally got them working again (really?).Overall, living here was like my worst nightmare and some. If I could give this place 0 stars I absolutely would.

If I could give 0 stars I would. First off, when I moved in the place was disgusting. Nothing was cleaned. I subleased for the summer and thank god not for the entire school year. This place is a rip off. Everything is so cheap. The people who work here can enter your apartment at any time without any notice. I had the apartment to myself at the beginning of the summer and received a roommate with NO notice and all the office had to say about it was “sorry”. Then the key they gave me at the beginning didn’t even lock my bedroom door. You can also hear your neighbors very easily. DO NOT LIVE HERE.
I have lived at The Haven for almost two years now and I love it! It is super affordable, in a safe location, and the amenities are great. I would suggest The Haven to any college student. It has given me a sense of independence that I couldnt find living on campus. Plus you get your own bathroom!
I was CHEATED out of $35 to apply for an apartment. I took a tour on Friday for a 5-month lease and was told there were still multiple apartments that would be available for 5 months. When I applied Tuesday night and paid $35 to apply, I was informed the next morning no apartments with 5 month leases were left, and they tried to get me to change my lease. They also spam you a ton after you even make a simple inquiry, so be wary when applying to live here.
This is the worst place to live. When I moved in, it was dirty. Moving out they charge you so much for not returning a bracelet. Electricity is really expensive. Split between three roommates, we were paying over $300 a month. They charge you if you leave bits of trash on the ground. They just try to get money out of you any way possible. Not to mention the people up front were unfriendly. Don’t move here! You’ll regret it!

This is my second year living at the Haven. I really like having my own room and especially my own bathroom. The maintenance team is really good and they respond to problems really quickly. The only problem I have with living here is that the electric bills are ridiculously high, no matter how much you try to conserve your energy. When we first signed they said it would be less than $40 but we pay over $100 per person in a four bedroom apartment each month.
I have really enjoyed living at the Haven. Its a great community and a great facility! The staff is super friendly and always engaging with residents. I love it!

I really like living at the Haven. It has plenty of amenities and I don’t have a problem with any of my neighbors. Lately the potholes in the parking lot have been a slight problem, but other than that it’s a pretty nice place to live! Rates are a little high but you get a lot of amenities for the price.
I have had a very pleasant experience living at the Haven and look forward to another year here. Great staff, clean and very modern apartments. I love the extra features that comes with living here such as the gym, tanning bed, nice pool& activities throughout certain weeks! When I was first deciding if I wanted to commit to the Haven I had some doubts because of other reviews, but once I realized that people are possibly more likely to talk about their bad experience than a good one, I found that I should give it a shot and Im glad I did! When I moved in, I felt that the place could have been a little cleaner than it was and thats why I give it a 4/5, because other than that I have had a really great experience living here and cant complain about much!
Furnished apartments make college living a little easier, my one complaint is every year the rent has changed: the first year I paid the most, second year the least, third year a little more, and this year a little more. They have been bought out a few times in the last three years Ive lived here and naturally the rent would be raised regardless. The staff are kind and they will help you take care of any issues. This is my fourth year living here.Overall, I would say its a great place to live for students!
I enjoy living at The Haven because of its cost-effectiveness and the ability to live close to things like the grocery store and not tot far from campus. When I moved in, things were a mess and it was not pleasant. However, there was a shift in management while I was living here and somehow things got better...more professional. I’ve always been greeted with kindness in the office and the staff have been helpful and knowledgeable about various things. Overall, I think for the price, you’re getting a very good deal. I think they could improve on fixing the parking lot where potholes are and also being more timely with repairs (when needed) for maintenance.
It has been great for my needs at the moment. I have basically everything I need. It gives me the ability to work and save money so my family can join me in Muncie.
Im giving three stars only for the staff because they are very generous. But the actual complex is terrible. The apartments are not cleaned in between residents because the residents themselves are expected to be the ones to clean. They say they hire a cleaning staff, but there was cat hair and cat food embedded into the carpet when I moved in. I dont recommend living here.
The Haven is a great place to live for a reasonable price. They have great amenties that are included and maintenance is always good about fixing things if needed. You never have to worry about parking and its a safe environment.
It’s an okay place to live. Parking is always great and having it fully finished is fantastic. Private bathroom and bedroom is amazing. The things that could improve is the prices. Utilities is high for no reason even when you don’t use a lot of it in the apartment. The inconvenience fee to pay online is ridiculously high! To pay rent and utilities on the same day with the same card they charged me two times instead of one. Also they don’t really care about emergencies. I’m paying rent/utilities when I don’t live there. It’s a 500 dollar transfer fee to switch a lease and it’s fine for adults but college students live here and that’s a little steep to pay.

The Haven has been making big improvements since I moved in and really seem to care about their residents.
Lived here for a year and a half, the apartment is nice. The main problem is the staff, sadly no knows what they are doing and just spout lies to get you to come back later. Literally blocked me my number when I left and charged me another months rent but wouldnt pick up the phone to resolve it. I paid it.... to this day I still get emails from telling me about there jank community points. And dont get me started on there rules which as long as you know someone from the office you can do whatever you want like have a pitbull, when they said my roommate was not allowed to adopt one cause its against policy. Just the worst management is the big problem.
Doesn’t even deserve one star. This complex is an absolute money pit. Nothing but issues from the day I moved in. I had a 2 bedroom and walked in on move in day to a filthy apartment that had CLEARLY not been cleaned. Spent HOURS deep cleaning the place with my parents. Floors were disgusting, hair was still in the shower, carpets didn’t even look vacuumed let alone cleaned, and there was built up food and grime in the kitchen. It was my roommate and I, and minimal time was spent in the apartment. She lived there part time, I only was around at night occasionally. At our highest point, our electric bill escalated to $125 PER PERSON. $250 FOR ONE MONTH and we weren’t even there for an entire week because of spring break. When we spoke to the electric company to get a detailed breakdown of our usage, the electric company told us the Haven had that information. When my roommate called the complex and tried to get access to it, they told her they couldn’t disclose that information. We expressed our anger and suspicion regarding the price of our electric bill, and threatened to file a formal complaint against the complex for wrongfully charging us. The next month, it mysteriously shot down in price by almost HALF. Furthermore, after deep cleaning and moving out of the apartment both my roommate and I were charged $12.50 each, a $25 fee for a bin in our apartment that didn’t belong to us, nor had we ever seen. Somebody from the complex, whether the staff or maintenance, had placed that bin in our apartment AFTER we had moved out and tried to charge us for it. Even better? We are in the process of disputing the charge and the Haven management is trying to tell us the basket was ours and the charge was valid. A BASKET WE HAD NEVER PURCHASED, SEEN, OR BROUGHT INTO THE APARTMENT. The ONLY thank you I have to give is to maintenance people who were always timely and kind in repairing whatever was broken or needed fixing. Other than that, this place was an absolute money pit. If you choose to live here, good luck. Awful experience and will NEVER suggest this place to anybody.

It hasnt been the worst place I have lived. However, I definitely do not think it is worth the price they charge.I havent had any issues with maintenance (they always come either later that day or the next day). I really like the pool, workout room and the computer lab. There is a lot of parking here, which is really nice for when guests visit. The overall layout of the apartment is really nice.The WiFi goes out a lot, which was inconvenient for me since I have two online classes. They put the vents in the ceiling so our bedrooms were cold in the winter (even with our electricity bill being $400 total). The Haven doesnt control the electric bill but it was weird how none of our monthly bills were even remotely similar in cost. The shuttle breaks down a lot so I mostly used the Vie shuttle. The drivers speed through campus so you have to make sure youre waiting on the bus; they have driven away from me as I was walking up to get on the shuttle. The apartment overall was dirty when we moved in. We found mold in several areas and a chicken bone under the couch.
Our daughter has been living at Windermere for 1-1/2 years now. During the first year, everything appeared to be fine. This year, things have really gone downhill. We have been trying for almost two months to get the heating element replaced in her oven. Management told us theyre having an issue with their service provider. There is an easy solution...switch providers. Our daughter looked on Amazon and was able to find the replacement part for less than $20. When our daughter stopped in to see the manager, he said he would order the part and it would be fixed within a few days. Well, its three weeks later and its still unresolved. When I call the manager, Im told hes in. When they take my name to speak with him, they come back on and say hes busy. We spoke with an attorney during the past week and were told to get a copy of the signed lease agreement. If the oven isnt fixed prior to our daughters return to school, well be putting the rent in escrow. All this frustration for a $20 part!
Aside from being a little ways from campus, I absolutely love this complex. Im not sure if I just got lucky with timing or what but everything has been getting updated and modified as I have been living here. There is always something that this management is trying to do to make their property the best there is. I feel very welcomed and understood when i speak with the staff. I am very happy here. :)
I have lived at the Haven for nearly two years, and it has been wonderful. The Haven is one of the best apartments for students. They have spacious apartments, private bathrooms, and even your own large laundry room. The amenities are great and the maintenance is incredibly fast. I also love that the apartment comes furnished, includes a smart tv in the living room, and has cable and internet provided with no set up required. The only extra fee in addition to rent is monthly electricity!
Ive had a great experience at the haven so far! The amenities are great (pool, computer room, fire-pits, gym, etc.) and they have a lot of community events like grocery bingo and other give-aways! Also the fact that its affordable housing thats fully furnished is really nice.

Current resident, just renewed my lease, and I am looking forward to living here for another year. The apartments are nice, and while the price may be slightly higher than some other residences, they more than make up for it with all the amenities that come with each apartment. Staff is helpful with any questions Ive had and has provided good advice on payments when asked. Community is relatively good as Ive personally experienced few problems in or around my apartment with noise, which is impressive since a large majority of the residents are students. Personally I truly enjoy living here and would suggest it to anyone.
Living at the haven is wonderful. Everything is clean, apartments are very nice and roomy, and you never run out of things to do. Honestly the best student living you can find in Muncie especially for the price!
At first, I was very excited to live with my friends at The Haven. I was very impressed by their models when I first saw them and was excited to live here for my junior year of college. Although this all changed the day my roommates and I moved in. The apartment was filthy. You could definitely tell nothing had been clean. The appliances were covered in dust, when we wiped the cabinets down the towel we used was completely black from dirt, our floors and appliances are covered in paint, and the list goes on and on. Our rooms were even worse. I was told the carpets were clean but when I walked into my room there was animal droppings, from what looked to be a rodent of some sort, all over the carpet. I went to the office and was disappointed in the way they handled the situation. They came up to my room, with a broom, and told me it had been cleaned...when it clearly wasn’t. No one wants to move into a filthy apartment! I expected more, and was unfortunately left disappointed. My advice to those looking for a place to live for the next school year is to really look into the details and the reviews before signing a lease. I learned my lesson.
I have a very noisy neighbor above me. He plays video games late into the night and I can hear every word he says. He cheers and stomps because he’s excited or whatever. I have called staff multiple times about this person and only once did they send security up there. The past few times I have called, they claimed that security was on their way however that was not the case. I specifically listened for security and heard nothing after waiting an hour and a half. This was extremely upsetting during finals week. This has yet to be rectified.The pool is also disgusting. Each time I’ve been there, there has been absolutely no chlorine. It was like a giant smelly bath. There was also trash in the pool.The bus is underwhelming. There are not enough seats and it’s extremely crowded when you have people standing up. A bigger bus is a MUST.I have also called staff for clarification regarding rules and lease information and have gotten wrong information. It seems staff needs some more training.Also, when I first moved in the apartment was disgusting. It smelled like cat pee.
Overall it’s a great place to live. Reasonably priced, good amenities, and close to campus. The maintenance staff is always fast and the desk staff is super helpful.
The haven was a decent experience, I just don’t think it was worth all what my roommate and I paid for and communication could’ve been better at times.Combined in rent alone, my roommate and I paid 1,070 dollars a month. When it comes to utilities, they don’t advertise the fact that it’s not based on single unit apartments. If I’m not mistaken, the collective total per building is dividing amongst all residents. So it doesn’t matter if you’re leaving stuff unplugged and sitting in complete darkness, you’ll still be charged as a collective and I don’t believe that was advertised anywhere as me and my roommate had to find out word-of-mouth. I also feel like at times the havens primary goal was money and not residents... I say that mainly because of the amenities bracket. Something super cheap to make and something you think is complimentary and or to help enforce the rules with amenity usage(but they were never asked for or checked) most people discarded or misplaced them, and unless you read the lease carefully, you’ll have no idea that you’ll have to turn that back in or face a fine because they don’t really advertise it. Just a lot of small things embedded in the lease that could cost you some coins if you don’t throughly understand.I think the haven did a great job staffing employees. They were friendly, polite and helpful. I loved the bus drivers, but hated the bus. Knowing that you serve a lot ball state clients, I would greatly suggest investing in a larger or additional bus. I feel like doing so will help retain more renewers. They also did a good job (especially the spring/summer semester) with panning activities for residents.Overall I feel like because of all the hidden costs and pricey tag that comes along with it, it made my stay at the haven primarily just okay, but I think it has good bones to be an extraordinary place for ball state students to live with a few moderate changes.
One of the worst apartment complexes in Muncie. For the amount that I pay I feel like I should be living at the VP. The shuttle is terrible, the staff hardly can do their jobs because they just refer you to their 3rd party sources, electricity is OUTRAGEOUS and the complex itself was not cleaned before I moved in. If it wouldn’t cost me $500 some odd dollars to leave now I would’ve left after week 1...DONT LIVE HERE!!!
The Haven is a great place for college students to live. They offer many amenities that are helpful to getting where you need to go, printing assignments, and always getting me where I need to go with the shuttle they have available. It’s a great apartment complex that allows me to have my own space/own bathroom but when I want to spend time with my roommates we can easily do that by gathering in the fully furnished living room watching a movie on our wall mounted tv. I love this place and I love my roommates! The prices might be a bit high, but if you want a place that you can call your own and make friends you will have forever then I suggest settling in at The Haven.

The apartments are nice and spacious and you get a lot for a low price. Very friendly and attentive staff. The shuttle is not a reliant transportation to campus though.
I absolutely LOVE the Haven! The staff and community makes the living space livable, not to mention the fully furnished apartments, amazing amenities, and clean community! It has been a pleasure to live here and I cant wait to continue my living at the Haven for the next year and a half!
DONT LIVE HERE. Dumbest management in the universe. Super dumb, complete morons. I did two subleases, one for fall, then spring. Had paperwork, effective move out dates, everything was fine moving in then moving out. A week after I moved out, because my sublease was over the idiot manager calls my parents - not me - and says I owe rent. I never gave them my parents number. I then call her and say I had a sublease, I dont appreciate you calling my parents rather than me. She flips out and says I WILL TAKE YOU TO COURT. IT SAYS ON YOUR LEASE RENT IS DUE. I HAVE THE PAPER RIGHT IN FRONT OF ME. Liar. I then dug through my records and faxed over a copy of my sublease. Then I called, and she wouldnt get on the phone with me. Another incident, one time there was a power outage overnight and the fridge leaked into the kitchen. Water was on the tile and the tile cracked upwards, like someone had sliced it. I filled out a maintenance request telling them so. So did one of my roommates. When the maintenance guys came - also morons - they pointed the finger at me and said I sliced my floor. Why would I slice my own floor and then tell you about it. Such idiots. It was clear that someone who lived before me in the last decade cut stuff on the tile, which when not wet is just fine but when soaked with water suddenly looks cracked. It was a pain and took forever to explain to these idiots that I did not do it. It was like their brains couldnt fathom it. The apartments are a good size though, so youll have plenty of room to be angry in.
Great place to live if you are a college student. The apartments come fully furnished and every room comes with a private bathroom.

Some of the best apartments and the price is great for what all you get. Furniture is included and every room has its own bathroom. You wont get that at most houses you look at around Muncie. If you have any apartment issues there is maintenance on call and also the desk staff are always helpful. This is my third renewal with the Haven and Ive had very little issues.
Really enjoy living here! The apartments are nice and fully furnished with is awesome. My bathroom has some permanently dirty sports in the corners that I can’t clean no matter what I try and my carpets have a few stains in them, but it’s no big deal. Maintanence usually shows up within 24-48 hours of placing an order. Really happy I chose to live here :)
This is an okay complex and can get loud at times. You can tell people smoke a lot. Prices for this place get higher and higher. You pay more for a two bedroom place than you do for a four bedroom place. If you have no problem with money then you will be good. I liked my time here but do not plan on living here any longer after my lease ends.
This has probably been one of the worst renting experiences I have ever had. When we moved it, the place was FILTHY and some of us had broken furniture. The lighting fixtures had piles of dead bugs in them, my bathroom was COVERED in a layer of unspeakable gunk and it was clear that the last resident never cleaned and the management decided not to bother as well. At least two of us had red stains on our carpets and I had broken blinds. ALL of which was recorded on their b.s move-in sheet. Believe me, all four of us went through that apartment with a fine tooth comb before turning those sheets in to ensure that the management knew what state they turned that apartment over to us in. So that was just the move in. Throughout the year we struggled with broken appliances galore. Two of us (including myself) were graduating and gave management plenty of notice that come December we would be moving out, but continuing to pay rent for the extent of our lease. We told them upon signing the lease, we told them several times during the semester, and we told them the week we moved out. Every time we told them, we were assured that as long as we moved out all of our stuff, cleaned our rooms, and turned over our keys that there would be no problems. Well of course that was too good to be true. My parents and I slaved over my room making sure it was clean top to bottom. Including the ceiling fan. I told the office that day that I was leaving and requested a walk through. They told me everything looked good and that I should be fine. Now that the lease is up and we have all moved out (the remaining roommates scrubbed the rest of the apartment before moving out), we are told that we will be receiving fines for things that we wrote down on our move it sheets. In addition, I was given an extra fine because my bathroom was dusty when they did a walk through in AUGUST...of course its going to be dusty, I moved out 6 MONTHS before that. As I said before, worst renting experience I have had. This place has A LOT of kinks to work out.
The apartment itself is nice and maintenance always does a good job. I love that I get to live with my 3 best friends but the price of our electric bill is ridiculous and management isn’t always very helpful.
So far, this year I finally got an opportunity to sit by the pool. I was very pleased to be by the clean, blue water on such a hot day. Perfect time to meet new friends and catch up with the ones you already have. Great times!
Furniture is included so that is nice. Staff is overall friendly and would recommend living there especially if you are a first or second year.
I lived here for almost 2 years. The office staff is extremely rude. Nothing gets fixed in a timely manner. If your roommates damage the apt moving out, you get charged for it. You have to pay for 1 room, not the whole apartment. If you want to switch apartments due to issues with roommates, you have to pay a fine. If your neighbors block your car in as a prank, you get told to deal with it. This place is a joke and the staff and property management only cares about money, not the tenants. This is the worst place to rent. Go to University Estates! They are better!!
The staff could not be friendlier or more helpful. Very fair pricing and the amenities are great! The apartments are also pretty big, I feel. I would definitely recommend living here to anyone!
Horrible place to live, would actually strongly recommend not to waste your money on this joke of an apartment complex. Last summer I discovered fleas had taken over my bedroom, mind you neither I nor any of my roommates had ever had pets in the place. The staff/management not only refused to eliminate the fleas, but also would not reimburse or discount rent for the infestation. I have also heard many other accounts of fleas AND bed bug problems throughout the complex. Save your money folks, unless you want to sleep with pests.
I work with handicapped individuals and assist them in looking for employment in the community. I brought one of my clients to your location to attempt to find out more information regarding a job listing on Indeed. My client knew that you have a nice facility and was excited to learn more. Upon our arrival your staff were very off putting and did not provide any helpful information to him. Before leaving he wanted to look around the grounds and he did so on foot and I drove through the complex afterwards. Later I followed up with an Easter promotion I found while with him and was personally treated very unprofessionally and was accused of bringing a dangerous person to your site. I feel that your staff today showed disgusting discrimination to my client due to his disability. I cannot fathom that you would hire staff that would treat someone in this manner. I am more bothered that these people are selected to work in your front office and represent your entire company. I will be certain to dissuade any future business being sent your way and will encourage others to do the same. I was disgusted with your staffs behavior.
Would not recommend The Haven. They hit you with ridiculous fees, apartments are NEVER clean upon move-in, maintenance requests take months to get fulfilled. Had a maintenance person barge into my apartment without knocking and with zero warning from management that he was coming THREE different times. Was charged $50 for a rubber bracelet, despite them giving out free ones a month prior to move-out. Staff was rude when I would call to ask questions. Amenities are rarely clean. Not worth the money.
DO NOT LIVE HERE!!!! This is the WORST place you could ever live. The people who work here are lazy and do not uphold anything they say. They do not care about anything but the money that they already receive. I have been trying to speak to the managers for a week and all they do is pretend to be busy and promise to return calls. My mother has called to speak to managers and they say they will call back and never will. They do not care for their residents. Management is disorganized and non- confrontational. The maintenance guy is the ONLY employee that is personable and cares about the residents. I am so glad that I will not have to deal with them any longer. If you are looking for horrendous management this is the place for you!
This year they have been doing a lot of upgrades. The new couch and chair are awful. They are extremely uncomfortable, hard, and just plain ugly. My belief is that no one sat or saw the couch/chair in person before they ordered it because no one in their right mind would buy them after doing so. They have also started installing new wood floors that look cheap but more importantly there is a giant gap between the floor and the floorboards that look awful. The new fridge has the door opening the wrong way. The stove top gets EXTREMELY hot when the oven is hot (more than what youd expect, its a fire hazard to be honest). They didnt replace the one appliance that actually needed to be replaced, the dishwashers which are so awful that you pretty much end up hand washing everything anyway. The wifi upgrade has literally done nothing and it still sucks. The new locks on the main door are a lot slower than the old one with the chip key. Basically, they dont seem to look at the details or think things through. The only good part of the upgrade is the new entertainment system and the coffee/side tables. The maintenance people are sometimes careless and leave a mess. The people in the office dont really seem to care because were college students and they can take advantage of us. However, there is one women in management who does legitimately seem to care and has tried to remedy some of the issues that we have had. I was originally thinking about staying another year because everything was great here before the renovations started taking place. Its sad when you sit in your home with your roommate and talk about how you would rather have lived in an apartment before they renovated it. The furniture was fine before (minus the dressers which are all falling apart) but now my roommate and I cannot wait till the day we get to turn in our keys and leave this place forever.

What a horrible place to live. When I moved in, my apartment was invested with fleas. I had to call numerous times to have any action taken. The other residents are loud and noisy. I have complained to the office and I was told to go out into the parking lot (at 2 am on a weeknight) and ask someone to turn down their music in their car, myself. As a small female, I thought this advice was ridiculous and unsafe. Dont live here!!

Please hear me out BEFORE you sign your lease. This place is a finesse. It’s built very poorly. I noticed earlier this week that every vent in my unit is placed right next to a door or window (minus the one in the kitchen). So, as a result it takes a lot to heat the place up, and it doesn’t stay warm for long because the windows are definitely not insulated (my window is very drafty, it is always MUCH colder in my room than in the common areas). This will show on your electric bill, especially if you are careless or have careless roommates. This place costs a lot to be as poorly built as it is, but it looks pretty so that’s what attracts people. I’d say don’t do it, it’s fun because a lot of people I know live here and that’s convienent but I definitely won’t be renewing my lease. You can find better properties. ALSO the campus shuttle is way too small. You can most likely find a place in Muncie more worth your coin.
My son has lived in these apts for 2 years or more. Hes had his new car for a year. Out of the blue, his car gets towed because of some sticker. This is not how to treat tenants who has paid so much rent! Their towing buddies should have documentation of tenants and their vehicles. We cant wait until his lease is over!

It was a pretty good apartment complex. They even helped my roommate and I get a new apartment when we had issues with our previous roommate. They were very easy to work with and always addressed issues quickly.
I lived here for 2 years while in college. 10/10 would not recommend these apartment. I understand the appeal because they are fully furnished and rent is cheap, they get their money back other ways. Electric is through the roof because of poor insulation. And though they dont care how they give you the apartment they care when they get it back. Make sure if you do decide to live here take pictures of your room upon move in. Staff is not helpful and they do not care about their residents. During the COVID crisis, no compensation was offered even though we lost access to all our amenities and the office. The grounds stick and smell because they do not enforce picking up after your dog. Save yourself the trouble, look elsewhere.
Old manager, bad. New manager, worse. Absolutely horrible apartment complex. They refuse to handle issues in the appropriate way. You are better off throwing your money into a paper shredder. AVOID THIS APARTMENT COMPLEX AT ALL COSTS. There are so many better apartment complexes in Muncie that are reasonably priced and worth the money. Dont waster your money here.

Some how between 4 roommates we all pay $55+ a month for electricity when we hardly ever have the AC/Heat on and if we do it’s low. The WiFi works 3/7 days if we’re lucky. It also took maintenance 4 times to fix one issue.Update: Bills were $90+ between 4 people when we hadnt had any air conditioning/heat on for the month. Absolutely DO NOT live here. This place literally wants nothing more than to completely take advantage of the fact that were college students. The Haven apartments are a absolute joke.Also the good reviews are because the Haven offers an app with points based on things you do on it, one being leaving a review on their website. This place is a literal money pit.
I didnt live here long enough to say a lot about this place (only for about six weeks). Private bathrooms and laundry rooms were great. I did not like the way they constantly made people move apartments due to roommate issues and that the new roommates received very short or no notice at all that there would be a new person moving in. Maintenance and office staff also knocked on the door almost daily for random checks or just walked in without knocking. If you dont mind that, the place isnt bad. But it gave me the feeling that I was still living in a dorm. Office staff was usually friendly but completely clueless. When I lived there many of the tenants were very passive-aggressive (called the office on me for playing music at 8 pm on a FRIDAY instead of just asking me to turn it down first, leaving notes on my windshield telling me I parked in their spot, etc.) which made it stressful to live there and was ultimately one of the reasons why I decided to move out early.
During the first week of school, the haven had its own welcome week events. There was grocery bingo (I won at least $20 worth of groceries) and a cookout where they made everyone food! Love my new home!
I have lived here for my first year of school at Ball State I have already resigned my lease cause I love living here! The staff is nice and the amenities are great always full of life and fun, easily the best place in Muncie to live!
My boyfriend and I have lived at the haven for just about 8 months now and we really enjoy it! The apartments are very nice, come furnished, and are pretty quiet. It is a very convenient place to live in Muncie because it is only about 4 minutes from BSU, plus there are numerous stores and amenities around. I would highly recommend this apartment complex over any of the other student housing options in Muncie. We recently got a dog and the Haven has a wonderful pet policy!
