I was looking for a place to live off campus next year, and have always heard good things about Beacon Hill. I have friends who currently live here, and wanted to as well. Then, I heard that BSURentals took over, so I will no longer be applying to these apartments. It is such a shame that a great place like Beacon Hill got taken over by a terrible company. If you look at BSURentals Google Reviews, you will see why I will never live at their properties. Too many horror stories, and first hand knowledge of them from my friends renting from them. Sorry Beacon Hill, I had higher hopes for you.
I lived in the chesterfield complex of beacon hill for an extra/last semester of college. They were 1 of 2 places offering 6 months leases at the time which was awesome. All around, solid apartment. The staff was super friendly, helpful, and easy to work with. Maintenance was quick in fixing things and it’s awesome living in the heart of the village/on the edge of campus.I gave them a 3/5 review for 2 reasons:1. The 2 person apartment I lived in just isn’t worth 480 a month. It’s old, very basic, and it came with no amenities outside small things the office put on. I know there’s a premium to living in the village but i’ve lived in much nicer places at BSU for much less. There are better deals just 1-2 more blocks off campus2. I also had my laundry stolen from the public laundry facilities provided by beacon hill which costed me about $400.
I love living at Beacon Hill! Throughout the four years of undergrad I lived in houses off campus which was a BIG mistake. beacon Hill is cheap and you only pay for electric & wifi! The staff is also super nice and they provide gifts and food in the office throughout the weeks of each semester. I would highly recommend living here to all my friends!
Lived here for 2 years and it’s been great. Can’t beat the location if you’re walking to class or the bars. Recently renovated apartments and a really good price. Definitely would recommend. Staff is great and helpful too.
I absolutely love living at Beacon Hill. The apartments are very nice and well-kept, especially for the price. The staff have always been extremely friendly and helpful throughout my time at Beacon Hill. Plus, the location is awesome in regards to campus! I would definitely recommend living here!
Beacon Hill has been a great place to live. It is located very close to campus and allows you to walk to class instead of having to get a parking pass. The apartment are nice and very spacious. Overall I have no complaints.
I thoroughly enjoy living at Beacon Hill, especially for the price and location. I love that I am able to walk to class and not have a long distance to go. The apartments are really nice and well taken care of. Definitely recommend living here if you are looking for something around Ball State.
The apartments are fine. Roomy but kind of old. Close to campus, blue loop stops super close. Washer and dryer in my unit, which is nice. One bad thing is that the parking lot floods very badly when it rains, so it’s a hassle trying to get into the cars. Otherwise, good first apartment.
The housing is as close to perfect as you can have for college. The ladies in the office always have a positive attitude and can help with any questions roommates and I have!!!
It’s a pretty good place to live. Both locations are nice and close to campus and I live across the street from the bars in the village which is super convenient. They are a great option for student living at a relatively low price!
I enjoy living here! The location is great, some of the best prices in Muncie! I like the office staff, they are always kind and helpful. Perfect walking distance to campus!
Ive lived here for 1 year. Its one of the best locations you can get, super close to campus and the village. Very reasonable price for the quality, and the maintenance staff is super responsive in comparison to other places.
I love living at Beacon Hill! They are fairly cheap especially for being steps away from Ball State’s campus. They also put their residents first! They always provide treats for the residents in the office and don’t forget that there are usually always dogs in the office which will brighten your day after a long day of classes!
Great cheap place to live! Does not have some of the crazy amenities of those around but close to campus and well priced! Staff is always friendly! Great place to live during your undergrad!
I think this is a great place to live while going to school at Ball State. Although there are a few hiccups here and there, I think that comes with the territory of being in a college town. It is close enough to campus to walk but far enough away that it doesnt feel like you are living in the dorms. I really appreciate the maintenance. They have come within a day or two of filing a problem, and they fixed it fast! Overall, I think this is a good first apartment.
Beacon Hill is super reasonably priced and has a great location! You don’t even have to by a campus parking pass because it’s so close. They also have some fun events for residents.

Beacon Hill has been great! The location is awesome it takes me no more than 10 minutes to walk anywhere on campus! We had a tiny maintence problem with our mailbox and once we put in a request it was fixed that day!
I love it here. They are so understanding. They do everything in there power to make sure the residents are happy!

The staff is friendly and helpful, maintenance repairs things pretty quickly after the request is made, and it’s super close to campus. Overall, I enjoy living here, it’s been a good first apartment!

This is a great cheap place to leave, friendly staff, and close to campus.
Worst place I have ever lived. Within the first week of living there, we had a bat in our apartment. We have had two occurrences of flooding and maintenance took forever to get to cleaning it up. Our hot water has gone out and our heater stopped working in the dead of winter and wasnt fixed for weeks. It took a lot of calls to the office and parents yelling at management to finally do anything about the situation. My roommates have had to make NUMEROUS calls to the police to get our neighbors to turn their music off at early hours in the morning on weekdays. And they still have not complied with us. This is absolutely a horrible place to live, so do not live here.
Beacon Hill is a super convenient location next to campus & they have hard-to-beat prices! They also have free food & events at the main office often!
The office is no help, the maintenance people don’t know how to fix things correctly, there’s a ton of random charges, the parking lot spots don’t correspond with the apartments so you may be walking pretty far to your apartment from your car, and the whole complex is INFESTED with wasps and they leave it up to you to pay for an exterminator.
