The office staff is always super friendly and outgoing! For everything being included besides electric the rent is so affordable! Can’t wait for 2 more years here with VH!

The people in the office are rude, disrespectful, and cannot be trusted. They completely ignore complaints and problems, particularly if it involves your bill. Submitting problems through the online form does nothing. Ive called and gone by in person many times to try to resolve billing issues and no one ever does anything. I guess they think if they ignore you long enough, youll just go away. When I go in for something, no one seems to know how to do anything, even the most basic tasks and then they act like youre annoying them.The apartment itself is okay. The split floor plan is a nice feature if you have a roommate. However, the bedrooms themselves are small. The furniture supplied is very cheap and uncomfortable. Think cheap hotel or office furniture. Its a little noisy and people leave trash in the stairs and the walkways that usually takes days to get picked up. There is usually a lot of trash overflowing near the dumpster that smells and leaks all over that area of the parking lot.The only positive thing I can say is the maintenance crew responds to issues with the apartment pretty quickly.I would not recommend this apartment complex to anyone considering the headache caused by the incompetence of the office staff.

The leasing office is terrible to begin. They close whenever they feel most convenient for themselves. Sometimes, with less than an hour notice. I moved into an updated unit but was placed in a older unit which had stuff already inside of the apartment when I moved in. (This was originally only because my updated unit was not going to be completed in time). They then tried to charge me a $350 “Lease Transfer fee” even though it was not MY idea to be in there while my actual apartment was being completed. Let’s see what else….the parking situation is really messed up. I find it funny how there are VIP spots next to regular and handicap spots but I digress. The VIP spots are not worth it y’all. On top of everything, they don’t empty the trash in the dumpster so there is typically a pile of trash waiting outside of the dumpsters with swarms of bees and flies near the front of the dumpster.Moral of the story…looks can be deceiving!

The layout is nice and the fact that everyone gets their own bathroom is a plus! The pool is super nice with lots of chairs to tan on. Always having coffee in the clubhouse and printing services is awesome as well.

Really nice place to live! Each room having its own bathroom is clutch, especially when you have stinky roommates. Overall, I enjoyed my time at Varsity House. Also, the pool is pretty cool.

This place does not even deserve 1 star. There are never any parking spots available. There is so much humidity that my clothes and bed are always damp. The appliances are constantly having problems. Maintenance enters all the time and there’s no privacy. The walls are paper thin and u can hear all ur neighbors conversations. Woke up covered in bed bug bites and found bugs crawling in the couch. I have killed atleast 3 spiders since moving in and there is a major PEST problem. You get charged fees for everything. U want to ur pay rent with a card- fee, u want parking- fee, etc. SAVE URSELF THE TROUBLE AND DONT MOVE HERE. The carpets were stained with fecal matter and the apartment was disgusting upon move in. If you like headaches, no privacy, being broke, bed bug bites and the smell of marijuana coming through your vents then this is the place for you.

Awesome staff!! Every issue I had (Which was barely ever) they handled very respectfully and were super nice about it. I always felt at home here and the events that they put on are literally the best. The gym is super big which I like because I dont need to spend even more money on planet fitness or the Y. I really like that the rooms are 100% private too. That helps if you have a random roommate. 10/10 would recommend.

The apartment it’s self was nice. Large rooms and bathrooms. My roommates and I had a great experience other than the utilities and move out. We had to have our fridge replaced twice. The dishwasher is very low quality. Two of the toilets in our unit had numerous plumbing issues (they wouldn’t flush). The maintenance guy couldn’t fully fix it. When moving out we were charged over $800 for replacement of an undamaged carpet in one of our rooms and the furniture that comes with the apartment. The couches fo-leather is very flakey and tends to rub off even with couch covers on the entire year. Due to this we got charged to replace all the furniture. Overall it was a nice experience besides the Varsity House charging us for many things that we did not damage. We had to dispute the charges (this took over a month) and still had to pay for items that we should not have been charged for. FOR FUTURE TENANTS!!!! Make sure to take lots of pictures of the apartment when you move in. Prior to move in many pieces of furniture in our unit, as well as neighbors units, were mildly damaged along with the carpet and drywall.

The Varsity House is a great apartment complex! They have amazing amenities such as a stand up tanning bed, workout facility, Starbucks coffee bar, and free printing! They also have a beach volleyball court, a pool and a basketball court. What else could you ask for?!

I love living here! I’m a graduate student and it’s nice to have a place that will feel like home for the next 3 years. Everything is updated and maintenance requests are completed within the day. They put on fun little gatherings throughout the year too! The only thing is if you’re looking for somewhere quiet to live, you won’t find it here. The walls are very thin.

Varsity House is one if the nicest apartments I have ever checked out. The staff there is super nice and always willing to help out with questions and concerns. Being a first time apartment renter this was very helpful. The apartments are great sizes including the bathrooms and closets and I love the fact that it just feels like it could be home. I will definitely be signing here in the future.

Its a very place place. Great pool along with nice residents & people who work here. Nice place to stay along w great amenities. Rent is very fair compared to other places in Muncie. No need to look any further, VHA is the place.

Varsity House is the perfect place for any student! It has a resort style pool, beach volleyball, outdoor TV, a game room with a pool table and many other games! The gym is another great amenity as well as it’s a pet friendly place to live! Many giveaways and events are thrown for the residents! I absolutely love it here and highly recommend!

I have lived at Varsity House for the past two years and couldnt think of a better place to call home during my time in college! Having the gym open 24 hours was so nice, especially while trying to balance work and school. Most importantly, the staff was sooooo nice and was able to assist with any questions I had! Definitely recommend!!

I love living here! It is my first year off campus & I really do feel like I’m at home! I love the size of the rooms, bathrooms and closet! With a person who has a lot of junk, it’s MORE than enough space! I renewed my lease for another year because I don’t want to live anywhere else but Varsity!!

I love these apartments! they are very spacious and updated, and the staff members are AMAZING! i would recommend these apartments to any student at ball state! worth every single penny

Once you are moved in everything is nice and almost all the dealings through phone, email, etc. are professional. It’s not even a mile from campus but does offer shuttle busses. In addition there is a ball state bus loop that pick ups and drops off close enough. When there is a problem they come up with a solution, like no one picking up doggy messes, but that is residents fault and not theirs. They have come up with a solution to that problem. There is a outdoor pool, volleyball, basketball, and a small gym. When Covidity was not a thing they would also have events. Between location, being fully furnished, and the amenities it deserves five stars. The rooms are spacious and parking is alright. Again any problems that come to my mind are more residents doing then the actual apartment complex. It smells like weed a lot and you can hear many drunken overly loud conversations but any college housing will likely have this. The biggest plus is location and that the apartments are furnished. It also has good sunset views! Dogs and Cats are allowed !!! I almost forgot and that might be the best part. I would 100 % recommend living here and the cost is reasonable especially if you sign early.

Love varsity house and the amenities are great. Only issue is that things do not stay up on the walls well due to cheap paint and I wish the club house would stay open later than 6 because we have homework to do earlier in the day. Otherwise I love it here and would recommend it to everyone:)

This is my first year here at varsity but so far it’s been SO nice! The apartment is so cute and it’s nice they encourage us to make it our own! They even allow your furry friends to come as well, and with everything going on it’s nice to have them with us. Even through the struggles of Covid they have made living here as welcoming as possible and always keep us updated on what’s going on here at Varsity house.

This is my third year at these apartments and I love them. I love all the events they host and its really close to Ball State, which was a must for me. I would sign another year if I wasnt moving cities.

Varsity House has been a great place to live. Everything is very clean in both the apartments and clubhouse. Each time I have put in a maintenance request they have responded to them quickly. I would recommend living here and think it is one of the best choices in Muncie.

I love living at Varsity House!!!The only thing I would fix is that Security Cameras be placed outside. I have had several incidents where security would have been very helpful. (Stolen property, hit car, etc.)Other than that, I love that they are pet friendly, free gym, and maintenance is quick and efficient.

Varsity House is a great option for housing in Muncie, especially for grad students! Each resident gets their own bathroom and walk-in closet which is really nice. Also, the fact that the apartments come furnished is really helpful for those coming from out of state!

Before I list some negative things, let me say the front desk staff are some of the nicest, most helpful people I have met. I love them! Now... prior to moving into the three bedroom apartment, one of my roommates renewed her lease and told us there was mildew and mold in our rooms and common area due to a leak from the apartment above. We were told that it was going to be cleaned when we moved in yet it obviously was not and there was major water damage to different parts of the apartment. My closet smelled, and still does 7 months later, like cat urine. I had to pay out of pocket for a carpet cleaner twice to try to get the smell out and management didnt say anything when I asked for help since the previous resident was the one who had a cat and they did not clean the closet. Since the locks on the front doors are electric, the deadbolt continues to die out and have to be recharged. I would call about the deadbolt needing to be charged and they would say someone would come to charge it, but several times when Id come home and it would be dead Id have to call someone to let me in and Id be charged a lockout fee each time for something I tried to fix and no longer had control over. I was really excited about living in Varsity house but the only nice things about the student living apartments is that each bedroom has their own bathroom and the few amenities that come along with living there (pool, tanning stalls, and the workout room are all I have used since living here).

Varsity house is a great place to live! Personally I have never lived there but two of my teams have (Alexa and mya). I have always been impressed with how clean the community spaces are and how nice the apartments are in general.

My dog loves it here, gets to meet a bunch of new people and other dogs. Rooms are nice and big and you’re able to have your own space. Great location too, close to campus and all your favorite food spots!

Everything is very cheap in the apartment. We were charged for new chairs but all 6 of our chairs broke from just sitting on them. I hurt my lower back falling out of a chair that snapped. Walls are paper thin. Had some problems with mold living in the first floor. Dryer was extremely loud for the past 4 months and was marked fixed but was never fixed. It took about 3 hours to dry our clothes. They towed my roommates car while he was at drill for the military because he didnt have a tire on but he was getting a new one as soon as he got back. Like some other reviews, our electricity bills were insanely high. They pay the first $75 total for 3 roommates but some months we were charged about $100 each. How is an electricity bill $375 in total in a month? Pretty much equivalent of living in a mansion but were living in a dump. Zero help through coronavirus, even though the parking lot was pretty much empty when everyone left. There is glass broken everywhere throughout the complex.Only positive thing I have to say is the older maintenance gentlemen was a great guy and very helpful

This is my first year off campus as a junior and it is a place that feels like home. I really enjoy their maintenance crew, if there is ever an issue it is quickly resolved. Having a 24-hour gym, furnished rooms, a pool, good sized rooms are all the things that grabbed my attention. If you need a reliable, clean, fair priced apartment I highly recommend living here.

The Varsity House has been an amazing experience for my first time off campus! Our apartment came fully furnished, we have access to a gym, and when we file a maintenance report, it is fixed in no time! Would definitely recommend for others who are looking for an awesome and safe place to live! (They also have many events with free food, so how could you say no!)

I really love living here. This is my first year off campus as a junior and it is a really homey place and I already resigned for next year! The few minor maintenance issues we had upon moving in were immediately fixed. One of my favorite parts about this place is their early responses and how lovely and kind all of the maintenance staff is! I love the unlimited colored printing as well! As an education major, that is super important and I love that I have access to it! The staff will go out of their way to make it feel homey and make you feel welcome. It is super close to campus (I can get to the student center from here in about 7 minutes), I love that there is a bus as I didnt have to spend money on a parking pass, and one of the biggest perks is the money they give you and your roommates to go towards utilities! I overall really love living here and Id definitely recommend renting from here!

Anytime I have had a maintenance issue they are so quick to respond and are super nice. One time I put a request in and they were at my apartment in less than 5 minutes.
