It is a nightmare to get ahold of literally anyone who works here. They have yet to respond to the maintenance request I placed weeks ago about the dishwasher in my apartment which was broken when I moved in, and its impossible to pick up any packages since theres never anyone at the front desk. All of my calls to the office go to voice-mail with no response or calls back even when theyre made during office hours, and to talk to anyone directly I have to walk over to the Bridges and talk to their front desk. My countless emails have also gone unnoticed. Its infuriating to pay so much to live in a place where nobody is even able to help with the issues theyre paid to help with.All of the responses to the countless other reviews like mine are useless, empty words and apologies. These same issues seem to have been going on for years too if you look at the dates of the reviews. They are extorting money from their residents. The great location and views are not worth the immense hassle to get any kind of help or communication from management whatsoever.
As a follow up to the response below. My son had to walk over to the sister apartment building to talk to a person in their office. Inadequate response it must have been stolen. The Knoll office and front desk are NOT adequately staffed. This generic response below actually makes matters worse.DOES ANYONE WORK IN THE OFFICE????My son has been in his apartment since 9/1/21. It is almost impossible to get ahold of anyone from the leasing office. Not only that but when my sublease went to move in they were given the wrong information and they ended up backing out on me and will not answer me. I have tried calling two different numbers, leaving countless voicemails, sending emails, and using the resident portal to send messages. I am very disappointed because I was impressed by the apartment when I first signed my lease, now I am wondering if I made the wrong choice. Hopefully someone gets in contact with me soon and clears all this up.
The Knoll has awesome amenities and such a great location on campus. I took a virtual tour with Grace and she was super helpful in answering all my questions. Would recommend this apartment building to anyone looking to move to the area!

This place has terrible management and service. They do not keep the building up to standards and are extremely slow to fufil maintnence requests. It is impossible to get ahold of the office at most times and the office closes frequently for no reason. This is a terrible place to live and i don’t recommend it to anyone

As a recent resident of the Knoll Apartments, I have thoroughly enjoyed the experience thus far. The management has been fairly cooperative and fast-paced with any issues that we have experienced functionally, technically, or appliance-based as a unit. The repair team has been incredibly friendly and helpful solving any problems that arise.

Fun place to live! They have a great location, and the walls arent nearly as thin as other places so you dont hear your neighbors. If you order a lot of stuff online it isnt the best. Of the ~10 packages Ive ordered here, 2 have been stolen, and another 4 have arrived multiple days after they were marked delivered. If thats not a concern to you, then its a great building.

I really liked living here! Nice place, clean, new, well-taken care of, quick responses to maintenance requests, good facilities. The biggest thing I didnt like was how loud it often was. A lot of partying goes on both in the building and next door. The cleaning charges after move-out were also a bit ridiculous, my bill specifically showed a $50 charge for a trash bag.

Location is really the only plus. It new and nice looking. Its an average place to live, if you dont mind not being able to contact management easily, feel like waiting weeks on end for maintenance requests, and enjoy getting nickel and dimed random fees on top of rent.

Researching apt options for my future graduate. Leasing agent Quinn was Great! Quinn took all the time I needed to answer my questions and show me all the options this location offers. As a parent, you will appreciate the level of attention to maintenance, security, great staffing.

Horrible place to live. Dont live here, cheap appliances, bad air quality. You pay for amenities you dont get. You pay for a full months rent and get kicked out 17 days in to the last month of your lease. Straight slumlords.

No one ever answers the phone. No one ever answers emails. Does anyone actually run this place? I dont think so. I moved out of Minneapolis and was being charged the wrong amount on my rent for MONTHS. I called countless times and sent emails, but no one hardly ever answered or responded. When I did get through to someone, they would quickly apologize and say that theyd fix my rent right away, but nothing ever happened. I finally had to ask a friend who lived in Minneapolis go to the front desk and tell them to call me. It took them about three months to finally charge me the right amount on rent, all while I was occurring late fees for their mistake, which I am now am forced to pay. Unbelievable. I would highly recommend looking elsewhere for a place to live.
Our son loved it there! Great place for any Gopher to take up residence. Ryan D was awesome to work with in the office and David B (his manager). Great customer service and follow-up. They genuinely care about the residents and taking care of them.
The knoll is such a great space. The apartments are absolutely beautiful & provide space for visitors. One of the apartments I saw had a great view out the window.
The Knoll is a quiet cute smaller building. Its only a couple blocks from downtown dinkytown and doesnt seem to get as busy in this neighborhood.
Finally just hopefully got through subleasing my apartment. I’ve tried calling the knoll/bridges over 2-3 times a week for literally the past month, sending emails, trying to get ahold of someone, but they never answer the phones or email. I’m not in Minnesota so I literally haven’t been able to contact them. I don’t know the status of my sublease or anything. Before I moved out they lied to my face multiple times about dates and when things will get done. The management here is the absolutely terrible.One star because I had to.Some credit for the massive island in the kitchen and the walk in laundry room on my floor plan, but maintenance failed to fix our laundry drier and dishwasher the entire time we lived there. The building walls are starting to crack everywhere.
I lived in the Bridges last year and am moving into the knoll in a few weeks. loved the bridges, but the knoll is has amazing light in my next apartment and is an awesome place to finish up my college experience

Excellent and friendly management! We have never had to wait more than a day for maintenance to come. My roommates and I love living in The Knoll because the management makes it easy to be a resident. With students busy school schedules, sometimes it is hard to worry about the extra little things that come with having ones own apartment. The Knoll is great because we dont have to send reminders and worry about getting things fixed, asking once is enough.
I have attempting to reach the leasing office for 2 days. No one answers the phone and my call is dropped after 41 seconds of being on hold.My daughter is a current tenant and they have yet to fix any of the issues related to her apartment after multiple requests. She was locked out of her apartment for >3 hours when her electronic lock failed to work. Again as a parent no ever answered the phone! I will never allow my daughter to lease from them again. Currently she has 10 1/2 months left on the lease and the company is asking them to sign another contract or they won’t get a place for 2018-2019. Who does this to college kids? They have no idea what they will be doing next fall as of now! This management is a joke!!!
The staff at Bridges and Knoll is experienced, knowledgeable, and friendly! I am looking forward to touring both to see what it will be like to live there.
Nice apartments, great location. However the management is ran very poorly. Management struggles to communicate and struggles to response to emails in a timely fashion or even answer there phones. Its clear there is a lack of organization and value for customers needs.
I have never lived in a worse place in my life. If you need any sort of help or assistance at all, unfortunately they cant help you. Their 24 hour maintenance does not exist. If you call and leave a message (because no one is ever at the front desk to answer your questions) they might get back to you in a few days, but odds are whatever needs to be fixed wont get fixed. Whenever I need to get a package from the front desk, no one is ever there to help me even when their hours are around 10am-7pm. I have been locked out of my apartment, had the dishwasher break on multiple occasions, my doors of my closet fall off, and when I moved in I didnt have a bed or working blinds. Of the times I called the emergency maintenance number, no one has ever gotten back to me. People pay a lot of money to live here (rooms go for around $1000 a month) to have less than adequate appliances and service. I would give this place 0 stars if I could.
Ive tried calling the rental office multiple times to the multitude of phone numbers listed (the ones on their website as well as the ones listed in some of the previous comments below). The calls go nowhere. I sit on hold for a couple of moments before being cut off. My nephew, an international student (and renter) is trying to make sure he can move in as planned on Saturday. He has stopped by the office multiple times and found it empty. Im starting to have serious doubts about this landlord. Landlord: please publish hours that youll actually be in the office and a phone number that will actually get answered or allow a message to be left. Your inability to have either of these things updated indicates a relative immaturity and forebodes a negative relationship developing between your tenants and your novice managers.
Honestly a decent apartment, but lack management. maintenance takes forever to fix a request. no ones ever at the front desk, so packages are hard to pick up. phone calls are never answered and get back to. overall, poor communication and structure.

The Knoll has great amenities like a game lounge, study rooms, and a theater room for its residents. Rooms are also very spacious at a low cost.
A huge September 2018 move in day fail by management. Moving in so many people at one time there are bound to be problems and bottle necks but the entire experience was beyond unacceptable. Hundreds of total hours of frustration and wasted time of students and parents. A terrible introduction to “The Knoll” and Cardinal Management group.Two stressful hours standing in a mass crowd (no clear lines one in the door) to get the keys to an apartment? They knew exactly how many people are coming in the assigned time window but only have a few people in an adjacent building on laptops checking people in. Finally opened up a side room with more staff but very late in the process.Bottle neck likely in part due to incomplete move in paperwork on part of students. That being said the management company did not make it easy. For example check a box if you don’t have a car but everyone had to make up from scratch and upload a document stating they did not have a service animal? Dozens of parents standing in line and adding to crowd size to provide their required ID – which was apparently not needed or already on file? Maybe have an express line for those that have everything complete – print a ticket to the express line when everything is completed prior to arrival.Basement parking garage open for unloading but instantly full with limited ability to turn around. No signs or staff giving direction anywhere. Perhaps having an unloading procedure like the dorms? Blocked off an unloading zone. Have staff with carts giving directions.The few carts available had to be checked out with an ID with a long waiting list – not a lot of good considering there is no cell service in the basement parking garage to get your notification. Thank goodness the two elevators were relatively fast.No signs on stairwell doors instructing people that they need a key fob to get out of the stairwells. Lots of families trapped with loads of move in items waiting for someone to randomly come with a fob or open a door exiting.There has to be a better way.
I have lived in now three different complexes in Dinkytown, so I can offer perspective on a decent place to live here. Out of the three, the Knoll has by far set the bar the lowest. I am not sure that a management team even exists at this complex. If youre going to spend a good amount of money to live in Dinkytown, at least rent from the Marshall.
The Knoll is a convenient location, the apartments are pretty nice, and it has nice amenities, but for the price, they need to improve.Throughout our time here the closet door broke numerous times, the dishwasher didnt work well, the handle came off a couple drawers and the microwave, the tv didnt have good service nor did the internet.There is rarely anyone at the desk and when there is they are usually not helpful. I tried to get a parking spot and someone told me they would put my name on the list, when I checked back the girl said he never did. I got locked out of my apartment multiple times and no one was ever there. They are also slow about getting packages but wont even look for it unless they send an email, it got annoying to sometimes wait more days for a package when I knew it was there . Also, they did not advertise or remind my roommates to set up an xcel account. I only lived there for about four months so I was not there when it should have been set up. When they finally told us we needed to set one up, we did right away but then they took a fee over $100 and charged for all the previous months out of my account for violating the lease when I was not even in the state when it should have been set up. Then, I subleased and was charged a $350 fee to do so (dont know why this is so expensive as the only thing that they do is print paperwork). They still charged me for that month and then said they would mail it to me in check form. After a few weeks I reached out to them and they clearly didnt mail it because they claimed it got lost but then there was no problem once she issued a new one. They are just really thirsty for money out of college kids pockets when they dont deliver the service that those fees go toward.
Smaller apartment compared to the Bridges which is owned by the same management. I have friends that live at both and absolutely love their apartments and the new management.

Would give a zero if possible. No-one who answers the phone or is available in an EMERGENCY. AND- DONT APOLOGIZE LIKE YOU HAVE EVERYONE ELSE ON HERE SAYING YOU DO YOUR BEST TO PROVIDE THE BEST CUSTOMER SERVICE--- YOU DO NOT DO YOUR BEST. THIS IS UNACCEPTABLE. It is a beautiful place to live but the way it is managed is horrible. A future renter may think these reviews are no big deal-- but when there is a problem, it becomes a big deal. There is no accountablity for their lack of follow up and nothing seems to change. It is very expensive to live here-- this needs to change.

I turned in my housing application and was emailed a response that my lease was on its way! After waiting about three weeks, another email came in claiming that the apartment I wanted was gone, and there were only *more expensive* rooms left. After struggling to get ahold of the leasing office, I was told that this has happened before, and I would be emailed other options. Needless to say, I wont be living there next year.

Edit: so someone from the knoll commented on my comment asking me to contact them about it. I did, 5 months ago and nothing has changed. DO NOT rent here.do you like to use the internet? well dont rent here! the bandwidth they purchase is no where near enough to serve all of the tennants here. So watching videos/netflix or playing games is pretty much impossible. The kicker is there is no infrastructure in place for you to purchase your own line of internet. The knoll welcomes you back to the days of the 1970s, pre internet!not to mention the horrible management where they take months to respond to work orders and never return calls. ITs also pretty darn overpiced for what you get.they spend more time responding to reviews on here than actually doing their jobs. i wouldnt be surprised if many of the reviews on here were fake, one year ago the average rating was about 1.3

Communication at this apartment complex is non-existent. During my stay at the Knoll I attempted to contact both the leasing office and maintenance several times, and NEVER received any reply. If you ever get locked out of your apartment or have an emergency there is literally no one you can contact. This residence may appear nice on the outside, but the rooms are severely overpriced and I guarantee it is not at all worth what you have to go through dealing with management. Side note: dont live here if you have a disability, they are not accommodating at all. I broke my leg during the winter and they wouldnt let me use the handicap parking space (I had a permit) and didnt even bother to plow the ramp going up to the door. If I could give no stars I would.

This is the worst building I have ever lived in. The Staff never responds to emails or phone calls. All summer no one is at the front desk or answers the phones so you cannot pickup any packages or large mail. They do not give you any information on how to use the facilities or spaces in the building. They charge you a fee to pay your rent online. 0 Stars

The front desk assistant is always absent. Takes them forever to send out a delivery notification. The maintenance service is very slow, last week they took out the lock of my bedroom door, and it has been a week before anyone comes back to fix it.
Great environment and location
I am reviewing the Knoll as a parent. I am giving the Knoll a 5/5 rating based on convenience to campus (on University and 11th), cleanliness, noise level, size of apartments, and safety. Our daughter lives with 3 girls at the Knoll this year. Our son lived at Dorans 412 Lofts last year. We have nothing but great things to say about our kids experiences at the Doran Properties. The apartments are organized to move in on the day and time they say you will move in. Everything is in its place and ready for you to move in. The halls and all common areas are neat and clean. The bathrooms in the apartments are huge, perfect for two or more roommates. There are oversize kitchens, ready for some great get-togethers. Appliances are top of the line and if there are any issues with them working, someone from management will be ready to assist. Parking is available and works out great on the snow emergency days like we had this year. Noise can always be an issue in any apartment complex, but Doran acts immediately on any complaints. If you have someone who is committed to their studies they will enjoy the Knoll, and if you have a child that enjoys meeting people, the Knoll is the place to be. This year, when there were many safety issues on campus, not once did we worry about our daughter and her roommates. The Knoll is well lit inside and out. The management is always aware of the happenings of the campus. The Knoll and other Doran Properties may be off campus housing, but management always knows what is going on with campus activities and alerts the residents. I would recommend the Knoll and other Doran Properties for any students looking for a place to live while going to the University of Minnesota. Go Gophers!
