Air conditioner remain unfixed for 2 WEEKS in summer.The temporary portable AC always cuts the power break.Very poor communication, poor back-up plan
The management team gives very misleading information about apartment units and is blatantly dishonest about floor plan availability.

This is student housing in a popular area -- understandably, the rooms arent huge and the rent is relatively high. But, the staff is great. The maintenance worker, Brandon, is particularly helpful -- he responds within 24 hours of a request and will fix anything! Because of that, any problem Ive had has been fixed. Fantastic service!
I stayed here for 3 years and moved to hub Minneapolis thinking its nice, new and shiny; now i appreciate solhause every day. Its the small little things like cleaning house when you move out, parking and lending tools when you need these people are extremely helpful and friendly. Highly recommend!!!!! Kudos to ryan and emily!!!!!
Amazing property close to campus and many restaurants/grocery stores. Everything we need is a short walk away. Very clean common areas and good size gym for the amount of people living here. Indoor parking makes everything easier. Planning on staying here for the whole duration of our studies.
My fiance and I had a great experience at Solhaus Tower. For the most part we worked with Shelby, the Community Manager, and she was great! She was always very welcoming, friendly and helpful. Any time we had any concerns she was willing to listen and come up with the best solutions. On top of that, the apartments are gorgeous! We absolutely loved the wood flooring, huge windows and stunning kitchen. I would highly recommend this community to anyone looking to move to a great apartment building in Stadium Village.
Overall good and spacious. However be aware youll need to pay over 200 dollars per month during the winter season cuz their HVAC outlet on each window, intending to work similarly as the air-curtain, just wont work.
We have lived here going on 2 years now and since new ownership has taken over, there have been many great updates and improvements. The lobby received a whole new look and now has printer access and an updated coffee bar. We are on a college campus, that is necessary. The outdoor patios also received more usable makeovers, with a privacy wall for the one that shares the fireplace with the lobby, and a whole new outdoor cooking space with an outdoor heater on the second floor. This is Minnesota, and without heat it would not be usable most of the year. In unit we’ve had new thermostats put in which you can control with your phone no matter where you are. There are also new lockers for amazon packages which is convenient when you work and aren’t home to get them. The downside is there is not a lot of outdoor space nearby. We have also had a good experience with any maintenance issues being resolved quickly.
Brendan Taylor has been an absolute joy to work with. My boyfriend and I had issues with our application and I reached out to Brendan numerous times via email slightly panicked about the whole process. Brendan was always quick to respond and would often get back to me within an hour or two. His reassurance, willingness to answer questions, and positive demeanor are unlike any other management team I have encountered. Brendan always kept me “in the know” when it came to the status of the application and has gone out of his way to make sure I had a positive experience. My boyfriend and I are excited to move in to our new home!
Apartment is low quality for price paid. There was ton of moisture in our apartment. The windows would sweat all day long. Managements solution for that was for us to continuously wipe down the windows, which didnt work. That lead to mold all around the windows, which is gross. There were multiple times when management entered our apartment without giving proper notice, or any notice at all. Twice maintenance came to our apartment to do repairs, when neither my wife or I requested work to be done. I called and asked them to explain why they were in our apartment and management couldnt give us an answer. We had an issue with out fire alarm where it would not stop beeping. Later in the evening we called the emergency line and told them about the issue. No one should up and the firm alarm beeped all night. Someone came later the next day and replaced the firm alarms. About 2 days later, the fire alarms started going off again and we called the emergency line. Luckily we were able to turn it off ourselves because no one came or followed up about our call. Three weeks later they came by to see what the problem was, so that was pretty strange. Individually, these things may not be a big deal, but this stuff happened frequently, which is frustrating. Take the review for what its worth, but Solhaus has easily been the worst apartment I have lived in. I know this wont be posted by Solhaus, so I will make sure it gets to other public sites.
I was admitted to a few grad schools and I decided on the U of M. I toured the facility and it looks great. I fell in love with the large windows and open kitchen. The staff was really nice and helpful. This is it.
Apartment was great with decent amenities. Management changed twice while I lived here and was terrible for any problems or maintenance. Move in day was a disaster showing up to a filthy apartment. Their system was literally a white board that they had written the wrong week to clean the place. Clearly hadnt even checked the apartment after the previous residents moved out. Prices were extremely high. Location was great.
My wife and I lived in a 2b2b apartment at Solhaus for 12 months. The room is quiet and sunny, all electronics work well, maintenance are fast and efficient, no unexpected charges happened. In all, we are very satisfied with our experience at Solhaus and we do appreciate all their efforts. We miss the Minnesota nice. Wonderful place to live.
As a current resident, the apartment is kept clean, quiet, and conveniently located off 94 and near the U. The TV system in our apartment often does not work, updates are not consistent across each apartment, and management turns over a lot. Brendan Taylor was a pleasure to have around and very attentive to our needs, but now he is no longer working here.
I have lived at Solhaus for three years now and its been great. Clean, safe, and responsive management. Great location. The rent is completely fair considering the amenities, and in line with the market. The only reason I would ever move out is if I happen to finish grad school (hopefully someday?)
My family and I will miss we lived here with great memories.We really appreciate their kindness of staffs (Ryan, Emilee,..)
They way overcharge for pets. Have 2 cats and its $60 a month extra. Thats $1500 over the two years Ive been here. I dont even have carpet so the cats cant do any damage to the room. They just try to squeeze as much money out of the tenants as possible.Also this is changing to a one star review for how terrible the service is here, you cant even find anyone in the office 90% of the time and they just shrug off your concerns or never do anything about them
As a former leasing agent, I recommend steering clear of this community. The residents are great, the office staff is friendly though scarce. The management company/ownership Trinity Property Consultants is AWFUL.They recently changed the format of the building to renting by the room. In doing so they offered the leasing staff ZERO training. I only found out we were making the transition because I was CC’d on an email about it. Their transition period took 2 weeks longer than we were told.Make sure you get everything you are told IN WRITING. The Regional Manager, Toni is known for her use of people. She uses you for what she needs and then gets rid of you. She verbally offered me a bonus to stay after my manager left abruptly, but never gave me the requirements to meet to receive the bonus. Instead of apologizing for a miscommunication (or lack there of) she called me a liar. She also told me I had no “moral compass.” Fortunately, I left the company on my own terms.The corporate ownership wastes SO much money on a regular basis. I cannot tell you how many expensive “upgrades” were made which only cost them more money. Like when the “Green Team” installed new, low flow faucet aerators. 85% + of them completely cut the flow of water off after a brief stream of water.They call it a luxury building, but it’s full of IKEA fixtures. They spent tens of thousands of dollars to fix the key fob system. Come to find out after the install the new system is not even compatible with the main building and garage door key fob readers.Residents should watch out if you ever make a mistake in entering your account numbers to pay your rent online. One mistake and you and all your roommates will only be allowed to pay by Cashiers Check.The ownership/management is so far out of touch with the market, the current residents, the on-site employees. Trinity Property Consultants has missed every opportunity to capitalize on their purchase of Solhaus since they purchased it back in December of 2017.Since then, they have yet to replicate what the previous management companies always did: fully lease out the property at 100% occupied. They have barely hit 90% occupancy and the current residents are fleeing faster than Trinity can even staff the property.
The apartment was nice and well built, but overall you could find such a better value for the same/less money. The staff working there are nice, but their new management company has them so swamped and understaffed that communication was consistently awful. As in nonexistent - which gets frustrating, especially when it results in hidden fees. I had to contest many extra charges due purely to a lack of communication throughout my year there.Steve, the maintenance man, in particular was great and always a friendly face to see. He is the reason Im giving 2 instead of 1 star.IF you do still opt to live there, I do not recommend outdoor parking. People parked in my spot anyways all the time, and Solhaus is powerless (or just doesnt want to bother) to get your spot cleared any sooner than about 12 hours.

Expensive for the size of the unit, but a nice area if you are a student or work at the university. Workout area is has good cardio but poor lifting equipment. They respond to repair requests quickly. Friendly staff; just spendy
My boyfriend and I have lived in Solhaus Tower for two years this coming August. Overall, it has been a fair experience in which our expectations were met as far as housing in such a price point and location would be, but there have been a few downsides Id like to disclose to any potential renters.Pros:- Management is and has always been friendly through and surprisingly consistent. The same guy has been here through three different management companies, ever friendly and accommodating, if not here often.- What little I ever see of our poor overworked maintenance man is friendly and open.- Its very quiet aside from the traffic, screaming children in the childcare next door, and construction.- Our South facing windows grant large, beautiful views, and our plants thrive in the constant indirect light.- Ive felt fairly safe here, no drugs busts, rowdy evictions, angry tenants, etc.Cons:- Management has changed three times since we moved in, and my information was lost at some point. I no longer receive communications from management through phone or email. I have tried to rectify this multiple times in person and through email to no avail.- The only way we can contact SolHaus is through a call center with no direct line to maintenance or management. This could be a real problem if there was any life threatening emergency. A pipe burst in a stairwell one night, setting off the fire alarm, and the tenants had to let the firemen in to address it. No management came in the forty five minutes we sat with other tenants on the ground level.- The construction quality of this building is not what I would have expected given the rent we pay, but it seems to be very consistent with these newer buildings. I can feel the building settling, and for several months, our bedroom door would not close all the way. We had to talk to maintenance about fixing our front door at one point because we couldnt lock it due to settling. Our floor is not flat, and the doors for the first year and a half would not stay open. You can see the bow in the ceiling when you are in the stairwell.- Weve found maintenance to be very spotty about getting things done, likely because its spread so thin. The sink has been leaking for at least the last eight months when we turn it on. We put in a maintenance request, and were told by our one maintenance guy (who it seems by himself has to service our 75 units) that he didnt have the budget, and to tie a rag around it until he could fix it later (he said this months ago.) He said this is happening in many of the units because the sinks are low quality. They went through and installed a new shower head recently, and water pressure changed throughout the apartment, but never did fix that leaky kitchen sink. Our bathroom sink water now barely dribbles out. Our dryers on button has been broken since last year, and our smoke detector has been our of batteries and we are both too short to reach to put it back up. We put in requests for both of these, and have never had the issues fixed.- Issues outside of the apartment also take a very long time to fix. Sprinklers broken, key enabled doors that just wont open, and the garage door gets stuck up fairly frequently. When stuck open, it sounds an alarm constantly until closed. For hours.- Our water/electric/heat bills doubled this year despite us using less energy than last year. They recently installed new thermostat systems as well, but we only saw our bills increase. Perhaps shotty construction around our windows is to blame, were not sure, but it is frustrating.- The windows in all their glory catch a lot of heat. The apartment gets to 80-90 degrees even in the winter, and opening the windows gives little relief. AC has to be run constantly in summer to keep us at 79-80 degrees inside with blinds half closed.
A little pricey but its very nice. The kitchen is so nice it makes me actually want to cook!
Great apartment, awful management. The 150 a month parking garage isnt monitored so dont bother paying for it. Just park anywhere, because those of us that do pay for it cant get management to do anything about others parking in our spots. I dont get it. Every other apartment in the area doesnt hesitate to tow unauthorized cars from their lots. Management is in the office roughly half the time they say they are in advertising. Not worth the high price, maybe they will be motivated to get new building managers once the new 700 apartments go up across the street.

Solhaus is an amazing, luxury-style apartment complex! I’ve had a wonderful experience with the on-site staff. Since there are only 75 units in the building, the Solhaus staff is able to provide tenants much more personal attention than is available at other larger complexes. At the Solhaus Associates building, the office manager, Kristina, is always polite and responsive to anything that is needed, and I regularly see her hand-delivering UPS/FEDEX packages to tenants’ doors each afternoon. On-site maintenance is very responsive as well. If anything ever needs to be fixed (which is rare since the building was built only 3 years ago), maintenance fixes it within a day or two, free of charge.The apartment comes with free internet, free cable, and a flat screen TV included. I like to stream movies from Netflix on my laptop (I use an HDMI cable to hookup my laptop to the flat screen TV), and I use a router to broadcast my own secure WiFi network from the internet connection in my apartment.My favorite feature is the underground, heated parking garage, which is upwards of 70 degrees in the winter! I can literally walk down to my car in a t-shirt—staying warm in the winter—and I don’t have to worry about parking outside in the snow, snow plow days, ice/snow on the windshield, cold-weather mechanical issues, etc….. I just jump into my car and go! The parking garage requires a key for entry and is controlled access, so even when parking is tight in Stadium Village, I always have premier parking!The beautiful, modern location is great—Stadium Village, just 1 block from the Light Rail and within walking distance to several restaurants, bars, and cafes, as well as to the U of M campus!
I will start this off by saying: DONT WASTE YOUR TIME WITH THIS APARTMENT! I have lived in section 8 housing, and even my parents house was better than this. This place is a complete facade! I first moved in about eight months ago when they still had parking behind the building for residents (that you paid for), well that quickly changed because they decided to build a hotel next door. Our parking was then moved across the street to the stucco apartments parking lot which eventually got demolished so there went our parking spot! We were paying $150 for a parking spot that we no longer even had. We opted out of paying for their underground parking (that is apparently VERY limited) and now park on the street which has resulted in tickets and towings (the construction workers dont even give the required 48 hours notice before blocking off the streets). If you like getting packages, expect issues! They apparently deliver extremely early, and leave some packages in the unlocked entry so hope yours doesnt get jacked! I have had at least five packages that said they were delivered but were not, which lead us to having to call usps managers to redeliver packages, and they have even put my oversized package mail key in the wrong residents mailbox (solhaus tower excuse is they have no ability to do anything about it, even if your package gets delivered to the other solhaus). Their electronic payment service will go down and they will contact you saying you need to pay it IMMEDIATELY, even if you already have an automatic payment set up. The cable hasnt worked since the day we moved in, and they have repeatedly said they would replace the cable box but have failed to do so, I gave up. If you dim the lights it will blow the breaker, but they have said multiple times that it has been fixed. If you want to end your lease you need nine months notice or they will automatically renew it, and during those nine months you are expected to have it show ready with hardly even 24 hours notice when they will be giving tours (they start the showings IMMEDIATELY once you give your notice to vacate).I really could keep going, but basically save yourself the bullsh!t that we went through and find a better apartment, a lot have gone up in the area. If I could give zero stars, I would!
My apartment by itself is nice and the place is well maintained and managed... but there are certain flaws. There is no visitor parking and contract parking is expensive. Amenity internet is very slow considering the price we are paying to live here - I get around 2 Mb/S. Amenity DIRECTV is nice but you have to pay for HD, or more than one TV, which DIRECTV offers for free to regular costumers. The last two are things that are relatively easy to fix and most people have complained and brought to managements attention.UPDATE:Internet speeds have been upgraded to about 30mbps. This is very pleasing since I can finally download lectures in a reasonable amount of time.Public street parking is becoming increasingly harder to come by since the city has spread their use of meters in the area. Im certain once the hotel goes up next door I will have no choice but to pay for a second spot. Ive been on the list for underground parking since August and havent received one-which played a major role in my decision to move here.
I have lived here for a year and a half as of this review. Solhaus has changed quite a bit since Ive moved in. The staff when I moved in was terrific. They were very helpful and willing to listen to any and all requests. The free internet was sub par (3G routinely outperformed wifi). Rent was raised when it was time to renew, but it was a modest $25 dollar raise over what I was already paying so I decided to stay. However, a couple of months after I renewed my lease the Residence Manager, Anita, told me she was moving out. After she moved, the transition staff was horrible. They were often rude and unresponsive. Wifi was replaced with a faster ethernet connection without notice (I already had a router, so it was not a big deal for me). Many of the residents found this annoying because it happened one day to the next without telling anybody. There was not any sort of notice. This was a preview of the what was to come under new management. Office hours consistently changed, and most times you would be not be able to find anyone in the office. Once a more permanent manager arrived, things were slightly better. The rude staff moved on and more friendly people have started working here. However, office hours are more of a suggestion because the staff will routinely put up signs saying they will not be in. If you are receiving packages you might as well have them sent somewhere else because you cannot depend on the staff to be here to sign for them. In addition, Solhaus is raising rent, again, and this time it is not by a modest amount. They are upping the price by over $150 dollars per month. This is outrageous. People already pay alot to live here and now they are jacking up the prices. With the abundance of new apartments opening up in the area, I am surprised that they raised prices. Utilities are not cheap as other reviewers have mentioned. Overall, the quality of the apartment is nice but pricey. The staff is getting better, but it seems like management may be changing again because I have not seen the current manager, Shelby, in about 2 weeks.
Too many issues with the online payment. We have been here over a year and will not be leasing again. Management called me a jerk for enquiring about an issue they made on our lease regarding parking.
