Ive had a fantastic experience with Elmwood! I love that the location is super close to campus, off-street parking is provided and is pet friendly. The buildings are super clean and well maintained which is a huge perk if you have allergies. Management is extremely friendly, professional and on the ball - they respond to our needs immediately. The whole place is very quiet, private and SAFE, which was extremely important to me. Overall, its been a great experience and has been the best place Ive lived near the U of M.
Elmwood Properties provides a great experience to renters who are new to the area and getting acclimated to Minneapolis. I was very fortunate to have lived in a very nice one bedroom apartment in the Como neighborhood for the past two years. The property manager was always very professional and kind. I was lucky enough to not require any help from the maintenance staff, but they were always happy to help and quick to fix any problems. These apartments are great for students or employees of the U of MN because they are affordable apartments within walking distance of the Twin Cities campus. Overall my experience with Elmwood Properties was great and I would recommend them to anyone who is new to the area and looking for a safe/nice apartment.
Between my fiancé and I, this is the best place weve rented around the U. While the apartments are not the most flashy, theyre quite comfortable and are a good value for the area. Maintenance responds promptly to all requests.The best aspect of Elmwood is the management - theyre friendly, prompt, helpful, and most importantly: honest.

Elmwood Properties provides clean, secure affordable apartment options in the Como neighborhood near the U of MN. They have online security cameras at buildings so tenants can check entry ways and parking lots 24/7. They respond to any maintenance issues right away and work hard to meet the needs of renters. Many of the apartments are pet-friendly.
This is a great place to live. Close to campus. Clean. I have nothing but good things to say about my living experience here.
I’ve had a good experiment with Elmwood so far. Management is quick to respond to maintenance requests and any problems you are having. They are always friendly and easy going. I’m living in the apartments on 12th Avenue and they had some of the cheaper options I could find near campus, and the apartment itself is pretty nice and up to date.
Ive had a very pleasant experience with Elmwood. The building and its surroundings are well-maintained and cleaned regularly. Moreover, the buses to the UMN campus are comfortably accessible. The parking space provided is convenient too, in case you own a vehicle.Most importantly, I found the management team to be extremely friendly, caring and understanding, notably Craig (the owner) and Geoff (the property manager), both of whom helped a lot as well as facilitated the move-ins and outs for me. Id highly recommend Elmwood Properties!
We lived in the new building on Rollins Ave right next to the train tracks that were directly outside our window. I don’t think I slept a whole night while we lived there. It was extremely loud even though we were assured we we toured that it wouldn’t bother us. Shakes the entire house. The apartment itself was super nice and new but none of that could make up for the train...
Management is very friendly and responsive. They respond to a maintenance request sometimes within the hour, and are always willing to fix something that is broken or doesnt work properly. There are cameras at the entrances and the parking lot, and we feel very safe here. Ive lived here for about 6 months and signed on for two more years. Price is affordable, and you dont pay for unnecessary luxuries that many other nearby apartments offer.
Elmwood is wonderful. I have lived here the past two years, and am moving out in a few months. They have been very professional and kind. If I wasnt graduating, I would stay here for years. The maintenance staff is always happy to help and quick to fix any problems. And the management is great at replying to emails and phone calls, which is super important to me. The reason I chose to live here is that they have 1- bedroom apartments with a parking space for a really reasonable price, and I was also able to adopt a kitty while living here, which was a big goal in life. Overall, the experience has been really lovely. I would recommend Elmwood to anyone.
Ive just started the second year of my lease with Elmwood and I couldnt be happier. I spent my first year in a 2-bedroom apartment with a roommate and just yesterday I moved into a 1-bedroom. Management made my transition between apartments so easy and Geoff, the property manager, communicated with me frequently so that the move-out/move-in process was convenient and hassle-free. Also, maintenance responds to requests quickly and are always incredibly nice, the location is amazing due to the proximity to UMN, the apartments are well-maintained and clean, and I especially love that Elmwood provides off-street parking (the parking is very important to me because I have a lot of anxiety about parallel parking/moving my car for snow plows). Im in the Twin Cities for grad school and I honestly intend to spend my next 4 years in my Elmwood apartment.
Management wont answer phone calls or respond to emails. Went to the office off of 15th and they told me they dont accept walk ins and that I need to shedule and appointment. Disgusting.
My experience here was a disaster from move in to move out. Ive rented four apartments, and this was just by far the most terrible living experience Ive ever had.When I arrived with all of my stuff on the move in date, they were still cleaning the apartment and I was told I had to wait an hour to move in. Four hours later they still werent done.We were also bait and switched. We toured a newly renovated apartment and were told that it was the same as the one we would be moving into, but we couldnt see that specific one because people were still living there. When we moved in it was a crappy old ugly apartment. Even the newly renovated apartments are way too expensive for the area. I moved to a cheaper apartment in a much nicer building with tons of amenities, less than 10 minutes away.The grossest thing that happened while we lived here was when our upstairs neighbor got bed bugs and put their dirty mattress on their balcony RIGHT ABOVE OURS. We complained to management multiple times, but the mattress was still there for about a week. So disgusting.Theres also tons of smoking in the building all the time. The fire alarm goes off at least once a month, usually in the middle of the night. One time there was an actual kitchen fire and the fire department had to come and everywhere was filled with smoke, but no one left because they were so used to the fire alarm going off. Hugely dangerous. Management did not respond to complaints at all. Kept reassuring me that they were doing everything they could, but never did anything as far as I could tell.On another occasion, the power went out in the building in the middle of the night and my roommate and I went outside to see what was going on. We got locked out of the building because the locks are electric. ManageeMan was unreachable so we were stuck outside. The fire department had to let us in. We were told it was a violation of code for electric locks to default to lock when the power goes off (they should default to unlock for exactly this reason). Generally, management is completely rude about complaints and completely unhelpful.Now that Ive moved out, I was told the energy bill would be handled for me and switched to the new residents name and I didnt have to do anything about it. A month later, here I am with a $100 energy bill.I cannot stress it enough. DO NOT LIVE HERE. BY FAR THE WORST LIVING EXPERIENCE IVE EVER HAD. Im so glad its finally over.
I rented with Elmwood for about 1.5 years and I had an alright experience. What drew me to the place was it’s proximity to campus and it’s free parking spot each apartment is given. Jory, the property manager, is really nice, but overall management seems very disorganized. Management is old fashioned and they do not take monthly rent payments online, but rather with one rent check so just wanted to give you all a heads up. The 12ish year old building apartment that I stayed in had big rooms, but appliances seemed outdated (especially the stove). The only pro was that they did have laundry dryers and washers in each apartment unit.Other than that, they did get better the longer I lived there but I had a few issues. They say they have functioning cameras looking at their parking lots all the time, but the one time my car was broken into, I had asked for any videotaping of the event and they told me they were not working. My bike was also stolen on the bike rack outside of our apartment after the lock was cut off with clippers (but I guess you can’t blame management with that one); however, that is the area that you will be living in. Another time, we had a hole in the wall chewed out by a mouse that we wanted closed up, but they did not fix it until after close to a month of reminding them. Overall, not horrible, but with how much it costed, I am sure there are other places that are nicer at the same price.
Dont rent here! Unless you like dealing with useless management and terrible neighbors who steal your parking spot, I would not recommend renting here! I literally had guests/OTHER RESIDENTS stealing my spot after I was trying to come home from work so many times and yet management did nothing about it except play to their side by telling me to screw someone else over and park in their spot. What kind of manager encourages that chain of stupidity to affect other the residents as much as it does you??? They also were still cleaning the apartment when we were trying to move in, which was a huge hassle and very nauseating, since paint fumes had engulfed the apartment due to how old the 924 17th Ave SE building is (poor ventilation and heating/AC systems). Do yourself a favor and rent at the Local 15 instead if you want to live in this area! Elmwood is one of the worst renting nightmares Ive ever experienced!
Renting with Elmwood was not a good choice. The owner completely disrespected me as an individual and as a tenant. I was told that I was using my disability and mental health issues to extort his company to have a dog live with me (my registered service dog). On top of this, we had construction on our building that was constant loud noise from 8am-5pm every day starting the month before finals. It was very inconsiderate and now at the end of the year we are still dealing with them coming into our apartment at times different than what we were told. They were off on numerous dates and deadlines and it was very frustrating to deal with, even more so with their lackadaisical attitude towards it. They did not plow our spot and as a result I had to park on the street, for 3 days in the winter after asking them to fix my spot. My car got towed and then I was told there were other available parking spots for me, AFTER the tow, when I had asked them about this before. I understand construction cant be avoided when needed, but they never followed what they said and it was a major inconvenience to all in my building, and we were never told at signing they planned to do this excessive amount of work.
It is a perfect college place to live! It is clean, secure, with friendly management.
DO NOT EVER RENT WITH ELMWOOD PROPERTY. OR IT WILL BE YOUR WHOLE YEAR LEASE AS A NIGHTMAREHORRIBLE AND VERY RUDE MANAGEMENT . ALSO BUILDINGS ARE VERY OLD. BECAUSE OF VERY OLD BUILDING THE TAP WATER HAS SO MUCH LEAD. WATER RUNS HOT AND COLD WHEN YOU TAKE SHOWER. ALL APPLIANCES ARE VERY OLD. WASHERS AND DRYERS IN THE LAUNDRY ROOM ARE ALL BROKEN.
