Do NOT rent from The Park Apartments. The apartments are charming until the problems start to come up, and the management is mediocre at best. Customer service is awful. They’ll help with basic fixes, anything else is on the tenant and they are completely unapologetic about it, if not outright rude. As other reviews have stated: they’ll hang up on you mid conversation.I called, wrote, and emailed them EIGHT times about numerous pests including mice and moths that destroyed $1200+ of my personal property. On maybe the fifth or sixth call they had the nerve to say I had never asked them about it before. Mold in the bathroom was so bad that I had to check into the hospital, it hurt to breathe for two months, and I now have recurring lung issues. They’re either unfamiliar with the warranty of habitability or they simply don’t care about their tenants.Rotted out windows in the middle of winter weren’t a problem worth addressing, apparently. Broken locks on ground floor windows were never fixed. Maintenance work is sloppy. Mail room was broken into at least three times, packages opened. No security system at all, not even bars on the ground floor windows despite rising crime in the neighborhood. Finally, they charge the hell out of your security deposit for “cleaning” things that were already cleaned spotless or that were damaged by previous tenants. They falsify charges and lied about it when reported to the BBB. Ignore the cherry picked 5 star reviews on their website, they have poor reviews everywhere else for good reason. You might think they would get the message with so many complaining about the same issues but they seem…rather dense.Complete lack of responsibility, rude customer service. Would not recommend.
They take your deposit even if you clean. Had power tools going for over a month above my apartment they didnt tell me a pipe had burst Ior renovations were being done. At the time i worked from home and they simply said we didnt rent the space out for you to work from they entered my apartment without 24 hour notice on multiple occasions when I told them I had ptsd and need to know who is entering my space they told me that was impossible and that the park apartments wouldnt give special treatment . Parking,, if someone takes your spot after the office closes,, youre SOL it wont be towed until the morning opening of the office if the car is even there anymore.. but you pay for it regardless and the office doesnt care.. Doug will say one thing over the phone then when you email James will make excuses and change Dougs words even though he was never a part of the conversation. The office staff were incredibly rude it got to the point where I called to ask what accommodations could be made for my mental health with people entering my apartment the old woman continuously just hung up on me. I showed up at the office and she told me to get it together and go away it was so bizarre, I was polite, she was not.Beware the staff find someplace else to live
I lived at the Park Apts for 1 year I would have stayed longer but I was moving in with my partner. I loved the old historic feel of the units and area, it was so cozy and friendly! The staff were always kind and thorough they would call and or put up notices with reminders or anything else we needed to know. Whenever I put in a maintenance request (which was few and far between) it would be taken care of within 24hrs. When I moved out I did not get my whole security deposit back but that’s understandable- I wasn’t going to spend more than an hour or two cleaning so it was expected. I still got more than 50% back.Overall a great experience :)
Living here has been great! It is the perfect location to the park and downtown. All my neighbors are quiet and friendly! They take really good care of their building here, I seen cleaning crews every week taking care of the walkways and hallways. My unit was well cleaned, painted, and hardwood floors shined before I moved in. I have been living here for awhile and I have to say that their service is amazing! The owners and caretakers of the apartments go way above and beyond to help you with any issues you may have in your apartment. When I have had some minor issues they were out same day to fix it. Same with a door that was jammed. You report something and it is fixed within the hour. I have never seen that before in an apartment complex. Highly recommended!
I DO NOT enjoy living here. I am writing this as a 22 year old women. I unfortunately did not read reviews before I decided to rent and I regret it. I highly suggest for you to keep looking for a more happy abode. Keep reading for explanation. I had actually made a two page list of reasons why I want to move out of The Park Apartments but I will spare you. I actually think I would have enjoyed my time here more if the office/ maintenance people were more friendly or at least had a centimeter of conciousness. If cheaper rent and paid utilities sparked your attention let me tell you, its not a deal! Move in here if you want every package you order to go missing. Move in here if you like the staff telling you they wont get security cameras. Move in if you love routine water checks. Move right in if you love other neighbors taking your laundry and detergent. Move in if you want the staff to hang up the phone in the middle of the conversation. Move in you know your a good tenant but, want to be treated like the worst. Move in if you want to walk 3 blocks to your car everynight. Move in if you wanna feel unsafe. I heard that the owners got the buildings from there parents i can kinda tell by the way the old money is working right now. If i could Id give you ZERO STARS
I lived here for 4 years before moving. I loved the area, parking is sometimes difficult, but most everything is within walking distance. Whenever I had maintenance issues, someone came and looked at it that day or the next day. Everyone in the office is pretty nice and responds in a timely manner to email or phone calls. I did receive the majority of my deposit back and itemized list of the cleaning fees; I thought it was priced fairly for the time and effort taken to clean things I had missed when I cleaned before moving.
Dont expect to get your security deposit back. Our unit was cleaner then when we moved in yet we were charged $500 for cleaning expenses. I strongly doubt that the park apartments spent +10 hrs cleaning our apartment after we moved out.
As the reviews have stated above DO NOT RENT from these people. They will take your deposit. Cleaned for 6-7 hours and claimed toilet was dirty and fridge which I had cleaned. Very inconsiderate landlords that won’t acknowledge their own faults. Very hard to work with and always making their own demands and even harder to get ahold of. You can pay your rent on time and leave your apartment clean and they treat you like a deadbeat when you move out. Especially if you clean the place nicer than when you moved in. They claim they hire a cleaning service but in reality they steal your deposit and leave it dirty for the next tenant like they did to me. 10/10 wouldn’t recommend plus the apartments are musty and moldy.
Excellently managed and well cared for property. The Park Apartments have been a client of ours for just over a year and it has been 100% a positive experience. Loads of long standing residents who tell us how much they love where they live. They employ a wonderful group of caretakers who understand the importance of their position and what that means to the residents.You find the buildings well cared for and the residents who live there happy. It has been a pleasure working with and getting to know both the staff and the people we have met along the way.
Our basement was unusable for the first 5 days of our tenancy due to poor planning by management. Appliances are working, but awful and management is unwilling to allow tenants to provide better appliances. Management was resistant to helping a resident who was mugged.

We lived in one of the row houses along 15th street, and we honestly had a pretty great experience with the apartment and the management. The row houses are absolutely gorgeous (we lived on the third floor and had exposed brick walls and skylights), and the building itself is insanely quiet because of how solidly built it was way back when - we never heard our neighbors. We had a few minor issues where things needed to be fixed (our ceiling fan quit working in the living room, and they replaced it with a brand new, beautiful fan), and they were always very prompt and courteous. The apartments have radiator heat, and it definitely gets nice and toasty in the winter! But if its ever too hot, you can just turn whichever radiator off (our bathroom even had a radiator, and it was awesome to have such a warm bathroom in the winters!). The management also does a great job on building upkeep - the grounds always looked so nice, and they even hung beautiful wreaths on the front doors over the holidays. Parking was never great, but thats to be expected in Loring Park; I think a good rule of thumb is to expect parking within a block of your place if youre home before 5pm on the weekdays, and any later than that you might have to park a bit further. There is a fire station thats a few blocks down, and they typically take 15th street as a main route; that was one thing that we couldnt ever quite get used to, but is also in no way a reflection of the apartments themselves. Overall, we loved the apartment itself and the management was pretty decent, so I would definitely recommend looking into their row houses if youre looking for a beautiful, vintage apartment at a good price point!
The only good thing I have to say about renting from these people is that they fixed broken things quickly. Other than that, they were a shockingly unaccommodating and hellish company to have to work with.I rented a two bedroom apartment in Prospect Park for two and a half years. Their office hours were virtually impossible to show up to if you had a regular day job and would make no concessions about rescheduling any meetings regarding applications or lease signings. Before my first roommate left the country, they charged him $20 to replace a lost sheet of paper he needed to fill out before vacating. They also wouldnt accept a $20 bill in person, so he had to send in a check. They waited two months after this incident to cash it, at which point my ex-roommate had already been living in New Zealand and had closed out his checking account. They then added an additional $20 on top of the first charge and sent it to me to take care of.When my second roommate moved out, I had another friend apply for the vacant room in April of 2020, at the height of the first wave of COVID-19. They denied his application without giving a reason and referred him to a separate company for an explanation (which never answered phone calls or returned any voicemails). When we offered them a much higher security deposit in order to assuage any worries about credit, they wouldnt budge an inch. When I tried explaining that I wouldnt be able to afford to live there on my own, they responded with, So is this you giving notice? They are completely insensitive to the concerns of their tenants and are more than happy to deny gainfully-employed people a place to live in the middle of a pandemic. I gave notice because there wasnt any chance that Id be comfortable bringing strangers into the apartment with a virus spreading around. They also did showings of the place while I was still living there.While moving out, I spent days on my hands and knees cleaning every square inch of my apartment to ensure I got as much money back from my security deposit as I possibly could. Three weeks after moving out, they sent me an itemized list of cleaning charges and the amount of time spent on each one. The list was filled with complete lies, like finding dust and slime on my toilet that I had scrubbed totally clean and claimed to have spent 115 minutes cleaning my spotless refrigerator and 150 minutes cleaning the oven. They took $568.60 out of my deposit for that. I had been warned about their shady practices and expected them to keep some of my money, but was honestly caught off guard by how blatantly dishonest and disingenuous they ended up being.I have nothing but wonderful things to say about the Prospect Park neighborhood, and I loved the building I lived in, but I will never rent anything from the Park Apartments ever again and discourage anyone else from doing so. They are crooks.
Oct 16th alerted them about a nail protruding from one of my stairs. Their lack of detail and care was demonstrated, as it had been painted over. No action taken yet.
Our experience with The Park Apartments was phenomenal. They take their business seriously and are the ultimate professionals. The building we lived in for 1 1/2 years was beautiful and beautifully maintained. The few times we needed maintainance they responded immediately. Their shorter office hours are worth every second of your time. Having an owner/management company that is 100% trustworthy is worth its weight in gold. You will not be disappointed by choosing to rent from them, especially if you have ever rented from an unreliable landlord with poorly maintained buildings. The Park Apartments truly are the best!
I actually enjoyed living here. I was here almost two years. My one star review comes from the fact that I scrubbed, on hands and knees, for 6 hours. Painstakingly making sure I cleaned everything to receive my security deposit back. They still nickel and dimed me with an itemized list detailing the time spent by the cleaners. I found it hilarious that they spent 15 minutes cleaning the toilet. I scrubbed that toilet and it was immaculate. All said and done they got $170 out of my security deposit from a completely clean room. Absurd. Money grabbing parasites. Dont rent from these people.
The Park Apartments are beautiful, I cannot deny that. I love the spot and the apartment I lived in was a nice, old space. However, I warn anyone that is planning on renting from them: THEY WILL TAKE YOUR SECURITY DEPOSIT.All of the reviews below are TRUE. They took half of my security deposit for cleaning, even though I spent hours scrubbing my apartment before I moved. I am pursuing legal action as we speak.Also, the management is incredibly rude, close to incompetent. They will make you feel awful for even asking questions and close the office at random hours of the day without notice. Do not rent from them. Seriously.
Do Not Rent From The Park Apartments. Heres why.Pros: Its on a lake!Cons:1. Horrible, petty office staff. They are snarky and unprofessional and they act like you are bothering them when you contact them. They wont respond to your requests in a timely manner, but they waste no time in sending petty, rude letters for whatever they deem out of line. They are assassins of fun and suck all joy out of what should be like living in Eden (I lived in the cottages on Medicine Lake). There wasnt even a dock on the lake...The management does as little as possible but are all too happy to take your money and raise your rent.2. Angry, rude, coarse and lazy caretaker. Hell go into your place without proper notice (he walked in on my girlfriend while I was out of town). He will act friendly one day and the next day hell stalk past you with a shitty scowl on his face like he is on his way to murder something.3. You wont get all of your security deposit back. Sure, you sent a professional cleaner out to your place before you moved out but theyll find any little reason (and itemize it) to dock your security deposit. Leeches.4. Any positive review about this place was OBVIOUSLY written by the staff of The Park Apartments. All of my neighbors said the same things about the bad management, the spiteful, angry little caretaker and the property. There were 3 other tenants moving out at about the same time I was, if that gives you any indication of just how crap everything was run there.I am so happy I do not ever have to deal with such a terrible company ever again. Dont give them your hard earned money.
Terrible costumer service skills from the office. Not returning any of our calls. Left work early two days and they cancelled both appointments without saying why. Terrible.
While living there I didn’t experience any terrible issues. It was moving out that was a pain. Expect to only get half of your deposit back even if you do a perfect cleaning job, because they expect it to look better than when you arrived at the apartment.
I would’ve given this place 3 or 4 stars, because I appreciated that the building and landlords are hands-free (rarely see them, mostly mind their business). My biggest complaints while living there were that they are rarely in their office, their office hours are really short (9 or 10-3 or 4), and there’s no easy way to put in maintenance requests (go to the office or email them). Maintenance fixes were also more like bandaids than real fixes. There is also constant “apartment checking” for water leaks because the “water bill is too high.” It was also always difficult to have packages delivered if they were not being delivered by USPS. But, the biggest reason for my two star review was upon move out and receiving my deposit back. They sent me a cleaning checklist, which I followed exactly, using bleach on all surfaces, except for the wood floors for which I used a vinegar + water mixture. But, when I got my deposit back by mail, they charged me $200 for cleaning! I wouldn’t have broken my back cleaning for two days straight if they were going to charge me for “dust.”
First off, dont expect to get your full deposit back. They will look for anything to charge you and expect it to be left in better condition than when you moved in. Which is ironic given their way of fixing things (leaving a bucket under my leaky ceiling for weeks, just painting over the growing crack in the ceiling, etc.). Secondly, if you choose to pay $95/month for a parking spot, dont expect them to do anything if someone parks there. The office has limited hours and thats the only time someone is around to tow. Its Loring Park, parking sucks and people will park wherever they can. I had someone park in my spot all weekend, left multiple messages and there was nothing I could do about it. And they dont care. At all. One plus is you dont have to pay for heat. The downside to that is that you have no control over it. On average, my place was around 55-60 degrees in the winter. When I asked them about it they told me it was because I had clothes on my radiator. I eventually gave up and invested in an electric blanket. There are bats in the summer time and mice in the winter. They would usually respond in a timely manner if I had something major like when the electricity went out in my unit or I had mold growing on the walls. But if its something they dont want to answer or deal with, they will just ignore you. Im glad to be done with this place!
Absolutely awful landlords. Every negative review below is 100% accurate. They have no emergency maintenance number, they dont answer their phone - ever, and they respond like robots to any reasonable request - if you paid rent late because you were run over by a car and put in the hospital, theyd still charge you a late fee. The employees, all of whom seem to have a very negative disposition, refuse to allow you to speak with management. Whats more, The Park Apartments will find any excuse to keep your security deposit. Please help us all send a message that basic customer service goes a long way - rent somewhere else!Update: Expect to pay for the cleaning service which will prepare the apartment for the next tenant. Expect this to cost you most of your security deposit. Expect that no matter how well you clean before you leave, this will still be the case. And as always, do no expect management to take reasonable positions or listen to what you have to say. If you want a fair shake, go somewhere else, or be prepared to take them to court.
Office staff is rude and unresponsive. Scheduled and confirmed a showing with Kyla and then when the time came no one showed up. Called the office and Kyla said that they no-showed because I didnt call on the day of to confirm the showing..would have been nice to know that this was required or if the company could have reached out to me to confirm. Did not apologize or take responsibility for the clear lack of communication.Then scheduled a showing for the next day and couldnt even get a hold of anyone to confirm. Horrible communication. The property owner should seriously reconsider the decision to allow these people to manage their properties.
I really liked the apartment of theirs that I lived in. The place was beautiful: claw-foot tub, hardwood floors, a nice balcony. The building alone I would give four stars.The problem I had was that the management seemed very cold and uncaring. I gathered that as long as I had no legal recourse against them, they didnt care at all about my problems. I wont try your patience with a long list of their enumerated abuses, but suffice it to say that by the time I moved out (after over a year of living there) I was so exasperated with them that when they charged me twice for my last electric bill, I decided it was worth the $28.37 just to never have to deal with them again. If you can find as nice a place for as nice a price with a different landlord, I would advise you to do so.
I called to set up a tour and the gentleman I spoke with was not accommodating whatsoever. He was interrupting me and cutting me off every time I would try and speak, almost like he was reading off a script. Their business hours are ridiculous, 10:00AM - 3:00PM every day. That does not work for anyone working an 8-5 job. I asked him if they were able to accommodate a different schedule and all he said was: we have business hours for a reason. Very disappointed!
We moved to Minneapolis a year ago and happened upon the Park Apartments. We ended up renting a unit in the Prospect Park neighborhood. The management has been attentive to our 2 maintenance calls - both issues were resolved within 24 hours. Common areas are cleaned regularly and the yard is always trim. This past winter they even installed a high efficiency furnace for us. We pay for our own heat in this unit, but it has new windows and insulation and was very reasonable.It sounds like others have had less than stellar experiences with the management, but were pleased as punch and plan to stay another year or two. Our neighbors seem to be similarly inclined.
Never rent from this place!!! You will spend 200-500$ a month to keep your studio warm, horrible customer service, absolutely rude. A lot of spiders, Each day I spot from 5-10 spiders. However I clean everywhere each morning. Never rent from them if you have some self respect.
Expect to lose part of your security deposit. My wife and I were good tenants for almost three years, paying them tens of thousands of dollars in rent over that period, but apparently they felt the need to squeeze a few more out of us. The apartment was unclean when we moved in - our cats were pulling out cat toys from under the cabinets in the closet, there was black on the oven top, discoloration on the tub, and dirt caked on the pipes above (we lived in a basement apartment.) No big deal, we cleaned a little bit and moved in. Upon vacating the apartment, we cleaned it thoroughly, leaving it in a better state than we found it, and expected to have our full security deposit returned. Of course they screwed us... I had the foresight to take photos of the clean apartment and sent them to Park Apartments in an email. They replied with their own photos documenting the unclean areas. For example, they claimed it took 20 mins to clean a sink that had already been cleaned. The photo they sent showed TWO cat hairs in the bottom sieve! Apparently, they expect not to have to clean these apartments between one tenant and the next. Everywhere else Ive lived, clean means not dirty, to them it means professionally cleaned in a hazmat suit. Crooks.

Worst property management company I have ever dealt with. I was never told that I had to confirm 30 min before the viewing, I showed up and Kyla called me and told me they would not be coming but that I could come the next day, but had to confirm 30 min before. They next day i called multiple times, left a message confirming, but never heard back from them. I was never able to do a showing because of their deceptive and irresponsible business practices.
