The Palms is the place to be!My leasing experience was top notch. The girls in the office are all super friendly and accommodating. They were sweet on my children and my fur baby. We even got a move in gift for our dog!I added a garage at move in for my extra vehicles and maintenance was quick to come change the key pad code. 10 minutes after I requested it! Now that’s service.I see a lot of reviews about towing. At move in and even on our tour this was explained thoroughly. You get 2 parking permits and guests must have a visitor pass. They even have visitor parking. If you or your guests were towed, that’s on you for not paying attention. There’s even signage explaining this! I personally prefer towing for unauthorized vehicles because I’m always able to find a parking spot.I recommend The Palms to anyone by far!

I was a tenant at The Palms for one year from 2019-2020. Recently, I accidentally had a package shipped to my old address there and wasn’t able to redirect it through UPS. Shantel came to my rescue and was willing to take time out of her busy day to complete the checklist of items needed to return my package so that I could receive a refund. This is the level of service and care you want from an apartment complex. Thanks so much to Shantel for going above and beyond!

Susana is my favorite go to person in the office she have been very helpful even before we moved in and we were just looking. Everything is perfectEven when something act up- dishwasher or washer machine, all I have to do is go onto the portal in state the problem and working in 10 min maintenance is at the doorMy pay property I live at was very bad about fixing thingsI recommend these apt if you are looking to move inRent is reasonable for now anyway ( this is midland)But overall I and my partner love them.The ladies in the office are very professional and kindAnd also very knowledgeable so that’s awesome when asking questions.

We had two maintenance issues. I filled the report out on the computer at 5:20pm, none that would be classified by any means as a emergency BTW. Kevin and Ismael showed up with all the necessary parts to resolve every issue and it ONLY TOOK THEM 10 MIN AFTER I PUT IN THE REPORT. These two gentleman are very dedicated to their jobs and the people who live at the property. Never had service like that. Very surprising not to mention how professional and friendly they both were. Great job fellas

I just recently moved into the Palms, here in Midland. I just have to brag. I came in the week before last with only 2 days to find and move into a new place.I had been to several other places but most seemed not well taken care of and run down.. When I came into the office with all 3 of my kids, so stressed out and fighting back tears. I had the pleasure of meeting and working with Susanna. I explained my situation and fought back those tears so hard. My situations, some might say they get complicated, but she never looked worried and never did I feel judged.. She simply reassured me by telling me… “we have several open and ready to be moved into!” I didn’t get excited, not yet because we’d seen other places who had said the same.She proceeded to show us a few apartments and after looking at only 2, the kids and I agreed on the one we liked.It happened to be the one. It also happens to be the one in my budget.when I can finally start my job, after July 12th. everything will have fallen into place. FINALLY.All the info and paperwork, Susana basically held my hand through each and every part. Honestly, and especially on that day if not for her I would of completely just shut down.My point is this, these apartments are absolutely beautiful. I feel like I am home for the first time in I don’t even know how long. Let me add because, it needs to be said. The people who work here, are even prettier, in so many ways. I honestly feel so much happier here and to me that is a reflection on how well this business is ran.The teams that work here, that pool! The lawn people, the flowers, maintenance, and all of the girls in the office who have been so helpful and friendly… I cannot say thank you enough.Especially, Suzanna.Thank you for making each step of the way, although it wasn’t a very smooth process. You took so much worry and stress away from me and were determined to get it all done, thank you. I would of been homeless if not for you and how you stayed on top of everything and I’m so thankful to you and this entire company. If ever I can do anything at all for you, or anyone else please let me know. I owe you big.

First of all the apartment interiors need updating BAD yet they are replacing all 50 palm trees around the property. My work truck was towed out of OPEN parking because it was too long to fit in the driveway and without notice or warning so that was $350 to get it out. Then, admittedly, we forgot to change the electricity to our name when we first moved in but the electricity stayed on so we didn’t realize it until we got a bill for $320 from the complex for 30 days usage. I asked if it could be taken out of my deposit because I didn’t have the cash on hand at the time and they refused and same day gave me an eviction notice unless I paid. Even though I pay $1400+ per month for this sub-par community, I seriously felt as I was waking on egg shells the whole time and I’ve always been an easy going person.

The only time I have ever enjoyed moving was when I left this place. Unprofessional in a number of ways, namely being unresponsive to repeated request for the most basic things. This is the first review I have felt compelled to write in hopes of saving someone from this place. The only thing they are quick about is towing your car, I can only attribute that towards getting some sort of kickback. Nothing about this place makes sense and expect an under new management sign in the near future!

Been visiting a friend here at least once a week for the past 9 months when randomly one night my car is towed. The management had the audacity to say its because they are near capacity. Yet theyre running move in specials and my vehicle was towed next to three empty parking spots. Theyre using the ability to sell contracts to tow companies to supplement the fact that the oil fields are down and rent prices have dropped. If that doesnt describe a shady business I dont know what does.Edit: its not that your terms and legal rights arent explained in the lease agreement. It is the completely random and arbitrary enforcement combined with lame excuses that are frustrating.

My leasing experience was quick and professional. I worked with all the staff and they were great but Chantel had been exceptional. She was knowledgeable, professional and extremely responsive even after the initial move in. She found me exactly what I wanted and even offered less expensive units than what I originally asked for. I love the apartment itself and the property as a whole.

I love my apartment and the property is beautiful, but Shantel is the reason for my review. I was nervous about renting, and she was so sweet and professional. I came to look at the property in the morning, and she took extra time out of her day the same day to let me come back when I wanted my dads opinion. She kept me so updated through the application process, and made the whole thing so easy. I was trying to decide between here and another place, and she is the reason I chose this one. I also have nothing but amazing things to say about the maintenance team. 😊

I lived in Midland for 5 years and spent a couple of them at the Palms. This was the best apartment I experienced by far. From the clean facilities, to the professional staff and the amazing apartments, I could not have asked for more during my stay there. Location is great as well, 15 min commute to downtown Midland, and in a nice, safe area of town.

Very clean apartments, gym is great, swimming pool awesome and if you have a problem with anything in your apartment maintenance responds quickly. In today’s world it’s hard for an organization to impress me, well The Palms have impressed me.

One the best apartments in Midland when it comes to management. They’re very understanding and responsive to residents issues and needs. The landscaping is green and very well maintained, the pool area is clean and relaxing surrounded by palm trees, the gym is bit small, and the gates are never closed! the residents are very friendly and usually families live here so it’s not a party house ! The units have older interior designs with carpet floors and maple cabinets but spacious. I found a few little bugs inside although it’s pest controlled!

Love living here! The location is perfect, everything is so convenient. We are so close to everything you could possibly imagine and we are still discovering great places to hang out, shop, eat, and play!I love the gym, plenty of room for any type of work out and some awesome equipment!Very friendly staff, always cheerful and hosting fun events for the residents!

I moved here from Alaska and did everything online. It was a very smooth move, and I appreciated Melissa, and Marivels help. Since moving in everything has been amazing. The property is clean, quiet, and just all around a great place to live.

One thing love we about the Palms is maintenance department. In particular Kevin. His knowledge is outstanding to get things fixed. He doesnt inconvenience us with taking to long on the job. The Palms is lucky to have him.

After the Super Bowl, my hot water heater gave out and was leaking water all over the laundry room. Kevin and Ishmael (the maintenance guys) actually replaced the water heater a lot faster than expected. I hated to bother them after the game but I’m glad I can shower and give the dog water. Thanks!!

This apartment is way overpriced for what it is due to the high volume of people moving to the area for work. I moved my wife here in July because it was a gated community where she could feel safe, I havent counted but I bet those gates havent been closed for a total of 7 days this whole time, when I asked staff members about things, they always have a good excuse instead of a solution. I had to sell my German Shepherd because they are on the list of animals not allowed on the property but I guess its who you know because the people across from me clearly have a German Shepherd on their patio. The upstairs neighbors are loud walkers day and night, sometimes I wonder what goes on there.

When my wife and I were looking for an apartment, we went to different Weidner apartments since they have good reviews on the internet. All of them were great but The Palms at Briarwood stood out the most.The location is perfect since it is minutes away from shopping centers, restaurants/fast food chains and gas stations.They have wonderful amenities like the 24-hour fitness center, swimming pool, media room, resident lounge and dog park. There are also a lot trees in the area which is a plus for us.The apartment itself looks nice and cozy. Our apartment has stainless steel appliances, washer/dryer, ceiling fans, built-in office/desk, patio, etc.Lastly, all of the staff are friendly and helpful. Ms. Marivel has been very accomodating to us from the day we had the tour up until now.So far, we havent experienced any problems and inconvenience here at The Palms. I highly recommend this apartment to anyone looking for a place to rent.

Great place to live, outstanding property staff that are both friendly and very professional, not to mention the most helpful I have encountered since Ive lived in Midland. Apts are very clean and nicely kept. The landscaping and other aesthetic features are far better than almost all other Apts in the area. The property is very quiet and peaceful, no loud residents or vehicles. Maintenance staff are very helpful and always quick to respond with rarely seen and unavoidable issues. Overall, The Palms has by far been the best living experience I have had yet in Midland.

We lived at the Palms at Briarwood in Midland, Tx. We started in a two bedroom there, then we moved to a one bedroom with a garage. The experience with our apartments were great, very quiet, comfortable and if there was a problem, maintenance was there right away and got the problem fixed. The community was very friendly and the apartment had fun social events. The staff were always kind, professional and helpful. Melissa and Marivel helped us with any questions, problems or advice during our stay. We enjoyed our time there, we were relocated otherwise, we would still be there.

Cant wait for our lease to be up. Suppose to be gated complex, the gates have not worked since we moved into the Apartment4 months ago. You go to the front office with a complaint and get nothing but lip service. They have cameras up but they dont work either. Garbage on the ground in front of the dumpsters when they are not full. I have complained about so much and have everything documented with pictures. 1,70000 a month....This place is a dump. I would not recommend this place.I wish I could post the pictures.

Good for Midland, one of the nicer places you will find. Expensive (but normal for Midland I guess). Somewhat limited parking. Clean. Gates are always wide open. Friendly staff, fairly competent.

I promise you this is a bad idea. You can be the cleanest and most respectful person in the world and they will figure out a way to get more money out of you. I paid $72,000 in rent over a 3 year period and they still deducted from my $700 deposit for “wall painting fees” or “new carpet”. And they still wanted $1900 more. In fact, I went from a low end Weidner property to the Palms here in Midland and they charged me so much for making the change. God forbid you pay a higher rent at a different property of theirs. This is what those documentaries about corporate greet is about. I hired multiple ladies to make my apartment super clean and they still found a way to charge me for more. Wiedner needs to be a bad name in the Permian Basin. They aren’t oil field friendly. These people want to profit off the up AND down turn of the oil field. They make more money off the down turn because we have to leave the Permian and pay out a lease they are still making money off of if we leave. If you get laid off and they make you pay out 30 days or the end of your lease make sure no one is living there under your lease terms. They sent the end of my lease terms (30 days) to collections while some one was paying over $1200 more than what I was paying to live in my place. So widener is collecting 3 months of $1800 AND $2600 at the same damn time. Be careful.

Been living here for the past 6 months. Parking is a joke here. Gotta have a garage. You can find a newly built apartment around the same area for about $150/month more. I just move to midland from chicago but I guess here, The palms is supposed to be THE BEST.

Im so grateful to Marivel for helping me find an apartment! I had left a message in the morning, then she got back to me within a couple hours and met me over lunch (same day) to show me the different unit styles.Luckily the layout I chose had availability, so I was able to do my application online and pay deposit and 1st mo rent online - all in the same day. I havent moved in yet, but am very pleased so far!Also I looked at several apts complexes in this price range and to me this one seemed to be the nicest - the pool and entire community landscaping are really nice. It really does have a resort feel.

We moved in during the month of February. Within the first week of moving in my finance was harrasssd late at night by another tenant. I’ve since had tools and a yeti taken from the bed of my work truck. On both occasions the office only suggested I file a police report. Supposed to be a gated complex with camera surveillance. Apparently they condone theft and violence. The countertops and appliances are cheap for a $2,000/month lease. Would not recommend it to anyone looking for the atmosphere they promote. We will not be renewing our lease.

My husband and I have been living here for two years, and we really recommend this complex. It is a great choice to live, the facilities are nice and in perfect condition, nice apartments with high end finishes, beautiful pool area, quiet environment and friendly staff, specially Marivel at the front office

Pros: Maintenance men work really hard and are very friendly and bust their butts keeping this place running, the grass is green....thats it!Cons: Over priced, No one picks up after their dogs, HORRIBLE PARKING, Pool always has bird poop in it.At initial walk through inspection everything looks nice but once you go to hang things up like curtain rods and pictures the plaster just crumbles and falls out and YOUR left with the big hole in the wall from previous tenants.This place prides themselves on their security...Ive lived here for 2 months and the gates have been broken since before we moved in....When you call and ask about it they give you the same run around about how its the gate company that hasnt given them a date to fix it yet....DOUBT IT!!! Only security cameras they have are pointed at the entrances and their precious pool, they could care less about their tenants security when its a BIG factor when they are trying to get you to move here. Ive had a BABY STROLLER and a PISTOL stolen....really who steals a baby stroller?Garage can barely fit a F-150, you have to play leap frog when you want to use the vehicle in the garage when you have to park your 2nd vehicle in front of the garage door... Its easier to just get a parking permit and not pay the extra money because its more of a hassle.Place looks super nice in the front to sell you and once you sign the lease they could care less about you....The management needs to realize The Palms is NOT the nicest and newest complex in midland and there is brand new way better places to stay now. Everything about the palms is cosmetic and fake in its image, security and mission they are suppose to uphold. OVER PRICED OVER PRICED OVER PRICED!!!!!

Parking is terrible. The staff is never in the office. They dont return phone calls. The apartments are older and substantially more expensive than newer/nicer apartments in Midland. However, the maintenance staff is fantastic.Update: management responded to my review publicly on google, yet when I called the phone number given to me, it went straight to someones voicemail. This happened several times. I reverted back to calling the midland location during their posted business hours, and no one answered the phones or returned phone calls yet again.

I love this place! If you like nature and taking walks around beautiful landscapes, then this is the place for you. The pool is clean, but the hot tub was nasty!!! The actual houses are nice, and they come with a surround system for your tv!!! The people below us smoke though, and it makes our house SMELL horrible! I reccomend adding a no smoking rule. I do like this place though.

Recently moved in. The apartment was dirty when we moved in, particularly the bathtubs. Obviously its overpriced since its Midland, but for roughly $1800 a month I expected the inside of the apartment to be as nice as the model apartment I was shown. The carpet and paint are decent, but the tile floor is cracked and has chunks of grout missing and more is constantly coming up. The dishwasher has rusted racks and multiple cabinets have water damage and are cracked to the point itd break skin if you made contact with them. Overall, probably far from the worst place in town, but Id bet theres much nicer out there for a similar price. The apartments certainly look nicer from the outside than they are inside, they just havent been well taken care of inside. Speaking of the outside, good luck finding a parking spot out there as they definitely didnt give parking much thought when designing this place. On the upside, its pretty quiet here. All things considered, Id say look elsewhere as your money will probably get you something nicer elsewhere that has had more than the bare minimum maintenance required to keep it going.

The people below us keep banging on tje ceiling if we even walk too hard or drop a fork and we have complained NUMEROUS TIMES!!! These people bang so hard that my 3 year old ran to a corner of her room and hid!!Crappy management to continue letting them bang on the ceiling!!!! Oh and lets not forget if you have a visitor and they dont park by the front office, your car gets towed!!!! My nannies car was towed!!!

Penny pinchers. I stayed there for 3 year and 3 day. They charged me for paint touch up. They will charge you for bulbs if they are fused. Seriously I have paid them more than $72,000 dollars.
