This place is the worst, I moved in about 6 months ago whole place was disgusting even though the manager said it was ready to move in, I dont understand the water and sewage cost because it should just be one set rate why give someone 4 different charges for water and dont get me started on the pest control Im being charged for it and havent see not one person come by and spray for bugs in the whole 6 months Ive been here. I tried to look up past payment and they have all been deleted so theres something not right with this place, money hungry is all they are. So if your looking for a place to live this is not the place.
The Mayfield Team has provided an exceptional customer for me and my Family.You always hear about the bad reviews and hardly ever hear about the good reviews. From my experience, it didn’t start out that great due to my horrible experience at another property location.During that process of getting the property management Team to recognize, respond and resolve the issues were being ignored. And this was on my move in date. After several attempts to speak to the on site property management Team. My Wife and I had no other choice but to get a hotel room until the issues at move in were addressed. Due to the lack of response, I had no other choice but to file a complaint with the property management Headquarters Team in Florida, this was the following morning after the scheduled move in date.It had been about an hour, hour and half when I received the phone call from the Mayfield Team and they asked my Wife and I to come and look at one of their units to see if it was acceptable. Upon on our arrival, we could already tell that this Team and their property were going to be better. We gladly accepted and it has been great ever since!!!!The Advenir Mayfield Team have gone above and beyond for my Family 🙂!!!!!

Great place to Live . It’s under new management Alexis, Nick, and Morgan are great and maintenance is amazing. They actually care about getting everything done right the first time maintenance is at your door the same day. 5⭐️
Front office and maintenance are very slow. If something breaks, it takes weeks to months to get it fixed. They have one dumpster for the entire complex and it’s constantly overflowing. They have “valet trash pick up” where garbage collects outside people’s doors all weekend until they pick it up which is stinky and unsightly.
I am very disappointed in the lack of empathy or concern that management has. A few weeks ago, someone jumped into my balcony and tried to steal my washer and dryer which are located in the balcony storage. They were not able to carry it over so they abandoned it there and I found out in the morning. I contacted management and they said they will get back to me and have since not said anything. The balcony storage has a key knob. I asked them if I can get the key and they refused to give it to me. Other apartment complexes give out the key. You would think that after what has happened to me they will be concerned for my safety and give me the key.A few months ago, it was obvious someone got into my apartment. There was no forced entry and they claimed it wasnt maintenance. To feel safe I had to change the locks and they charged me for it.The grounds around my unit are very dirty. It has not been cleaned for months. This is not how someone should live especially with all the money paid in this complex.Management doesnt care, doesnt follow up and doesnt call back.
The people in the office are nothing but liars, that give you the run around. It’s been a month with no hot water and all they can say is they are on the way.
The office was nice and inviting and the apartment is clean and seems to be well maintained for how long this property had been here. Pleasantly surprised at how nice this move has been so far. I do wish there was a playground for those of us with kids, but thats all I would suggest. Overall very happy with my decision to live here.
I would like to say that the unit is very nice and I had a good experience living here so I just wanted to stay in the same complex and move to a 2 bed. I was shocked to hear that I had to pay 600 dollars as transfer fee even though my I was planning to move after expiration of my lease term. I have had gone to the leasing office at least 5 times in the last 2 weeks, the manager is never there and they always tell you that manager will call you back although they never call you back. They make like hell and they just want new people to move in and they are very discourteous to their existing tenant.

Very strong cigarette and marijuana smell poors in through our ac vents from our neighbors. Complained several times about it to the office but nothing is done. Update thanks for the run around again heres your one star.
Me and my husband moved here in April the office Manager said our apartment was Ready we get moved in and the bedroom carpet was never clean, the the bathroom was disgusting and just today I jad to pull someones long wad of hair out of the drain, and not to mention the bathtub was so caked with soap scum its unreal, I also put in a request for maintenance to replace the light fixture above the toilet on March 24th here it is almost the middle of June.
If I could give them 0 stars I would! I have been trying to renew for the past 3 weeks and still no response from the new manager! The new management in the office DO NOT EVER call back or are ever in the office!! It’s very frustrating when you get promised a $500 referral and they keep giving you the run around once you’re referral moves in!! It’s a told scam just to help them move people in!!
Moved in im January and I was supposed to get a grage for my husbands motorcycle and didnt get it till late February. On top of that the A/C went out for the past month and no one has come to fix it and I have called multiple time and put in complaints. And im having to buy a window unit till they fix it cause the weather is getting hotter and hotter bye the day. The management has changed and the maintenance people went down to 1 for a while. I understand its hard but its getting ridiculous calling every day and not getting anything done..
Ashley and Maribel made my move as easy as could be, and Im so glad I found this place! The staff is friendly, and my apartment was clean and in good shape when I moved in. Couldnt ask for more!
The apartments its self is huge its like a house instead of an aptSome have garage attach to them which you can just pull up and go in the side door the 2 bedroom 2 bath the master has a huge garden tub its awesome the whole complex is very nice inside and outside
Well, I am currently enjoying my second week in Midland and at the Advenir at Mayfield. My son picked out the apartment prior to me arriving, he liked the quite atmosphere with a large population of working class folks. So far I have met friendly and respectful people here and in Midland.As for the staff, they’ve been professional, helpful, and genuinely nice to me. I especially like them assisting with my questions, helping address issues, and the fact they listen and consider recommendations for making Advenir a better place to call 🏡
1 star is not low enough. I am currently spending my first night in this apartment, and today has crashed and burned. After signing all of the paperwork last week, and confirming that we could move in today, my wife and I had to beg for the keys because no one had reviewed our insurance.As soon as we got in the door, I was upset. Every square inch of the floor is speckled in paint from the unit being previously painted, the linen closet door fell off, the electrical sockets arc out everytime something is plugged in, painters tape is covering all of the fire sprinklers, and the hot water does not work. Now, keep in mind, this is only our first night here.Before the office closed, I made a complaint to the associate in the office, and told her that i didnt want to have it fixed, and I wanted my money back, after being refused to speak with the manager. She refused, saying that we had already taken possession of the apartment and would be liable for breaking the lease. Everytime I tried to reason with her, she talked over me, aggravating me to the point of raising my voice. When she told me to leave, I refused. This is when the big bird looking maintenance guy stepped in to try to intimidate me as she threatened to call the police.So now the manager finally agreed to let us out of our lease as long as we are gone by this weekend, and I lie here trying to figure out where we will go.Rent at your own risk.
Love this apartment complex! They have such a great staff and amazing selection of housing. It’s located in a quiet and safe area. The landscape of the property is large with a dog park, a pool, and gym. This place is perfect!

I met this property last Tuesday, placing in the GPS apartments near my daughters school, when I arrived a very attentive girl was at the desk on the right, offering me a free 1 month promotion when I moved and I wrote down everything detailed on a paper, he told me he could apply until April 15 to get the promotion. After 2 days I went back to the office to confirm that I had decided to move, the girl who had attended to me was not there and another person answered me, I asked her about the White girl who had attended me on Tuesday and apparently never existed, to conclude I do not want to accept the promotion that I had been offered, this girl wanted to be nice but the manager who was at that moment refused categorically, said that I should move and also give me a lot of negative. It was really a very unpleasant experience because I had been excited about a new home. what is very strange is that the person who attended me for the first month seems to have never existed. Below I attach the sheet with the information they gave me at the beginning.
We do a lot of work with this property and the new management is awesome! They have gone out of their way to provide customer service to us. Apartments are at a great price and open parking is plentiful!
I had a wonderful experience living here. The grounds are well kept. Neighbors are kind, quiet, and respectful. I had few maintenance requests and they were dealt with smoothly. I didn’t see a single insect in my time here (unheard of in West Texas).When rates increased upon renewal, the front office staff were understanding and worked with us above and beyond what you would expect. I felt valued as a resident. In short, I would absolutely recommend Waterford Ranch.PS Linda in the front office is great! So easy to deal with.
I’m not sure if I just got a bad unit or what but pretty much after the first month this place was infested with roaches. They came by and “sprayed” once a month but it clearly doesn’t do anything. The parking situation is a nightmare since a bunch of oilfield guys cram 5 to an apartment there’s bunch of work trucks so if you get home any time after 5pm you’re going to be struggling to find a spot. Some kid upstairs was constantly stomping around and knocked my things off the wall damaging one of them. It’s a “gated community” but the gates worked maybe one week in my year of living there. If I think of anything else I’ll update this review.
Weve lived here for over 3 years and I can honestly say that the office and maintenance staff are some of the friendliest and most helpful Ive come across in apartment-living. They know me and my family by name and are always willing to help out however they can. In my mind, this is SUCH an important element when living in an apartment!
Overall, were happy here. The maintenance staff is terrific and the apartments are nice. The office staff is helpful but the accounting system is frustrating (I prefer to pay early and the web system doesnt have the full amount until the first). We renewed our lease a few months ago because after reviewing the options in Midland, this was still the best fit for us.
I been here for 1 year and at the end of my contract my lease was 1500 a month and this last month they are charging me $1977.00 for no reason i gave my noticed more than 30 days before and i know they said it has to be at least 60 days but if you are moving to a sister property it could be just 30 days. what i did and i told them i was wanting to move to a sister property and they told me they were going to check and let me know and i am still waiting for their response i have always pay on time and i had no problems at all,but you need to work with your staff!
The property is nice and well maintained. Current manager, Jessie, is good. Thats where the positives stop. A year ago, we would have rated 5 stars without hesitation. Small issue upon move in, but nothing else. BUT:Over the last few months, our assistant manager was replaced with a guy named Travis. Unreliable, never returns calls or keeps his word, ENTIRELY rude, never had a pleasant experience dealing with this man. Linda (a leasing consultant) has been there since we moved in, but I swear has always had it out for us. Constantly have received notices or phone calls, or comments when going into the office about not picking up after our dogs. (We always, always...pick up after our dogs) and I even told her to have it DNA tested if they wanted to continue harassing us about it. We were even blamed for having propane grills on our patio (we dont own a grill) and were told if we didnt fix our lease violations wed be evicted.Now, trying to move out, we gave a 60 day notice but for some reason are being charged $500+ dollars because this 60 day notice apparently extends a few days past the actual lease termination. Were told we have to keep renters insurance and electricity 3 weeks past the date we move out because of it. (All according to Travis). This is absolutely ridiculous when no one even notified us and we had to go into the office and ASK for the paperwork to even fill out the move out notice and they didnt have the paperwork on hand and were going to get it to us by the end of the day which turned into us going in a few days later to see what was up with that. (Again, Travis not doing his job).So were being penalized because someones laziness to not print paperwork on time suckers us into a half month of rent payments. Truly think thats legal? Well see what our lawyers say.
The dog park is an absolute joke. It is a fenced off plot of land about half the size of a backyard, every square foot covered in dog pool. Completely worthless place for my dog to play in.The fitness center is also very lackluster. The equipment is old and broken. No dumbbells. Very bad fitness center overall.The whole complex is covered in dog poop.The design of the dishwasher is very inconvenient. The top compartment in the dishwasher only pulls out half way, which is super annoying.Its nice that the apartment is gated, but the box to enter the gate code is very poorly placed in such a way that you will scrape your cars tires against the curb if you are not careful.I could go on some more, but overall, not worth the rent price at all.
UPDATE 0 STARSThis is an update ...... these apartments have gone completely down to the zero star point. Since my last review some 3 years ago. I lived here for over 4 years. The last year was absolutely the worst. Terrible parking lot with holes that will absolutely destroy your tires. Pay for covered parking and others take your parking and its just too bad. When you move dont expect to get any of your deposits back no matter how clean and damage free you leave the apartment. They come up with crazy things in order to keep every penny of your refundable deposits. You have plenty of fantastic choices in apartment living in the Midland area right now. Many brand new, just opened. Move anywhere else or you will be sorry. Remember you have been warned. If you still move to Advenir at Midland, you deserve what you get. Bad people live there now.

I have been living at Waterford Ranch for two years and I used to really like the staff and enjoyed living there. Recently I noticed some of the staff was new ( I do not know for how long since I havent been inside their office in past months) but they are just rude, specially lease officer Katie and assistant manager Travis. I am a good tenant, always paid my rent on time, never had a problem with the apartment complex or the staff. One of them literally yell at me on the phone. Yall need to work on customer service and be nice!
We really like it here! Everyone that weve met so far has been really friendly. Our kids love the pool! lol We also like that this is a gated community. We are really happy that we moved here!
I lived at the former Greystar property for 5-years from 2014 to 2019. I enjoyed living on the property and felt safe.My living situation was in a 2BDR 2BATH 1st Floor floor plan. I had plenty of room and my neighbors were good neighbors.I found the managing staff (office) personnel to be kind and professional. I also can say the same for the maintenance staff too. During those 5-years I experienced professional service, reliable maintenance staff who were very capable at problem solving AND overall enjoyed knowing things on property were done in a team oriented approach of which the results were very good.I recommend living on this property to anyone.

The ONLY Internet option available to tenants is DSL from AT&T and they force you to use their painfully low end 2 in 1 modem/router. So if you really like having the option of using high speed ethernet then dont come here. This alone knocks 2 stars off what would be a 5 star residence.
Lived here for years and it has truly been the best complex I have lived in. The office staff are very friendly and helpful and the maintenance crew is fast and efficient! Would highly recommend this property!! Just lovin life at Waterford!!
GREEDY!!! We moved in with a stain on the carpet and at the end of our move they charged us an outrageous amount of money and said it needed replaced. They RECHARGED us our water and trash bills AGAIN!!! They are a great community but very CRAPPY/RUDE employees. (Most of them) Ashley and Cristina were very nice! They also charge you more and more every month. I do not recommend them.
Linda is the most in professional person Ive dealt with. On more than one occasion she failed to do her job correctly and then lied about it . Record any conversations you have with her because shes not trustworthy and she hung up on me when trying to get to the bottom of the situation I had which all had to do with her not doing her job thoroughly.

Nice place, no illegal activity that Ive noticed Id say most days are quiet and comfortable,And their maintenance crew the very few times Ive had to deal with them Id say Waterford ranch are extremely lucky to have brad I think his name was and this other guy grounds keeper I didnt catch his name but those two alone are probably the two most welcoming and nicest people on the lot Id recomend them for any maintenance jobCons. Worst experience. From the beginning the customer service was rude and impossible to get any kind of information from. Had to break my lease early for personal reasons and gave notice in the required amount of time - never got a response. Called a few times, nothing. Sent another email - nothing. I knew I was going to have to pay a fee for breaking my lease early but never got any response on how much or how I needed to go about all of it. A YEAR LATER I get a bill from a collections agency with EXTRA fees tacked on. Never got a phone call back, or an email, or a bill until this. Had anyone gotten back to me the multiple times I reached out, this wouldnt have happened. I see there are quite a few bad reviews.. glad Im not the only one. Dont rent here. Thats just one of the reasons not to.
Terrible, no one knows what is going on. took 3 weeks to get a new dishwasher then they left it unconnected because they didnt have a part. i call back the following monday since that was promised finish date at 445 and still have no idea if its been completed. typical Midland renter experience
I had a great experience with Chessie, one of the managers there at Waterford Ranch. She helped me for several weeks trying to get my referral reward check to me. I applied for it during an administrative change and my paper work got lost in the process. She answered everyone of my calls and followed up with me to make sure I received the check. Great work Chessie!!
Close to everything we needed from stores to schools and parks. Apartment was nice, staff was great.
They cashed my deposit check then gave away my apartment. Then they told me I could use their storage and one of their smaller apartments in the mean time. I called back later and they backed out of their promises but said they would have the apartment I requested sooner. The day before they said I couldnt move in until the following week. Now I will never do business with them and I have to call them trying to get a real person to talk to me for my deposit back. Very very poor customer service all around!!!
Overpriced for the value. I could write an essay about the litany of grievances I have, but I would just suggest not living here.

Absolutely worst apartments Ive ever lived in. They gave out a notice last night saying to turn in our garage door remotes because they were going to be reprograming them. I got the notice after office hours and called and left a message saying I will not be able to turn it in. I also called this morning and talked to the lady in the office and explained to her that I would not be able to make it and asked that they not program my garage because I will be needing to get into it. I went to get into my garage to get tools for work and to get my vehicle out, and my clicker did not work and they reprogrammed it anyways. Now I can not get in and emergency services does not have the file to verify that it is my garage and is trying to get ahold of the property manager to try to see if they can unlock it for me. WHAT COMPLEX DOES NOT KNOW WHAT BELONGS TO WHO! This is also the 3rd time that they did not know what garage belonged to who. My original garage was supposed to be infront of my building but when they opened it, it belonged to someone. Now my garage that im still locked out of, is 4 buildings over. Also, my sink was clogged and it took them 2 weeks to come look at it and fix my clogged disposal.I will be moving out as soon as my lease is up and will not recommend this very disorganized place to anyone.
