Hi everyone, I am a tenant at the maple oaks estate for sometime now and I would love to express my appreciation π to the management team for their dedication in assisting me address an issue I had. They were diligent, alert and very attentive in getting thie issue resolved. Cant speak for anyone else experience but I know for a fact that they get things done asap π―. Thank you Brian/ Mary. I am a very happy tenant. I must also give a shout out to the maintenance lady, I apologize for not remembering your name. But you know who you are. A big thanks π to the team.
Ive lived in these apartments for over 20 years. I love it here. The staff is amazing and very friendly and helpful. I would recommend to anyone calling this place home!
Mary and Brian in the office are great!!! They always go above and beyond to help!! I love my apt especially the master bedroom. Its so spacious. I work from home and have plenty of room for an office set up and bdrm set as well..Its quiet in ny building with no issues.
We have observed the improvements in the apartments, maintenance, property, and getting unexpected issues resolved quickly since Mary has become manager. Its clear she is paying attention to details and genuinely cares about taking care of the tenants.
I enjoy living here.. It is peaceful and clean.. The office manager, Mary Collins, is a total sweetheart and very helpful.
Mary and Brian are mazing people, They are very helpful and friendly. They would always solve if i have any problem. I am giving the 5 star for the office.
I have family that have lived there for many years and the property was severely lacking proper management and the property was overall looking poorly. I have noticed a great turn around not only in the property but my family has said wonderful things about the new manager Mary Collins. Mrs Collins has turned the property completely around and gave my family a peace of mind knowing that if they need anything their needs are accommodated very quickly. Thank you management and team for taking care of my family.

Love being held responsible for a property I didnt live in in 2020. Called this year(2021) to explain that my ex and I broke up and hes been renting from them since 2018, I signed a paper with their office ending my financial responsibility for the property in 2018 when him and I broke up. They came to him to renew his lease in 2020 and my name was apparently still on the lease even though I was NOT living there. They have new ownership now which is probably worse than the old owners, and no one can find my magical paperwork showing I was not there. May have to take it to court if someone cant figure something out soon. Do NOT RENT FROM THIS PROPERTY.
My buddy was so excited to move in to this place but couldnt have been treated worse. After we uprooted all his belongings to move in, he tried to call the leasing office to acquire his key and move in. After being IGNORED by the leasing office on several occasions, we assumed that they may have just left the key by the door. As we entered the apartment we were appalled to find no progress had been made in the several months its been to make the apartment livable. No carpet change, trash littered all over the place, not even the walls had been painted. Its unfortunate that we have to write this, as everybody knows moving can be such a stressful time, and Maple Oaks definitely could and should have done better.
This place is horrible! Our apartment is 90 degrees itβs been out for 2 months still not fixed! The lady in the office is so unprofessional and rude! We have called with no response many times! Went in the office and the lady was just plain nasty! I have three kids havenβt even been able to stay there due too how hot it is and how bad it smells from being hot ! Wouldnβt recommend it to anyone!

What an enjoyable experience working for Maple Oaks
We have had our ups and downs with this property & previous management. Six months ago, I would have given no stars.. Ms. Mary (the new manager) is AMAZING!! She is moving mountains to ensure that as residents we are happy & have beautiful homes to come to each day. So happy for this turn around!!
Overall I liked living here. Grass gets cut, pretty quiet, no one bothers you.I think the playground could use some tlc but other than that, the property seems to be well taken care of.Management has been up and down but the most recent management that took over seems to be really on top of things, only wish they took over sooner haha.
The new manager Mary has done everything she could to make the move in process as easy as possible. She responded to any questions or concerns as quickly as possible. I would definitely recommend this apartment community.
Me and my finance had an appointment to look at this place they stood us up there was nobody there to greet us or in the Leasing office they didnβt answer any phone calls 5 of them so if you are thinking about using your hard earned money to live here I would advise against it especially if this is the kind of service that can be expected. After driving an hour away this is just a big waste of time and it looks nothing like the pictures the pictures are of a few units in the back that look nicer than the rest !0/5 stars
Great place to live!!! Me and my husband moved in here for our first apartment together and we love it. Its very quiet. The staff in the office are always very friendly. And the maintenance men are also very nice and they stay on top of things when we have any issues. I would definitely recommend living here for anyone looking for a quiet and peaceful place to live.
I love it here at Maple Oaks!! I would recommend to anyone. Its a quiet area-not too much traffic in and out. I feel safe-grounds are always kept nice and clean-maintenance is very responsive. Office staff is friendly.The only down fall was that the pool was not open this year. Overall very happy!!
I absolutely love living here! Office staff is super friendly! Maintenance is very helpful. I love the area! Very secluded back here and close to everything! Everyone is super friendly and I feel safe walking my dogs around. Would recommend to anyone looking for a new home.
I just currently lived at Maple oaks estate and it was amazing the area. It was so beautiful and such a nice little area. Very peaceful and very home area. Plus management was very helpful in getting the home you was looking for. Also if I had any issues maintance would be there the next day no problem.
I have had multiple maintenance issues with thia place and they NEVER fix anything! Im currently without heat and have left 3 messages and no answer! This place is trash, do NOT live here or you will regret it. I have asked multiple times to speak to the property manager and there isnt one. The one girl in the office is not the property manager and she wont give me her boss email/number to write a formal complaint
I have lived at Maple Oaks for the past year or so and I can honesty say I love it! Anything that I had issues/concerns with, Tammy was always quick to help me and take care of what I needed. Communication is key & something thats very important to me so to live in a place that is excellent at that, is amazing!
Everything about this place is amazing. When I have an issue- the staff help almost immediately. Every time I go in the office I am greeted with big smiles and the leasing agent there (I think his name is Jeff) is always so nice. They are always so helpful. Iβve never lived in a more wonderful community. Thank you all so much for keeping up such a wonderful place and for making me feel like my townhouse is a home. If you havenβt checked it out yet- do it! You wonβt regret it. I would give 100 stars if I could.
I would never recomand this place, the worst service ive seen ever!!! I left a claim about a not working heater, maintenance guy said 2 of 3 heating elements are done and needs to be replaced. For a whole month nobody is coming to fix the heater.
Iβve put in 2 requests online and called 3 times. One of those times the person told me maintenance was coming right over. Never showed up. I am going on 3 days without hot water(no shower, clean my dishes with ice cold water) why is it so hard to get this done? Can yβall just come over and fix this ? My lease is up in 2 months and i wouldnβt sign another lease if my life depended on it.
I have lived here for nearly 20 months. The sole reason of moving here was to enjoy the pool in the summer time- they have no future aspirations of opening it. Those living near the leasing office pay $35, and other families (income based) pay upper $900. If you have pets and no children this would be ideal, but if you have a family I would not recommend living here- thin walls, little to nothing to do compared to the other apartment complexes in this particular market, and the management team has changed 4x since August 2016. You will also sign papers prior to moving in that are very clear cut (employment relocation addendum to be totally transparent), and upon presenting the letter of consideration from your new employer you will get the run around from the UNPROFESSIONAL leasing clearlical workers. The only other perk is there is little to no money down if you have great credit, but again, you get a MUCH better bang for your buck at OTHER apartments in this specific market.
Waste of money, waste of space. Absolutely trash apartments. Im so mad i ever gave this place a chance, and sadly im stuck for another year. Maintenance wont fix a single thing, after telling amd submitting multiple requests. But quick to give you a 3 day notice of eviction. Would give this place 0 stars if able to!!
Air conditioner goes out constantly and they refuse to fix it. Lack of communication and very unprofessional.
The pool is not open and its almost July. Cant cool off because our air conditioning sucks too. We called maintenance and he said of course our apartment will take a long time to cool because we have our thermostat set so low. We have it set to 74! This place is ridiculous. Dont move here.
We love living here this place is awesome the guys in the office r really nice and when u need something done they do it as soon as they can keep up the good work guys i will always recommend this apartment complex ππ
I dont suggest anyone moving in here. They dont plan on giving you your deposit back, and plan on racking up charges of $900+ when you leave, regardless of scrubbing the place clean. Maintenance comes into your home without notice and the place is a dump.. its nothing like the pictures posted.We returned the apartment in a better condition than when we received it, and still got these charges.This was the worst decision I have ever made.Renters beware.
My fiance and I have lived in Maple Oaks for going on our 3rd year. The office staff have been nothing but friendly towards us and they are very efficient at fixing any problems or concerns we may have. Even with the switch in management, they have stayed on top of things and made everything run as smooth as possible. Rent is a little on the pricey side but it is still one of the cheaper places in the area with everything we were looking for.
Small apartments for what your paying but quiet and nice community. Havenβt had any problems with anyone here except with maintenance but they seem to try their best with getting to things.
Horrible with communication. Theyβll try to tell you different. Wouldnβt recommend living here to my Enemies.
I have quite enjoyed living in Maple Oaks. A handful of minor concerns/inconveniences make it a 4-star review instead of 5. Kitchen drawers/cabinets are old, drawers stick, but it really isnt the end of the world if the drawers are a little wonky. Carpet was poorly installed, and not replaced before move-in. Fireplace wasnt cleaned before move-in. Management/ownership has changed since I moved in, so this may be a non-issue for anyone moving in now. Maintenance repair turnaround times have well exceeded my expectations, so that is a positive. Rent has gone up without any upgrades or amenities being added, so thats a negative, but standard in the housing industry.
This is a beautiful place to live. Very friendly office staff, as well as maintenance. I love it here.

We are residents here and have been for several months. 3 months in and yet again there is new management that apparently has no prior knowledge of any of the buildings or tenants. They are extremely rude and do not care about any issues you may have. They just want your money! We have had no water now for several days and until I went to the office and made a scene, nothing was being done. We were told to βwait until the water in the piping thawedβ and itβs going to be in the negatives ALL WEEK. Our front door sticks, back patio is disgusting and a wreck, no screens in any doors or windows, missing hardware on several cabinets and closets as well as huge areas where the carpet was not installed properly. Save your time and money. SLUM LORDS ARE ALL THESE PEOPLE ARE.
If your response is correct and you do care what your residents think you would replace your rude, uncaring in house manager. Also, you wouldnt put a 7 year old and single mother out below freezing when they offered the 2 months rent asked for at eviction court. Ill spread the word
New management seems to be making a difference already. Hopefully things keep getting better and better.
This place is the absolute worst place I have ever lived in. My hot water has gone out 3 or 4 times since I have lived here. Calling them to fix anything is such a haste. I live in a unit right next to the dumpster and whenever there is trash or furniture sitting outside of the dumpster it will take 2 or more WEEKS for them to even clean it up. My apartment is falling apart. The toilets dont work right, they made a mess of my carpet and linoleum when they installed it. The paint job on the walls is horrendous, the back screen door falls off and the back door is loud and horrible. The back storage sheds need replaced completely. I am so glad I will be moving out at the end of the month. I have never been in an apartment so horrible in my life!
A bunch of speed racer car guys have moved into the complex. They drive with their insanely loud exhausts WAY over the speed limit through the apartments. One of them just sits in his parking spot revving his engine for no reason. He has woke up my baby several times. It is not safe to drive 45 mph in a 25 mph zone. The people who live here now are not who I want as neighbors. I am moving out.
To be very honest, I am pretty sure most of the positive reviews are fake, considering the current managers name is listed as a positive resident review? However, in my experience this place is absolutely not worth the money you pay. The pool was not open this year for starters and the year before it was poorly kept. The carpet in the unit is very old and poorly installed, in fact doesnt even cover wall to wall correctly. They do not show you the actual place you will reside in, just a model. You basically move in BLIND! The walls are so thin and they let anyone with any animals move in! Not to mention the cheap paint they use prevent you from even wiping your walls down. Maintenance are pretty prompt, however they are random guys off the street who are not very handy so to speak. They can only do bare min jobs. Our drains for shower were constantly clogged and the maintenance guys would leave a huge mess anytime he came to snake the drain .DO NOT LIVE BY THE DUMPSTER BY ANY MEANS! it is absolutely disgusting, for some reason no one knows how to correctly throw trash away and in the summer you will smell it! Management is a complete joke and has changed four times since Ive moved in august, 2017. We have had issues with our new neighbors being loud and instead of management handling it, they said to call the police. I could go on and on, but if you take anything out of this review, just save yourself the headache and live elsewhere.
Iβm currently pregnant and we had a leak in our apartment from the ac unit. Itβs been leaking for a few weeks now and I about fell and almost hurt myself from it and weβve called at least twice and then my boyfriend has even gone up to the office and mentioned something. The carpet is soaked wnd is literally a giant puddle right now.
This is the worst apartment complex I have ever stayed in. They are not helpful with anything and is very disrespectful to their people living there.
They are under new management. We live here with our 5 year old and 1 month old. We have a mice infestation in our townhouse and they havent fixed the problem. We also discovered mold this morning in our bathroom. Lets see what theyll do about that. Run away from this place!
Toured these units once in 2014 and again ~6 months ago as I need quick access to 75. Wound up moving to a home in Lebanon that better suits our familys needs. That said, I know the headache of searching for a home and hopefully the opinion of a prospective tenant will be helpful. When I returned for a tour last winter, the rents had jumped to $800-$900/month. Unfortunately, it did not appear as though the units matched the price increase as they were still appointed pretty much as cheaply as possible (old, low quality carpet/linoleum, basic 70s apartment finish, old appliances, W/D not included, minimal storage, very small, etc.). Also worth considering, Middletown is a pretty bad area-probably the worst youll find outside Cinci/Dayton city limits. Speaking of which, Dayton is the nearest larger city to M-Town and its not great either-not comparable to Cincinnati in any respect. All that taken into consideration, there is a market for housing like this but it needs to be CHEAP. In the age of the internet, its hard to trick someone into spending nearly $1k/month to have a crappy apartment in an unsafe area that is not close to a desirable city. Which is probably why they always seem to have specials going on. Heres a tip to the management-youd be better off renting ALL your units in the $500-$600 range than to rent one every 6 months to whatever sucker didnt do their homework. Just my two cents.
I recently moved to Maple Oaks Estates in the beginning of January. And I love it. My town home is beautiful and it was perfect the day we moved in. The service from the new staff is a breath of fresh air. Ive put in two service requests and both were completed the same day by Adra and Jorge! Tammy the property manager is always willing to help me with any issues and Jeff is very friendly and great at customer service! AMCLLC knows how to take care of their residents! If you are looking for a beautiful apartment home in Middletown that is reasonably priced! Check out Maple Oaks. I love it here!
I think the new management is great and the maintenance are have always been nice and helpful and I dont know what these other people talking about when the landscaping crews are done this place looks wonderful. Jeff and Tammy your doing great.
On 12/29/17 my hot water in my shower went out. The maintenance guy came out and fixed it. On 12/31/17, it went out again. I was told because of the holidays, it would not be fixed until Tuesday 1/2/18. He had torn apart my shower and cut a huge hole in my bedroom wall, and then left the mess. In the meantime they gave me keys to an empty apartment that was around behind my apartment and across the street. The temp in the apartment would not get above 55 degrees. My shower was not fixed on Tuesday, and I was walking through negative temps just to get a shower. After fighting and arguing with the management office and the corporate lady, they came in on 1/4/18 and fixed it again. This time they got RotoRooter, which they should have done on 12/31/17 but refused. on 1/6/18 my water in my shower once again did not work. When speaking with the management personnel, I got nothing but excuses for not getting it fixed quickly. I was told to take bird baths, and that a non-running shower was not a priority (even though I pay my rent and it is THEIR obligation to fix issues). The corporate lady, Lissa was extremely rude and indignant, and acted as though they did me a huge favor by having me walk in freezing temps to take a shower, and acted as though paying RotoRooter to fix the problem was coming out of HER pocket. I asked for her bosss name and she refused to give it to me. So I have been without a working shower now for 7 days. Apparently this new management company (AMC) feels its ok to treat single veteran tenants as though they are insignificant. Lissa needs serious customer service training and I will be contacting an attorney and the media about how this company conducts their business. Lissa is most likely betting that I dont know how to read my lease and wont know that they are legally obligated to fix maintenance issues in a timely manner. 7 days is not timely. Oh, and they also cut more holes in my bedroom wall and then left it. I told Lissa I wanted to be compensated for the fact that I had no shower and was significantly inconvenienced by their unwillingness to fix maintenance issues, and she told me I would not be compensated. With that answer I will be taking this to the next level. DO NOT RENT FROM THIS COMPANY (AMC). It is a horribly run company with untrained, uneducated, uncaring UNPROFESSIONAL employees.
This place is good if you can turn your head to the small stuff visually. A couple of serious knocks about this place is the kids and the bad windows. Since you have to pay for all of your utilities bad windows in the winter time make for really had high heat bills.
Do not live here. It was the worst time of my life living at this dump.

If there was a no star choice I would havr picked it. They are slum lords. The apartments are infested with roaches. And do nothing about it these are the worst apartments in middletown. Not to mention the front door broken. Never fixed took them forever to fix toilet. And the a/c units freeze and make ur carpet stink. DONT MOVE HERE.
The office lady was mean to me on the phone. I was tryin to live there but no thanks!
