First I’m just going to start off by saying Katie in the leasing office is AMAZING. I needed a place to live ASAP and she had us in within 24hrs. She was very helpful and extremely kind. The view outside my apartment is the best part and the top tier amenities I couldn’t be anymore happier where I chose to live I would definitely recommend this apartment!! Thank you so much Katie :)
When i first moved in, it was hard to get help from the front office. However, there’s a new property manager Kim and she has been very helpful so far. So I’m improving my rating.
There are many things wrong with the functioning of this apartment complex. First is the management. They come and go more frequent than the seasons. The current staff informed me that there is no current property manager. This was a major issue for my family. We recently moved out, paid our dues and patiently waited for our security deposit. A month went by and still no return of security deposit. I called Katie who gave me the biggest hassle I have ever experienced. No customer service what so ever. They fail to mention that if a property was working in their office and then no longer works there, that it is not their problem what ever the previous employee has or has not done. Katie informed me that instead of us getting our security deposit back, that we actually owed them. We paid our final utilizes according to the previous manager but because she stopped working their after we left, what she told us was irrelevant. The apartment we moved into was already trashed, had a water leak from the unit above us that destroyed the paint and floor. This they decide to charge us for even though it was not our problem and maintenance came out to fix it. The second bedroom constantly leaked water from the rain. We had been trying to have that fix for a year and was never fixed. They do not respond to voicemails, missed calls, text messages or emails. I had to physically enter their office to get in contact with them. Completely inconvenient. The garbage around the community is constantly full and as a resident, I had to call daily to tell them how to do their job. The pool is rarely able to be used as it is always broken and green. We had horrible neighbors above us, banging, screaming, music so loud from night till early morning. The manager NEVER did a thing about it. We constantly called the on call officer who eventually gave up on my calls and stopped responding to them. We had a newborn and they didnt care. They are charging a monthly trash valet service that is completely useless. The dumps are 10 ft away from the buildings. Dead birds left on the pool deck and again when i tried to inform them, they dont respond. It took them 5 days to finally take the dead bird off the deck. Mosquitos constantly swarming the doors from their nasty pond. Please save your money and find another apartment complex to live in. You would have better luck at the Windwood on Palm Bay road. To the savannahs corporate, shame on you. This is a beautiful location and you are destroying it with the lack of efforts. Step up, take the residents that are paying you to live their in your thoughts when selecting management and maintenance. Doreen was the best property manager there and i am sure she left because of all the work they require of one person. She answered every phone call and took care of every problem professionally and accordingly. Thats how it should be and stay. Unfortunately it is not. I write this review to hopefully save a family from making the biggest mistake of their lives.
I toured an apartment several months ago, and applied for, paying both an application fee and unit fee. I found out the next day the apartment I wanted had already been applied for and rented as I was touring the previous day, and I was not informed about that (or I would not have applied!)I understand the application fee is not refundable, but I think its ridiculous that in this situation they wouldnt refund the application fee that I needlessly paid in addition to the unit fee.I have called and emailed several times trying to get my unit fee back to no avail. I was told there was only one employee that could process that and she is no longer with the Savannahs.
After moving out of the apartment, we were charged fees that conveniently adding up to our entire $750 deposit. Holes in the drywall despite there being no patchwork or holes that needed work. Replacement of the all the carpet and vinyl (which is highly unlikely) and did not need replacing when we left. My roommate and I left the place in very good condition.If you want to move into an apartment that will take your full security deposit, then this is the place for you!! What a lousy way to do business. For those that cannot afford rent as it is, please stay away from the Savannahs...Note to management - many individuals rely on some portion of their deposit being returned to them.The maintenance staff were friendly, though.
These apartments have a ton of potential to be the best apartments I have lived at in the Melbourne area. I have encountered a few issues but the maintenance team have done a marvelous job by getting to me fast and fixing it quick. The man I have seen many times around the property and have fixed my issues along with my friends who live in the Savannahs apartments is Harold Rondon. He is the most hard working employee I have ever seen and met in this area. He is independent, diligent, and once again; extremely hard working. HOWEVER, management is the absolute worst. And it all starts with the Regional Manager she has countlessly fired those under her, for ridiculous reasons, mainly because she doesn’t get her way. I am leaving the Savannah’s Apartments and find an apartment where she doesn’t manage, because I can NOT live under management such as her.
This is has been the best place I have ever lived. My apartment is amazing and spacious. I love the view of the fountain that I get to enjoy while sitting on my screened in balcony. The staff has been absolutely amazing. Lindsey has been the best Property Manager I have ever had. She always cares for every need that I have. The maintenance staff always fixes any work orders in a timely manner. This place has been perfect!
The regional for this apartment complex is not professional at all. She’s very disrespectful and does not value her employees or the people living at the apartments. She needs to be FIRED. Please do not move into these apartments while she is still here. Nothing will get done with her still here. This is very upsetting because the apartments are beautiful, just not the people that work here. The regional.
I lived here for 2 years. When the world shut down for COVID they were in the middle of renovating. I sat for a month and half with all my patio furniture in my living room. When the patio was done it took over a year to get all the screens put back up. It took me calling every hour over the weekend to report my AC going out for them to finally get the AC and the screen up. The worse part has been now that I have left they are not following up with me about my deposit. They keep sending me bills for another apartment. When you call or email no one answers and when you go the office the manager is never around. While the place is quiet and clean-ish the customer service is horrible. I left because I bought a house and I just really wanted out of there!
The management company here is a joke. Dont even waste your time renting here.
This is my first apartment, and it’s absolutely amazing! the employees are so nice! it’s a gorgeous apartment for a really good price! i’m really happy here :)
Great location, terrible office staff. Good luck getting in touch with the leasing office. If you do, they wont know what youre talking about, theyll be short and disrespectful to residents whove lived at the savannahs longer than theyve worked there. A truly awful experience all around. Imagine being fully charged for closed/out of order amenities. I personally love the non-optional amenities that add fees to your rent (these fees are hidden from their rental price). When its time for you to renew your lease, be sure you tell them 4 times over or they will shut off your power and invite a new person to move in to your home! It doesnt matter if your lease is on file, they seem to lose it over and over!Enjoy the shade from the beautiful oak trees, youll need it after being burned by this staff. What a joke.
Do not move here! Our neighbors are loud either arguing (in a way that’s not suitable for children to hear if they’re around), blasting their music or their tv on their porch up until sometimes 6am! We resigned our lease thinking the rent would only go up $90, it went up $250 and they’re trying to get a second security deposit. We would not have renewed the lease if we knew the rent would go up that much as it’s not worth the money! They have not fixed a single thing we have contacted them about. Anytime we’ve gone to the office to talk to someone in person, there’s no one there.We didn’t really have a choice but to resign as they changed the circumstances of the lease the month we had to sign it and I’m 9 months pregnant so not the best time to move.
They were in contact with me until I applied. Once I paid the application fee they stopped answering any emails back. I put in my application a week ago and have called them and emailed them for a couple follow up questions, but they dont answer the phone and dont respond to emails or messages put in through their website. They took my $60 and ran 😭Edit after complex commented back:After waiting over two weeks for a reply and multiple calls and voicemails, the apartment did reach back to me stating their leasing agent is the person that was contacting me before I applied, and that I was denied, which is perfectly okay and I understand. But please do not lie stating that there was never an application under my name, esspically when you emailed me back about my application.
When I moved in I was told only one single lady lived above me and there were no dogs. Later did I learn there were actually 2 people and a dog. The dog ajd second person we’re not on the lease and constantly were fighting and even had to get cops involved. The management company said they would evict them and failed to do so. Then they said they would let me out of the lease and when I called to do the walk through they tried to say they never ageeed to those terms and want me to pay an early termination fee. They failed to supply a quiet enjoyment environment for my 6 year old and myself and instead let the tenants above resign their lease adding the dog they never had on the original lease or the guy that was staying there and never should have been. The pool was never in operation in the 7 months I lived there. I highly suggest you do not rent at this location as they are liars and misrepresented everything.
Egregious service. Or should I say lack there of. I submitted an application over a week ago along with $260+ in application and holding fees. I called and left multiple messages since then. I finally got a return call from someone the other day who I could barely understand that claimed the manager isnt in yet and I need to talk to her regarding my application. She said shed be in in 30 minutes and would reach out to me. I tried to ask why the manager hasnt reached out to me at all or returned my calls and she was unable to give me an answer. She claims the manager will reach out to me today but needless to say this is beyond sketchy. I have never had to chase down a contact at an apartment complex I was trying to rent from. I normally cant even put an inquiry in somewhere without them calling me multiple times to try and rent to me. The fact that I put up money and and application and Ive heard nothing is extremely disturbing. I have continued to call and leave voicemails and no one has ever answered the phone and no one has reached out to me regarding my application.
Not bad people, but too busy trying to control their Residents while not maintaining units properly. My door to the laundry mat fell off the track bc they did a poor job trying to fix it. They also try to charge people for their own mistakes. Very uncool!
I moved out of The Savannahs on April 12th 2021, and still waiting for my security deposit to be returned. No complaints or problems with with way I left the apartment, just dead silence from their office and emails I sent to corporate asking about it. Very disappointed and shocked that something so unprofessional would occur from a company so big. I am at a loss.
Ive been living here for 2 years and I really like it. I dont know why theres so many negative reviews. Im having a good time here and the office staff is really nice. My contract is going to expire soon and Ill probably move out to live with my girlfriend but Ill recommend this place to anyone who asks. The only down side which I cant give it 5 stars for is that sometimes its hard to park.
Rebecca and the maintenance guys went above and beyond for me. With me being in a wheelchair they made sure to make any accommodations I requested. Very happy that I choose this place to be my home 😁😁

Im a first time renter and I came to the Savannahs to look at their apartments and see what amenities they had. Rebecca was the lady who gave me a tour and answered the 100s of questions that I had for her. She was so nice, professional and very informative. I would recommend these apartments and Rebecca to anybody! Tanya was also another lady who worked in the office and she was also very helpful and sweet!
Honestly I have nothing bad to say about Savannahs. my lake view apartment is soooo pretty. Love it.
I am very pleased by this community, i was in a rush to find a place and seen the post on FB marketplace, i inquired about a 2/2 and Rebecca contacted me very quickly, she very professional and worked very hard to get my fiancé and I in an apartment..i highly recommended this community
Looked at these apartments in the past and didnt land up moving in for personal reasons. Now I could kick myself for not moving in sooner! Absolutely love this place. My apartment is cute, the grounds are well kept. And the Maintenance and Office staff are amazing! Lots of amenities, gym, pool, volleyball court, dog park, tennis courts. And the area is close to everything! The whole process from application to moving in went extremely smooth. The office staff was available whenever I had questions. Cant say enough good things about this place!

Update:Since my review Harold, the new maintance supervisor personally contacted me about a bit of rudeness on the maintance side and lack of communication. I thought it was so professional and caring(especially since the office has never even checked back with us) even thoughMaintenance was non-existent Harold has really stepped up since this post to contact me and rectify the situation way to go Harold welcome to Savannahs glad you are here. Olga and office staff sweet and caring but never followed up with us. Quiet, nice, units and good amenities..clean property. Would be a 5 but maintance made us wait 2 weeks for a new fridge...was supposed to come today for a leak...of course didnt show up... was going to fix screens, didnt come by...so we know this company does not care...we have been here less than 60 days btw, they have a text service when you put in a request that automatically sends you a text saying it will be completed next day. Not true. Replaced fridge with one dented and damaged..but works, never fixed screens or leak in faucet which I fixed out of pocket. So great place honestly, unless you need something done..because they are short staffed I guess.

Great place to live! Going on 3 years and still happy! Property Manager MARY KAY keeps the place beautiful and is quick to address concerns from tenants and she is a pleasure to work with. New maintenance staff headed by Chet (Tony & Miguel), have done wonders catching up on repairs. Love living here!
I wanted to thank Mary Kay Howell and Geoff Pearson for helping me enjoy my stay at the Savannahs. These two individuals along with support staff like Austin care about the community and want to ensure you are happy. I would say that it takes time getting used to putting in requests online but once you do the maintenance requests are done within a few days and the staff are very friendly. I have had no problem stopping by the office to address a concern or report something on the property that needs improvement.
The apartments are amazing. The bad reviews are from long ago and I dont know how it was back then but its amazing right now. The staff is super amazing and so helpful. They work with you for every single problem and are very nice. If you need anything fixed they do it super fast. The area is safe and the apartments are very nice. The place is quite and peaceful. This is the first place Ive lived in and I loved it.

I have lived here for over 2 years and recently had a problem that was ongoing for a lengthy period of time. Tony, the maintenance supervisors work ethic, meticulous attention to detail, diligence and willing to go above and beyond expectations was amazing. He was at my apartment daily for weeks on end to correct a grueling situation and I cant thank him enough!
One of the worst places Ive ever lived. I cannot wait for my year to be up.The apartment was dirty when I moved in, the appliances dont work, the entrance hallways are extremely dirty, there is only one way in and out of the complex that is (you guessed it!) right next to my unit, pricing models are bait-and-switch (my unit was supposed to be $1200 or so a month, in reality I am paying closer to $1400, when all the fees are added).Youre going to feel every single penny -- theyre going to make sure of it. They do not understand customer service at all, in any way, especially when the customer is a resident. (Theyre a little nicer to you before you move in.)YOU HAVE BEEN WARNED.
The only reason I’m giving it two stars instead of one is due to how nice the area and grounds are. The apartment however, TERRIBLE. First off this was a long distance move, so really didn’t have much time for looking around at other properties due to how soon I had to start new employment.On the outside the property is nice, upon being shown actual apartment where would be living, noticed several issues, smelled terrible from previous renters, cabinets and countertops did not look like ones in the model, floor had rotted spot (which months later hasn’t been fixed), no linen closet, and front door was very dirty with bugs and dust which I would have thought they would clean before showing but apparently not. If you have a family this is definitely NOT the place for you I will tell you, NO room, single individuals or two adults sure, without children.After moving in, two days later found out there is a mice problem, along with major ant infestation. Mice are gone ants remain. Also if you have any appliance issues, forget about them replacing anything. Guys will come in and out to “fix” it, if they don’t get it the first time they may come back later or just say that they don’t know what’s wrong with it. Don’t expect a replacement because they do not shell out any money for renovations or repairs. Even though rent is $1300-1400 a month, and they make a fortune off these apartments.Actually later met a previous tenant whom I became acquainted with through employment and she moved due to rent increases after the property switched management. She told me they never fixed anything in hers either that there was actually a broken window in the bedroom of her unit and it’s still broken to this day, walked past it and looked for myself. They actually make close to a million off these apartments monthly considering the number of units onsite. I think they should demolish the buildings and leave the grounds as they are and rebuild or put model homes on the property.On top of all those issues I get woke up this morning for some random inspection on air and smoke detectors and the water heater. Wasn’t going to answer door since I was still in pajamas but overheard keys on other side of door so maintenance guy was going to unlock the door anyway whether I was dressed or not.I opened it and asked that he come back in an hour he said no that he couldn’t and they sent emails about it except my spouse would have been the one who received the email not me, I work evenings, spouse works mornings. So I had no clue nor was I in the mood for it, I’m just not a morning person and enjoy being left alone for the most part so that was the final straw. I will be so glad to leave this apartment, we will most likely buy out of lease before our year is up.
I have lived in the Savahanns for a year and I have experienced upscale living in these apartments. Very professional staff and wonderful amenities that I used daily. I just retired from the Army after 30 years and have lived all across the world, but for me to pick the Savannah of James landing say it all. I had a wonderful experience and would have stayed but bought a home in the area. A great place to call home.
Pros: CLEAN, safe, no crime, good community people, best bang for buck in Melbourne FL.Cons: Old buildings so there are signs of wear and tear. Lots of annoying zoning restrictions enforced by the city (no boats, trailers allowed).Overall, I would say the Savannahs at James Landing is the best apt community in Melbourne for the money. The apartment was CLEAN on move in with NO ROACHES. Crime was low to nonexistent. The community was very nice and very cat/dog friendly. The floorplans were very nice with well designed hallways to help with bedroom/bathroom privacy when guests are over. Front porch is big with tons of space for storage. The living area is small and somewhat claustrophobic at times, but it IS an apartment after all...Summary: Great for temporary living, but in this market with the standard rent prices, buy a house....
Horrible place !!!! I only gave 1 star so i could leave a review. Ever since new management took over it went from ok to worse in matter of months. Im so glad im out of there. Beat decision ever! Please dont rent from here. There is pot and drug dealing by dumpster n mailboxes. My neighbor smoked n i smelled through the walls nothing done about it. In the end didnt even get my deposit back from normal wear from living there 2 years with a pet and it wasn’t perfect to begin with . They are awful!
The management is extremely rude and will publicly call you out and humiliate you in their mass texts. They have absolutely no respect for you as a resident. Glad I left.

My boyfriend and I just moved here, we were really skeptical about living in an apartment again due to a bunch of horrible experiences. Since we have been here its been nothing but peaceful. The gym is one of the best I have seen in an apartment complex, I was able to cancel my gym membership and save some money, for my horrible shoe addiction! My boyfriend is crazy obsessed with how clean things are to the point of being difficult and when we moved in, it was so clean, and smelt great, my boyfriend was happy, which ultimate makes me happy! The office staff was really helpful with anything that I needed, that office seems to be really busy, the phones were constantly ringing but it didnt show with them. The manager, lady, I cant remember her name but she helped me when I was having problems paying my rent online for the first time. It was refreshing to be treated nicely. Every place we have lived the office staff was always rude, mean, short and always seemed like we were bothering them. I hope to stay here for as long as I can before purchasing a home in a few years.
Had problems with the dryer vent multiples times. Took about 3 weeks for maintenance to finally fix it. Either A/C or insulation sucks we have to turn the thermostat down to the low 60s to make it feel somewhat comfortable. Even then one room is always super hot and unbearable to sleep in. Overall not impressed with the quality of the unit.
7/9/19 - I wanted to provide an update to the review I had previously posted (See below). 3 weeks later and things went from bad to worse. Its a shame that management is so poor here. I asked to talk to the community manager several times and never received a call from her (Kelly McCammon). It seems like there was no urgency to address my concerns or to secure the business. I reached out almost daily to get updates and give my best effort to move to Savannhas but the people there really made it one of the most difficult processes ever. 5 days out from my move, I was forced to look elsewhere because if it was this bad going in as a new customer, I cant imagine how theyd treat me when Im fully committed. After turning away I requested the full $250 ($200 admin fee and $50 application fee) be refunded and I also asked for my request to be escalated to Corporate. It does not appear like that was ever done. I never received a follow up call from the community manager, just a call from Kelli Brain saying the manager was unable to accommodate for yet another request. Its truly a shame it didnt work out. I hope this review helps shine some light on the difficulty of trying to lease at this property and I hope corporate is able to truly pay attention to some of the things going on here.--------I did my fair research on some of the properties in the area and had Savannahs near the top of my list. Kelli Brain took care of most of my questions when visiting the property and via email/phone calls once I got the application process under way. Things began shifting once I received notice that the apartment I had applied for was approved (and after theyd taken the $250). Responses to my questions took longer and the sense of urgency was no longer there. Now I am being told that the apartment that I applied for, which stated a July 8th availability, is no longer available on that date and that I would have to wait 2-3 days minimum but could be longer. What kind of company places an availability date and then changes it after youve processed the application and been approved. I am moving from out of state so this minor inconvenience places a bigger toll on my end. The office doesnt seem to take ownership of their poor scheduling. I am trying to make this work despite the bad start but that will all depend on how management handles the situation moving forward. Regardless I expect the administration fee and application fee refunded in full for the false advertising promoted on their site. The only reason I went ahead with Savannahs over my other top choices was because of the availability date. I received an email that the community manager will call when she has a free moment. Stay tuned.
The Savanahs has a nice atmosphere and nice looking appliances (granite tops). After living in our apartment for about two months, we noticed literally everything starting to fall apart. The garbage disposal has been fixed 7 times (one time we went out of town right after fixing it and came home to it not working), the dryer parts fell off, the sliding glass door has never worked (after having someone fix it), the hot water lasts 1 minute no matter the time between showers, the management team does everything then tells you after the fact. Never bother to get in touch with everyone, they are NEVER by their phone. Overall worst apartment complexes I have seen.
Would not recommend, the buildings are old and weve had the power go out for 6-8 hours three days in a row. Our AC is bad, weve been here less than a year and needed so much maintenance on things. Go somewhere newer
Love the how the apartments look but I really have to say something about management. It took management (upper management) a *month and a half* to come up with a card to use the laundry. I had been asking for it for that long and they kept saying that they were working on it. I had my old apartments washer and dryer to use at the beginning but the lease was up eventually so I had no way to do laundry. This was one of the features of the apartment but once they had me in the apartment it felt like they really didnt care about anything else and this was very irresponsible. If I dont pay my rent on time, management can easily *crush* my reputation through my renters credit but I have no way (except this) to do the same to them so they were just fine with not taking care of my situation. I actually had to buy a washer and dryer.I posted a comment on the residents webpage letting them know how annoying this was and they actually DELETED it. Come on... Im just saying my opinion and in no way I insulted anyone, I just mentioned the facts like I did in this review. It really felt disrespectful to get to the level of deleting the comment. After I posted my comment and after it was deleted I got a card given to me the next day. So the card was there all along? Come on... They basically left me a month with no laundry.It was a bad experience and I dont want people in lower management to be blamed for this cause they said they passed on the info. I want people on upper management here in the leasing office who were taking care of the situation to be the ones that feel responsible about this issue. I had paid 2 months rent (>$2000) and I still didnt have all the amenities.
Called to get pricing details on a 2 bed 2 bath but my call went straight to voice mail. i should not have to leave a message for me to possible rent an apartment
Called the police many times due to domestic violence issues issues upstairs. Office refused to handle the situation, experienced a leak in the bathroom from flooding upstairs, paint was bubbling off the walls. Maintenance scraped drywall off and washed it into our shower drain, clogging the drain. Office stil not return calls, it was a huge hassle. I would strongly recommend moving somewhere else. We left a month before our lease ended because the noise issues made it unlivable.
The apartments were actually pretty nice once i fixed most of the cabinets that werent installed properly. The freezer wouldnt work and they tried to fix multiple times. I dont blame them because they work hard...i blame management. My air conditioning went out as well. Also, i had black mold seeping through ceiling from the upstair neighbors poorly installed washing machine. Literally, i got the unlucky apartment bewteen hoarders. Literally hoarders. When is at on the porch i could smell there apartment. The upstair neighbor would literally bkast music in mixdle of night while kid was sleeping. It was unpleasant for someone paying over 1200 a month. A couple of the staff members were nice. But a couple others were not helpful. The pool and tennis courts were nice as well as volleyball court. I ended up terminating my lease halfway in because i wasnt comfortable.
DO NOT rent from this complex. I have lived here for almost a year and Im still having recurring problems with my kitchen. The maintenance staff are not helpful and after having my dishwasher and sink disposal flood my kitchen floor, theyve just told me that my problem isnt a maintenance emergency, dont call the emergency line again. Save yourself the hassle, rent anywhere else.
