This is the first time that my family and I have rented an apartment. Highlands Viera West is exceptional! We love the business team, they’ve been very helpful for the whole process and then some. The upgrades, amenities and landscape is absolutely wonderful. We are happy to call this our home.
As new tenants we are very pleased with the responsiveness and attention from the maintenance team. Ed and Melvin are very professional and knowledge, they follow through as well as take care of any issues that rise. I can’t tell you enough how much it means to be living in a community that takes pride in their property and concern for their tenants.
I recently moved from Fort Lauderdale, Fl. I had a choice between Oasis of W. Melbourne which is a brand new community and Highlands Viera West. It was a tough decision, but I decided on Highlands Viera and I am extremely happy with my decision. From day one the staff was amazing especially Debbie. She did not treat me as a regular prospect, she welcomed me as a friend. She went over and above to assist me in my transition to Melbourne. The property is amazing, very clean, quiet, and beautiful. If I had to do it all over again I would gladly choose Highlands Viera again without hesitation. Thank you Debbie for all your help!!!
Health Risk:Extremely dirty ventilation which contributed to hard and difficult breathing. Wife and kids were unable to sleep due to poor breathing conditions. Its been a week, and the apartment is unlivable. Two year old is constantly sneezing, wifes asthma is being triggered, and my eyes are constantly burning while inside the unit. This unit can be a health risk to anyone. While my complaint was heard, effort to fix the issue is taking place in incremental, daily steps. While this cost saving strategy saves pennies, it is costing my family opportunity to integrate, personal health, and lost time from work. There is something poisonous in the air in this unit, which can be coming from the upstairs units. Air is shared between the upper and lower units via the duct system. Also, there is no smoking policy, so you should light up when your neighbor does, or share the same fate as us.Does our wife need to sleep so that she can take care of a two year old? Mine does. Its hard to move as is, but we spent 5k total between movers and deposit, which, so far has only been a waste of time
Its really a great place to live and the people working here are very professional and reliable.I can say we have beenvery lucky to find this charming residence 4 years ago, when we moved from France.Thats the perfect spot for family and kids, it has everything you need; Restaurants, schools, and stores are close to it.I would give this place 6 stars if I could. 👍
We love our community at Highlands! Super pet friendly, always clean, very quiet and peaceful environment. LOVE all the amenities. The office & maintenance staff is great! Always so sweet and willing to take care of us. We love Highlands!!
Early May applied for an apartment. They took out the 100 application fee for two people. We got a email from someone we dont know asking to put in our ssn on a different application. I called and emailed but couldnt get anyone to answer. They then canceled the application without notice. Finally spoke with Tracy on May 15 who was very nice and said a refund would be issued. Two weeks later nothing. Spoke with Tracy in person who saw our file wasnt even on the managers desk. She said a refund of the application fee should be processed because no background check was ran. Shed let her manager Macy know and we would get the refund in a week. Weeks later now and nothing. This is a HIGHLY unresponsive company who took $100 and didnt run the application and now isnt refunding it.
Highly recommend this community. This place has the BEST and OUTSTANDING maintenance service Ive ever experienced in all of my years renting from different communities. Steve and Ricardo are EXCELLENT! They are both responsive, friendly, and quick with all of their task orders. Kudos to them, and thank you both so much for everything you have fixed/repaired in our apartment to make our family comfortable and making this community such a great place to live!

Nothing goes 30mins. Without a response from management.....,. They’re truly concerned about their residents and friends to each one ..... the staff goes above and beyond the call of duty to make you happy and take care of whatever the situation is . from lost pets to stopped up drains I absolutely give them two thumbs 👍👍 up and much respect 🥰😄 they are the reason we (The Highlands Viera West ) are Community Of The Year💖😍😄😊.... Just moved in 4 days ago.The only requirement I had prior the moving was the condition of place such as freshly painted walls and new carpet.Absolutley no smoke since I have an asthma. We were showed an apartment model and told that the one just like that will be ready soon.We signed the contract and moved in.I have a baby who is also allergic and sure enough the first thing we experienced was a strong cigarette smoke in all apartments!Yes, the walls were painted and carpet was new but smoke is not that easy to get rid of.We spent the 1st night there and could hardly wait till early morning to leave the place.The manager sent a maintaince to take care of this problem but the other night there was even worth so we ended up renting a hotel.Then we were told that maintaince is not available during Sat and Sun and we have to wait till Monday.Also the manager said she came to inspect the quality of the air and didnt find it VERY BAD!Maybe because all doors and window were opened.I dont know how they going to fix this problem but I would breake up the lease!The condition of the place is just not livable especially if you are sensitive to air quality or have small kids!

We were interested in a couple of different apartment complexes in the Viera area, and Highlands West was the first and last complex we toured.Debbie was so friendly, and helpful - and we toured a few different layouts. The last unit we toured was one my husband and I had already decided was over the set budget. We loved that particular layout, seeing it in person - and the special that was being offered landed us UNDER budget.We decided to move into a unit that would be available 10/30 - which gave us 8 weeks to pack and purge the silly amount of stuff we had accumulated over the years. Our first 3 kids are now young adults, out on their own - and theres only one ten year old left in our home.Throughout the time (which seems to have taken three years, not 8 weeks), Debbie and Julie have been so helpful, and an absolute joy. We even wound up adopting a new dog family member during the wait time.When we called to make sure the specific breed would be allowed, both Debbie and Julie mentioned individually that not only were they excited to meet her - but they were looking forward to having us joking the community.Its finally our move in day, and Im wide awake, far earlier than I need to be. We are absolutely looking forward to officially moving in, irradiating our 2x/day commute to get our kiddo to VCS, and joining the community.Im not even a morning person...My ten year old, who is NOT the best at keeping her room clean has asked for her room to look JUST like the 2nd bedroom in the model was staged. Listening to my child detail her plans to make her bed each morning, learn to do her OWN laundry AND keep her room clean is an absolute dream come true. (Some one pinch me! And lets wish kiddo luck, and 🤞 that she remains motivated to stay steadfast in her plans!!)We pick up our keys in 2.5 hours, and I feel like a little kid whos waiting to spend the day at her first theme park! Ive lived all over the nation - we were active duty for years. And honestly, I rarely get excited about moving. I actually DESPISE moving. Its strange, feeling so excited about this. But my family was welcomed with open arms, and genuine friendliness. So, Im just... Sitting here, on the steps of my soon to be old house..... Watching the minutes wind down until its time to get everyone up, ready for the day, and pick up the keys to our new home!

I sold my house quickly in 2017 and needed to move fast. Out of all the new complexes popping up in Viera the Highlands at Viera West was the only one spacious enough to accommodate my furniture. Granite counter tops, stainless steel appliances and laminate flooring as well. The grounds are beautifully maintained and the pool resembles a resort. The staff is awesome and anytime I had a service request the maintenance staff responded on the same day. Pet friendly as well which is hard to find when trying to rent from private owners.
We have lived here two years and counting. Maintenance staff is amazing and fixes any issue quickly. The grounds are professionally maintained, there is a nice dog park, and the pool is awesome. We love it here and the location/ schools are great!
Great helpful staff in the front office. My wife and I are very pleased with the upkeep of the property and the apartment maintenance. Sharon was great with showing us the property and the giving us great information of the property.
Highlands Viera West apartments are beautiful! I feel very happy with what we get for the price in terms of interior, amenities, and location.Some of our favorite things:- The modern style (crisp white trim, soft gray walls, great neutral combo!)- Within walking distance of the Avenue Viera outdoor mall and an expansive park- Great policies and communication during COVID- Management works to create a strong sense of community (through an adorable Pet of the Month content, opportunities for resident events, an active social media presence, and more)My only issue has been with what feels like some unresponsiveness when Ive brought a few things to managements attention.The key example:The pet lease you sign before moving in states that dogs must be leashed on apartment grounds. A great policy for everyones safety and comfort!When we moved, I noticed several neighbors walking behind our building with off-leash dogs as I was working remotely though the day. I emailed asking if perhaps management could send a reminder out about the pet policy? (My dog is afraid of other dogs, and it can set our training back months when they approach uninvited.)I was told management would send out a reminder, but the three residents I spoke with (and myself) never received it.I followed up again, and they did not acknowledge not sending the email after telling me they would. They did say I could describe the dogs or take photos for them to be able to speak with the owners, though.Not long after this, my dog and I were charged by an off-leash border collie on a lunch time bathroom break. It was very disappointing in a community that prides itself on being so safe. We still see lots of off-leash dogs, and management doesnt seem to mind.A few other times it has felt as though our emails arent being read — we might have to ask the same question more than once or follow up to ensure a response.I do understand that management is busy and has a lot to deal with these days! It can just make us feel a little unappreciated, especially when we take care to express our concerns politely and with gratitude.All in all, we do LOVE living here! I think its a great place, and its clear that management works hard to create a positive living experience.I definitely recommend Highlands Viera West — just be prepared to advocate for yourself.
Worst place Ive ever resided. Roaches in the and dishes and out the apt. Bldg 3 was always dirty, and unsafe at night because, the sidewalk is extremely dark at night. Maintenance men and grounds keepers were excellent. I wished I never had seen this place.
I can’t thank Stacy, Tracy, Ricardo and the ENTIRE Highlands Viera West Family enough! I say family because that’s exactly how you feel when you stay here. The complex is upgraded, quiet, clean, safe & family oriented. I stayed here 2 years & would wholeheartedly stay here should I get assigned to the Viera again. It is extremely bittersweet to leave. THANK YOU to each member of the entire staff. I apologize for not being able to name everyone, but I appreciate you from the bottom of my heart. ❤️
Dont ever give a deposit. Eventhough they say they give it back they dont. At least they didnt give me mine back. Eventhough the office help Sharon told me it was refundable. She refused too give me my money back. I had to cancel because of a hardship. Thats just not right.

Great complex, great people, love the girls in the front office theyre fantastic! The maintenance gents also do a fantastic job and have address any concerns I have in a timely fashion. Lastly, but as equally important, are the husband and wife landscaping team, they make this place look beautiful and I really appreciate all their efforts as I am sure you will too!
Highlands Viera West is a great community to live in. The apartments are beautiful. If there ever was an issue the great maintenance crew has always solved it very quickly. Steve did a great job fixing my AC thermostat and fan! I am very greatful for his help. It is great knowing we have such good help when we need it.
I may be thinking of making this my forever home.
I have lived here at the Highlands Viera West for 8 months and can honestly say that I would not live anywhere else in Viera! The apartments are perfect....the view from my patio is breathtaking and the staff in the office is simply amazing! When something needs replacement or repair the maintenance crew is always there to take care of things quickly and completely. I completely agree with a previous review that said living here is like living in a resort. The pool is gorgeous and the club house area is perfect for relaxing and making you feel right at home. On top of all this, the Avenues are within walking distance so any shopping or dining you need is right at your fingertips! To be completely honest, I actually look forward to coming home at night and enjoying the complex and all it has to offer!
I’ve visited before and it’s a place I love. I lived in another place because of the distance from work but I think I will come back to this place because I cant forget it
I have rented apartments all over Florida and the Midwest, and I truly think Highlands Viera West is the best complex Ive ever lived in!!! Beautiful apartments, nice clubhouse, safe community, and friendly people!!! :)
Current resident -UPDATE - 2/11/2018 - Still LOVE* LOVE* LOVE* this complex but -CON: *FYI* - upgraded apts are losing important noise reducing carpeting. Rent is not cheap & i shouldnt hear the walking, playing (i hear no voices/conversations though). Thank goodness for 9pm bedtime. :)PROS: Hurricane season was safe, dry and secure.~8/2017 - our unit is pristine and well lit. The balcony is a roomy plus that fits a bistro set & plants. The common area holds an inviting pool, cozy gym, a clean clubhouse to relax or entertain company. No washer/dryer but theres room (we bought a set) if you rent them. Denae in the front office is always cheerful and very helpful. The grounds staff are A#1, ever present, attentive and polite. Viera park & rec is adjacent for outside exercise or games. Convenient to I-95. that you can hear from the back area but the distance makes it a non-issue.Very Happy to have chosen this development.
Lived at Highlands Viera (HV) for over two years. Lived in the townhouse, bldg 5. The grounds and pool were always tidy and kept up. Maintenance crew, Steve and one, were friendly, diligent and top notch. They have stayed late, if needed, to see a project through. All work orders were handled within 24hrs unless immediacy was required. Jeremy, the grounds keeper, was professional and friendly. Only concern was the heavy and constant accumulation of dust in apt. Additionally, there was continual mold buildup on air vents and in laundry room. Once I moved I realized a couple of clothing items had moisture (mold) stains on them. Nevertheless, HV is convenient to movies, shopping, restaurants and Friday night lights. The surrounding area, Viera, is high end with fairly good diversity.
I want to thank the staff especially Tracy and Stacy who have done so much to acomidating us and welcoming us to our beautiful apartnent..This place is always clean. They keep us up to date on any social activities in the complex. Infinity Pool is amazing there is also a gym which is open when over you need time to get a good workout. Good place to BBQ and very family oriented. I would highly recommend to anyone looking for a good place to live keepI in mind the mall is at walking distance. 😊👍

Cons: Terrible build quality (paper thin walls, floors, ceilings, windows). You can hear just about anything going on outside or above you. The lightest steps will sounds like a stampede of buffalo. God forbid you have a theater sound system with any sort of bass. Conversations outside my 2nd floor window sounds like they are right inside with me. For the price, you would expect nicer counter tops or stainless appliances.Pros: Location, walking distance to Avenue shops, maintenance staff is quick to respond and fix issues, lovely pool area.
If I could give zero stars to this place I would. Since day 1 more than one issue. We told them the AC wasn’t working properly and they said that was normal until we had to spend 2 weeks without AC in the middle of the summer so they could fix it after 3 months. The old assistant manager Stacy the rudest person ever. I would reconsider when moving to this place.

Not impressed - wish we had gone elsewhere. Overall this place is just okay- the pool is about the best thing going for the community and the proximity to the avenues is awesome (walking distance). The maintenance guys are also really great, unfortunately I know them all too well considering how many times they have had to come fix things in my unit.We were told the units were being “totally re-done” and would be updated with all these great features, but the care in which they renovated them is really sub-par and the materials are cheap! I pay more than I would like to live in one of their biggest units (a two story townhome) which we were told are really really nice- however there are so many little things that make this place suck!We moved from out of town and signed a lease without seeing the actual unit that was available and seriously regret it! I advise taking a close look before you sign.

Wow!! I have been completely pleased with living in Highlands Viera West. The staff are always prompt, courteous and friendly. Living here is like having an extended family. The tenants here are all very sweet and always willing to help the next guy. If you need maintenance on anything, your request is a few online taps or phone call away.The amenities here far surpass any other building that Ive looked at. The layouts are amazing and offer split bedroom plans. Living right next to The Avenues Mall and close to restaurants and just 15 minutes to beaches is a luxury that you will find right here!I cannot even explain how amazing the pool area is! The club rooms, outdoor grill and wet bar area, screen room with flat screen tv, free tenants office, pool table, piano, wine tasting, and common areas are truly a high class find! You will feel like you are at a resort and being pampered every day!If youre looking for luxury, class, and affordabilty, please do not look further then Highlands Viera West!
