Do yourself a favor and find another complex.They “include” your water and charge you more than you would pay in a home with 4-5 people living there. They won’t fix things when requested. We’ve had over 80 degree temps in our place for over 2 months now. These months are the hottest, but we can’t even cook in our apartment because it raises the temperature even more. We finally get relief around 3 or 4 am only to have the temp rise as soon as the sun comes up.We were told we had to sign a year lease to receive 150.00 a month in concession, only to find out it was a 9 month lease. So to break our lease, They require 60 days notice AND 2 months worth of rent. When we move out, we will be responsible for 3,985.00….three months worth of rent, even though they will have it rented as soon as we move out.Read your lease carefully wherever you go, but CERTAINLY don’t go here. These folks are CROOKS!Next stop: the BBB
Bobbi, the manager in the office is incredible! She is super sweet and so helpful and has been a wonderful asset to Beachway Links since she transferred here. Wayne, the lead maintenance guy is super helpful, knowledgeable and always gets any issues resolved super quickly. I have been really happy with this community since moving in a year ago. They do a great job at keeping their residents as happy as possible. I can’t say enough good things about the staff and the community. Best complex I have ever rented from hands down!
I lived here for 3 years and had an exceptional living experience, The staff are available for any questions you may have. Schools were close for my Elementary, Middle school and College aged children, rent was reasonable and maintenance was on point with making sure things that needed to get done got completed in a timely manor. Absolutely no complaints and if i wasnt getting a house of my own i would have stayed in my apartment for years to come.
5 stars based on the move in process. Bobbi & Alexa have been a delight and the apartment is beautiful and in great condition. Wonderful amenities and a safe area. Excited to call this place home. :)FYI - there are no elevators, so just keep that in mind. But there aren’t too many steps from floor 1 to floor 2.
Honestly, I have not a single complaint. Weve been here almost two years and we are signing one more year. Its quiet, the staff is attentitive and if there is a maintenance issue, it is resolved in a timely manner. The ammentities are nice. The pool area is clean and sitting and the grills are a nice bonus. Its 10-15 minutes from the beach and close to everything you need. Two thumbs up!
I lived here for almost 2 years. My apartment was really nice. I enjoyed using the gym and pool from time-to-time too, which were both well-maintained. The only complaint I had were the persistent ants. However, the staff was great and timely, especially the building manager, James! He was also my neighbor and a great one at that. He is a very kind, helpful person. I really appreciate his assistance during the time I lived here.
I am loving my new home! My move in experience was amazing with a cute welcome gift and adorable keychain presented by the beautiful leasing staff and management. My unit was clean and spotless upon move in and though, it had only one issue with a faulty faucet...it was fixed promptly and effortlessly by the pleasant and professional maintenance staff. A week after moving in I was walking my loving pup and was invited in to pick a valentine and win a prize! I love winning prizes! They also have food truck Friday’s. So, if your week was long and your not in the mood to drive or cook just walk to the leasing office. Also if you pay your rent early they have a raffle for you guessed it...more prizes. My unit is also very quiet and that has been the biggest blessing. This place has been a huge upgrade and a blessing from my past experiences. I am excited to be a Beachway Links resident, Thank you for having me.
Very nice place to live! Ive lived here for a year and a half and only have one complaint. Ill get to that in a second. The maintenance staff is great, they have fixed everything in a very timely manner and the leasing office staff is very nice and helpful. They also hold little cute community events every now and then, which I appreciate. The 1 bedroom/1 bath apartment is very spacious. I love how much extra space I have in the living room and the nook is perfect for a small dining room. I love how many dogs I see whenever I walk around outside! Very pet friendly here. The only negative thing I have to say about this place is not their fault but it has really bothered me during my time here. I have had an unprecedented amount of lizards come into this apartment. Now if this doesnt bother you, then great. However I live in the worst possible unit for this since my apartment is right along the body of water in the back apartment on the first floor. So Im sure if youre in another apartment, youll never have this problem. However, especially during the end of summer, I had SEVEN lizards come into my apartment in the span of two weeks and had about 12 overall during my stay here. I tried many different methods to ward them off but it was very difficult to keep them out. Anyway, other than this, Beachway Links is great!
Do NOT move here. Very unsafe! “House parties, fire alarms going off and cops called late at night!” Landlords stalk and harass you via phone and voicemails. Please do not move here. Felt so uncomfortable.
I recently applied and was gave the run around about my holding fee. They were not able to verify my income when I even showed them a bank statement with almost a years worth of rent in my account. They even called my boss. I decided to go somewhere else that approved me. Because I choose to get a place within my time frame they are not giving my holding fee back. Pretty stingy of them, Id give no stars if possible.
Thank you to the maintenance team, Wayne and David for coming right out for our emergency call this morning. They are always polite, courteous, and prompt. It’s great to know we live in a community where if you know you have a problem you can depend on the staff to take care of the situation.
Nice place for professionals wanting some quiet time and to have things done. The management is very efficient, the girls there would answer all your questions and point you in the right direction. Maintenance is top notch. Any small or major work gets done timely and very efficiently. No complaints.
This is a wonderful place to live!Apartments beautifully maintained.Top of the line appliances. Any maintenance issues handled quickly.Everyone who works here genuinely cares about the residents. I recently had some serious medical issues and needed to move from an upstairs unit to downstairs. I was treated with kindness and compassion through it all. Thank you my BWL Family!
Super friendly staff, and very quick responses to maintenance requests make for a very comfortable experience. On top of that the apartments are very clean and appliances are new. I couldnt be happier with the help of the staff especially the leasing agent Christina. They have gone out of their way to answer questions and assist as much as they can.
Such a great place to live! The leasing office staff is wonderful. Macy and Christina are phenomenal and go above and beyond! The maintanance team is great-very friendly, informative and helpful. Every issue we have had so far has been fixed very quickly. I saw some reviews of lizards getting in, its true-it happens. But i also think that just comes with the environment of living in florida. In my experience, its only the baby lizards that get inside and they only get inside at night when you open the door if they are hiding in the cracks. As soon we open the door we just always check to make sure none got in and if they do, we catch them quickly. The lizards like warm air, so they much rather be outside than in your apartment. But the apartment complex does a great job at providing door seals and keeping up with that. The apartment itself is beautiful. We love the open-space concept. Very roomy and dont fee like everything is squeezed together. The closets are nice. The only cons I would say about the place is that the outside porch light stays on (residents dont have a switch to control to turn it on or off) and the bathrooms only have one light switch thats turns on both the light and fan. Again, these are nothing big and totally things you can live with, just if I had to say cons about the place, that would be it. the AC system is amazing! it works very well. I love the nest and the ceiling fans help move the air around. All the applicants are stainless steel and in great condition. We havent heard any neighbors, so the walls are pretty soundproof. The neighbors so far have been very friendly and respectful, too. The area around the complex is beautiful, too. Its a great place to walk around and very pet friendly and respectful!! The staff really cares about you and they even have food trucks outside the leasing office on fridays and they do fun giveaways too :) Honestly I am so glad we picked beachway links! ITs a great community to live in! Highly recommend it.
Between the ants, bats, rats, trash receptacles, a/c units, no ice makers or disposals, the management, the amount of law/fire enforcement, the community grills never work (you can’t have a grill, chairs or decor outside), the theft and people checking car door handles, this place SUCKS!!!
I love my apartment, but I never am able to park anywhere near where I live. 😩😩😩. I should have a designated parking spot near my apartment. I’m a single female and I work over night. I’m terrifiedThe parking situation SUCKS! 🍑
Basic apartment, not worth the high rent price. The AC was very loud and inefficient, the bedroom would be barely cool and they did nothing to fix it. Water would turn off once a month it felt. Got screwed upon move out. A few good things I can say, it was quiet and not a terrible location.
Absolutely LOVE this place. The entire staff here is amazing ! I have not had an issue that was quickly resolved and made right. The grounds are breathtaking and always beautiful to look at. I would HIGHLY recommend this complex to anyone !!
Its a great place to live. Area is very quiet. Office staff are amazing, helpful and super friendly, especially Alicia... Alycia?.... the short, fit one. Absolutely no complaints living here.P.S. their seasonal events are such a nice treat for the residents! :-) :-)
My wife and I just transferred here from a different aspen property and this community is even better than the last. They have a great fitness center and my wife is able to use the business center any time of day which makes online schooling for her so much easier. Our apartment is great and we have awesome stainless steel appliances that we love.
I’ve been a resident here for a little over two years now and all I can say is the grounds, maintenance and front staff are amazing. I’ve signed a second lease and I’m upcoming on my third which will be an easy choice. Nothing but good things to say :) no complaints at all.
This apartment complex is a very clean, quiet, and affordable. Their staff is very kind and easy to work with.
Beachway looks gorgeous on the outside- the nicely manicured grounds and the renovated apartments. However, please consider these things before you rent.1. Yes, the rent is reasonable, but the way the break up the charges for water and trash will run you about 60-80 dollars extra a month. That is more than I pay for water and trash in my single family home. I have suspicions that they up-charge the tenants to pay for their sprinklers. Also, the air conditioning is always running because of the cheap insulation. Be sure to add that to the price of rent.2. Once you move out the office will charge you $1/sq ft for that cheap rug they chose to install. We did not have any pets or children. We are quiet professionals, lived there for only a year and a half and yet they faked some pictures and said there were stains on the carpet. There was one stain and I used stain remover and scrubbed it out. Yes, I agree with what you are thinking- it should be their expense for normal wear and tear. So please take pictures before and after. You will need them.3. There was black mold behind the air conditioning unit. We needed our unit repaired (which is how we found it right before we moved out) and the maintenance crew conveniently never mentioned it. Since moving out my mysterious cough has stopped and no longer feel fatigued.4. The office takes a least a month to respond to you if you have an issue or question with your rent bill.5. The water pipes broke 2 or 3 times in the 1 and a half we lived there. The maintenance crew are all friendly great guys, but the keep putting band aids on some real issue. This makes me believe this will just keep happening.I hope this helps anyone who is interested in renting here. I read the reviews and did not believe them. I have lived in many apartments and have always received my deposit back. So please do not think not me- this is their ploy. It is unethical, but true. Good luck in your search!
I lived here for a year and had some issues here and there but overall I think its one of the best complexes in the area. I deducted a star because of the rodent issue I had but I will say, management took care of me like I have never seen before and resolved the problem. I moved because I found a place closer to my job but if not, I would have stayed. Its also a bit on the expensive side but what apartment isnt in this area? Great place to live.
Beautiful property. Maintenance does a great job at getting things done efficiently and the office staff is always on top of it. The Easter Egg Hunt was so much fun too! Cant wait for the next event!
I came to look at an apartment at Beachway Links today. I am not usually one to write reviews, but I like to give credit when credit is due. The staff in the office was very friendly on the phone and in person. When I walked in the office I was over 2 hours late, but Shayla (I am not sure I spelled it right... sorry) and Brittany didnt even mention it. I actually got a call reminding I had missed the appointment, and if I was still interested, which is why I stopped by. The apartment itself was the nicest I had seen in my budget. It had wood floors and stainless appliances and a washer and dryer, and it is on a golf course. I have been looking around the Melbourne area for at least 2 months, and this was definitely the newest and nicest for a reasonable price. I am not 100% sure if I will be moving up to Melbourne for work, but if I do take the transfer at work, I will definitely rent here.
[Note: Im posting on behalf of my father.]The apartments are nice and about what youd expect but just like anywhere else, rents fluctuate. The real star of the show is the Office Manager, Natasha. She has a shining personality, is helpful, and just an all around sweet person. She is always on top of any problems and makes sure issues are always taken care of quickly.
James and Rick are amazing! They are dedicated, funny and so polite! When I need help with anything in my apt, they come in a timely manner, fix the issue and everything its good!
Not worth the price at all. Youre better off renting a house for the same price as this place. Dont be distracted by the well maintained grounds, thats about the only thing this place has going for it.Property managers are incredibly bitchy (Natasha especially); theyre only somewhat decent to deal with when youre giving them money. They act as if theyre better than you and always speak down to you. Dont try to get a word in, youll get cut off instantly and be completely ignored. They make it very clear with their perpetual attitudes that they hate their jobs, which quit frankly is unprofessional. Its funny to see them riding around in the golf carts smiling with potential residents.... so incredibly fake.Besides the not-so-cheerful management staff, we constantly have issues with our A/C, it runs ALL day even during cooler months (which seems to be a trend after reading the other reviews). We keep it at 72 so its not like were putting tremendous strain on the system. In the summer, forget about it. It stays around 80 degrees in our apartment and doesnt cool down until the early morning hours. I feel bad for the maintenance guys, we like them, but you can tell theyve probably just been fed lines to say to tenants who have A/C issues. They give every excuse in the book to tip-toe around the fact that these systems are old, dusty, rusted, and very undersized. Not to mention covered in mold (see pictures). And the cheap single pain windows dont help this issue either.Our appliances dont match, everything is stainless except the dishwasher. This isnt a huge deal except for the fact that I signed up to pay for something Im not getting... not to mention it looks ridiculous. The wood laminate floor is a joke. It tears very easily and Im sure the price to replace it will be coming out of our pockets upon move out. Also, there are quite a few dips in the floor which is concerning. They couldnt bother replacing the disgusting carpet before we moved in. It has stains all over it and smells terrible.I could go on and on but I think this gives a pretty good idea of what to expect if you move in here. If you do choose to live here, although I strongly urge you not to, just be prepared... theyll nickel and dime you the entire ride. Bottom line, this place is crap just like the people running it.
Love the new pool area with barbeque grill! My apartment is spacious and comes with a full size washer and dryer. Highly recommendUpdate: been here awhile and have to say Im still in love with my place. I have met some new people and really feel at home.
Beachway Links is a great place to live. The community is laid back and quiet and we never have any issues. The actual apartments are some of the nicest in the area - there are cheaper apartments close by but you definitely get what you pay for...
Dont even waste your time, the management is a joke, and that is the nicest way to put it. Their main interest is money and thats it. They dont respect military orders, they Want you to pay for the whole month if you get military orders if Ive only been there 3 days of the month. They fail to realize that when Stephanie was here the complex was filled and had a waiting list, now everyone is starting to leave because of the poor management. Not to mention the ridiculous water bill that approaches $100 since they take a building average including the empty apartments and we pay a fortune. Not worth the money or time to move here, youll regret it.
Atmosphere is okay. The AC in my unit is extremely loud and there have been multiple maintenance guys tell me thats just how it is. Cable MUST be purchased as part of the lease for $35 which is annoying. Last year when I signed it wad a choice. Had a couple (37 to be exact) mice come through the area where the in-unit water heater is. Massy was able trap them with the sticky pads through services provided by Beachway... but that doesnt remove the fact I had a rat problem. I went through 37 mouse traps my last two months. This place is disgusting. Look elsewhere.

PLEASE listen to everyone here, i wish i did. These people do not deserve your money. This experience was terrible! Natasha and Reanne, the front office, will speak to you however they want, and act like they own the place and are not worried about how they treat you. They are rude, they do not care about your concerns or your well being. Natasha has yelled and spoken over me on several occasions; i am astonished managers can treat their residents this way with no repercussions. I am an understanding person, but i always paid my rent in full and on time, and they do not care to listen to ANY of my concerns, and actually told me on several occasions they have better things to do than to help with the issues at hand.Here is what you can expect:over $100/month in misc fees, trash, sewer fees.a HIGH electric bill, the apartments have little to NO insulation and their AC units are too small to cool your rooms.Very poor plumbing...and small uncomfortable toilets.you will NOT get your security deposit back, they dont care how much you cleaned the place and will not give you an opportunity to dispute charges.These used to be low-income houses, and this corporation only made it aesthetically pleasing so you think you are getting an upscale apartment, but it cannot fully function properly, nor does the office care to fix it.Save yourself and do not choose anything owned by Aspen Square Management.
Have lived here for 21/2 years. Everybody helps us to keep apartment in good condetion. There are things that has to be done. But they fix as soon as they can.
The WORST place to rent from. The office does not keep track of what you have paid, and will contact you to tell you that you owe them more money. They are rude and do not care about you! There are plenty of other places in the area that are cheaper and friendlier. i thought i chose a high end apt, but these people do NOT keep their promises and will not help you with your needs.the grill on the pool deck has not worked for 2 yrs, they keep the pool locked when it should be open. Maintenance will tell you they cant fix your issues, and Natasha, front office, does not hesitate to tell you that she does not care or have time for you or any of your concerns.
BUYER BEWARE for this dump with fancy lanscaping. The amount you pay every month changes. They will change your lease and rent in the middle of your contract and say if you dont like it then move. Nothing is updated in the apartments. There were bugs and mice that they could never control. The air conditioning ran hot 12 months and they would never fix it and your FPL bill would be so high. And when you finally move out they will charge you for ridiculous things. The management are mean, nasty ladies that dont care about your problems. Dont move here. There are better and cheaper places nearby.
The pool and grounds areas should be no smoking! It is disgusting to see alcoholic beverages and cigarettes laying on the patio.The fitness is lacking to say the least. Heavy dumbbells would be nice. My 5 year old can workout with the weights we have in there.Parking is a joke. I live in the back and have to park half a mile away. Luckily Im in amazing shape, but I dont like making my young children walk so far everyday just to get in the car.The AC is so loud!!! I wish they would have let us bring our own appliances. The dryer is completely inefficient as well as the dish washer. Who has time to sit and wait for the appliances to run twice?The sprinklers come on at 8-830 by our building. By the time I make it to the stairs I am completely soaked.Something positive: the plants are pretty, but need mulch.Shame on me for not trusting the reviews before I signed. Lesson learned.
I just signed another lease this new year for a different apartment in this same complex. The whole experience has been great, I cant find one complaint with my new apartment or the process of moving out/in; I was given extra time to move out when I needed it, and left some minor damages that Natasha took extra steps to help repair without charging me what she could have to make it easier for her. The view of the golf course is nice, and everything is as promised prior to moving in. My previous apartment here had a couple concerns, but were addressed promptly and professionally...The front staff is very pleasant, especially Natasha, the property manager. She worked with me many times with payment concerns in hard times, was always proactive in any issues I brought up, and manages it all very well in my opinion...her assistant RaeAnna is very helpful too, shes always super nice and really quick to assist any concern I show up with. I was here with the prior management and staff, it has been a refreshing experience since the new management arrived, I can personally attest to the huge improvement since then. Some may say its a little pricey on here for what you get, but I disagree; if you do any market research, youll see that youre getting what you pay for here...great/up-kept landscaping, pleasant staff, prompt and friendly maintenance team, safe location, allows large pets, nice pool, etc...I know many people that live here and agree with me, dont let the other reviews set the tone...Ive lived in other apartments in the area, and this one is by far better in many ways.
STAY AWAY: I have lived here for only six months and in that short time they have had multiple billing issues. Hot water is practically none existent. I have put in 3 service requests for the same problem and they have not contacted me or made an effort to fix the problem.
Look elsewhere! Every single month since I’ve moved in I’ve been billed the incorrect amount for rent. They either don’t answer your emails about billing or wait until you decide to not pay the overcharges. I don’t understand how every month I’m consistently billed the wrong amount! Not even that, the price isn’t even worth it. The apartments and amenities don’t reflect the price you’re paying. You could find an newer apartment in Viera or Melbourne for the same price if not cheaper.
Most people dont stay more then a year. After your lease is up, expect a large increase in rent. They have recently started to overcharge for water and sewer ($72 for a single person in a one bedroom without a washing machine...come on). They spend more money on landscaping then they do on fixing the buildings. The property management crew, not the maintenance guys, are inexperienced and change every year. The maintenance guys are the only good thing about Beachway Links. Management is more interested in making money then keeping tenants. Save yourself the hassle, time and money and find someplace else.
Good experience with the front staff, complex is maintained nicely and is in a very quiet neighborhood. Visited several other apartments before moving and these are by far the nicest.
Dont let the fresh coat of paint fool you. The AC units are extremely old, loud and moldy. I was told that there was a squirrel issue when I came home to find food in my pantry with bite marks and droppings on the floor, when in reality it was a rat issue. After a couple of weeks and 7 rats later they finally fixed the problem. I had to throw away everything in the pantry at my own expense. Its a typical over priced apartment complex in Melbourne, nothing special other than the fact that the have gas appliances and the maintenance workers are extremely friendly.
The apartments are renovated extremely cheaply/quickly, all of our cabinet doors are uneven, the cabinet door under our kitchen sinks hinge keeps falling out because of the wood rotting away, and for whatever reason the toilets always clog. The office has lost my paperwork that Ive provided several times. Especially for the price of rent here this is unacceptable. One of the most frustrating things is the business center is horrible, there is only one printer that never works and the computers have spotty internet. Dont let the outside fool you this place is not worth the money
Beautiful apartments, really wanted to move in here, but I have 2 cats and the pet deposit alone was going to be $700, then all of their other fees, it wasnt a possibility, but definitely the nicest one I saw
Its a terrible place to live, the AC doesnt work well, never freezes the rooms, its 3 years I complain and they dont do anything enough. I really dont live here.
Im coming up on the end of my 1 year lease next month. When I signed initially, everything seemed good, no complaints really. But since living here, I cannot wait to leave. I have had nothing but issues the whole time, the only good thing about this place is the landscaping, the gas stove, and the maintenance team. I am not a complainer or a picky person, Im really lenient and try to make the best of things, but this has not been worth what I pay to live here, nor am I satisfied with my decision to choose these apartments.The a/c is LOUD and the outside units are too small which means they run ALL day during hotter days, which in turn makes the electric bill way too high for the size of these apartments. They base the water off of a bldg average which is dumb, I was gone for a month and my water bill was $100! You have to pay the included cable even if you dont want it. The sprinklers come on during peak hours so youre guaranteed to get soaked many times, theres no way around them either.There is a big flea problem outside during the summer since they only cut the grass every two weeks and dont get it sprayed properly, and now there seems to be a huge issue with rats...theyre in the walls and chewing through them to get access into the apartments. I say this because theyre currently frequenting my apartment and have chewed through my walls in two different places, I come home to find rat droppings along the walls and even had a HUGE one run past me as I opened my door one night. They have been putting traps in the apartments for 5 months now, I even caught one with a trap I set in my kitchen. You can see poison traps tucked away in the landscape everywhere outside.I have to hide food in the cabinets because theyll get in the countertops to eat whatever fruit, etc you have out. I came home today to find one had chewed a cabinet doors corner off to try to get some food I had in it. The customer care is lacking to say the least, it seems all they care about here is the money...and if youre 1 day late on your rent, its a $100 fee plus $5/day everyday after. Stay away unless you have no other options.
