We have been staying here since 2+yrs now. It’s a quiet and secured community, with ample of fresh air and sun as the buildings have loads of space in between. They have renovated the apartments recently as well..fixed the storm drainage, upgraded the street lights and tot lot.

This is a great place to live. The rent is fairly priced for the area and it is close to many amenities in the area. Any maintenance issues have been quickly taken care of and the office staff is always available if help is needed. Definitely recommend to anyone looking.

Ask for size of rooms if you have large furniture. I asked 5x said they would send it ran out of time never get it. Very small bedrooms barely fit a queen bed and dresser.Check final pricing it may say $1052 but actually is $1143. Do not go by their pics they bait and switch if you can’t see apts out of state. Unless you get fully upgraded apt they look nothing like pics. My veneer is barely on bath cabinet and they said nothing they can do. Scratches all over doors, slippery tubs I have slipped in 2x .They told me no neighbors out my patio grassy area, but I have 6 apts in my face. Over priced I guess due to good school in the area. 3 pools are very nice. Trash pick up right outside door 5x week. Lawn and landscaping nice only by office. Patio/porch about 10 x 10. High office staff turn over. Inconsistent answers by office.Security lighting is bright but also shines into bedroom windows. Full-size washer dryer in apt. Very sound proof on sides FYI apt next door, but can hear a child walk upstairs. Streets are not well marked so it’s best to give gps location instead of address as all apts look the same.I like the apts because everything is within .3 miles like Publix, dollar tree, food, salon, and the rest is 3-5 miles at best including Home Depot, Walmart’s, Lowe’s, target, Walgreens, CVS, urgent care and hospitals etc.

My fiancée recently moved in and I am moving in as well in a few months. The past month has been really enjoyable. The pricing is low, the area is very friendly and busy. Although it is busy, it is quiet and still fun. I enjoy knowing that there are so many people around in case anything were to ever happen. Management is wonderful to work with and when maintenance came out to look at our washing machine that was giving us issues, they brought in a replacement. Water is super hot. There are two pools, dog areas (super great as well with breed restrictions), a gym and lots of walking trails. It is centrally located in Melbourne right next to everything: the mall, food, the airport and 192. Its a great place to live!

Review from husband: This place is perfect I recently moved out of my parents house and moved in here about 1 month ago and let me tell youI have not had ONE single issue and when doing my application it was so easy and anything I needed help with the office/ Linda has ALWAYS been right there to help!Review from wife: I really like this place it’s been a good fit for our little family the things I like most is there are a lot of kids and everyone seems very friendly! Hopefully they will unlock the other pool and fix the gym lights lol but other than that pretty good place! ☺️

Ive lived @ The Reserves for 20 months. Its a really nice place to live. My 1 BR apt has been well maintained. My appliances are excellent. Two of them were not great but mgmt replaced them w/new, hi quality ones. Mgmt & maintenance are consistently pleasant & very effective. The location, just off 192, is great for shopping + access to bus transportation. Its quiet, set off from hi-speed traffic, so its a good place for children to play. If you like diversity, youll have it here.

Friendly and very polite leasing team to help anytime to resolve our problem more over fantastic mantaince team they will reach out as soon as possible at anytime where ever we needed .Very nice apartment I love it . Here there is kids play area where my kids enjoy very nice with his friends and very excellent pets park ... 2 pools are there to enjoy the summer with my kids ... Near by bbq area to enjoy with foods with friends... Excellent neighborhood .... pavilion to celebrate our parties together ...

If you are moving out or living on your own for the first time, this isnt a terrible place to choose, but maybe if you are only planning on living here a year. My opinion might be different if I didnt just spend a year working from home. While I havent had a terrible time, I will say living in the apartments are difficult especially if you live on the second floor. Basically anyone can hangout in front of your door if they wanted because it doesnt look like an intentional deck space. You walk up the stairs, take two steps and youre basically on someones deck area. There are a lot of family and kids here, which isnt bad unless you might be a single individual and are looking for more quiet. And depending on which way your windows face, you wont get a lot of natural lighting and some apartments dont have any ceiling lights. Overall not terrible, great location if you need to run an errand, but if you are looking for somewhere with more privacy and newer maybe look somewhere else.

I have lived here at The Reserves for a few years and I know a bunch of people here that have stayed for years.If I ever have an issue, if its Sunday or after hours, it doesnt matter it is addressed in a timely and professional manner.The property and pools are always pristine.I am grateful to have a safe place to call home.There are multiple restaurants and shopping facilities in walking distance.I could go on about the positive experience that I have had here .But one thing that is important to me is they are very pet friendly and never any altercations.I love it here and god willin I will be here for a good while longer.I sincerely hope that this pandemic doesnt make it impossible.As of now management has been working with us and for that we are grateful.THANK YOU ALL IN MANAGEMENT AND MAINTENANCE !!!!!Kelly Fallon

I called this place about apartment availability and pricing and all I could get was a text message I listed my phone number three separate times and not a phone call I find that very frustrating why they cant pick up the phone and call me. I followed the procedure, I had to go through a voicemail system and still did not get a call back its just ridiculous.

Review Feedback:I have been staying in the Reserve’s for almost 3 years since now and below are my reviews.ProsReserve’s provides an extremely friendly and environment, full of individuals who care about their residents. Maintenance if any are addressed with immediate effect and high levels of support are given to residents for comfort and better accommodation. The environment is very calm and safe. One very important aspect to consider is that the Post office, Electronics shops, Hotels, Doctors and Grocery shops are nearby for any urgent needs. Neighbors are so nice to treat others and helpful if needed. So, to conclude, Reserves is a best place with moderate rent to stay safe and peace with family and individuals.ConsVery genuinely, none that I can think of.Advice to ManagementContinue to provide better environment by the making the residents feel so valued and happy.

So I went and apply for and apartments here got excepted everything was fine paid the $50 background check $150 admin fee Ben it was kind of a try a rush me into the apartment think they wanted me to transfer the bills into my name for the apartment before I even got the lease there is something wrong on their end with sending me the lease so I called as soon as I figured out I cant open it and find the documents that lady on the phone said that shed send me the lease again never dead then the next day they call and say Hey wire to hear moving in I said because I never got the lease they said OK well come sign it today and will tack on a $50 late fee for not transferring that bills into your name but they wanted me to transfer the bills into my name before even seeing the least that are supposed to be signing would not recommend very unprofessional

Ive lived here for two years & plan to renew my lease. The office staff is AMAZING since the new management took over. The maintenance guys are always friendly and helpful. They always get to my repairs right away. I love the location and how close it is to everything. Its just a great neighborhood. The office is always doing things to bring the community together.

I went to see the apartments based on the the virtual tour and was shocked and appalled at the midel that what shown...Ishown...I honestly did not think I was at the right apartment complex...the model that I was shown looked absolutely nothing like the pictures of the virtual tour I took at home...they havent been updated probably since the early 90s so small I wouldnt be able to fit a queen bed and night stands without bumping into my closet horrid place wouldnt pay 500 for it afraid I would get scabbys or lice from the looks of it. Total false advertising....

I have been living at Reserves of Melbourne for about a year now. I really like my apartment it is so cozy. There is nothing bad that I can say about this place. Maintenance is always on point quick to fix anything that goes wrong. They have monthly gatherings for the residents and go all out! I have recommended 3 of my friends and they love their apartment as well. I will be living here for a long time to come.

Moved to these apartments blindly from out of state and lived there for a year. Never had any real problems and enjoyed my time there. Apartment was a little outdated but I knew that going in. Hardly anyone is at the pool so that was a plus and the neighbors were fantastic. Got my full deposit back within 6 weeks of moving out by leaving it the way it was when I moved in. Everything was nice and easy for me and the management was great. I would recommend them to a friend

I have lived here for over two years and love it! My apartment layout is exactly what I was looking for! I wanted a comfortable place for my dogs, washer/dryer, and bathtub. The amenities are a bonus I use the gym regularly and the dog park is perfect! Also, the staff is awesome! They are helpful, personable, and so friendly. Maintenance is great and they always come by ASAP.I know a few neighbors and everyone has always been really nice I highly recommend living here!

I lived in these apartments for over a year, they want to tell you certain things but not the 60 days “let us know you are moving out” fee and then send you a collection notice in the mail for 4600$ with no explanation of it. If you are smart stay away from this place. The apartment me and my friend stayed in was flooded at one point and had mold in it but did they tell us that? No, they didn’t. All their appliances are out of date, they don’t replace carpet when it needs to be replaced. Just don’t rent from this place if know what’s good for you.

I was completely honest upfront about a mid 500s credit score and was told the absolute worse that could happen was that we would have to pay an extra month deposit. Which we were ok with. Was then informed we were denied in totality. $100 down the drain, even though we were totally honest. Completely scammed.

I give this complex ZERO STARS. The property manager (wish I knew her name) is not a manager at all. Me and my husband applied in June 2018 and first got told we didnt get approved for a 2 bedroom, but did with a one bedroom. Couple days after, we arent approved for anything. Team had a miscommunication. In the income verification an offer letter is acceptable. It does not state terms, looks, or expectations of it. I gave a notarized offer letter and they did not accept it. After all this annoying and unprofessional team says we actually arent approved, we had to move forward. In this case I asked for my $150 administration fee back. Not only does it take up to 30 days for corporate to send a check back to you, Im still waiting on my refund. One day I called 20 times with no answer. Sent emails every day but never a reply. It took me to send a voicemail telling them I will get lawyers and reviews involved if the property manager can not give me a call. What do you know, I got an email! WOW! But it wasnt even from the manager. Im not sure what she does, maybe sit in the office all day and makes sure her hair looks good? This is the worst complex we have ever dealt with. SAVE YOUR MONEY AND GO SOMEWHERE THAT HAS REAL CUSTOMER SERVICE AND NOT PEOPLE THAT ARE THIEVES AND UNPROFESSIONAL.

Very upset with these apartments. I paid 200 for the application fees, they told me I had to provide proof of income in the area. I live 1300 miles away trying to get a fresh start. Not being able to be approved because of the proof of income I was told I would received 150 back in the form of a check within 2 weeks. After almost 2 months of not receiving the check I called to ask about it. They said they are not able to give me back my money because the application was canceled a day too late. Would not recommend this place to anyone.

Im curious if you take Section 8 Ive been trying to get in here Im 62 years old with no children and my voucher does state I can have a two-bedroom because of health issues I need one on the first floor everybody thinks Section 8 so its a big stipulation its not they check to see if your doors open and close your windows open and close that your faucets running and your toilets flush Im pretty God that you are capable of handling Section 8 because you have the best leasing manager in the office from what I hear that Shelly Grimes .

First of This apartment complex is infested with fleas. I moved here not knowing this. Management said that this place had pest control and my cats have never had fleas before until we moved here!!! My cats are Infested so bad to the point to where they’re scratching flesh off their skin. We treat them Regularly and have put stuff on the floor and the pest control is just terrible management won’t do anything. Last time we asked them about the pest control they said that this place was known for fleas and it was that time of year yet when we moved in there was no where about of this being said. Also The floors are really thin and you can hear everything you’re upstairs neighbor is doing. They stomp back and forth Through the day. It’s unbearable to the fact that it’s all day and night. They knocked down lighting fixtures and Management won’t do anything. I advise you if you want to live in a comfortable environment and not have your Pets infested don’t move your management won’t do anything for you.Today January 3, 2019! Our power got turn off with no warning. At about 10 o’clock on a Thursday morning, the power was just cut. Unable to cook, unable to have warm water, with just no warning. After going to the office and asking them what we can do or why it’s even off, all they could tell us was that they didn’t know that the power company was going to come as soon as they did. They didn’t even know how long the power is going to be out for. It’s been two hours already, and we still have no power. I guess our pets that require heat and light Are not of concern to the Complex. Or management. We are on able to live comfortably in our own home when things like this happen. At least if there would’ve been some sort of warning, a couple of days in advance or even the same day just a couple hours in advance, we could’ve prepared something like food or anything. But there was no warning and now we are sitting in our dark home waiting. Also they are never in the office ever.

My wife and I lived here for two years and it wasn’t the greatest experience. The first year was alright, but the second year was terrible. For starters, our apartment always had a roach problem. The complex did have a pest control person come by one time (I believe from Massey), but it did absolutely nothing. So we just decided to deal with it ourselves by using bug spray and traps every now and then. The next big issue we had as flooding. The grounds flood like crazy, but it appears most of the first floor apartments flood in bad storms. We were unaware that there was a hole in the wall on the outside that led directly under our living room carpet so during Hurricane Irma, water began coming in. The complex did nothing to try fixing our carpet or the hole even after we told the maintenance team, the management team, and the inspector that they had come through after the storm. We also had a leak coming from the apartment above us that caused our ceiling to begin bubbling (this happened two times). Our AC unit froze over multiple times and caused water to leak under our carpet. Thankfully, the maintenance team is quick and very helpful. Every work order we put in with them was completed in a day or two (minus the carpet issue from the hurricane). However, I cannot say the same about the team in the front office. They are not very organized at all. We were supposed to renew our lease the week Hurricane Irma hit and their systems were down and couldn’t do anything for a week or two, which was expected. However, we couldn’t pay our rent online because it wasn’t put into the system that we were renewing our lease and had us on a month to month lease so it was saying that we owed about $400 more a month than we really did. We brought that up to them multiple times and they kept telling us to wait. We waited for 3 months and we told them every month when our rent was due, but they never resolved the issue (we didn’t even sign our new lease until 2 months after the hurricane). Eventually, they resolved it and let us split up the rent payments up over the next couple of months so instead of having to pay it right then, we paid an extra $400 for the next couple of months. However, they didn’t put it into the system that we renewed our lease so for the next 6 months, we would come home to eviction notices because the system kept saying we didn’t pay our full rent. They also lost one of our money orders for rent because they attached it to a different apartment number. All in all, it could’ve definitely be a better place to live. We just moved out and they are updating somethings because of the hurricane, but they could use new people up front.

I used to be a resident there and was treated awfully by them. I lived there November third 2018 until February 2019 and I had a horror story to say the least. I lived with an alcoholic and drug addict roommate and had the cops at there all the time because me and another roommate were scared he was gonna hurt us. And in January when I was wanting to leave and got a restraining order on him the office staff were less then heartless. Treated me like I was stupid to leave there. Made it extremely difficult to leave there and made the process painful. Screamed at me, cussed at me, and belittled me. It’s been half a year and I’m still dealing with them. I had a phone call with them and was screamed at and throw at the “new girl” because the older staff didn’t want to deal with the fact they refuse to help me get off the waters even though they know they can simply call the water company and say I’m no longer on the lease and say I don’t live there. But argue they can’t. Sorry but 3 people at the water company say other wise. Stay away. Heartless and rude people. Made an already painful process harder for me...

The two reasons are as follows: Location and Superior Customer Service with Value Added. First, this property is located in one of the most premier locations in Melbourne. It’s located in West Melbourne. Furthermore, it’s not only the city that this excellent community is located in, but the phenomenal proximity to things as follows: grocery shopping, pharmacies, the Melbourne Square Mall, Barnes and Noble, various restaurants, only about 8 miles due East to the beach, walking distance to public transportation, and minutes away from I-95, the Post Office, etc.The second most important reason that you should consider The Reserves of Melbourne your future home is the uncanny customer service that not only the Managerial Staff adds value to your living experience here, but also the Leasing Agents as well as all of the Maintenance Workers.I’d love to at a later date give specific special examples of what the Managerial Staff, the Leasing Agents, as well as all of the Maintenance Staff have done and continue to do for me since I became a resident here back in the beginning of 2016, however, I’d run out of space, and I’m not kidding either.I sincerely hope that my succinct review of this fabulous community has you stop by and pay the staff here a visit for a tour as well as for checking out The Reserves of Melbourne for your new place to live! Like the issue of the garbage left in the cabinets when I moved in, the crud in the windowsills, and the complete lack of weatherstripping around the door..The location is good, the property is dated.. Downstairs apartments listen to the upstairs people really well. I couldnt complain about my upstairs neighbors walking.. The place is just old....They do have a new management company that is running the show, and they are working to get their communications good (still not the best, but working on it).Not a bad place to live. But with the dated structures you really need to check and make sure you get one with either no neighbors or live upstairs.

This Apartment complex was the worst housing experience Ive ever had in my entire life. The apartment is old and musky, they never fix any of the stuff that are broken (ironically, they fixed things that werent broken), the front staff is completely incompetent (dont even waste your time), the management tries to steal every little penny out of you like its their job (please please please keep records of every transaction you have with them), money owed to the tenant is never given (good luck lol). Whoever you are, please save yourself from the experience I had. Look elsewhere, there are better options, much better options. There are better complexes even just driving down US 192.

We did not live here but chose to go somewhere else. The apartment we viewed was advertised as renovated but was last updated in 2012. I don’t consider that renovated.My issue was with the grounds and the buildings. There were several places where the plaster or siding were coming off which indicated a lack of maintenance. The grounds had litter in the bushes like beer cans, papers and large discarded cactus still in the planter. If you look at the windows several units had mismatched slats or were broken. I got a very bad vibe and ultimately chose a private unit but the preserve of long leaf, Veridian and Madalyn landing were the best ones we saw. We liked the grand oaks at the lake but it was pricey.

Ive been living in this apartment complex for over a year and management has changed at least three times. And it has just gotten worse.They never answer the phone. Ever.And even though Ive been paying for pest control ($25.00/month) since I moved in, the roach problem in my apartment, which existed before I moved in, has not been addressed regardless of my insistent calls and visits to the office. Neither has the fleas and ants issue on the yard. It is assumed that, if an apartment complex allows pets, charges a pet fee before you move in, and requires you to pay a pet fee every month, on top of pest control fees, they will address the flea issues that is spread all over the complex.They also do not have a database of the animals living in the complex, so if you bitten by a dog and want to know who is the owner, they will not be able to tell you. I found this out the hard way: by finding a lost dog and requesting help to find its owner, to which I was told I will not look through 400 records. Instead, I should knock on 400 doors.And that all is without mentioning the structural issues. Our parking lot floods each time it rains. The sidewalks flood, if not from the rain, from the sprinklers that point towards walls and fences and walkways, but never to the grass.Besides location, there is not much to it. Luckily, our neighbors are nice enough so we do not have to deal with the noise issue that other apartments have.

The newer apartments are gorgeous! However I think they are too expensive. I also think it is incredibly difficult to be approved with them. You have to have a nearly perfect credit record and no negative background whatsoever. I applied. I spent 250 on an application for myself and my boyfriend which were 50 a piece as well as a 150 refundable admin fee. We were denied. Im not exactly sure why however I do know that was almost two months ago and I STILL HAVENT RECEIVED MY 150 BACK!!!!! every time I call there is another excuse as to why. I need that money back. If I could give negative stars I would. The human beings in the front office are straight con artists. Always lying, can’t find any info when asked. Literally the worst experience I have ever had in my life. My house had gotten broken into and they made me go through an entire process, I spent 100 dollars on two application fees, they were going to make me sign an entirely new lease and also make me pay more for a one bedroom than my two bedroom just to tell me at the very end after packing up my house that I was not approved. The customer service quality is horrible, maintenance shows up days after something isnt working. My first week in my water heater was broken and it took them 4 days to respond. This place is also ridiculous in pricing. They raised my rent IN THE MIDDLE OF MY LEASE. I cannot express how much I hate this place and would NEVER EVER recommend living here. It is not a safe neighborhood and neighbors are loud. The only ONE good thing about the apartments is the location. THATS IT. So if you have just moved here GOODLUCK. And if you plan on moving here, LOOK ELSE WHERE WHILE YOU CAN.

I was living at the Reserves for three years and it was too long. The company is definitely there to make money and not make the renters happy or at least confident in their own home. The rent went up substantialy every year, the area constantly flooded, the amenities were really not a big deal, mataiance was very slow at responding to problems...so as you can see not a very nice place to live....unfortunately...

This place has went so down hill since i moved in last June.. 2 days before Thanksgiving my ceiling fell in on top of us..Couldnt get in TOUCH with anyone till the next Tuesday.. they didnt even care.. This place is horrible. I’ve lived here and I’m currently living here and I can’t end my lease because I can’t afford it. The ladies in the office seem so nice when you come in to look at their community but once you’ve been around long enough they will be nasty and rude and make it obvious they don’t care about you. They are unorganized and don’t know how to do their jobs. You put in work orders and they never come. I pay for pest control and my apartment is disgusting with palmetto bugs and they still haven’t come to do anything ( been here 6 months ) I can’t wait to get the heck out of here. DONT MOVE HERE PLEASE!!! My dishwasher has broken, my dryer broke, my shower curtain rod falls down almost every time I shower. My security system won’t work. I can go on. Especially if you’re young, they will treat you like you are insignificant to them and as if you are unresponsible. Horrible horrible apartment complex. It may look pretty but everyone I’ve talked to always regrets this place. Good day.

I think the apartments are clean,pretty,and very livable in. The office ladies are very kind, and i am glad to say that we are moving in Wednesday. I am so exited. The pool is clean and so is the clubhouse! I definetly reccomend Reserves of Melbourne

I lived at the reserves of melbourne for 3 years its very quiet in the area is is okay everything is near. But i had a bad experience office staff the day i had to move out they dont have your payments in control in we left our apartment the way we needed to to get our deposit back it turns out we are not. We didnt gwt our deposit back they dont let you know in there is not spacific reason why because we left something damage they didnt inspect the apartment they said they would go another day i have prove pictures we left the apartment the way we had it in mantainance shows up days later when something was broken in they always change managment they need to be more nice in explain things right we dont get money just like that we work hard to pay our stuff in they have a roach problem in why do we pay for pest control it doesnt help. Worst place dont recomend it.

From what i have read and heard from friends and family that live here, their customer service and quality in 2018 is terrible and getting worse. What can you expect from a complex that gets bought out and changes management every other year though. Living in Florida it rains and hurricanes hard so first off, why would anyone want to live in a complex that severely floods? Their office management is trash & does not respect their loyal hard working tenants, and would rather be disrespectful than kind and courteous to welcome faithful on time paying tenants. Kelly is their office manager and quite frankly she is one of the most disgusting females in the property management business. She’ll straight up tell you to your face that she doesn’t need you to live in this complex. Save your money Floridians and rent somewhere where your money will be valued and you’ll be taken care of, not treated like garbage. I hope no one rents here anymore the office manager is nasty.

As much as I think the ladies in the office are very nice and have never had an issue with them I am sad to say there is a very large disconnect between the office staff and the way the property is run.The owner is very clearly only concerned with lining their pocket. Rent has been raised to crazy amounts because normal hard working peoples money isnt enough. They are pushing tenants out so section 8 can move in, because the government can afford 1,100 a month for a 1 bedroom.Be prepared for you lights, dishwasher, and washing machine not to work. I have put in work orders multiple times and still they have not replaced the rack (that was rusted out when we moved in) in the dish washer. The washing machine does not get clothes clean even though I have putin a work order several times. The starter in the over head light is shot and all that has come of it is papers on my counter saying maintenance was there, well my that is nice that that paid me a visit while I was out but my light still does not work.I will say that they have made some changes to the grounds. One good like building a gazibo, the rest not so much. What good is a fence around the park if theres a 20 ft section missing? A selling point on this place was the grills. They turned out to be always out of propane and promises of charcoal grill have gone unfulfilled for 6 months. The pools are either closed or dirty. The main pool was closed for over 2 weeks and the office staff wasnt even told why. When they finally opened it the pool was extremely dirty. Makes no sense.As I said the office staff us great. I really enjoy the ladies who work there. We have good neighbors and for the most part its a quiet area. Sadly though this place is not worth what they are asking. Raising rent over $400 a month is only going to drive away the people that made this place nice to live at, because the amenities are a far cry from deserving the kind of money that the money hungry owner is asking for.

AVOID AT ALL COSTS!! I would give a zero if possible. These people are crooks. They nearly doubled our rent because we needed to extend our 15 month lease to 18 months. They knew we had no choice because we had no where to go. They make up new rent numbers every month and demand more money. Meanwhile we are in the oldest dirtiest 1 bedroom unit in the complex while they are renting renovated units for less than what we are paying. They are terrible people. Shady, dishonest - someone should go in jail.

I had to pay $ 100.00 out of my pocket two months after leaving the complex due to cable equipment. The renters dont tell you anything about that. Also, theyll find or create any single detail in order to retain your deposit ($ 400.00). I paid one week over, and never refunded the money ($ 225.00). Their answer was they dont refund. So, in total I lost $ 725.00. There are a lot of better places at more affordable prices, and better customer service. They only care about take the money out of your pocket.
