I want to share my experience here at Landmark @ Ocean Breeze. I have lived here for 2 years going on 3 soon. The staff is very pleasant and approachable. I had 2 issues with my apt which were taken care of immediately and professionally.I want to thank the staff for making Landmark such a GREAT place to live! oh by the way, we have an AWESOME pool!!

The initial move in was a breeze, but as time went by the service just turned sour. Within 3-4 months of moving in our a/c broke during the summer which caused the apartment to rise well above 90F. They were VERY QUICK to recharge the a/c but the symptom came back less than a week. I knew then there was a leak in the system but their tech just simply kept recharging it for about a month rather than finding the leak. After about few months into this they finally just replaced the whole unit which fixed the issue but the summer was at its end. Also, upon moving in within the first two months we had noticed the bathroom floor was waterlogged and cause the floor to be very unstable. This took them almost a month into repair and we were down a bathroom which was an inconvenience due to the fact we had a roommate. Staff there is okay, the manager there isnt capable to handle customers when they are upset which Ive seen in a few cases. The two front ladies were easy to work with and never gave issue. The head of technicians is a man who has zero work ethics. During our A/C issue, I specifically told him that we have a system leak and just ignored it which to me shows he is incapable of doing his job. He has destroyed private property which took the office months to reimburse to us. Now for the moving out part, we terminated our lease due to the sheer fact when we moved in, we wanted a shorter lease due to the fact we couldnt say there for exactly a year. Myself and the roommate thought we had signed a 9 month lease but somehow it was overlooked and was signed a year [This is strictly our fault]. So there were fees and such which is understanding. I surrendered two months rent to terminate the lease and that was that. BUT I had found out they took out money from that termination fee to pay the last two utilities which I specially said to send us the bill to a new address which brought up unnecessary confusion. The apartment itself, it is adequately sized with decent living spaces. The bedrooms had NO LIGHTS!!! This was ridicule! We had to go out and purchase lamps that were capable to lighting up the whole room. The Light switch in the rooms controlled ONE 120v socket. This I found very inconvenient. There was quite of bit of damage to the apartment itself but took well documented pictures and videos of every single damage found. The Neighborhood, fortunate most of our neighbors were very considerate and a few actually helped when needed. Like any other apartment, you have those younger tenant who loves to blast music late at night or early in the morning. Overall as a whole, you get what you paid for. $700/month for a 2B/2B apartment I wasnt expecting excellence but wasnt expecting a headache from the techs and the manager.

Living here at Landmark at Ocean Breeze has been very exciting for my children and I. Weve really been welcomed with open arms. When I came to this community I was looking for an environment that my children would be safe and happy. 2 years later and were still happy. We had an Easter Egg Hunt for the month April and even though we came late, they hid eggs for my boys afterwards and hunted all by themselves. I thank God there are still nice people. Molly has such patience with my boys even though their both mentally challenged. I thank Ocean Breeze

Im not saying this place is perfect. They have there share of issues of course but they have done there part to fix everything in a timely manor and do seem to care. Office staff is above average and they hired a new maintanace guy that my wife and I both like. If I was doing this review 1 year ago it would likely be 1 star but they really have stepped up.The only negative this I can say is the area and SOME of the people that live here. These things are unavoidable though and will occurs in any apartment place. My wife and I have to listen to the incredibly abusive relationship that happening in the apartment above us. Every single night we hear one of them beating the other. Tried calling the cops but nothing came out of it. I cant blame Landmark for this because it not them who is causing the issue.I cant give the apartment 5 stars because everything seems to be falling apart and the a/c unit was made in the early 70s. Other than that it isnt to bad.

The customer service sucked, the maintenance was awful. First of all the moved a couple with a kid on top of me. So at 2:30 - 5 all you could hear was them telling and stomping above me. The apartment was full of bugs coming from the bathroom, kitchen and living room. The pest control did nothing, it didnt kill the bugs. And there was trash all outside laying on the concrete every day. Worst apartment I ever lived in.

The apartments themselves arent that bad. Kinda small. The one we had, had a problem with some of the kitchen appliances but the repair man took care of them in a timely manner. I give it 3 stars because my sisters motorcycle got stolen during the night.

Its not the worst, but they definitely treat you like what youre paying for the apartments (i.e. the staff treats you like youre poor, but theyre white so I guess thats not really all that surprising). The best part was the residents, who never posed any problem at all, and were mostly friendly.The maintenance men just drive around on their golf carts all day, dipping and drinking (they think we dont know, but theyre honestly pretty dumb) and look totally lost when they have to do anything. Spoiler: they never do anything. Also the ladies at the front are about as useless as roadkill, and have mastered the why are you even talking to me face so well that I honestly think theyre job description consisted of promising that theyd be as useless as they possibly could be.Also, this new company just took over and all they did was raise the prices. Everything else still sucks, the apartments are infested with mold (and honestly I think the walls have lead paint), and their idea of upgrading is finally taking out those tuna cans they painted over in the cabinets. They just thought theyd bleed these poor people out until they sell the property to then next criminal firm and continue to destroy communities.You get what you pay for in America, and no one seems to care I guess.

I use to live there and living there was okay. i was a little dissappointed that the apartment that i was showed was nothing like the one that ended up moving into. besides that, i made the best of it. the office worked with me especially with my forgetfulness of getting the rent in ontime (always had it but constantly forgot to pay it on time). had to move due to military reasons but if i could get my place back i would definately go back

Ive lived there for 6 years and the change in management was the worst decision ever. The service was amazing from 2010-2014. Then all of a sudden we have people who dont write down things when you need it to get done. I went over there in 2015 when my window broke because I hit a spider with a shoe. I paid for the window to get fixed and no one came for five days, after they told me that someone would be there to fix it. I went back over there to ask what happened. Theyre going to look at me and say No one came? Then when the window was finally fixed, the guys took the window screen out and never put it back. I went over there to tell the girl with the blond hair and she didnt even write it down, two weeks later, I went in and complained to another girl who told me it would be put in soon. When no one came, I DECIDED TO NOT GO OVER THERE AGAIN. When we decided to leave which is now 2016, literally a year after the complaint, I did not want to hear a damn thing about the missing screen so I went over there again and told her that it needs to be put in. This woman literally was not paying attention to me or have the common decency to look at me when Im speaking to her, did not write anything down whatsoever. I dont remember her name, but its the one without the Texas accent (Im assuming thats what the accent sounded like).Another issue is that these women do not know which building are ABCDHI. We got a notice that we werent paying our rent and it was for g201 but found it in our door. Originally we thought it was a mistake that they put it there but when we received it a third time, we realized these women did not know which building to put this notice in. I would think the letters on the side of the building would be enough of a clue as to which building belongs to which but they are completely clueless.They raised the rent, certain utilities are not included in the rent anymore. No upgrades have been done to our apartment and they wanted to raise the rent. When we asked them to put in the new medicine cabinets, they gave us the run around. So they were charging us for the same amount of rent that they were for the upgraded apartments.The last time our carpet was cleaned was in 2014. They told us recently that someone was to come and clean our carpets and not a damn person showed up. Did pest control show up? Absolutely not. Roaches and ants every where and we keep our house clean. Im OCD and have to have everything clean, so where the hell were these things coming from?!The only thing left I can say thats positive is the maintenance guy they currently have. A real funny guy. I hope he finds a better apartment company to work for.I will never recommend this place and I will gladly tell every and anyone who asks about my experience there. Absolutely atrocious.

I have lived here for almost 3 years. Its not a perfect complex. It has its faults BUT I promise that you will not regret living here. Yes, there is dog poop outisde but i dare you to find a perfect apartment complex. The office staff is extremely friendly and accomodating. They go out of their way to help. The only draw backs is there is not a lot of storage in the 2 bedrooms and the kitchens could use some more cabinets. Other than that I have no complaints. The riff-raff has been all but taken care of. There is not the drama like there is at other complexes. Im currently expecting and cant wait to raise my daughter in this complex

I have tried contacting them over and over to check on my application status. You never get to talk to the staff. The answering service takes a message, but no one ever calls back.

Inconvenient hours, inconsiderate staff while I was there. I will say things looked on the upward trend as I was leaving, but my rating is based on the service while I was there.
