Dont let them fool you with the model unit. Ask to see a real one. Just helped a friend move in and the units look nothing like the model. Everything is dirty and old. The tubs are stained and streaked and no amount of cleaning is going to fix that. The faucets and fixtures on the spouts are water damaged and stained blue. There was hair caked inside the sink drainage hole. The furniture is old and ripped in places. Pet hair is in the couches from the previous owner. The unit was definitely not cleaned before moving in. With covid still going on heavily youd think they would have wanted to protect the residents better. Its definitely not what they advertise.
Ive lived at thrive for a year and I have enjoyed living here especially when rent is due every month. This place offers very competitive rent for the location and amenities. I can also say the staff has greatly improved since I started my lease. I recently had trouble with my fridge and John and Lisa made sure to understand my complaints and made sure to fix the situation. Building a community is important and I can tell this is a new goal for the thrive staff. Thank y’all again for taking time to assist me!
I recently helped my friend move into her apartment at Thrive. Compared to my brothers move-in day in Austin this one was a breeze. The staff is pretty cool and made my sisters move in very easy. They even had a food truck on site in case we got hungry while moving in. If I end up going to Tech when I graduate, I’m definitely going to live at Thrive!
I moved in in December 2019 and currently still live here as of writing this. From when I moved in up until now the staff have been great in helping in any way possible from amenities to general quality of life improvements. Most notable, Id have to say Lisa Watson has been super helpful in helping resolve any issue I may have and I can not express how welcoming she is as a person and how helpful she is as a staff member. In the office as well, is Lexy, who is helpful in as many ways as a person can be. I 100% recommend this housing complex to incoming students of the university.
Great place very quiet for the most part the main reason why I chose to resign is because of the staff. Lisa the apartment manager is a genuine person who cares about the residents and the apartment complex. She does a great job at keeping the place together and makes sure her residents are always taken care of. I like how professional she keeps the place but also like how she has the empathy on a personal level to make sure you are taken care of.
I like living at Thrive because it is adorable. Lexy always is so nice and helps me with whatever I need.Jon and Lisa are the best managers Thrive has ever had. Maintenance is always just a phone call away and prompt.
My experience at thrive has continuously been an amazing experience. What makes me so excited to renew my lease is the opportunity to expand my experience at thrive. Just another resident fooled by the deception of the model! This particular unit is disgusting. I don’t know what’s worse, the bugs or just the filth in general! I get that most of these units are accommodating college students, but at the very least can Thrive at least CLEAN AND SANITIZE their units!! DISAPPOINTED to say the least!
Dont live here. Management didnt help at all when we tried to transfer apartments. They didnt even tell me and my roommate that there was a baby living in there. Its supposed to be a student apartment community but its not. Couldnt even break the lease after sending pictures of how the apartment looked, all the complaints we had etc.
My tour was an amazing experience, i signed the same day i came in!!! it feels just like home, and the manager lexy was super helpful and made me feel more than welcomed. i can’t wait to live here!
I lived here awhile back for around 2 years and I never had a problem. Management was good and the living experience was mostly good considering it’s mostly students that live there. Seemed pricey but I’ve paid more elsewhere.

From day 1 of moving onto the property my house was a mess. There was paint on the floors, countertops and cabinets. The carpet and couch was covered in dog hair and my windows would not open. It took maintenance over 3 months to fix my windows. I was lied to about my ability to extend my lease in front of other tenants and on camera to save face. Once the contract was put in front of me I was told that the deal agreed on in public was not the real deal. There have been multiple gun shots and robberies in the apartment complex.My car windows were smashed in and my car was keyed during one night and the complex has done nothing to protect residents. They say the have gates but they are never closed. They say they have police patrolling but I have not seen them patrol even once.The property manager John is condescending and will not give you a straight answer on anything. There are plenty of other apartment complexes in Lubbock that are the same price or cheaper that are far better.

I have lived at Thrive for 2 year now. I loved every aspect of it. Every person who has helped me as been incredibly nice and helpful. Amy, Hunter, and Preston especially! The are the best. I have read the comments and chose to ignore them and has the best experience UNTIL THIS WEEK! Lisa (the manager) is the most unhelpful, rudest person I have ever come into contact with EVER in that office. I went into her office to talk to her about a charge on my account and the first comment out of her mouth was rude and it spiraled from there. She called me a liar over some deals THAT WAS IN MY PAPERWORK. Then found them a few minutes later and said nothing and did not even apologize. I have never had a problem with thrive in the 2 year that I lived here until today. This apartment would have had 5 stars if it wasnt for Lisa. Again, if you have an issue... Preston, Amy, and Hunter are ABSOLUTELY amazing.

Very nice apartment and very worth the price. The amenities are amazing and the resident events that Thrive hosts are really nice and makes you feel like you’re wanted there. The only reason why it’s not a full 5 stars is that when we first moved in the Ethernet did not work so I could not get the high speed internet that was promised for close to 3 weeks but it was eventually fixed. Also before we signed our lease one of the people that worked as a part of the Thrive team told us as he was giving us a tour of the 4 bedroom apartment that the cost of utilities would probably be around $20 per person average but for one month my roommates and I got a $70 charge for utilities and the next month it was $50 and we used water/electricity on a normal basis and after the $70 tried to reduce energy to try and get the bill down but it only went down a bit. Other then these small things the place is very worth it and I would highly recommend it!
Love everything here! Im always getting answered fast if I call for anything. If I have any issues with anything, it gets fixed immediately.
The management does not care about the welfare of tenants and will not give supervisor information. My girlfriends truck was stolen from the parking lot, as well as mine and numerous other cars tires were slashed repeatedly. They refuse to close the gates in a gated community and this is why there is so much crime. I wouldn’t recommend living here to my worst enemy, if you are looking for a cheap place to live,DO NOT live here!
I love the property, however, the gates never work. Especially the exit only gate by building 10. There was an incident of residents hearing a round of gun shots last night and the cops were called. The location of Thrive is in a very nice part of town so this rarely happens. Even though, Thrive is not liable for their residents safety, I personally believe having gates is to keep people who dont have access from coming in and this would make me feel better. I am not giving my name because I do not want management or maintenance to treat me any different. I really hope we can get these gates up and working for the security of the residents. Thank you!
Honestly I think I made the worst mistake of living here. I am a current resident of Thrive and I must say that this place is in fact a nightmare. I am constantly getting the runaround when it comes to important documents coming in the mail, my kitchen light has yet to be fixed, and the customer service is mediocre. I am thinking about leaving after my year long lease is over.
The CA’s in the front are super friendly and very helpful! Zamira was the CA I talked to and she answered all my questions and made sure I got all the information I needed!

I am constantly referring my friends/family in Lubbock to sign at thrive because I like it so much here. If you’re looking at these reviews right now to see insight on how the apartments are, I’ll tell you it’s the perfect place to live! The negative reviews are from when the past management worked here. We now have new furniture in our apartments, more workout equipment, and management that is willing to work with any issues you have! 10/10 recommend THRIVE.

Great place to start living for off campus college students! Management and staff are very helpful and kind! Lots of great activities and events happen throughout the year. They stay very well connected with the residents. Love all of the amenities offered here at thrive as well.
Toured here recently and fell in love with the property! The staff and management is great and helpful. They said they changed ownership and since then, theyve improved greatly. The amenities are great, isnt that far from campus, very pet friendly, fun resident events, and new flooring!! I cant wait to live here in the fall!
It may look nice but I wouldnt move here. They are unprofessional and will have you sign for a promotion, but then will go back in thier word. Dishonest, and untrue, dont trust them. I was promised free rent for my birthday month ( along with my roommates and several other people). Now they are charging me late fees and saying that never existed. Pathetic.

New management has made me want to live here. I can say nothing but positive things about Thrive. I will be glad to call this place my home in August. Some of the wonderful things that thrive has to offer is the positive vibes that they give to their residents, the spaciousness of the dog park, and the fact that thrive is on the bus route to Texas tech. I can confidently give this apartment complex a 5/5 rating because they have shown me nothing but interest in my needs.

So Im my 3 years of living at Thrive (formerly gateway) there have been so many management and owner changes and I am glad to say they have a great team and owner. They are putting the money back into the apartments and have really made this place a great place to live. If you have a problem with something just stop by the office and it will be taken care of asap! Highly recommend stopping by and checking it out.

Where do I begin....absolutely horrible management. They are very unprofessional. Being someone who is in this apartment industry and been around it for over 10 years, I am astonished on how they treat their residents. I’ve been here for 6 months and it’s being a living hell. There is violence on this property all the time, leaving me terrified to come home at night. They advertise that they have 2 onsite security officers on site and I have yet to see them actually patrol around property ever. When I first started living here I loved it. I felt they had a lot to offer for the price. Then things took a huge turn when one of their CA’s (Krystyna) treated me so horribly and threatened me over the phone saying she knows where I live. If I can’t even trust the people I pay my rent too, why In the hell would I trust them to take any sort of measure to protect all the other residents who live here. The reviews about them bribing their residents with gifts to write good reviews is correct. I left an amazing review for them, (before I had any problems or concerns) and after the situation with Krystyna, they continued to post my review all over their social media. It’s also super pathetic, that during move-in they had my roommate(s) sign an “as-is addendum” which if you don’t know means you are willingly moving into an apartment that has not been professionally cleaned. (Yes, that’s right during covid) Yes, I’m aware that my roommates didn’t have to sign it. However, if they did not then we would have waited until 9pm that day or possibly move in the next day. Which is a violation of the lease since move in day was scheduled for that day. Another issue if encountered with management is the neighbors above me have a dog and never let it go outside to use the bathroom. Instead, the dog uses the bathroom over the balcony onto mine and once peed on my head during a snoop dog concert. I addressed this with management, and never heard back regarding this issue and it still continues to happen. This is a lease violation, because the disposal of pet waste must be put in a trashed area. Speaking of the snoop concert, this was the ONE and ONLY time the gates were closed. The gates are always open letting anyone come and go as they please.

Probably the most decently priced student living apartments for Texas Tech. The bus route is definitely handy. After living in these apartments for over a year, its the new management definitely cares about their residents as opposed to the old ones, so slowly but surely I am starting to enjoy living here again. However, there are times when I have to go to the front desk to get maintenance done as the resident portal has not been the most effective.
Great place to live!! Management is great they are so attentive to the residents needs. The property is located in a really safe area of Lubbock, you just feel safe walking in the property, as well great amenities.
My daughter had some initial issues at move in with waiting on move in day. I recently was in the office to check on some issues with my daughters dryer. They had maintenance at her apartment before I even got back from the office repairing the issue. The service we have received since move in has definitely been worth the slight inconvenience of move in day. We will definitely be renewing here.
If I could give 0 stars I would. Management is terrible. My apartment was broken into and everything. Around $6000 dollars worth of stuff was stolen. The apartment won’t come fix stuff that’s messed up and I’ve been here about 8 months. My truck was hit by a maintenance worker and I witnessed. They have yet to fix it. Just the worst place especially for students. Gates are never closed and just a very unsafe place. If your looking at this as a college apartment then don’t. Look at a much nicer taken care place.
Nice gym, great community for young people/ college kids. Very pet friendly which is great my dog is huge and they all love him. Good WiFi in my apartment as well.

I have spent a year here already. They are the masters of losing leases and not communicating with residents. Ive only elected to stay in this apartment as I am a senior in college and did not want to move apartments. Its cheap, but the low price you pay for rent shows in the terrible customer service you receive.UPDATE: After moving out of this complex, I can now finally say that after living here for around just over a year and a half that it is a cheap and ridiculous apartment complex that will take every cent that they can from you. I paid $300 for a pet fee for my cat and was always told that I would get it back because it was always called a deposit. I called today and was told that since it is a fee... there will be no return despite no pet damage. At any other apartment, it is a deposit. If I could turn back time, I would have never ever lived here. It is cheap, but the quality of service and facilities are abysmal.

Did a walk thru of the building. The clubhouse is definitely nice. The pool area is big. The room are spacious and the 4x4 has a dining room.

Great move in experience had 0 issues.It’s super dog friendly and clean on site.They always have resident perks/events/prizes.The NEW management is really going above and beyond turning things around from what previous management had messed up.They are a great staff, super helpful, and very timely on addressing any issues me or my roommates have.
So far it’s been a blast living here, they continue to renovate things around the neighborhood bringing in all sorts of new amenities. The workers up front have always been able to help me with any problems or questions. Many of the poor reviews on here are from previous ownership and management so it can be deceiving. The new management will take care of you however they can. For the price it’s definitely the best place you can find. Pool parties, ping pong competitions, and a whole bunch of other things they like to do to get the neighborhood together.
Moved my daughter in last year, and honestly if she wouldn’t have lost her spot we wouldn’t have renewed. We ended up renewing last minute because she had a spot at the republic, but when she called they told her they didn’t have a lease for her. With the new owners this year things have really changed so much and we will probably be renewing again for next year within a couple of months.
Worst management EVER! Very unprofessional and rude. Not everyone that works there but NICLOE (Book keeper) especially. I contacted the office in June 27th to inform them that my roommate had tested positive for COVID-19 and that I needed to move apartments. They assured me they would be able to do so with no trouble. I immediately packed and moved to a hotel to give them time to get my new unit ready. After a week in the hotels I ask for an update. They told me they were waiting on the windows to be fixed and that would take about a week. Week 2 I contacted them for an update (while still laying nightly rates for hotels) they told me they would know something by Monday. July 18th and $1500 later they tell me that not only are they “just not going to move me”. Then they tell me that in order for them to move me I needed to pay a full months rent for my current apartment and another full months rent Before they could move me. Which would be over $1000.

Would have given this place a 3 or 4 star rating under the previous management. They were distant and sometimes had to be reminded once or twice to do repairs, but 9 times out of 10 they got the job done within 48 hours. Biggest complaint would have been the fact that the gates dont work half of the time, but since its pretty far north on the outer loop, theres not a lot of foot traffic, and break ins arent a problem as long as you park away from the entrances.Then in January or February, management abruptly changed with no warning or announcement. These guys are pretty incompetent. The few good things I will say is that they seem to be doing some much-needed renovations on all the places, and are trying to repave the parking lot. Other than that, theyre not great.They couldnt figure out how to set up the online portal for a few months, and would not accept payment other than a cashiers check or cash. Once the online portal was set up, they couldnt reliably keep it up. Maintenance requests were largely ignored, and even emergencies such as my water going out were left until the next morning. There are no more employees who just work the front desk, so calls are usually unanswered, emails are never replied to, and any time you go into the office you have to wait a while for anyone to even acknowledge you. Furthermore, its clear that the staff that is there is overwhelmed and dont care much about you.I never had massive problems with the cleanliness or overall usability of the place. There are perks to this place, but overall its a mess. Try and find an apartment that spends half as much time on its current residents as it does buying expensive incentives for future residents.
Went to help move a tenant out of the complex on July 27, 2020. Parked close to the stairs where there were no other cars around. The lot was completely empty and we even had someone standing with our vehicles in case someone needed us to move the vehicles. Within 15 minutes a tow truck showed up to tow us because some employee from the complex took a photo and Sent to the wrecker company. There were no warning signs or towing signs anywhere visible. After talking with the driver of the tow truck we moved to a different spot that would be okay.My problem with this situation is that there were 3 complex employees on the 2nd floor balcony drinking beer. The tow truck driver showed us the photo that was sent to him and the photo had to be taken from the balcony where the beer drinking employees were standing. All they had to do is request that we move and we would have! Later We talked to other tenants in the property and heard similar stories!If I could give them 0 stars I would. What a despicable place and despicable atmosphere towards tenants and guest by the complex employees. Word of advice, don’t move into this place!!!PS: the employees should know, Yo habla espanol and I do not appreciate the name calling....

My boyfriend has lived her for 2 years and has dealt with so much stuff but today we were moving out and it was definitely the worst experience! They try to get your money any way they can, whether it be charging $20 to receive your packages... trying to throw away my boyfriends welcome mat and fining him for a “trashy” surrounding when asked for the pictures they apologized and gave all the stuff back and didn’t fine them. & today as we were moving him out they tried to tow us! The first time I HAVE EVER seen a tow truck out here and we get called for being out here for 20minutes while being right next to our vehicles. When the tower called the company and said that we had moved they told him to tow us anyway. I have seen my boyfriend go through a lot of issues with this apartment complex and I will tell all my friends to never sign a lease here.

If you can go and look at my review on yelp. It’s from movie in day to December... but fast forward to the past couple of weeks. They did renovations. While we are still living here. All four of us. Are you kidding me?!?!? Disrupted our lives. That’s not okay. We should’ve had the renovations we were PROMISED before move in, right? The management is horrible and most of them are not friendly. They talk to you like you’re five and try to take advantage. Just don’t live here.. I get other places might be more expensive, but it’s WORTH IT. this is not.

I moved in to these apartments because they said they would give you a gift card if you moved in. I signed a lease for 6 months and they told me I would get half of the gift cards amount which is understandable. Now came the day that they were giving out the money they assured me I would get and they now tell me I cant get it because I have a half-term lease. My point is dont depend on the employees, make sure to ask the manager directly if you have any questions concerning money. Because even if its the employees mistake, the one that will suffer for it is you.
If you are looking for shoddy workmanship, maintenance, and management that you have to pull teeth from in order to get anything done, Thrive is the perfect place for you.Since Ive lived here, Ive needed many repairs including mold, cockroach infestations, and washing appliance issues. Of course these are serious issues and maintenance has come to the rescue. Mold was covered by paint, cockroaches never left due to little spraying in sporadic areas in two rooms of the entire 4 bedroom apartment, and washing machine replaced with an old smelly washing machine that doesnt work. Ive put in another request about 3 weeks ago and maintenance still has not come to adequately replace it. Recently, Thrive implemented a renovation process that would take place two weeks before residents are required to move out. One would assume that renovations would occur between the time that residents move out and the date in which they allow new residents to move in. But no. In my apartment, wood floors were glued on top of the old wood floors and new paint was splattered around the walls. During this process, the apartment was completely inhabitable unless I stayed locked in my room. Heavy fumes resonated throughout and kitchen was completely unusable. After complete, workers left personal trash around the kitchen, left the refrigerator wrapped in plastic, mats of dust everywhere - atop countertops and tables, left outlets without plates/covers, and left A/C running with all lights on around the apartment. I will not be cleaning up there mess on my way out for move-out.Management has changed every year, as each of their different team members offered a different level of lack in helpfulness, sincerity, and transparency about important information regarding frequent resident concerns. These include rent specials and how they are actually credited, utilities, fees, etc.One word to encompass the value and essence of Thrive apartments (Cardinal Management) is cheap. Cheap rent, with secret fees and cheap quality. If you want cheap rent, be thoroughly prepared to deal with consequences that come with it - read your lease, be careful about what you agree to.

Lived here for 2 years! First year was a bit rocky but nothing beyond reason. The complex is now under new management, a company that owns other college apartments, unlike our previous management. They are investing a lot into the property and Im sad I have to leave.Maintenance was always quick for me. Beyond helpful and fun to talk with, they even say hi to me when I run into them at the store!Office staff is amazing! And they literally bent over backwards to fix any issue or problem I had with my lease.My one criticism is that the security is pretty bad, had things stolen out of my car twice. And my friends cars as well. Security cameras and fixing the gates would help that and from my understanding thats all in the works as well as security officers.Cant say much more than that. Its typical college living, it can be loud, people will throw parties (Im so sorry to the person below me), but its clean, nice, and the hot tub is always a good time.
