Just wanted to share we moved our son into the Ave last weekend. It was very smooth and very organized. I was so worried not being able to see what we paid for until move in but once we opened the door it was like the ritz carlton!!! spotless, cool and clean!!! every piece of furniture had been shampooed and cleaned.The apt smelled fresh and all the appliances were cleaned and worked. The boys were so relieved too and happy parents were happy after living last year in a different complex. The ice cream truck came through last night . our son said was a big hit everyone came out to buy some :) The employees are working hard and should be commended!!! way to go Ave:)❤️
Management is a nightmare. When I first signed, my roommate and I picked a unit & were later informed that we wouldn’t be getting the unit we chose because the people that were living in it decided to renew late. Towards the end of my lease, they would start charging me for the excess of the utility cap days later from when rent was actually due and I would always have to pay late fees because I didn’t know I had been charged for excess. Stupidly, we renewed our lease. Our old lease overlapped with our new lease for one month and we were told that rent would be prorated. When the time came around, they told us that rent wasn’t prorated and we would have to pay for both units. When asking for an explanation, we were just given the runaround for 2 months. I was so done with dealing with them & I was gonna transfer my lease to someone else. The manager didn’t wait until a week before move-in to start processing the paperwork, and since they took so long, the person who was gonna take my lease no longer wanted the apartment. I lost a $200 deposit for the place I was gonna move to and I’m stuck here for another year. Avoid this place at all costs.
I have been patient with this complex since move in, and have been told I would be helped with problems I stated on my checklist and to the staff several times, but no one has come to help us with any issues, which future residents should be aware of. Upon move in, I was given no information on the process which took much longer due to them needing a check or money order to begin check in; a heads up would’ve been great, checks aren’t as common anymore. Then, upon move in, we found several blatant issues: leftover hair ties, clothing, and stains that could’ve been easily cleaned in the carpets. My room also still has a broken chair, unfinished putty patches, obvious holes in the walls, and makeup residue all over the doors from previous residents. I have asked two front desk members for help, but have received nothing than a “okay, we’ll get it done”. It seems maintenance and management are lacking; office staff seem to be trying to help. Additionally, internet has been out since this afternoon, which I hope won’t be a recurring or enduring issue, especially with class fully in session. It also seems they have lost an initial lease form I signed and have record of. I want to enjoy this complex, but these several issues have made it hard. Hope things improve.
I dont even live here anymore but they put an unknown $100 charge on my account. Been calling for over a week but they have an automated phone system so even new residents cant call and speak to a person. Good luck getting anything from these crooks as soon as you sign your lease. Just let me pay whatever bogus bill you slapped on me and get on with my life.
I would not recommend living at this apartment complex. I was originally paying $490/ month (plus utilities—separate) for a three bedroom and moved to a different three bedroom unit. I was told my new rate would be $540/ month (utilities included) by the old leasing manager. I was being charged $620 instead and when I spoke to the new leasing manager, they said my rate is supposed to be $620. I told them I was told by the old leasing manager my rate was supposed to be $540 and they continued to charge me $620/ month. I told them It doesn’t make sense to pay an extra $130 if im going from a three bedroom to a three bedroom. They told me I owed 1.5K from the excess rent I refused to pay. If you enjoy being duped out of your money, dealing with roaches, and terrible service, this is the place to be. 🤥
This place blows and will try to nickel and dime you for everything because they are poor and need money! I guess they didn’t cash out on pandemic benefits huh? Seriously don’t live here. You’ll regret it. Me and my daughter were taking the trash out and saw 2 homeless creatures having intercourse behind the dumpster. My 7 year old daughter saw that!! She is still shaking to this day!
My apartment is completely flea infested and I have been living at a friends since Monday! This problem has not been resolved and I have been visiting the office everyday and been told they will fix it the next day or management will call me. And NOTHING. I am paying rent to not even be able to live somewhere, I think they take advantage of college students and am very unhappy with how my year is starting at the Ave.
The apartment is spacious, however maintenance is awful. I lived there from July of 2020, to July 2021, and when I first moved in, the A/C was down for 2 days, they did come fix once we told them how hot it was in our apartment, and it was good for the most part until my box spring broke in March. I made a maintenance request, and they said it was filled the next day. Lo and behold, my bed was not fixed, so I called the front office who told me they didnt have any spare box springs. No big deal, they told me that they would order new ones. They even went into our apartment to do furniture orders, and I told them about my box spring then. They didnt order them though, and then they said that they would put a new one in my room in July, AFTER I moved out. So for 4 months, I didnt really have a proper bed. They also had a duplicate account that had some fees in my name that didnt make any sense, but I emailed the bookkeeper, and they were able to take that off once I explained the situation. I also had to pretty much beg to get someone to do a walkthrough with me, and even though in my contract it says you can schedule it for when you move out, they kept telling me that they wouldnt do that. I finally got ahold of someone who allowed me to do observe the walkthrough, but overall, my experience here was poor, with maintenance being the main issue.
By far the absolute worst student apartment complex in Lubbock. They recant their statements after telling you that you will not have to pay for things they said you would not. They’ve lost my Mail after telling me they have it in the office, then tell me it’s not their problem but the post office. My roommates girlfriends car was broken in to as well as my neighbors car twice as well as my neighbors in the next building (2000 and 2100) and no reports were made by the office. Then to top it off we went 6 months with no kitchen lights while calling the office consistently to fix it. When they finally fixed it the managers answer was because I didn’t speak with her I never made an attempt to ask to fix our lights which entails it’s own problems. Overall horrid place plus our apartments floods at the front door whenever it rains go figure😂
Currently living here now, moved units and regret it already. I’ve been charged so much in late fees when it was their website that wasn’t working. Plus I just moved into a 3 bedroom townhome from another and my roommate walked into her room and everything is broken. Her bed the lamp and the desk all broken. They are by law supposed fix all furniture and paint everything and get it ready before we move in but clearly nothing was done and was given broken furniture. DONT LIVE HERE!
Just a tip, if your Texas Tech student and feel like a lot of these student apartments are scamming you. Make sure to utilize the free lawyer Tech has for us already in our tuition.
If you want a real honest review read this. This is one of the worst college housing apartments you can stay in, here in Lubbock, TX. If I could give it a 0 star rating I would. I only resigned here because I was promised new furniture since the furniture in my unit is extremely outdated. It has been 10 months under that new lease agreement, and I still haven’t seen a single piece of new furniture yet. Yes, the rooms are spacious, but don’t let them sell you on this. The management will try to charge you for damages done by the previous lessee of your apartment in general areas like the living room, or your room itself. Their auto-pay rent feature is extremely faulty, and will purposely post your payments a couple days late so that you are forced to pay a late fee. If you do not notice this late fee until the next month of rent, you have just ran up around $200 of late fees for the previous month. They will threaten to evict you, even tho the payments not being received on time is due to their webpage not being updated in over 3 years. They will threaten to evict you, even if you have made all payments, but forget to pay a late fee. Maintenance is a joke at this complex. Not only do they not do anything, they randomly walk into your apartment and give you a weird reason as to why they’re there. When you call them they don’t show up, but when you are not expecting them, they’ll show up randomly. The receptionist once told me that having no hot water during the winter in 18 degree weather was not an emergency, and I was told I was going to have to wait until after the weekend had passed for maintenance to come fix my water. I knew this was a lie, and immediately called the emergency maintenance line, and the automated message literally stated “if you have an emergency such as no running or hot water...” yet here is an Ave employee telling me that it is not an emergency. Long story short don’t waste your time or peace of mind dealing with these ignorant people they have working here. They’ll lie in your face and steal your money from under your nose. 0/10 experience staying here. You’re better off signing a lease at Capstone or Wildwood! DON’T GIVE THESE PEOPLE YOUR MONEY!
This was the worst living experience I had while living in Lubbock. From the second we moved in they attempted to charge me and each of my roommates $100 for not setting up our utilities with LPL even though they were set up.To pay rent, they recommend using their autopay, but that is a terrible idea because the autopay fails more than 50% of the time. They dont tell you that it failed and then add a late charge to your account. During my first month there, my roommates autopay failed and when he went into the office to talk to the manager, one of the staff came to the back claiming that another autopay had failed. The managers response was Put a late charge on their account.Halfway through my second year here, I received an email that stated I would be charged $25 per day if a tire was not removed from the back deck within a day. This was also during summer when no one was in the apartment and management knew no one was in the apartment. It had been there over 8 months and they never had an issue with it.The walls are paper thin and police get called frequently to the complex. The fire alarms go off randomly and the front office is quick to charge you for any possible thing they can.DO NOT STAY HERE!
LIVE ANYWHERE ELSE. As someone who lived at The Ave for over 2 years, I can safely say that there are plenty of other options available to you. While the apartments themselves are spacious and contain decent appliances, the lack of reliable WiFi, poor enforcement of rules regarding people walking and picking up after their dogs, and absurd move-out charges means I cannot recommend living here.I never had any problems with the front office until after moving out, where all of a sudden they cannot do anything but instead redirect me to corporate (Park7Group) that ignores any request for communication. I have also had plenty of close friends that lived here that have has similar bad experiences, so with them in mind I can only give The Ave 1 star.
Absolute rip off artists. Charges $7 dollars to change each light bulb and charged me with $480 for non-existent damages. The gym is the only good thing about this place.
I lived here in August of 2014-August 2015. Upon move out, I paid a small cleaning fee and utilities, and they said I was good to go.Fast forward two years later, in August of 2017, I get an email from them stating I owe them over $200. I tried to meet with them multiple times to get a clear answer about what it was that I owed them for. I called and emailed and they said that I needed to deal with the collection agency to pay off the fine and that they would not remove it. I tried again to call and email them stating I needed a list of what the charges were for and they never responded. I never saw anything on my credit score from them so I assumed the issue had been resolved.Fast forward again to November of 2019; my mother (who was my cosigner for the apartment) received a letter stating we owed the collection agency over $200 for the Avenue apartment. Again I tried to contact the apartment, the leasing company that manages The Ave, and they still would not answer me for what I owed them. I refused to pay, especially because I had a colleague who was charged for a new bathtub upon move out that she did not approve, nor ask for. Again they stated I had to pay the fine.I called my lawyer who called the collection agency. He got it handled because it is illegal to not give a notice of what exactly is being charged.If you are thinking about moving here, dont. The living situation wasnt awful, but the management is unprofessional at best, and they refuse to answer any questions you may have. DO NOT move here.
Originally was excited to live at the Ave however things quickly changed. The staff was friendly to help me with the accommodations I requested & room. After signing for my room I was contacted that my room was given to someone who signed after me. No longer meeting my request they tried to get me to sign for a room that did not meet my needs/request. When I didn’t sign management took it upon themselves to move my room giving no notification. Contacted them before they’re requested date I wouldn’t be living there & found another to meet my needs service became unhelpful. Management no longer relied to my email about this. Additionally sent an automated messages without a co-signer I couldn’t live in the residence. So if I’m not able to live without a co-signer or my accommodations being met why still try to enforce me living there? Never again will I recommend this place with this service!!!
You get charged for the light bulbs going out, there’s a special tool where you can’t even replace it yourself. Also was charged so much money when I moved out, they needed to replace the mattress and charged us to repaint the down stairs and the management gave little to no explanation except “damages” had a buddy who worked at the front who explained they do that when they need to repaint or get newer amenities to the apartment. It shouldn’t of been explained as damages because nothing was wrong with it when I left. Wear and tear is bound to happen and if you sign and unfortunately get a older room expect to be charged so they can repaint it, and replace whatever wear and tear the apartment is experiencing.
I honestly don’t know where to start, my daughters roommates were selling/growing weed in the apartment. When we confronted management about it, and asked to change to a different apartment after we provided proof that this was the case. They still did nothing to compensate us for this, or even change my daughters room. They would leave their pistols on the counter in the apartment, as well as sell the drugs out of there at all hours of the night. It’s hard to even describe all the nightmareish things that we dealt with on a weekly basis with the apartment staff and not to mention the maintenance staff who would come and “fix” things that were broken and then try and charge us for this. AVOID THE NIGHTMARE and stay anywhere but here.
I absolutely hate living here. I have lived here since July 1, 2019. Since I moved in I have had overage charges EVERY MONTH. Every time I try getting in contact with corporate about them giving me a LATE FEE from me setting up AUTOMATIC PAYMENTS they told me they had to wait for someone to get back....Needless to say it took 3 months for them to take off of my account and I still have not got corporates number. Do not live here.
Amazing place to live, except they are not opening up the pools and gyms and have not put out any guidelines on when they might open back up especially when other apartment pools have already opened back up around the area.
This is such a great place to live! The leasing and marketing manager is one of the sweetest and most helpful person ever! She ensures that you are always taken care of! Highly recommend!
I have absolutely loved living at The Ave. The office staff and management are very friendly and always willing to help. Maintenance is great and are quick to fix any issues. The apartments are spacious and the furniture is pretty good as well. A major plus is that the gym is huge and is open 24 hours! Definitely wish I would have lived here even sooner!
I expressed my concerns and issues that was happening in our apartment ( WiFi & roofing problems) and they reached out to me and fixed everything within a week. They truly care about their residents and a ready to help. The staff are very friendly.
I lived at The Ave for two years. I had nothing but a pleasant experience until my lease was nearing its end. It seems like they stopped caring. I had a billing issue with Suddenlink and when I reached out to the office, after being assured they’d take care of the bill since I was incorrectly billed, I was ignored and left to foot the bill. The property manager and bookkeeper failed to get back to me after several phone calls, emails, and visits to the office.They also tried to charge me for damage that was noted upon move-in. They did reverse the initial charge, but tried to sneak it back into my final bill after move-out. Luckily, they removed the charge once it was questioned.Get ready for unreasonable cleaning and “damage” fees upon move-out, too!Staff is awesome and was always more than friendly, but management could be better about customer service. If you think you should be able to get in contact with management as a resident, think again! They deflect calls and email responses take forever, if you’re fortunate enough to get one.
This is going to be my daughters second year living here. She loves the apartments and has only good things to say about them to me. The staff is very helpful and very respectful. They will answer any questions you may have kindly. Great price for a great apartment. She is planning on living here the rest of her college career.
Love living here! The rooms are super big and everything is really nice inside. The club house and pool are awesome. I have only lived here a year but i plan on living here for the remainder of my time at Texas Tech! Maintenance is awesome! The Gym is also very big and has all the machines you could want!
The Ave is great. Its the only apartment complex Ive lived at in Lubbock that Ive actually liked. Very affordable, very spacious, great amenities. I love the fact that there is free printing, and the pool cant be beat. The staff is always very helpful and friendly. Work orders are always promptly taken care of. The only reason I gave it 4 stars instead of 5 is because there is no covered parking, which is a big deal to me.
Do not live here. The staff is very friendly but the property manager is rude and unprofessional. The walls of the units are paper thin and you can hear everyones conversations around you (parking lot included). There are also a lot of hidden fees and overage fees they will charge you. Out of my five years of living in multiple apartments in Lubbock this is by far the worst place I have lived. It is unfortunate because my roomates and I highly considered resigning our lease earlier in the year before the problems started to arise.
Lived at the Ave for a year, and just renewed my lease. I think its an awesome apartment for the rates they charge. Seen apartments that are closer to campus that are the same rate, but not anywhere near the quality of the Ave. We personally have only had one or two maintenance issues the entire time we have been here, and they have all been handled quickly. The office staff is super friendly and very helpful. Gym and pool are very nice... One suggestion is to not set up the electricity cap with them - just go through LP&L if you can. You save a ton of $ even though its more of a hassle (for us it was like half of what the cap amount was each month). I would highly recommend living here - especially if you dont mind a 10 min. drive to campus (or riding the bus).
I’m so happy with my apartment here! All the rooms are extremely nice and roomy while the furniture is a lot better then other apartment complexes around town. The staff is very nice and helpful. The Avenue is definitely the best place to live in Lubbock in my opinion.
One of the best places to live in Lubbock! They offer a ton of amenities and offer a short drive to campus. Staff is super friendly and easy to work with. The beach house exterior decor compliments the pool scene exquisitely. Great place to live and great place to meet your future best man/bridesmaid. Spoken from experience.

I really loved my experience at The Avenue. My only regret is not renewing my lease due to graduation plans. A clean living space, furnished, and great amenities. Bigs dogs are welcome too and if you have a dog thats deemed aggressive theyll just want to meet the pup. If they do a quick run-through your apartment theyll let you know in a timely manner. The staff will try to answer any questions you have and get back to you if they cant. Chris (property manager) is totally awesome- very attentive if you have any concerns and really gets to know each resident personally. Optional involvement every month- theres always resident events and free food (which is helpful for hungry college students). Plus if youre part of any student organization and want to host a small event, theyll definitely work something out with you. My overall experience was great and would totally do it again. I highly recommend this apartment complex.
Really nice and pretty apartments. Spacious, though not enough storage room but thats not a big deal. The staff are really friendly and any work order submitted is taken care of within 24 hours. Nice amenities such as free printing, pool, etc. I really loved this apartment. However, my main issue is that they told us if we re-signed the lease early, then we will be receiving the best prices. However, after we signed the lease, they lowered the prices even more and refused to adjust the prices that we would be paying. I know that this is not the fault of the manager here or any of the office staff, however, whoever is in charge of this is deceitful and tricks people into signing the lease early only to give those who sign later an even better price. What a bunch of liars.
The bible states that God built the world in six days and on the seventh, he built the Avenue. Starting with the tour, I was blown away by the amount of meaningful information that my tour guide presented about the four bedroom four bath villa that I was for certain was going to be my next home. The way he spoke my goodness it was like talking to an old friend. The grand presence of the Ave was almost too much to process. I felt as if I was dreaming after entering the 8th wonder of the world. Do you want to drive a range rover and have a bunch of friends? Well, the Ave gave that to me and Im sure that they can do the same for you.
Nice apartments with lots of space. Allows pets for 400 deposit and roughly 25 dollars rent fee. Staff is super chill and nice. Buses are good and usually on time, roughly 15 mins to get to campus. You kinda have to wait to get the good deals near April/may and sometimes during the summer.
I absolutely love my apartment here. The manager was very accommodating on move in and was able to help me secure a short term lease as I am going to be a December grad! The bedrooms are massive and the provided furniture is nicer than most places. The maintenance staff is usually pretty prompt about fixing our issues and the maintenance manager even gave us a direct phone number to reach him when we were having issues with our heater so it could get fixed immidiately. The property is always super clean and there is never a shortage of parking spaces right outside your front door!
Great place to have your son or daughter live while in college. Caring, and attentive management team. My son renewed his 1 year lease and stayed longer because it was so comfortable and everyone was just plain great
I’ve lived here two separate time, the first time i had a phenomenal experience. The second time, it was terrible. Unfortunately I had neighbors with no sense of respect for neighbors. My roommate and I complained to management multiple times and nothing was ever done. Upon move out I was given moveout charges, I emailed immediately to dispute a charge that made absolutely no sense. It took two weeks to even get a response, I emailed 3 times, called, and went up to the office where I was told I couldn’t speak to anybody. I’ve gone out of my way to get this taken care of and it has been handled incredibly unprofessionally. I would not suggest living at the avenue.
The Avenue is more concerned with making a profit than the safety of their residents. Upon multiple reports of a roommate blatantly breaking rules listed in the lease agreement, management does absolutely nothing. Dont count on the courtesy officer to come to your rescue, either. What protector of the peace denies your claims and ignores the facts right in front of him? I would give no stars if I could, as well.
The Avenue is not a bad place to live. The staff is friendly, the rooms a spacey, and the amenities are very nice - although oftentimes poorly maintained. I didnt experience any troubles until the time to move out was nearing.Some buildings were going to have their furniture replaced for newer pieces, a process that is completely understandable, but was ill-handled by management. We were told the switch was to take place during a two week-long window, where our belongings were supposed to be out of the furniture pieces and our bedding off of our beds (keep in mind that this is taking place in the beginning days of our last month). To make the story short, they came in an unexpected day, and threw whatever was left in the furniture on the floor, and left with our furniture. Even though they did warn us, the warning wasnt specific enough. They should have given us a date, as we werent going to live with our clothes on the floor until they decided to come by. We were left without furniture for a couple days, until they brought back unassembled furniture to clutter our already-furnished living room (my roommates furniture - our lease didnt include a furnished living room) for the next residents. To top it all off, there were men in and out of our apartment throughout the day for a couple days. They even tried to take our beds, telling us we maybe get the new ones tomorrow.Once again, I am completely aware that this process was necessary, but it could have been handled differently. We had paid a full months rent for the 23 days left of our lease to live in a furnished room. What we got was an inhabitable space.Yes, I did enjoy my time at The Avenue, but my last month left me with a bitter taste. Their actions showed me that they have no regard for for their residents.
Living at The Avenue was hands down my most positive student housing experience. The management/staff is very personal and makes a point to connect with you and know all the residents on a name basis. My personal apartment was great, and I knew if I ever needed anything fixed or had concerns they would be addressed immediately. On top of that, the facilities are top of the line. The pool is always fun, and the gym is the biggest apartment gym I have ever had. Live here and youll never want to leave!
I love living at the Avenue!! The clubhouse staff are always super friendly, helpful, and professional. The apartments are HUGE l!! I personally love the free tanning beds and the gym!! Definitely recommend living here if you’re a student!
Pure luxurious living. I love showing this place off to friends. The staff takes care of you and the maintenance is great. The apartment itself is really nice, brand new stuff. Truly homey.
Great student apartments! Ive lived at the Ave for almost a year now, and I recently renewed to live here again next year. Are the walls fairly thin? Yeah, but so are the walls in every student apartment. My box fan has been my best friend in every apartment/dorm Ive lived in. The amenities are great (the rec room and coffee machine are my favorites), and the office staff are super helpful! If one of the employees at the front desk doesnt know the answer to your question(s) they will find someone who does. The leasing managers really try their hardest to make the residents feel at home.Ive only had to submit 2 maintenance requests, but both were responded to within 24 hours.Ive read complaints about overages in a few reviews. We only had overages on electricity twice I believe (August and September) and it was a minimal charge. Our other overage has only been in water, and its usually around $0.25-$3. It is not that hard to stay within the utility cap.I really liked that their model apartment accurately depicted what the apartments look like. My experience with previous apartments has been a model unit looks completely different than the unit you sign for.One downside (which isnt the apartments fault so Im not complaining) is that a lot of delivery services dont deliver out here. I can get pizza delivered, but thats about it!
There is truly no place like home. Except if your home is at The Avenue at Lubbock which is better than everyone elses home. I didnt plan on living here, but as soon as I toured The Ave I knew this was the greatest community here in Lubbock. Ranging from the people who work there to the people living there, I believe this is the place everyone wishes to be lucky enough to be a part of.
Ive lived here for 2 years and have honestly had a wonderful experience. Maintenance gets problems fixed right away, front desk is always friendly and they have 24 hour services like the printing center and the gym that are always well kept. only problem is loud neighbors but not much you can change about that. Overall would recommend to anyone, especially people at the TTUHSC because its a 2 minute drive to class.
The Avenue is by far the best student apartment that I have ever lived in. The team in the front office is awesome. They are so friendly and always there to help. They know you by name when you walk in the office which is cool. Every time I had a problem with something in my apartment they were there either that day or early the next to fix it right away! You can tell they are always there to help. I had a random roommate, and they do a really goo job about roommate matching! Very quiet place, and I highly recommend it to anyone! The pool and gym is AWESOME.
I’ve lived here for 3 years and could not be happier. The staff is so accommodating and helpful. If there’s been ANY issue, Ivy Faccio has been more than helpful. She’s really gone above and beyond, ask for her and you won’t be sorry.
The apartments are very nice & are very clean. If you ever need anything, the staff is always there to help! Overall this is a great place to live and i would recommend it to anybody looking for a nice place to live at!
If I can give no stars I would. Poor organization and management. They constantly contradicted what they said versus did. Was harassed to get out of my contract even though I had already completed the lease agreement and was littered with hidden fees. The amenities seem nice at face value but dont let it fool you. The actual apartments are mediocre at best.
I just resigned my lease for The Avenue at Lubbock and I could not be happier! I have lived there for this past school year. The Ave apartments are very nice, well kept, and a great choice for student housing. And when a problem did occur management and maintenance are always willing to help provide a solution. The amenities are like the pool and gym are the best! Overall the Ave is a great apartment complex for students with a reasonable rates, community events such as pool parties, respectful staff, and comfortable housing!
The appliances are cheap. You can hear every little thing that goes on. There are only a few of the staff that will actually help you when you need it. If you thought you could even have a small get together of friends dont even think about it if you are on the second floor unless your neighbors are cool. Overall not the worst living experience in the world, but its just a place to lay my head its not somewhere Ill be living again.
If you like parties and nice patios/ balcony, this is the place for you. Otherwise, good luck living here. When you move in make sure you note every little thing and make sure they fix it asap. Upon moving in (August) I put on the move in sheet that my bed was bad and later put in a maintenance request to fix. They didnt get around to it till April and when they finally did replace the bed they tried to charge me $400 for it. Not to mention they nickel and dime you for everything. I would get 5-10 notices per month in mail telling me I needed to pay overage charges from earlier in the year that I had ALREADY PAID. The clubhouse looks nice when you move in, till you realize everything is broken. Then to top it all off, a few weeks before I moved out, the management staff came by to assess damages, and walked in on me after I had showered. I asked if they could come back later (when I was dressed) and they told me they could not come back at a later time and it had to be done then. Everyone I know whos lived here had similar experiences, do not live here. Both positive Google reviews for this place are from people who WORK HERE.
Honestly The Avenue Apts look really nice inside and out! Very up to date apartment! And dont let me get started on the gym 😎 and the staff is even better. Especially this girl named Stephanie that works there. LORD HAVE MERCY😳😳😳
Apartments are nice. Staff is nice. Love the style that the apartments have. Almost like a beach house. Resigned again for next year. Amenities are nice especially the pool and workout room.
I was in a last-minute situation and was able to take over a sublet lease fairly quickly. The management staff was super helpful and supportive. A+
Horrible experience living at the Ave. Management does not care about their renters. They’ll do whatever they can to squeeze every penny out of you. They over charge for maintenance issues, they’re not willing to work with you, and they just don’t care. I had meetings set up with the financial manager so my account would not go to collections. She assured me that she would be in contact before sending the bill to a collection agency, and sure enough no one ever contacted me and the bill was sent to collections. Management SUCKS! Do not live here. The republic is better, they have new apartments right across the street that are a lot better. Pretty much anyone in lbk is better than the Ave.
Great apartments! Only down side is the distance from campus although it isnt even that bad unless you just like to complain.The rooms are a great size and the appliances are great as well! Would definitely recommend this to friends.
This is the best place ever to live, so many things to do at the Club house. Has an amazing gym and pool hang out. The pool parties are killer. The Avenue is super pet friendly and dogs rule.
AWFUL at inspecting the rooms before you move in. If you dont mark on your inventory sheet every little thing thats wrong with your room within the first 48 hours, then they will charge you for anything thats broken. The person who lived here before me made a hole in the bathtub and then covered it with a patch that blended in to the tub. When I tried using my bath for the first time, the patch fell off, a hole appeared and I was the one who got charged for it. They dont care about their residents either. I have asked multiple times for multiple maintenance requests, since my room was literally falling apart when I moved in, and it took over a month for them to come and fix what I requested after asking many times!If you want to live here, be prepared for some of the worst customer service and some of the crappiest living arrangemets youve ever seen. I have to live here for the next year due to my lease, but I would never live here if I were you. Its an extremely unprofessional apartment complex and theyre undeserving of your hard earned money. DO NOT LIVE HERE! This apartment deserves no stars, however thats not an option.
The Avenue has been a great living experience. The staff is extremely friendly and helpful and the amenities they provide are wonderful! Definitely a great place to live with a very reasonable price.
I have really enjoyed living here. The amenities are nice, and staff has really been accommodating. The only complaints I would have are the super thin walls and the pool being closed for the whole day randomly.
Lived at the Ave for a year now, the buildings are okay but the new property manager doesn’t care about student safety and if you attempt to express those concerns she’ll just belittle you and be rude to you. Don’t live here your safety is WAY more important.
Extremely poor management. They will dodge you and not hold up to what youre told by their office staff. Also, at the end of your lease they will charge you for items that you didnt damage just because they can get away with it. Extremely dissatisfied with this apt. complex and would never rent from them again (speaking as a parent).
The complex is really nice, and the staff is very personable! They know me by name every time I walk in the office. Great Amenities, awesome pool! Resigned for another year! Great apartment!
If you want any peace and quiet do not live here. Yeah the facilities are nice but I swear the walls are made out of plywood. I can hear everything that goes on around me. Definitely not conducive to student living
Horrible experience. Due to safety concerns I am having to leave my apartment 2 months early, while still continuing to pay. Management refuses to work with you in order to help this process go smoother, and theyre too concerned with being in the right and not stepping on toes rather than help their residents when theyre scared for their safety in their own place of living.
I love living at the Avenue! The staff is awesome but Ivy Facio is the best staff member hands down. She is always so helpful and polite. Also, the pool is lit.

Today I logged onto the Ave website to pay my rent and I see two fees: 1) New Key & 2) Late Rent. First, I only asked for a mailbox key because the one provided did not work. Why should I pay $25 for their mistake? Secondly, I pay my rent each month on the 5th because of my pay cycle. The front desk knows this. I stipulated this upon my move-in. Nope -- they have basically raised my rent each month and because of this clause in the contract they claim it cant be changed. I stood in the clubhouse lobby today complaining about these facts when another tenant comes in complaining that theyve been egged THREE TIMES! They know who is vandalizing their property. Yet, the management will just enter your complaint in the system. To that end, this management is completely programmed by their corporate system that they have zero compassion for the human experience at the Avenue. In fact, the top manager walked away from me in the middle of my plea for some flexibility on the rent date. He claims they treat everyone the same. He even eluded the possible legal action over this 25$ fee. This property lures you in with free tacos and coffee. In reality, theyre going to make you pay for that in some way. I dont even want to mention that I dont have hot water, my hallway smells like urine and I can hear conversations through my wall floor and ceiling. This is a party complex sometimes. But, anyone that claims to be an adult or expects humane interaction should not live here.
Being the first time not living at home and in college I was excited to move out and thought these were a nice apartments. The clubhouse is cool but the apartment alone mine is a mess. First day move in it was trashed so dirty the blinds were all broken and dirt everywhere but since someone renewed in our apartment they refused to clean the living and kitchen for it was her job to clean before 3 new people moved in like we signed for a clean new apartment and spent $200 on getting cleaning supplies to scrub and make the apartment nice. The WiFi NEVER works for I’m paying for internet and it’s out constantly and annoying to try and do homework or study. Also sex trafficking is horrible over here and not having security I’ve had to call the cops 2x for guys knocking on my door late at night and finding out it’s been happening to other people too, I’m scared to come back here after being at school or with friends. I guess I had high hopes but it’ll get me through this year.
My daughter lived here in 2015 and we paid up and moved her out. Now two years later with no communication whatsoever we are getting a collection notice for cleaning. When we moved in there was dirty food in the fridge, the counters were filthy, the ceiling leaked, the couch had multiple stains and odor. This was after the apartments were still new only a year old. Now they are trying to say there was required cleaning in the amount of 75.00 when we cleaned and vacuumed upon moving out. We left it way better than she received it. They are a scam! Pay your rent on time and deal with the many, many maintenance issues including having the maintenance guy walked right in without knocking or scheduling an appointment and now they are coming for more money. Ridiculous and unethical place!
I would give a negative score if possible. The staff is friendly but the management team is full of shady money driven individuals. They do not care for the residents in any way and only look for ways to scam and steal money from you. They disregard any accommodations you many need or have and make you jump through hoops to get approved by them. They are aggressive in a timely manner of trying to squeeze money out of you but will take their time on trying to help you with anything you might need help with. Hands down the worst complex to live in at Lubbock. Will be reporting to BBB and Corporate Entities. On a lighter note, Desmond Jackson is the best representative! He has the best customer service and will go out of his way to help you in any way he can!
A complete scam. The apartment was a complete disaster before we moved in. Paint all over the floors, walls and furniture scratched. When we moved out they charged us to repair things that were not broken. Charged me for cleaning urine on the carpet when we had no dog. This is one of the worst apartment complexes Ive seen. They nickel and dime you to death. Beware, the apartments look nothing like you see online or in the models. You will regret living there.
I lived here for 3 years and Chris Berger + staff did an amazing job keeping my roommates and I happy here. It was a little further than most of apartments for Tech students but because theres zero traffic in this area getting to school actually took the same amount of time (sometimes even less). Its also right off the loop so you can get to anywhere in Lubbock in less than 15 minutes. The apartment staff were always super nice and put up with a ton of annoying requests from my roommates and I. Maintenance men were quick and helpful and also great about dealing with my roommates and I. There is also a lot of grass areas throughout the apartments so if you have a dog I would recommend these apartments over any others I visited in my 5 years in Lubbock. ALSO in the summer they throw really LIT pool parties. 100% would recommend. Thanks Avenue team!

Living at The Avenue was a terrible experience. After the sixth occurrence, I realized the office and management were continually adding extra fees and wrongful charges to my account. When I brought up my concerns, the Property Manager was very unprofessional, and added on even more fees. Overall, the Avenue is a beautiful apartment complex, but they do their best to take your money.
So I’ve only lived here for about 2 weeks and I already have a list of problems and I 100% regret choosing to live here. First of all, when we signed our lease, I chose to live in room B and my roommate chose A, however, we were told the wrong rooms and given the wrong keys, so currently I’m in the wrong room but whatever, that’s not the biggest issue. Also, when we signed our lease, we were told that we were had to pay a fee but it could just be added onto our first month’s rent, however, once I got home for the summer, I was getting emails saying that fee hadn’t been paid and if I didn’t pay it within that week, I would be charged an extra $25 or something like that. So you know, already great thing happening there. Well fine was paid, so now, fast forward to move in day. When we moved in, I’m pretty sure no one cleaned and that they had done absolutely no maintenance because everything was dirty and our front door was not locking, sink was not draining, our garbage disposal was not working, almost all of our blinds have broken stick things, a kitchen light was out, my bathroom was missing a toilet paper holder, and there was also gum stuck in the drain of my bathroom sink. Later that night, not even 4 hours of us being in the apartment, my roommate’s bedroom lights went completely out. So we had put in a work order for all of the big things we needed fixed and after a few days, they still weren’t fixed, not even our front door lock. So we put in another work order, and a day later, we got a rude, passive aggressive email not to submit multiple work orders in. Also, our WiFi was not working for the first 4 days of us being here, so that was a whole load of fun. Anyways, a couple days after we got the rude email, maintenance finally showed up to fix our front door but they said they found no issues with it. Finally I figured it out and told them what was wrong, but they still haven’t fixed it. We finally got the sink working and the garbage disposal fixed as well as our kitchen light and my roommate’s bedroom lights replaced, however our front door isn’t fixed, and we’re still missing the toilet paper holder. But now, we’re starting to have a problem with crickets. Two days ago I found 2 crickets in my room, today my roommate found one in hers, there were 5 in the kitchen and living room today, and I am currently looking at one in my bedroom as I type this which normally would just be an annoying issue, but I have a severe phobia of bugs so you can see how this can be a major issue for me. Basically all I have to say is I’m very disappointed in this place and I really hate leaving such a bad review because my roommate and I were both very excited to live here. We’re sure we just got a bad apartment, but still it’s ridiculous the amount of issues we’ve had so far and it seems like we’re finding a new issue everyday.

Please read!First of all I came here hoping Id get some compatible roommates. Nope!!!! Best friends living here 2 years before me with fridge, pantry, pretty much all cabinets/drawers used up with their stuff and not to mention the living room I never used after living here for 7 months. I literally only pay for my bedroom. They had pets I never agreed with. As i left the apartments they wanted to charge me over the damage my roommates left on the sofas I never touched. F*** this place.
My Ex girlfriend lives here and she talked me into singing here when we were dating and the mangment help moved my room to a new location so I didn’t have to be close to her. Also, the staff is really friendly I love everyone here.
“okay” place to live as long as you stay out the staffs way. The staff and management have TERRIBLE customer service. If you’re not a “Texas Tech Student” they do not care about you. I would always get harassed at the pool by the staff coming out to ask “if I live there” and anytime I would step in the office for services the staff was rude and seemed like they did not want to help me at all. They would make my guest feel unwelcome and uncomfortable at the pool or clubhouse stating it’s “only for students.” I’m a student myself except i don’t go to “Texas Tech” so they treated me like i was below them. My internet was out for almost a week before they even had someone come look at my apartment only to tell me I have to call Suddenlink myself. When i first signed the lease they told me i would get roommates and lived by myself in 4 bedroom apartment half way through my lease they gave me a Roomate if the opposite sex, which was very uncomfortable being that he was a total stranger and did even care to “match” my roommates based of the little survey they have you fill out when you sign your lease. VERY SCARY! Management does not care about your complaints in the end all they want is your money, they change your rates and don’t even make you aware about it and then you’re left with a ton of “late fees” in the end. They may act like they care but they are heartless. Once again the avenue is an “Okay” place to live.
The walls are made out of Styrofoam and youll hear every little thing that goes on. So if youre serious about school or you like to go to bed at a reasonable time, youre going to have a hard time. The gap between the door and the floor is too high and that adds to the frustration. The bookkeeping at the ave is poor and they will screw you over if you dont keep proof of paid rent. They say these are student apartments, but there is way too much partying and noise going on for that. The ave looks nice on the surface, but is a complete mess. Its not gated, and there are no car ports for hail storms and stuff. I wouldnt recommend moving here unless youre not serious about school and like to party 24/7. And if you do move here, make sure that you dont live on the bottom floor because it will sound like bowling balls being dropped above your head if you do.
The apartments seem like they’re going to be great when touring. The large floorpans and awesome amenities really are they’re selling points. But what they don’t tell you is the trouble with internet, roommate matching, and maintenance fees.If you are opting for a larger, cheaper floorpan but will not have all the rooms filled by yourself, good luck. Because they do not take time to look at residence profiles to place good matches together. When I moved in the random had trash everywhere, and I do mean everywhere, and the apartment was not going to do anything about it until our parents continuously complained. They also did not inform us about this roommate until 2 weeks before the move-in date.Almost like clockwork, every 2 weeks the internet crashes for all apartments in the Avenue. This is inconvenient to say the least because it always happens when there is homework or exams coming up. This also effects they’re Mac workroom so you’ll have to go to campus or somewhere other than home for wifi connection.My roommates and I were charged a total of $8 for a lightbulb replacement in the kitchen. They always say maintenance is free unless after hours, but I guess not for lightbulbs. They are supposed to change everything before move in, including lightbulbs, so there is no way the bulb should go out in 5 months.If you are thinking about moving in here, I would suggest finding something else. Go closer to campus because you’ll end up saving on gas and headaches.
I have had a fantastic experience living at The Avenue this past year! I wanted to make sure I left a good review before I move out, as I just graduated from Texas Tech, but living here during my last year of college exceeded my expectations! After the awful experience I had living at The Village at Overton Park my junior year, The Ave was seriously a breath of fresh air. Granted, a good part of that could be due to the fact that last year I was listening to the noise at the pool 24/7, and this year I lived in an apartment farther away from the pool, but the staff at The Ave gave us the option to pick our unit when we signed our lease, so that made a big difference for my roommates and I because we were all finishing up our degrees and needed to focus on school during our last year! The staff has been friendly, maintenance is very timely and does a good job of fixing the issues permanently. The apartment was as expected when we moved in, AKA it wasnt one of those situations where what you got was not what you were shown in the model. The appliances all worked well, and the furniture was all in good condition. Overall this complex has a good feel, they do host quite a few social events you can take advantage of, which is great if youre interested in that, but even for someone like myself who was more worried about school while I lived here, it was still a great fit! Will be sad to leave next month!

Managers are rude! Moreover, I visited my daughter a few weeks ago for the football game and there was dog poop all over. I just got off the phone with her and she said she spent the morning cleaning the underneath of her shoe! seriously!!! so dirty. If I could award this place with zero stars I would!
Terrible experience living here, the management is awful and unhelpful. The units are cheap and our A/C did not work correctly for the majority of the year. Look for some other place to live, the Avenue is not worth it
