While my son has not moved in yet, will in a couple of weeks, we are happy with the help we have received so far in fixing an issue with paperwork. Natalie A., a new manager, is friendly, helpful, and very understanding. I look forward to meeting her on move in day and personally thanking her for all of her help!
I have lived here almost a year, and I can honestly say it is a pretty good place to live. Especially on a budget. I live in one of the older units.I signed on a special of a gift card and a double utility cap, it has been honored so far.Pros:Good Prices.Good InternetThe study roomRoomy, Clean Apartments.No Bugs.Friendly Staff.Free Coffee / Food.Have not had a problem with safety.A lot of people complain about the maintenance, but I think maintenance here is better than most student apartments. They are slow to get to you, but they do a great job when they do!Cons:The Noise, but I am sure this is a problem in all student apartments.Cabinet Space!! No Pantry. I like to cook, so I buy a lot of groceries and have a lot of pots/pans. All my cabinets are filled and I cannot find space for more. I guess this is understandable due to the fact that they are student apartments, I just wish we could have at least a small pantry.The gym needs more equipment. It would be great to get a smith machine!
So sad to see that they rent these apartments in these conditions. They are broken cabinets and sideboard, worn out furniture and filfty matresses No parent want their child in this environment.
(There is a TLDR) Stayed there for my first year in Lubbock. Honestly wasn’t bad at all. If you requested maintenance properly they’d be there ASAP. Staff was always friendly. If you ride the bus to school it’s faster then the other options.Issues: you have to bring your trash to the compactor on the far side (boo ho)The wooden entry bar always broke (mostly by the bus soooooo boo ho)And you can hear your neighbors music if it’s blasting…. (So normal apartment stuff)Other then that the pool was ok and the gym had what you needed. Coffee machine was hit or miss but again (boo ho)I had an issue where I had to deal with management directly and they dealt with it perfectly. For the price I’d say it’s AT LEAST up there with the best bang for your buck.TLDR: bus gets you to class fast, repairs are fast, walk your trash, for the price do it just pay your bills on time like an adult and be nice and you’ll love it.
After living here for 2 years, I can say they simply dont care about upkeep of exterior of the apartments, and only care about the renovated units on the property. the fence, main gate, secondary gate, volleyball court, and building siding on multiple buildings have been broken and left to rot for several months now. They dont care about residents unless you can contractually hold their feet to the fire. I have heard multiple stories of leasing agents lying to future residents and current residents, and I have seen management staff ducking out the backdoor to avoid problem residents they do not want to deal with. I will say the staff is friendly, but I cannot trust them. Read every single agreement and make sure you have your amended leases in print for any running specials. it is the only way to know exactly what terms they will hold you to.
The people that run the place are to young and the roommate system is ok needs some work the events are really fun if you don’t work they should host two for the school ones and working ones And the mail system doesn’t really work either
The grove, I give it a 5 stars. The staff is really nice and tend to remember who you are. It’s nice, and not as expensive as other apartments around Lubbock. Thinking about it I’m going to miss my room once I leave to a new apartment. So why 5 stars, and besides the staff being really friendly, if you request maintenance they will usually do it the day of, if not soon after. Their work out room needs some more equipment but over its pretty good. I have not been to the pool yet but I will before I leave. They also have social media platforms where they do raffles and let you know if they have some treats in the main office. Honestly I don’t mind coming back here especially with the new renovations in the apartments they look real nice. Oh and the dog park pretty cool if you have a pet.Thank you for everything !
Apartment was not fully functioning come move in day. Couple of outlets are still yet to fixed and it has been two weeks since my work order was placed. Now, the washer is also broken and has leaked everywhere. When maintenance and property manager came to handle the problem, not one of the 5+ people in our apartment was wearing a mask. It was a very uncomfortable and unsafe experience, especially when one of them starts coughing.There was also no communication between us (the residents) and them (the maintenance and property manager). They would begin moving around our things (which they didnt even put back where they found it) and went into my room without any consent.I understand they went to inspect the water damage from the washer, but I did not feel comfortable with them in my personal space, especially since they didnt have masks.The office also has a sign that requires people to wear a mask when they enter, but it is not enforced at all. Even the staff doesnt seem to follow it. Why even have the sign if its all a lie? Just take it down.Overall, the Grove is not following there own safety guidelines for COVID-19.
I lived here for a year and only moving out because I am moving to Dallas. Grove has been nothing less than great, especially for the price and location I think it might be the best apartments in Lubbock. Units are getting renovated and I heard they are really nice, mine was the old unit which wasnt too nice but again for the price I had no problem. Make sure to ask for their new units when moving in.There are small problems and I am only sharing them here as suggestions to improve: Covered parking... please! Its such an easy upgrade that every apartment complex has. It hailed almost every other week in the summer and my brand new car got destroyed... The gym really needs more equipment, and the gate needs to get fixed for the security, the horrible pothole right after the entrance really needs to get fixed, and the stairways need cleaning (they are really dirty). The staff are really nice people, Andrew, Travis and other guys have been always nice and helpful. Id say If you want a great, safe community and overall great experience for a fraction of the price of what some other apartments ask for, look no further than Grove.
Great place to live for anyone in college or just looking to get out of their parent’s house.-Great Pool-Dog Friendly-Super Clean-Nice Study area-Internet is better here than on campus most of the time.Residents are super friendly and the staff is amazing, especially the Property Manager Demi. I rarely have any problems but if there is an issue she handles it in a timely manner and is always in the office if I just need someone to just chat with. I would highly recommend signing a lease here!Would give a 10 out of 5 stars. If possible#WreckEm
If I could leave zero stars I absolutely would. Not only is maintenance too lazy to actually get their work orders done in a timely manner but the manager isn’t friendly and clearly allows her employees to be lazy. Save yourself your time and money and sign elsewhere where you aren’t put on the back burner. The low prices are NOT worth it. I feel sorry for the people who sign here and don’t know what they’re getting into.
Staff is amazing, especially the CA Lexy and property manager Demi🔥 I love how big the dog park is and all of the great events! I can’t wait to stay here again next year!
I renewed my sons lease in May 2020. I was told if we renew early there would be an incentive in July. I electronically signed all documents in May 2020. In July I hadnt received the incentive. So I called and they let me know the incentive would be available in August. I called again in August. I was told the incentive would definitely be there in September. I called again in September was told to wait until October. I called today and Andrew who answered the phone let me know the incentive page was never signed. I let him know I signed everything in May. He let me know the incentive page was added in July. So what really upset me was that I called every month about the incentive and NO ONE let me know until today about the paper I needed to sign that was added 2 months after I renewed the lease!There shouldve been a $50 cap starting in August for utilities and that also wasnt put in place. So I asked Andrew if they would go back to August to assess the utility bills and add what wouldve been saved to the future utility bills. He said no since I hadnt signed the incentive document. I asked to speak to a manager and he said she was too busy that I would need to email December. I did email December. I am very upset of the unprofessional way this has been handled.
So far my visits to the grove have been super friendly and pretty great! The staff is super nice and really outgoing! I love the friendly atmosphere and all the amenities the Grove has to offer! I cannot wait to spend the next year at the Grove in my first apartment!

The resident experience here at The Grove is fantastic! What I enjoy the most about this apartment complex is how close it is to UMC and the Texas Tech Health Science School! Commuting to work is convenient! 🤓
The management and staff here have been nothing but supportive and nice. It looks like they are doing an awesome job with the new renovations as well. I cant wait to see how the new units turn out.You can really tell they have been working extremely hard to keep the residents happy.

When my roommate and I first moved in the apartment was dirty and we didn’t have a dryer. Once we sent in the request the grove was right on it to fix our issues and have been very nice to us, so far our experience has been great besides that rocky start.
Loved the community feel while I lived here. Austin helped me figure out an apartment that would be best for me and my roommate. We were able to sign during one of their awesome specials. Cant wait to move in!
Visited a friends apartment and the whole place smelled like cat piss, not even just his room. the utilities were barely working and it didn’t look like the grounds were kept clean. I haven’t lived there but I don’t think i would want to after visiting.

Grove is nice, but they will stick you with an random and make promises they cannot keep. My roommate and I were suppose to move into a 2 bedroom at the beginning of our lease, but they stuck us in a 3 bedroom so they can figure out after move out day if they had a two bedroom available. Fast forward to now, my roommate and I are still in the same 3 bedroom with a random. We have emailed and called about when the two bedroom will become available and they keep saying that nothing was promised, when clearly they promised we would be in a two bedroom by now.
Honesty one of the best complexes I have ever lived in. Great pricing for sleek and modern designs and in a great location. The management is incredible; I never even have to worry about an issue arising because the staff are 10 steps ahead. Demi and front office staff have this complex truly feeling like home.

If you know what is best for you don’t sign here. Everywhere is dirty and filthy. Not really a safe place to stay either. A LOT needs to be changed at that place. Stay somewhere else if possible.

Lived here in college. Had a washing machine that was broken over a month. Paid my balance when I moved out and they send 65 dollars to collections I never even knew about. This company is a predator of college students.

I loved living at The Grove. I made a ton of friends there because the community was so friendly. The pool area is constantly filled with people and so is the dog park. The staff does tons of activities to get to know you and some of them involve prizes!! Both the staff and the manager are super friendly. The manager is AMAZING and accommodates to your needs. She is super friendly and is doing such a good job updating the clubhouse! Would highly recommend living here!

This apartment complex is the best student housing in Lubbock that I have lived in!! The staff is so friendly and they really do work with you on everything. I really like the fact that they know their residents and every time I go in to the office for anything I am greeted in such a friendly manner. The best part about living at The Grove is the caring attentiveness of the staff. They go above and beyond to see that my needs and wants are met. Upon move in, I submitted a laundry list of maintenance requests, and they were solved to my satisfaction within a day (including shampooing the carpet and furniture). I feel so welcomed and absolutely love the roommate I was paired with. Talk about attention to detail!- Pros: Loving people, quick response, fast bus to Texas Tech, beautiful amenities, very spacious- Cons: No recycling, not close to a normal Citibus line, party culture of some residents (so Ive heard but never experienced)

People in the main office were really nice and treated me very good. They showed us the complex, the benefits of being a resident of The Groove, and the apartments which are beautiful.
Everything you need to know about living at the Grove:Pros: Super affordable, never went over on our utility cap. Its also very spacious. My room is double the size it was at my last two student living apartments. Its also really nice to have a walk in closet and not those mirror sliding ones. The furniture they provide is great for storage. Im also a fan of the big windows. I dont have a dog, but the dog park is huge and the property is very pet friendly. Oh, and theres free coffee in the office. I think its a great apartment for upperclassmen/ graduate students who want to have all the student friendly amenities without the loud party kids.Cons: The unit Im staying in is not one of the updated ones, so our dryer is old and takes a couple of rounds to dry our clothes (still never went over on utilities). Maintenance does take a really long time to get to you, but this is the case for every complex. The walls are pretty thin but not unbearable. Theres only one dumpster on the property which can be pretty inconvenient if youre on the other side of the complex. Another thing that kinda stinks is you have to get your own router for the wifi (you do not have to provide your own wifi, just the router), but split between 2 to 3 people its not expensive at all. Plus, it does keep your wifi from freezing up since you are not having to share it with your entire building. Theres always going to be some downfalls in every apartment complex. Thats just the way things are. This is going to be the best bang for your buck. I would sign here again if I wasnt graduating.
I am a shy person, but after living at The Grove I can say I have never met so many genuine and sweet people. Austin helped sign me up and he was knowledgeable about the leases and everything in between. I will definitely be living here again next year!

I LOVE the renovations! I’ve been around the grove for a while now and have seen a couple managers come and go but Demi Holladay is by far the most incredible one. She’s done these amazing renovations, held awesome crawfish boils, and is extremely helpful with any issue I have.
Honestly probably one of my favorite apartment complexes I have lived in, the staff is so amazing and kind and the living quarters are fabulous.I was taking to the kind lady Mariana at the front desk and she was telling me about her life. The staff here goes above and beyond to make sure you have an excellent time. If you are looking for apartments in the Lubbock area, definitely recommend these!

As a student at Tech where I live is very important and The Grove is incredibly helpful to me. All the amentities are great and I always see Austin around the area and he always offers a bright smile and helpful service and advice even if he is not working. The grove is an unbelievable apartment complex from the dog park to the newly renovated club house. Not to mention the staff is so friendly.
The apartments were very dirty at move in. The walls are extremely thin. I can hear everything that goes on outside my apartment and music from other buildings. However, once the cleaning was done (by ourselves) and the decorating complete our apartment feels like home. With this being just about the cheapest apartment in Lubbock, it is great. Great location to Tech and to shopping and food! Update: I fell as though this apartment is not worth the price anymore. It has zero upgrades, not even the main clubhouse. Everything looks stained and feels old. I could pay the same price and live in a brand new apartment 5 blocks from campus. They should go above and beyond to make the experience great at this below average apartment they run.

Our experience living at the Grove has been wonderful. The building manager, Bailey Brown, is always friendly and willing to help make our stay welcome and pleasant. She goes above and beyond as a manager and is very professional. She takes her managing responsibility seriously which has resulted in creating a beautiful, well-kept complex with up-to-date amenities. The staff is personable and friendly, helping current residents and people interested in renting a Grove apartment. We have not had any issues which maintenance didnt take care of promptly. We enjoy the laid-back atmosphere, the annual crawfish cookout and other various events hosted by the Grove. Its always well organized and they have plenty of staff on duty. One of our favorite amenities is the pet-friendly atmosphere, the Grove being the only apartment complex in Lubbock with a fenced-in dog park about the size of a football field. I also love the clubhouse that looks out onto the pool. It is beautifully decorated, clean and very inviting. It offers a perfect room to study, sit or watch TV. It also houses a game room and convenient 24-hr fitness center. Its a nice alternative when you need to get away for a little while. They serve free coffee all day and offer comfortable seating by the fireplace to read and relax. I would highly recommend the Grove.

The Grove has its moments with thin walls/floors and needing a deep clean before move in, but it is affordable and the staff have been nothing but helpful to me every time I ask, even if I might be a little grumpy. It is close enough to campus to be convenient, as well as a lot of new restaurants and shopping, which is really nice. I have already resigned for another year and if you are looking for affordable living in a great size apartment, this really is the place to be, trust me because I looked all over! I have great roommates and am looking forward to the rest of my time here.

I’ve been looking for an apartment for a month now and I heard about the grove from my friend!! I took a quick visit and I fell in love the staff was amazing and understanding I really enjoyed it!! This will definitely be my home!!
I dont even know where to start with this review. One star is too much for what this place has to offer. It is so obvious that most of the 4- 5 star reviews for this place are fake! I bet they have the poorly untrained and unqualified front desk people writing those reviews or their own friends; the only person that helped me out a couple of times and cared about my issues was Taylor, the rest of them dont give a damn about you. I had to move to 3 different apts due to the extremely unpleasant situation I was having with my roommates; they will match you up with whoever is available, not by what you filled out in the form. Anyone can live there, theres no backgrounds checks of any kind, just sign and pay your last month of rent...that gives you an idea of the quality of neighbors/roommates you will have. While it is true that a huge part of tenants are tech undergrads, dont expect to be surrounded by nice, respectful and educated students...get ready for low class students/people playing music out loud until 3 o 4am, talking right outside of your building until late hours, spitting and peeing on the floor, fighting, yelling, smashing bottles...you get the idea. And I lived in 3 different buildings in the same complex and it is the same story. The property manager, Bailey, she is extremely incompetent and unprofessional (not to mention rude and argumentative), and the only reason she is the manager of that place is because for the last 2 years that place has had 4 different managers, all of them as unqualified as her for the job. She just happened to last long enough working the front desk and never left. Maintenance is average, if your apt/room is dirty as hell on move in day, good luck getting it cleaned, getting old and broken furniture replaced, or just getting anything fixed. This place is a complete nightmare if what you are looking for is a nice, somehow quite place with respectful neighbors.

Great community! Great Apartments! I’ve lived here for years and it’s only gotten better! If the rates were $100 cheaper a month, it would earn 5 stars all around!
The management and staff are superb! They are always willing to help when a resident has a problem. The downfall to staying at The Grove is the thin walls and animal feces around the property. The walls are so thin, I could hear my neighbors phone vibrating. Maintenance requests are getting better but when I first moved in (2015) it would take about a week for someone to come and fix things. Also, residents let their animals roam freely without leashes. If you are not an animal person, you should consider living somewhere else. In my honest opinion, the amount of rent I pay isnt worth staying at The Grove. If my rent was about 75 bucks lower a month, Id consider it.
I haven’t had problems with them until now.Their roommate marching is useless because I got a roommate who smokes and it highly bothers me when I smell it inside the apartment and then I was charged a $100 fine for that when I do not smoke.The office did not try their best to help at all.The walls are paper thin and the carpet feels disgusting to walk on with bare feet. Even when the clubhouse is renovated the treadmills in the gym do not work still. If anything I don’t feel welcomed here at all which is why I am not renewing my lease.
I honestly really liked living here! I only had to request two maintenance requests the whole time I lived here. When I first moved in, all of my keys were ready, my room was ready, there was nothing damaged in the room, and the office staff is very friendly! I like how the rent is a reasonable price and how there is a lot of parking available for residents. The only thing that really bothered me about this place was my neighbors were very noisy but thats not really the managements fault, its just part of living in an apartment.
Living here was a horrible experience. When you first visit the apartments, they show you a model apartment, which is much nicer that the apartment you will actually be living in. They do nothing to enforce pet clean up, so you literally cannot walk through the grass without stepping in dog crap. Unless you live in one of the front apartments because these are more regularly maintained. I brought this to the attention of the staff several times and no action was taken. I was told once that they cant really force people to clean up after their pets. There are not any dumpsters on site, and they gate off the dumpsters next to the apartment complex which is incredibly inconvenient. Upon move out, they tried to charge me $400 in cleaning and maintenance fees. Most of the money would be going towards replacing the mattress and repainting the bedroom, neither of which were necessary as it was in good condition. I am currently in touch with an attorney to get these issues resolved because the apartment staff is unreasonable and not willing to work with me. I absolutely do not recommend living here. The cheap rent is not worth such an unpleasant living experience and uninterested staff.
Great price for student living and a great location. not to mention that the manager (Demi Holladay) is AMAZING. so helpful and kind!
If there was a -5 star, that would be more appropriate to this apartment complex. Please keep in mind that some of the 5* reviews have been submitted by staff of the apartment complex. This complex as many others will put on a smile, and sweeten the way for you to sign a lease. but once you have done that, the act is over. NO more answered calls, NO more friendly staff. The management is absolutely a joke. They asked me and my roommate to move out of our apartment to another one, they promised they will move our stuff because of the short notice. I had 2 boxes left that Taylor promised he will personally move to my new apartment on a Friday, not only was my stuff thrown out, but my photo printer and a few more stuff ($500 + total) were stolen... On Sunday, I went to check why my last 2 boxes hadnt been moved yet, when I found my property thrown out of the apartment. I tried calling the Emergency number 10+ times, NO ANSWER, corporate, NO ANSWER, the manager NO ANSWER. I remembered knowing where one of the girls lived, she was kind enough to call Bailey Brown, the manager but she wasnt coming on a Sunday. The second time I went to ask her to open my last apartment to search for my stuff, her roommate (an office employee as well) yelled at me, threaten to call the cops on me and cussed at me for asking them for help. ABSOLUTELY DISRESPECTFUL. I NEVER HEARD BACK FROM THE MANAGER THAT DAY.
Would give zero stars if I could. I’m a very low maitenance kind of person, but the service and apartment complex itself is disappointing and has me very upset. When I first moved in, it was a wreck. Disgusting carpets, cigarette burns in the furniture, stained furniture, my bathroom door wouldn’t close, chipped paint on the window sill from the previous tenants pet, pen marks on the wall, and three tiles I could lift off the kitchen floor. Recently I had also lost my set of keys, I then went to the front desk to purchase a new set. They had me sign a document to receive them, but didn’t give me my mailbox key. Now that I’m back and wanting to receive it, they are wanting to charge me an additional fee. The staff should NOT have had me sign any documents if they didn’t fulfill their job. Not to mention the new gate clicker they had given me did not work nor did my gate code. If it weren’t for someone leaving the complex, I wouldn’t have been able to get in that night. Whenever I have questions, the staff seems to have little to no knowledge to what I am asking and is very unhelpful. Also, there is always an additional $40 fee added to my rent each month with no explanation. I am at work all day and my roommate is never home. I leave the heat and lights off and nothing is even plugged in. For an entire month, my apartment was left at 50° sometimes lower, to avoid an overage fee. Despite my efforts, I still received a $40 fee. At this point, I have a countdown until my lease is up and I can move out.
Ive been here for 3 years now and I have to say I have never had any issues. The rooms are spacious and have lots of storage. My service request are always handled within a few days. My dogs love the dog park too. Management is awesome too.
As the first place I chose to live off campus, I wasnt sure how everything would work out this semester. Glad to know made the right choice, fast reliable internet, cheap rent, friendly staff, close to campus. I would this place if you want to life off campus and leave the dorms behind
New property manager, Demi, quickly took care of an urgent matter as I was a past resident and needed help. She wasn’t any part of the incident but efficiently and selflessly helped.
This is hands down the worst apartment complex I have ever lived at, Bailey was a awful manager the new GM is a lot better but every other staff manager is rude, they gossip about tenants, fees and fines come up with zero to little explaination.The apartment was dirty, broken furniture was temporarily fixed instead of replaced, the pool was constantly disgusting, and getting maintenance to fix anything is nearly impossible. I absolutely cannot wait to leave this place and I will highly advise anyone to live literally anywhere but here. Honestly the local dump sounds better to live at then here.
