Very disappointed at the condition of the apartment when my son moved in fall semester. Upon unlocking his room door the bedroom was disgusting. Dirty, even with the previous tenants left over clothes under the bed. The ceiling has water stains. The bathroom was moldy and unclean. The common area floor was buckled, and not one light !! Do not sign a lease for your student at this complex. I am horrified leaving my child at this place. The apartment looks absolutely nothing like the model. It is not maintained well at all.

From the moment I moved in, everything was dirty. The workers would give me lightbulbs to replace the lights and batteries to replace the smoke detectors. When talking to people working for the office, from the very start they were rude and unprofessional. You will get crazy overages and when you move out, they will charge unrealistic amounts in damages. I would recommend to not live at this apartment complex, they will squeeze every last bit out of you. The rent does not match the quality of the apartment and you will end your lease with hard feelings.

I can see why my friends love University Trails. In the end though, our son decided on another university, but we would have chosen University Trails in Lubbock otherwise.

This is my first year living at University Trails after moving from their sister property UClub Townhomes. I have had a pleasant experience since I moved into my unit! Its a quiet area and I feel at home here. Plus Sophia and Morgan in the office are very helpful if I ever need anything. Theyre both friendly and professional... and are quick to help me if I ever need anything like picking up a package or putting in a work order. Their maintenance staff is also very fast with work orders and will be there to fix anything within a business day or two. Overall, this complex is low cost but has positive and helpful employees in their office that make the experience ever better!

I really enjoy living in this complex, I’ve made great friends and feel as though any issue I have will be addressed quickly. However, there has been times where the gates (both the car and side) are broken and doesn’t get fixed for days on end. As well as the accounting not removing pet fees once pets are removed from the apartment.Other than those issues, everyone in the office is very helpful when addressing issues and they have great help in there like Morgan!

~~~Executive Summary~~~Avoid at all costs. Next years prices are exorbitant. Not only has rent increased significantly, expect to pay high prices for utilities. You can find better, cleaner, quieter properties within the same distance from campus for the same price. Two stars for an otherwise unsatisfactory-to-almost-satisfactory experience. Maybe you might have a better experience, but most kids I talk to dont.~~~Outdoors~~~The grounds used to be kept very clean, but not anymore. Pigeons defecate everywhere (including on cars) and no one has power-washed in a while. The hall to the front door of the apartment builds up feathers, dirt, leaves, trash, and whatever else blows in. The porch is really small and a little dingy. We have stray cats come into it regularly, despite he fence and barricades we put up. I have not used the volleyball court, basketball court, or pool, so I cant offer any insight there. My roommates bike was stolen, even though it was locked with a heavy steel lock, so now he wheels in inside every day. Neighbors are super loud and inconsiderate, which is worsened by thin walls and ceilings.~~~Interior~~~There are wood floors, which are nicer than cheap carpet and easy to clean, but they scratch very easily. Expect charges for that. They repaint between new residents, but do a very sloppy job. There are paint spackles all over the floors and painted-over cobwebs/spiders/bugs in the corners. Some of the furniture is new, and that stuff is nice. The old furniture is rickety and not very useful. The desk chairs have weird guards on the bottom to make them rocking desk chairs, but had no problems after I took off the guards. The kitchen is very small and has less storage than a first look might suggest. All of our (first-floor) bedroom windows are unfortunate. People park directly six feet in front of one window, blasting the room with light; one is right in front of the AC units; and the other two have bright LED lights flood the room all night. You will probably need blackout curtains, as the given blinds are useless.~~~Appliances and AC~~~The appliances are not guarantee to work well. My washer/dryer unit is super loud and dumps lint everywhere. Maintenance staff has tried everything short of buying a new unit to fix it, which I appreciate, but I still have lint over all of my clothes.~~~Management~~~I have only had a few problems with management. Their bookkeeping is a little messy; I have had to call their accountant several times to have random charges explained to me. The accountant is NOT easy to get hold of. Otherwise, staff is friendly and helpful.~~~Overall~~~For a kid like me, having my own bedroom and bathroom is huge, no matter how dingy. I am taking classes full time, so the ~$450/mo is manageable. However, the new ~$550/mo is a little ridiculous. I advise you take your money elsewhere.

Trails was very unhelpful with my roommate issues including a very severe situation. Charged me for a service animal, and ignored my crying phone calls and visits to the office. Do not live here. And if you’re going to please reach out to me (Facebook) to make sure that you don’t end up with my awful roommates. Dismissive, rude, mentally abusive. And trails was not helpful in the least. Maintenance was very helpful however, and as far as mail service and answering phone calls they were pretty responsive. The apartments overall are pretty nice, just be careful with which bed space you pick because some (especially closets) are smaller. Wood flooring throughout and utility cap is helpful.

The location is great. The units are fine. The common areas are satisfactory but the Accounting Department is HORRIBLE!!!. My daughter graduated and moved out in May 2020. She went to the office, turned in her keys and asked to pay for any utility overages or any additional charges. She was told her account was paid in full. In October she receives a bill for $1.83 for utility overages along with a very nasty note demanding payment. U Trails spent over $2.00 in postage to bill for $1.83! This wasnt the first time she has had issues with their accounting/billing. BEWARE this place will nickel and dime you to death and their record keeping is non-existent. TAKE A PASS AND FIND SOMEWHERE ELSE TO RENT.

The roommate matching system is helpful and the staff is always willing to help out. The amenities are always clean and taken care of and when something needs to be replaced a work order can easily be put in

I am currently on my second year living with UTrails.My first year i lived in a 4 bedroom unit. that same year i requested roommates and they were all placed with one another and i was placed in a different unit with 3 girls who did nothing but smoke weed and make a mess. and one of them had a pet who wasn’t registered in the apartment that i had no idea about. everyone in the unit was charged a pet fee and pet rent until the girl came forward. I spoke up to management about it. Thankfully management allowed me to move units from all the issues i had been put through with no charge and placed me with a wonderful group of girls who they knew were clean and very kind. the second half of my first year was much better. the pet charges were also removed from my account and any late fees that came with that.now i live in a 3 bedroom and I was placed with both requested roommates. the living experience is much much better this year and i haven’t had any issues other than electricity overages that don’t make any sense (usually there is never more than one of us in the apartment at a time) and internet problems.overall I do like living here but i have had to jump through some hoops to get where i’m at now.internet- is not the best. the only thing that doesn’t work is my smart tv. both roommates also have smart tvs (one is plugged into ethernet) and neither work as well. the only tv that works is the one connected to my fire stick. i have no issues connecting on my laptop, PC, or phone. I have called the internet company to get answers and they just tell me “your tv must be broken. I suggest you call the manufacturer” when it’s a brand new tv. and i have called the manufacturer and nothing is wrong with my tv.maintenance- with covid they are really great about wearing masks in the units. they always knock and are extremely friendly! They have had the same maintenance from my understanding since i moved in the first time. they are also really timely when getting to issues!front office- i have had nothing but good experience from the front office. other than packages all over the place, it’s very clean and well kept.amenities -the gym is small but has a decent selection for the amount of space.the pool is nice when it is open but more often than not they have been working on the pool when i’ve wanted to use it. (for 2 years)the basketball and sand volleyball courts are very nice in my opinion! i have used both and don’t see anything wrong with them.i have had more good than bad experiences while living here. other than rent prices rising it’s a solid place to stay.*some units do not have the new furniture pieces. both of my roommates have an old dresser while i have the new one. also in the 3 bedrooms bed space C there is a cubby for the desk but the desk you are given is too large to fit in the cubby*

I am so glad I moved out of the dorms to live here. I am happy with the property and the apartment itself. Maintenance has gone out of their way to help me a few times (although I wish they would just replace the A/C with one that works) and the office staff seems to care. My specific apartment has the newer furniture (some of it) and flooring and it looks nice.I do wish that the price of rent would stop increasing each year, which hopefully it will since there are many new complexes around with competitive prices. The gates also drive me nuts most of the time. Hopefully there will be more community events but the ones they do have are pretty awesome (Halloween costume contest was my favorite). I would like to continue to see more upgrades and events.

Everything is okay... but I moved in about a week ago. I have already asked twice to have my shower fixed. I STILL cannot take a shower because the drain doesn’t work. The faucet in the bathtub is constantly dripping and the tub was not clean when I moved in. No one has contacted me about this and I am frustrated. Extremely disappointed because I was excited to live here.(Update): I was told that my shower would surely be fixed yesterday (Thursday) after going in for the third time to talk to the front desk. I just got home a few minutes ago to find that my shower has not been fixed. I went in to talk to the front desk again (who was very kind), and was told that maintenance wont get to fixing it until Tuesday now. I still cant shower. I am so disappointed right now.

This apartment complex is a great place to live in! It is so close to campus that it is at walking distance. The staff is so kind and are always willing to help you with your needs. Maintenance is also very good at responding to your work orders in a timely matter. The grounds are always super clean and well maintained in order to keep the complex looking great. Dont sign up for this place!!! I had problems since moving in with a dirty apartment, outdated and uncomfortable furniture, as well as rude desk and maintenance. Alot of gym equipment is missing or broken. The front desk is passive aggressive, as if why you bothering me kind of attitude as well and maintenance seems irritated when they come through to fix things. Even when moving out I phoned and told them I left my key in the room in move out and they start questioning me constantly about why I didnt drop the key off at the office, although the office is closed because of Covid, and then question me on why I didnt drop it off in a box (never informed about). Really left a bad last impression.

The University Trails is located in the best spot! Youre able to walk to campus, Broadway, and football games. Maintenance also does a great job fixing work orders. Theyre pretty fast at fixing things. I have lived here for two years, and have not had a problem with anything. The Trails includes free food during special events, and random times of the day.

Anywhere you live in Lubbock is going to have problems, so the other reviews arent incorrect but those are issues that you will experience literally everywhere. What makes Trails different is that the staff members are super kind and so prompt with help. I did get ants, but they sent an exterminator later that afternoon. In the meantime they went and bought me raid. I also managed to break my sink when I was trying to be a handy woman, and they fixed it the same day. The laundry machines are well above what Ive had in other apartments. All the other appliances worked as they should as well. The grounds are super clean. The tanning beds work. The pool is always clean. People use the courts, so it creates a nice environment. The gates dont always work, but youll come to find that its actually annoying when they do. They are also putting in new floors and furniture, so I would definitely recommend living here!

Havent had time to write a review since I moved in but here it is. Went on a tour before I signed to live here and when I moved in to my apartment it looks nothing like the model that they showed me. The model has a stack-able dresser, carpet floors, and an updated desk. When I moved in I walked into my room and saw hardwood floors that are scratched, a old black dresser, and a old black desk. If I would have known that this is what I was going to get then I would not have signed a lease here. Definitely do not recommend it. On top of that I had to pay for the month of August even though I was not allowed to move in until the 24th of August.

I DO NOT RECOMMEND THIS PLACE AT ALL. I turned my keys in to the office staff and they are still trying to charge me for them because the office LOST my move out documents. They are overall very unorganized and unprofessional and are not being helpful about resolving this matter. The office manager refuses to speak to me and bookkeeping takes WEEKS to respond to emails. I should not be penalized for the office loosing paperwork because they are incompetent. This place really deserves 0 stars for the hassle they will put you through. There are much better student housing complexes in Lubbock.

Im honestly trying to understand how this apartment even got 4 stars from anyone. Literally the location and volleyball court are the only good things about this place. Slow maintenance service and staff is only nice when you dont need anything from them-- like help from a possible shooter trying to break down the door (this actually happened). Also I happened to always paired with roomates who did cocaine and weed so that didnt really lighten up my personal experience as a non-drug user.

Best part was the convenience of location to campus. Maintenance seemed pretty quick. When we renewed our lease for another year the price stayed the same but was cheaper for new residents that year. Staff and managers constantly changed and eventually a corporate employee came to manage the complex. It seemed to be improving by the time I graduated and left.

This apartment complex has been a pretty decent place to live in for what its worth. The distance to Campus, the football Stadium, and nearby restaurants are within walking distance which has been really convenient. Staffs here has been really kind, and willing to learn your name to help you with your needs. Maintenance has been pretty good to respond back with your works order pretty quick. They also maintain keeping the outside clean and freshly cut. Throughout the year, they have hosted different events from free food to supplies to help your wallet a bit. Overall, Ive enjoyed staying here for the last two years and not bad for its price, location and environment.

I have had no complaints about living here the past year. The location is extremely convenient, the staff has always been friendly, helpful and worked hard to organize fun social events for the residents, and the quality of furniture, appliances, etc is adequate for most, I actually find the furnishings really nice and in my opinion, most complaints about this facility are from people who are too demanding and picky for what you should expect when in college.UPDATE (1/23/18)I definitely stand by the statements in my earlier review. Additionally, the thoughtful things that the staff do for the residents really makes a nice impression when living here. For example, they have left little bags of candy and treats during finals week and the new semester, which was a very nice gesture!

Hey all I lived at U Trails for THREE years and I moved out before this fall. This is what I got out of the three years I was there. Its not fancy it is what it is. Plain and dry no parties at the pool, unless its hosted by U Trails. That could be a positive or negative the way you look at it. The workers seem to care however, when they change staff they seem to not be on the same page. Then after a month or so everything seems to run smoothly. The maintenance workers take great care of the facility. I would say the best out of any apartment by Tech. I never had any terrible experiences just had to deal with people with bad attitudes which is life so its ok. Overall not great not awful its just a school apartment, sorta like jail you do your time then you get out. I would recommend this place if you dont want to deal with parties 24/7 and if you dont want a fancy place to live. It has white walls, white oven, white fridge, white everything just about. However, like I said before its plain and simple everything works. They are not there to wow you just do their job. They did their job so I was fine with that. In conclusion, I would tour it if you dont like how not fancy it is go somewhere else. If you dont care its good place to live.

I lived here two years. The appliances are very old and need replacing. The office staff needs more professional training. The manager should be fired and sued. Be careful on parking, even in spaces that are not reserved covered parking. You may get towed without warning and have no reimbursement. This happened to one of my visiting friends. I do not recommend this place to others.

I have lived here for 2yrs and-Pros:-Good price-Close walk and buses to and from campus-Relatively safe-Friendly staff-New staff is more responsive, also grounds is much cleaner since staff was overhauled-My bike hasnt been stolenCons:-There was an attempted murder last summer-During breaks there is usually a mass bike theft-No pet rule but there is dogs and dog crap everywhereBasically its a great price if you want to be off campus, have utilities mostly covered, and need to save money. Biggest issue is occasional late night time drunks, theft, and fights.

University Trails in Lubbock is terrible in terms of their behavior. They can kick you out whenever they want. But you cannot cancel your lease as you want. It is really funny. Few weeks ago, I signed a lease providing all of my information and spending so much time with them. And one day after that day, they canceled my lease saying that there is not available room. Then why did they allow me to sign that? I just trashed my precious time there. They were just saying soulless sorry to me. Even they did not reply my question doing like they dont need to reply.Also, they are doing fraud. On their website, they are saying that they will provide 15 dollars gift card when I take tour there. Honestly, I visited twice after reading the information, but they have not given me the gift card even one of them. They are just luring people doing fraud.Actually, I was satisfied the place and signing the lease. However, since I was kicked out with non-reasonable reason and with strong rudeness, now, I think I need to say about my bad experiences from here.notice that I am not talking about the quality of the apartments, but you can be suffered by them during living there. Ive been living here for two years and have really enjoyed the staff, maintenance, location, and events (with free food). If there are any issues with my apartment maintenance will quickly repair after I place a work order. Friendly staff. Walking distance from TTU.

University Trails has been a wonderful place to live. My sisters both lived here in the early 2000s while attending tech and I couldnt wait to move in when I got to Lubbock. The apartments are renovated and Ive had pleasant experiences with maintenance and the staff. The pricing is really great for being so close to campus (only a 10 minute walk) and I personally believe it is the best priced student housing apartment complex this close to texas tech.

Proximity to campus is the only good thing about these apartments. Ive lived in 2 separate buildings and the heater and AC have gone out more than 7 times, the water heater has gone out 3 times in the winter and it takes days to fix it. Mold in air vents in my friends apartment, internet goes out often. Anything is better than here.

I am so glad I no longer live here.It took them over a year to correct a discrepancy in my bill. Then, when they updated the account with the correct number, they told me 2 days before the due date they had arbitrarily chosen. I didnt notice the voicemail until 2 days later, and by then they had already sent my account to collection. Now its hurt my credit, and it was a trivial amount I had owed too (Originally the amount they said I owed was over $50; the updated amount was literally less than $5). Horrible, horrible book keeping. The staff are also unprofessional and are quick to turn sour when your inquiry isnt something easily answered, having a I dont know thats not my problem kind of attitude.As for the apartments themselves, the location is convenient but its infested with cockroaches and crickets. Also, if you have a car, dont expect it to stay scratch or dent-free. I bought a new car and within the week, there was a white gash on the side where someone had slammed their door into. Similar happenings ensued to both myself and my roommates. Pool is closed quite often for no apparent reason, a good portion of the gym equipment is broken, hot water is scarce when its shared with 4 people (good luck to you if your roommate takes long showers!). Oh also maintenance staff is super friendly but super slow; it took them almost 3 months to fix the light in my room (during which time I had to rely on a lamp for light, as the rooms here only have 1 ceiling light per room).If you can afford someplace else, do it. This place is not worth your time or money for the amount of stress it leaves you with.

I would like to express how full of grace, sincerity, and drive to help in even the smallest problems the employees of the Front Office of University Trails are. Over this the past two weeks, I had a problem with not receiving a letter than was sent two and a half weeks ago. Most people would say this is a minor or personal problem since its just a letter, but to me this letter was very important. I watch as over this week, the employees went above and beyond their job description and did everything in their power to help! At the time I was so frustrated I struggled to show even decent courtesy to them, but what they showed me was genuine care even about this small problem. They sorted through every piece of mail they had multiple times just to recheck and see if it was missed placed. Last night when a new shipment of mail came in just before closing, they stayed after hours to look. I woke up this morning with a voice mail saying they had found it last night and were holding it for me until I could pick it up in the morning.Specifically I wanted to thank Bailey, Yvonne, J.C. and Josh for all the effort they put into this. You all treated me a person and showed so much concern for a problem that wasnt even yours.If anyone reading this is looking for an apartment where the employees show genuine care about you and your stay in Lubbock, at least tour University Trails and see a group of employees who care more about you than making an extra buck or two.

I honestly cant complain that the staff is actually responsible and has helped me right away everytime Ive asked for help. Maintenance takes care of everything when Ive issued a work order and they are always quick. The location is very well fit and helps me get to class on time without having to drive. I wish the gym was a bit larger and equipment repaired when needed, but other than that I havent had any negative problems here.

U-Trails is a good place to live temporarily. While it may take the maintenance workers a while to address your problem, the staff is always friendly and interested in making the environment friendly to College students.Short walk to Campus.

Worst place I could ever imagine living. Do not waste your money living here. Nothing will ever get fixed, things wind up broken and they wont take responsibility, my personal stuff was gone through upon servicing by a contracted company. Hard to work with, wont let you speak to manager, rude. Would never ever recommend to anyone.

The staff are dishonest and rude they are not helpful. All the things they think about is just filling apartments. Room matching is terrible too and they dont care residents convenience. The price of electricity is ridiculous. They charge you extra amount every month.I had two roommates here which actually were 4 people because they lived with their friends and I am sure office staff knew about it.They gave my room to other person for next year without telling me and they asked me to renew my contract but when I was in office to sign my contract they told me your space is gone. They behave really rude. I dont recommend this place at all.

Horrible. they try to charge you for everything. I turned in my keys and stuff early bc i left for the summer and they tried to tell me I never turned it in. Very dishonest. They do not care about their customers at all. Staff is okay, management is awful. Live somewhere else

I literally havent even moved in yet and Im getting the absolute worst service ever. I had replaced the lease of a friend and was told I would be taking her spot in the room with my other friends. Instead, they ended up putting me in another room with complete strangers and are doing virtually nothing to help me because they are 100% at full capacity. Ive even had the girls I was supposed to room with talk to them and they just keep telling us to email other people instead of being able to call someone and resolve the issue over the phone. We havent even moved in yet and they say they cant switch me into the room that I was told I would be in because its not an easy switcharoo and boom we are done. They dont care about the people living there or what they want, they just want numbers to fill in the rooms. I do not recommend this apartment complex to anyone.

I enjoyed my stay here. The staff is friendly and consist of CAs who actually live on the property and know what it is like to be a resident. I also really like the location and price. The community is very relaxed and perfect for a student like myself who likes to enjoy peace and quietness. It was a HUGE difference from the noisy and trashy apartments I lived at in the fountains and the republic sophomore and junior year. I have had maintenance issues at every apartment I had, as well as utility overages everywhere. The power company in Lubbock really sucks about utilities so no matter where you stay there may be issues regarding that. The difference in the trails for me, was the fact that they took the time to listen and resolve every question or issue I had. I enjoyed my stay here and would recommend it to anyone who wants an awesome apartment to get away from campus that is still close by (5 minute walk to campus).
