Awful place to live, save your money. They advertise the convenience of their key fobs but the doors will most likely end up breaking for a week or two. I had to try 3 different doors at one point to try and get in. If you ever think about having friends over or you want to make moving easier in yourself, your car will probably get towed at some point. Guest passes can only be accessed at the front desk but of course their hours are weird so it’s impossible to just have a friend over randomly. My friend’s car was towed and she paid over $200 dollars to get it back. There’s so much trash in the hallways as well as bugs literally everywhere. Don’t expect maintenance to fix anything. You submit these “maintenance reports” but most likely you’ll just have to live with what’s broken unless you tell them repeatedly. They also downplay the amount of crime that happens around the neighborhood, be careful walking anywhere, it’s not safe at all. The gates will also break randomly and it’s impossible to even park your car. Also, the WIFI is terrible.
My first year living here was good. Despite the hallways smelling awful and dog owners not picking up after their dog, it was a good first year. The office team can be helpful at times and I find it hard to get a hold of the leasing managers at times as well. I am currently in a 1 bedroom apt. I like everything but the fact that my sink isnt like the other 1 bedroom Apts. I requested to have a renovation on my sink and it was declined. Overall, Id recommend for University students but I will not be living here again after July 2022.
Trifecta management has always been very caring and helpful to me, and its obvious the amount of work they have put into constantly improving the experiences of their residents. The new trash chutes, security system, walking bridge between buildings, pool, dog park, and gym are just some of the great things about the campus. As for the apartment itself, I have never felt more at home in an apartment, even compared to the nicer campus housing options. I love the walk-in closet and the available storage with the provided furniture, and feel that it is just a really well-designed layout: flexible and spacious.

Trifecta is a good place to start, but I would recommend looking elsewhere for housing if you are a graduate, professional, or advanced degree student. I would describe the overall vibe of the complex as very undergraduate and immature; this has overall been my experience with the adult staff in the office when I have had to speak with them as well. The student aged workers have always been the most helpful. When you tour Trifecta, it seems like an ideal place to live and, typically, your tour guide is awesome. After you actually live here, you understand that it is low key the worst. Other residents are incredibly inconsiderate with their pets: they do not use leashes outside of the dog park as they are supposed to and they do not pick up their dogs waste. The hallways constantly smell like weed, which I understand since this is college, but attempting to hide it should be a courtesy. Neighbors are extremely inconsiderate and the walls are paper thin. You can hear EVERYTHING. Additionally, if something happens to anything of yours on Trifecta property (say your car gets broken into?) the administration can be very dismissive of the situation and apathetic too, despite the fact one of the big selling points of the apartment complex is its gated, secure parking garage and entrances. One of the entrances to the building itself never locks which is a clear violation of the lease contract, and if the Clery Act were to apply to Trifecta, they would be in violation of that as well. My roommate and I are leaving Trifecta in the fall. The experience was overpriced and has left us completely unfulfilled. In short, we feel robbed. The proximity to campus is not worth the stress the experience as a whole creates. The only positive of the experience was the fantastic Maintenance Staff the company employs, and Im sure they are underpaid and overworked. They were always incredibly diligent and incredibly kind. I cant thank them enough. Overall, I would recommend looking elsewhere for housing. Student housing is a money racket. Rent a house with friends. Its cheaper and I think you will be happier in the end. Also, unlike many of the positive reviews on google, this is not a review being rewarded with a gift card; it is honest feedback.
I love how nice the staff is, the place is very clean and I love that it’s mostly quiet. The only problems I have is the way the guest passes work, I have to go downstairs everyday just to get 2 guest passes and I’m required to give them their names and I understand that it’s private property and they would like to keep tabs on everything here but I just feel like it’s too much when they can just put the passes in our mail boxes or give us permanent guest passes or something. Also, I don’t like how the apartment is set up. The garage is all the way on the other side and since I got a farther unit, it makes the walk to my car so exhausting. Other than that I think it’s pretty decent to be someone’s first apartment.
Management is great, Heather has been great with responding to any concerns that I’ve had. The staff is beyond friendly here and are always ready to help! We’ve had a few issues when it comes to dog owners here, but all in all it’s a great place!
It’s honestly a great place to live. I left a terrible apartment in December and Trifecta was able to help me sign a lease so quickly and efficiently. The management, and complex are completely better than the one I was living at previously. Definitely a place you want to live at.
I moved in about 5 months ago and have yet to have an issue with this place. The maintenance team are incredibly good at their job and fix issues quickly, and the desk staff are super helpful with any questions or help I have needed. The facility is nice and the amenities are well kept.
I love living here! I’m a non student and work a full time job and it’s perfect for me. The management is so sweet & the apartments are nice there not too expensive either!!
When we moved in, they didn’t have the room ready for us on our lease move in date... and they also gave us a room assignments with furniture in it when we asked for a room with no furniture. Despite all of that, the community is really nice. I like the dog park, and the close walk to campus!! A good choice for student living
Great place for UofL students to live! Very close to campus! Everyone in the office is amazing and great to work with. Lots of great amenities such as a pool, gym, dog park, game room, etc. Only took off one star because the hallways could be cleaner, however the rooms are great for the price!

I have lived here for around 9 months now. Haven’t had any issues. Pet friendly and staff is nice. Only issue I’ve had is that people don’t pick up after their pets.
Ethan gave me and my brother a tour of the A2 and A4 apartments. He was really nice and explained all the amenities and fees really well. Emily also gave us cookies. Everyone at the front desk is so nice and Im so excited to apply and move in !!!
Walls are very thin. I can hear my neighbors alarm clocks go off every morning. Courtyard and amenities are nice and staff is very helpful.

I am not sure what this apartment complex was like prior to the renovations and new management, but I am sure it has improved quite a bit. I appreciate the gated community and the bridge to help me get to campus safely. Most of the staff are pleasant but there are a couple people who are pretty impatient and some who have no idea what theyre doing. The rooms themselves are not terrible, but they definitely are not as nice as they appear in the photos so make sure you are being skeptical when viewing them. I wasnt, so I was let down once I actually moved in.

Staff is super nice and friendly and always seem to try and help when there is an issue. Great amenities and little things they do for residents. If i had to give any downsides i would say the parking garage situation is a little sketchy. Had to get a vip spot so my car wouldnt get broken into but now that its out in the open that has been better. The internet speed has always been an issue. Depending on where you are located on site seems to impact my connection pretty severely.
These apartments are at a good price and of great quality. The amenities are really nice (pool, gym, yoga studio, study rooms) and the staff is very helpful. There is also a dog park and a really nice parking garage.

The staff here is incredibly helpful and responsive. I have lived at several apartments near campus, and this is the best one. The common areas and hallways are kept clean, and having trash chutes on each floor is super helpful! Only downside is the sometimes slow wifi and lack of garbage disposal.

In regard to Trifectas apartments in general, I do not have the best opinions. Hence, why my rating is only 3 stars. But, today I received the best service that I have ever experienced while living here. Trifecta provides a washer and dryer. I have had my washer fixed literally 4 times. You would think that by now it would just be replaced. Thank God for Fernando! I think he is the new maintenance man. He ended up replacing my washer just by me simply telling him that it has been fixed several times. Thank you Fernando! I really appreciate your customer service!
So far so good. The staff have been outstanding! They have been super communicative and responsive to our inquiries. Tim and Tyler are top notch! The amenity areas are state of the art, clean and inviting. The apartment is good size and the location is perfect. We love the security of the complex, even the garage is within the gates. They are still renovating, which means they take pride in keeping their building up to date. Currently, the halls are a little stinky and dusty, but confident once the work is complete that will be taken care of. Not that the staff has any control of this, but the building designers should have designed a couple more elevators spread around. Moving to the 4th floor makes for a heck of a workout. But all in all pleased in our choice of Trifecta!

The atmosphere is nice, and the people at Trifecta are very good at what they do and are very knowledgeable. Their attitudes/personalities are top notch, and they are every commodity. Trifecta is in the process of remodeling the whole building. The newly renovated apartments are absolutely gorgeous. I cant wait to see what the common areas and the club house will look like. Totally worthy of 5 stars!
5 stars to the maintenance service of Trifecta. They respond very fast to any maintenance request. Specifically, big kudos to Fernando ! I had a problem with my washer today. In only one day, Fernando fixed the issue and replaced my washer with a new one. He also discovered that there was an issue with the air conditioning, so he fixed that too. Not only that, he is also very nice and friendly. Good job Fernando, I will make sure to ask for you specifically whenever I have a maintenance problem.
Signed lease here and have been trying to communicate with management for weeks. However there is never any response. Nothing can get accomplished because of how bad communication is.
I staying here over a year now because I am attending Spalding university. Safe environment with codes gated system. Close to UofL school, 5 minutes drive to Spalding university and 10 minutes drive to Bellarmine university. The maintenance staffs is very quick response and fix if the unit have any problems. Discounts after first lease contract.
Recently me and my girlfriend went to the apartments to get a tour to see where we may be living in the fall for school. What I love most about the Trifecta Apartments is the construction going on, it sounds weird to say but I see that as management and even the owner taking the initiative to care and appreciate what they have going for them. To me as a customer and soon to be resident I am willing to put forth all the money I can because I see the growth that they are wanting and improvement that I see and they are loving. The place is beautiful and the pricing is amazing for being fully furnished and completely renovated. If I can recommend students to live here I easily would. As well as, location isn’t bad, pricing is amazing, management are very nice and respectful and the rooms are beautiful. Can’t wait to be apart of the Trifecta family and experience the growth and happiness this place provides.
Absolutely love this apartment complex! Our tour guide Jaimaiya was awesome and answered any and all questions we had. This complex makes me feel incredibly safe as it is gated and they have security who walk around at night time hours. Seems amazing for Louisville students. Love this place.

I have lived here at the trifecta for going on 2 months now and it’s been nothing but great! Not only are the apartments nice, but the workers and leasing office managers make sure we have everything we need for a nice living experience! I would highly recommend other College students to live here. If they want a nice, affordable place to stay.

This is a nice place to live, very secured, a lot of cameras which is a good thing, although i gave it a 3 star because everything is good except the trash can thing, i think that every hall should have a large trash can for everyone to put their trash in 24/7. & when i asked for a renovated apartment, i would like everything new, no scratches on the tables, everything new since i payed for it, but i didn’t get anything new because they said that they ran out of furniture..
The rooms are open and spacious. I just love the renovations that they are doing. This is one of the nicest places Ive stayed at. The people that work there are very helpful and pleasant.
I have been living in the Trifecta since March, and honestly haven’t had any issues. The staff is amazing, they make an effort to learn your name, they work with you as long as you communicate. I’m a graduate student at UofL and they were intentional about making sure I had a room and roommate that was feasible and would match me. The renovations are a hassle at times, but at least they are putting forth an effort to make sure we love the place we call home.I’ve seen a lot of bad reviews, but honestly, if you do what your supposed to do, you really shouldn’t have any issues.
The new management is great! Since trifecta has taken over this place they have made so many improvements such as the renovations and making sure the hallways stay clean. I also love all the staff members very much they are all so kind and considerate! They also have free food at the front office all of the time which is very important! I love living here and am so happy I renewed my lease!
I have been communicating with Trifecta over the past few days, trying to get into a specific floor plan. Even though I may have been an annoyance to them by asking so many questions, they finally helped me get the floor plan I desired even after they I initially sold out.I’m sure others were involved, but Tailore M. was nice to me even when I was upset and overwhelmed. She helped me get exactly what I had hoped for. God bless these people.Update 06/07/21: Due to a lightning strike, lack of wi-fi, etc., I failed to get my rent in on time. The staff waived the late fee after this unusual circumstance, and I just wanted to add to my review to praise the staff at Trifecta! They are super helpful. Trifecta is a great place to live. Timothy responded promptly to my email, and I feel welcomed here.
I have a lease that starts in August, so I haven’t moved it yet however I have been extremely satisfied with Trifecta. The staff is very sweet and when I was there for my tour everything seemed clean and organized. Most of the space is undergoing renovation, but based on their plans it seems like the upgrades will be worth the move! Reasonable rent with utilities included.
The halls always smell like piss and I’m embarrassed to bring my family and friends to my apartment. Place looks great from the outside, but awful on the inside. Every month I have issues with them trying to overcharge me and have to go to the office to correct it and they’re not very friendly about it. Won’t be signing another lease here. If I could get out now I would.
The new management has made some great, positive changes! Very friendly staff who take time to get to know their residents. The new renovated rooms give the entire place a new feel. Perfect location to get to popular locations quick here in Louisville. Definitely recommend it!
This place has gotten worse every single year. First, they place roommates on their little roommate matching criterion, which looks at only the college youre in. Nothing else apparently matters. I was placed with two bad roommates a couple years apart.Then, to make matters worse; they were bought out and became Trifecta. Well, they advertised on rebranding.They sent a notice of relocation with less than a weeks notice. Not considering residents work schedules. And in the middle of the semester. Not even in Spring break.I have no clue who the new roommates will be. Assuming their track record, they wont be good ones.Then, theres security. The hallways reek of marijuana. Break-ins are rampant. The only added security the Arch did was add cameras and hire a couple of guards.To make matters worse, there is no early termination clause in the lease, which cannot be accessed currently due to technical difficulties. So youre stuck with them.I have been a resident for 4 years. This semester has been my breaking point. Stay away.
Although my stay in Louisville was short, the apartment was perfect. The apartment was spacious and nicely updated inside with new flooring. The parking garage was accessible and safe. The leasing staff, Tailore McLennan, always went above and beyond what she was required to do. I can’t say enough about how wonderful she was to work with.
I just signed my lease with Trifecta for the fall and I cannot wait to live here. The staff was super helpful and walked me through the lease and all of the awesome renovations happening. I just signed for the 3 bedroom and got a $200 gift card and Ray Bans ayyeeee! So pumped to move here in August!

Theyre walking distance from University of Louisvilles campus, the football and baseball stadiums AND right down the street from Churchill Downs!! The renovated model apartments look so awesome and I cant wait to see the rest of the upgrades!!
The GM at Trifecta is amazing! She truly cares for her residents and is highly involved. She takes pride in the property and is always looking for ways to make improvements. Their free food events are often and do not disappoint.
There needs to be some serious maintenance updates and cleaning. The stairwells and the garage are dirty. Which I partially have to blame on lazy residents who don’t want to walk to the other side of the apartment complex to throw out their trash. (But the complex offers trash valet so that’s still a horrible excuse). Even the hallway by my apartment is sometimes dirty I’ve come home with dog pee and poop in the stairway and right in front of my door multiple times! Also the maintenance team is slow to fix things/ doesn’t fix things at all. There are several entry doors that are broken and I have mentioned and told the office about but five months later they aren’t fixed. The lights in the stairwells will go out and it will take a month to get them replaced along with getting tons of dog poop cleaned from them. I’ve gotten so tired of it I’ve cleaned it a few times because it started to stick up my hallway. I’ve placed three tickets to get my ice machine fixed only to have the maintenance man tell me “sorry I don’t know” so I’ve brought several ice trays which isn’t a huge deal but it’s annoying.The appearance of the complex isn’t the best due to so much trash and litter everywhere and some homeless people who like to hang outside of my window. I’ve even had a few throw things at my window and I’m on the second floor. Plus hearing the gates open and close EVERY time something enters or leaves 24/7 365. Thankfully I don’t notice anymore. Also it’s to overpriced I get they want to be competitive but they went overboard. I wouldn’t mind the price is security was better, things actually got fixed, and it was cleaner. . I did give 2 stars because most (95%) of the staff is nice, and friendly though and the events the hold are nice as well. I’m hoping the new management will improve these issues though.
I love living at trifecta. The new management has already shown some awesome improvements to this place and I look forward to seeing the brand new clubhouse and gym! The renovated floor plans are a huge upgrade from what it looked like before. Third time really is the charm!

I can’t give a perfect review because I have not lived here. I remember though freshman year, I went to visit the grove I think it was called back then in 2014. Through the years while at UofL this property was not the place you wanted to be at. It was crime ridden and not safe at all. It wasn’t really college housing either. A lot of people that lived here weren’t really living here and going to UofL or any other school in the city. The reason why I’m giving this place a 4 star review. The company has done a complete 180 on this complex. The name of the apartments been changed. I follow them on Instagram. I’ve thought about going back to school. An I am so impressed by the changes that they have made that I actually really want to take tour once more 6 years later and possibly live here. Great work!

Things have gotten better with the new management. Things seem much cleaner and nicer but there is still room for improvement. Some of the locks on the doors are broken still and paying rent can be a challenge. Other than that, it is not too bad over all.
Trifecta has put forth a good effort to rebrand the apartment complex. They are working hard to renovate and the management is good at communicating. I look forward to all the new renovations.
The staff are incredibly friendly and the units are very nice; this being said the apartment complexs higher management above the property manager is scandalous. I had a toilet issue persist for eleven days with multiple visits from maintenance. When the issue was figured out, maintenance did not have the adequate tools to complete the job. This alone has caused me many issues causing me to file to get out of my lease. I was declined regardless of the trash that consistently liters the hallways and stair wells, a wide open door on the fourth floor allowing anyone access into the building, carpets all up and down the hall ways that they claim to clean monthly (I have not witnessed the complex shampoo the carpets in the entirety of me living here since July of 2018, and theres an entire complex full of residents whom would agree with my accusation), water in my old apartment that was milky white around the first move out date 01/30/2020, and elevators lacking building code safety certifications inside of them that the office has upon inquiry. I have had previous roommates tell me that they were charged extra on their utilities, but I never bothered to check mine. Would not recommend signing a lease here especially if one wants to stay away from the court system when they attempt to terminate their lease to to improper living conditions. No matter the response that the Trifectas management puts to combat this comment, just about every tenant actually living in the building would agree with the accusations made in this comment. The complex has done a lot better with their maintenance in the last month, for which I am proud of the people whom work here for that, but am jaded over the fact that CREI management had the audacity to send a decline of my lease termination about how they pick up trash daily, and that the carpets are cleaned monthly which is a straight out LIE as everyone in the building can confirm it to be a lie. The fact that they left out many things in their response back to me such as the milky white water, the amount of time it took to service my toilet, and the fact that the fourth floor parking garage door grants access to the building with ease has me questioning the morals of the company that has taken over the Archs name and changed it to Trifecta. The Trifecta is however remarkably pet friendly.....
I lived here for two years since it was the arch. I moved out last month.The only good thing about the trifecta is the staff. The manager is so kind and helpful (at least with us) and she accommodated our needs for two years and thats why I am giving 2 stars.For the cons, the main bad thing is the neighborhood. It is really really bad. You cannot go out by night. Your car insurance will be soo high. Also the hallways and stairs are very dirty. I know it is mainly the residents fault but I guess the low prices and poor screening process can lead to this situation. I dont know how the new management is going to deal with these stuff but it was enough for us to move out.

First of all, they pay people to give a five star rating.don’t let the fact that they changed the name mean that all of the bad reviews go away.this is a horrible place to live. yes it’s cheap, but it’s horrible. there’s constant break ins. Dog poop and pee everywhere, as well as garbage and garbage bags everywhere. they will move you to a different apartment with LITERAL DAYS notice for “renovations”the pool hasn’t been open the entire summer, and half of the equipment in the gym is not working and when asked why for both the answer is “we’re working on it”. ok so you’ve been “working on it” for 3 months. awesome. sounds legit.don’t expect to have any friends while you live here either cause i parked here for literally TEN MINUTES OR LESS. so my friend could put her boxes in my car and i got towed. was out of business hours, so i couldn’t get a pass. figured that parking for TEN MINUTES. would be fine. but no. maybe give a ticket if you’re that greedy for money instead of making your residents friends and family pay $200+ for towing fees. pathetic.AND!! if something in your apartment breaks - like a VERY IMPORTANT appliance like your washer/dryer... don’t expect for it to be fixed for months.

This place is both awful and a rip-off! I lived there for three years and in the end had the worst experience. William Rigby who wrote a review previously, clearly mentioned all of the bad things about this place. This place DID give incentive to residents to write a POSITIVE(not HONEST) review for them. Please find the screenshot of the email attached to this review.The locks on the doors to outside of the building were usually broken. I had someone placing trashbags in front of my apartment and they fined me for that. I sent them an email and they never replied. I called them later and went downstairs. They never APOLOGIZED. They only told me I was good to go and they would take care of it (which they did)!!There was a leak coming from the fourth floor to my bathroom. It took 6 months for me to fix it. I sent several emails, called them, went downstairs. I sent emails to the manager several times. The manager (Heather) stopped replying to my emails after some time.In the end, I had to sublease my apartment. I spent my time and energy to find a person to take over my lease for June and July. He paid for those two months + the administrative fees. In the lease, it was clearly mentioned that the tenant should pay 85% of the monthly rent if 1) fails to move in, 2) moves out prior written approval, or 3) is judicially evicted. I did not fall into any of those categories. Again, it was in the lease that this cost is not a penalty fee but the time, effort, and expense in finding and processing a replacement - particularly those relating to administrative and marketing costs. However, Arch/Trifecta was not the one who spent time or energy on finding a new person!!! I was the one who found a replacement. They could never explain the reason to me even when I went and talked to them with my attorney. The manager NEVER showed up!On top of that, the people who worked on the front desk were usually nice, but when I questioned their interpretation of the lease, one of them became very rude and standoffish!.In addition, this place has claimed that the management has changed, but the manager and the people who used to work there are still the same.DO NOT go to live in this place. It is a BIG mistake. I am EXTREMELY happy that I am not living there anymore!
I feel safe with the security being around now and the privacy around the complex. I also like the staff and how I can communicate with them about general and personal things. 💯
I love it here. Everyone is very friendly so are the staffs. I enjoy living here and would totally recommend it.
With some of these negative reviews I just wanted to share my positive experience with trifecta! I just stared living here in August and I’m really pleased with a lot about Trifecta! The hallways are pretty clean considering the renovations. I just keep in mind that they are making the place better and it will be good in the end, because I’m looking to getting a renovated apartment next year (they are really nice)They have valet trash pick up, three days a week, with is really convenient. They also have free food events a lot and its always good and the staff are so nice! We’ve had a few maintenance issues and they were fixed the next day after putting in a work order, which is awesome! The WiFi is fast and works great (you have to purchase your own router, if you split the cost with your roommates it’s not too expensive)The only thing that is a bummer is the pool not being open for some reason. Hopefully next spring it will be open. But overall super pleased to live here!

Since they are re-branding The Arch dont let the 2.3 Stars fool you. While they are renovating the apartment into nicer, upgraded apartments. It currently looks awful. There is trash on the grounds, dog poop filled grass areas, the only trash is at the end of the apartment building. I have broken furniture, broken cabinets in my apartment. I have had bug problems in the summer, and when putting in maintenance requests they have just been closed without anyone doing anything to fix the problems. My electric bill is outrageously expensive.I am currently fighting an eviction due to them losing a $400 money order that they claimed to have returned to me via my mailbox.The outside doors are always broken. Since it is near a poor area, there are homeless people that beg for money, I have had my car broken into numerous times. The fire station is across the street and so is constitution on a new UofL apartment complex.Currently outside one of the outside street doors there has been a dead rat the size of a small kitten for over a week. I would look elsewhere because what ever money you spend here never seems to make it back into the property. Ive been a resident for almost 3 years.
Trifecta Apartments are great affordable student apartments! If your looking for a good housing as a college student, come here !!
Terrible place to live. I understand there are renovations going on, but they give you less than a weeks notice before moving you to another unit for renovations. It’s always trashy, smelly, loud and disgusting. And the staff aren’t very efficient or friendly after you sign the lease.
