Hello my name is Agusty I’m currently resident of Derby States Apartments, I just move in to this apartments complex on Monday September, 27, 2021 at the 8305 Robinwood Rd apt #6 and unfortunately I had the most horrible experience living in apartment. I just cannot explain how awful it is the maintenance service of this place . Since I move in I’ve had a lot issues with stuffs in the apartment that needs to be fixed . Maintenance service do not do they job, and a lot of residents is always complaining about the same situation, I have been talked to the office about this matter but my issue is not resolved yet since I move in and I just been here 3 days .The kitchen’s drawer is bad there are some things that need to be fixed, first bedroom door is not the right door it doesn’t even close at all, second bedroom outlet is not working and there’s a hole at the bottom of the door and the bathroom its the worse of everything, shower is not adjusted correctly, all the time is throwing water everywhere every time we use it, also throw water from roofing of the bathroom, bathroom wall as all mess . Etc .

I work as a private in home aide to someone who lives here. This person has special needs. These apartments and its caregivers do not care about its residents. This much I can tell on the days I am here caring for my client. They have people constantly hogging parking spots or blocking entry ways to parking lots. Which is a hazard. They also have lawn care people who purposely point their blowers at people when blowing grass, not caring that people have allergies. The staff I have managed to interact with have been rude. This place needs an entire makeover, top to bottom. I have had clients here in this complex since 2017, and this has been an ongoing issues for various clients of mine.

Very overpriced application fee and they will go 2 weeks without telling you anything about the process of your application! Absolutely unprofessional needs new management.

This place is HORRIBLE!!!!!!!! I’ve been here since January 2021 & i would honestly say the WORSE experience ever! When i moved in a asked about all the reviews about roaches & they guy (which was gone by the time i signed my lease) said it was because people don’t clean properly. I felt like I wouldn’t have that problem because i KNOW I CLEAN PROPERLY. But i was WRONG!! 3 months of being here I failed 3 section 8 inspection due to Roaches, leaks, mice in the walls. Section 8 stopped paying them rent May 1,2021 & they tried to take me to eviction court for the payment section 8 didn’t pay! However, it was dismissed.This property is a complete JOKE! DO NOT MOVE HERE!!!!

Absolutely the worst people to deal with. Very unprofessional and there was a staff member named Stephanie who was very rude and didn’t know what she was doing. Do not recommend trying to rent these apartments. They will give you the runaround and not return your calls

Slum landlords with a fresh coat of paint. Beware what money you give them, theyll charge you for application and move in then block you before they write up the lease.

Lived here for about 6 months now. Actually turned out to be a better living situation than first expected. Buildings dont look the greatest from outside and afar and I cant speak for all residents seeing as I moved into a recently renovated 2 bedroom apt alone while everything inside had just been gutted and replaced with brand new everything and has turned out to be a pretty nice apt although actually sort of pricey compared to other similarly sized places in Louisville and with the additions of a pool, a gym, laundry facility, and a clubhouse type of lounge area, it seems to have worked out fine with neighbors being respectful as to the apt environment where every sound makes it through the walls. Pretty calm as well with nothing too crazy happening here while Ive lived here either. Overall Id recommend

Worst place to live ever! I Have a leaking in my restroom. I put a request to get it fixed and I am still waiting on them. The ceiling is falling down right now and the leaking is falling just right on the toilet and my bathtub. They have never taken this seriously and my I cannot even take a shower or poop. If you are thinking in moving here, think about it. It is not worst. I am leaving this place as soon as my lease ends.

If I could give these apartments a one star, I would. DO NOT rent from these apartments. There’s so much bad to say. Roach, mold and water turned off every week for hours galore!Maintenance never show up, and when they do, they only do “temporary” fixes. Mold grows from the air vents, the water in the bathtub keeps leaking hot water and when they do come and fix it, it’s months later and it’s always a temporary fix. There are roaches everywhere and several neighbors of mine have mice. The water is turned off once or twice a week without notice ahead of time or even at all. When we moved in, they said they had shampooed the carpets, but then we found cat poop in the closets and endless clumps of cat hair when we vacuumed. We had to rent a carpet cleaner and the water came out BLACK. Cabinets and drawers are falling apart and have yet to be fixed. The only reason we are still here three years later is because we haven’t had the $$$ to move. When our lease is up, we are GONE. We are so done with these apartments. As I write this, we have no A/C... I have two babies, it’s been off all day and it’s currently 88 degrees out.Please look into other places to move into.

If I could give a 0 star review I would. I moved into this complex due to it being the only affordable place when I was a single mom. But the ongoing issues were terrible. The first year alone we had constant hot water issues and I had to boil water for my kids to have warm baths. This complex runs off of boilers which are constantly needing repairs causing the water to be shut off at various times and leaving no hot water. I was literally told to just run the water until it became hot because it had to come from the main boilers. This had to have been thousands of wasted gallons of water, which never did get hot.The ongoing roach issues were never ending.The pool was closed at least 50% of the time. The workout room is only accessable during business hours which does not help anyone working a daytime shift job. They switched management companies at least 3 times in the 3 1/2 years I lived there. So once you get used to one office manager they are suddenly no longer working there.And lets talk about the trash situation. The whole neighborhood next to the complex uses the complex dumpsters as a dumping ground. So they were always overflowing with garbage on the ground.There was constant gun shots going off. From residents even who live in the complex. We delt with a drug dealer who lived on our floor and had to call the police due to fights in the hallway. They had people coming to buy drugs at all hours of the night and kept confusing my apartment with the dealers and would try to walk into my apartment! I had to yell through the door after midnight multiple times that they had the wrong address. The apartment complex claimed they couldnt do anything.The only good thing I will say is that the maintenance staff, who was extremely overworked due to not being enough of them, were always very curtious and helpful in trying to keep the property cleaned up and there might be a delay in them getting to you due to theirworkload, but they did try.There was constant miscommunication on the managements part. When I gave my move out notice, and inquired of my deposit, they refused to do a walk through with me. Blamed it on Covid restrictions. But then even refused and ignored my request for a video walk through. Charged me a late fee due to their miscommunication.I would absolutly not recommend this property unless you are in a desperate position. And just be very aware of what your moving into.

I have been living here for 5 years and in that time I have seen countless people unmanaged this place . For example I have been asking them to fix my carpet they told me they have to get approved for the work but as soon as a tennant move out not 15 days they are replacing and fixing everything in there to get the next person in instead of fixing the tenents apartments that already live here. Just sad I would not recommended living here . please dont move here

Rangeland is a terrible place to live, don’t let the outside fool you the water leaks are so bad I remember the bathroom whole bath ceiling falling down just because they never took the water leaking serious and they have a really bad mice problem no matter how much times pest control comes they still come back, and the management gets changed so much it’s literally like you can’t find the same people at the office for more than a month glad I don’t live there anymore honestly wouldn’t recommend living there. -2020

Very terrible place to live .. I’ve been living here for about 3 months and I still live here .. they have roaches, mold, leaking ceilings and there’s feces leaking down in my bathroom. They gave me a old refrigerator with roaches in it. I’ve contacted the front office plenty of times and nothings being solved .. Honestly do not waste y’all time or money with these apartments.. if I could give this place 0 stars I whole heartedly would without any hesitation.

Derby Estates is absolutely beautiful its Serene you feel safe and my sister really wants to live there however they will not rent to you if you do not have credit. My sister lived her life paying cash and they gave her a hard time. We filed an appeal and no answer up until now that was two months ago. Disappointed in management

Im a current resident .Always pay my rent on time.Have several maintenance issues but because the maintenance SUPERVISOR HAS AND ISSUE WITH ME none of my orders get done.I called today after putting in multiple orders .One of my toilets is stopped up and starting to smell.I put in a work order on the 30th.CALLED TODAY BECAUSE ITS SMELLY N FLIES ARE COMING PLUS MY SHOWER IS BACKED UP.TALKED TO SOMEONE IN OFFICE WHO SAID SHE WOULD PUT IT IN AS EMERGENCY AND SOMEONE WILL BE HERE TODAY.NO ONE SHOWED CALLED EMERGENCY MAINTENANCE TODAY AND THEY REFUSED TO COME SINCE I HAVE A SECIDN BATHROOM.CLAIMED NO MAINTENANCE WAS IN THE OFFICE .SO I GUESS OFFICE STAFF WAS LYING.ITS A HEALTH HAZARD!! BUT THEY WANT THIS 800+ THOUGH. I HAVE PICTURES OF EVERYTHING I NEED TO BE DEALT WITH.I HAVE EMAILED PICTURES WENT IN OFFICE WITH PICS NOTHING HAPPENS.

MICE INFESTATION

I went on a tour there and the agent, I believe her name was Jana, was the most helpful agent Ive ever had help me! She was very thorough, personable and accommodating. She made the entire process wonderful and a breeze. I signed my lease the same day! Id recommend anyone to check them out and if possible to work with Jana!

We called two different pest control companies and they both said mice are nesting in the walls and are multiplying.

I First Want To Say That I Absolutely Hate It Here. The Hallway Is Always Dirty. There Is A Roach Problem In This Building. I’ve Went To The Rent Office And Complained About This Numerous Times Already. They Have An Exterminator Come And Spray But This Is Not Helping. I Advised The Entire Building Needed To Be Bombed. I’ve Sprayed And Spent Money On Borax Acid Power And Put Along Every Wall Crevice I Think They Are Coming From. When I First Moved It I Did Not See Them. A Few Days After Moving In I Started To See Them. I Moved In 01/25/18, I Will Not Be Renewing My Lease In This Disgusting Place. On Top Of That The People Have NO Respect For Others Property. I Would Come Outside Or Look Out My Window And See People Sitting On My Car. DO NOT MOVE HERE!!!!Update: This Is The Second Weekend Since Christmas That We Did Not Have Hot Water. They Waited Until The Weekend To Have Someone Come Look At It And Told Me We Have To Go The Entire Week Or Longer Until River City Receives The Parts To Fix The Water Heater. It’s Too Cold Outside To Be Taking Cold Showers And Baths.

I had put in my application with my boyfriend for 1 bedroom and they told us we would move in after one week. We kept calling them and no answer. After 3 weeks I texted them that we not interested in moving in and she called me telling me that we need a co signer who makes $4000 a month. I make $17 an hour and he makes $14! I’m pretty sure we can take care of the bills, hopefully no one has to get their hopes up like this but they were nice in the beginning but too nice to be true🙌🏾 I’m very disappointed

HORRIBLE.... They say they have pest control but they come spray and it doesnt work. Can not live like this. Havent lived here even 3 months and im already looking for another place of residence. Dont let the renovations and nice staff fool you. This place is disgusting. I will be contacting the city.

Spoke to Ms. Jana Jacobs inquiring about a rental and she was VERY HELPFUL, gave me exceptional information and insight on things I didnt know about the complex. Thinking about relocating and with her help she made my decision that much easier. THANK YOU !

Absolutely awful place! The office staff is rude, unprofessional and unhelpful. The management is rude, unethical and unhelpful. Neighbors were threatening to beat my wifes head in and rape her things were stolen off our cars. We called the police, made reports and talked to management but we were blown off every time. They said what people do isnt their problem and refused to even talk to the neighbors. When I moved in, renovations were being done on the pool and recreation center but were still incomplete twelve months later. The day we moved out, the office staff left early without any notice. The following day was a holiday so I brought the keys in the day after that. They tried to charge me for three extra days plus exactly what the remainder of my security deposit was for damages and cleaning. The proof of damages were old photographs date stamped a year before my move in date.

When we moved in the carpets were filthy even though wed been told they had been cleaned. There was actually debris in the carpet. Cabinets were broken, along with the handle on the fridge. The bathroom was also filthy.After being there for a while there have been multiple fights, domestic disputes, etc in common areas of the complex. Owners refuse to intervene or contact police. Constantly having to call police. Honestly dont feel safe here.Water goes out if anyone else in the complex is using it, it seems. Has gone out mid shower.**UPDATE 4 MONTHS AFTER MOVE IN**Conditions continue to deteriorate. This place is the literal worst. Staff is incompetent and unhelpful. Neighbors blast music at all hours. No one respects the lease agreement or notices sent by the office. Probably because they cant decipher the misspelled, grammatically incorrect noticed that are sent. Cars constantly block the parking lot/spaces. Neighbors from other buildings sit in our hallway and talk right outside our door.MICECounting down the days until move out.Do not live here. Ever.

The people in the front office is nice but the rent is overpriced. I moved in when it was changed to Derby Estates 2 years ago. It was Rangeland Manor before. They promised an open pool, a community center, and a fitness center all would be open in Summer 2015. They opened the pool last summer ( year later) and they never opened the fitness center and community room. They claim that they were trying to get it fixed to where the community keys would work. But they fixed the laundry room and mailroom community keys so I dont see why its so hard to fix the keys for the fitness center and the community room. They are just using this to advertise those amenities but they are still not open. Just so they can charge a premium rent. There is a roach problem in a lot of the apartments. This year I have seen mice in my apartment. There are things in the apartment I have asked maintenance to fix multiple times. It is not worth the market rent they are charging. Only rent here if this is your last resort.Only positives notes are the location is good. Pretty convenient. The neighborhood is quiet.

Moved in with mold growing in two of the rooms closests after a year of living here the problem is still at large! Electrical issues even sparking noises behind the walls! Roach issues... Behind the walls are diminished pipes which leak onto the carpet in the diningroom and kitchen. Mold build up and counter tops are caving in! After 1 1/2 months of dealing with this theres no repair other than a big hole in the wall covered by other material (very unpleasant). Diningroom rug I purchased at $75 ruined by so much mold from the leaks from the pipes that werent even there! The carpet is molded and mildewed after putting in several work orders Im yet to find out when the repairs are going to take place. Im 5 months pregnant and have to go everyday inhaling this sewage/mold/mildew coming from the pipes leaking onto the diningroom carpet and kitchen floor! I cannot use the AC without the smell of mold and sewage in the air from the diminished pipes! Cannot invite company over because of the horrible smell when you walk in the house! Hard enough cooking comfortably in a kitchen that smells like sewage, constantly leaking! I have 4 small children and they have all complained of the sewage smell throw up and or have stomach issues when entering our home. With kids and being pregnant Im quite upset as to why its taking so long for a simple response and action after 3 office visits and multiple maintenance calls! I pay damn near 1,000 in rent to stay in a unpleasant apartment. Ive considered going to the health department even considered suing because of these many issuses! It seems managements concerns are only the outside remodling instead of focusing on the internal issues with residents that live here and have been here! I honestly loved the space when moving in and the fact my kids could walk to school but would not have resigned my lease if I would have known Id be going through so much nonsense! Im very uncomfortable living here and with bringing a new born into the home and would not recommend anyone to live here until things have changed. I couldnt post without giving a 1 star rating how outrageous! Im very disappointed -Current resident :(

Inexperienced, rude and disrespectful management. They raise rent prices all the time without warning, and if something in the apartment doesn’t work, they never come to fix it. Management is also racist, especially if you are a foreigner, they look down on you. They never also listen to clients, but threaten to call the cops on them if they put in complaints.

DONT MOVE HERE !Management is very Poor Ive lived here for 2 years and they have a roach infestation . and their Pipes for the water are old the water heater in each building is shared by 4 apartments.. [i know this b/c they told me by we keep getting cold water] the water gets very cold no hot water.. im being very honest when I say dont move here your spending way to Much money for the amount of money you will spending to Live here. this is why we left.

PLEASE READ!!!I’ve been a resident of Derby Estates for two years. Within those years new management has come to the property & I can vouch that the current property manager & regional representative have completely failed as leaders to the complex. A pipe leak was discovered by LG&E late June 2019 that was happening under my bedroom (only two generators heat the entire complex). My apartment is the one that unfortunately sits next to one. My bedroom & bathroom are constantly hot due to this. On July 1st the construction workers had to make a hole in my bedroom floor to do repairs without my consent. I was told by Megan Whelan (property manager) to simply shut the door & let the construction workers continue to blast & suction my bedroom until work work completed. I missed work due to my bedroom furniture being pushed to my closet which made it unavailable for me to obtain work clothes until construction workers weren’t there. My personal items were covered with clear tarp & exposed to sitting water/dirt due to ongoing construction. After 5 entire days to hole was covered but the baseboards beneath my bedroom were still unattached which exposed outside mud/dirt into my bedroom. The Megan & Dana Urger-Rancourt (regional representative) wanted my renters insurance to cover another place for me to stay during the construction instead of offering me suitable lodging or another unit since the damages weren’t my fault. My renters insurance wouldn’t cover anything because of course...it wasn’t my fault. I was told from Megan & Dina if I desired to move to another unit it would be an extra charge in rent since the 1 bedrooms available were all upgraded. They also didn’t offer any expenses to pay for moving fees. I was also blocked from sending any emails to management but could receive them. It’s almost August & work in my bedroom is still incomplete along with Megan being very nasty & cruel considering those below living standards. There’s been a lot of construction to all of the roofing along with new windows but I still have incomplete maintenance to my bedroom for almost a month. Megan told me that since clean water & air ran through the apartment I should be fine with that. I’m also still being charged full rent as if my apartment is in the same condition that I moved in (it most certainly isn’t). I’ve not once raised my voice at anyone in the office but I did express my discontent towards the actions taken to my situation. I’ve definitely learned my lesson when it comes to apartment hunting. The reviews don’t lie. If Meagan & Dina are still in leadership when considering this property....DO NOT MOVE HERE!!! This company is clearly about making the most money off of its residents as possible. Megan cares nothing about my severe seasonal allergies or the fact that I worked at a clinic for substance abuse which has odd hours so living in construction isn’t an option. I will keep reposting this if it’s taken down until my apartment is up to par along with leaving updates. I can’t wait to leave this complex completely & never look back but I know that the public deserves to see how leadership in First Communities & Derby Estates treat certain residents.Yours truly,Traumatized resident June 2019

We finally moved from there 4 years ago, after living there for 14 years. It was so close to newburg that the kids I use play with were really bad and mean towards me, I was even JUMPED by those kids. It’s also roach infested, I woke up with a roach crawling on my face TWICE. But the worst of all is the electrical problem that happened in October of 2011. We lost several electronics including 2 TVs, an Nintendo wii, and a microwave. DONT MOVE THERE!- Ayesha 😰👎🏾

Im being honest, my stay here has been less than great. I moved in april 13th, on april 27th my bathroom had feces in urine everywhere due to a leak from the upstairs units toilet. I contacted maintenance who told me that it wasnt an emergency and to call back during business hours when clearly it was an emergency. They then came that morning, only to replace the boards and Ive literally been stuck dealing with a mildew/mold smell since. I also still have a shower curtain and other belongings which had urine and feces on it. Im disgusted!! It wasnt cleaned up at all!! Also, the parking over here is horrible..you literally have to stay home all day to get one. Youll hear shooting occasionally, just hope they dont shoot you. Its defintely not a safe environment for you or your family. Closet doors are falling apart, kitchen sink barely works, and my daughter is getting sick because of the mold. Neighbors are loud and have traffic running in and out selling drugs. I really regret this move, these apartments are not worth it.

Do NOT, I REPEAT DO NOT MOVE HERE. I lived at this location almost 5 years and from the time I lived there to the time I left recently, it has changed hands 5 times. Several new owners who post signs saying they will better the property, do NOTHING.Where to truly begin, well lets start with my extra roommates. For 4 years, I fought with the property to get rid of raccoons in my ceilings properly. I even got to the point I was gonna call my own pest control and make them pay for it. They kept getting maintenance men to come out and try laying traps. Not real pest control, just guys who fix things. There was a huge hole cut above my front door, to get the raccoon out and never really fixed. Just a piece of drywall covering it. My cats even got fleas from these pests. No one should live like that.Now, another amazing thing this complex did was GLUE MY WINDOWS SHUT! YES, you read it right. They were so cheap they wouldnt replace my old leaky windows, instead create a fire hazard. This is not a joke. They were chalked shut! The new central AC they installed was worthless. In order to be cool during the summer and keep my power bill down, I had to cut open the windows. Then install window units. I had to give them a doctors note showing I needed my home cool and their AC wasnt cutting it. They dont like window units cause it makes the property look trashy. When I installed my units I did them cleanly.When I moved in, the original owner saw the hole in the corner of my kitchen floor. Its where the washer and dryer sat. Just a side note, there is no OUTSIDE EXHAUST FOR YOUR DRYER! YOUR APARTMENT WILL BECOME EXTREMELY HUMID! It will be unbearable in the summer. You will need to purchase a box to attach to your dryer that sits on your counter. Back to the hole, every new management, I would tell them about it, no one fixed it. By the time we left, one maintenance guy put a piece of pile wood there but the floor board were breaking causing issues in the bathroom and kitchen. I was afraid my washer would fall through, thankfully I got out of there before that happened.Also, they have mice problems. My cat happened to catch one. They got pest control out and it didnt do anything.Now lets talk about pricing. Its a joke. I moved in it was 550 by the time I left it was 700 and I never got any UPGRADES, like a new dishwasher, or new carpet or anything. But that price kept going up. Also there is no real grace period. If you dont pay rent on the 5th of the month, your rent would shoot up $100. Not even if they are in the wrong, they will not work with you period. I will talk more about the office staff in a bit. But I will say this, the main manager palms off this not working with you on the owners. There is nothing SHE can do. Which is BS. If you dont pay that extra 100, in two weeks you will get your eviction papers. They add lawyer fees and it gets around 900 easy. If you loose your job or become disabled, they will NOT WORK WITH YOU!Now lets talk management, there is one person there who even her own workers do not LIKE. I wont name names but she knows who she is. I have no idea why owners would keep her on. She isnt even good at her job. You call abd tell her there is lets say a hole issue. She would say there is a water issue. You talk about apples she talks about tires. She makes you feel stupid, beneather her, trash just because you would call in with an issue or general question. She is one of my top reasons for leaving. Other office girls were OK. But it got to the point I would make my spouse call them if there was a problem cause I didnt want to deal with her! You shouldnt feel uncomfortable in your own home.Another big issue was the water & water pipes. For 3 years, every Thursday my water would be turned off for repairs. It just became expected. Then there were the days it wasnt expected and it was waaaay to common. Ive lived at other apartments with no where near the water issues. Also I didnt have cold water, basically boil your skin or less boily. DONT MOVE HERE! TAKE YOUR $$ ELSEWHERE!

Disrespectful, incompetent people running the place. Roaches in every building. Water leaks that arent taken care of. Loud neighbors. No one will deliver past 6pm. The cops from the street over wont come, you have to call another precinct. The front door is questionable in its security. The blinds are broken in the front window, and they were like that when he moved in. AC unit leaks water. And slightly threatening notes left on the door for communication attempts by the landlord, even if you have nothing to do with whatever is going on.

So, I live here. Several things came to mind when writing this review. First the staff. The staff are all very friendly. I appreciate what they are doing. They are under new mamagement i think the week i moved in. So i have been patient. In the month and a week that i have beem here, i jave jad so.e maintenance issues. Things from I moved in and saw a cpuple of roaches ( that was taken care of immediately) to my freezer doesnt work properly and isnt freezing all my food that took a month to get taken care of, ps they switched my fridge out with a used one (fine with that) butnit has cracks in the seal, scratches on the freezer inside etc. It gets the job done, bur you can see the magnet in the inside ofnthe fridge. Also my drain spits up grease and chunks of meat. Which just got fixed this last week. As far as the facility most of the other concerns were the area. Dominos will deliver but papa will not for safety concerns and pizza hut will but before dark. I was told initially that they dont accept drug related offenders. I dont have that issue. All in all a month get most of my issues worked out not bad, and the property manager is sweet. Its not a bad place to live.

Amber is insightful, competent and knowledgeable of all aspects of property management. She takes care of my needs EVERYTIME something needs repaired in my residence.

Love the space the pool, park nice size rooms

Almost all of the buildings are infested with roaches. Ive had several of the exterminators that come by admit that there is no way to solve this issue because the management company refuses to let them spray or fog an entire building at a time. So, every time they spray, the bugs just move to a different part of the building. One even admitted this was the worst apartment complex he visits as part of his work.If it werent for the infestation, this is actually a pretty decent apartment. Central location so everything in the city is around 20 minutes away. Fairly quiet neighborhood even if the surrounding areas get a little crazy.The only reason Im moving is because theyre raising the rent and doing even less to combat the infestation than they were.

Un-organized management. Maintenance is non existing.

It used to be so nice here, but after the new management got here, the rent went up, its dirty and the maintenance is rude.
