This place is absolutely HORRIBLE. I would not recommend anyone moving in. Stayed for 3 years and had 2 motorcycles stolen, a friends catalytic converter stolen and my neighbors car was broken into. Way too expensive for the location that’s hot for being robbed. Staff isn’t friendly and I regret ever moving in.

I am in love with River Oak! It’s quiet, surrounded by mature trees and truly feels exclusive. It doesn’t feel like an apartment complex at all. I get a sense that everyone takes pride in this community and it shows! Definitely would recommend to others.

One of the best apartment complexes in Louisville. Its quiet and remote, but at the same time close to a lot of things. Lots of renewal perks, beautiful property, and a nice view of downtown never hurts. KrisTina was a great property manager, and was very accommodating when it came to both my move in and my move out five years later. Also the weekly food trucks they brought in during the pandemic was a nice touch.

After living here for a while I must say I have no complaints. The grounds are beautiful, the amenities are nice, its not so large as to be crowded and the staff are friendly. As long as they keep it up I highly recommend!

Great hidden gem apartment complex! Close to other surrounding fun neighborhoods. Office and maintenance staff were always pleasant and timely to work with. We enjoyed when food trucks came weekly. The only reason we left was because we decided to buy a house. Definitely recommend for the proximity to downtown while also having a bit of a nature-y feel.

I love the space of our 2 bedroom/2 bathroom apartment and have very much so utilized the fireplace in our home. Our neighbors are quiet, but I do not mind noise. We enjoyed our whole move in process. I only wish the branches from a tree in front of our balcony were not so close. We have been here for 3 months and we have noticed that when we put in a maintenance request they are quick to respond within a couple hours to a day. If they cannot get to you that day they will at least tell you when they will be by to complete the order, which is still a quick turnaround time. The maintenance crew are super nice as well. The staff at the leasing office are nice as well and helpful. I only wish some of the residence would push the trash compactor button lol. My husband and I are excited about what this Spring and Summer will be like living here. The apartment has food truck days set up for the complex and I am ready for the pool!!!

For being so close to downtown, its safe, quiet, and feels like a Kentucky home. My wife and I needed to move here for school. Im not one to want to live in a city, but this provides the perks of living in a city and living in a small town community.

I have lived at River Oak for the last 3 years and enjoyed every second of it. I can truly say they have become a second family from I timed I moved here. Kristina and her team are next level. The maintenance team is great!! They always do things in a timely manner.They have made moving to Kentucky easy and I wouldnt pick any place other than River Oak.

The location its great have an amazing access to Downtown, Waterfront and River Road, i64 and 71 at close range, from there you can easily take to Cincinnati, Indiana, Nashville, St Louis. The landscaping its nice, I do really appreciate the green areas to taking my dog to walk and as an enthusiastic photographer, I do love to observe the diverse breed of birds we have in our area. Great office staff and maintenance its very diligent, some areas need improvement, as security this last couple of years we see an increase in carjacking situation even office an office break-in. It will be nice if they improve a little bit the landscaping in the creek area, with a more cleaning look and pleasing, actually that area it was the first thing it caught me when Id decide to move to River Oaks.

I just moved back to River Oak a couple of weeks ago. I originally lived here for several years prior to moving out in 2013. My time here then was excellent. Never an issue except once with the landscapers damaged my a/c unit. All the staff and maintenance teams were great.After going through a lot of personal stuff including a divorce I was looking for a place again. Looked at a few but nothing was right. I had the idea to call River Oak. I knew the place had changed over the last 8 years but I went ahead and inquired. I spoke with Kelli who was absolutely fabulous to work with. She genuinely seemed to want to find the best fit for me and almost immediately got me all the info I needed. I loved my old apartment I had here but the new one was perfect. It was Kelli’s suggestion too. The view from my patio that looks into the woods was absolutely to my sensibility. She even worked with me quickly to get everything done as I had to move pretty quickly and got in on one of their move in specials. Something that was stressing me out so much Kelli helped make not so stressful as I had a lot of things going on at once.My new experience is still at that amazing standard I remember. Quiet. Great location. Neighbors aren’t bothersome. Plenty of parking. The apartment itself has been upgraded so while it’s load out almost exactly like my old one, it’s got a lot of improvements. I’m looking forward to discovering more of the improvements and changes that have been made in my 8 years away from River Oak. This is exactly the place I didn’t realize I needed in my life right now.

Mostly good. The worst thing is never being told when theft or break ins happen on the property. A maintenance guy told us about a vehicle someone had stolen when we mentioned someone else who had a vehicle stolen. It would be nice to at least get an email when things like that happen. A fair number of kind of entitled, inconsiderate young people living here but besides them most people are friendly and nice and keep to themselves. Location is great, maintenance is great and they even managed to have the pool open for a little bit during COVID summer last year. The times werent convenient so I never got to go but its nice they did what they could. Food trucks are awesome and clubhouse is nice when we used to be able to use it. Gym was also recently renovated but again, access is limited. None of that is River Oaks fault obviously. Expensive though and dont expect help if you come on hard times like COVID job loss.

These apartments are amazing! The location is close to various restaurants that we enjoy going to and the apartments are clean and well maintained. The office staff and maintenance staff are always available for questions and help. Plus during the summer months they have various local food trucks come for the community. It’s. A great place to live and really feels like home!

Lived here for the past 2 years; the staff is friendly and very responsive (Tori in particular has been wonderful to work with!). The few work orders weve put in have been resolved quickly, and theyve done a great job at taking covid-19 seriously. Overall, its an amazing spot to live in.

River Oak is a nice apartment community in a great location for easy access to Crescent Hill, Butchertown, downtown, St. Matthews, etc. Its on top of a hill and surrounded by lots of large trees, and its very quiet at night, which I really appreciated. It has a lovely pool, a modest exercise room, and tennis courts. The racquetball court was a nice added bonus. The staff and maintenance are very kind and helpful, and always respond promptly to any inquiries or requests. The grounds are maintained well and groundskeepers would even frequently blow leaves off our patio. During this summer, they arranged weekly food trucks on the property. Our unit had a washer and dryer in the unit as well, which is always a huge plus. Parking is easy for residents as well as guests. I also never had any problems with package theft here. Most of the residents are friendly and respectful. I will say that I think that the rent is a little high, but I think you are paying for the location and the pool, etc. I think management is fair and reasonable, which I know from experience is often far from the case with other apartments.

River Oak is a hidden gem. It is very generously priced for the quality of apartment, staff, maintenance, location, and safe community you get in return. Management and maintenance members are always responsive, fast, and have your best interest at heart. They are always looking for ways to improve the community and keep it looking great, and offer fun activities like seasonal events and Food Truck Tuesdays. We love River Oak!

I have nothing but good things to say! The staff are all responsive and friendly, the grounds are well maintained. The location is far enough to feel calm but close enough for convenience. Tori is always very helpful when I call in, I’ve had a few issues but the staff came the same day every time I had a problem. Shoutout to the maintenance team - I know they work hard and I appreciate it!The only thing I’d say is the apartments themselves aren’t new builds and you can notice in the details (popcorn ceiling, old baseboards, etc.) - but with that being said they’re constantly updating, we’re all getting new windows this month for example.It’s hard to find a well managed apartment community for a decent price, it’s a very chill community, it ticks all the boxes.I know this already sounds very salesy (I promise I wasn’t paid to write this review 😂) But seriously! Overall it’s an awesome experience to live at River Oak Apartments. It’s safe, friendly, a good location, and managed very well.

River Oak has everything I was looking for in an apartment. It has convenient floor plans, easy access to downtown, well-kept grounds, and a fully-equipped exercise room. Regarding the people, there are four full-time maintenance workers, and they are very good at fixing things, so you never have to wait long for a problem to be solved. Almost always there are at least two more people working on site in the office. All are very friendly, and they offer special community events for holidays. For some reason, the city’s recycling program does not extend into this apartment complex, but a resident requested recycling, and the office staff made it happen. Neighbors are very respectful of each other and there have been no disturbances in the two and a half years I have been here. River Oak is a happy place to live!!

Works perfect for me, close to downtown, and close to good restaurants. It’s nice that I can be in a community in a big city and also see wildlife and have the feeling of being out in the county at the same time. Staff is friendly and easy to work with. I’m about to sign my 3rd lease here and each year I’ve seen the staff making improvements to the community. KrisTina has really put her personal touch and kindness on the place as manager.

This community is in a great area, Less than half a mile to nearly all the major interstates in Louisville so getting around is a breeze. The staff here is also responsive and courteous. Overall good experience for the amount of money you are paying.

Lived here 4 years as a dental student.Pros: -Maintenance for me was kind, friendly and fast-Location is out of the city and it is very pretty, low crime-Pool is cool-Gym is pretty good for an apt-Management is good-nice and quiet, if you are moving here for school it is quiet and close to everything you need to be-Decent square footage for an apt-Tennis court-Alot of medical/dental studentsCons:-Rent could be too high considering what you get. For example, I would recommend looking into waterside apartments as the only competitor, as they are close by with similar rent and have nice wood floors and nicer building.-Main con is that the apts are old. The carpet in my apartment is just so old and even though it has been clean it just feels dirty. Most materials are very cheap.-HEATING- due to the apartment being old all warmth produced during the winter is literally vacuumed out of the apartment. My electric has been 200$ for three months almost every winter despite me being very careful. Literally vacuums, it will not hold any heat even with precautions.In all: I know there area lot of cons there but I WOULD suggest this place to live. Its main offer is that it is away from the city in a nice location .I would suggest getting a newer apt hereIf I were to tell my self 4 years ago about this place I would suggest looking at Waterside apts and here and comparing to see which one I liked more.

The staff is very tentative and has always fixed any issue I’ve I had. The maintenance crew are very prompt and fast at repairing any issues I’ve had with my apartment. Even if I’ve had to pay my rent late. They’re always understanding. Tori and Kristina have always helped me to the fullest within their limitations. To go from my previous apartment to my current one has been an excellent experience. I would highly recommend this complex to anyone who is looking into be on their own or just moving out that can maintain the cost. I don’t plan on moving anytime in the near future. I’ve had a great experience within my first year of living here 👍🏻

*Edited for response from owner*The day I was to pick up my keys for the apartment, they informed me that the lease (which at this point was signed by both me and them) was going to be scrapped and I needed to sign a new one that included a $25 pet fee per month for the cat I had, which I told them I had from the very first conversation, this wasnt kept secret. They stated the original lease that didnt include the pet fee was a mistake on their part; yet they were forcing me to sign a new one and essentially screwing me out of another couple hundred dollars.The cabinets are some of the worst Ive ever seen, old apartments in the highlands have nicer cabinetry; the base of the inside of the cabinets were warped pieces of unfinished plywood. The insulation is also terrible, I paid over $200 for heat in the winter for a two bedroom apartment.Now that Ive moved out, they sent me a notice about my deposit which is not going to be returned because it is being used to pay the last two months of utilities despite my having already paid both months, this is them fraudulently screwing me out of a hundred bucks, again. I dont even want the deposit back, I just wanted to move out of there and never deal with this place again.To be clear, the office staff is friendly and accommodating, but the management cares very little for its tenants and will yank every dollar out of you that they can.*To be clear, I paid utilities in the final two months of my lease, but I can see that the first two months bills over a year ago didnt include the utility item, so I can concur that theyre billed in arrears. However the balance of the utilities did not eat up the full amount of the security deposit. Instead, a $60 microwave removal fee was arbitrarily tacked on, resulting in a petty net balance due and mailed to my new address of $19. Is someone there purposely trying to be annoying, $19?! When I moved in there was one missing lightbulb and one missing oven burner tray, consider that your $19.*

Every apartment complex has its issues. There are hundreds of people in one space constantly- theres bound to be a problem, eventually. The satisfaction comes from the management teams responsiveness to those issues. And thats exactly what they have been- responsive and consistent.I had a huge issue upon move in that I wanted to scream about... but the management team, especially Kristina, was so effective and reassuring to the issue. No long wait for a response, no continuous attempts- just a straightforward, prompt solution.THANK YOU ALL SO MUCH! The property is beautiful and peaceful, but the propertys team is even better!

This is a good place to live. I havent had many issues, but when I did have them they were fixed immediately.Pros:- Nice location (close to everything but still far enough away that its quiet)- Good staff (they did have staff changes, but everyone was helpful, no bad experiences!)- Quality apartments (I had a non-updated unit and sure it was a little older but very solid structure)- Maintenance staff is extremely responsive (I had air conditioning problems and they came out within a day to fix them)- Awesome landscaping- Dog friendly!- Certain units are affordable, but as they are updating units, prices go upCons:- The on-site washers and dryers only work about 50% of the time (just buy your own, it will save you a headache on laundry day)- Crime. There were a few issues but the staff was responsive. They increased the amount of police presence to combat it. Just be smart and safe and youll be fine.I do recommend this place to a lot of people I know, and I would recommend it to anyone!

I was not very satisfied with the service I received from the new staff at the leasing office. The old staff was great, but the new staff members are politely unhelpful and very bad at communicating with residents. Dont always expect to receive important reminders from them. I told them I would be moving out several months in advance. Once they changed management, they claimed I had not informed them I was moving and charged me an extra months rent. I never received any reminders to sign these important documents and had to pay an extra 1,000. They were often argumentative and very difficult to deal with. Also, in my 1.5 years at River Oak they didnt always alert residents to crime that happened on the property. Personally, I would have liked to know when such crimes occurred so I could take necessary precautions. I know of several thefts that happened to my neighbors at River Oak. I was never personally robbed because I dont have anything valuable. If you are poor like me you should be just fine! On the other hand, this is a pretty area of Louisville. If you work at the hospital, its a great location. Just be wary of the staff. They are not your friends.

Josh was fantastic with handling the end of my lease. They worked with me through a very stressful situation. It was quiet, well kept and had numerous leasing options that suit my needs perfectly. Out of all the renting I did over ten years, this was probably the best experience of them all. The staff is very in touch with general concerns (I.E. kids not picking up after their pets) and do their best to mitigate them. Decent little gym and a fantastic pool. Youre not going to find River Oaks east end feel this close to downtown anywhere else.

I cant say enough about how helpful the River Oak staff is! I moved here from Denver, and Josh and Tori both helped me get everything in order so I could move in as soon as I arrived on New Years Day. The maintenance staff has also been great.The complex is dog friendly, and there are a lot of dogs living here. There isnt a lot of open spaces for them, but there are plenty of areas to walk them, and everyone seems to be good about picking the waste up.The apartments are fairly soundproof- I have an infant, and neither my upstairs or downstairs neighbors have been bothered by his crying. I can hear my upstairs neighbor walking around, but thats all.My unit is fairly spacious, with good storage/closets, and a logical floor plan. There is a fair amount of cold air that comes in around the windows, but I solved that with heavy, draft blocking curtains. The buildings are older, but have been well maintained.The location is convenient to Southern Indiana and the majority of the city of Louisville, especially Downtown anDisney the Riverfront area. Simpsonville (The Outlet Mall) is about 20 minutes away. There is a Kroger 3 minutes away, along with a Walgreens, Thorntons, McDonalds, a liquor store, nail salon, and miscellaneous restaurants.

My daughters car was vandalized on April 2, 2018. The car was not broken into but parts of her car were pried off at night in the parking lot. The repair will be over $200.00...I just called Christine in management and she informed me that the only cameras in the parking lot are the ones facing the office! She also stated that there is absolutely no security/security guard at night .There are a lot of families and students living here and management only care about the safety of their computers and office files. THEIR cars wont be ripped apart ...only the hard working residents. They advertise as safe but it is obvious safety is the last thing they care about. Cant wait for here to move out!

Ill agree with others at saying the location is really the only good thing about this place. My time here has not gone the most smoothly on getting moved in and everything straightened out on my electric. While the workers Ive dealt with have been nice, however they seem to have major organization issues. The pool is constantly closed, ivI only been able to actually go once so far. This is the only place Ive ever lived where Ive had my car broken into. I sent the manager an email the same day I discovered someone got in my car and have yet to receive a single message back on recent my security concerns. I sincerely wish I could give this place a higher rating but so far my experience has been full of constant disappointments.

Location and view are great. Apartment did NOT have a fireplace as I was originally led to believe and it was a major dissapointment for me. The apartment itself is nice, however with time I started to notice small details of previous cheap fixes to problems. The baseboard on various walls (kitchen, bathroom and main entrance) started to fall apart and come undone. The towel rack in the bathroom seemed flimsy and fell within a month. I realized later that it had done so before because I noticed the patch up work that the maintenance crew had done from where it originally was placed. Talking about maintenance, that is an upside of living here, there is a 24/7 emergency line you can call for any situations that might require immediate assitance (granted the person in charge of it could take up to 30 minutes to arrive since they do not live at the complex) but it is nice to have it and I have made use of it once.Management is my biggest problem. The previous management team was great, friendly and courteous. However, the new management team that took over a couple months ago has really slacked off. The green areas are not kept up with as nicely as before (I even have dead bushes in my yard that they refuse to remove), sidewalks have been worked on and left half finished, most of the laundry units are not working and will not get fixed (even if you call and ask plenty of times) and some of their workers can be rude and disrespectful.The location is worth the money, but the actual apartment, amenities and customer service is absolutely not 🤷🏽‍♂️

Old management was pretty good. The new management however not so much. Their customer service is mediocre. The “amenities” you pay for in the apartment isn’t worth the price. Over half of the washing machines onsite don’t work and no matter how many times you put in a request they don’t get fixed. The gym equipment is outdated and 3 of the 5 machines don’t even work. The pool is open for so little time. The apartments are cheaply made and are filled with cheap cabinets that fall apart after living in the place for a month. It takes forever to get anything fixed and when you call the emergency matinence they’ll tell you it’s not an emergency and to place a work order. theres A lot of gorgeous trees surrounding the place but they also have a lot of dead bushes that they haven’t taken care of. Also flooding in the early spring is a major problem. Live somewhere else for a lot less!

The only good thing about this place is the location. My daughter and her roommate have lived there 2 1/2 years. There is no insulation so the heating and cooling bills are outrageous. The worst part is they keep getting black mold in air ducts and on walls. They have to complain several times to management before the apartment office calls someone to come out to address the situation. They currently have been waiting two weeks for this to be addressed again! Awful!

Literally giving this place 2 stars is being really kind. I lived here for 2 years and believe me when I say - you are paying for the location. I couldnt get out of this place soon enough. I had non-stop problems during my two years. When I first moved in, the two ladies who worked in the office showed genuine care and responsiveness for the residents and their concerns/issues. Now....the office staff is not the same. One girl is on the phone every time I walked in. Josh was very kind but has now left. The property manager is very nice but was not very sympathetic when it came to issues in my apartment and getting them fixed appropriately and in a timely manner- at one point he just proceeded to tell me issues they had in their office also...but I dont pay for their office...I pay for my apartment.... Maintenance- while they are all very nice people and it may not be their fault, but merely the resources they are given, they basically tape and glue things to make them work until there are no other options. My toilet was basically 5 toilets constructed into one. Not one piece was an actual original part of that toilet...when I had guests over I literally had to teach them how to flush my toilet. Id say only do a half flush not a full one- because then the toilet never stopped running. My AC went out 4 times in my 2 years there- naturally on the hottest days of summer- and every time I was given a DISGUSTING old window unit in my bedroom to blow directly on my face. The last time it happened, the girl (whom is always on her phone) was supposed to contact a contractor on a Friday morning...come Friday afternoon I hadnt heard anything...I call...she hadnt made contact with anyone...on a Friday afternoon. Very poor customer service and accountability. Stove and Fridge both had to eventually be replaced and still 1 of 4 of the burners on the new stove did not possess the correct piece so I was unable to use it. I made due because it simply was to difficult to get it corrected. My hot water- I learned real quick how to take a 3 minute shower- not sure if other residents had this issue. And again, no matter how many times I inquired about it...they told me your hot water works....yeah but for about 3-4 minutes....Eventually the property manager over PRG properties- whom was VERY kind and apologetic- contacted me after I complained to corporate. Because I was moving out soon after our conversation....she couldnt do much for me...Which I think is a joke and poor customer service. Needless to say- it is in a great location, especially if you like to be near downtown and Frankfort without having to use the express way and in a space that does not feel like you are in the city. But that is the ONLY perk to this property. I considered moving into an upgraded apartment thinking maybe that would fix my issues- but the upgrades are nothing special nor are they Luxurious. For $100 more a month for a 2bd/2bath I moved about 8 miles away to a brand new property that is absolutely amazing, clean, luxurious, and truly dog friendly. Hopefully for the sake of this property I am just one of few residents who did not have a good experience and they can learn and improve.
