I lived there from 2016 to 2019 after Jared left it was downhill for there,I posted a review when I moved but its not there anymore, but everything people are posting is TRUE, I lived down stairs and the people upstairs got into with security and nothing was done, the made so much noise and Joann Hebert wouldnt do anything about it, they also cut my tire on my car and I complained about things and nothing was done and that Cheyenne girl omg. They really need more professional personnel in the Office, everyone that was good left. And please dont say you hate my experience with yall was unfortunate are that I feel that way, but yall did nothing to try to solve the problem.

Love the community. The staff is very friendly and professional. Beautiful pool area to relax in with the cabanas, fire place, and lounge chairs. Tons of grassy areas to take my dog to. Friendly neighbors. Floor plan is perfect, love the hard wood floors. Never had a problem with anyone or anything here, everything is well taken care of.

I am visiting a friend there for the holidays. i dont live there yet but was inquiring to see if i might rent there when i relocate. i notice the security gate is open pretty much all the time which is really unsafe for the type of criminal activity going on in the las vegas area. if i did decide to rent there i would always keep my doors secure and would request a security door be installed on my unit. i do like it that they are pet friendly but the grounds could use some picking up, but it is the responsibility of the dog owners to pickup after their pets (not the apartment complex). other than that i enjoy visiting my friend there.

Living there is a nightmare. Somone Had stolen 3 bikes from my son. Someone had also taken my sons scooter. But thankfully we were able to retrieve that. There are many thieves there, and I do not recommend to live there at all. Its horrible.

We been living here for 3 years and it’s great living here. Management is amazing, clean complex, clean and renovated pool area with grills on site gym etc. Close to schools and shopping centers. If you are in the look out for a new apartment ask for JoAnn she will take care of you.

I started living at this apartment complex at the start of August 2017 and i was paying roughly $1,245 and when it was time to extend my lease the office told me that it will be a $40 upgrade for my apartment because they are upgrading the garbage and water. The next week that i came into the office, i spoke with a different employee and they told me that my apartment will cost $1,450 per month for the same apartment and same utilities. One employee told me that it will be around $1285 and another told me that it will be closer to $1500 which is a really big difference but i got my first extension for the cheaper price. This will be my second extension and they do not have any benefits for staying longer with them. I went to the office and they told me that for this extension it will be almost $1600 for the next year coming up. I am paying $1300 right now and they want to increase my rent by $300. This is very inconsiderate because they do not value seniority and they keep in increasing the price which will cause tenants to find other places to live because their prices are so high and instead of offering them benefits for staying with them, they try to take advantage by upping their prices so high.On top of taking advantage of the prices, the office lacks professionalism. English is my second language and I feel that they are discriminating me because of my accent and my grammar.Overall, i would not recommend for anyone to stay here because of their employees unprofessionalism and their treatment towards their tenants.

I do not recommend to live in this place. I wrote a review many months ago, but it is not here now. Does not matter, i will always share my story to everyone. Last summer my family and i have been in pool area, some strangers made trouble for us while we were eating. They attacked to us and hurt my wife that she has disability. They ran and we called police. Police told us that there is a camera in pool area and it covered every thing. We will review the camera when manager gives it to us. But unfortunately, the manager decided to deleted all camera recorded. Because they knew it was their fault that those strangers came in to the property. Also, i have tried to solve this problem through Ovations manager, but she attacked to me and threatened me too. I am a new comer to the America, and could not believe that this unfair behavior happened to me and my family. I never forgot they dishonesty and treason. So, please take care of your family there. No camera and No security support you. The managers never care about you

I called Viviani Apartments today, inquired about 1 BR units and was told there was one available. Because of my interest with this complex, I proceeded to the Leasing Office where I met the Agent. She invited me to her office and explained she will see if the 1 BR unit is still available, picked up the phone in front of me and spoke to another prospective client. She asked if they were still interested in the 1 BR apartment, otherwise someone else is sitting in front of her who is interested. She claimed their application was coming in as a result, and the 1 BR was no longer available. How nice! Glad I was able to help her close the deal with someone else! I was no longer interested to hear about any availability at any of their other Ovation properties! I seen and heard enough to know I do not want to be involved with a housing community managed like this! I will NEVER look at any Ovation managed property again! Too many other places to look at and live in Las Vegas!

I was so upset that took me a few months to give this place a review, when I first move in i reported a stain on the carpet that they never take care of, and them when I left they charged me for it, i can only say UNBELIEVABLE, plus the staff at the office is nice only until you sing the lease, after that you are on your own, good luck trying to even get an smile back from them, kids running around making noises, dog’s poop everywhere, gate no working etc etc

Fantastic community and the agent who was helped us was fantastic, Chelsea. She truly has a knack with people and has a great personality, my wife and i were treated with the best service in almost any community we have visited. she is how all agents should be, she showed us the beautiful property and gave us an amazing through explanation of everything we asked about. the ways he spoke was also very professional yet, she didnt make us feel like we were just looking for an apartment she talked in a way that was comforting and professional in the same. people should really take notes from her because she is definitely the best agent ive ever worked with.

-Joann has got to be worst managers I have spoken to. Incredibly rude, indecisive, disorganized, and lacks any sort of compassion. She didnt even let me speak or back myself up when I was on the phone with her before she started explaining things irrelevant to my situation.-Last Friday, me and my sisters application were accepted. And, naturally, they needed pay check stubs, copies of our IDs, and bank statements. We had them sent back before the end of the day. Later Friday evening, Joann said we didnt make enough money and would either have to pay the $4,400.00 (3 months in advance) or come up with welcome letters from employers. We did just that.-On Monday (today), my sister scanned and emailed them to her. It took her less than 10 minutes to decide that our letters wouldnt suffice because they were not professional looking (i.e. lack of a letter head) and that her manager wouldnt accept them. Above all, the letters did state that we could manage to pay the rent.-When speaking with Joann, she acted as if this information was not on there. And then stated that perhaps me and my sister had money saved that we werent counting. The whole issue was money. Why would we leave out income needed to get an apartment? If we had the money, why would be conversing about its lack thereof in the phone? Then she tried painting me as antagonistic when all I wanted was a consistent answer. And this is who represents the company? Poor management is an understatement.

I would not recommend this place at ALL! My car was broken into and now my boyfriends car mirror is broken off!!! The theft here and reviews are true! This is not a safe place to live! I don’t feel protected at all living in this community! If i could give 0 stars I would! I told the office about the situation and they finally told the community after 2 months to be aware and call the cops if anything happens. They also said that there is security but only when I call. There should be security walking around 24/7 after my car was broken into!!!!!

I just recently moved into this apartment complex and was really excited about the neighborhood and overall look. Everything about it seemed fine and a good place to live. I was VERY wrong. In the past month there have been THREE ROBBERIES, one of those was one of my friends apartments. I had not known about the other two robberies until the police officer told them about them and they told me. The complex tries to HIDE things like this from its residents so that their reputation is not tarnished. I feel that this is very wrong and the residents have a right to know how safe they really are. As well as the managers not informing the residents about break-ins they are also not helpful after the fact. The door was broken down and needed to be fixed and whenever they would go into the office to talk to the manager she would slip out the back door. MANAGERS are horrible and unhelpful. I will be moving out as soon as possible and telling all my other friends to start looking for a new place to live.

Today me and my boyfriend were out all day searching for our next new home :) we came across these apartments and we were amazed great staff and great apartments for an unbeatable price. We really appreciate Jasmine, for being so polite with us. We were looking at several apartments and believe it or not, first impressions can instantly tell you what kind of apartment your expecting to get. At other apartments we were greeted by rude managment that wouldnt even make eye contact with us, here at Viviani, its different. Im only giving it 4 stars because I dont live here yet, but once I start living here I will write a new review :)

My husband and I sold our home in Vegas after 10 years and planned on buying a condo. We rented an apartment at Viviani apts just after they opened, and almost 16yrs later we are still here.The office staff have been wonderful, the grounds are beautiful, and kept clean.When I call for any problem they come within a day .The maintenance crew are great, always respectful.& very helpful.We love living here, and recommend this complex to everyone.

Moved in this January and havent had a problem. Staff is friendly (Assuming a new staff compared to 8/3/10 comment) There is a lot of parking unless you show up later at 8 or 9. I am never more than a minute walk from my car. The area is nice, apartment was clean when I moved in, walls are pretty thick and after moving a few times over the past year this is the best Ive experienced.

Its a nice area, just they have gone through management like no ones business. They just rolled out paying on line (which its 2018 come on) and once they rolled it out they had no idea how to use it. I keep calling and asking like what is wrong and they keep giving me the go around. I have told them they should have learned the system before rolling out a system that they have no idea how to work it. Other then that they are nice but get it together guys, its 2018 I hate paying with a Check. I also dont like the new front manager she is so rude and doesnt help people at all. She is so rude. I miss Jarred! He was so nice and always willing to help!

What I like and enjoy about Viviani is the sense of it being a home. The office staff is excellent and very accommodating. I have read through the various reviews and want to give accurate feedback to help folks make the best decision for themselves when choosing a place to call home. Ive noticed that all the negative reviews were before my time except for one. What I realize is that things happen and what should matter is what happens next and how they are handled when they happen. The management staff namely Chauntel and Jodi is very responsive and explain to a fault how and why they happen. Those are things that I can live with and allow me to make the best decisions for me as a tenant. Everyone has rules and I cannot get mad and or upset if I dont like them. I should decide if I want to abide by them or move on to the next best place for me. I have experienced several maintenance issues however, when requested for service they were promptly fixed. You cant expect someone to fix anything unless they now the problem and allow them ample time to correct them. Initially, I had a problem with the lack of communication from the maintenance department. That was addressed and there is a whole new maintenance staff that is working toward improving all the areas where there was a problem. Thats what I would expect to see happen. As far as, I can see that is whats been happening all along and it is the purpose of a review to provide feedback for improvement to stop, start and or continue to do the things that are working for the good of he entire Viviani community. They listen, they communicate and then they take action.They want me to be happy, and a permanent member of the Ovation Management Family. It also is a great benefit that I can choose between any of their over 20 properties should I choose to relocate again. I love that; none of the other management companies offer this. This was a major factor in my decision to move into one of their properties and I had reviewed three of them in my long search. I choose Viviani because of the beautiful bay windows, lovely accommodating staff and family atmosphere, Closeness to the mountains, amenities and access to the highway, shopping areas, parks, and the strip. I really love living here and I do share that with everyone who asks.

Today there was a lady high on something just walking around knocking on peoples door. Then i look online to see that there has been multiple burglaries here and i no longer feel safe. I have never seen a security guard at night and the gate is always broken. I really liked this place and was gunna renew my lease but now i dont know

I have applied to rent an apartment in this property. Besides the application fee (50$ per person over 18 yo) I was told that I have to pay also 300$ fee that is called redecorating fee in order just to apply. This amount of money is used AFTER MOVING OUT to clean the carpets and stuff (so I was told).After I have paid 100$ application fee plus 300$ redecorating fee, I was informed that I need to pay 3 months of rent in advance and PLUS 1000$ security deposit!?So, besides 400$, I needed to pay additional 4400$ just to move in!?!?After I have decided not to go further with this property and cancelled it, they have informed me that the redecorating fee (used for cleaning carpets and stuff AFTER I MOVE OUT) is also non refundable if cancellation has been made later than 24 hours after the reservation!!!!!I do understand and accept that the application fee is non refundable but redecorating fee??? Ridiculous!!!!!!This is a fraud!

Ive done two residencies at Viviani totaling 3 years, and when Im living in Las Vegas, Ovation properties are the only apartments I consider.Ive skimmed through the other reviews, and I really believe Viviani can be ideal for almost anyone, with careful selection. The awesome web site includes a property map with full details on every available unit. If visitor parking is critical, then try for a unit near the perimeter, where youll find available spaces 100% of the time.If you hate bugs, choose a 2nd floor apartment, and maybe try to avoid the heaviest landscaping. Ive lived in two different buildings, with no pest issues whatsoever.If noise bothers you, avoid anything facing Russell, and keep away from the pool.As others have noted, the two primary maintenance guys (who have been with Viviani for years) are prompt and efficient. In the office, Natalie and Jodi are magnificent.For me, Viviani has been a stress-free place to live.

This place is terrible with the change in Community Manager. With Joann, the new community manager things are worse and she does not have a customer centered focus. She does not care to be truthful and changes terms daily in a situation we had to deal with her on. She raised her voice in the discussion and when asked to step out for a minute by HER employee she refused and was more aggressive and out of line.The community manager has failed as the grounds are continually littered with dog feces and when reporting with video no action was taken and it is getting worse. Most sidewalks not have dog feces on too and the bbq area is littered with dog feces. It is sad to say that people dont care because I do not know what is going on with them and their life, but she is our Community Manager and supposed to make this a better place. It would be nice if she had a helpful and caring attitude.

Management will not respond to noise complaints. The bad guys get a slap on the wrist if anything. Its a broken record, record, record. Maybe they should reconsider my proposal to resolve this issue.

Horrible Experience Ever!!! Manager is rude. Was frastrated to spend time to explain all the charges. Charging unnecessary extra fees based on credit score even though they claimed that they dont go of FICO score. No problems with credit whatsoever. Handwritten breakdown of all the charges. Stuff not gonna deal with you if you come 20 minutes before office closed making excuses that they have different group of people that are waiting. Cleaning fee is $300!!!! WOW... FOR WHAT? Will never sign the lease with VIVIANI on Russel.

PLEASE READ: Do not lease from Viviani or any other Ovation property! Their office staffs are very unprofessional, ignorant and rude. Daisy, who travels between Ovation offices is especially unprofessional. Make sure that you don’t ever need anything close to the time the office closes, because the staff will make sure to let you know that they are supposed to be off work by five. I experienced first hand as mentioned in other reviews, how they sneak out of the office before advertised closing times. They are disorganized and will take absolutely no responsibility for their mistakes….which will end up costing YOU alot of money. In addition to my contract having to be rewritten 3 times, I was misinformed about my parking spot and the actual address of my apartment. Their carelessness and inaccuracies caused time consuming issues with my mail, gas and power company.Don’t be fooled by the recent re-model of the business office, or any of the model apartments. This company obviously does not put any money back into the apartments that they rent. The apartments are old and dirty and definitely not worthy of “move-in” status. The washer and refridgerator leak water everywhere, the ice maker is broken and the garbage disposal is constantly backing up. Fixtures are loose, vents are filthy, window frames are bent, doors are dented and have mismatched locks and weather stripping is peeling. Maintenence is either really overwhelmed, or just doesn’t know how to fix things. They will do the least amount of work possible and when they are supposed to finish a job, they don’t come back.Viviani is not a safe place at night. The lighting is horrible and the landscaping is completely overgrown. They claim to have cameras and a gate to keep the property safe, but the gate is either open all night or literally only half working. Tenants are complaining about burglaries. I feel sick about my lease with Ovation, and I feel a responsibility to let anyone that is investigating this property as potential living quarters to know it is not what is advertised. There are plenty of other places to rent that would appreciate your business and not try to take every penny you have.
