Its a great Rental company but they will give you issues with your pet . I have a boxer American bulldog mix. Which makes him not a pit bull but they put him in that category which is wrong other wise if you have no pet there fine

I have been lucky to rent one of the best apartments Ive ever been in. I lived alone downtown since August 2019. I have never had any issues with my neighbors and Julie and Diana are amazing to rent from. Just pay on time and be upfront with them about any issues. If I werent moving out of Lafayette I wouldnt be leaving my apartment.

They are friendly. They are willing to help. There are no bad bugs if I take the trash out promptly. The places they offer are all within 35 minutes of walking distance to Purdue University. Buses operate nearby frequently. Great Harvest is within walking distance as well. Highly recommended for people looking for a place to live around Purdue University if they dont want school dorms. This place is superior to the school dorm in terms of contract flexibility, but inferior in terms of distance to school.

For certain the best management I have rented from while attending Purdue. Friendly staff, professional and reasonable. Problems are fixed fast and they will work with you well. They dont impede on your privacy, nor take advantage of showing your apartment. I highly recommend renting from this company.

Ive been living at Kins Manor on 6th street since 2017 (2017-2019) and with my move out date looming I wanted to go ahead and write a review about my experience.I moved to Lafayette, IN from Maryland so that I could pursue my PhD at Purdue. Leaving my family friends and and S.O. was extremely difficult and Julie (as well as the office staff and even Julies daughter) have been very nice and comforting about my situation. For a number of situations Julie has personally come to me and ensure that I was situated and that problems I had were solved; notably Im very easily spooked and have anxiety so she unfortunately responded to a number of frantic calls . When I did contact maintenance the situation was handled within 48 hours unless there was a serious problem then a office staff person would call and let me know. Orlando was usually the respondent to my maintenance calls and was also extremely professional (he also always remembered my name which was nice). Any outside maintenance workers were also really nice and would take time to walk through my issues with me to ensure that understood what they were doing.The apartment itself is a historic building so be prepared for gorgeous original hardwood floors and detailing but also old wiring and thin ceilings/walls. But noise generally isnt a problem until you get neighbors who play their electric guitar at 1 am and have drunken screaming fights. Julie did respond to this situation so its not so bad now.I do wish there were more washers and dryers there are currently 2 of each for all 12 apartments but the laundry room is pretty clean and was recently fix up. I also wish we had recycling on site, most of us just add our recycle to the neighboring buildings which can make the containers overflow.Im only moving out because a friend asked me to help her with a situation. All in all I havent had any real issues with the company and everyone there has treated me really well. The company has also improved since I started renting so I think they have been addressing some of the issues previously listed. I should receive my deposit back mostly in full but I will update when I receive it as so many people listed it as a problem.

I just started living with Distinctive Rental Properties a few months ago, and it is awful. Extremely unprofessional! The manager Julie is terrible, she does not know how to properly run and maintain these properties. It is a shame because they control some nice houses in the historic district but she is letting them rot.When I moved in I did not have a door on my room. It took three weeks to get a simple door put up. The ceiling started leaking water from the tub onto my bed. My bed is saturated with water and she was hateful on the phone and did not help me. She did send a repairman over and he claimed to fix it the next day, since my room is in pieces allowing room for them to work. They didnt show up so I just called politely asking what was going on. Julie yelled and hung up on me. She is a terrible business person with an awful personality. We have had several problems that she is still neglecting such as possible mold, leaking pipes, raw sewage backs up into basement when it rains.I suggest everyone to find a better property manager before renting from Julie. Go to somewhere who values you! Check the BBB!! Distinctive Rental Properties got a D- failing accreditation.She will not tend to your problems and will tell you to live with it or tell you that you should live elsewhere. This was her response to me saying their is possible mold in the house. Extremely unprofessional and unorganized.

I needed a place to stay in a nice neighborhood, quickly. I contacted an agent online, gave her a description of what I was looking for, and that very day she had me looking at the place I ended up renting. The place fits my needs perfectly. The application process was painless, and they were very friendly and professional when getting things set up. They made moving an easy venture. They also have a website where you can easily pay rent and enter maintenance requests. The place was very clean when I moved in. Its perfect for my needs and Ive no complaints. I will definitely recommend Distinctive Rental Properties to others looking for an affordable, nice place to rent.

We have been living in our home over a year and we renewed our lease. The staff is friendly and they do a good job taking care of repairs. We really enjoy living where we are and we appreciate our landlord and staff members. I recommend this company and am thankful we chose to live here.

I think I may have found a rental company in Lafayette that is WORSE than the notoriously awful Granite. Distinctive is THE WORST rental company I’ve come in contact with. STAY AWAY FROM THIS COMPANY. I was a tenant with this company for 3 years while working and attending school in the Lafayette area. Not once was I behind on bills, cause any problems, or damage the rental property but it always took months and multiple phone calls to the office for simple repairs to be completed.It took 2 months for a clogged kitchen sink drain, which prevented me from using my garbage disposal and dishwasher, to be addressed. Having a working dishwasher was written into my lease so this should’ve been resolved much quicker. It took 4 months for the company to remove a a group of trees that we warned we’re dead and would fall causing property damage, which one eventually did. After the tree fell, destroying a fence and causing $3000 worth of damage to my car, they had somebody out. Hilarious that they ignored my warnings and request for removal before thousands of dollars of damage occurred. I had multiple leaks in the old roof, which we documented with pictures showing mold forming in the attic, and it took Distinctive 2.5 months to have somebody come out to resolve the issue. It took 2 months for them to fix a broken AC unit in the middle of summer, again something that was written in the lease so it should not have taken this long. Seems like turnaround with employees is also a problem here. Each time I called to report a problem or ask for an update I got a different employee who had a different excuse.Now, on top of the poor experience while being a tenant they are trying to tell me they can’t refund my security and cleaning deposit because they did not collect one from the new tenants at my old rental property, not because they had to do any cleaning or repairs. Upon the completion of my lease I left the property clean and damage free. Distinctive signed a new lease, moved new tenants in and did not have any cleaning or repairs to do before. I have documented evidence of this as well as documented evidence that the new tenants actually moved in a few days before my lease was up (with my permission). I updated my address so they knew where to send my refunded deposit and waited a few weeks expecting a check in the mail to arrive. When I did not receive a refund I called in an discovered Distinctive did not charge the new tenants a cleaning and security deposit when they signed a lease and moved them in. My lease ended and the new tenants began over a month ago and they are now trying to tell me they cannot refund my cleaning and security deposit because they wouldn’t have one on file. They are saying because they didn’t do their jobs and collect a security deposit from the new tenants it is my fault they do not have one on file, they do not owe me my security deposit, and the new tenants actually owe me the money. In what universe this makes sense in I have no clue. I’m not sure how they came up with that logic. I was beyond patient with the extremely slow response times to maintenance requests but this is absolutely insane.STAY AWAY FROM DISTINCTIVE. THEY DO NOT CARE ABOUT THEIR TENANTS AND THEY WILL TRY TO SCREW YOU OVER. I am not the only person I know in the Lafayette area who is has been screwed over by them. It seems as though the only way to have a positive experience is if nothing at the property needs fixed during the lease and you don’t care to have your deposit refunded upon the completion of your lease. DO NOT RENT FROM DISTINCTIVE.

Well where do I start !! The first few months went smoothly, No problems. It wasnt until the 19th of October that everything went downhill. I went out of town for the weekend when I returned to my place 1003 main st there was no hot water. At that time I contacted the property owner directly to inform of her the issue and the advised that yeah I kinda figured it would happen since one of the other units had the same issue on Monday . Julie then proceed to explain that she wasnt sure when the issue would be resolved as this is a costly repair and she is pricing out water heaters. She then asked that I find another place to shower and that if I couldnt she would see if I could get the key to one of her vacant units and just shower there. I advised that I work 10-12 hours a day 6days a week and it was rather difficult to do that. So after a few cold showers. I arrived home on the following Tuesday after work around 8 pm to find out that there was no heat or gas. I had no notifications that the gas would be shut off while they worked on the water heater so that I could make other arrangements. I again called Julie and advised her of the new issue and that point she proceeded to ask me what is it that I want!!! and that they had to undo the gas lines blah blah blah .. I checked out after the what is it that I want part. I informed her that I would just figure it out and be back in contact with her office in the morning. Since it was 48 degrees out and rather cold I went to a hotel. Only to then discover that while I was gone some has been coming in and out of the apartment without notifying me ! I say all of this to say that to this day they continue to enter my apartment without notification and today was one of those days !! This company has the worst business practices and deplorable communication with their tenants! Ill be moving in 2 weeks !! Let me not forget to mention the mold going in the hallway and that the water pressure fluctuates...One minute your lathered up taking a shower and then boom the water pressure decreases and lefts with drops of water. Rent at your own risk

Now that my security deposit has been (somewhat) returned, I feel confident enough to write an honest review of Distinctive Rental Properties / Distinctive Property Management.I lived in the Kings Manor home on 6th Street during 2017-2018.Good:When I was inquiring about seeing the apartment to decide if I wanted to rent it, the agent was very quick to respond and arrange a showing. Good neighbors. A nice online portal for work orders/rent payment.Bad:When we moved in, the dryer was broken. It took 2 months for anyone to turn up to fix the dryer, and it took 3 return trips before anyone actually solved the problem. In that time, the dishwasher stopped working at all. It took a few weeks to get that resolved, but eventually, someone did come by and fix it. In January or so, the ventilation hood above the stove and the microwave stopped working (both of these were included in the lease). I sent maintenance requests starting in January and continuing through the time I moved out in late July. While an appliance guy did come by after I called the property manager AND their independent appliance guy multiple times, he showed up, then left, leaving his tools in the apartment. Nothing was fixed, and I moved out without having a working microwave or ventilation hood. The A/C was also broken for the summer of 2018. At that point, Id given up on the idea that anyone would be coming by to fix anything, and didnt have the upfront cash to pay for an A/C technician myself. Additionally, an old component in one of the toilets rusted through at one point, and flooded the floor, dripping down through the ceiling to the landing while I was out. The person who showed up to repair it came within 48 hours, but left the old gross component in the middle of the floor. The unit (being an old house) had little or no insulation. The back bedroom was consistently ~40F throughout the winter, despite my best efforts to insulate with plastic sheeting, heavy curtains, and blankets. Space heaters were technically not allowed. In the summer, temperatures hovered in the 90s-100s indoors, even when it was considerably cooler outside. ALSO they waited until the very end of the maximum 45-day waiting period to return my security deposit - the 45th day was the day it was sent out in the post, not the day it actually would have gotten to me (I went to the office to pick it up). Even though we had the place professionally cleaned (including carpets), cleaning fees were still applied and we only received ~50% of the deposit back. Also, since new tenants moved in the day after we moved out, I *highly* doubt there was time for them to do the cleaning / treatments they billed us for.Ugly:There was a recurring problem of black and dark green mold in the bathrooms, that came back almost immediately no matter how much bleach I used. My partner, who stayed in the unit most of the day, developed some weird symptoms that cleared up after we moved out. We suspect they were related to the mold. ALSO When I got my emotional support dog (trained, temperament tested, and properly documented!), the property manager Julie refused to accept my emotional support animal letter, and the copy of the Fair Housing Act (where it is clear that documented emotional support animals of any breed, size, etc are allowed even where pets are normally not!) I attached. She failed to respond to any emails with the documents attached. She was extremely rude and swore at me on the phone when I called to ask if shed received my emails. Basically, there was a recurring pattern of avoiding written communication, and being very rude in person or on the phone. Im not sure if this was intentional or just due to disorganization, but it wasnt a good look either way. Ultimately, she sent me a warning letter saying that if I did not get rid of my dog within 48 hours, I would be evicted. It was only when I hired a lawyer that she backed down.Also leaves dubious responses on your online reviews to discredit you.TL;DR: Dont rent from them. Its not worth your sanity or health

Was told i couldnt rent because i have dogs after the fact they said they allowed animals. Both my dogs are registered service dogs. I will be pursuing this with my lawyer. They are in clear violation of the americans with disabilities act.

This company has poor ethics and no regard for their clients time nor money. Requests for maintenance are ignored altogether. My (business) rental space has seen +80 degree weather all summer and pledges of addressing the inadequate air conditioning system have been pushed back for over a year now. The building is infested with cockroaches and rats, a common problem with downtown buildings, but the management company refuses to clean the junk from the dirt basement which has resulted in a pest friendly refugee camp. Across the board, there have been zero pleasant encounters with Julie Ginn, the primary agent, whose handiness with excuse-making and blame-deflection are paralleled only by her confusing temper flare-ups. From the day I signed my lease, Ive found my relationship with this company completely frustrating. Looking for a rental space? Go with absolutely anyone else.

I rented a unit for a year in downtown Lafayette. The apartment itself was nice, to look at. But there were many issues that we were not warned about. Like the washing machine flooding the floor in the bathroom, multiple times, during the winter and the spring. Or that the heat does not make it through the house into the kitchen. Want to cook during the winter? Better wear shoes and a jacket when you are in the kitchen in the winter, thankfully there was a door there, so we werent paying to try to heat it. The landscapers that are employed with this rental agency are terrible. During the summer, the grass went uncut for multiple months and when they did cut the lawn, they also mowed over a potted tomato plant and flowers that were planted by the tenants. These landscapers were also in charge of snow removal, if you call it that. After contacted Julie Ginn multiple times she finally had someone drive to the house with a snowplow to remove snow so tenants were finally able to drive in and out of the driveway. Also, rats somehow found their way into the ATTIC apartment, and I lived on the first floor. In the end, I would NOT rent from this agency again. The apartment had a lot of character, but it was not, in the least bit, kept up to code for habitation. Also, when we first moved into this apartment on North Street, the oven knob was so sensitive that on multiple occasions it was click over to broil if it was just simple brushed up on, causing the kitchen to become extremely hot. This happened multiple times before we were finally given a new stove. Those landscapers were the family that installed this new stove, but forgot or just disregarded the proper tools needed to install a stove. This family did not use any Teflon tape causing the new stove to leak gas into the apartment. Since this was around Thanksgiving, we had to turn the gas off to the stove so it didnt fill the entire house. We contacted Julie Ginn multiple times about it, but she never seemed too worried about fixing the issue. Back to the issue of the leaking washing machine, Julie told both myself and my roommate that if it floods, to just mop it up. Nope, fix it or Ill let it seep into the foundation of the house. Horrible.Updated 07/29/2015:Finally got the security deposit back! About a week after the 45 day limit! $70 for cleaning?! The apartment was coated in dust when we moved in from the new hardwood floor that was installed without us knowing. Also, how does a cat odor get into the worlds thinest carpet in two rooms at this apartment? Carpet cleaning for two rooms costs nearly $100, thats insane. Done with this place!

Julie is the worst landlord I have ever experienced. I dont even know where to start. We didnt have water for the 1st week we lived in our house and Julie would do nothing about it. Eventually we had to contact the owner of the property to get it fixed. The house is in the country therefore has a well. She said salt would b provided from culligan. They brought the salt but Julie never payed the bill and the culligan guy gave us a notice. I told him it wasnt in our name but took the notice to Julie. A few weeks later culligan sent is a notice saying Julie told them we had to pay. She gave culligan my info without even notifying me. I once again called the owner of the property to get everything straightened out. In the beginning she also told us she would wave the deposit since we were looking at another house without a deposit. 3 months after moving in she sent me a notice saying I owed her money for a deposit. My lease said no deposit. She also said when we looked at the house they were going to put in central air and a dishwasher. That never happened. There are no outlet covers in the house luckily I dont have children who could get into things like that. They never pumped our septic and it backed up at the neighbors which is also a property of Julies. She shows house to prospective renters while you are still living there. This would b ok if she gave you at least 24 hours notice. She called me at work and told me she was showing my house. Also said she was showing it several time and never showed up. Didnt call or anything to let me know she wasnt coming. Also told us the house was serviced by comcast and duke energy. We thought this was nice because we already had them for our previous property but turns out neither one service the house. Also had the address wrong on the lease. We found this out when we tried to get electric turned on and they couldnt find the house. Save urself a big headache and dont rent with distinctive. Julie is nothing but a liar who tries to make things sound good. If you do rent from her you can expect to go into the office at least 5 times before anything is fixed. Learn from my mistakes and get proof that you were in there. I had the receptionist sign a paper saying when and why I was there.

If I could rate this a zero I would I stayed at a property on Columbia St. It looked nice but I had only lived there for about 6 months. Within the first day or 2 the stove wouldnt turn on I had called to let the staff know and they had someone come look at it a few days later. The person who looked at it took the stove apart then left it like that. It never got fixed. Then on top of that the ceiling had a leak in the bathroom I made them aware of that as well. Someone came to fix it the next time it rained really had the ceiling was leaking again after that nothing was done. I decided to stop paying rent because nothing was being fixed. They evicted me and took me to court. They ended up getting money garnished from my work checks for the court fees and the month of rent I didnt pay.

Dont rent from Distinctive Rental Properties. They charge you for problems in the apartment that you did not cause, and they charge it out of your security deposit, so there is nothing you can do about it. Lastly, after being dishonest with you, they will never answer your emails.
