Dont waste your time and money with this company. Just finished up a year lease at a location that had bad heating and cooling, of which I notified them after two weeks of being there, and continued to file complaints trying to get it fixed the WHOLE ENTIRE length of lease. They never fixed it for me and I had to install a window a/c to try and do something for myself as they had no intention of doing the right thing obviously. I have pictures and complaints and outrageous bills from Duke to back me up. Icing on the cake is...today I drive by to pick up a package at old address and guess who can now install a new air condition?? WOW....I better get back my whole deposit or I will be taking this joke of a place to court IMMEDIATELY. Oh, and TItan, dont bother responding to this google post since you cant return ANY or my emails or phone calls. You guys are a joke! ALSO, heard the guy in front of me turning in his keys at the same time let you know how he had to change his own locks because you all never took care of that for him either. What exactly do you guys get paid for?

I love Renting from Titan! The leasing agent is very polite and dedicated to finding you the right home. House was spotless upon move in. The maintenance men also have responded to my home problems in a reasonable time. And everyone in the office is very nice and professional!

Called into the office to see a few places in Lafayette. The staff was very knowledgeable and polite. Was able to see properties same day. The properties I saw were very well kept and looked exactly like the pictures on the website. Recommended!!!!

Titan Management is a really great place to rent from. I have lived here for a while and have had no problems. Office staff is very friendly and able to always help me. The maintenance staff is very knowledgable and always here to fix any issue within a timely manner.

Cant say much about this company. Only one apartment was in decent shape and available. Then, when we say wed like to get the apartment we seen, they show it to others and never contacted us. Very unprofessional and Betty even snickered when I told her I was wasting money in a hotel. Stating that, If you followed in Austins footsteps, youd understand. What kinda ish is that?

I have lived with Titan Management for the last three years and they never cease to amaze me. I have lived in 3 of their units as my need for different amenities and location has changed and each time they have came through and helped me get exactly what I was looking for. The staff is always ready to help with any issues I may have and I will continue to rent from them as long as I can.

No one is perfect but overall as a company I think Titan is definitely the way to go. They’re a veryunderstanding and caring company which in today’s world is refreshing. They don’t have the largest staff but they sure work hard and do everything they can to get the job done and it shows when dealing with them.

Titan management was fast and responsive when my outlet went out in my house they sent someone over in the morning and fixed it ASAP all the workers are super nice and outgoing people. I highly recommend this company for any future renters

They were very nice and helpful. And answered any questions I had and gave me advice. They also unlike many others tried to offer me the cheapest yet best qualified property for me. Most places offer the more pricey stuff first. So I was very thankful they kept in mind that Im pregnant and would like to save money.

I am a current tenant and its been a nightmare. Trying to get them out to fix water leaks on a brand new place took them almost 3 weeks. Ive been told the ac would be installed on the week of the 3rd...it is currently May 25th and still nothing and no response.

I am editing this review due to issues with maintenance. My original review is still included. Changing stars from 4 starts to 1 star. We have currently been 2 full weeks with out AC. It was in the upper 80s two weeks ago when the AC first quit working. A technician came and addressed the issue and said he would need to replace the outside unit. It sounded like the repair would happen within a couple of days. However, no one ever contacted me. So after the apartment was 76 degrees for 4 days straight, I called the office 3 times over two days and we finally received a window unit. Now I am still waiting on someone to come fix the actual AC. I have called numerous times to ask for just an estimate of when it will be fixed, and they can’t give me an answer because, “it’s the busiest time of the year.” I feel as though AC is a big enough issue especially during the middle of Summer that this issue should have been resolved in a much more timely manner. Original review below:We have had a mainly great experience with Titan. We started renting from them at the beginning of August and they were super helpful in finding a great home for my boyfriend, our two dogs, and me. Picking up the keys was an easy process and the apartment was pretty clean and appeared to be fairly well taken care of. The only issue we’ve had with Titan so far is that they sent an exterminator to our apartment with out letting us know, which was really only an issue because we would have like to put the dogs in their kennels before hand. However, I called and let them know about the issue and they were apologetic and we’ve had no other issues since then.

My family and I rented from Titan for a year to the day ... For what we needed, they were the most accommodating ... and the price was not bad either ... The home we rented, upon looking at it while doing a walk through (when previous tenants were still occupying the home) we only saw what we could ... When we were finally able to move in, we saw a bit more ... Issues that did get fixed but only because we went to the county and had them help us get things fixed ... But once it got fixed, it got fixed ... It was not cheaply fixed either ... Titan actually went and spent some money to fix up what needed fixed ... Fast forward to a year after we signed the lease, we signed a 6 month lease ... But shortly afterwards, some personal issues happened (not COVID related) and we had to get out of that 6 month lease ... While it wasn’t exactly 100% smooth sailing throughout that process, Cheyne got us out of the 6 month lease ... Overall, Titan may not always be the best company to rent from but they at least were human about understanding why we needed to get out of the lease and was able to accommodate us ... My family and I may never rent from them again not because of poor quality but because we found us home finally ... But if I ever had to, I would

Wish I could give zero stars also.These people are crooks.Have no doubt that they will try and fine you and over charge you at any given chance.As far as my experiences have been; maintenance does not exist. And then what I put several maintenance requests in for, I was charged for in my deposit! Obscene!You will not get your deposit back, no matter how clean you leave it-don’t bother.During my time living with Titan, we received a text asking for a good review on google in exchange for a $10 credit on our account. How desperate! Don’t be fooled-the positive reviews you’ve read about Heather were paid for!They are rude, unreasonable and I will absolutely never be dealing with them again. My 3-year Titan experience has been exceptional from the start. I love my apartment, location and the Titan staff. My Titan address has become my Lafayette, IN home, a place to be close to my daughters and grandchildren, to work and to heal. Ive lived on a farm, in NYC apartments and stayed at the nicest hotels and VRBOs all over the country. Im happy to also call my Titan residence home. Thank you.

The office staff has nasty attitudes! I was never late in rent and left the house clean when I moved out. They charged me for blinds that I put up, a burnt out light bulb, air filter, and rack missing out of the fridge that was obviously missing already. Why would I remove it? $330 for petty things! If I could give no stars, I would! I wouldn’t suggest that anyone rent from them. Very unprofessional and rude!

We have nothing but great things to say about Titan. We were needing to get into a place quickly and they were extremely helpful. We have two dogs and they didnt have any issues with them, which is hard to find. Everyone has always been super responsive and very happy with everything.

Nothing but problems from the beginning. House was not ready on move in day. Maintenance was slow and did a poor job of fixing issues (some never resolved). We are moving out before our lease is up. Just tired of being lied to by leasing agent and manager. There are bible scriptures hanging in their office but no character in their staff members.

Overall a good experience. This is our 2nd year renting from Titan. Due to our growing family, our first home that we rented with Titan was no longer going to work for us. When I called the office, Heather immediately helped and found me a new home within two days. I am really impressed with Heather’s dedication for a good renting experience! The only reason I gave this a four star rating is because Heather seems to be the only individual working for Titan, that I have experienced personally, that has taken any action when I needed help. Everyone else is sympathetic to listen, but Heather is the only one who has actually done something. Titan also has options for all family sizes, as well as homes in and outside of the city. Thanks for a great experience!

I live next door to one of their rental properties in west lafayette and I made a phone call, sent a facebook message and posted in their comments before they came and cleaned up a half cut down tree, debris, and trash that sat on the curb for a month. They never responded to any of my calls, messages, posts (they deleted the comments). So extremely unprofessional and all they had to say was sorry, well have someone out asap! Yall suck at business.

Not shocked this place has so many bad reviews. Let the place know in early October that the air conditioning stopped working. It is now mid March and it has been 80 plus degrees (with the windows open) in the apartment. We have been told it will not be fixed for at least 2 more months. So if you have always wished you lived on a tropical island without all the perks of living on a tropical island this is the place for you. People in the office are nice enough but the minute you have to work with maintenance you are screwed.

Titan management group is the most unprofessional, negligent and rude company i have ever dealt with in my life. First, I asked for an apartment with hardwood flooring which was what I was shown. The day I went to sign my lease, she showed me my apartment after i already signed the lease and it was carpeted. I asked if she would put laminate in and she said no. I had to be out of my previous house so I didn’t have time to back out and they would have charged me for the deposit that i already paid. It was the beginning of June and it was scorching hot and they took 2 weeks to put my window unit in after i texted relentlessly. My door was unlocked when i went to move in and she gave me the wrong key so i couldn’t lock my door when i left for a couple days until i drove to go get the correct key. They decided to have 3 young guys come out at about 10 pm to put it in and one of them was completely wasted. Mind you, I am a young woman living on my own. Thank goodness, i had a friend over at the time. When winter rolled around, my apartment held so much moisture that my walls were constantly sweating and my door was so swollen, I could barely shut it. Mold started to grow all over all my clothes and shoes in my closet, the door frames, the baseboards, the walls, my bed. I texted again to complain and she told me to put a work order in. It took over 3 weeks for them to come to my apartment and I happened to know the maintenance man who lent me his dehumidifier. He said he would be back to clean the mold but never came back, so I cleaned the mold. When it was about the time for my lease to end, they sent me a text telling me I had to be out a month earlier then when I signed my lease. They were willing to change that but clearly no organization or communication in the company. I ended up extending my lease last minute because of family events that had happened and i didn’t tell my electric company so they billed Titan. I kindly asked for a receipt to see the bill I was paying for and they said they already paid it and I just had to pay them back. I told them I would pay the bill when they sent me a copy. They ignored my message 3 times and then texted me later on to tell me about moving out procedures. I asked if anyone was going to show me my bill so i could pay it and they still ignored me still. I went to the office to speak with someone and they said the person who does the billing was not there and they would have them call me tomorrow. I still have not received a call or any contact from the company. I am telling you... They will be fake as can be to you to get you to move in but this company is absolute trash. I wouldn’t advice my worst enemy to rent with titan management group. Ooo yes and the water was terrible. It smelled and turned my tub orange. The barn where you do laundry (which half the machines never worked and they never filled the quarter machine) also smelt like a septic tank.

They handled my dog situation extremely poorly and unprofessionally. They were extremely rude the whole time. I have a registered service animal, which by law they can’t say no to that, make me get rid of the dog, or kick me out. One day they told me to just send them a screenshot that the dog was registered, so I did. They decided to change their minds without telling me or giving me any sort of a notice and said I didn’t have proper paperwork when all they asked for was a screenshot, so that’s what I gave them. They tried to evict me over their own fault and miscommunication between office members when I could have easily just shown them paperwork if they would have asked for it instead of saying all they needed was a screenshot. Heather and Johnathon were extremely rude about the whole thing. I wish I would have read everyone else’s reviews before I moved in, as to seeing how bad most of them are.

Read carefully before you rent there:I rented online as I was in CA at that time:- I was told that the apartment I rented was top floor but I found it was not.- The flyer said it has a microwave, but there was no one.- 2 windows were cracked. One of them was not closing at all.- The dryer stayed broken for more than 90 days!- Shower tub had a 5 inch hole! and was fixed but not replaced.- My fridge was dripping water inside and outside.- The fridge also was missing 3 shelves.- I was given one key for the apartment only.- My deposit came back partially of course after I was charged for CLEANING!!! more than 50 days back, after 3 emails and phone calls with the manager(s).- I have all photos if anyone needs any proof of what I mentioned.

Renting from Titan has been a good experience so far. Outside of one issue, them sending an exterminator to my apartment and my dogs were out of their kennels. They communicate well and work with you to find the right place for you to live.

Upon move in, my place was not cleaned, microwave broken, dirt and black stuff coming out of my bathtub. It took 30+ days for my microwave to be fixed. Also rent is not reasonable for the locations and poor maintenance & upkeep. On the bright side the lady Heather who showed me the place was polite, & they left a mini care package on my counter!

Would give zero stars if I could.Upon move out was told I needed to pay for items already ruined prior to me moving in.Maintenance was never brought to our house until we called and called repeatedly.There was a rat living in our bathroom, mice in the kitchen, and squirrels living in the ceiling. The squirrels were never taken care of.You will not get your deposit back, no matter how clean you leave it-don’t bother. One roommate of mine that moved out early received her full deposit, and the rest of us were given nothing.During my time living with Titan, we received a phone call asking for a good review on google in exchange for a $10 credit on our next months rent.Tell your friends to stay away! They trick you into signing leases prior to even living there a full year; also they jack the rent up to a ridiculous price.

Rented from for three years. Worst company in the world. Slum Lord doesnt even come close to describing the low quality and morals of this company. Tried to evict me and my roommates with no just cause, for which it was dismissed in court. On top of that, we were charged with hundreds of dollars in extra fees on lease violations for which we didnt commit and which Titan had no proof. They also took our entire security deposit, plus tried to extort an extra $600 after we left. Property was cleaned professionally before we left, with proof. Whatever you do, DO NOT RENT FROM Titan!! Also, never trust them, record every communication you receive from them as they will be caught in lies this way, which will save you if they take you to court. Cheyne, lead slum lord, will use anything you say or do against you if it can get more for Titan from from you in fees. If you pay rent on time, follow the rules, and are generally a good tenant, expect fees and the extortion from this company. If youre a poor tenant, God help you. Washer was faulty and replaced with one that leaked and flooded house. Upstairs bath tub leaked behind wall and caused mold to builup and water to leak to downstairs kitchen, when notified, Titan covered water spots with paint, eventually that bathroom ceiling will fall into kitchen, no doubt about it. Neighborhood was filled with dope fiends and drug dealers. Titan tried to blame us for the neighbors beating up of my roommate when he attempted to ask the noise level be lowered . This neighbor was eventually arrested and placed in jail. Titan also charged us for a window that was broken by a street wanderer, for which we filed a police report and had proof we werent to blame. Renters beware!!! Wish I could give zero stars and could afford to sue them.

Heather showed us the property that we are currently renting. The property is in a great location and we love our neighborhood and the house itself. Titan has been quick to respond to any issues we have had since moving in and have always been polite and prompt in action. Would recommend renting from Titan to my friends in the area.

Probably par for the course for a management company. Dont expect to get much of your security deposit back (in our case, several inappropriate deductions were made from our deposit, and Titan refused to justify them when we sent a follow-up email).Maintenance is difficult: requests are often ignored, and problems can persist for weeks or months, even with tactful prodding.That said, we had a decent, and well-priced apartment that was good enough for us to stay there for three years. If you can look past poor communication, long waits for maintenance visits, and a little upcharging (to put it generously), then there are worse options out there.

I moved to Lafayette, In from Florida three years ago. Since I was new to the area and never rented before (owned my home) I went to Titan Property Management.They placed me in a lovely one bedroom and I remained there for one year. I had a two year lease but could not keep going up the stairs. They found me a lovely apartment which I am in and the rent remained the same. There service for repairs have been reliable and issues resolved.I want to wish them a wonderful new year and am truly greatful for all they have done for me.

They are willing to go far above and beyond for all employees and all tenants. I have rented and worked for multiple companies and lived with multiple management companies and none have ever reached my satisfaction like Titan Management. If you are looking for somewhere to rent I HIGHLY recommend Titan Management !

Lived at one of theyre rental properties and they had an old water pipe 10ft long capped off. During the cold weather the pipe with non moving water bussed and ruined our whole bedroom set. Titan refused to accept it was theyre fault due to poor maintenance. That pipe should have been cut back to the source and capped there. Very poor maintenance and the staff was very rude when it came to owning responsibility for the damages. Will never rent from them again or recommend to anyone.

My husband and I moved to Lafayette, IN from Massachusetts in February 2019. We took over the property site-unseen, which taught us a huge lesson. The leasing agent that we worked with from Titan was supposed to Facetime us before signing the lease multiple times so we could view the home, but it was conveniently rescheduled. As we were moving for work and limited on time, we decided to trust Titan and move forward with the home. After driving 15+ hours, we arrived to a home that had not been cleaned AT ALL. As you can see in the photos, upon arrival we found hundreds of rat droppings, stained walls and floors, sinks filled with trash and yellow substances (??). The yard was filled with trash and childrens toys. We were not in a financial position to fight them or to find another rental in such a short time, so cleaned the home and moved in. Titans response was sending someone to clean the home that showed up 2 days later. Did they expect us to sit in a dirty home for two days? The toilets werent even flushed from the last time someone used it! We sent in a huge complaint and Titan renegotiated our monthly rent in acknowledgment of their massive screw up. During all of this, we reviewed the lease they sent us and realized they gave us a generic lease for a trailer park they manage in Shadeland, IN. Our house was located in West Lafayette. The lease said we needed water, sewer, gas and trash service. We paid to open a trash account until our neighbor told us we could us the dumpster on site. About a week later, we realized the water quality was atrocious. We had the water tested and discovered it was full of harmful bacteria and the iron levels were 16 times higher than the allowed amount. We complained multiple times on several occasions and they did nothing. Most of the time when we called, the calls were forwarded to an answering service, during business hours, and our calls were never returned. We couldnt drink or cook with the water. Finally, after we showed up in person to the office (6 months pregnant), someone listened and had maintenance go out to look at the well pump house. The maintenance technician told us he couldnt add any chlorine to the softener because the cap was hardened to the unit from all of the build up and would have to be replaced. Are you kidding me?? It had probably been a year since they maintained it. Before move out, they open the home to be toured two months before our lease was ending. I had a two week old daughter at home, during flu season, and we had complete strangers in our home. The leasing agent Heather then starts texting us asking if the home is all electric or gas. Shouldnt you know that?! I have example after example of negligence, but the main issue now is that they have the audacity to charge us a $140 cleaning fee from our deposit after move out. We made sure to clean the home to pristine condition and shampoo the carpet. The home was immaculate compared to what we received upon move in and they are still charging us a fee. Now, Ive been trying to resolve this with the Office Manager Cheyne, but she ignores my emails and refuses to take any calls. DO NOT RENT FROM THEM. There are so many more options. They take advantage of tenants who do not have the means to stick up for themselves. If they charge $140 for every tenant, most will say its not worth the time and energy to fight them even when it is not a justified charge. They nickle and dime everyone on the means that the tenant will not fight them. Its a complete scam.

THEY WILL NICKEL AND DIME YOU ON SECURITY DEPOSIT. After two years of always on time payments, they charged me a whole cleaning fee for not cleaning under the heat registers. Read below where I describe how I had no heat. The staff is nice enough but there is horrible communication between office and maintenance. Maintenance only did quick fixes that solved the problem, but created new ones and were an eyesore. They constantly were showing the apt with little to no notice.Lived in an overpriced attic on Pierce St. I had no heat unless my neighbors below me turned their heat on. It was either way too hot or way too cold.1/2 the apartment floor space is unusable because of low, angled ceiling. I had to contort or sit down to use the restroom. The kitchen is nonexistent with zero counter space and only 1 small cabinet for storage.I only moved in and stayed here because I got a very late start on my apt search and was tired of moving 3 times a year with co-op program.SAVE MONEY BY LIVING SOMEWHERE MORE EXPENSIVE, BUT WILL GIVE YOUR SECURITY DEPOSIT BACK. The apt will likely be better, the maintenance more helpful, and overall experiance more pleasant.

A real disappointment. To give an apartment tour, they asked for a credit score, previous felony, and misdemeanors. I felt offended neither by that nor by the length of time it took to make an appointment. However, I found it offensive when he denied making an appointment. They do not accept their mistake and do not give proper apology. When I remind him to take a look at his phone and he saw my texts, he replied rudely and said: well I was asleep when you replied at 10 pm!

We moved into a Titan property in July and this has been our best renting experience so far. Friendly staff, knowledgeable and willing to work with us. Would definitely recommend renting from Titan.

Jonathan will text and threaten tenants then hide behind a phone number coming from a Heather. They took over property my son lives in and immediately wanted to raise the rent. So I am on my 3rd year lease with these people theyve ways benn extremely prompt on maintenance issues.. Plus being its just my hubby and I and we pay on time every month the rent increase was affordable for our income esp since I lost my job and hubby became ill.. Its not just a business that wants cash etc.. They actuality care about their good tenants.... HIGHLY RECOMMEND THEM TO ALL!!!! EASY to get approved etc..Simple and Easy..The lease was simple to read easy to understand and communication with the office was not difficult either

Terrible about scheduling showings of their rentals. They did not work well with us when we called and told them what we were looking for, showing us something completely opposite purely because it was available immediately. They also keep your deposit based, so be careful.

They are the WORST!!!! Do not rent from them! They will dodge emails and phone calls. We lived next to drug dealers and violent people. We called the police several times and notified Titan. They ignored all emails. Their maintance people do quick but faulty fixes. Also, no matter how good of tenants you are they will not return your deposit and charge you more on top of things. If you are already renting from them then make sure to take video before you move out because they will try to scare you with photos of damages but then never show you these photos. I have rented for almost 10 years and have always received my deposit back. Titan is the problem and do yourself a favor and DONT rent from them.

Titans staff are very friendly and fun to be around. They respond to repair requests quite quickly. Ive only needed two tiny fixes on my apartment and both were fixed promptly. Their online web payment website is super easy to use, and I would recommend them to anyone.

Moving is never easy last thing you want to worry about in difficult weather is am I approved how much is it what are the terms of the lease. Titan makes it simple, easy to understand and are willing to work with you as we took over our daughters old place and she left a few items there for us they were ok with that. They also pro rated the lease for the second month which makes it easier to catch up on deposits etc... extra expenses one has with moving..

Getting a place was easy... But nothing was cleaned upon move in. All they did was paint, and they did a horrible job even with that. Microwave doesnt work, dishwasher broken, lint trap in dryer FULL, and could have possibly caused a fire. Filthy a.c. filters, dirt cakes behind washer/dryer, water heater and central air. Windows stick when trying to open them, grout was put over mold in the bathroom, just a disgusting place... My boyfriend and I had to clean for 3 days to make it liveable. Slum lords, plain and simple. Do not rent from them.

Titan has always gone above and beyond when I have dealt with them. Their staff is friendly and professional, their maintenance workers are efficient and courteous, and they always do their best to resolve any issues that come up. While there have been times when I have waited a bit longer than I had hoped for a repair, at other times the staff has turned around and resolved my issues almost immediately. Overall my experience with Titan has been very, very good.

They advertised the apartment to be a two bedroom for $575 with a laundry unit in the building, we fins out that what they consider is a second bedroom is actually a dinning nook and that there is no laundry unit it in the building.when we first moved in they were all about helping us move in, then shortly after we kept finding new things that were wrong with our apartment and have been submitting several maintenance requests in attempts for them to fix the issues and trying to get a hold of Cole and have ending up needing to call the main office to reach anyone, for them to call my husband and I stupid and that we have no idea about the problems we are experiencing. After several phone calls and arguing they sent out an expert which could not fix our problem, then they sent out their own maintenance to find out that my husband was correct about the original problem. Recently both of our Air Conditioners havent been working after TWO months of maintenance requests and calls, which still TO THIS DAY hasnt been fixed even the requests have said to be completed. Worst company to rent from due to lack of communication skills and their non emergent concern to fix problems. Real Slums lords.

We were moving from out of state and needed help finding a house. I felt more comfortable going through a rental agency... this rental agency, however, is incompetent and immoral.When we got the keys to the house we discovered that it was completely uninhabitable.The carpet was so dirty it was slimy, the smell from standing water in the basement was unbearable, there was broken glass everywhere, grease completely clogging the stove vent... I didnt even want to take off my boots or gloves.No one from Titan would meet with us at the house. We had to wait three days to even return the keys because no one would meet with us, and then they refused to return our deposit.Their lease is a Frankenstein mess cobbled together from something they borrowed from another apartment complex and their staff obviously have no idea how to behave professionally.Avoid dealing with them at all costs and take your money elsewhere.

They evicted 2 people that shared a 1 bedroom apt w/ a special needs adult, they took care of him... They were never served with a notice, and when the eviction ess carried out by the Sheriffs Dept, they were not allowed to retrieve the belongings. Thats 3 violations of the Tenant Rites Act, a federal law, and are currently pursuing a lawsuit for violating both Civil, and Federal Laws... Renters beware!!!

The management at Titan I believe is trying hard to satisfy their customers, but they are sadly under-staffed and a bit disorganized. I recently signed a contract with Titan management in West Lafayette, but had to back out of it before moving in for several reasons:(1) Three days before my lease began (a Friday), I went to visit the duplex to start putting some of my things in the garage (with Titans consent), and found that the previous tenants had left behind furniture inside the house, garage, on the front porch and the front lawn. They had moved out a few weeks prior to this, so this was surprising and disappointing to me that no one from the management company had taken care of this. The previous tenants had also left behind a lot of trash strewn about the property. The inside of the apartment was still very dirty, and the yard was a mess (unmowed, untrimmed, etc.). The carpet had lots of stains throughout the house. I had been told that all of Titans properties receive a very thorough cleaning before move-in day, and here I was Friday afternoon (these people definitely dont work on the weekend) and it looked like Titan had completely forgotten that I was supposed to move in on Monday. Naturally, I called Titan to ask them what theyve been up to, and to give them a detailed list of everything that needed to be taken care of before I moved in. Betty (the management person I worked with) seemed sincerely sorry for the mishap, and tried to get maintenance people out there ASAP. The same day, they inspected the place and decided it needed to be cleaned and the carpets replaced (SHOCKER); unfortunately none of that could be done until late the next week, several days AFTER my move in date. My lease at my previous apartment had another week till it was up, so I agreed, but I expected special treatment from Titan from that point on since they were breaking their end of the contract (by not having the place move-in ready upon the lease start date).(2) The next day, Saturday, I receive a call from Betty informing me that their inspector just found bed-bugs in the place, and we wouldnt be able to move in for an additional 2 - 4 weeks. This would mean my family and I would be homeless for sometime, since our lease was ending, and new tenants were coming to live in our old place. This is obviously not gonna work, but I was still willing to work with Titan, so long as they compensated me for their lack of planning (like inspecting the place several weeks in advance of the new tenants lease begin date). Betty told me she would call me back ASAP to discuss further what to do about this.(3) She did not call me back. I called the office several times, but since it was the weekend, it went straight to voice mail. I wanted to get this all figured out (would we stay in a hotel? maybe I could find a friends house to stay in... etc.) ASAP because I dont want to be homeless. Eventually I called Titans emergency line, to which a snotty brat answered, whose name I dont remember. I asked if I could be put through to Betty, and she said, Im sorry, the office is closed today, is this an emergency?, of course she said this in a very condescending tone. I replied that Betty had just told me our duplex has bedbugs and wed be homeless for several weeks; I asked if that sounded like an emergency to her. She transferred my call, to which I didnt receive an answer. She then told me shed get the message to Betty right away. Nothing ever happened. So I e-mailed Betty telling her I was upset about that. Betty finally responded to my e-mail on Monday, with no useful information. At this point I decided to start looking for a new place.I obviously had legal grounds to get all of my money back (yes, I had already paid a deposit and the first months rent, and application fees). When I found a place, I told Betty I wanted all of my money back, including application fees, and she must nullify the contract, otherwise I would sue. They gave my money back within two days without a fight, which is the only reason I gave more than one star.

Their property maintainence has always been prompt in their response, as well as efficient with their repairs. The people are helpful and willing to work with you, but sadly they are very mismanaged and rarely know what is going on. One employee will tell you one thing, but call again the next day and youll get entirely different news. Understaffed is my best guess, but thats no excuse for their lack of consistency. Its a shame they have some of the best policies of any Lafayette area Property Company, because they could do so much better.
