I stayed here 3.5 years from 2017-2021 and 2 of those years were enjoyable and the last year I had to deal with nosy and disrespectful neighbors, broken locks, broken wash machines, a overflowing dumpster which attracted raccoons and bad management who doesn’t return calls but will post a notice on your door if you owe two dollars within the quickness. After management changed over they were hard to get a hold of and when other places called to verify my rental history with them they never answered the phone or emails and that hindered me finding a place. After I moved out 4/30 I was charged for not cleaning my apartment and was told I did not turn in my keys til May 7th all which was a lie I called them to air my grievances about the trumped up charges and I was told that the manager would contact me and that was 2 months ago. I have video recordings recordings, pictures, and dates proving that I cleaned my apartment and that I returned my keys on May 2nd not 7th since they’ve been replying to reviews hopefully I can get a response so we can rectify this issueI forgot to add you have to pay 2 water bills one for the building and one through BPU

I have been living here for less than 2 months in a studio. It is neat to be honest and very close to KU med but that is the only thing about it. You can hear the neighbor often, even their conversation with a friend on the phone. If you are living on the first and second floor after 5am you probably cant sleep anymore even with earplugs because your upstairs neighbors are getting ready for work and are walking in their apartment. Then all the windows in your apartment will start shaking. I believe the smoke detector is also not working properly because there is a strong smell of smoking in the hall. The neighborhood is not safe really and the price is high for such a place.

DOCUMENT EVERYTHING WHEN YOU MOVE OUT. I had an otherwise good time at Malvern Hill apartments but upon move-out we were charged over $500 for a new carpet even though we left the place in spotless condition. Luckily I took pictures/video of every room upon move-out. I asked multiple times for them to provide proof of the excessive stains/wear but Danielle Pearson finally responded by saying they did not have any photos to prove it. Luckily we didnt get charged after battling it. Since the management change there is a noticeable decline in quality here. It is close to KU Med and plenty of bars/restaurants and the price is alright. Had a few good years here spoiled by management trying to take advantage of us even though we aimed to be the best tenants at Malvern Hill. DOCUMENT EVERYTHING.

The location is good, very close to KUMC, if you work, or as a student in KUMC, its only 3 min of walking. The staff are very friendly and very helpful. The maintenance is quick and in good quality. They even helped me to change my flat tire. The price is reasonable. Pool party in the summer is a lot of fun. The only thing not that good is sometimes there are noises from the neighboring Holiday Inn. I have I have been staying here for more than 4 years, I really like it.

I love my apartment the management is top rate, really understanding and friendly. Had a problem with my fridge, they fixed it asap! Really good maintenance team. They keep the area free of trash. Very nice place to live, I feel safe.

3909 Building door lock works half the time,Then its the time when your outside your building,Looking like your trespassing and cant get into your own Apartment,That you pay for every month on time never late,Absolutely this is the worst experience by far,I complained to management several occasions to no avail,Making me a new key is not the issue,The new key dont work and it keeps happening and no one cares not a happy resident.

I lived here for 6 months and had a really great experience. The management was eager to take care of any issue and the apartment was very clean and well-kept. The only minor thing was hearing my neighbor above me walk around but that was only occasionally and the rest of the time was super quiet. I felt safe in the neighborhood and parking was pretty good. Overall, a great experience and would happily live here again.

Maybe the best location for those who attend KUMed. Building are old but still well-maintained. I lived here 3 years ago. At that time, the electricity for studio was free, which means the apartment pays your electricity bill whatever amount you use! The neighborhood area is not nicer compared to other neighborhoods like Overland Park.

Lived here in 2007. Love the location. I dont like the fact that its super easy to get noise complaints here. 3 noise complaints and you get the boot. The walls and doors are paper thin. Be careful with your noise.

I dont know why some reviews comment negatively about the management at this place. Staffs in the office were always helpful and friendly. Buildings are kind of old but they are really well maintained.

I loved living at Malvern when I was at KU. Great management and and decent apartment. The lot would get full when I lived there because of unauthorized parking but management promptly had that taken care of by towing non resident cars.

The office staff (tiffany and tayrn) and the maintenance man are so amazing. I highly recommend this apartment complex. They gave us a move in basket with all the basics that just made the overall experience even better. The office staff are very responsive, they helped me with the whole application process while I was out of town for work. Ever since ive moved in its felt like home. Maintenance has been quick and responsive. The neighborhood is safe and I havent had any issues with loud neighbors. This is the best experience ive had with renting apartments for the past ten years.

A great place if you enjoy prompt maintenance, caring and knowledgeable office Management and staff. They are on top of it here. The hospital across the street has a lot of security and police that patrol regularly and keeps keeps any type of crime away. Love living here. I will only rent from Pricebrothers from now on. Very thankful I found this hidden jem. Being in walking distance to KCs best restaurants and bars is also a great benefit.

I had lived here for about 1 year in studio and about 3 years in luxury 1br. Pros:1.Great location, as 2 blocks from Rainbow Blvd and 5-10 mins walk to campus and hospital; 2. Attentive management, since the staff are friendly, accessible, and everthing is fixed within 1 day; 3. Plenty of studios covering BPU bills, as one of the cheapest options near campus if you want privacy; 4. My deposit was fully returned after staying for 3 yrs while I didnt try hard to maintain or clean the place, though I didnt have pets; 5. They are very strict about leasing and subleasing, which makes the tenants more reliable. Cons: 1. Out-dated facilities; 2. Noisy fridge, A/C, lawn mower in the morning, and the sound of neighbors, which was acceptable to me; 3. Open parking lots getting crowded if arriving after 10pm, and scratches happen; 4. The neighborhood is not the safest, and the rent keeps raising, though I think it happens to almost all the properties around KU Med campus; 5. Very limited shared ammenites. Overall I recommend it to students and staffs who want a convenient and care-free place to stay, but not to people having kids, sensitive to noise, or looking for an elegant lifestyle.

I resided at Malvern Hill apartments for nearly 2.5yrs – renting a one bedroom updated unit. I worked at the medical center across the street and the location couldn’t be beat. However, there are quite a few things I wish I would have known prior to renting an apartment at Malvern Hill.To begin, the apartment is listed as allowing cats. But they are not “pet friendly”. I had to pay $600 in fees and pet deposits prior to move-in and also $40 each month for pet rent. In total, I spent over $1300 in pet associated fees during my time residing at Malvern Hill. When I received my refunded deposits after moving out, they kept an additional $75 for “pet odor”. I disputed the charge but they were unwilling to negotiate the fee. I know my cats did not mess up the carpet and the apartment has a prior history of pet damages that were discovered during my move-in and noted in the apartment file. I think this $75 fee is completely unreasonable and without cause (if there is damage it is not from my cats.)Secondly, while living at Malvern Hill, there were several problems that occurred. The tenant across the hall from me set his balcony on fire, not once but TWICE! Luckily, I was home during both occasions and banged on his door to notify him of the FIRE burning on his balcony. I didn’t feel like management responded with much urgency when I reported the fires. They only cared so the guy would have to pay for the damages. Having a person so careless to catch the building on fire twice live across from me definitely made me feel uneasy when I left my cats home alone and when I went to bed at night. Plus, some nights I could smell his cigarette smoke as I watched TV - definitely not pleasant. In addition, I rented a garage in the basement and there was a sewage leak in another garage stall. The hallway was all wet and smelled of (well) sewage. The liquid had gotten into my garage stall as it was also all wet. While I reported the sewage, I ended up having to buy a broom and mop to clean my own garage from the sewage leak. What fun.The presentation of the apartment grounds leave a lot to be desired. The corridors are often messy with leaves and trash. While it didn’t really affect me as I had a garage, good luck on finding a parking spot in the lot. The garbage dumpsters are often overflowing and the leasing office often opens late and closes early. Or they always seemed to be closed whenever I went by. Maybe it was just my luck? However, this made picking up packages quite difficult. Finally, if you want a good night’s sleep make sure your apartment does not face the hotel. Even with room darkening curtains, the bedroom was still very bright.Overall, I wouldn’t have renewed my lease after the first year except for the fact of convenience. I had looked at other properties that were 10-20 minutes away from KU Med prior to renewing and the convenience factor won. Besides a convenient location, one other positive is that management was willing to work with me when it can time to renew. My lease ended in April and they were willing to extend it to June of the following year. That was much appreciated. Overall, if you don’t have pets, don’t mind smoke or sewage, like to sleep in a brightly lit room and work at or are a student at KU Med then Malvern Hill may be the perfect place for you!

DO NOT LIVE HERE. I have lived here for 3 years. Not one of them has been good. The apartment is in a bad neighborhood, with slow maitenance (it took over 3 weeks for them to come fix my sink), also very loud neighbors. Management staff has lost my paperwork multiple times costing me excessive amounts of money and time.
