I could list off complaints, but they all boil down to poor customer service. You will see Preston featured prominently in the poor reviews. Todays interaction with him is a longer story stemming from another interaction with a rude maintenance guy.After a bit of back and forth, cutting me off repeatedly, claiming they were cussed at when thats not true at all, no concern at all for my concerns, I was told the following: If were so rude, why do you continue to renew your lease with us?You know what, Preston? Thats a good point. So Ive submitted my notice.Ive had enough of being treated as if they have all the power in this relationship. They do, of course. So Im going to let them do it to someone else. I guess the tales of evictions and late payments these days must be false. Apparently they have absolutely zero problem finding people to rent to. I guess they dont need someone who has paid their rent on time for more than two years, and kept the property clean and in great shape.A lot of the people at this company are nice, pleasant even. If I had talked to anyone else today, I might still be their customer. If you have to talk to Preston, just dont. He does not care about you at all.After leaving this review I fully expect not to get my deposit back. Judging from the other poor reviews, I also expect to hear how sorry they are, which would be the first apology Ive gotten about any instance I could complain about in the entire time Ive rented from them. You can tell how much they care in those apologies, because they make sure to make excuses and push it back on the customer right after the sorry bit.

Pure slumlords, they move you in and don’t pay to keep property up. That’s on the renter, I guess.I own the home next door to the rental home. Nice young couple moved in. They we’re not told when they moved in, that much of the outside maintenance would be on them. And they were not told what day trash would be picked up or that it will be free for the rest of the year because we live in a home association and yearly trash fees were paid in full before the last tenants moved out.The man who owned the home originally took impeccable care of the home before he got sick and died in the house. I promised him I would care for his apple tree on my side of the front yard and I have honored his request to this day.I thought when owners who use the 333-Rent property management bought the house, fixed the fence, and did some repairs inside and outside the home, they would continue the maintenance outside. Until they bought the home next to me, I was blessed to live in a neighborhood where everyone takes pride in their home. Until now.The house managed by 333-RENT has overgrown and bug infested trees. I called the office to tell them. I also asked them to please cut back the bug infested tree on their property that was growing on my fence and in my yard.To their credit they sent someone to look at it, but they told me that I was more than welcome to pay for it to be cut myself. I told them I am 62 years old and I care for my 91 year old mother who is living with cancer and dementia. I’m exhausted trying to keep my own house together. I had to pay someone $100 to cut the tree back and haul the debris. I have been calling these people to ask them to at least pay half....I got a hard “no”. What cheapskates!!I scheduled a meeting on September 9, with a “Preston” who wouldn’t even give me his lastname..why?? What do you have to hide? I see from these reviews...a lot!!! I plan to be there with my mother in tow. This is ridiculous. Why not care for your own property? The lawn is awful, the worst on the block. The tree in the back yard is bug infested and big branches are dropping. I guess one of the branches has to fall on one of their toddlers before something is done about it ....I’ve already warned them. I hate when uncaring slumlords start buying properties in really good neighborhoods....then get their money and say the heck with the property. Heck no!! I live next door to your 333-RENT home landlords......keep YOUR property up!!!!!!I have sent an email to the city and the mayors office. I am also taking the subject to our homes association. I also have some of my daughters and former coworkers real estate friends looking into the LLC who owns the property. I have applied for propery over a week ago. But never heard from anyone yet. Called management 3 times but finding feeling like I have bother them.
My boyfriend and I have been with 333rent for about five months and he loves living here more than his old place! This is my first experience of being out alone and 333rent has been amazing! They are fast and efficient. We applied for our house on a Wednesday and got approved by Friday the same week. When we moved in, they gave a couple household items (light bulbs, toilet paper, dog snacks, duster and more). I love it here and plan to stay for a while. The maintenance is fast, a tree fell in the yard on a Friday or Saturday and they came within hours to chop it up and move it. I love that they allow us to pay rent the first 4 days of the month without a late fee, helps when pay day doesn’t land on the first! I recommend couples and families to consider 333rent!
Oh wow, where to start! Im sure their response to this review will be quite defensive. First, their application process is slow, so hopefully you have time. Our largest issue began when sewage backed up into our 1 bathroom, 2 weeks after moving in. We wouldnt be able to use the bathroom or use anything that would drain water because it would start to back up again until they send maintenance. They would send maintenance, then they would leave without cleaning or giving us much detail about what was going on. That means we would be in charge of cleaning sewage off of the floor and our belongings. Then, the cycle would start again about every month and a half to two months. This happened AT LEAST 6 times in 9 months. They eventually decided that they needed to fix the sewage backup, which would entail drilling under the house from the inside to replace the lines. To spare you the details, we had to get representation for this issue due to their unprofessionalism and incompetence. DO NOT RENT FROM THIS COMPANY!EDIT: We were then shorted the promised amount of refund.
I waited a month after I moved in to write this review because I wanted to make sure I gave a well rounded review of my experience.I moved into my apartment after having been a home owner for 12 years. The rental application and process was tedious and long but very thorough and workable. Management stayed in contact with me and worked with me through the entire process.When I moved in, my apartment was clean and made ready. They left a little welcome kit for me with a trash can and a few supplies that I really appreciated. I did my 7 day checklist and put in my maintenance request through the maintenance portal. The maintenance team is awesome! They respond and fix everything quickly and are immensely clean. Half the time you dont know they came in except the work has been completed. After having been responsible for my own maintenance in my home before moving to an apartment, this is greatly appreciated.Management is caring and patient. They respond to my emails quickly and do everything in their power to try and accommodate my request. Of course, no unit is perfect (thin walls, various smells through the vents, noisy neighbors, kids running above my head) but that comes with apartment living. The kitchen in my apartment is beautiful. That is what sold me on the unit. There is a washer and dryer in my unit and they pay the water bill. Definitely a winner for me.I would certainly recommend them to anyone looking.
My application experience was hellish. After waiting at least a week, I reached out to them and they said they were waiting to hear back from my rental references. Then they said we needed a co-signer. We promptly got everything together and sent it to them, only to receive an email two days later saying the property had been taken off the market.The application process said it could take 5-7 days, but we waited 15 days. Not being refunded the application fee is not the worst part. The worst part is waiting this whole time and thinking that we were going to get the apartment. Our lease is up soon and now were back to square one. Thank you 333 Rent, you have been the absolute worst. To anybody looking to rent from them, think twice. This is a bullet youll be glad you dodged.
DO NOT ATTEMPT TO RENT FROM THIS COMPANY. This company has unprofessional staff that scam you by advertising and taking applications on nice looking rental properties that are not available, then stealing your application fees. Within minutes of submitting an applying I was told the property I sought was unavailable. When I asked that my credit not be run because the rest of their rentals was unlivable they refused. The background company they use reports negative misinformation about your credit and they use that to steal your application fee claiming you dont meet the rental approval requirements. They claim they will have their background company investigate but they dont follow up to find details that are easily obtained from a credit report. From the second I found out the rental property I was interested in was unavailable I followed the instructions they gave to get my application fee returned. They dont respond then when you report them to the BBB they say you supplied the information after their deadline to refund your money. This company is a sham and its employees are con artists who will steal your money. UNLESS YOU LIKE BEING SCAMMED AND GIVING YOUR MONEY TO THIEVES DO NOT DEAL WITH THIS COMPANY.They have been non responsive for two months and now offer to talk with me about cheating me out of my money after I contacted the BBB and wrote a review of their disreputable tactics. DO NOT ATTEMPT TO RENT FROM THIS BAND OF THEIVES AND SCAMMERS.

Slum lords. Put houses up for rent. Claim they cant disclose whether or not others have already applied due to the fair housing laws. Which is completely made up. Have you apply and then take the house off the market? Just so they can get the money from your application fee. Questioning whether or not the house had already been rented?
I was very excited to get more information on a cute little rental in Lee’s Summit. I scheduled a tour and called 333 Rent the next day to get some more information on the property. A woman named Ashley dully answered the phone and asked how she could help me. I told her I was interested in a rental and told her the address they had listed for the property was incorrect. I then asked a question about the parking situation for the rental and she was very short with me. It seemed she was very annoyed and that I was bothering her by asking these simple questions. She had absolutely no phone presence. I get it- some people don’t like talking on the phone or dealing with customers, but if your job is LITERALLY in customer service and you’re the FIRST person a potential client speaks to, you need to be on your game. If I was treated like this simply as an inquirer, I can’t imagine how they treat their tenants. It’s very disappointing, because I was very much interested in placing a deposit. Unfortunately, the customer service turned me off. I’ll be renting elsewhere.
My experience with them has been horrible. False advertisement. Whomever, is responsible for removing homes from websites does not do their job in a timely manner. I was searching for rentals, found a house online, went to their website applied, and paid $40 application fee. After submitting my application, email was sent to me too verify forms, and conversation about questions I had. Hours later received sorry this property is no longer available...... What? Ok, I gave them the benefit of the doubt.Saw another property they own. Set up a time to view the second unit meet Preston there. I asked him do they have any pending application. He claims house was new and he didn’t know too much about the unit. He said I could get my application fees back. I filled out two more applications and paid another $40 a piece for my young adults. Just to be told again hours later. This home is not available someone paid deposit this morning.I don’t understand!!! Both homes were available online each time I applied but once fees paid!! Units no longer available!!This company needs to be honest. If rental properties already has an approve application BUT NO DEPOSIT IN YET!! Just say it!’ Inform the public.Now, I’m out of $120 dollars.
I feel cheated definitely. Especially because they KNEW someone was already approved the place i wanted but yet everybody still pretended it was available. They hit my credit with a hard inquiry that i can’t get removed, i asked yesterday evening was it still available so i can be sure I’m not doing this for nothing! The next morning i get an email from 333rent & the place i wanted suddenly wasn’t available and mind you i was supposed to get a call about my approval. I definitely wouldn’t recommend this company to NOBODY. I wish they could’ve advised me other people applied & been approved for it and i would’ve wasted my time! Thanks for NOTHING.
Our experience with 333 rent has been fantastic thus far. When we first moved in, they had cleaning supplies waiting for us, as well as our favorite candy bars,.which was such a nice and personal touch. The response time for maintenance request has also been fantastic! We were missing a glass shelf in our refrigerator when we were first moved in, and they were at our house working to fix that within 30 minutes of the request. Since then, they have maintained that quick response time. We have been in our house for almost 2 years and have never had a problem go more than a day without it getting fixed.Communication has also been great this entire time. We get emails when the office is closed, letters if things are changing, and calls if necessary.We highly recommend 333 Rent for a rental agency.
I would not recommend submitting an application with this company!We found a house we liked the first day it was posted and made an appointment for a showing. When we got to the rental, the lady showing us around had no idea if the features in the home worked. There was a MAJOR leak in the basement and the lady showing us around made no comment when we asked about it. She also had no knowledge about the application process and directed us to apply online and someone would be in touch.Three days after our application was submitted the home had been removed. We understood this could happen to us and continued to search for alternative options. We were also told our income did not need to be verified with the background check company since one individual made way more than 3x the monthly rent. When we followed up with the background check company, they had no communication of this and we were set back 4 business days. We followed up on our application process over 5 times and after 3 weeks were told we were not approved and could not be told why. I still have yet to receive a letter in the mail.This was extremely upsetting since it took forever to find out if we could rent from 333. Thankfully we submitted an application through another property management company and were approved AND moved in within 5 days of applying. Nothing negative came back on our credit report with them and we are confused as to why we had been denied from 333.Not only do I have a hard credit check on my credit report for 2 years, but now it is of no use. Waste of $80 and my time for 3 weeks.

I have been renting from 333 Rent since 2017, and for my family they are great. I love the response from the staff. I can call with questions or concern and know that I will get a response usually the same day. The maintenance staff are professional and friendly. And for me being a new to renting this makes me feel so much better.When you are renting, that property company almost becomes an extension of your family. You have to put faith in them that they will hold up their end of the agreement to upkeep the property so your family can live in the best environment. This company has responded to every request we have had, for me thats a major reason we continue to rent from them.

Scum bag scam artists. We deep cleaned the whole apartment and it was spotless, spent a whole day doing so. They took our whole security deposit and listed out all the things that we already cleaned.Screwed us out of our lease during COVID as well, they were not able to be reached by phone and were unresponsive via email while we were trying to move out. Made us pay and extra month’s rent when we had already moved out and told them we were doing so ahead of time. Complete lack of communication and professionalism.DO NOT rent a property through them, they will screw you over.
I’ve been a 333Rent resident for the last 4 years and recently have had a handful of maintenance issues. But Damien, as a member of the maintenance staff has gone above and beyond to make sure all my issues have been take care of in a professional and timely manner. And his communication with me about all the issues has been great. I really appreciate the great service!
I have been renting for a year through them. I just recently signed another year lease. Mostly everything has been good. There were tons of problems pretty much the entire time we have lived here but maintenance is very prompt and get to it with in a couple days. There have been a few things i disagree with but overall a pretty good rental agency.
They are extremely unprofessional. I would email someone and not get a response until 9 or 10 at night. The apartment I applied for all the units got rented before I was approved sometimes it happens that’s okay. But then! They started let me view multiple apartments that would be taken hours after I toured them. They had to have known. I have gotten no timely responses and odd treatment. Ashley that shows the apartments is very nice though.
Renting from here has been a pleasant experience thus far. They are very polite and friendly. On move-in day there was some cleaning supplies, light bulbs and some candies left for us. Communication is always very good, especially when it comes to reminders about weather and if/when the office will be closed. Definitely recommend them to anyone looking for a place.
Ive started renting from 33Rent about 8 months ago and so far its been a good experience, the lady Lisa that showed me a few properties helped me find the house I moved into and she got it within my price range with my budget. They were very clear during lease signing and have always been professional, they have been very nice to rent too this far and I havent had an issue. They have been prompt with service calls including my emergency call after hours.They even left me a welcome gift of cleaning supplies and some house basics during move in which was very appreciated, and have always been pleasant any time Ive called in for questions or assistance.I plan to keep renting from them for awhile, they have been easy to deal with unlike my old apartment complex. I highly suggest them if you are looking for somewhere to rent. They have all kinds of property around the metro and city and have always been very nice to me

They have been a great company to rent from. Although weve had some maintenance issues they have been very prompt to fix the issue. The biggest thing that sticks out to me is that they sent me a birthday card that had handwritten happy birthday in it. Blew me away, such a sweet surprise. Honestly I was terrified to rent through a company in KC due to horror stories I’ve heard. I can say I lucked up with 333 Rent! The welcome gift with trash can, cleaning products, candy & light bulbs made me feel welcome & appreciated. It’s been almost a year & no complaints; honestly! They are very quick with maintenance requests & was very nice when I fell behind one month.
Their properties are very clean. They do a good job with maintenance requests. If something breaks like a window and you have proof it wasnt your fault they are very open to discussing. We have lived in one of their properties for two years now. Satisfied with service.
So far I love living here. When we moved in they even gave us dog and cat treats for our pets! It was so sweet. I only had one complaint. When we had cracks in our screened in Patio walls the maintenance people sealed up one of the windows entirely instead of fixing any of the cracks that needed to be fixed. Other than that the rental place has been great.
I applied with them and they checked my Credit (Because I seen it on my credit report) then the next day they asked me for my income information, my parents lived on the next street over from the property so I rode by the Duplex I applied for the day they asked for my income information and seen that the lock was not on the door and the for rent sign was not in the yard anymore and a car was in the driveway and the place was no longer posted on their website or Zillow, basically they knew that they had already went with someone and still asked for my income information the day after checking my credit but then weeks and weeks later sent me a letter in the mail stating I didn’t get the place because of my rental History which is a lie because I have perfect rental history, they just wanted my Application fee, don’t waste your money.
The most unorganized unprofessional company I have ever rented from they having zero understanding they have all these fees for I feel like they are Fraudulent and I’m going to the Better Business Bureau on them. They also tell you “we understand things happen“ “call or come in we here to help” but that’s a lie. Waiting on my lease to be up so I can get away.
I mean if youre going to ask for information then ket let people know up front what exactly youre looking for so that we can decide if we are with it or not. Place waited until the last part of the process to ask for bank statements which i refuse to give them.That is you alls thing fine but it is very janky waiting to disclose those requirements. Trash company, 40 bucks for nothing.

333rent have been good landlords. They have improved response time to situations drastically. Ive seen 3 tenants next door (also managed by 333rent) come and go and sharing a wall with them has been difficult but overall, 333rent has been very good to work with.
I have lived in one of their units for a little over two months. The unit has unfortunately had a lot of unexpected maintenance issues (not their fault), but their team has been extremely responsive and taken care of things within a day or two. Overall, it has been an extremely positive experience. They are a lot more nit-picky about the terms of the lease than any property management company I have rented from (this is my 7th apartment in 3 different cities in the last decade due to a lot of moving for school/work), but they also take really good care of their tenants and properties. If you are willing to have a little patience in the application process, I would definitely recommend renting from 333.
Our experience has been good so far, no real issues yet. They are a standard leasing company and have safeguards to protect themselves such as they can be difficult to get in contact with and their late fee is absurdly high (especially based on what I have paid with other companies). They have not been deceitful though or rude like I have had with other agencies. Overall, ok experience.
Rented through 333 for 2 years. Response on repairs are fast and communication is on point. Properties are well kept and every one is friendly.Only thing I would say is take pictures of absolutely everything before your move in so you dont lose any of your deposit. I got charged almost $300 for a taking a storm door off the back door when none was provided to me. Tried contacting them about the charge and never heard from them.

I have been a resident for 3 years so far under 333Rent. I can say, anytime I have sent a message or called about any issues, they send someone out the next day and take care of the issue. I have had no problems with communication with those within the office and their maintenance crew have always been friendly and work to resolve whatever it is I message them about.
Would recommend them to family and friends. Professional staff never had a any problems since I’ve been renting, maintenance problems have always been addressed and repaired in a timely manner. Keep up the good work. ❤️❤️
Weve lived at the same residence for about a year and just resigned our lease today. The maintenance is always super helpful (Manuel is the best). The ladies in the office are super nice and are willing to answer all questions promptly. We currently have 3 pets which is the max limit for this property. I would like to have chickens but unfortunately cannot due to this stipulation. Hopefully they revisit this as chickens are not pets and are more so a means to an end. Overall Im very satisfied with with this property management group.
The staff is very friendly and helpful. Ive always had a good experience talking to them and going into sign our lease. There are two major areas where they could improve, however:1) Better hours. They are only open during normal business hours, which is difficult if you work during normal business hours and dont have a flexible schedule. Coming in to sign the lease was always a hassle because of this, especially because my co-signer and I have very different schedules. I think they need to have more flexibility.2) Better management of issues with the property. The house we rented had an awful mold problem. Unfortunately, I believe it stemmed from a leak that had happened before 333-Rent took over the property. Since the leak was not properly mitigated, it caused ongoing issues. 333-Rent installed a dehumidifier but did not offer options for moving into a different property, and did not do much to mitigate the issue. The house, in general, was in such bad repair that I hope they do not rent it out to anyone else.
We moved into our rental home in Aug of 2018. We just recently renewed our lease and have not had any issues thus far with 333 the year and a half we have been with them. When we have had an issue it has been taken care of promptly. Zero complaints!

I am very satisfied with the services that I have received from 333Rent. I have had to contact the maintenance department on two occasions and on both occasions the issues was corrected quickly and the staff that responded acted professional. I call into the office at the beginning of the month to pay my rent and it is always easy and hassle free. I consider myself very fortunate to have an apartment with 333Rent and will continue to stay there as long as they let me.
I actually had a different landlord and in the middle of my lease they sold to 333 rent. So it was a bit transition and a lot of problems I run into is I’ve lived there to long for them to fix some things other than that I love it !

I have lived at my current residence for one year now and i absolutely love it, as well as the neighbors. I have a beautiful apartment that was completely refurbished prior to my moving in, including new carpet and flooring and new appliances. 333-rent staff has been very easy to work with and all maintenance issues are handled timely. Very pleased with this management team, as i renew my lease today!
The few minor maintenance issues that come with any older house have been responded to very promptly and professionally. We decided to stay another year as we like the location so much. The lease office has been very easy to work with and straight forward.
This is the first company that I have ever rented from and I am actually impressed with them. Everyone that works in the office is very nice and quick to help whenever there is a problem that arises. I have had some issues with the apartment that I live in, but as soon as the issue was addressed to the company, they were quick to do the best they could to fix it. Overall, this is a nice rental company and I am happy that I have decided to rent from them.

May or 18 - may of 19 at one of their houses. Never told us about wastewater, left with a $400 wastewater bill. Did not take care of mold in the basement which was complained about several times. House was a piece of trash. 6114 Marty Street OP 66202
These people are the worst, I wish I could give them zero stars and (the ones that are writing good review are not real tenants they are workers trying to make the review look good) .I lived in Ray town in one of there properties for 2 yrs these people only want money, they do not fix there properties correctly, I emailed them 3 times about a leaky sink in the kitchen which did not get fixed until a few weeks before i moved out.They kept most of my deposit and charged me for things that i did not due, things that there Maintenance workers damaged and things that was liked that before we moved into the property..theyre just out to take advantage of low income families which is just not right......I do not recommend them at all not even to my worst enemy
Dont get sucked in by the free plunger and candy bar when you move in. It is when you move out you need to worry. If you do not replace light bulbs it is $10 a lightbulb. They make you replace blinds that are not damaged at $30-$35 a piece. i patched the nail holes from hanging pictures and they charged me to paint the $200. I was also charged because I moved in a snow blizzard with 4 feet of snow and the city did not do trash pick up. They charged me $111. If you want to talk to them about your charges you have to fill out a form and they will get back to you in 30 days. There is a reason in the Kansas City area 98% of court decisions go for landlords, because laws are written for them. It is the reason they can charge outrageous fees and do not have to answer for them. Please think about the move out and not just the move in.

I appreciated this company about 6 years ago. Their management changes all the time. Beware, your rent will go up. Doesnt matter if you sign a lease. They call it trash price that wasnt figured in!! Thats happened 3 times!! The washer will take your money and give you no water. No refund after numerous complaints. Save your money. Please go somewhere else.
The first time that I rented from 333 Rent was in 2011, 2 bedroom fourplex in Sugar Creek. Then transferred in 2012 to a 3 bedroom house in Raytown, on my move in day had a nice surprise of a Swiffer Sweeper, shower rod, gloves and a large roll of paper towels. They have the best maintenance crew ever!!!
333 Rent, is a great company to rent from. We have had nothing but pleasant encounters with the staff which is very friendly. We have submitted a few work orders which have been filled in a very timely manner! We are looking forward to our second year here!!!!

My two roommates and I had a great experience living in a 333 Rent property. Our rent was affordable and any problems we had with the place (mostly air conditioning related) were taken care of within the day we put in the maintenance request. Other than that, they mostly left us alone, which is all you can ask from a landlord. Once we moved out, we disputed some of the move-out charges. 333 Rent bought our house from our previous landlord and charged us for some damages (broken blinds, large item removal, etc.) that were present when we entered into the lease with our previous landlord. The dispute process was time consuming, but 333 Rent was fair and understanding in the process and ended up reimbursing us for much of the costs.
Found an amazing place for us to live. we are going on our second year lease and are extremely happy with everything 333 rent has done for us. would highly recommend to others.
Waste of time and money. Denied my co-signer who owns his own business and has owned the house he lives in for 22 years valued at 350,000 dollars. Receptionist is like talking to a brick wall. Dont waste your time folks. What a joke. 995 a month is chump change. Your policies are stupid. Gods grace my a**.
I would give them no stars if I could. They took over management of my unit after I had lived there for a year. They kept $150 of my security deposit because I had not left the unit in better condition than when I rented it, asking me to repair things and replace things that were not present when we moved in. They charged me $40 to replace items that can be bought for $5 at Home Depot. I had communicated with them about the issues of the unit when we moved in, but they completely ignored my communications. I would not expect to be dealt with fairly or honestly if you are considering renting from them.
Renting with 333 Rent has been a great experience. They are always very quick with service orders when there is a problem. Either same day service or early the next day. Have never had a problem reaching them or getting help with a issue.
I enjoy living in this place it is a great space for a great price!
500 for eviction I dont think so plus rent for a month that we wont be in there. After talking to them on the phone about thos matter. Preston says he will call me back never heard back from. But they are quick with late charges. Am pressing forward with legal action.

Over all the company is very good. Everyone has very good communication skill. Every time i Put in a maintenance order they get right on it . Place is a lil small but it really a good place to rent through

We moved from Colorado. While being 600 miles away made me nervous they were more than helpful. They answered all my questions, worked with us on everything. When we got to town we went to the office, signed the lease and picked up the keys. The house felt like home as soon as we walked in. Life hit us when we got here and they worked with us. Everything is square now and I highly recommend them to everyone. I cant imagine a better rental company. Thank you everyone.
