I’m not sure where these negative reviews are coming from and can say that’s not the experience I’ve had. I moved into my apartment in January of 2019, I’m now on my second 15 month lease which ends this summer and have had nothing but a great experience while living here. Crystal the PM and Chris the maintenance supervisor are beyond friendly, helpful and keeping this property in tip top shape. I would proudly recommend anyone to these apartments.
We are retired with an excellent income, excellent credit, over 800, but it took days to get denied. No one calls you, flimsy excuses, and we were denied. Did not matter because we found a cheaper better town home. I did not check reviews because it was close to family. Probably would not have even applied had I done that. There are plenty of apartments in the KC area, this would be one to stay away from.
One of the leasing agents made a minor mistake that ended up costing me an extra month at the more expensive month to month rate - I didnt mind as I shared some of the blame. I did not sign the intent to vacate within the terms of the lease (I had stated my intent over email and the agent said that would suffice). My issue is with the Leasing Manager - she clearly hates her job. She assumed no responsibility for the miscommunication then proceeded to steal my entire deposit during a walk through that I could not attend because we were in full quarantine for the covid 19 outbreak at the time. Honestly I forgot her name but she should seek professional help instead of unloading her own frustrations on her residents.
Im not sure where the negative reviews came from but the staff at Briarcliff is nothing but amazing. Sonia is no longer here but she was always so helpful. Jessica has always been friendly and courteous to me. Kara went above and beyond to accommodate me when I moved into my apartment and there was a small problem. Overall, the staff is very helping. The location is great and the view is amazing. The residents here are very friendly. Ive been here two years now and only plan on leaving due to the distance to my job.
It has been an awesome experience living at Briarcliff! The amenities are top notch and the apartments are so spacious with high quality finishes. Maintenance is very responsive and the landscaping around the complex is beautiful.
Please read the reviews before renting! Long story short, this isn’t a safe community. There is constant theft and break ins in which the management refuses to report. Revolving door for leasing agents that are poorly trained, uneducated and are backed by management. The facilities are not well kept and ignored regardless of the conditions. In building 5, there was a major leak coming from a hall light that wasn’t addressed for days. Seriously surprised this placed didn’t go up in flames. On top of that the hot water heater is big enough to fill my daughter’s 5oz bottle. If you like hot showers, your belongs and your money don’t move here. Honestly, I wouldnt even give this place one star but there isn’t a worse option. All things aside, Chris and Dawn need a raise because they are the only respectable employees this place has!
The management is like the granite counter tops in the kitchen... fake! Got em’If you believe in an Almighty God please do not live here. This place is the skid mark to KC’s underpants. Sad!Carry on,
I don’t get all the bad reviews. Really enjoyed living here. The front office staff and property manager was always really nice and maintenance was always quick to respond. Move out process was quick and I even got a refund, which was surprising.
My experience at Briarcliff City Apartments has been nothing but the best. The staff has been awesome to work with, especially Jessica. I am not a high demanding individual but there has been nothing but total satisfaction in my decision to live in Briarcliff City Apartments. I hope to be here for many years to come.
Please heed the advice from the previous reviews. My wife and I hastily signed a lease here prior to moving back to KC and wrote off the negative reviews as a few irritated tenants, however I greatly regret that decision. The management of this complex is horrendous. Extremely rude and condescending no matter the inquiry. I will give credit where it is due and Dawn who works at the front desk is very nice and was always happy to help, however the rest of the office staff were abrasive and frustrating to work with. The facilities are not well kept and our apartment had multiple defects and upon inquiry with the maintenance, these were known issues that were not fixed by the property management. Routinely facilities and amenities would be not functioning without rationale.
This is the worst place I have ever lived. Rude staff, paper thin walls so you can hear your neighbors all the time, maintenance never takes care of anything. As a student I am never able to study. When we had tornadoes last week I thought I was going to be blown away. I had no idea it was going to be this bad as I am not from Kansas City and thought that the area was nice. I would not recommend to anyone who likes peace and quiet.
When we first moved here about 4 years ago we were really enjoying the place. However, we have experienced many downsides that have left us wondering how this is a luxury apartment. The apartments are well insulated and I do like the designs, but the fridge is very small and not a high brand, the sink has very low water pressure,and the dishwasher has high pitched squeel to it. The hot tub is often shut down for maintenance, and even though its a year round hot tub, it is never warm enough in the winter to use. I used my meat thermometer (yes I actually did this) to measure the temperature last year in December. It came up as 94 degrees which is about 7 to 10 degrees too cold. This year they took away the recycling bin so now we have to drive our recycling several miles away which is very inconvenient. So this complex is not green friendly. My husbands car was broken into a couple years ago and mine was also just recently broken into as well. Luckily they just took a few bucks in the center console. I know of other neighbors whose cars have also been broken into before. It has become more dangerous here over the last few years. I have asked them about putting up security cameras multiple times, but they brush me aside or try to steer the conversation somewhere else. For being a luxury apartment I would think there would be security cameras at least on the outside of the buildings, but theres not. Lastly, the staff has become quite rude as of late. When we first arrived they were so kind and respectful, but I have been spoken to very condescendingly several times. I do not appreciate the rudeness and standoffishness that I have seen as of late. I would have recommended this place years back, but if I were you I would steer clear of this complex. Yes it has a nice view and your energy bill will be low, but for the price and rude staff I would look elsewhere. By the way, the normal renting price for a one bedroom is like $1300 and we got the special deal of only $1000. Even with our special price I still would not recommend.We have moved out and the place is keeping our deposit and charging us cleaning fees. I scrubbed the floor, wiped out the fridge, and ran the dishwasher one last time, but apparently it was still not clean enough for them. They arbitrarily chose different amounts to charge us for cleaning. You may have a better experience than us, but by the end we hated this place. Good luck anyone who moves in.
Id like to share my experience at Briarcliff City Apartments. My husband and I used this apartment as an occasional place to stay while visiting our daughter who recently moved to Kansas City. Our apartment was vacant most of the time so we placed a drop cam for security purposes. Unfortunately our apartment was broken into by another resident who got a hold of a master key and copied it. We were in our Illinois home when I received an alert that the drop cam was picking up movement. The police were called, the perpetrator caught and a report was filed. I immediately called the property manager as the police verified a master key was used. The property manager did not return my phone calls for three days. My concern was not only for my apartment, but the safety of the other 500 residents. When I finally spoke with the property manager she asked me to keep the incident quiet.This apartment complex has a nice location, however, I was greatly disappointed in the way the manager Kara, and Town Management handled the situation. The truth of the quality of a complex is demonstrated when an emergency or break in occurs. The way the complex handled my break in was unacceptable! Choosing not to notify tenants when the negligence of a master key is involved is not in the best interest of those living there and puts them at risk. There was no way anyone could predict how many copies of the master key were made. It took more than a week for the complex to begin changing the cylinders of the locks.I write this review so that others can take into consideration the safety, trust and honesty of this complex. These are concerns that should be considered when looking to rent anywhere. How easy is it to communicate with the property manager when there is an emergency? Does the property manager show mutual respect to tenants? Do they prioritize the safety of the tenants? Unfortunately this is lacking at Briarcliff City Apartments.

Worst community I have ever lived in/worked with. Office staff talks bad about residents without realizing you can hear them when in the clubhouse getting your mail or working out downstairs. Every time you call the office it is like you are inconveniencing their day. Only one that was never fake or rude to me was Ashley. The rest of the office staff is very rude, especially Kara, the manager. She is condescending and talks down to you. There were many other issues that I wont get into because everyone is human and makes mistakes. But I will say that management/office staff are so continuously rude and unprofessional that my roommate is paying 2K just to break her lease and get out!

Property is in a great location, but not managed well. Management, specifically Kara, is very unprofessional, condescending and rude. They make fun of residents and dont realize you can hear them talking about everyone from downstairs and in the mail room. Kara is your typical bully and couldnt care less about the property or the residents. Property is not maintained well, maintenance guy is usually drunk, pool is always filthy, looks like theres mold growing on the side of every building. Everything at Briarcliff City is overpromised and underdelivered. They give great tours, but when we moved into our apartment it hadnt been cleaned; cob webs everywhere, walls missing paint, there was paint all over the floors and cabinets and when we ask for things to be fixed they always act inconvenienced like it isnt their job. Could be a wonderful place to live if it wasnt managed so poorly. The place is going downhill fast.
Ive lived here nearly a year. Id agree that the location here is great, however the poor management of this location makes this one of the worst places Ive ever lived!!! Its bad enough to where I will be paying the 2k to terminate my lease. Yes, theyre that bad...
Great apartments, even better staff!
I will be updating this as I move out since I bought out of my lease. I could no longer take living in this place. After all that I have witnessed and heard over their radios I just do not see how I can give my money to ppl who do not care about their residents well being. I cannot give my money to ppl who look down at the ppl that pay their paychecks. Also the way they speak to ppl especially this last time is what has prompted me to not keep my mouth shut any longer. Oh and also after seeing their price list of what they want to charge ppl on move out is crazy. Especially for a light bulb that they provide anyways. I thought that I would get this started and at least tell ppl about my experience while living here 24/7 for the past couple of years. Also I have worked from home for the entire time I have lived here and have an enormous list about this place and the incidents that have happened while I have been here. Some of the stuff I will be sharing will shock you. For now I give this place 1 star and will change it if things go okay. If they dont then I will be sharing my list of stuff that has happened on this property that they do not tell you about or want you to know about and creating a website so that others that I know from here would love to share!Trust me this list is amazing. Keep watch for updates.

You are not safe here. It can not be put any simpler than that. It is 2021 and this place still uses master keys (a massive liability) and outdated door locks. Youd think with that lax of security, theyd install cameras. There are no cameras anywhere.Currently, there have been a string of break-ins in buildings and garages. These are not break-ins. These are let-ins. Master keys are falling into the wrong hands. Its also very possible that theres an inside job going on here. Which brings up another problem of vetting employees.Posting this here so maybe someone will finally listen.
