So ..... I tried reaching the tenant for a week straight . Spoke to two other individuals that said the town home was available and no applications were put in yet that they would transfer me over and I left voicemails with no call back. Then ironically I’m transferred and I reach the tenant This time Just to be told they already approved and application But can’t remember the name but it’s not me ? If you already approved it stop lying to the applicants and scamming ppl of their money when they apply. I wouldn’t have applied if I new there was one approved now I lost out on money I could put towards another home. Also you need to remove the listing !!

As a landlord, I am extremely satisfied with Walter Williams Property Management. They manage several properties for me in Jacksonville. Tenants are well screened. Vacancies are minimal. Rents keep pace with the going rates in the neighborhoods where I own properties. Emergency repairs are handled quickly, and non-emergency repairs are handled in a timely fashion. Just one example: Tripp Williams, the owner, personally visited each of my properties within three days after Hurricane Matthew to check for damage. Evictions--which are rare because their tenant screening is so good--are handled efficiently and without any need for my involvement. They have always been fair to my tenants, and fair to me. If youre looking for a company to manage your rental property in Jacksonville or St, Augustine, I strongly recommend Walter Williams Property Management.

I have known the Williams team for over three decades and have either worked with them or referred friends to them for real estate and property management-related business for nearly that long. Few companies in the region have the sheer length of time spent working in this field for as long as they have, nor to they have the long-standing network that they have built--if they cant help you, I doubt anyone can! Integrity, professionalism, and commitment are just a few attributes the Williams team personifies and looks for in their associates. Go with a team like Williams Property Management when you want the best. Ask around,...you will see that what I say is true. Their reputation speaks for itself.

I would give them a MINUS 5 Stars if I could.I moved into the house in Lakewood in November, 5660 Temple Rd. The realtor that showed me the house assured me that the landlord would be fixing the issues in the house. When I met with the realtor, Cheryl Karl at their Mandarin office she assured me that the Landlady, Denise Kowkabany was really nice and in fact, was one of Ms. Karls best friends! The first week the landlady promised to fix everything. The second week she told me she wasnt fixing anything. The first week I didnt have an oven that worked, so she sent a new used one, it didnt work either. Then I discovered the washer and dryer were not hooked up, and the air vent to the outdoors was not hooked up. Because of this rats had been coming into the house through it and nesting in the dryer. The appliance repairman said if I had hooked it up and tried to run it, it would have burst into flames, as it was completely full of dry nesting material. It was downhill from there, the fence was falling down, there were electrical boxes dangling, all the closet doors fell off, the door to the outside was so rotten it is beginning to disintegrate. When I reported all of the to the Code Enforcement board, the very NEXT DAY, the landlady had me served with eviction papers. This is clearly against the law, she is retaliating against me for trying to get things fixed! She perjured herself in front of the board and then reported to them (falsely) that I had moved out, to stop the case from being handled. Im finally moving, Ive had it.Dont rent from these people, they are awful!

Be very careful of this company.This is the worst rental company I have ever worked with. The day I moved in to my rental home, it was dirty and there was a huge hole in the garage door. Their were dead bugs and the house and small holes in the wall. Also the walls were not painted. The master bathroom would emit strange bad smells. Also they didnt fix anything until i threaten to withhold my rent. Be very careful when renting from them. Also take pictures of everything, they are very slick. I promise if you use these people you will need a lawyer soon.

Company is offering only a $200 referral fee for rental properties. This is shocking and shows how cheap they do business. Also when you call you get transferred multiple times and have to leave a message. Multiple messages no one calls back.

Cathy Burak and her team were our Property Mgr for our home in Palm Coast for almost 2 years and we were totally pleased with their professionalism and efficiency. We never had to worry about anything. They would still be handling our property if we still held it as a rental but its now our residence. I would recommend them HIGHLY!

Walter Williams Property Management is a rip-off. I paid my rent early every month, made $2500 of improvements to my rental property, replaced outlets that were not working, painted peeling walls, replaced tiles, in general kept the place pristine, and got less than 1/2 of my deposit back. They charged me $100 to simply clean the oven and replace drip pans (which were very clean already besides light normal wear and tear), $200 to clean about 100 sq ft of carpet that did not even need a cleaning, $95 to replace 7 lightbulbs, 6 of which were out when I moved in (exterior flood lights), and $120 to re-key the 3 locks on the house. They were not flexible at all with dates of move-in or move-out. The place was so dirty when we moved in, I question how much they charged the previous renters to clean. There were many, MANY hidden fees and charges when we started out lease. They did not give me ANY credit for the repairs I completed. They charged me a non-refundable $250 fee for my 1 cat. Out of my $875 deposit (not including the pet deposit) I am receiving $359.03 back, and I am sick. Please do not rent from this company. They are disreputable and you WILL be disappointed, even if you do everything right. I thought that because I was doing everything correctly, I would not be one of the people who gave this company bad reviews, but alas. They should go out of business, be sued, whatever it takes to get people like this who treat other people like dogs out of the business. Absolutely no compassion. Please save yourself the money, and the headache. It makes me ashamed to be a part of the same species as these people.

Made an appointment to see a house, property manager was nowhere to be found, office phone busy off the hook, number listed has no correlation to the person showing the house. Its too bad, I really wanted to view this property, Ill take my business elsewhere. They should rethink their business model and be more professional. Thanks Cheryl.

Worst rental service I have ever experienced, this was my first time as a renter moving from NY, and I have to stress that I was truly disappointed with the management company Worker’s, the rental agent was rude and unpleasant and that’s putting it in a nice way. I will never recommended this agency.

Mr Walter Williams and his grandson, Mr Tripp Williams, have afforded me the opportunity to lease my property with the option to buy.Every time I had a question or didnt understand the process, they would take the time and not rush thru it.If I couldnt get to their office due to medical reasons, Tripp would travel to me and didnt seem to mind or, to make you feel that it was a burden.I am thankful and grateful for them sticking by me during this process.They treated me like a friend.

House was borderline destroyed when we moved in despite being promised that previous damage would be fixed. Smelled like marijuana and dog urine for approx 6 months and didnt have an operational stove for the 2 years we stayed there, despite reporting it to them. Didnt take the realtor lock off the door for close to 5 months despite constantly reporting it. Air conditioning unit constantly went out and they wouldnt fix it despite reporting it. Ended up having to get the owner of the property to fix it. Then these people had the audacity to take the security deposit from us. Absolute con artists this company is.

PLEASE PLEASE PLEASE RUN FROM THIS COMPANY!!!!!DO NOT SIGN A LEASE WITH THEM. The only reason why I gave them one star is because i felt my agent Wendy was pleasant before I gave her our money and lease. so here is what we had to pay to move in (100 for application fee even though we are husband and wife,975 for a holding deposit which becomes your first month rent if you sign the lease if not then you forfeit your money if you dont sign the lease after you been approve, 975 for security deposit,100 for lease prep fee because they have attorneys to make up there lease, 15 dollars for mailbox key 250 pet fee.(Hidden Fees) our town home was not clean dirty stove dusty air filter Carpenter Ants crawling on base boards, walls, carpet and door frames. Smell of trash and mildew.walls were painted two different paint throughout home in patch because they couldnt find the orginial paint so they got one that was close to it. Smoke alarms going off. That was on the day we were suppose to move in. I complain to agent WENDY JAMES the same day as I was doing our walk through with my husband. She told me she will have things together once I return to Florida. This time which was 4 days after I seen the home there were dead ants everywhere the stove was still dirty and this time i saw water in the window mold on all the windows in the home the place was still dirty and smell of trash and mildew and on top of that the ants were still alive. Please dont mess with these property management company cause they are a rip off especially this one. The supervisor didnt even care about my concerns stay far away renters and owners. How can I find out who owns the home

If I could give 0 stars- I would. They were horrible the entire time we were in the home. Whats sad is- I loved the home and would have rented for years. However, each of the team members were ruder than the next. From whoever answered the phone down the owner. They took almost a third of deposit because of normal wear on the home which was there before move in. Things like getting the carpet cleaned- which I had already done and showed receipts from a professional company that my old property manager referred! It was BEYOND ridiculous.. DO NOT RENT OR HAVE THIS COMPANY MANAGE YOUR PROPERTY!!

REALLY WISH I COULD GIVE 5 POOP EMOJIS INSTEAD OF STARS!!!!Worst, experience EVER. Our property manager Mrs. Karl is the WORST ever. To name a few our property was broken into TWICE, and if it wasnt for our relative that lives in the area, she wouldnt of known. My husband had to call her and tell her what was going on (mind you we are in Hawaii). She acts as thou she is not our Property Manager.We informed her a year ago we would be returning she acknowledge, well fast forward to a couple of months ago, my husband received PCS Orders, so we emailed her to let her know that we got orders and to let her know of our exact arrival. Come to find out she dated the tenants lease for 2017, which she was never given that authorization from us. And now Walter William is trying cover her ass cause she SUCKS at her job. COMPLETELY UNSAT!!!!! This organization was referred to us by a couple of close friends and co-workers, so we were super excited; HOWEVER, we went from excited to down right frustrated, angry, and tired!!!!! Now I cant speak on any of the other Property Managers but I do know if you care about your home and need someone to manage it for you DO NOT work with Mrs. Cheryl Karl. Just so we are clear I WOULD NOT RECOMMEND THIS COMPANY TO ANYONE I KNOW.

Very non uninformative bad business dont care about others and their loved one. This company is a scam. they expect you to have the home immaculate when you move out but they will give it to you dirty with pest (dead or alive) and mold. Our home smell like mildew and trash. on top of that water was coming in the house from the window and our garage had a rug that was soak with water. find another company to deal with cause this company will is a rip off. As for home owners you should see the conditions how they rent out your home.

Absolutely horrible, they lie, cheat and steal their way out of your money.24hr maintenance? Tell that to my wife and I that spent 5 DAYS taking showers in backed up sewage after we had called about a tank overflow. Tiea had told me that wed be compensated for dealing with the filth as a credit to my account... where was that again? Never got it.Sometimes they dont even show up.Heres my biggest problem.I called the front office a week or so before we moved out of 8409 Oden ave, to see if our pet deposit of $500 would be used towards the repair/cleaning cost. I was assured it would be. I call my property manager Tiea Vincent (who, by the way, also works for the company that re-keys the houses) to see what the cost of repairs/cleaning/rekey would be, she informed me that I was only getting $400 and some change back. WHAT out of the $1500 total I gave you? She then proceeded to tell me that whoever told me they use pet deposits as to clean/repair gave me wrong information and that they had a new employee and she may have told me that.Look, I know that money wasnt coming back to me, it was non-refundable, but to tell me that its going to be used for repairs/cleaning, then surprise me with it not being true, is insane. I was going to use the money leftover from the deposit to fly home this year to see my family, and now Im not. Im in the Navy, if theyll do this to a navy family, theyll do it to anyone.Dont give me that crap about were right up there with tax collectors etc etcYoure liars, cheats, and this is entirely different from taking a few bucks from my deposit.Im a very fair person, I usually give the benefit of the doubt... but theyve wronged us in so many ways that google doesnt even allow me to have enough characters for (dont worry, the real review is going everywhere else).DO NOT TRUST THIS BUSINESS. DO NOT USE THEM.Any navy personnel looking for a new home for you and your family, let base housing, or literally any other business help you.The BBB needs to look into this place and take them down.

RUN IF YOU ARE A OWNER. Tripp is weak and cant control his staff. Debbie and Wilson ate lazy. My tenant has been over 3 weeks late with rent for the last 4 months. They didnt even pay the previous month rent in full! No one ever reached out to me to tell me the rent was not paid. I always had to find out when i was looking for my deposit around the 15th of the month. When i emailed Debbie and Wilson they act as if they didnt know the rent was not paid. Then to add salt to injury, by month 4 when i finally got tired of my rent being paid weeks late and property managers not managing this tenant I asked to end the services and was verbally attacked by Wilson. He and Tripp stated as long as i got the rent, it didnt matter when i get it. Then they want me to pay them for the rest of the months of the lease. Please please do not use them. They are awful.

As HORRIBLE as the other reviews said. Hidden fees when I signed the lease. Advertised that appliance washing machine dryer included, but both machines didnt even work and it took a lot of communications to get them to remove the broken appliances. Every time I had any issues, they dont repond to emails or phones, for months! Sometimes I had to notiy the manager Tripp Williams that my agent was useless, sometimes it worked. Recently, even he cant be helpful after I communicated with him 3 times, he just says hell have Tiea call me, which never happens. Multiple issues never addressed- record each convo! Example, I needed the AC fixed and they gave some sbcontracted guy my key, who wasnt employed at the AC company for at least a week, and when after more delays anther week to figure out what happened when they didnt show for 2 appts I took work time off, I learned the truth. And when I notified Tiea she didnt do anything (not even apologize) about putting my residency at risk! Another example- I did the work to find someone who wanted to sublease and take over the lease, but after >1 mo of trying to get the discussion going, this person gave up waiting for Tiea- even when I do all the work to show the place, they are lazy! I told them I needed to break my lease early (gave 6 mo 3 mo, 2 mo, 45 day notices), and would appreciate them to advertise my property, and now 3 weeks before my move I cant get ahold of anyone to even talk to me about how to sign out now. I cant believe the lack of professonalism and that they are throwing away contract opportunities handed to them, and now blatanty causing me money.Ive lived in prob 15 apartments/dorms over my life and this business is the worse, this is just a clip. I am going to contact the owners as they are losing money thru this service.

Walter Williams did not have tenants fill out the appropriate paperwork and allowed / didnt follow correct procedures which resulting in a breach of contract. I had to enlist the help of another agent to help as this team did NOTHING to help. BBB needs to check into the practice of this company. Both Tenants and Landlord upset with WWPM. Lack of communication and poor follow up. I would never recommend this agency and please check with the BBB before signing your house up with them.
