TOW happy place beware. I have a vehicle I have tittle but have not registered yet because I am selling it . It is not a wreck or an eye sore but one day out of the blue they started towing vehicles without tags etc. They got mine when I had just gone inside to try find a ride to move MY car as a precaution but it did not have sticker ...came outside to move it but it was GONE. I looked up the law and much to my surprise, they CAN tow in Florida with no prior warning. They do this about every 2 months. I understand parking is a premium at some buildings but the cost during a PANDEMIC is horrible to endure. There was NO sticker on my car but mysteriously it appeared on back windshield as it was going down road on tow truck a friend told me!! What kind SCAM is this??? There was NO STICKER 30 min. Before! Very upsetting as now I have to take tittle one day before I had a buyer!! So to sell I have to pay $300.00 to 400.00 PLUS the tow fee all I trying to do was make some extra money during PANDEMIC try help pay bills! It upset my baby because I was crying and she only three and so she started cry . Hope who ever in the office arranged this feels proud. What if I had COVID and could not make it to tag place due to having to quarantine? Then maybe my condition took turn for worst and I wanted check into hospital and walk outside see MY car GONE??? You send emails all the time why you are closing office etc for OUR safety. Whatever.. How about not stealing OUR cars??? Towing during a pandemic is HEARTLESS and it could threaten OUR health!!! From what I read they tow cars few days before Christmas. Wish I never moved in here . BEWARE.
Moved in a couple weeks ago and Im glad I found my new home. They offer great amenities and the staff is very friendly. I think the rent is a little high for the apartment itself, but the location, neighborhood, and amenities make the rent fair. These apartments are great as first home for college students like myself, but are still quality for people who dont need the space of a house. The gym and pools are always clean, the neighborhood is quiet, and everyone is very nice. Glad I signed for a year!
Ive lived in Paradise Island for 3 years. Overall it was a great experience and I definitely met a lot of nice people. Omega, leasing agent, is beyond the best! She has excellent customer service skills and is very knowledgeable. Omega, returns phone calls promptly and she is always smiling. Andy and Dwayne, from maintenance, are also amazing! Theyve also went beyond to make sure my apartment was good. Great staff at Paradise thanks guys!
I love living here so far. The only things I have to complain about are minor in the grand scheme of things, and I don’t want to be a “Karen”, but I’ll share what improvements I would love to see.• People need to slow down while driving through the complex. Keep in mind there are young children moving about.• They could do a better job of landscaping. There is a dead tree by the tennis court that has large branches fall every time there is a rain storm. If one of the branches fell and hit someone, it would seriously injure them. The breezeways between apartments and the stairwells could be kept up much more.• The garbage dumpster has been overflowing several times. I don’t know why they allow this to happen.
Stayed 2 years, great apartment complex, clean and quiet. Maintenance is always around to help with any problems. Handled all my leasing inquiries with Basha at the front office. She was amazing and honestly so helpful.
Honestly the only amazing part of this complex is GLENDA! If it was not for HER I would of lost my mind!!!!!!If I need anything to be serviced or there’s a concern she is very attentive and quick to resolve the issue. I really appreciate her hard work, dedication and generosity! Thank you.. this place needs you!The only reason why this is not a 4/5 is due to the units - the front units need to be updated and taken care of more.- Update 8/2021: Glenda is no longer at this complex. I have moved out. Anyone moving in JUST BE AWARE that your water bill will either be 1 month or 2 months behind according to the front office….. apparently by the billing company named Conservice. I am charged for June’s water bill as well as the month I left (which is understandable for the month I left.) Just be aware that when you move you may still owe even when you’ve paid your monthly sum.
I have been living in Paradise Island for about year now and I have truly enjoyed my time here. I worked with Glenda and she had made the process extremely easy! She has been able to answer every question and even helped with the renewal process! The neighborhood is fairly quiet and clean! Would definitely recommend!
*READ FIRST*These apartments look nice, however staff, more specifically Eileen is extremely unprofessional. The credit company they use called rentgrow, does hard inquiries on your credit check and provide false information. Their evaluation software is a tool for the complex which is a viable work around to bypass discrimination laws through outrageous income requirements.They gave us the run around and requested to have a copy of our SS cards physically after we were already approved with conditions AND passed background and credit checks, to which a policy was implemented conveniently the day of our application. All around shady.Coquina Bay is much better.
This really isnt that bad of a apartment complex. I just have dealt with a gnat infested apartment for 13 months and that is what makes ready to get this move done. Not to mention I have call the front desk about this over 10 times and they keep referring me to something that just doesnt work and hasnt worked since the first time they suggested it. It makes me feel like they dont care even though I clearly show them mounds of dead gnats on counter from my bug zapper. Im definitely not re-newing.
If I could give zero stars I would. Run while you can nothing but roaches and mold. Tenants use the parking lot as a Daytona speed way. Loud music is played at all hours of the night. No security cameras. Maintenance do not fix issues only cover them up and do subpar work. you are your own maintenance. The energy that is put into lawn service needs to go to updating the old apartments.Gutting the kitchen and bathrooms. At the least re-glazing tubs, showers and redoing cabinets or painting cabinets and providing A+ pest control service that actually works. Club house bathroom is disgusting. Youll do better off looking elsewhere. Staff never available. Not a Paradise!
They cut the water off every other day stating it’s being fixed. Parking sucks and maintenance will park their carts in parking spots close to apartments instead of on the sidewalk so the people who actually live out here can get a parking spot near their door. Also they never answer the office phone. Other than that everything else is fine.
Love living here! Its so nice and quiet. And the staff is very friendly. Theyre easier to get in touch with by email than phone though.
Omega has been extremely helpful and knowledgeable. She exhibits a great presence when speaking with new and old residents. She is always welcoming and makes herself available. She deserves a raise for the professionalism she embraced us with. Thank you Omega!
It’s an ok place to live. They always seem to be repairing water lines, which just says they don’t seem to want to just replace the water lines. I also keep having a problem with the carpet in my apartment getting wet and moldy after it rains, this also effects the wall and it is molding again after they fixed the problem and replaced the carpet and wall. All in all very maintenance needy place. I love the huge pool by the front office and other amenities are quite nice as well.
At first things started off a bit rocky with some of the leasing office team members. No one knew what the other was doing. My move in experience was horrible and I had to move to a different apartment after being a resident for seven months due to the numerous problems with my apartment. Since my move, things have been good. Maintenance come in a timely manner, and my area is quiet. I would recommend that management screen people a bit better and impose fines when residents aren’t clean. Yes, COVID is here and the leasing office closes all services when the office closes at the end of the business day. I understand but I for sure cannot enjoy any of the amenities due to my work hours. Management is terrible and this property has declined since I have been living here. My time is just about up and I will moving. Things overall need to change here if not they will continue to lose exceptional tenants. Why have perks if I cannot use them? Overall a good place to live.
They never answer their phones. As a resident, I shouldn’t have to call 10+ times to get a response. They also rarely return any of the voicemails you leave them. Even if it’s important. The apartments themselves are okay, not too many issues. Very quiet, people keep to themselves. But, if there is an issue that requires the front office to answer a phone, don’t get your hopes up. There’s been maybe two people up front who’ve been helpful every time, it’s unfortunate that they aren’t the ones at the phones all the time.
Where to begin, looks great on the outside, an absolute nightmare once they get you to sign your name on the lease. Staff NEVER answers the phone or returns calls no matter how many messages you leave or call. Doesnt respond to emails unless THEY want something, and every staff member except 1 girl is useless. They will mark things on your initial walkthrough sheet as ok while things will be broken or damaged. Faulty sink upon move in, trash piles up everywhere, no security cameras on any buildings but they have cameras watching the dumpsters for some odd reason, guess they care about trash more than security for their residents, balconies look like they might collapse if you walk out on them, and the fitness centers are a joke, parking is a joke, speed bumps in unnecessary places and everywhere for no reason. Way overpriced apartments for what youll end up paying for. The only positive I can think of is that its close to some stores, but then there are other apartments you can rent for cheaper and better.
Highly recommend NOT moving here. Can’t wait till our lease is up. Price jumps up in price after the 1st year. Renewed at the end of last summer and they didn’t care about this pandemic affecting peoples pay, took as much as they could in an increase. Conditions of property has gone down greatly in just the 1+ I’ve been here. Both office staff and maintenance staff rotates out quickly which is never a good sign. Parking is horrible, not enough spots. We have 2 cars and I rent a garage for one of them and we can’t find a spot for our other care when coming home later at night. Office response was to rent another garage. Will definitely be gone by the end of this summer.
Lived here for five years. The rent is very reasonable. The onsite grounds and amenities are very well maintained. The leasing office staff and maintenance personnel have always been friendly, courteous, and very responsive when weve needed them. We are close to just about everything we could ever need from shopping to dining and its very easy to get to where we want to go anywhere in Jacksonville or Florida from here.

The initial process was great no real concerns except for trash bin gets full on weekends. They get it cleaned up quickly but maybe need to invest in more trash compactors or do valet trash. Most rental communities have valet trash .
Terrible place to live, finally leaving in a month and couldn’t be more ready to get out of here. We have had a roach infestation in our apartment since we moved in and I’m pretty sure they were coming from other units too. They sent pest control out here a few times but never really followed up and the roach problem got worse. They were in our pantry, our refrigerator, crawling through the through the cabinets in our food and dishes. Just everywhere and it is definitely a health violation. We have told the office how bad the problem has gotten several times but they still never cared enough to follow up. The parking situation is also terrible and sometimes you have to park 5-10 buildings down from where you live. Management is super unresponsive and it takes weeks to get somebody out to help with maintenance issues.0/10 would not recommend to anybody. There are much nicer apartments in the area for about the same price.

I am not very sure what to rate them to be honest, but I will give them a 3. My husband and I have lived here for five years, have had 2 major issues, many minor issues, but our stay here has not been terrible. I can concur with some of the other comments. Communication is by far the worst. I normally just reach out to Donna, the bookkeeper, and she assists me via email. No need to call or leave messages because in five years time I can count on one hand how many times the phone has been answered and how many messages/voicemails have been returned. Ive never really had a problem with the staff. When I had to go into the leasing office everyone was very nice, just took them forever to come and see about you. One time I waited about 15-20 minutes for someone to see what I needed. Maintenance is always on point. Whenever I put in a request its never been over 24 hours when they come, unless its a minor request. We have lived in three of their apartments and they have all been spacious and roomy. Our 2nd apartment was dated, but livable. Never had any problems with our neighbors. Parking is a first come first serve so if you get off work late, and your neighbors have company, good luck with finding a parking spot close to your apartment. Never had any issues with feeling unsafe. Location is great! I am glad to be moving into a house, but will definitely miss the location. Also, word to the wise, make sure to give your 60 day notice if you intend to move, and make sure its 60 days. Not 59, not 58, 60!. I am being charged for up to one months rent for putting my notice in 5 days past the day the notice should have gone in (55 days instead of 60, smh). Its leaving a terrible taste in my mouth, but it is what it is. Some leniency would be great seeing that times are hard for people right now, but again, what can you do? Other than that, I dont have anything really bad to say about this place. Well, make sure you put everything in writing or communicate via email to ensure you have something in writing for your records. It was the only thing that saved me from an overpayment. Thank God I kept the email with the information needed because the situation was not documented on their end what happened with my payment and Donna had all her paperwork together, lol. So keep EVERYTHING even if it seems small. If I had not kept the correspondence I would have been out $150 for a late payment fee that should not have been on my record, without my proof I would have been S.O.L. Anyhow, it hasnt been a great 5 years, but a good 5 years. I could go on and on about what went right and what went wrong, but your experience is exactly what it is, YOUR experience and each and everyone is different. So if you are considering moving here you cant go off of someone elses experience. If you like what you see, go for it. I liked what I saw and went for it, especially if I am comparing what I saw at other apartments. They wanted more, but offered less, especially in apartment size. There are issues at all apartments so do you and make your experience your own.

Terrible experience living here! Maintenance never responds. Parking is a disaster. Grounds are not maintained well. This place is not worth the money at all!Update to response: I unfortunately 100% DO live here! As far as maintained grounds- there has been drywall covering the breezeway for over a month because maintenance did work in an apartment on this hall and did not clean up after themselves. I can provide pictures if needed. Also, there is ZERO parking garages near this building. And even if that were an option there is no way I’d give you guys more of my money. And can we address the fact that water has been shut off SEVERAL times within the last couple of months. Always an “emergency” due to a “pipe breaking” and we’re never told when water will come back on. Very inconvenient for those that are elderly, have children, or just need water! Lastly, tell your maintenance staff to not send an email stating that they’ve completed a task when they never even entered my apartment. I don’t appreciate lying.
If I could rate less than one star I would. They do not work with or protect their residents from major parking issues. No reason whatsoever to give stickers for vehicles and then have them towed when all parking is taken. I’m now responsible for my neighbors having guests and taking up all the parking.****************Edit in response: you gave us no options. Paradise Island will hang you out to dry. They do not care about the residents. It must be something with upper management hiring bottom of the barrel people to “manage” the property. Fogelman Properties you get what you pay for. Unfortunately for the residents here what you pay for won’t even allot you parking. Please enlighten me on WHAT YOU CAN DO! It’s 3 days until Christmas. I’m out $170.00 ... we don’t live HERE because we’re rich. I cannot wait to be able to leave here.Military!!!!! Avoid at all costs. I have a laundry list of why not and would be happy to share!
Currently live here, the complex has so much potential to be better, but they just don’t. There needs to be more maintenance in how the buildings look. The buildings look old & the outside is always dirty. There should be a better presentation. The water has been shut off manyyy times & it was shut off on Thanksgiving day which was super bad because the office was closed & there was no one to contact. There should be an emergency number to contact during situations like these.
We moved in without seeing the unit or being in the area. I can’t say too much bad about the complex. Area was clean. Somewhat quiet. Lived in the back in the preserves. So many stores & restaurants nearby. Maintenance was quick for the most part. Never had issues with things being fixed. Only thing I can complain about was it was a little outdated for what we were paying & that the front office has a tendency to not answer phones. I do think they should do apartment checks every so often. We lived above some questionable people. If we ever come back to Duval, we’ll be back at Paradise Island.
I am a current resident at Paradise Island and I can honestly say this apartment complex is completely underrated by the score/reviews they have received on Google. The maintenance guys are absolutely terrific. Always responsive, timely, and able to be there when you need them. I always see them around the complex improving the groundwork, painting fences, power washing side walks, etc. For the location, price, and quality...you have to check out Paradise Island if moving to Jax
When we moved in, it was ran by a different management company and everyone there was always pleasant and helpful. However after we renewed our lease the property changed hands and it rapidly became a nightmare dealing with anyone in the office. The maintenance department was always pleasant and I appreciate all those guys do. After we moved out the Management company waited over 3 months to bill us for damages to the carpet we had reported and the vendor had previously acknowledged as defective. When we attempted to resolve the issue the manager consistently dodged communication and finally scheduled to meet with us but left early and no one else new anything about our appointment. A year later they submitted the dept to collections, still unwilling to even provide anything other than a typed invoice with our move out date and their fees..
Me and my family were residents for two years. We hardly complained even though there was serious issues with our unit in building 54. Aside from the dishwasher and the dryer being broken and replaced after practically begging maintenance. The air conditioning never worked, we had constant fans or heaters going in the winter. We contacted the front office and maintenance office about this several times but after the 20th straight call in a row for several weeks you tend to give up calling. They have a complete disregard to their residents and and they are all completely disrespectful and unprofessional. Just ask any of their past residents I’m sure they have stories. We finally decided to move out and then once we did we got the final bill that stated we had several damages including the blinds of which she sent me a picture and it is very clearly heat damage from the fact that our air-conditioning was BROKEN for two years. After I explained that to her she took off that charge. I then paid the last payment online and not even a few hours later they’re saying it’s declined and they tack on another $50 decline fee. They refuse to take it off even though my bank has stated they never tried to pull from my account. Obviously if I went to pay it I had the money. All of these people are scammers. I would not recommend living here to anyone, the best thing they have is the pool and that’s literally it and trust me there are better places cheaper with better pools.
Worst apartment complex I’ve ever lived in I’ve had so many issues in the apartment both inside and out. The price for rent compared to what you get to live in doesn’t equal up at all. The parking at this complex is absolutely terrible if you have more than one car then you’re not gonna have good parking at all. They say towing is in forced but there’s a car that always parks out in the street for months now that never gets towed . The appliances in the unit are extremely old and when I first moved in I even asked them if I can get a new dishwasher because the one that was in the unit looked really old and they told me no that they don’t replace them unless they break and two months later the water pump went out on the dishwasher and started pulling up the laminate on the floor which six months later still has not been fixed Who knows what’s growing underneath the floor with that kind of water damage and it’s just sitting there. And when I ask for compensation because the apartment is not what I’m paying for I get the runaround. I would not recommend anyone renting these apartments. And I have read the reviews some of the other people have posted for this apartment complex and they’re just about all the same and if you read the response from the owner it is the most typical response you’ll get I don’t think they have any intentions on making this apartment complex any better then again I don’t think you could really get that much worse.
UPDATE: HEALTH HAZARD LIVING HERE !!! PLEASE look though the images associated with my review. i would not want my worst enemy to live here. I have lived here less than 12 months and this is THE SECOND MOLD PROBLEM THESE BUILDINGS ARE CRAWLING WITH MOLD. EVERY ceiling grill in my apartment has mold growing all around it. Maintenance comes by and tries to tell us it is dust. dust comes off with a vacuum. Please see attached pics. Imagine how nasty the duct work is!!! this has to be sooo many code violations. IT IS A HEALTH HAZARD TO LIVE HERE I AM MOVING OUT ASAP WE HAVE A BABY IN THIS HOME WITH HORRIBLE AIR QUALITYvery disappointing care for residents it is impossible to get help from the leasing office, the third party maintence they use are awful and then the property manager accepts no responsibility. not to mention the maintence team that does the lawn work blows all the leaves into the parking spots closest to the building! even in the handicap spaces!! so sad because the location of these apartments is great but i definetly recommend looking somewhere else on southside blvd. Take note, all the staff email is LEASING@paradiseisland they dont care after you sign the lease
I miss this apartment complex so much. I lived here for a year before moving to Tampa and never had a problem with bugs, rodents of any kind. The maintenance was fast although we never had anything major go wrong. Buildings seemed well tended. The grounds are very well kept. Amenities were pretty great although my only complaints would be that the gym equipment was not well maintained (although given that there were always kids in there playing on the machines, Im not surprised) and they never seemed to be very good about picking up the phone in the office. Anytime I needed something my best bet was just to go in and speak to someone in person. For the price, I dont think you can do better in that area of Jacksonville.Update: Over a year after I left Paradise Island Apartments I received a collections notice on my credit report by Paradise Island for $97. I called and spoke to someone at their office about how this could possibly be true and the woman told me it was for a water bill that I never paid. I explained to her that I called the week after I moved out and confirmed with the office that my account was paid up and they said I had no balance. I explained to her that I would have gladly paid the balance on my account but no attempt to contact me was ever made regarding an over due bill despite the fact that I left a forwarding address and they have my email and phone number. I asked to speak with the manager and was told they were unavailable and that they couldnt do anything about it. I was offered no explanation, they didnt offer to confirm my forwarding address on file, or offer to send me an official invoice for the amount that they said I owed. I know Im not the only one this has happened to because I read the negative reviews before I moved in. I seriously regret giving them the benefit of the doubt.
The maitenece is super behind. I believe they have only a few people working and its a huge property. The weights were stolen from the gym and they have not been replaced.. yet there are 3 cameras in the gym area.... Ive been here 3 years and not much has improved. My windows are so old and dirty from the outside you cannot see the beautiful view outdoors. If you have a noisy and disrespectful neighbors you have to move to a new unit. Even if they violate the lease? You can call the leasing office for hours and they wont pick up sometimes. Ive reached out to the property manager and there was no response. August 15, 2021

It is good location and safe area, nice floor plans but thats it. Building where we rent apartments is old, they do wall paint and other stuff after some one is move out, but it is the most careless repaint I ever saw, smudges of paint is everywhere. They dont allow you to use your appliance even if their are working poor. And many other small things. And it is not big deal for the price, but level of soundproof makes me crazy!!!There is NO soundproof at all! I know now about my neighbors much more that I would like to! MUCH MORE!!! I can hear neighbor behind the wall in bedroom talking her cell phone and even her OPPONENT when she put him on speaker! Same I can tell about else they doing there... I can hear each step our neighbors from upstairs and it is not because I got perfect ears, no it is because even pictures on walls are shaking when they play with their dog! And here is the worst. Management dont care about to let people with large dog leave on 2nd or 3rd floor. It is nightmare at day time listening how dog is crying alone or playing on her own jumping to and from couch what sounds like some one is drop down a wardrobe each time! And when they come back from work they play hard with their dog a lot, because they good owners and miss her. I never been having headaches from loud sounds before we moved here... We definitely not going to extend our lease at Paradise island. Affordable price not worth it.
I am beyond frustrated at the lack of attentiveness displayed by Paradise Island. I rented out apartment 2213 for one year, and recently moved out on December 28th. Upon move out, I called the front office, left emails, and left voicemails consistently to ask about the deposit and how much I would be billed for damages and cleaning. After a week, I finally reached someone who quoted me a bill of $300 - that I agreed to pay, but left no instructions on how to pay it. Today, I look at the portal and noticed a fee for over 1100 for damages owed when I was quoted $300, did the math myself, and it does not come out to 1100. I know this cannot be for lack of written notice, as I supplied one in writing 60 days before move out. In addition, I called again today and someone answered and immediately hung up the phone and did not pick up when I immediately called back.While living here, I absolutely hated this place and could not wait to move out. Trash everywhere, roaches, terrible parking, and moldy appliances made it the worst experience I have EVER had. IN ADDITION, office staff never answer the phone and never respond to emails unless they are trying to have you renew your lease. I work for a law firm and will be taking legal action through my attorney if this bill is not fixed.UPDATE: only when posting this review did someone email me back, however they emailed me back saying they attempted to call me - I had no missed calls, no voicemails, and when I attempted to call multiple times, I received no answer. Very disgusted with the customer service in this company and I will be filing a complaint with the BBB as well as pursuing legal action.
I spoke to Juliet in the leasing office about needing a 2/2 ASAP. She did her due diligence and said how fast can you get me proof of income and additional documents? I said I can start now. She sent me emails so that I could do the application, sent me a discount code, as well as pictures of the apartment (since covid they aren’t doing in personal tours). She literally worked through all of my documents to the home office to get me approved! She was such a blessing to me when I needed an act of kindness at that moment and she delivered. I swear she made me feel like a friend/family member. Thank you Juliet for showing me such kindness, thought, care, and urgency with my request. She is by far the most pleasant, professional I have encountered in a very long time.
I love these apartments and everything about it the only thing I do not approve of and do not like is the parking! I just had a baby from a C-section and I have to always walk almost a mile just to get home. I can barely walk as it is being in so much pain. Last night I had to park in handicap because I had to take my daughter to the hospital last night. I woke up to my car gone because it was towed. Them being so strict with towing they need to do something about it with the parking Instead of trying to up charge for us to get a garage, they need to replace those garages with more parking spots. Unacceptable! It is just not fair when I have to pay so much in rent and there is no parking for us. I was told my husband I want to lease another year here but because of this situation I’m going somewhere else where this is parking. So sad! Even the towing company said that majority of the complaints about parking.
I would like to know from others who have rented here how much they were charged for the application fee, and if they had pets (2) how much were the applicantion fees were. Not feeling very positive we are making the right decision here; we just dont to be taken advantage of. Looking for true answers here. Thank you for in advance.

Most of the office staff are rude and unprofessional. We still don’t have a key to access the gym or package room. Maintenance is rude, unprofessional and doesn’t want to work. We put in a request to clean the vents and they only cleaned part of it. It needs to be fully cleaned out but they don’t properly maintain the apartments. I can’t wait until my lease is up to move.
I love this place! First of all, we visited many, many apartments in Jacksonville before deciding upon Paradise Island, and there are several subdivisions within Paradise Island; its not just one complex.When we arrived at the leasing office, my husband and I were first greeted by Molly, and my husband told her he wanted to move in ASAP. This was on a Sunday, and we had the keys by Tuesday! She worked hard to handle everything to get us in as soon as possible, and we were very pleased with her good attitude and efficient service. She went above and beyond, professionally, and was also very personable. We were also approached by two other employees who were very helpful and insisted on helping us when Molly was with another client, when they could have simply made us wait. The manager also introduced herself and was very kind and helpful!Maintenance has also been very helpful. We had an issue with the stove and had a replacement the next morning. All the staff Ive interacted with have been very pleasant and helpful! The grounds are clean and nicely maintained. The pictures seen here dont do it justice, and it looks much better in real life! The pools are beautiful and clean, and the gym is amazing!! There is a lot of standard equipment, several treadmills, bikes, and ellipticals, free weights, lots of dumbbells in many sizes, a yoga room, racquetball court, medicine balls (from 8 pounds to 50), ropes, and much more. Its better than several of the professional gyms Ive been in. The running track and tennis court are in my backyard and I love my spot! They put some equipment in the running track due to the shutdown of the gym during the COVID outbreak, and its been great to have access to this throughout this situation. Everyone has been great about waiting for their turn to use the courts and only one family is in there at a time. And the staff has been good about cleaning and maintaining the equipment.The apartments are well lit and the courts are lighted as well. The bathrooms are huge, as is the walk-in closet in the master bedroom. I actually put my dresser in there and still have plenty of room. I was able to fit 40 hangers in one section of the closet and there are 12 sections, so one could potentially hang 480 items if they so desired. Its been 9 years since weve lived in an apartment, and weve been very pleased. I put 4 stars because the kitchen could be a little bigger, and I wish there small closets in each of the bathrooms, but when it comes to the staff, I absolutely give 5 stars! We are more than happy to call this place home!
Alright apartments, good amenities friendly staff. HOWEVER Good luck if you don’t work 1 regular perfectly basic 9-5 job getting your income approved. I make well over requirement but they were not clear and to the point on how to verify, until it was too late. I suggest you get a system in place for small business owners,1099 employees, and start accepting the letters from employers. How hard is it to research if a company’s legit and call the number provided+the number online. Instead I was given a vague “bring proof” and a vague “this isn’t good enough” instead of actually assisting me and instructing me what to bring in. Turned out to be a big waste of time that took 2 weeks.
I love my apartment but the building being sold with no notice until the day of is very shady to me. Also being told cant use amenities Im currently paying for in my rent stated in my lease....and they advertise on new apartments website that its included...we should either have rent lowered or grandfathered in until lease is up. The apartments themselves are very lovely and we enjoy the people and atmosphere. Its sad about management.
Ive lived here about a month and its okay. The apartments are old but livable. Im not too bothered by the age and I really love the location. However I do have a bad roach problem. Im killing at least one roach on a daily basis. I will say the 2 pest control requests Ive put in were answered very quickly but it does not seem to be resolving the problem. Im going to keep trying to get this roach problem under control but as of right now I dont intend to renew my lease. I already dread having to live with this roach problem for another 11 months.Edit: Its been a few months and the roach problem is better. They arent completely gone but I dont see them as frequently anymore. Other than the roach thing I havent had any problems. My apartment is nice and comfortable.
I wouldnt even give it one star. My family and I were excited to move in. As soon as we looked at our apartment weve noticed so many errors. First we were told that carpets were replaced with a new one. (Note: we replaced the light bulbs due to low lighting) it was too late for us to add it to our walk in check list but there is a light pink stain in front of our master bathroom. Not only that but the place was filthy. Grease was covering ALL of the cabinets fridge,a stove, floors, ect. I also found nail clippings in our bathroom drawers. Toilets are dirty and stained and also found urine on the bottom. Under our sink I found water damage and mold. Our sliding door couldnt open and is also dirty to the point where you cant clean it. There is mold in our bathrooms and where the air vents are. Not only that but tenants speed in the neighborhood like its a race! I refuse to have my son ride his bike because of that. We can also smell cigarettes and weed through our apartment. I have complained about it but of course the front office NEVER answers their phones. Plus if you leave a message or email them they never reply back. We also live on the second floor and I understand you can hear upstairs neighbors walking around BUT our neighbor walks aggressively throughout the day. Sometimes I can hear them as early as 3-4am! Look I can write a book on how many errors Ive found. I gave up trying to call and email those people. I cant wait for us to move out. Please do your research!
Don’t. Live. Here.My husband and I requested that we pay our rent a little bit late, due to the craziness of Covid. It was approved by Donna, the bookkeeper. We have proof through email that she approved our request. They charged us a late fee, so my husband emailed the office and asked why and Donna told him that it was because corporate decided to charge late fees to anyone who paid their rent after the 16th. Donna told us we could pay by the 22nd. She said she told us that before corporate made their decision to charge late fees (I guess they decide on a month to month basis). She shouldn’t have told us that we could pay late if corporate had not made their decision for that month. That’s not our fault!!So now we have to pay a late fee because of her “mistake”. Also, I want to make it known that she did in fact waive the fee at first, then took it back. Just because she could.Needless to say, we’re not renewing our lease, and if I could give them 0 stars I would.
Not very good anymore. When I moved in the management was great . Now they were bought out and new management is here. They are all about the money . Not about helping the tenants at all. I ask if they would ask the above neighbor to be more mindful the I live beneath them and they just told me all the sob story about this person. As if they feel bad for them. Well I have a sob story of my own but I don’t stomp and allow my child to run around like wild horses either ! I’m trying to keep it professional and be patient and see if they speak to them but it hasn’t happened yet. Just tired of my walls and everything on the counters shaking . And even have a vibrating couch. When they jump or just drop bowling balls up there I feel my whole place shake. I don’t expect them to tip toe just be mindful I live down here. Be respectful and thoughtful is all ! This is awful !!!
Is this place paradise? Well never know. Nobody answers the phone or returns messages of possible tenants *sigh* I guess we shall look elsewhere
When we moved in almost 5 years ago this place was a great deal, and it went downhill quickly. Parking is absolutely awful, and when we upgraded our apartment in September 2018 from a 2 to a 3 bedroom, the apartment we moved in to had actual mold growing in it, a kitchen sink was falling off, there was a massive hole under the sink, and our bathroom sinks were rusting through. This was on the MOVE IN inspection. Not to mention a MAJOR issue with pest control- huge spiders and roaches, gnats and fruit flies are a major issue in MULTIPLE buildings in the summer, and worse. (Side note: it took them months to get the under-sink mold under control- they didnt fix it at first, and finally they just painted over it.)
Eva Hopkins, made me feel more than acknowledged when I walked through the doors of the office. Glad I decided to stop by and give this property a glance. Eva was genuinely glad to show me around and was such a treat to spend time with. She showed me all the great amenities the property has to offer, such as multiple pools, outdoor picnic areas, spots for kids to play, work out areas and recreation. Lots to see here. My Husband and I are looking at the possibilities of moving to this area and it was great to see a property with room for lots of outdoor activity for children since we have 3. Very professional and approachable staff, Thanks Eva.
This place is most definitely not “Paradise Island” .. mold, roaches, && not including I have to park 1/2 mile down from my actual apartment building. Y’all can’t even take out the garbage. Dog shii bags everywhere outside, && yes indeed they’re full of shii just sitting there.
Moved to Paradise island, Glenda is my leasing lady.... Everything I need I go straight to her.... I just want to show my appreciation for the management, they really go above and beyond to get things done. I cant wait to see whats in store for the new leasing office! I love Food Truck Wednesdays too.... keep up the good work!
Paradise Island has been so nice for my son, who moved there to attend Tulsa Welding School. The apartment is so nice, and the staff is very helpful and friendly. LOVE THIS PLACE!
I’ve lived here two different times. The apartments are very average/outdated and you definitely do not get what you pay for. I really didn’t like it the first time around and 5 years later I was talked into moving back for other personal reasons. Couldn’t wait for my lease to end both times! Only the second time when I left, I was never notified I owed them money.. I was never contacted until it was already in collections. ( I didn’t owe them any money and proved it to the collection agency) now I have to go through the hassle of getting it removed from my credit report because the agency will not call me back after providing proof and while I’m trying to get it removed it’s effecting me. Besides that.. I’ve had to repeatedly call to get maintenance out on important issues until we befriended one of the maintenance guys and would just wave him down, that helped. My fridge was broken for days and food went bad. My ac broke. Water leaked out of the ac. Water leaked out of the washer. The washer and dryer had to be from the 70s. I will NEVER move back to this place. Not to mention all of those damn speed bumps... how annoying.
I would like to start by saying Candace is a awesome leasing consultant. She was so friendly and helpful. She did an amazing job working with me and was very professional during the whole process. Her diligent efforts and wonderful personality is partially the reason why I decided to join the community. She really deserves a raise. The community has curb appeal and it very well kept.
If your dream is to live in an apartment community where the office never answers the phone, emails go without response, trash lines the parking lot, trash compactor‘s are broken 90% of the time, your car gets towed due to office error, and you get charged $250 late fees due to the staff who is in charge of applying rent not working on the weekends, then this is the place for you!Paradise Island: “It’s always something but it’s never our fault.”
Nice location, the actual apartments are nice, great pools and gym. The main problem is that the appliances need work. The AC didnt work at first thankfully they fixed it in a day. Then we found out the dishwasher is clogged, weve put in a request and a guy came but he didnt fix the problem. We put in another request but they havent came yet, its been a week now.
I decided last week that paradise island is going to be my new home and I am so excited! My leasing consultant Candace has been beyond helpful! She showed me around the property, answered all my questions and offered me great specials that I couldnt resist! I move in next month and I will be sending all my friends that are apartment hunting this way! GREAT JOB Paradise Island for hiring Candace she is a great asset to your company. P.S. she needs a raise 😊
If you like living somewhere with much left to be desired, this is the place for you. Amenities include relentless bug issues, office staff who ignore your presence, an astoundingly rude answering service, and lost paperwork. Allow me to expound. When I say you’ll get ignored, I mean it. When one enters the office, he or she can expect to stand in the entryway unacknowledged as an astounding number of personnel walk by. Will they be right with you? Are you wearing an invisibility cloak on accident? Is this a one time thing? No. This is just the type of service you will receive at Paradise Island.Once you’ve had enough of the madness, and your lease is finally coming to a close, you will find yourself rejoicing at the thought of leaving “Paradise.” When you submit your written intent to move in person at the office, you’ll be told that’s sufficient and no receipt is required. However, you may be troubled to learn that it was not notated and was lost in less than 24 hours (almost reeled me in for another lease by that suspicious clerical error).I could write a book about all the reasons why you should stay away but I’ll sum it up here: Avoid Paradise Island at all costs if you value your time, money, and sanity.
Me and my family were going to lease here. Then a week before we signed a full blown fire broke out because the fire alarms weren’t working and nobody heard the fire besides 2 students running around knocking! I can’t help but think what if that was my family in there?...If they are too cheap and uncaring of code to make sure their fire suppression system is working then this place should be condemned. I would be willing to bet all the tenants will be suing due to lack of adequate fire suppression. I can’t help them. That’s just slumlord management.
I seen one of the apartments on Thursday and was told by Glenda to bring my wife back to see it. So on Saturday we drove 30-45 minutes one way to see it. When we got there it was about 3:45-3:50pm. There were maybe 3 people that were in line before us. I was greeted by name by Glenda and she told me it would be a few minutes and she would be able to show us the apartment but I could show my wife the pool and the gym by the office.We got done looking at those and my wife was really excited to possibly be moving here. Since it was cold outside we went back into the office to wait. We waited till about 4:20pm before Glenda finished with the people she was helping and came over to help us. She went to get the key to the apartment and was told that she was not allowed to do anymore tours after 4:30pm today. She tried to plead our case and was shot down on all points. When she told us at 4:26pm we got upset because we just waisted over an hour and a half driving over there and waiting to see it, it looked like it would be a nice place to live but now we have no interest in living there. It would have been better for that manager, that I believe came out into the waiting area multiple times, to inform is long before we waisted our time that they were going to shut the tours down.
My husband and I have lived in three different apartments within Jacksonville for 3 years straight and Paradise Island apartment complex is the first and only apartment complex that I felt the want to renew my lease when it is over. This apartment complex is the best one around Jacksonville that is reasonable pricing for such spacious updated apartments with so many great communities features. I love this place and recommend it 100% !!!!!!
Great apartment! My son and his roommates are thoroughly enjoying living here while going to school at Tulsa Welding School. Only about 10 minutes from school!!🤗
I make my application, I paid the application fee + administration of fees. I just didnt close the contract with paradise island. They were left to return or money in the fee administration. They said a week ago that they would make a refund, but so far nothing. I dont think they take customer service seriously.
Close to the beach, and a very pretty property. The staff, though a small team for such a large property, are friendly and try to handle concerns brought to them by residents in as quick a manner as possible. My last visit to the office Eva Hopkins was swift to greet me and ready to give answers for questions and give undivided attention. The apartments are spacious and open, which I love. I dont think they are given a fair shake in the office, its a little unreasonable to imagine that a property of this size would not have a constant flow of walk-ins as well as calls from residents and prospects alike. Thank you Eva and the rest of the team for the effort you display.
This place is pure chaos! We spent 4 hours in the rental office to view 1 floor plan and fill out an application, then waiting for info on availability and pricing. The rep that showed us the apt took us on Mr. Toads Wild Ride through the complex, coming close to tipping us over twice and unable to find the unit. We spent 15 to 20 minutes with the rep in which time she told us everything about her personal life while we tried to drag information out of her about the property. After giving us the application she promptly forgot about providing the information we requested until 15 minutes from closing she asked what we were waiting for. We handed her our application and she said you do know they wont run this today, right? Obviously not, since she never retrieved it until time to close. We reminded her we were waiting for availability and pricing. She apologized and promised we would hear from her on Monday. Wednesday, someone else called to say they did have what we wanted available in November and to call back as soon as possible. I did, left a message, then left another message and crickets. We finally decided if customers are not important enough to receive prompt, professional attention before they rent we really dont want to find out how poorly youre treated after you rent. This morning, we rented a unit at a lovely property where we were treated professionally. It took 2 hours to do everything except get final approval.
I love these apartments,theyre close to the beaches and the management and staff are always courteous and helpful. I recommend these apartments to anyone that asks me if I know of a good community to live in, theyre beautiful, convenient to everything,and the management and staff are always very helpful when you call about any concerns you may have about your apartment. Paradise Island is a very good place to move to when you start looking for a new home.
Just be sure to get everything in writing before you walk out of their office. Also make sure you block enough time to see them because it is a very busy office. The apartments are older but very spacious. We ended up choosing another rental community because of personal and financial reasons. Chere was the most helpful with us but due to our schedule availability, she wasnt there when we were there.

I have lived at Paradise Island for the last 3 years and just signed my renewal to begin my 4th year. My apartment has a nice water view and I have been blessed with great neighbors. It is apartment living, so sometimes you have to take the good with the bad. The office staff has changed a few times, especially over the last few years, which sometimes made for unpleasant experiences with customer service and maintenance. I was on the fence about renewing my lease until I walked in the office to discuss my options and to my surprise I saw my original leasing consultant. I was so happy to see Marcy and she told me that she was promoted to Property Manager. After about a 15 minute conversation, I knew for a fact that I would be staying for at least another year. The overall feeling in the office was just different, I dont know how to really explain it. The staff seems happy (which I used to hate to even go in the office), and customer service seems to be up to par. Marcy point blank asked me to stay another year. My confidence in her, plus my previous experiences with her, wouldnt allow me to say no. Im happy to call Paradise Island my home. If you are looking for a reasonably priced, convenient community, this one is a gem. Ask for Marcy, she will get you taken care of.
I want to thank maintenance very much for the immediate attention when my A/C went down. I stopped at the office to let them know that I had an issue with it and within 15 minutes maintenance was knocking on my door. The man who showed up by the name of Chester Smith checked and found the problem in a very short time and repaired it. Chester was very knowledgeable about A/C systems and couldnt have had a nicer guy to do the job. Thank you Chester!I would like to add that this is not a made up post by the office. I live in 5907 and am sharing that as proof that this is not made up. I may not be happy with everything here at Paradise Island and do agree with some of the complaints posted. Water bills are high, and the office could use a receptionist when you walk in so your presence doesnt feel ignored.Ive lived here 3 years now and in my opinion its a nice community. Its quiet, have all nice neighbors, and they do keep the grounds looking nice. Would rather work the issues than pack up and move. Moving is a pain in the wallet!
*This is my THIRD!!!! time posting this same review. It was deleted. I would be skeptical of any good reviews.*About two weeks ago, residents within my part of the community were given a notice that we would be under a new management company starting the following morning. We were given a list of steps to follow, and to act immediately, despite given the notice one day prior to to the management being changed. To begin with, this is completely shady and I have yet to have any of my questions answered.Currently, residents in my area will continue to pay for amenities, that we no longer have access to, despite having chosen them and stated them in the lease. The staff cannot answer how any new water bills will be generated, and how to pay an old bill that was just emailed to me as I have been given three separate answers each time I inquire.Despite the rude take over and selling and given no notice of the changeover, my specific apartment has had a roach problem since move in. I specifically talked to Paradise Island multiple times about the situation and they would simply offer the weekly pest control to spray. While this may limit the cockroaches, this does nothing in the grand scheme of things.I’m honestly disgusted living here. The cockroaches and bugs are not from me and the way I live. They come from anything and anywhere. They specifically come from under the carpet which has separated from the walls. I’ve put in multiple complaints about this and been told they would replace the carpet and have an exterminator come in and assess the situation. Neither has happened. Rather, more bugs multiply every night and are scattered throughout my apartment. I truly despise living here and in this gross situation. I would never chosen to live here if I had known the amount of bugs and the lack of initiative and care from either management staff. I sincerely believe that these bugs are a health concern and the apartment complex is not living up to certain health codes in which they need to obey. I have Type 1 Diabetes, and my health has become severely worse since living here.Although living here for only two months, I cannot wait until my lease is up and I can move out. I’m truly disgusted living here and I feel dirty going to school and work. I clean often and my household is very clean, but this doesn’t affect the bugs. They still come from below the carpet and from the baseboards.I cannot wait for the day where I won’t wake up to go to the restroom in the middle of the night and find four bugs on the way (5 steps to the bathroom) and 5 bugs on the seal of my fridge trying to get in. This is a HUGE problem and I would never recommend this apartment complex (either association now)- even to my worst enemy.Additionally, during my weekend of move in, my fridge broke over the weekend. I was told I was not going to have a new one until the following week. If this were to happen, the thousands of dollars worth of insulin in my fridge would have gone to waste along with other medication. After repeating this multiple times to staff, only then did they take charge. While I ended up getting a fridge about ten hours later, thank goodness for a friend in which I could store my life-saving medication, did I receive a new fridge. The staff was very rude and uncaring about the situation once again. I literally had to apologize for my disease and explain that I was not going to live without the fridge.In all- DO NOT LIVE HERE. Both staff and management are rude and do not help. They cannot answer questions and are uninformed. Service requests will be completely overlooked and “not received.” Bug problems will not be solved and I’m under the impression that this is a common occurrence with many other apartments.But if you do live here, despite the overpriced price tag and lack of quality apartments, I sincerely wish you good luck. I cannot wait for this lease to be over.
One of the best properties in Jacksonville to live. The new ownership has invested a lot of money into renovating and updating the property recently and it shows. Anytime Ive ever had issues or questions Elaine in the management has helped resolve them quickly. I would recommend this property to anyone.
Absolute rip off of a place, I would strongly recommend no one move here, it’s extremely difficult to get ahold of anyone in the office in the first place but before I moved out I called MONTHS ahead to make sure we fit to move out and nothing else needed to be taken care of and I was assured we were all set and no balances were due but now months later after I moved out I’m getting calls about how I didn’t provide notice we were moving out and they want me to pay 1200 dollars for a mishap that is 100% their fault considering I went out of my went to check prior so this wouldn’t happen. Place is a scam to me
I hate this place. The first day I moved in I had several issues. Took forever for them to answer work orders, and when they finally do they will enter your apartment without permission! The customer service is horrible and very rude. They never answer the phone and they will often leave you standing in the lobby for several minutes before acknowledging you. I really want to sue them but in FL they make it very hard hard for tenants to do so.
The new office staff is much better than the previous people! I really like living here since its such a convenient location and really inexpensive. I wish I could live here longer but my job is moving me out of state. I definitely recommend this place! Samuel was such a help when I stopped by!
Every morning I wake up and think about how much I love my apartment. It is so spacious one of my dressers fit in my walk in closet. I love that it has a linen closet in the bathroom. The kitchen has more than enough countertops space to not only put a microwave but my toster and instapot too. Glenda who helped my find my apartment was very nice and super helpful. Would definitely recommend her to others as well as this apartment complex.
I really enjoy living here. There are three parts to this complex. The first is more modern than the next two. Its comfortable, not too pricey, the staff is super awesome and its pretty much in the middle of Jacksonville. I guess the only bummer is the absence of a basketball court. Only reason why I didnt give it 5 stars.
Horrible place, agents, and management. Cant wait for my lease to be over. I used to like this place and recommended it to my peers but ever my friends car got stolen, mine got broken into, they still havent done anything to make the place more secure. But they are so quick to get in contact with you when it is something that will financially benefit them.
This place is wonderful, management is amazing, and the neighbors are awesome people as well. Wouldnt be able to call any other place home. Application for the apartment was fast, efficient, and the realtor has been super amazingly helpful since day one with all of my questions.Looking to move? Dont look anywhere else!
Absolutely love this apartment complex and the leasing office is great, especially Sarah. I always feel Sarah really tries her best to make things better, even when things are out of her control. I would recommend this complex to anyone.
Shana my leasing agent was great. Was looking for something to fit my budget. I knew that it would be somewhat busy and I had left my ID at another place that was closed (since it was Sunday) so I couldnt actually see the apartment but I understood and went back Monday and she went ahead and showed me the place. She was great and knew that to make the apartment work, we had to make it a 13 month lease which no other leasing agents thought of. That made this place affordable.
I went here and fell in love as soon as I walked in. Everyone was super friendly, especially Candace! She knew the numbers for the different floor plans off the top of her which was very convenient and impressive. I had two roommates and took my second when I returned and then Kim helped us out. She was really energetic and funny (we took the fast golf cart). When we got back the paperwork super easy to understand and they were patient with us throughout the whole process.THANKS!
My living experience at Paradise Island is very positive. The apartment is light and airy, and the outside scenery is magnificent. There is an extremely pleasant atmosphere. Also, the community itself, everything from the neighbors to the management to maintenance creates a sense of belonging and connectedness.Moreover, I would like to recognize Glenda, a leasing consultant here at Paradise Island. I pride myself on providing great customer service to the population that I work with, and I would like to say the same for Glenda. From the moment I inquired about the community as well as to the day that I moved into my apartment, Glenda has been so helpful and has addressed all my questions and concerns.I look forward to my stay here, and hopefully it is a long one.
Im sorry but I lived here for 2 years and not only was there a horrible roach problem that the staff could never ever get under control, 30 days after i moved out I got hit with a 118 dollar cleaning bill. The only thing that was left in that apartment was a fully functioning vacuum cleaner and a clean bare entertainment center from Ikea that we thought the next tenants could use.Ive looked past a lot but this is completely unacceptable.

She showed me an apartment that I fell in love with and a gym that I could cancel my membership for. I was so impressed and happy with the area I applied right then and will be moving in soon.... I love this place. The office personnel are friendly & very helpful. It’s close to shopping & restaurants. You have a few options to choose from for pools & tennis courts. They have 2 new dog parks. The gym is a great place to workout & is so, so nice. I will be renewing my lease, once it’s time. I highly recommend Paradise Island.
I extremely enjoyed the tour of the property with a very informative and friendly agent named Eva Hopkins. The pool was stunning and great work out facilities, also liked the poolside grill aspect. Really liked the close distance from the beach. Like the layout and design of the individual apartments and balcony access from the bedrooms as well as living area. Of the places I have toured this is at the top of the list. After reading the mixed reviews I wasnt sure what to expect when I entered the office. Happily I was greeted by the warmth and hospitality of Eva and was put at ease. This place is a serious consideration for an upcoming move.
My experience with Shana was nothing short of phenomenal. She was truly professional. My lease renewal was a simple process. Shana worked with me so that I could have a very reasonable monthly renewal rate. I am positive that I would not receive this kind of customer satisfaction at other apartment complexes in the area.I am going on my second year as a resident at Paradise Island, and I have yet to have a problem. Everyone in the community is friendly. The maintenance staff is prompt, professional and dedicated to ensuring that my apartment is in good working order. In short, Paradise Island truly is a paradise.
The community is absolutely beautiful, there’s multiple pools and gyms & landscape. The main downside to this community is the maintenance staff. They NEVER come out and answer to your requests, no matter how little or big. We’ve waited minimum of 6 months before anything gets fixed and that even requires going to the office multiple times and getting stern. The office staff started out horrific, but have gotten better recently. I would actually recommend this apartment to other people and have done so before, but warn them of the maintenance..
The name speaks for itself this place really is Paradise. The pool even has a waterfall! The staff here are kind. I was very satisfied with all of Elaines help! She went above and beyond for me.
Kevin is an amazingly hard worker, very reliable when called up for a task, very experienced with the ins and outs of every apartment, making sure everything is up to par and looking great, he knows how to do just about anything from painting walls to installing tile. would highly recommend to anyone looking for renovations to their apartment home.
