Westland Park been a pleasant and quiet area to raise our children. Its safe and private with nice amenities. They are constructing a new playground now which will be a welcome addition. We have enjoyed our stay.
The front office ladies are very friendly and willing to answer any question I had. The maintenance guys show up in the blink of an eye when there is an issue. So far so good.
We moved in 5 months ago, and my son and I love it here. We moved here after selling our house, so apartment living is new to us. The office staff and all the supporting staff have been great. Thank you all for helping us adjust to our new home.

Joel in the front office is amazing. She has always been good about getting my work orders resolved quickly and is just an all around awesome person. Not only is she willing to help at all times but she is willing to build personal connections with tenants that make them comfortable reaching out to the staff. She has made everything so smooth for me since moving to Westland Park and I will certainly miss her!
The people in the front office are extremely friendly, accommodating, and quick to respond; I have nothing but good things to say about Joel and my brief interactions with the other people in the front office have always been pleasant as well. The maintenance team is also very nice and knowledgeable about what they do; big thanks to Jay and Pierre who have always come by in a timely manner and resolved any and all issues I’ve had. I love my apartment and the complex grounds are well maintained and kept clean. Unit prices are reasonable and the complex is near to plenty of shopping and restaurant options. Highly recommend.
I dont know his name, but the maintenance worker that completed my ac is leaking work request is the best maintenance worker to complete a work request for me since Al (a maintenance worker that previously worked at Westland Park Apartments). Like Al, he rates an A+ on every characteristic of a maintenance worker. I was satisfied with his job performance and customer service skills. I hope that he responds to every work request that I submit.

Living at Westland Park now close to 4 years and it is a great place to live. Nice neighbors. Pet friendly. Safe environment especially if you have kids. It offers its residents two nice pools, a kids park and a dog park.The maintenance staff are friendly and helpful as well as the office staff. The assistant manager Joel Dossantos is amazing! She is very helpful with anything you need and has a great attitude.If your looking to live in a safe community that has all the essential amenities and your centrally located, then Westland Park is the place for you.
I recently moved into Westland Park Apartments. It has been an excellent experience thus far. Ms. Joel Dossantos took her time to show me two available floor plans and I was more than pleased with the floor plan we choose. We viewed the apartment and moved in within the same week. It was an easy and quick process. Ms. Joel, along with the rest of the office staff, were kind and helpful.
I recently moved to Westland Park Apartment, and it’s been great so far! I got the one which is quite and private. I love how friendly apartment is, they have pretty pond with fountain and my doggies love it there when I walk them around.
Joel is very professional and pleasant. My move in and move out was flawless. She pays attention to detail and gives you her full attention. Any issue or problem was addressed immediately. She is truly the face and patience of Westland Park. My move out was due to having my home built.
Everything about this place is nothing less than amazing!!. I have been living here at Westland Park for more than 7 years. The property management is fantastic. Joelle and Jennifer are always quick to respond with any problems or questions I might have. They really care about the residents here. The maintenance staff here are always on it if you need any repairs done and answer very quickly to fix it. And since we have been in this pandemic with Covid19 the staff is doing a step above of making sure everything is staying sanitized and everyone social distancing.

I have been a resident at Westland Park for over 7years I would like to thank all the staff and maintenance workers at Westland Park for all the work they do at keeping the complex clean and safe. I would especially like to acknowledge Assistant Manager Joel Dossantos, For the past 5 years she has treated me like family always checking on me to see if I need anything especially this past year doing this pandemic.She made sure I was able to get all my paper work done for my renewal, and help me navigate through getting my apartment check and things repaired when I wouldn’t be home so I wouldn’t have to come in contact with anyone so I can stay safe because I am over 65 . In the past when ever I would go out of town she would always keep an eye on things for me and keep me posted on how things were going so I would feel at peace while I was alway from home. I appreciate her acts of kindness it’s made living at Westland Park a little special.

We lived here 2 years and do yourself a favor DONT move here. There’s a reason why the rent is so cheap. Old and outdated is your style then no problem. But don’t ask them to fix anything because they won’t and if they do it’s a quick duct tape kinda fix.very bad customer service especially the manager Jennifer but miss joelle I like her

I’m going on my 3rd year of living at Westland Park. My first apartment as an adult, my first apartment with my wife and we’re getting ready to move into a larger unit at Westland because the office staff has been nothing but helpful and respectful all of these years.Every complex has it’s weaknesses, but if you’re looking for an apartment that is clean, well maintained, amazing staff AND is affordable?? Westland Park is the best in our area by far. Thankful for my many years I have called this place home.

Great place 2 live only problem gates break to often
My roommate and I’ve moved from Building 2 to Building 4 back in August. We are happy with the move but there are some things that could have been better to helped the process of the move. The noise levels are what to expected around here - loud but tolerable.Management need to address the gate when it’s open during the evening, otherwise what is the point of security?

Weve lived here two months and are thrilled with the apartments. The layout of the 3 bedroom units is great. The landscape and cleanliness are also 5 stars. Neighbors are friendly and quiet. We also use the pool and playground alot. The office staff is friendly and professional. Maintenance is the same too. Great place to live.
Our maintenance guys are very quick in fixing our unit issues . Today I called them about my sink and with in 2 minutes one of the maintenance personnel showed up and replace my garbage disposal. Thank you

I havent had any negative experience with Westland Park Apartments except for one major one, which Ill get to. The leasing was smooth and relatively easy to complete, and the staff were accomodating in every aspect of the apartment lease application. The area is well-kept, and I can see that maintenance makes every effort to address the grounds. The apartment we moved into was awesome, great layout and space, and the bathtubs appeared to have been newly renovated/replaced.aware of this when renting space from this particular building in question.I edited my previous review (related to a noisy neighbor situation) from 2 stars to 5 stars as all aspects of the apartment have since improved. Maintenance has always fulfilled requests within a reasonable time and the apartment leasing office folks have always been helpful whenever any concerns were brought up that needed to be addressed.I am departing Westland Park Apartments as I am going through a life change but I have nothing but praise for the staff and apartment I resided in. Thanks! :)
Thank you for fixing the bathroom shower, but we still do not have any hot water pressure think they only turned the heat up.
This apartment complex is amazing. Never have any problems with anyone. The management is awesome, very friendly & caring. On Halloween they were passing candy out all dressed up- seriously made my night. I highly recommend this place to a couple, or even a single parent. Cheap and affordable, and pleasant neighborhood.
Moved to Westland park after living in the Vintage apartment complex across from Collins. Not trying to shame the other complex but I paid nearly $400 more a month for the same quality apartment and dealt with a palmetto bug infestation. Like literally killed over 100 of them over the course of a year. Their excuse was “it’s florida”...since moving to Westland park, again simply across the street, I have saved hundreds of dollars monthly, and have had no issues. Great apartment community and solid front office staff.One complaint i have had amazon packages stolen off of my doorstep, which is not a hit towards to apartment complex but the neighbors of community. The other reviews are correct in the fact that there are parties all the time with no regard for noise ordinance. As a bachelor this does not bother me, but I would take that into consideration if you are someone who is not used to city life with loud noises constantly.Another little complaint is if you have a maintenance request and they come service, they will send you nonstop survey requests every other day until you complete. This is a bit much Westland park. Offer a prompt to stop receiving the emails instead of trying to bombard your residents to raise your ratings.All in all this apartment complex you absolutely get what you pay for. No false advertising...If you’re looking for a cheaper apartment with friendly staff and basic amenities, this is your place. If you’re looking for the fluff move across the streets to the “luxury apartments” and hate yourself for the rest of your Leasing agreement. I’ll be saving over 4.8k this year simply by living at Westland over Vintage. That alone is enough for me to say thank you to Westland park.

The first few years that i have lived here were nice. But now i feel the place is sinking fast, loud music is played...neighbors and outsiders are throwing trash everywhere. Multiple people living in one bedroom apartments. I dont even enjoy going to the pool areas anymore due to trash. I just feel like the front office is just letting any and everybody in here.
Im a new tenant. I just moved in with all my stuff on Saturday and the dryer does not work. I talked to Joel and she sent someone right away.
SEE UPDATE AT THE BOTTOM!Lived here for a year. The staff was the best part of my experience. They were a pleasure to deal with and more than happy to answer any questions I had. They made the process of renting my first apartment incredibly smooth.Maintenance was decent and timely. Took at most 3 days for them to fix any issue I had. Theyre only getting 3 stars due to the quality of the apartment. Its nice at a glance, but that illusion falls apart the longer you live there. Cheap paint, cheap carpet, broken door knobs, cheap cabinets when I was told my apartment would have an updated kitchen, closest doors coming off track without force, and worst of all the roaches.Ive never had a roach problem anywhere Ive lived, and despite multiple visits from the bug guy, the roaches kept popping up. My first day moving in there was one in my bathtub. In my year of living here I saw ~50 total, which isnt too bad, but Id rather have none.My adjacent neighbors were very nice people, but my building had some morons on it. There was a fight literally in front of my door one night, and I heard gunshots on 4 separate occasions. Someone definitely emptied a magazine in a building close to mine one night. Anecdotal, but for being on the low end of the price scale, youre bound to attract some lower-tier individuals.After fees, electric, and rent ($879 if Im remembering correctly), I was paying ~$950 for a 875 sq ft 1 bedroom. Id rent here again if I didnt have other accommodations.I cant emphasize enough of how incredible the staff was. I had a toxic roommate, and they facilitated the process of getting them off my lease and out of my life without us having to interact with each other. Very kind, empathetic, and understanding people.UPDATE:After I moved out, no one from Westland contacted me about damages. I assumed they kept my deposit and that was the end of it as I left the apartment exactly as I had found it with the exception of the blinds. About a year after I moved out, the roommate mentioned above contacted me to say they could not get an apartment because we had an outstanding account with Westland. I called, and sure enough, ONE WEEK after I moved out they sent my account to collections. There were ZERO attempts to contact me. Not one phone call or e-mail. None of my contact information changed with the exception of my mailing address, and they never had a problem calling me before, which they had 3 or 4 times, but suddenly they have issues calling and e-mailing me? Why was the person who was removed from my lease the person being contacted by collections, but the lease owner was not? They claimed to have received a phone call, but our relations did not end well. They did not contact me until it impacted them.I was also lied to upon signing my lease about the pet deposit. The front desk associate clearly informed us the pet deposit was to cover the cost of replacing the carpet when we moved out, since if any pets are in the apartment they replace the carpet every time. On the list of damages was a carpet replacement fee for $700+ after we paid a deposit total of $500 for two animals. They did remove this from the final bill, but I had to make several phone calls and speak with the regional manager to get this pulled from collections so it would not impact my rent history.To top it all off, they claimed to have lost my paperwork I filled out when I moved in. They did not do a walk through with me upon moving in to point out the flaws/damages like they promised, and then tried to charge me for damages I was being told were covered by the pet deposit.They love you while youre there, but as soon as you move out they will throw you to the wolves. I still have not given them money because they still havent contacted me. All I know is they pulled my account from collections, but have not given me a way to pay them. I was told Id be receiving a letter stating the account was pulled from collections and I still havent received that either.
Pros: Office staff is helpful and Joelle especially so. Maintenance is prompt and work is well performed. Gym is well appointed. Competitive price.Cons: Carpet was clean when I moved in but pre-existing stains reappeared a few weeks later. Rear gate is continually out of order. My biggest complaint is with the pest control tech who did an extremely poor job. I was home at the time. He was In and out in less than 30 seconds and did not spray anywhere. He was supposed to spray near water sources in kitchen (under sink, behind frig), laundry (behind washer), closet (around water heater), bathroom (under sink, around toilet). Nothing done.Overall: Satisfied but needs better vetting of pest control.
Place was built in the mid-1980s, and showing its age; but they still charge like its the newest modern development in town. Worst part is how they handle billing. If you have a balance after moving out - of if they decide to invent one - they will send you notice and refer to collections THE SAME DAY! Then they will deny receiving payment, even after you have documentation they deposited the check. Now you know how they make their money. Maybe they wont be so happy after they get cited for Federal wire fraud.
Apartments are very spacious. Maintenance is always there when u need them. Office staff is professional, helpful and great communicators. The grass is maintained. There are 2 pools. 1 pool of the 2 pools is dirty, trash on the ground.
This is my husband and mines first apartment on this side of town. We were quoted a rental price, and we got what we were quoted. They have been nothing short of amazing and kind. The leasing office is very pleasant when I talk to them and they are quick to help fix any problems (many of my problems are fixed the same day, unless they are swamped with other work orders). Our price for rent did rise a little this year, but the cost of living was raised too, its nothing we cant afford. I love living here and we dont plan on going anywhere until he is out of the Navy.
Me and my roommates have thuroughly enjoyed living here. The office staff has always been very friendly and helpful. Maintenance completes work orders very quickly and politely. They care about their residents and make it a point to keep the property enjoyable for everyone.

DO NOT LIVE HERE.You will regret it. I am 6 months into a 10 month lease and I have seen people having sex in the stairwell and in their vehicles. Also, theft is rampant here. the club house was vandalized and cars being broken into. My motorcycle was stolen and i was informed by the front office the cameras are just there for the protection of the gate. the back ones arent even functional right now. worst experience ever. i cant wait to move. OH and i can hear every single foot step from the people upstairs.
Ive been living here for four months now and its been OK. Management team is great and seem to respond to maintenance requests very well. What I dont like so far is that these apartments are very old and could use some improvement with the foundation inside the units as there are a lot of cracks in the walls and corners, plus the carpet looks very cheap. They also need to get a handle on bugs, as I am having a major gnat problem and I keep being told its the drain. Another dislike is noisy neighbors. For 3 months, Ive been dealing with a major noise issue from the people who live above me, no respect or courtesy and they know they are loud AF because theyve been contacted about it. The noise interrupts my peace of living and makes my pictures vibrate against the wall. I feel management is not doing anything about it. I have contacted the office several times about this matter and will have to send in a complaint next. I used to live in a 2nd & 3rd floor apartment and always remained courteous and mindful of noise, but some people dont care or see it that way. Not sure if I want to renew here when my lease is up.UPDATE JUNE 2020:So due to Covid-19, my sister & I decided to renew the lease but for a shorter term. Its now been a year and almost a month since weve been living here. Again, the maintenance team is great, leasing team is great but I am not enjoying my experience out here. Noise problem remains the same and they dont seem to care about it so Ive let it go. I guess the right to quiet enjoyment as a tenant dont exist when its in the lease right? Gate never works, cars tailgate all the time and hardly any parking at night. They need a better gate system! These apartment units are VERY old and the age of them is really starting to show. I feel like I am calling the office every other week about a maintenence problem now for the past few months; from pest control, broken things, water issues, toilet issues, etc etc. For what they charge to live here is not worth it. Youd be better off in a nicer apartment or a house. I am just not pleased here at all and if I could break my lease, I would. I hope somewhere along the line, things will change but whose to say.UPDATE 2/25/21: Overall, my two years of living out here was average. It could have been a lot better but there is a lot of work that needs to be done with the interior of these apartments. The cost of living was not worth it, old foundation started to show a lot in the walls and doors and the trash compactor was always full, to the point people started sitting trash outside and the ducks would always get in it. Parking got really bad, especially at night and the gate worked sometimes. Office team was great with responding to requests but it was time to move on. Hopefully they will make some improvements.
I personally love where I stay. Westland Park has some of the usual problems apartments face from a congregation of people stacked on top each other, but nothing out of the ordinary for the great price they offer. I had a wonderful experience with Joel at the office. Her professionalism really made the experience comfortable and trusting. As far as the burglaries, there is an officer living on the complex that caught the perps. I am grateful to have found such a great first home in Florida.

I feel as if any person has anything bad to say about this complex, they themselves were the issue. The staff have been kind and have done nothing but everything they could to make living there enjoyable. As long as you are a respectable tenant you will have no issues. Apartment prices fluctuate, like any other apartment complex throughout America, but they are worth the expense. A lot of other places I looked before residing there had just the same luxuries, but twice the price. With anyone giving this complex a bad review and telling you to look elsewhere or do your research... their word of advice needs to be revised to use your common sense. This is a great complex and you should not think twice about checking them out if you are looking for a new place. The Office staff and maintenance crew are awesome. The grounds and apartments are great as well. My complaints... people let their kids scream and yell constantly. The adults argue and yell outside as well using profane/vulgar language. The windows in the apartments are so thin you can hear a mouse fart. People like to play their music loud at all hours (especially at night). So, if you like to hear the bass line of music constantly, enjoy. On the weekends you can also enjoy the random yelling of WOOOOOOOOOO and YEAAAAAAAAAAH. Its amusing but I can live without it.
I have heard nothing but great things about this property. I would love to become a resident but due to an “suspicious eviction” when I got out the military i can’t rent anywhere. However keep being great Westland Park
Just renewed for my second year here. Dont understand the bad reviews. Apartment is laid out nicely, office staff has always been friendly and respectful, and their maintenance crew is spot on. (My a/c broke during hurricane Matthew, they fixed it THAT day late in the afternoon. Washer went out on a Friday, they came and looked at it on Friday and I had a brand new washer on Monday!). I work nights and the staff respects my hours in their communication. Havent met one bad neighbor. Lots of military here. I feel safe walking my dog at 0300. Cant ask for much better.
Moving to this complex was the biggest mistake of my life. I dont have time to get into everything wrong with this place but I will say that the office management is pretty useless for handling major issues. This is the cheapest complex on Collins road for a reason... If you already live here and have concerns about the property or staff, I would suggest that you call the corporate office.
You get what you pay for. Inexpensive apartments with nice grounds & good up keep. Floor plans lie about square footage. Walls paper thin, we could hear everything even neighboors potty

This apartment complex is by far the worst place Ive ever lived. Never in my life have I experienced staff as rude as the ones that work here. I couldnt even ask a question without someone getting an attitude with me. You can never get a straight answer to anything and they always neglect to tell you things until the very last minute. Think long and hard before you decide to make this your home. I would never recommend this complex to anyone. So happy not to be living here anymore. BEWARE!!!
ROACHES. Place is infested. Management cant fix the problem!! There are roaches in every buiilding. The manager here is incompetent and useless. When u have 21 apartments to a building you will never get rid of roaches! Do not move here.
This place is str8 up GHETTO! Roaches Rats ANT everywhere! Management does replace carpets ever and pest control does nothing! Its not cheap either!! I had to break my lease and pay $3000 to leave. Go somehwere else.
Ive lived in apartments half my life but this is my first that Ive had my name on and for the first time its not the best. The one good thing is maintenance fixes problems within a good time range and if you keep to yourself you dont have to deal with management. But the worst part about this place is the out gate is never closed. I get home from work at 3am and I watch a bunch of people just drive through the out gate to come inside. Also I live on the first floor and I can hear everything by upstairs neighbors are doing including peeing in the bathroom. Not the most pleasant thing to hear. Only reason I would renew my lease is rent is better than most and my parents live across the street.

Attempted to get information from the front office on 7/26/2017, the leasing agent never acknowledged me, never spoke, when she finished the her previous clients, she then grabbed her purse and speaking to me the first time informed me that it was her lunch break and that she would be able to see me at 3, I was there for 30 minutes from 1:30 to 2, she never acknowledged me. TERRIBLE CUSTOMER SERVICE, I guess renting apartments and keeping tenants is not really important to Westland Park, such a rude customer representative.
We just moved in but I’ve had a great experience so far.We go in on the 7th of May (we’re moving in the 8th) to turn in some paperwork and we find out someone scheduled us to move in on the 10th instead. I’ve already rented a truck, my friends have taken off to help, and now we’re screwed. But Joel and Jennifer reschedule cleaning crews and speed things up to fix everything so we can move in on time. Then of course, everything isn’t ready because of the rush, so now it’s the 10th, they’ve already replaced the flooring in my bathroom and kitchen, fixed the burners, caulked the tub, and pressure washed the sidewalk outside my apartment (the people that lived here previously fed the ducks and cats so there’s a lot of poo). Maintenance has been so kind and I am so grateful for Joel, she treated me like her own family and did everything she could to make this work for us. I’m really excited to spend the next year here, I hope it stays this positive. We chose this place because a friend has lived here for a year and she’s had a positive experience as well.
The ONLY negative things I can say are they barely give you a 24 hour notice for inspections, etc and my husband is military and revieved orders to move in a 2 week time frame and they gave us a hard time because they needed a 30 day written notice. We didnt even have a 20 day notice so that was impossible.
When I lived there in 08, it was a grate place to live. I had on issue n they took care of it the same day. No issues.
It is quiet and not far from the action of Orange Park or away from the hectic pace of downtown Jacksonville.
I saw a craigslist ad for large 2 bedroom 2 bath for 717 available on September 28th. I quick went to fill out the application, and got approved. After reading over my lease I noticed it said 1 bedroom 1 bath. I asked about it, and they apologized saying they were sorry, but the Craigslist ad is wrong and they gave me my security deposit back. They told me 2 bedroom 2 bath is now 860. I said nope, that price is out of my budget. I just feel it is your mistake, and honor your advertisement, and put me and my children in a 2 bedroom 2 bath for 717. Now I feel like it was a scam. Thank goodness I didnt sign that lease without reading it first. Terrible. Now after a divorce, Im back out searching for an apartment.

Cars broken into multiple times, gate code never works and theres a line of cars everyday and night. Rude employees. Might as well just go across the buckman and find a place there
Dead trees falling on ocupants cars Loud music at pool late at niteThe ducks are everywhere watch where you walk The gate track is not anchored down causing lots of noise when cars roll over itYou pay water pest fees admin fees garbage fees Windows are paper thin you will here your neighbors easily, air conditioner gives out that musty smell like a cheap hotel

They SUCK. The office staff is rude, they put any maintaince request on the back burner whether its an emergency or not.
The office staff is extremely unprofessional and careless about paperwork, do not move here !
