After living here for no more than less than a year Ive come to the realization that these apartments being serviceable at best for the price maintenance is extremely understaffed in a community that I cannot go more than two hours without hearing a police siren an an environment outside that could be put as quaint to say the least the tenant portal has a 50% success rate if you want to do anything other than paying rent (such as make a maintenance order) pools are never opened utilities go days without being fixed such as sinks AC units multiple water shut offs because the plumbing is shotty at best the only thing that can be said that is in the Saving Grace of these apartments would have to be the staff but yet again understaffed

I hope to change the review soon. My cousin was approved and hasn’t heard anything back since. Multiple phone calls and emails were made and no response. Her initial move in date was changed and there is already a sense of urgency for her to move. She won’t get the same apartment that she applied for or for the same price. I hope she doesn’t have to experience the same things as the previous reviews and their applications. Coming from the same industry, i understand the workload and changes but not responding is unprofessional. Especially when it is in regards to a roof over someone’s head.

I am a current tenant, and I love my apartment. The resident manager Christian is the most caring and kind manager that Ive rented from. I have no issues with the maintenance team, if I call the office and need there service for anything, they are there to resolve the issue. I have no issues with roaches noy a one. The team at Arbor Place are kind and respectful and they do everything that they can to keep the property clean and livable. If you are looking for somewhere to live and feel safe, then you should give Arbor Place a try. I m sure you wont regret it because I havent.

For 13 years, I have stayed in this complex. It has drastically changed for the better! The neighborhood is clean, quiet and bright. Christian has done very well with this new change for this loving area. Everything looks organized, keeping the atmosphere bright! God bless Christian for this!

Pool is almost never open. We have to go to other apartments and ask their management if we can use their pool since our management does not care about pool. When I called I was assured that pool will be open and yet again it is closed. Lots of promises and not even able to keep two little pools open.

The leasing agents were very rude by telling things that are not true. If you are promised a place before and after you apply put it in writing because those two will tell you anything to get your $200 then decline you. The head in their leasing office was supposed to call me back about the story and compensate me back my money. He never did. So I guess the lie they told will stick. Smh!

I am very pleased with what Christian and the staff has done with the complex. Improvements were long overdue. Now we have a very nice look.Thank you

I moved to this property over 4 months ago. There has been so much good change with this new management company. The office staff is amazing!!! Evelyn is the absolute best!!! She went above and beyond to make my move easier for me. The new property manager Christian is an amazing guy and shows a lot of interest in improving this property. They have the best team. I would highly recommend you take a look at Arbor Place.

Amazing just amazing. When people say “There’s no such thing as a perfect place” they are so wrong because Arbor Place is perfect in all! Perfect place location, amazing space, pool... if you have any questions about the place make sure to ask for Christian! He is very knowledgeable about the place and can surely accommodate you. He was very patient with me and answered all my questions and concerns. If I was this guy’s boss I would give him a raise, he definitely earned it!

I have lived here for 7 years. The new owners are great! What a change! The landscaping is so much better! No more roaches! And the newer residents are an improvement! After the old owners left there was a lot of changes! They have come the same day I call for repairs. No roaches anymore! Its quite evident that this place has improved so much with more to come so they say! So much quieter now.(So much better I just KNEW theyd be raising the rent!)I realize it takes money for improvements. I can see big changes! Everyone is so kind. And YES they did raise the rent! Not so bad when you get what youre paying for!

Arbor place is amazing place to live the staff in the office is amazing I had bee problem in my house Christian made sure to get on top of it and get it done less then a week. He’s amazing manager to have at arbor place that no matter what he will do whatever to make sure everything is taken care of and all your needs are meet. And the amazing Mrs. Evelyn is amazing no matter what the problem is she will be there to answer the phone to make sure it gets done even call you back to make sure what was done got done. Both Christian and Mrs.Evelyn are beyond amazing and I’m glad to be part of arbor place and have these two people leading are community in the right way and for the best of us. Thanks for all you do and also shoutout to the amazing worker men for all they doing fixing everything around here and keeping the ground clean every morning. Come live here you will not regret it. I have lived here for 2 yrs and the new management is making so much good progress. The office staff is amazing Evelyn is just the best the new manager Christian is great. We are soon to live in a gated community the maintenance work orders are done in a timely manner. This place has come a long way. Thank you for all you do.

This place gave me the run around for three weeks. Even told me that they sent my application to Israel. They denied me after 3 weeks of waiting then kept the 200.00 application and admin fee. Never called me, didn’t respond to messages. Total rip off.

Since I moved from New York I Have had various landlords with no luck of good management, I meet Christian and for the first time I felt I was been listen without judgment. He have always answered all my questions in a polite, knowledgeable and nice manner. I was helping my dad look for apts in the area, decided to check out this apartment complex and had the pleasure of meeting the manager Christian, what a delightful experience! He was extremely professional, knowledgeable and informative. I usually have to help my dad with translation but Christian was able to provide all the necessary information in Spanish! The location is super convenient for me to get to work easily. The staff is amazing, you really couldnt ask for better people to take care of you. The manager Christian is incredibly friendly and quick to help in any way that he can.

Waoo I was impressed with these apartments are beautiful. Evelyn gave me a tour and she has the most beautiful personality, the grounds looked amazing. Definitely renting here as soon as my lease is up at my current place in January.

New review but still would give a 0. Apartment 113 causes problems for the rest of the tenants in the building but management wont do anything. Multiple people come out of nowhere to take up parking spaces, they play loud music on weekdays late way past 10pm where the rest of us have to get up for work. They left beer bottles all over the parking lot and shrub areas and broken glass in the actual parking lot and when we are told we cant have barbecue grills they are allowed to. Im so ready to leave this hell!

The best decision that management ever made was to bring the property manager Christian on board! His detail and customer service is outstanding. I guess I will be renewing my lease for a couple more years.

I am content with my apartment, the neighborhood, and the apartment staff. The apartment is renovated, looks nice, and there hasnt been an issue. The neighborhood is calm with mostly working people and their families. And Evelyn and Princess are the best; they both are wonderful ladies, kind, and attentive as well to taking care of you. Have to say it was a great move.

We had an issue with accounting due to switching over to new property management, but Princess was able to get all errors that happen fixed in a timely manner. She also is very kind and makes sure that all issues were addressed and taken care of. Since the new property management has taken over the grounds look amazing and so does the parking-lot. You can tell that property is getting the love it deserves. The staff is very nice and always willing to help. Thank you for being so kind and taking care of us.

I was looking for apartments since Im thinking to move and its a excellent place, comfy and the property manager is so kind and with a lot of knowledge and the best part he knows Spanish! If you are really looking a place to move, this is it!

These people are horrible to rent from. Me and my husband do not want to renew our lease and since we are in a pandemic they want us to leave by Sunday. They won’t give us at least 2 weeks to stay even though we offered to pay a extra month.They never fix anything like they should. The people in the office are rude. Take my word and never rent from these people. Save your money and find a better complex to call home.

I’m dealing with nasty roaches. They have pest control included but i feel like they are just spraying sugar water each time they come because the roaches are still here and on too of that, multiplying. These roaches are all in my kitchen, living room, bedroom and bathroom and it is disgusting. I feel at this point i need to get my own exterminator because they are not going away even after an exterminator comes to spray. I’m always bleaching things down because I feel uncomfortable and dirty. For the price that I paid and am paying to live here I feel like it’s not worth it because of the roaches and they are not doing much about it.

The previous management, Lofty was utterly useless. The new group, SNS, however has a front office staff that, so far, has been helpful, prompt, and friendly. To Princess in the office, thank you for resolving the issue with a very loud neighbor, quickly.

Lived here for 2 years, and never had a major issue other than the AC unit breaking down so often, until they came and replaced it for a new one. We rarely put work orders, but when we did, maintenance would come out pretty quickly. The leasing staff was very attentive all the time, and made us feel appreciated, specially Jessica. Id be happy to come and live here again if I had to.

To whom it may concern,I wanted to let someone know that I’ve had a pleasant experience at the laundry mat. I’m not sure who’s taking care of it now but whoever is, is doing an amazing job and I feel much better doing laundry. Keep up the good work!!!

Roach problem is so so so bad. you should ask to see unit before moving in. once you see all the roaches you’ll be out so fast. it’s disgusting. how does a complex let people just move into a roach infested place and expect you to just live in it. DISGUSTING.no cameras around for security. NOT a quiet place to live either.

Lived here for over a year. The staff is friendly and attentive, and my work orders (mostly for the tub/sink not draining) are completed quickly and with no hassle. Grounds are kept clean, and no one causes problems. The rent is cheap for the quality of maintenance and the apartments, so I will definitely be renewing my lease again.

Accidentally locked ourselves out called the office 8 times by the time we got back trying to track down our key and getting zero help we were greeted by princess(head manager) sitting in her car on the phone...that we had been calling for over an hour in the apartments parking lot....

We have been very satisfied living here so far. The office management staff are completely friendly. Our managers name is Princess so I ask you how can they not be friendly!! Lol We have been here almost 4 years and have been under new management since just before Christmas. They have made great improvements. We had a closet issue yesterday with a fallen rod which had obviously been there for years, and they promptly came and solved the issue. Also the maintenance staff was so very pleasant even giving my husband a high five when job was done which only took a few minutes. They had taken the time to make a homemade piece to fix the issue when the store bought piece just wasn’t up to standard. They take great interest in being sure we live in a quiet and comfortable home. They send text and emails with any updates. They also gave discounts during the COVID-19 situation. New management has also done lots of landscaping updates and cleaning like trimming much needed tree limbs to make it safe during those afternoon thunderstorms when the wind can be hazardous. Give Arbor Place a try if your looking for a great friendly and beautiful place to live!

Roach hotel saw 6 or 7 first night. Have seen 4 at least 4 every day since.. They tried to sell me some bull that the previous tenant was really clean. I am in the military and I am cleaner.....

Been living here since January 2015, and I like it here. The only thing I would change is my kitchen size. Everything is big besides the kitchen, one counter in a kitchen is not going to work for me. Jessica the property manager is a sweetheart and always willing to help. Sad that i will be moving soon. But like I said, quiet area, besides football nights since we live right behind a private school -_-

Since new management its great. We have a new fence, grounds are being kept clean. The bad people are being kicked out. Staff is really attentive. If you want an affordable apartment arbor place is great. Rent has increased but its worth it.Just thought Id write a review since Ive been here 3 years :)

This is is girlfriend, this place is horrible our lease is up in August. We had a 1 year lease and this was the worse place I have ever lived. If you like to come home and your place randomly stink from a foul odor or if you like to take bird baths and all your kitchen drawers are dry rotted then this is the place to live. No assigned parking so sometimes you’re parking far away from your apartment OH and if you want roaches you can live here too or black mold :-) when you can and complain about something .... they come that day..... but they never fix the issue or half ass it.

Me and my husband moved in 2 years ago. 3 months after we move in is when things started going down hill. The first thing we noticed is the lawn maintenance was really lacking. Then at the 6 month mark we start noticing more bugs. I had the pest company come out and they knocked so lightly they walked in while i was naked. I asked the office to put a chain lock on my door and it took the a month to put it on. Maintenance people are rude. I i asked them to fix one of the outlets that got struck by lightening and it took them 3 months to fix it. Can you say fire hazard! So becuz we couldnt afford another place we had to sign another year. When we signed our first lease we were promised 770 sqft. What they didnt tell us was that the apartment they gave us had a huge fireplace. When we tried to switch they said we couldnt unless we move to a 2 bedroom apartment, which we didnt have money for. Theres no dishwasher in one bedroom apartments. If you like having no water pressure then live here. If you like being ignored live here. They have pools but are never open. The maintenance people act like their so busy yet i dont seem doing anything but riding those carts and texting. Or just sitting there doing nothing. The front sucks because they dont communicate with each other. Our ac froze up and the maintenance guy jerey rigs the ac wires. I dont know much about acs but leaving exposed live wires out isnt a good thing. DO NOT COME HERE! I am trying to be as neutral as possible when i write this review. This place doesnt care about the people here. Iv gone into the office with jessica to pay rebt and she trash talks about the people living here. That isnt good at all. When we moved in we were told that they will give us 90 days notice of what the rent would be if we were to sign for another year. They are so slow they only give us 60 days. If that. Our lease is up on october 2nd and i cant wait to move. I hope this helped.

The maintenance suck, I just moved in here on the 14th and EVERYTHING Was broke down, I got a couple things fix after 2 weeks, I did my own walk throught... moral of the story DONT MOVE HERE, I spoke to the staff and the only excuse is that its live able . So if you looking for a LIVABLE apartment this is for you but if you looking for a home or place to call home THIS IS NOT A PLACE FOR YOU ! POOR POOR SERIVCE .

Been here 3 years had no problem new menagmebt seems good olso people that complaining and give bad ratings if yall want better go rent in ponte vedra or gate parkway for 1000 more a month othervice have commonsense and dont give bad ratings people complaining about roaches ither are dirty or dont clean up very often bc i put roach gel and roach motels and never had a problem with roaches in 3 years cant belive how much people complain for no reason

I have lived here for over 2 years. We had refrigerator failure and a/c, complex brought dirty refrigerator and I was told that it was the only one that they have. They did not clean it or wipe it out at all and that is not a way for them to do business. Btw a/c was not looked at. Very disaponted and can not wait for this lease to be out so we can move. Celing is turned brown and pieces are fallen off, asked them multiple times to paint it for month now as well as for broken kitchen window that is broken since we moved in and notify them days after.

The best place to live and your property manager Christian Maldonado is great.

The apartment complex is very well located. Supermarkets, gas stations, restaurants, and schools are nearby; you can even walk. The apartments are well lit, there are options to choose from, and the complex has two large clean pools. Maintenance does a good job and the girls in the office are very professional and kind to people. They are always so much of the tenants; events are also held for them. They are also bilingual; so there are no communication problems.

I am not at all happy with the maintenance of the place the pools are always closed, he came from work and I find that they are closed it is a mess to bathe there and to top it off I meet a maintenance person and I tell him and his answer is not the Better of course he spoke English and it is disrespectful I am not happy with it Improve it yaaaa 😬😬😬😬😬😬😬😬😬😬😬
