My partner and I were waiting to get fully settled in to say anything about the place. The whole process from touring to applying and finally to moving in was so smooth. We have been so pleased with everybody in the office. They have been so great throughout the entire process answering every question quickly and informatively. Jaylin in particular has been an absolute pleasure and I applaud her kindness, sincerity, and attention to detail. The complex itself is clean and seems (so far) to be very well kept. Its been quiet so far and has been an overall pleasant living experience for our little family. 10/10 would recommend.

So I have been on an apartment search for a while when I came across these. I was hesitant. I went and spoke to Nate Smith, who was more than amazing. He showed me around, answered my 1,000 questions. I have been in customer service for 12 years, and I was beyond impressed. He made me feel so comfortable. He took his time and was extremely knowledgeable. I was impressed and excited, I took my boyfriend to meet him. He then became excited, in which he said that this feels as if it could be home. Nate did a great job showing him around, and making him even more comfortable.Nate was amazing. We are so excited. We cannot wait to move in. Thank you!

These apartments are beautiful 😍 It’s been so hard trying to find an apartment in my price range in a nice area but these are perfect! I love that the community is gated. The smart home features have me living my BEST LIFE! Oh & the pool?! Hot girl summer here i come. Kilee was so much help in the process. 10/10 would recommend The Solera!

So I just moved in this week and wanted to wait until I was completely moved in to leave a review. The apartments themselves are gorgeous and the floor layouts really utilize the space well with lots of storage options gorgeous kitchen big bathrooms and walk in closets and high ceilings. I know others have been struggling with the administrative side of Solera but what people forget is that the apartments have only been open for a very very very very short period so the entire leasing staff is brand new to their jobs and learning as they go along. I feel like the staffing issues are the normal problems you see when a business grows faster then expected and with no breed restrictions and beautiful apartments this place blew up. Issues will settle down with experience. I’m really excited to live here and glad I chose it.

Jaylin, Charisee, and Nathan were amazing helping us move into Solera! We’ve lived her for two weeks and have loved every second. Their maintenance man, Mark, has also been absolutely splendid. He has done everything possible to make us happy and comfortable living here. If I could give 10 stars I would!!!

Horrible Horrible is all I can say about Solera at Kendal West! First off there is bugs and termites all over outside of the apartments and inside the apartments not to mention all of the maintenance issues there has been in the individual apartments and all of it they refuse to have Maintenance fix you call you put in your request in nobody answers the phone nobody calls you back and if they do it’s days later and nobody shows up! Now The management inside the office is trying to tell residents that they are going to be charged for these maintenance issues on top of catching attitude problems as if it’s not their problem! Now I’m sure the people in the office are brand new to this so maybe they don’t know their job the way they should either way this is what we pay rent for to have these issues like this fixed but the bigger thing is there shouldn’t be these types of issues in a brand new apartment complex!! Nobody should rent from this place!

We just did a walk through of the apartments and the grounds here at Solera at Kendall West and the place is really wonderful. Nothing to really complain about. Nathen went out of his way to make us feel comfortable and he listened to all of our questions. Yes the place is $$$ but it looks like it is worth it. We found out that we were approved and get to move in July 2nd. We cant wait. My kids were so excited.

Toured the apartments, picked the floor plan we wanted, went through the application process AND paid the application fees only to be told that the two bedroom we wanted was suddenly unavailable? Nathan had also told me that more than half of the units they had were unoccupied so we would likely be getting a unit that had not even been lived in.... But now there’s no two bedrooms available? Makes zero sense. We should have trusted the other bad reviews!Don’t waste your time at this place.

No place is perfect, problems will come and go.What affects me the most is not poor management or bugs, its the quality of my neighbors.All of you!Respect yourself and others and we will be fine.We have a community post but its controlled by management when we should be allowed topost whatever we like good or bad. This place could be a lot worse. Lets try to make it better.

I can’t say enough positive things about The Solera!!!I LOVE our apartment!!! 😃The staff is so helpful and very friendly! Cherisse has gone above and beyond to answer all my questions and has really helped me with our move transition! I really appreciate how Jaylin FaceTimed me when I was in California and couldn’t come see the model apartment in person. Nate is very friendly as well and has answered many questions for me!The maintenance staff person Mark came the same day we put a request in for maintenance, and he did a great job! He was very thorough and made sure our apartment was taken care of!I love the pool here and I feel very safe in this apartment complex. The apartment has really nice new wood floors in the living room, kitchen, and bathrooms and soft carpeted bedrooms. 😃It’s very nice that there is a Target very close!Happy to be here!!

The management at Solera has been very misleading and not helpful. We called about our interest in an apartment on 5/24/21 and was told that the floor plans that were available would be online. We had some difficulty with the online application so we called back and someone helped us with getting it submitted. That is the end of their assistance. I called again the next day because I had a question and left 2 separate voicemails that day and got no response. I called and left another voicemail the next day and still no reply or response. Finally I called again on 5/27/21 and someone answered and I asked my question and the status of my application since I was advised it would take 24-72hr for it to get approved/denied. At that time the person who answered said that the application was incomplete and they needed our pay stubs. We sent them over and asked for everything to be submitted immediately as we are in a time crunch to find a place to live. Friday comes and I don’t hear anything so I let the weekend and Memorial Day pass. I called again yesterday (6/1/21) to find out they still haven’t submitted our application to the screening company. The lady who we talked to yesterday got in contact with the company and asked if anything else was needed after she submitted it. She called us back right before the apartments closed and said we don’t meet the income requirement of 3x rent but if we can prove we have at least 6x rent in our bank account then we would be able to fit the criteria. So I immediately submitted the information required and called back to get a recording that they were closed and left a message. I called back today 6/2/21 to just be told no one knows what I’m talking about and we can’t get a refund on our application fee even though it still hadn’t been submitted on their end. They gave a timeline of 24-72 hours on 5/24 and it has been well over that now. This isn’t the first time they’ve done this to someone and I’m sure it won’t be the last.

These apartments and the management who works in the office are the most unprofessional that I have ever seen! There have been problems after problems that they won’t fix keep saying they are coming to fix problems but never show up the apartments are literally run over by termites and they are refusing to fix it and then tell the residents that they are responsible for paying for the repairs absolutely not!! These people need to be turned into Housing Authority not renting apartments and if the management inside working these apartments don’t know the laws and don’t know what they’re doing then they need a different job because they also are giving residents attitude problems! I’m disgusted

This is not intended to be a “bad” review, but an honest one. Firstly, the apartments are beautiful and the staff (specifically Jaylin, Charisse, and Nathan in the office, and Mark in maintenance) are very pleasant. However, I have had several issues since becoming a resident.-There is an ongoing electrical issue in my unit. The light switch in my living room is controlling all the power in the living room AND the balcony outlet. When I turn off my light, it also turns off the TV, radio and the balcony outlet. I had a deep freezer full of food on the balcony and had to throw it all out (even had to discard the freezer) because I was unaware of the malfunction. The office has been made aware and stated the electrician was notified but still no resolve. I was also advised to contact my renters insurance for reimbursement for my discarded items, even though the apartments are clearly at fault.—There are no screens on the windows. I am unable to get fresh air without having to worry about something flying into my residence. I would have never thought to check for this prior to moving here because, who doesn’t have screens on their windows?!—The modern kitchen AND wine rack pictured were selling points for me in choosing this complex over a few others. However, upon move-in, I realized my unit does not have the wine rack. There is just a standard cabinet in place of it.—Also, if you want to keep Xfinity, ATT, U-Verse, etc for your internet and/or cable, forget it. The complex is wired for only ONE provider. This is something that all potential residents should be made aware of prior to any transactions or agreements of move-in. I was not made aware until i had already paid the fees to hold my unit.-The units seem to have some of the cheapest of appliances. For instance, the kitchen sink doesn’t have a sprayer and the bathroom toilets are very low to the floor…like, much lower than the standard toilet.—The day of move-in, my unit just didn’t seem to have been ready. There was dust on the floor from what I assume to be from when the floor was laid. The bathroom tub was dirty. The microwave outlet was not completed and not useable. The water for the washer was not on. The ceiling fan was not working. Maintenance took care of these last few concerns the next week but I just thought this would have been done prior to move-in.Overall, it has not been a terrible experience. But had I known all the things I know now about the residence, I would have heavily considered somewhere else.Hopefully, the ongoing concerns can be remedied sooner rather than later.

These apartments are such a steal ! They are one of the highest priced apartments in the area, there is not much around the place, still a construction site, I wont feel safe to walk around even during the day coz its just not for pedestrians . If you live at town center, never ever move to this place. They do provide flexible lease lengths but will charge you a fortune for it. Not super beautiful buildings/floorplans. Also- no light fixtures in the bedroom 🤨, carry a lamp or live in the dark !

I don’t know where to begin with the praises of this place from Shanique Weatherly one of the leasing ladies in the office who made the move a smooth as possible and showed so much care and excitement for us during the entire process. Or I could start with the most relaxing, beautiful view by the pool or the spacious layout of the apartments no matter how many rooms and I personally now live in a 3 bedroom. I have let my social media family know about this place and will keep them updated during my stay but I can’t find a huge complaint. I will say there are new pipes so the water has the sulfur smell at first but you just have to let the water run in the shower and in the kitchen sink.

Displeased with the staff and quality of these apartments. i understand the staff is new but ive had the same problem since ive moved in and it has yet to be fixed. reaching any one up front is equivalent to pulling teeth. i’m not one to normally complain as i’ve lived in worse situations but i’ve had a lot of patience and its simply just not worth the money for this kind of management and quality of living. also there needs to be a better quality check before you rent out a unit.

Starting with the application process,We applied for an apartment following a wonderful tour of the new and beautiful unit “Apollo” by Nathan. When applying we applied for that model which was improperly labeled and was under a different name and I’m not sure if it’s fixed or not but I’d just advise y’all to double check what your applying for! Not a big deal at all. We ended up in a 2 bed unit which was the counterpart to the Apollo which was absolutely fine with us because the extra floor space wasn’t needed and we got a great deal. Application fees are a little steep but that’s with all apartments (especially new) so not a negative there. We received a response the day before our move in date arrived after calling multiple times and communicating with them through the process. I didn’t expect a super immediate response because they’re receiving so many phone calls and applications every day. They answered the phone 5/6 times and to me that would be pretty impossible if they “never answered the phone” (THEY DO). That would be it for the application process. Make sure to communicate, listen, and take note of what they tell you you need to do and you’ll be fine.Our move in date was set to a few days after the application listing because of the response time which was fine with us assuming the move in date listed was an estimate. Our reservation was never processed (day to move in) although it was confirmed by the office over the phone. We showed up on our moving day with our UHAUL and money ready to be told the reservation was never set for us to move in. A very nice lady named Chareese along with management helped us, took care of us, and got us our unit to move in. Management here KNOWS what they are doing in my eyes, though they’re super busy and may not be able to prioritize everyone at once, they showed effort and fixed a mistake promptly. Moving in was smooth and fun!As for the unit itself,Very small spiders were found inside, just a couple that were mostly dead. Our building was constructed very recently so it was expected as they were literally just constructed. For me personally, took a napkin, got them, and haven’t seen more than 1 since (been a little over a week). The units are beautifully and conveniently designed for all heights and appliances all work amazing and efficiently as you’d expect from a new unit. The inhome smart feature are great and fun to have as well! Super modern and contemporary design. The builders who threw the units up definitely aren’t perfectionist but they got the job done and I don’t have too many complaints that matter much.For the amenities,Pool - very nice, love the in-water chairs.Pool area - fun place to play a few giant games or chill and enjoy a book in a hammock! They have a pickle ball court and playground as wellActivity lot - an open lot is provided for recreation which is super convenient for family activities, grills are provided as well.Pet area - Very nice for pet owners, after registering your companion there’s a dog park and washing station for them to play around!Mail area - an Amazon box and regular mailbox are provided which are new and clean!Trash - No valet however the trash compactor is nice and new. It’s a little overflown right before they take it but other than that it’s rarely over following, maybe once a week or twice at the max.Gym area - little small but all new and all you needSocial / internet area - a nice place to go if your a student or meeting up with some people for any office occasion / setting.I wanted to provide this in-depth review to anyone who wanted reassurance regarding the harsh critical comments listed.To summarize,They’re not perfect, no complex is, but many of the workers try to be and a couple do not. In the end management has never once left us unanswered or been unhelpful. I trust this place currently and feel comfortable living here, I’m happy to call this place my home. They’re new units receiving so many calls, maintenance requests, and applications daily. Be patient :)

My first chance at moving out I will. If they want to let me break the lease and they can keep my deposit I would move out within a day and delete this honest review that is being nice and not addressing all the problems. Either the owner is really ripping us off or we both are getting ripped off.Low quality high price and you only have one option for internet and tv that is very over priced because they can charge what ever they want and even tell you what the solera hands out is wrong and very low compared to the real price.Warning! do not sign the apartment Inspection sheet until after you have thoroughly inspected the apartment because the front office will slip it in the docs they send you through email and then have you sign it again when you get keys. Turn it all on and make sure you document everything. Management will act like it’s no big deal but when you go to move out you better believe they will have a thorough walk through( if management changes because they clearly didn’t do a walk through when turned over from construction).Price does not match quality! At first glimpse they are so nice but when you move in after a few days you really start to notice.If solera wanted 5 stars they would fix the following. 1. Add an additional dumpster because the current compactor on site is consistently overflowing(disgusting). 2. Not leave the gate open constantly. 3. Not be so cheaply built and charge so high. 4.offer real quality maintenance service not just some guy you probably severely under pay for the obvious amounts of problems these units have.Real review starts here: at first glance the apartments seem very nice and elegant equaling the asking monthly price. Don’t be fooled because the most elegant thing and only thing of quality for these apartments are the counter tops. It’s actually a laughing matter, if your actually considering it do a short term lease and I promise you save money in the long run when you move out. The building is poorly sealed causing high humidity inside the units. That or the ac is not properly sized. The maintenance guy is definitely capable but still improperly completes service requests or lies about them. When you move in make sure you plan for a few days of clearing out the 100 plus pest because the building is improperly sealed. The cabinets look nice but are of low quality. All kitchen appliances are of the lowest quality including the sink. The water is super hard or moldy but for my sanity going with extremely hard although a week after living here there was mold in the toilet at water line. Can’t have anything even tiny bit of moist out because it will mold over night. Hopefully my dehumidifier helps this problem then I’ll use a purifier but save your self the money go somewhere that does not have so many problems. Only bad neighbors so far are the springtails that are harmless to us and the spiders which are extremely tiny and I can’t seem to get them out yet.

If I could give negative stars I would. These apartments do not even deserve a 1 start. My husband and I applied to these apartments and thought we should have no problem getting approved we have everything needed income etc. We had issues with the website while trying to apply so we contacted the leasing office after they had just said they had the apartments available that we were looking for. They then told us they did not have any available? They just did not want to help obviously because we made a new account and it allowed us to apply for the apartment we wanted?.?. So we applied last Wednesday and paid $300 for the application fee. When we logged in online it said to call the leasing office. Mind you we called the leasing office multiple times for 3 days. No answer! My husband finally got ahold of them and was told they need the pay stubs which I uploaded on the application which apparently is not acceptable. Ok? Why did they not call asking us to please submit them so we can move further? Anyways, we sent them it only to get denied for INCOMPLETE application? Are you serious? No one ever contacted us asking for any information missing and there is absolutely nothing we can do about this now. When you call the number given to talk about the denied application they say to go to the property. Apparently the manager can’t do anything as I was just told this morning by a lady in to leasing office. No one will help you at all, they do not answer phone calls hardly ever which is ridiculous! WE PAID $300 DO NOT WASTE YOUR MONEY ON THESE APARTMENTS!!! THEY MAY LOOK NICE BUT THEY HAVE HORRIBLE CUSTOMER SERVICE AND WILL NOT HELP YOU THROUGH THE PROCESS

The management at this apartment complex is the absolute worst. The entire complex is overrun with termites and was told the residents have to pay for damages. They are not helping in anyway. Maintenance takes days to come out and telling residents that they have to pay to fix any problems, including A/C and other things. A very horrible place and would NEVER recommend.

When they do not have restrictions for animals and they give me a NO for a cat that is 5 months old because they only accept more than 10 months. Where does it say? Neither the staff guides you well and they dont even tell you. They make you pay the administration fee and then leave you without an apartment and they dont want to give me back the $ 200 by mistake!
