****EDIT TO ADD***July 2021: since my original review - my bathroom has had Feces water backed up into it multiple times and told it was fixed but it continues to come back (see pictures) .. then I had standing feces water all through my apartment thanks to it again backing up so bad to the point it flooded my apartment during the night. Plumbers supposedly came to fix it, clean and sanitize it; I came back to find feces smeared all over the floor. I had to call the office and demand someone else to come in to clean it to get it taken care of. My ceiling was pouring down with water (like raining over the toilet area) it took over a week for them to come and address this. My car was broken into and the office was fairly rude about the incident. I have found mold throughout my apartment. I requested compensation for all of the plumbing and mold issues and was told I can only get out of my lease 30 days early. If the lease wasn’t so shady on paying your way to break it I would leave tomorrow. As of 07/21/21 the office is also condemned due to failing inspection I wonder what the rest of the building rating would be?!***Original review :If I could give them a half of a star I would. I moved to the area from out of state and signed a lease sight unseen (BIG MISTAKE). With communicating with them from afar was like begging them for a response and I should have known what I was getting myself into, but desperate to have a apartment for when I got to the area.The leasing office looks beautiful, but the gate to the community is constantly broken and was broken when I moved in. I was given a key fob that died after a month and then given a card to go through the guest side and hope that it works. The apartment I moved into was dirty, missing paint in spots, cracking paint and under the kitchen sink was evidence of flooding at some point. The kitchen light did not have a cover on it either. I literally covered the move in sheet with items that needed repair, they came and fixed under the sink. A month after moving in my blinds came crashing down. The tub and toilet flooded out of nowhere and maintenance used my WHITE towels to clean it up and then left it with no explanation. Then my garbage disposal has broken twice since moving here and the rude maintenance decided to tell me that the only purpose of the garbage disposal is to act as a second sink and that no tiny scraps should be placed down it (So what is the point of a garbage disposal?!).So on top of all of this they are HORRIBLE with communication and returning emails but so quick to leave notices on doors. The stray cats in the community defecate all over the area and somehow it could be my 70# lab that is leaving these tiny droppings (I also have a 10# chihuahua who could potentially be the culprit but itsnt) ? Im a vet tech and understand the importance of picking up pet waste. They allow the neighbors dogs to bark during the nighttime hours.. smoke and throw their cigarettes everywhere but then also blame those who dont smoke or even associate with anyone that smokes. Oh and be sure to read the lease thoroughly because they like to change things up. Also like someone else said pest control is non existent. You can only use the gym, pool and pier during the hours the office is open and their most recent thing is closing down the larger laundry facility for over the past month because its out of gas something doesnt seem right...Seriously counting down the months until this lease is up. its not worth the hassle of living here.Do yourself and look elsewhere its not worth it here. They pick and choose who can break their rules.

The place is terrible. It might be nice in the future.It’s being renovated. The pool is not ready. It’s green and some structures were condemned the signs are still there. We had a scheduled an appointment to view a o e bedroom apartment. I confirmed this appointment twice. In my texts !!! And e mail. BUT after driving there almost five hours the office told us they didn’t even have one to show us. That there was nothing available. Very irresponsible. The Realtors Association of course will find out how these properties post false inaccurate information to attract people or maybe because they are so careless. I mean if you post something on line.for FREE Please have the decency to at least update the information. I believe these property manager make me waste my time and time is very precious.

Jerry who works in the maintenance department is awesome! He knows what he is going and any time anything goes wrong, I am glad when it is him that comes to my door. You all need to make sure you keep him! I enjoy living here!

I love living here. I have lived here for 4 years and plan on staying a few more. Location is great. The team in the front office are always willing to help and I have not had any issues with maintenance orders.

Feb 2021 move in: 0 out of 10 recommend. I was lied to at the start of my lease, meaning to have a washer/dryer in unit and was moved into an apartment without one. In addition, the leasing agent did not allow me to do a walk around before I signed the lease. The apartment I was moved into does not have the washer/dryer or connections. The window was broken upon move it (post signing the contract), and most of the outlets did not work.Months later, my kitchen pipe burst and the apartment has hardly taken the time to listen to my concerns, nevertheless accommodate them.Just save your time and money

Website photos are great. But Ive been tryng to contact the leasing office for 2 weeks. To try and obtain price and leasing information to apply for a unit. No one answers, has not returned my call or text. I called 14 times in one day between the hours of 9am & 2pm no response. I will take my business elsewhere.

They lied about their rent prices on their website.I received a call on 1/20/2021 when I inquired about their apartments, their website showed their 1/1 as $990, but on the phone they said it doesnt include the amenities which brings it up to $1025, despite no where on the website disclosing such a thing.I wont do business with people who pull such blatant bait and switch tactics.

Very nice interior and the view is great but the worst customer service. Im in the process of moving, trying to follow up and call.. cant get a hold of nobody.

Absolute worse. I’ve been trying to get in contact with them for the past 2 days to start an application process. No one has returned my calls or returned any emails. They just sit there and literally let the phone ring all day.

The maintenance staff very are nice and professional. The management team are understanding and will work with you. I like the safe environment. The grounds are kept clean and neighbors are respectful.

NOW ILLEGALLY GIVING REWARDS FOR POSITIVE REVIEWS!!!! SMH!!! I would rate this zero, if possible. Dominos pizza will NOT deliver to this complex due to the 2 horrifyingly incidents that occurred and still has not been reprimanded for!! The front office is aware and turns the other way as a delivery man gets junped and robbed!! These people (with the exception of Reed and Christie) DO NOT care about the tenants or their saftey!! I have been threatened by other tenants. Groups of unsupervised children have attacked me. Due to the hazardous unsafe living conditions, delinquent kids, and lack of care from our property manager and workers; Ive had stitches twice, a black eye, fractured 5th metacapal, sprained ankle, etc-without even an apology! Medical bills provided to Lisa were lost. Plenty pictures provided to prove this. The office has been called and informed of these issues numerous times. Not only do they not return phone calls but will lie, as Lisa did, and say they will come but dont. When asked to be recorded to document being told maintenance will arrive at given date, of course she refused to be recorded. This place is hell. I’ll be honest...my start here was a little rough. However, every problem, question, or concern I ran into was fixed either that day or the following! The staff here is always so happy and ready to help! On another note...they have an awesome 24hr gym AND fishing pier!! What more could you want!

Scheduled a virtual tour for today at 11:30 AM 4 days ago. Got multiple emails and texts (with different links) for the tour. Logged on at 11:15 AM and am still waiting for the Pier 5350 leasing agent to start the tour. Have called multiple times to only get bots.Guess they dont want my business. 🤷🏾‍♀️

My husband and I love this place! The staff is super sweet and nice. Cory is awesome and very sweet. You feel right at home as soon as you walk in. Amazing environment, super laid back. Love the fact that the gym is open 24 hours, helps me towards a better and healthy life. Highly recommend this place!

I really enjoyed staying at Pier 5350, I highly recommend these apartments. The view is beautiful and it’s very quiet, no one bothers you. The new renovations are so nice and modern. The staff is so great from the office to the maintenance crew, Cory being amazing was always so nice and helpful. He made the process to move in very easy and welcoming. If I had any maintenance issues they were taken care of same day or next day. Another plus for me was that they are pet friendly which is super important. This would be place of choice for sure!

I would never stay here AGAIN.I volunteered and wrote a 60 day notice letter to move out early and this company agreed to it . i Moved out September 1st 2018 and they falsely created an account and placed it in collection stating i owe a month worth of rent and stating i moved out September 28th which is a LIE . I returned my key the 1st of September. They prolong fixing any problems in the apartments with the sink or any pest. They NEVER answer theyre office phone. I would NOT RECOMMEND.

Pier 5350 is definitely an ideal place to live in Jacksonville and the staff makes it such. Cory has been absolutely amazing since the day I called to inquire about availability. 7 months later I’m truly appreciative of him and feel valued as a resident. When I walk in the office I am greeted by name by everyone and they all smile and make you feel welcome. The maintenance crew are quick and thorough and they are all super polite. My issues are handled and responded to in a timely manner and Cory himself always checks up on me. He won me over day one, so I’m a little bias.This location is perfect and the view speaks for itself. I really enjoy living here.

My experience has been horrible since day 1. Upon move-in, I reported multiple problems with the unit that needed to be addressed as soon as possible. My closet doors would completely come off the tracks and maintenance would just put them back on without fully fixing the problem. The doors were a total safety hazard for my 4 year old. My front door could easily be kicked in WHILE LOCKED. When I told management, I was told “there’s nothing we could do about the doors.” My concerns were totally dismissed. The balcony doors are just the same and come off super easily among a bunch of other minor stuff. You can tell where maintenance patched up the walls because they’ve done such a horrible job. None of my issues were taken care of until I threatened legal representation after 7 months. They’ve only ever replaced my AC filter once and it was disgusting. My air conditioner stopped working three times; once 2 days after move-in. Instead of replacing/fixing, they paint over problems in the apartment. For instance, the paint on my bathroom started peeling off and I noticed it was a disgusting rust stain. I later found out there was a crack in the bottom of the sink after complaining about it needing to be replaced! Most importantly, there’s a clear problem with the plumbing in our building and staffing has done nothing for the issues. We’ve had plumbing out here multiple times at my building. The dishwasher is totally rusted and has a disgusting smell coming out along with thousands of gnats! It is the most disgusting thing I’ve ever experienced. I’ve made at least 20 complaints about the gnats and no resolve. The only resolution is pest control telling me to keep all drains closed! The pest control only come when they want. While I was showering, water was leaking from the ceiling and you can see where the ceiling/wall is filled with water. I’ve talked to all of my neighbors and each one in our building gave the gnats issue and plumbing problems! My sink started leaking and water was running into apartments downstairs and maintenance fixed a pipe and the gnats got three times worse! My 4th apartment complex in my life and by far the worse experience!

From the moment I stepped foot in this community I knew it was the place for me to call home. The views are insane. Cory and Samantha helped me out so much, I even saw dolphins swimming in the river. I am SO excited to move into my newly renovated home. The amenities are sick. Theres even a dog park with a legit pet wash station for me to bathe my dog! The gym is amazing as well. I decided to move from where I was at in order to save money. It feels so great knowing I could obtain an apartment that is reasonably priced without having to give up the luxury aspect. Im thrilled with my decision to move to Pier 5350. Thanks again guys!

People can say what they want because they want to be angry for small things, but ever since this new management has taken over i have had nothing but great experiences. When we first moved in, it was not the safest and the people around were knuckle heads. We needed something cost effective to pay down all debt. But when this new team stepped in, they have done everything to make us feel at home. I only renewed my lease because of them and will be renewing my lease again because of them. Look at the upgrades they have made around the community. The gym is so nice i canceled my baileys membership. They make my dogs feel welcomed. And maintenance has always come when called. Understand that not everything will be 100% perfect. But when you give us minimum 87% effort, i cant ask for more than that. I love the view, the pools, the fact they renovated the gym, the bbqs and everything. The community is more dog friendly now and we see more couple looking to move in. I have coworkers from the bank looking to possibly move in here and they will be checking this place out soon. Thank you Chad and Cory for all that you guys have done for me and my family.

My friend just moved in and I love it. You can tell they are still fixing up the place and moving people out but their efforts are showing. He has had small issues with the place and maintenance has been there right away to fix the issue. The staff is wonderful and my friend is happy. I visit all the time.

Recently came here with a friend of mine who is looking to move into a new apartment and it made me want to move in with her! The place is beautiful. Gorgeous views of the river and the new renovations are pristine. The whole experience was great from the friendly and upbeat office staff to the new landscaping. Highly recommend if youre looking for a new place.

I can not say enough good things about this place - from the landscaping and amenities, to the actual apartments, to probably the most impress I’ve aspect... the staff. I worked with Brashell & she is AWESOME. I probably called her once a day, in the month leading up to my move in. I had a unique situation that proved very difficult to navigate (to no fail of Pier’s), and Brashell moved mountains to help me secure the apartment I wanted. She is very timely on her responses, she has amazing follow up, and her attitude was always super positive... I’m not sure I would’ve been as upbeat/patient as she was! This has been by far the most pleasant experience I’ve had with a leasing office & I’m so happy to live at Pier 5350.

Well I have been here for 8 months. For the past four weeks I have been dealing with people want ing to party at the pool by office at all hours in the morning last night until 2:30. Tonight there are kids and adults drinking and playing loud music. We have no courtesy officer. When there is an non-emergency we have to call the police ourselves but never solves anything. This place has become a joke. For the 8 months I have been here and what I am paying it’s been a nightmare and no accountability for anything. From when we originally moved in, all the staff is gone except for two. I have never seen a place be operated such as this.

Not even a month living here and my bicycle got stolen from our porch. Also, I was told my 2 balconies and 2 porches will be screened by the time I moved; however, once I moved they told me that screening cannot be done.I picked the place because the views are beautiful and Cori is the best agent, friendly. So, far maintaince seems to be fast. Overhall this places cons and pros like many others

I applied on 10/31 and was denied on 11/1. I had paid $250 and was supposed to get $150 back within 3 days. I called everyday up until 11/23 and never received a refund. I disputed the transaction with my bank. I guess they told the bank that they sent me a refund check so the bank denied the dispute. I received the refund check after Christmas and deposited in my bank. Two days letter they put a stop payment on the check and I get charged extra fees for that and now no one wants to give me my money. This place is a joke. The management company is a joke. Its like a rotten egg the whole think stinks. But Corey was nice when we were trying to get an apartment.

I have lived here 5 months had 5 floods asked to move have not been moved and I decided not to pay the rent why should I I can’t even live comfortably, haven’t been reached out to by management except for non payment, wonder if they would pay rent where you can’t go to work and not come back home to a river whenever it rains. Oh this is real live facts I have photo and video proof.

Great place if you enjoy living with Roach infestations, bedbugs, mold, and overall filth. This place was Bad and the new owners made it worse. Management doesnt care about the tenants, they dont fix anything, just patch things up. I have been trying to get my fridge replaced since renewing, six months ago, but once I signed, they stopped caring and never replaced it. The buildings are old, the refurbished apartments are just patch jobs and the piping is horrible, causing leaks every other month on my bathroom. The leaks are so bad my next door neighbors roof collapsed on her. My other neighbor had his apartment declared inhabitable. I have been dealing with Roaches that come from the top floor and their bedbugs, but the apartment complex stated, I had to deal with them. My AC is filled with gunk and mildew and they could care less. The saddest part is that my apartment was one of the ones the previous company showed off to the new owners before the sale since it is one of the best apartments in terms of cleanliness and upkeep (all on my part). The three pools they claim to have were opened for maybe two weeks during the entire year because they were remodeling them. June cannot come fast enough for me to get out of this hellhole. This place should be shut down and demolished.

Quiet community. I have been frustrated with the leasing office for almost a week now. The communication is poor. My renovated apartment was not in great condition upon move in. My balcony railing was completely loose and a child could have easily fallen through. This was fixed but I reported a leak under my kitchen On this same day. The leak is constant and tremendous when the sink is turned on. The dishwasher fills with water and leaks on its own. I was told on Tuesday I needed a new dishwasher and would have one the next afternoon. No one has provided any update and my leak still exists. I now have a smell and gnats so I am washing my dishes in my tub. This really would be slightly tolerableIf someone from the leasing office would provideAn update or communicate with me. Instead I am stuck trying to get a hold of someone in the leasing office for an update. I received an email from my consultant yesterday advising maintenance would for sure be by to service. Still no service and no update. I hope it gets better but am not having a great starting experience with this property.

Look somewhat old outside. Interior need updates. I dont live there but stopped by to visit a friend. Not sure if I would live there or recommend someone to move there.

I was driving on the expressway when I came across a sign for the community. I saw they were under new management so I decided to check them out and take a tour. I loved everything about it here! The two gentlemen who work in the front office were extremely friendly and helpful. I went on a tour and loved what I saw. This community even has valet trash service. I will certainly be moving here when my current lease expires next year.

THIS IS THE WORST APARTMENT EVER! Do not move here prices are fair by the office does not care about their tenants. I have to call consecutively to get things done and even then no one comes or someone comes after my fifth or sixth call. I spoke with a maintenance man today about my leak and he said did not even know anything about the leak in the first place. My sink has been leaking for a week. I’ve called twice and no one has came out to fix it yet. I’ve asked for pest control and only today have they actually came and sprayed because it was mandatory I’ve had to keep the bugs away myself. The management is the worst i have ever experienced they do not do any work orders unless it’s for the A/C. Always on their phone when I step into the office. I would give a 0 if I could. Do not move out here. The previous owners were so much better once they switched management that’s when this place took a nose dive. If you see this do not move out here spend your money elsewhere. I am so glad to finally be moving out of this horrid place.

I Britney Simmons have been living out there for about 1 and a half now and every since they have changed management everything had be making progress from them making the community look more nicer. They have remodeled and rebuild the fishing pier. I love living out in pier5350. Its a really nice community kids friendly. Got a fishing dock to fish off of. My boyfriend had caught a big red off there. The people in the office are very friendly. I have no complaints about them.

I absolutely love living here at Pier 5350. I have the most beautiful view every evening of the sunset over the St. Johns river. Also want to say that the staff here are so friendly and always willing to take care of any need you may have. Shannon, Nikki, Ty and Mr. Tommy are awesome . Hey everyone, I’ve been living here for about 3 months now and let me just say that the only thing keeping us from running away was our leasing agent Gloria who asked us to hear with us during the reign of the Bad Management. However, about one month into being here Pegasus took over the complex and have completely changed everything. And now we also have Cory, the other leasing agent and both of which work tirelessly every day to make sure we’re always caught up with service requirements, the complex is kept with and clean, and of course our view is the best. But anyway, my girlfriend, best friend, and I are more than happy to be living here and we plan on renewing our lease again next year!

This place is small and has bug problems. You can also hear everything in apartments around you not sound proof at all paint job is horrible.

My friend used to live here prior to the two new management changes and granted it wasn’t the best back then either but the rent for the space and location convenience was great. I recently toured the place to find out new management took over a month ago and it’s by one of the companies that manages a few other locations in Jax and are highly respected. Cory was very helpful and straightforward, doesn’t sugarcoat anything. Sadly the studios and one bedrooms are not renovated yet like the other units, and the roads could eventually be redone but it is a decent place to live if you need one both back in the day and now. Pier is definitely top 3 on my list for apartments to consider especially with the new and better management now in place.

The new management team are really doing a great job. Since theyve arrived many upgrades have been made to the community. Theyve renovated the apartments, installed new gate security, and the new maintenance team is efficient. Ive been here for two years and the new changes are really making this community a great place to live.

Moved to Pier5350 in June 2017. My lease agent, Ty helped me and my family get into a 3bedroom apartment sooner than expected. Upon move in, anything that wasnt up to par, they immediately replaced of fixed. I love how spacious the rooms are. I hasve my own private patio and my kids love it.

After waiting 3 days to get my door repaired after my apartment got broken into, the “repair” did not in any way seem secure. I was very understanding and patient about getting the repair done however when I saw the results of waiting for so long I was extremely let down by how they thought this repair was secure and safe

The Management has changed 4 times in the two years that I have lived here. They have signs that say renovated, but that is for NEW tenants. Loyal tenants still have the same old features and have to pay the same higher rent. The current management cannot get my name right, records are inaccurate, my visitor gate code doesnt work, maintenance is ridiculous. I have MOLD, PEELING BATHROOM SINK, BROKEN DRAINAGE PIPE OUTER BALCONY WATER LEAKAGE FROM UPSTAIRS AC, PEST CONTROL HAS NOT COME IN MONTHS. There are so many other issues and ALL have been reported with current management and before. Website is down so you have to call or go in multiple times as I have done. I have pictures to submit. They change the rules at their whim. My suggestion... DO NOT MOVE HERE.... It is NOTHING AT ALL like the pictures on the website portray!

Terrible experience moving in. When my move in date came around the apartment was completely dirty. Floors, counter tops, cabinets, bathroom, nothing was ever cleaned. I told the front office and they said they would take care of it. It never happened. So right from the start I could tell this is not going to be a good place to live at. This is my first week living there and my a/c is not working. Maintenance came and fixed it but when I got back from work the same issue was happening.

Man where do I start! I just moved in on Tuesday and Im beyond overjoyed with my home.. I was pulling a tv out my car Tuesday Night..To my suprise a young lady pulled up behind me, got out of her car and ask did I need a hand. BEWARE!WHATEVER YOU DO DONT MOVE IN!My lease isnt even up and it has been the worst experience in the world. Boyfriends Motorcycle was stolen from right in front of the building after he already told them he wanted to lock it up in the back so it doesnt but Instead we got a written notice to move it or evicted. And within a month it was stolen. They didnt do anything about it either. Neighborhood cop sits in the corner not noticing anything.ALSO THE ROACHES ARE NASTY!No matter how clean you are they never leave this place is infested its horrid when the exterminator leaves some die but they go everywhere and still stays infested. I hate waking up to roaches every morning. The neighbors are rude, walls are paper thin. And children love to press their faces in your windows I cant even open my apartment for sunlight because they so bad.Overall these apartments are out of control and offer the worst living conditions.I cant wait to leave.

I have to say I love it here! Ever since Pegasus Residential took over the management you can see a huge difference. I recently went to the office and had a wonderful experience. The new property manager introduced herself to me and made me feel at home immediately. The other office staff members were also super friendly and welcoming. I used to live here when the place was under old management and after hearing that Pegasus took over I have been considering moving back. The community looks so much cleaner and nicer and now they even have valet trash service! Its hard not to be impressed.

The new supervisor I believe his name is Lio.Is the best he fixed everything in my apt perfect.I put the work order in at 11 and he was there at 1103.Thank you...

I came to this complex about 8 months ago when it was under previous management to take a tour and look into moving into a one bedroom and I wasnt too thrilled with what I saw. I heard that new management recently took over so I decided to come back and give it another shot. What a difference! The office staff is extremely friendly and was more than helpful. I took a tour of the complex and saw visible improvements throughout. I was able to see a renovated 1 bedroom apartment and I loved it! The renovations are top notch. Unfortunately I was unable to rent with them due to my 80 pound doberman which is on the restricted breed list but otherwise I would certainly have moved in.

They could be quicker on the maintenance. I know a couple residents that have been waiting on repairs. Units are nice. Not bad for the price.

Cory Leschel was good at assisting me. I enjoyed my visit. He was real quick and honest with me about everything.Great customer service.

If I could give this complex no stars i would. They dont fix anything and dont care. They expect you to pay rent on time when things around the apartment is not fixed and still charge you late fee. When you move out dont expect to get most of your DEPOSIT back because they charge you for CLEANING. Things they supposed to do when you move out! Never ever again. I dont recommend nobody to move in. Plus PRICES are too much. With no W/D hook ups...

This place is an absolute rat hole. An expensive rathole.Holes in walls, broken water fixtures, wonky Appliance installations. Infested with ants and fleas. Maintenance is almost nonexistent and with all the problems, it was infuriating and insulting. Office is uncooperative and uncaring. Communal laundry had machines with smelly standing water for the whole year spent there. Grounds are dirty and messy. Packages delivered to the door by the post office were regularly stolen. Nobody should have to live in a place like this. The whole thing should be razed.

I came in for a tour today and Bianca was so helpful, she showed me 3 different floor plans. The standard apartments are nice but the renovated apartments are so cute. Come visit, tours are free!

Simply put: a horrible place to live. Management doesnt care about their tenants, or their living conditions. They *try* to save money by fixing things just back to working order. Im without padding in about 40% of my apartment due to a pipe busting 5 MONTHS ago. I have repeatedly called the office for several issues that need to be fixed. My apartment was not move in ready-I got old, dirty carpet that the last tenant left a mess (tar all over it), my kitchen cabinets were sitting on my kitchen counter. The ceiling in my bath room looks like its starting to mold due to said pipe bust, my A/C has broke all of 5 times in the past 8 months. My apartment has flooded due to my A/C unit not being properly fixed. I HATE this place. DO NOT MOVE HERE. When my lease is up-Im out of here. This is by far the worst apartment complex I have ever lived in.

Professional and friendly staff sadly, they misrepresent their units and overcharge minorites. Wont honor their advertised price, plumbing is in great disrepair. DONT RENT HERE!!!!! Already reach out to client relations (M. Bell, Ms.Shults) at Pegasus as well as management(Melissa, Cory & Audrey) at pier 5350 and I got no response I got disregarded I got ignored, hence the review.

I lived in this apartment complex for 3 years. If you like living in section 8 housing. This is the apartment for you. Thugs hanging out on the corner on a daily basis eyeing you down. At 3a.m I had two masked men come into my apartment with guns. They shot at me. If I didnt have my gun I wouldnt be here right now. Welcome to the hood when you move in Summer Oaks apartments. IF you value your life. Stay away. Specially if you are white you will not fit in!

Ive been here since March 2018. I absolutely love the location and the layout of my 2/2 but thats the extent of it. I was leased a filthy unit that was infested with roaches. The refrigerator was new but the stove was not and infested with roaches. Since they wouldnt replace it, I had them to remove it and replaced it myself. There was new carpet installed with no padding underneath. Because their pest control was a joke, I caulked every crack throughout, painted and treated my unit with DIY pest control every week until I didnt see anymore roaches.So inside my unit is nice but the outside is another story. Amongst over-filled dumpsters and trash everywhere, there are piles of dog poo EVERYWHERE. There are smudges on the walkways and up the stairs where folks have stepped in it. Maintenance spends the first few hours of their shift just picking up trash. Its the tenants that are nasty. I have a large screened balcony that I cannot enjoy because its below my neighbors doghouse. The stinch is unbelievable.They need to remove the list of amenities because they are not accessible. Only one pool is available and its closed most of the time. The fitness center is only open during office hours. So if you work during the day, you will NEVER get to use it. The gate is a joke. Its almost always broke. Washer/Dryer hookup is extra IF your unit has one.This place has potential to be great but major changes are needed. Management changed last month, I hope that its more than a personnel change.

Cory has helped me with question[s] each and every time i have come into office. he is a patient and professional person. I needed to make up flyers for office cleaning and he again showed me how to do that, once more very patiently. Now I have an account all set up thanks to Cory

Staff does not communicate at all . You as the customer have to keep following up with them on the things they need. They lie and lie over and over again! I had money to be returned to me they sent it to the incorrect address and it took a month for me to receive it! They are awful and disorganized I do not recommend to anyone !

Under new management so the rents are getting raised. Some tenants dont believe in leashes or poop bags for their dogs. Bad tenants keep the place looking trashy. Poor customer service from the office staff. New management trying to fix up the complex but it will take a lot of work and evictions to make it a great place to live.

Another once-nice place along the Arlington expressway that has gone to hell. Tenants trash it, management doesnt care so the cycle continues. HUD housing ruined Arlington.

Please dont let them cool you to rent with them the worst place ever. They never fix nothing, I got one of the upgraded apartments and I dont have any handle on my kitchen cabinets and patio door they said they were gonna fix it since November 2017 and they still didnt come back to fix it. The outside of the apartments are dirty like super dirty they dont clean up out here at all. There are tons of mosquitos and nats everywhere. Cats run the place then anyone and my neighbor loves feeding the cats and the office dont do anything about it. The cats are dirty they bring trash in the halls and the sleep in front of our doors. One time the cat ran into my house. It just straight up nasty. When I signed my lease I was promise all features like the pools and stuff but the pools are never clean, I really wanna talk to someone about that I shouldnt be paying all this rent for the pools to be nasty like that and Im tired of excuses. And when I went into the office I told the lady that when I moved in my bathtubs were dirty and nasty it they didnt do anything about I dont have any closet doors in my apartment since I moved in and I told them they still didnt do anything. I always have to enter my apt through the kitchen door because they wont fix the problem with my main front door....its just outrageous and the worst experience I ever have. And pest control is nothing out here because they dont do anything. SORRY TO SAY BUT THEY MIGHT AS WELL TURN THIS PLACE INTO A HOMELESS SHELTER. If not knock it down and destroy it. I really want to break my lease because they violated my lease not me, and I shouldnt have to pay all that money to break it either

Maintenance is incompetent but the nieghbors are fairly quiet. The ppools are very dirty. You cant grill anywhere on the property. There is nothing for children there

Im looking to move and was told to try them out by one of the current tenants and im a little skeptical about the neighborhood i may stop by to check them out i dont want to move from a bad situation to a worst one. looking for a three bed room for me and my 4 kids

Horrible place to live. The police are there constantly. My car was stolen at 8pm from the parking lot right in front of my building. Giant roaches and ants. Gun shots can be heard at least 3 times a month. Unless this place is your absolute last resort....DO NOT MOVE HERE. Glad I was able to break my lease.

The grounds are always covered in trash. The convenient laundry rooms on the ends of some of the buildings are mostly offline (you have to use a credit card). Dont expect this to be a gated community because the exit gate is always open 24/7. The sidewalk gate is also always open, and even if it was closed it does not lock. If you get an apartment close to the roads you will hear everything. The clubhouse and fitness center are only open during office hours, so if you work a normal day-hours job youll never use them because they will be closed. There are very few rooms that actually look over the river. Most of the rooms overlook highways and neighboring buildings. The area is nothing special as there is only really a McDonald and dollar general. Anything else you will have to drive to, which will take about 10 to 15 minutes to most places depending on traffic. Downtown is 10 to 20 minutes away; mostly 20 due toconstruction and traffic. When I moved in there were several places that would not deliver to the complex after a certain time, but management has work with companies to change this.My personal experience: I was out of state and moved here for an internship. I moved a few things in two weeks before I was fully moving down. When I came back to officially move in, the refrigerator and stove was sitting in the living room. To install them, they had to rip up the floor in the kitchen and do plumbing work. It took 4 days to get everything completed - for them to come back and replace the flooring and put back the stove and refrigerator. Within my apartment there are two light switches that go to nothing. The paint is cracking and there are holes in the walls that were poorly fixed. Since I moved in, a new water heater was put installed. Finally, I dont live in a renovated apartment, but I still pay the same price as the newer complexes that are renovated.

It could be better but an ok experience for the most part! Some hiccups here and there but hoping for improvement all across the board with this new management they have!

I just move d here from SC and I seen 2 lizards . Then when we turn on the heat the whole power shuts off . Then the is a hole in the ceiling and it feel in. After that the walls are not painted together . Summer Oak at St. Johns is not good apartment for your or children. This is a horrible place to live !!!

6th attempt to get maintenance to my apartment. I have never not even once been late on my rent. They barely EVER pick up the phone. Its getting beyond ridiculous. People at the office are friendly though. Id rather them be rude and attend to the needs of the tenants than to be nice and not get anything done! Please take care of your tenants especially the ones who abide by all your rules. My next step is calling corporate.

Amanda in the office, she is very rude. I called for information on the property, she was very snippy, I told her thank you for the information and told her to have a great week. She hung up right in my face. Very professional. I would never lease an apartment just for that reason. Only getting 1 star because it wont let you post if you do not.

I am an adjacent property owner. I called with a complaint about a broken pipe on apartment property which was flooding my property for days.I am highly concerned because water smells septic.Office staff was very unprofessional and rudely hung up the phone on me several times.I couldnt imagine living there!Might be new management but certainly not an improvement.Maintenance crew was supposed to fix it today....NOT!!!COJ health dept. notified.

AWFULLLLLLLLLL the staff as well as the apartments today was suppose to be my move in date which had a big delay because the apartment wasn’t ready my move in date was actually suppose to be June 22 and today is July 12 anyways I goes in to sign my lease so before we do that we go do the walk through omg that apartment was nasty nasty asf it looked as if someone had just moved out the counter tops where nasty the stove was filthy EVERY rug in every room had everybit of 3 stains and they all where black and red the bathrooms where nasty I was still able to see where the previous tenant left their soft sitting in the tub that’s how dirty it was behind the toilet was filthy the cabinets where peeling that entire apartment was done keep in mind they been working on this same apartment since June22,2018 I had to put all of me and my daughters belongings in storage on top of that we are living from house to house with others and all they could say was they will get the carpet clean they apartment needs more than a cleaning he’ll the whole apartment do I WANT MY MONEY BACK AND I WANNA TALK TO THE CEO OF THE COMPANY PERIODT.

I came to visit Pier 5350 two weeks ago and Bianca Durant was a pleasure to work with. When she gave me a tour she was very professional and very upbeat.

I was living here before it became pier 5350 but ever since the changes Ive seen nothing. Ive been asking for a month now calling every other day to repair my air conditioning and nobody has came I even went to the office in person. Besides that Ive had numerous other maintenance requests that were not fulfilled and due to my house getting broken into when I first moved here about a year ago I wouldnt recommend to move please do your research.
