Natalie and Denae were wonderful! They are very helpful, and efficient! From application to move in the process was easy. Maintenance was also helpful and nice.

The office staff seem to care about the needs of the residents. Ive been here almost 3 years and enjoy using the pool in the summer and knowing the property maintenance is being done (its not in other neighborhoods.) My negatives would be residents (and non) driving too quickly hitting our wildlife critters which live within our neighborhood too; also, the maintenance staff is slow and not all of them seem to know what theyre doing. Weve had various problems that took weeks to correct.Oh, and the playground isnt a part of our community either.

Partially satisfied, only because I was told he would return later in the day to fix my clogged sink and never returned.However, I was very happy my A/C was repaired and working excellent. Also I still have other issues which I have reported on numerous occasions from the day I moved in this past Sept 15, 2020. I have 2 electrical outlets that have never been repaired, although looked at 2x by a Maintenance worker.To be fair; it is not so much the overworked maintenance department fault to fix problems in a timely manner, because for the size of the apartment complex I live in, there are just not enough maintenance workers. The company should focus on hiring more workers.

I enjoy living at SR, it’s been a good overall experience. Love the location, close to everything. Walkable neighborhood😁Apartments are large with nice floor plan, plenty of closet space, nice master bedroom with large bath and walk in closet. Large kitchen pantry with many shelves and space for washer/dryer. Open floor plan is nice and airy with plenty of light.The office staff is always been super nice, professional and accommodating, special thanks to Ms.Chanel M. who is amazing and super helpful and super nice 🤗Maintenance, very responsive, Scott can fix it all 😄 There is plenty of parking. Safe neighborhood. Now few things needing improvement. Appliances are older and used up. Windows are in bad shape, carpets really worn down and linoleum floors damaged and yellowed.Walkways and breezeways need pressure washing big time! Amenities need better access and upkeep. Overall, it’s a good placeAt reasonable price.

My AC stopped working on Sunday, I turned it off and let it rest. I didnt call after hours cause I didnt feel it was an emergency and didnt want to bother the maintenance guy. I called the office Monday morning and he was done by the time I got home from work. Now the air is even colder. So glad to not have to sleep in the heat

They are thieves !!! I gave them my holding and first month in November! They gave me an apartment number that’ll be ready Jan 10 that changed as well as apartment number. They then said Jan 30. But kept asking for the deposit without the keys and or lease on feb 4 I gave them what they needed they then stated keys would be ready the next day. When I went the office was closed 2 days in a row!! At this point I’ve asked for a refund in which they stated they’d mail(I was relocating out of state) 3 weeks later I CALL! & ask they say oh the check was cut today (feb 24 ) March 1st they then said it was in their office (I LIVE IN ANOTHER STATE) they were posed to mailed it to however I. I’m here NOW!! To get my money and they are telling me it isn’t available because someone is on vacation!!! DO NOT!! Give these people your money they have some fraudulent practices going on

I have been trying to make an appointment with the manager and he is neither in the office or he has to be in the office for us to make an appointment with him. The two ladies in the office do not communicate very well with him so therefore I need to get a hold of either the manager or corporate. I am trying to follow chain of command but every time I call he isn’t in the office or no answer from the front office. I have an urgent matter to discuss with the manager.

I love the size of the apartments! My three bedroom apartment is larger than any apartment Ive seen when I was looking, before I rented here, and the price of rentals is very good. The staff : Jasmine, Chanel, and Brandon are super nice and helpful. The maintenance men are very nice as well, and do their best to keep everything looking nice. The new exterior paint is beautiful. The neighbors are peaceful and I feel safe here for my self and my children.

This community is very quiet, peaceful, and no noise. I enjoy been here because is close to everywhere, the beach and all the stores around. the manager, Brandon, is very kind, he will go out of his way to help a resident with anything. I love it here, the maintenance, and office staffs are always friendly and quick to respond to any issues. I will definitely always recommend this apartment to others. I live here for 13 years., never had a problem with anybody. I love it here

Spinnaker reach is a great place to live! I love how spacious the place is, as well as walk in closets in all 3 of my bedrooms. Recently, the units were painted and it really makes the community look nice! I’ve never seen any violence in this community. They’re always doing things for the children on holidays as well! Definitely try them out! I plan to renew my lease for as long as possible.

We are definitely going to resign our lease in April. The maintenance men have always been so great and Chanel in the front office is absolutely amazing. She’s been so kind to us and helped us out so much when we moved in. I would definitely recommend Chanel to help if you are interested in living here. The apartments do events for all the holidays. I would definitely recommend these apartments to anyone who is looking.

Its been a wonderful experience so far. Property manager is super helpful and responds quickly to service requests. These are very Big apartments at a great price. They have nice size rooms and Lots of closet space in rooms as well as in hallway. Its very conveniently located. Its Close to grocery, food, liquor store etc.

Had no a/c when I came home on Sunday evening. Called Monday morning and they supposedly came out to fix it. Walked in the door after 5 pm and it wasnt fixed! No one could come out to fix it before me and my kids had to sleep through another night in the heat and humidity. Almost 1:30 pm now and no one has been here. Was told theyd be here first thing. Also made two calls to them so far.Ill change the reviews depending on what happens.

We have lived here for 2 years, and just resigned our lease for another year! We are in a 3bd2ba. The apartments are very spacious! The location is great. All the staff are so sweet, Chanel in the office in particular is always so nice anytime we need anything. The maintenance people are very polite, and always so helpful when something needs fixed/replaced. The new paint looks very nice! We definitely love it here, and have had a very pleasant experience! My family and I have been looking for almost 6 months now for an apartment. We had to leave our other place because it was getting to bad.Shannon was very helpful. She kept in contact with us almost everyday. She was very professional and timely with everything.I have read the reviews and seen that the staff was rude and unhelpful.. Im only leaving 2 stars because of the size of the apartment, the rest of my experience was a nightmare. I moved out about 2 years ago but will never forget the horrible experience of being a tenant there.Where do I start? They raise the rent whenever they feel like it without ample warning. This gives the tenant no time to either adjust their budget or move out due to it being more than they can afford and I find it funny because this place is supposed to be income restricted, I.E. low income. I noticed that some of the rent increases seemed to happen right after the lease renewals thus trapping you into either paying up or paying to break the lease.Dont even get me started on the roach infestation. It was so bad despite keeping my place clean that I didnt even want to cook in my kitchen. Who would want to cook in a kitchen where roaches are crawling in and out of the drip pans on the stove, across the stove, in and out of the cabinets and all over the counters? Nothing kills your appetite quite like seeing roaches EVERYWHERE.I literally saw roaches fall out of the cabinets above the counters. Forget leaving food unattended for even a second uncovered, roaches would be in it. I had to rewash my dishes from the roaches crawling on them. They were even in the dishwasher, the dishwasher! Sometimes I was so disgusted I was ready to just move out and that was only one of the many reasons why I hated living there.Some of the electrical outlets didnt work which is a fire hazard, my A/C broke down and wouldnt get cold and in fact felt like the heat was on in the middle of Summer. I was told by the maintenance man that I could only come to him when my A/C stopped working completely. I had to push the gauge all the way down then adjust it back up to get it to start getting cold and even then it would freeze up. It was just a matter of a lazy employee not wanting to do his job.It took them an eternity to come fix anything and when I put in the request they treated me like I was inconveniencing them. Far be it from me to expect them to do their jobs. They treat you like you live there for free and should be grateful for the VERY MINIMAL amount of effort they put in.They would make up new addendums at will and leave borderline harassing letters on tenants doors. You basically arent allowed to have a life if you live there. No grills outside, no houseplants, nothing but a doormat. Your kids cant ride bikes, skateboards, anything. They cant even draw with sidewalk chalk which cleans up with water. Dont expect your poor babies to have much of a childhood.If you have a noise compliant about an upstairs neighbor get used it because they wont do anything about it. They pretty much tell you to just live with the noise or move out and Im talking about unreasonable noise, not your run of the mill apartment complex noise.The walls are full of black mold and I dont think the carpets have been cleaned since the place was built. The screens dont fit the windows so I had to put making tape on the gaps to keep insects and possibly snakes from crawling in. The same issues kept coming up due to them patching them instead of fixing them. The outside noise is terrible even on weeknights but worse on weekends.So I guess what Im saying is dont rent there unless you want a stressful home life instead of what home is supposed to be, a sanctuary. They should say welcome to Spinnaker Reach Apts where we dupe you with good pics and treat you like royalty on the tour only to turn around and treat you like a number once you move in. Dont forget to leave a positive review. Otherwise well threaten to kick you out for saying anything about how things really are around here. In short, if youve even driven onto the property to take a look, turn around and drive away. Youll be saving yourself a world of trouble.

A few sketchy characters but great place to live the maintenance is good when you request something to be done in your apartment. When we first moved some nice guys helped us move our bulding is very peaceful and full of nice people, it might not be like that depending on which building you are in.

I wish I could give zero stars. Ive been here for almost 2 years, and its been the worst 2 years of my life. This place is getting worse by the day. We pay almost 900 a month for a 3 bed, which isnt bad. Except for the fact that almost EVERYTHING in my apartment is broken. And has been since we moved in. AC, master tub, master toilet, closet doors, thermostat, garbage disposal, dishwasher, hall bath, THE LIST GOES ON! Theyll tell you theyre on the way up to fix stuff, and IF they show up, theyll look around for a few minutes, tell you they gotta go grab a tool,and never return. And thats after weeks of begging them to come in. The neighborhood kids are allowed to roam at all hours, jumping on people cars. Backs of trucks, sitting in cars, throwing footballs on cars, and when you ask them to get off your vehicle, theyll cuz you like a dog, while making inappropriate sexual gestures to you. Save yourselves the trouble, and spend that extra 200 or so a month in rent. I promise you its worth more than moving in here.

My roomate and I heard this place would be suitable to move into when our lease is up; its close to the beach and it is affordable rent. However, we were treated horribly by the staff immediately. Before we could even request a tour, we wanted to check out the pool, (which looked lifeless and was green water) and on our way back indoors to the office, it automatically locked. There was no other way to get back inside. We ended up jumping over the fence due to this inconvenience. After this, a very rude staff member yelled at us even though we had no other choice. He also said I can make sure you two dont come back. That being said, we replied we will NOT be coming back. Staff members are not helpful and extremely disrespectful to clients. Now I know why this neighborhood is so cheap because its a legit dumpster. Disgusted with this experience.

I haven’t even became a resident and all I see and hear is that the management team is unreliable. Last year I kept calling and going into the office to try to tour a 3 or 4 bed unit. And it never failed that EVERY SINGLE TIME I called or went in something happened or they weren’t ready to show the unit. A year late over the past 2 weeks I have been wanting to view the same units 3 or 4 bed there is always an excuse as to why one is not available or ready or an emergency came up as to why the unit was not ready to view. They said put a hold on the unit so it can be mine but no one wants to move into a place that they have not seen beforehand. I’m not paying the application fees or anything until I’m able to tour the units. Really need to work on customer service skills.

Drug dealers everywhere! They smoke weed everywhere even around children. Staff steals money and treats you bad. They dont take care of the grass nor pressure wash the mold off the buildings. Very run down. Staff is snooty and mean. Use to be a nice place to live but not anymore. DONT MOVE HERE.

Been out here at Spinnaker Reach for approximately 9 years. It has progressively gone from okay to the worst. I have also experienced at least 4 management changes as well. The pricing is great however there is a lot of maintenance needed but not being done. Just about every apartment in my building has experienced flooding due to burst pipes. Plumbing should really be replaced throughout along with acs and just general maintenance which takes forever or just never gets done. They also stopped pest control on a monthly basis which created a horrible infestation. Each tenant can request pest control but if all the apartments are not done at the same time, it doesnt help!!! So now, they just painted the outside of the buildings so the complex can look nice but the insides are torn up from the floor up! SMH!!! Hopefully Spinnaker Reach will turn it around because the apartment floor plans are great and the location is the best for those that desire to be close to the beaches!

We have lived here for almost 2 years and this place is in hideous decline. We constantly have someone throwing food down the outside hallway. We have had a smushed Christmas Turkey, pounds of crushed candy, dozens of broken eggs, random bags of trash and much more left at our door step. We have repair issues that have still never been repaired since we have moved in. Every time we take the long list of issues to the office, We are told they would be taken care of asap. Sometimes the repair men take days or weeks to show up, fix maybe one item off the list, then say they have to go grab a tool and they never come back until we start the entire process over. Randy in the office prances around rudly in the office unsupervised and is extremely dismissive and demeaning to residents and potential residents. Recently I was a couple days late on rent (first time) when I took the rent check including late fee, The office threatened not to accept any of my money and evict me, if I didnt come up with an additional $25 late fee that I was unaware of that they added onto the first late fee. We have also heard late night shooting in the complex. I highly advise potential renters to seek a better maintained, and less crime ridden neighborhood then this place has become. The rent is low, although they just recently raised it about $60 per month with not even 30 days notice, under the guise of hidden clause in the lease. There must better options near by. Renters beware if you decide to lease at Spinnaker Reach. Its only mildly better then being homeless.

This place is horrible. Maintenance sucks, its hard to get any out to do anything, my neighbors above me is horrible and if you complain nothing gets done about it. Ive learnt to call corporate for now on if I need any thing done, oh and the are affordable living but they dont tell you that so look into that, wish I wouldve but I had to find out from the school up the street n mail that was put into my mail box, apparently they work with housing authority cause I know someone right now paying $22 a month for rent. they want they rent money on time but it takes 3-4 months before they actually come out and fix anything. Believe what you wanna but I know what Im experiencing and its not how residents should be treated at all, I dont know but maybe they show favoritism.

Its an ok place. The dumpster is always broke, so you see trash everywhere because the residents are to lazy to throw away their trash or the compactor is broke and no place to put trash. And the speed bumps will kill your car. There are a lot of kids here so I understand why so many bumps but just to many and steep.

Always having issues with my A/C unit, keep having problems with bugs, Head Maintenance very disrespectful ... Kids in the area are out of control, they do what they want

Spinnaker Reach has improved enormously. The apartment has been given a facelift, and the staff is stellar from the office to the maintenance technicians. The transformation went from a caterpillar to a butterfly. Keep Improving Spinnaker!!

Dont judge by there pictures just drive through and you will see. Only stayed a month and air was cut off, for a week they couldnt get it fixed and had to buy a portable ac, roaches had white over spray on there backs, maintenance cant fix anything and thats probably because they spend all day picking up trash. They lie and I agree with ALL the negative reviews. Its beyond repair

I read the review about the young kids walking in the road and giving dirty looks while not really getting out of the way & I felt kinda bad for her because Ive also dealt with that a few times (fortunately for me I was just visiting a friend, I dont have to live there and put up with that everyday) The last time I was in these apartments my vehicle was broken into IN BROAD DAYLIGHT! The police felt pretty confident it was teen kids because they stole a few (rap music) CDs but broke the rest (the non-rap music) broke my sunglasses, poured what was left of my coffee all over everything (ruining chances of fingerprints, basically trashed the inside) and I refuse to go back to those apartments ever since! As far as the parks, yeah definitely not for young children, the teenagers use the parks to smoke and sell weed. The management does host parties that seemed fun if youre into that sort of thing, but again theres usually a million unattended kids running around. The pool is nice too lay around and catch a tan unless somebody is having a birthday party (happens often) Overall I wouldnt live here if they offered me FREE rent & when my friend moved out and they kept her to deposit and tried charging her more for damaged carpet when it was basic normal wear and tear. These apartments might look nice on the outside just driving by, and have a great location close to the beach, but they are completely ghetto and unless you enjoy living like that it will become a year-long nightmare!

Been speaking to them about an apartment for two months. Theyve showed us the available apartments, we said we woukd like to move there, they made promises to call us by the end of the week every single week. Dont waste your time. They dont answer calls, horrible management, and they lie..

100s of feral cats roam property. Drugs are sold and used openly in the complex. Maintenance is very slow when something breaks. Police are always there for one thing or another. Theft and break-ins a major problem. Its a public housing project that is not disclosed to potential renters.

The office is bad about answering calls they just let the phones ring and dont answer...... Also I put in to have my tub handle to be fixed because it was broken by the previous tenant and it just got fixed yesterday and i moved in June 2018 its February 21. Also they put a eviction notice on my door because their system was wrong and said i didnt pay the rent when i actually did Thats embarrassing

I live here currently and have lived here for over a year now, and since there is apparently a distinction I do indeed pay full rent. This complex really isnt that bad, if there is a problematic apartment they are generally evicted in short order. Yes, it is multicultural and if thats a problem for you I suggest not moving here, but Ive found many of my neighbors to be hard working individuals who are just trying to get by. We do need something more for the teenagers to do here though, the problems are happening because they either have the pool or..nothing. The management tries hard with monthly games and contests for the younger crowd but what is really needed is some sort of activity for the teens.

I moved in about 3 weeks ago and its been the worst experience. after applying for almost a month and a half finally move into an apartment i looked at the day of move in. i was in a hurry since having a new born baby. the first night i experienced roaches in the kitchen. my ac wouldnt get colder then 77 and after multiple calls to the office they finally sent maintanice out and all he did was spray something on the ac. it never got cold and now it completely just went out. both of my bathroom toilets either runs all day or dont flush, no one yet has came out. the pools are closed for whatever reason. and at this point im ready to just break my lease and move. 85 degrees in an apartment with a newborn is insane and wont be tolerated.

We lived here for about 8 years . We chose to move in because of location and school district.The first few years were pleasant, a community feeling and the maintenance was quick and reliable. They also lived here and worked very hard to keep it clean and orderly. We stayed despite tremdous decline because we were following a financle plan that involved buying a home ; the expense of moving really wasnt an option .In the last several years, we have had a vehicle towed after gaining permission from the complex to cover and keep on site, with in a week of said permission . We have also had a truck window smashed and anything left outside the door stolen or defaced. The police are there regularly on calls . In the late evening a police officer with a long gun in bullet proof gear motioned for me to go back inside as their were several officers going up the stair well to apprehend someone . Drugs are openly smoked, distributed and sold . Sex is being sold in the dark spots of the parking lot and condoms discarded on the pavement .The community is littered with trash, legitimate trash. Bottles, diapers, chicken bones and holidays are the worst, because whole turkey carcuses and ham bones and all the fixings, and of course beer bottles, dont even get close to the overflowing dumpster . People have urinated as well as vommitted in my hallway . The children run loose with little to no supervision and the teenagers are openly disrespectful, rude and sometimes challenging. There were always crushed poptarts, candy and their wrappers in the hallways . Then there is the feral cat issue, likely a 100 wild cats, reproducing, sitting on cars and the absolute worst, marking the buildings .The smell of cat urine is pulled right into your unit by the heat pump and now your home smells like urine and marijuana.We had to live with a horrific leak from the neighbors sink upstairs for years, covered up but not repaired . It would go months with gaping holes in our ceiling and repeat leaks . Lots of damage to our possesions. That was only resolved after we had to be beyound insistent, getting water samples because there was raw sewage coming from above and us making noise about law suits. Many times in the latter years, matience would come to dry out the carpets from the leak or the overflow from the AC unit and they would do as much damage as they repaired. Nasty boot prints, the industrial blowers would untack and fray the carpets. Not to mention the carpets were not new or cleaned when we moved in, we were told it was because of the special deal we were getting, so I cut the gum out myself.We recently moved after buying a home and many of the work orders put in for a year or more before the end of our lease still remained unattended. I had to demand multiple times for copies of the annual lease .I constantly reminded the office staff, I pay to live here, this is my home, I pay for you to provide a service, really to little avail. It only added to the stress and unpleasantness of residing there.I have on multiple occasions recieved evict notices when my rent was paid on time due to computer glitches or system updates.In the middle of a lease, after many years of living here, between renewals, required to pay a monthly pet fee in addition to the $300 pet deposit . Fair warning, its a great location but this is not a neighborhood . Our neighbor was robbed at gun point, shots are fired often. They were quick to send us a nasty note about anything, like cigarette butts in the hall, when neither of us smoked . So, its a hassle, you have to work hard to possibly get service and its embarrassing to invite people over, and it is quickly becoming a project a full on ghetto, so protect yourself accordingly .If was ANY where near like this we would never have rented here .

Whats the point of having maintenance if theyre not going to do their job? My ac has been broken and of now for 3 months. All I ask if for someone to fix it for me. I didnt know it was that hard. UPDATE: During this time, my baby girl was almost 2 years old and she dang near passed out from a heat stroke. The office staff is very rude and unprofessional.

Unless you are section 8 and getting a free ride from the gubment do not move here! The first thing you will notice is about 30 clowns with their pants around their ankles sitting on the steps all over the place waiting on their welfare checks to arrive. If you are white you will be outnumbered 100 to 1, its kind of like visiting Sesame Street or the Its a Small World After All ride at Disneyland. The cops will be out there at least once a week to throw one of these freeloading animals back in their respective cages. Once you figure out you are the only person paying full rent to live there you will think what I thought; God Bless America!

I visit here sometimes and it feels safe.

Not professional, poorly ran, maintenance, quality of apartments all around. Not worth it. Dont not recommend to anyone.

Home sweet home! Convenient to tge beach, schools, and jobs almost anywhere in Jax.

Stay away....manager hides in his office for fear of retaliation. Maintenance crews are horrible, as they pass the buck and never completely fix the problem. Now that they take Section 8, they seem to get all the priority.They want those govt checks to keep rolling in so they are at their beck and call. 6 months the hallway bathroom has been looked at and fixed with no resolution. No weekend staff, yet maintenance rolls around all weekend like theyre working.No drop box for rent, and they dont give you heads up on anything. Fire alarms were blazing for an hour. Had it not been for the tech outside that told me they were testing, wed never know.Pest control....lol dont get me started.The good thing about the complex?Quiet area.Pet friendly.Pool is clean.Walls are as thin as wax paper, i swear we got a contact high thru the vents.Keep Out.Stay Away.Do. Not. Enter.

DO NOT MOVE IN THIS PLACE, YOU HAVE BEEN WARNED. Would give it 0 if i could.

Living in this complex for 22 years

When I came in to inquire, the staff was rude. I came back before submitting my application after dark and there were people everywhere. It was loud and there was trash in the street.

I currently live here it is very nice

Office staff is rude. Raise the rent for no reason. Show at fixing issues with the apartment

Low prices for all apartments and they are veteran friendly

Horribly rude people work and live herePeople let their kids run wild without precautions and its way over priced and over Crowded with people who arent even suppose to be here living in this complex Its not worth more than $750 and belongs in Mandarin...

My AC unit literally breaks every 20 days or so on top of that it takes them 7 days to reply to it and more time if they cant fix it they dont tell you income based rent includes price increase periodically Im still waiting on my AC unit to be fixed
