Absolutely horrendous management. The worst Ive ever experienced. They are never at the office, you have to call multiple times and hope for the best to even reach them, and you have to contact them multiple times for them to do anything about any issues you might have. They shut off the water without telling you periodically, and our AC went out in the middle of the summer and it took three days for them to turn it back on with me constantly calling. Whats worse is how incompetent they are with rent. They lost my payments multiple times and at one point said I wasnt paying enough and owed back pay and late penalties for an entire year. I havent lived there for 3 years but they cashed a check that they lost almost FOUR YEARS AGO. I dont ever leave negative reviews, but that is WAY beyond unacceptable. The apartments and location are decent for the price, at least back when I lived there, but the entire place is falling apart and management is doing nothing about it.

I cannot recommend this place. My wife and I moved here a couple years ago. All went well at first. However, as time went on things went downhill quickly.First, management was horrid, you are unable to get ahold of anybody in the office (if they are ever there), and corporate is just as bad.Second, we reported the windows in our apartment for leaks. It took 3 months to have them “inspected” by maintenance. Which couldn’t fix them. When asked to get ONE new window, they stated they couldn’t because if the pandemic (okay understandable) but never did they state when the “back order” was over. So our apartment started growing mold. We had to move everything out of the second bedroom and store it elsewhere.Thirdly, rent went up $60.00 after the first year! Another reason we left.The year and a half we were there (1 year lease and 6 months on a month to month lease), never did they fix anything when we moved in (initial walk through).Again I cannot recommend.

My husband and I really liked this apartment complex when we moved into it in 2019, however none of the things they said they would fix during our move in were touched. The windows would not shut all the way and we began to grow mold from rain coming into our apartment and during the winter months it was impossible to keep the apartment warm, causing our electric bill to be close to $300 a couple months in a row. We seldom put in maintenance request because they would take forever to be acknowledged, however the few times we did the maintenance man showed up unannounced. The first time he showed up unannounced he proceeded to show me how to fix the sink if it broke again. The other occasion he showed up unannounced my husband was sleeping and was woke up to the maintenance man rummaging through our office examining the windows (after almost a year of complaining about the windows) my husband thought someone had broken into our apartment. The office people would come late and leave super early everyday. I would not recommend this apartment complex to anyone, until management and maintenance change.

I’ll start with the slim positives. I can’t personally describe the maintenance work they did, mainly because I’m not handy myself, but the maintenance crew was always patient and kind (with me). For different maintenance issues, they would often return several days later to make sure the problem was indeed fixed and I was satisfied. Sometimes I was not, but they would return when I would call again.Negatives: absolutely do not rent here. Please don’t. The apartments are satisfactory for what they are, but if you’re looking for a leasing office that’s responsive (prompt replies) when you have questions or concerns, look elsewhere. The online number is to the former property manager and we just weren’t given the new managers number or even a number to the office. It’s very frustrating to have been incorrectly told you have a short amount of time to pay rent or you will be evicted because of a “clerical error” or on a separate occasion, “because they lost your check” and then not even be able to get ahold of anyone to get it resolved. I’ve also been trying for several weeks just to get into contact with someone about a charge I’m facing because of a mistake on behalf of the leasing office and I moved out not even two months ago. Today I had to pay it because the office as well as Sundance Properties couldn’t get it resolved or help me get in contact with the property manager so I’m out $100. I’ve never left a review before but this complex calls for it. There are much better places in NKY with rent around the same price or lower.

Im not from the area but im planning on moving to Northern KY soon and found this place through apartments.com and there 1 bedroom price was definitely a good deal with the budget im on. I have tried calling this complex 4 different occasions to see if anything is or will be available and left voicemails. I have yet to hear back from this place. So looks like ill be going somewhere else.
