We worked with (“worked” is a stretch) “Aleena August” and she was extremely unprofessional as well as unhelpful. Her emails were extremely rude in correspondence and essentially stole 50 dollars because she lost the listing. I wouldn’t recommend her or this agency to my worse enemy.You’re better of just following my advice and starting anywhere else.If I could give them zero stars I would.

Aleena August, the property manager for our home has been horrific. She has been utterly unprofessional, refused to answer our calls, threatened us after we asked for issue resolutions with past tenants and would never explain the fees or any questions that we would have despite paying the firm for the services. We are still in the process of closing our accounts after moving to a different agency, so I hope that the company leadership takes these recent reviews on board and make some major changes in the way they conduct business.

Terra Residential is a super professional property management company. I rent from an owner who isnt located in the US. Whenever I have a problem, I submit a support ticket, and they get back to me immediately and send out a repair person. They are super professional and very responsive, and Im very happy with their service.

Tenant experience with Terra was excellent. They were always responsive to work orders, hired good subs to fix issues, and used RentTrack to autopay rent. Seamless and professional, and they were easy to work with on the front end of the lease and similar when the lease was up. Highly recommend if you are looking for property management. I worked with Terra Residential for over10 years. First as property owner neighboring a property they were managing. For the last 5 ½ years they managed my property for me. They always kept the tenants taken care of as well as taking care of my property and notifying me with any situation. The records they kept and sent me were of the highest quality. They were very professional and personable at the same time. They were a pleasure to work with and I would not hesitate to use them again or recommend them to others. I would give them 5 stars +.

Great team with more experience than all the other companies combined. I continue to be amazed at the knowledge they have for any situation that comes up. They have literally seen it all and set the bar very high for property management in Houston.

There are many reasons why we AND our previous tenants would never recommend Terra Residency for property management.1) Lack of Communication – lack of email response and returning our phone calls. It was difficult to get answers if it involved multiple points and if there was a response, it seemed they were only capable of answering one question. As a result, the rest of the questions were typically unresolved until we followed-up.In addition, our tenants complained multiple times about Jamies lack of attention and professionalism. To be honest, we could have resolved our issues quicker without involving Terra Residency.2) Miscellaneous Deductions – Our last rent check was substantially less with no warning or an acceptable explanation for why. When requesting clarity, the response for the reason took over 1 month and multiple people to give us a response. And to this day, it doesnt make sense to us but we are so fed up with Jamie and the company that we simply gave up.3) Poor Repairs – They will get the cheapest possible replacement and add on their coordination fee. We experienced a replacement AC control unit, unsurprisingly we received the cheapest version they could find that was a lot smaller than the original one which left a visual disaster in the form of a dirty great mark on the wall. When we asked why this hadn’t been fully fixed, the response was that ‘their guy’ doesn’t do painting.4) Poor Walkthrough – After our experience so far we didn’t hold out much hope, and we weren’t disappointed. We luckily had excellent tenants who treated our house wonderfully. We had Jamie do his final walkthrough and inventory and he gave us the all-clear. Of course, we noticed there were some things missing. Our superb tenants were luckily very responsive and had simply forgotten a couple of pieces of furniture in the move. An email was sent Jamie which was ignored. One thing you can give them credit for was they took a stance of sheer incompetence early on and stuck to it.

Not responsive, the representative for my property has always just stepped out randomly refusing to take my calls.

When I moved into a new home in 2010 I decided to turn my prior residence into a rental property. Terra has managed my rental property since 2010. Jamie is my property manager and he always meets or exceeds my expectations. I have known Michael Mengden for about 18 years. I worked for Terra few a couple of years and decided to place my rental property in their hands primarily because I knew Michael and was personally familiar with his honesty and outstanding character.

My husband and I just got our new home this past week and went through Terra Residential services, and they have been nothing short of AMAZING! We have been working with Sarah, and not only is she the sweetest, but she is on top of her game! They are very swift with responses and requests and are just overall great on customer service. I had a terrible experience with Terra Residential Services. The property manager assigned to me was unresponsive and failed to communicate with me numerous times. Further, when my tenants moved out, they left behind 2 broken windows. Terra didnt bother to take any action to secure my property for several weeks. I only found out that my property was not secured when another realtor told me. Even after I called and requested that they get somebody over there that same day to board up the broken windows they didnt do it. It took another email the following day before they finally got around to it. Terra was very proactive about turning on the utilities (without tell me) at my property so that I would have to pay for them (remember the broken windows!) but could not have cared less about making sure my property was secure.They never once apologized or even admitted they had messed up. When I was upset about having to pay for utilities which I did not authorize, their comment was I dont understand why are you acting this way?. Seriously?!?If you value the security of your property, Id suggest looking elsewhere for help in managing it

Terra Residential manages a property for me and the experience has been wonderful. Working a full time job and not living in the city where the property is located was a serious concern for me in having a rental property, but working with Terra has been very easy and hands off. They handle all the details.

This company has shady business practices and are thieves. They charge you for things that are wrong with the property that were there when you move in DO NOT RENT FROM TERRA. If I could give no stars I would. They also do not fix problems properly they put a bandaid on it to do just enough to make it rentable

My wife and I had a very poor experience with Terra while living in one of their managed properties for more than a year. They did not comply with the requirements of the lease in several areas, we were not kept informed about requirements for the property, they entered the property without even ringing the doorbell (or calling ahead). Moving out was a nightmare - I gave notice in accordance with the lease - after acknowledging it they told me they could not accept it!?. I wrote to the broker who runs Terra about my problems, but never received a response. I do not think there is any bad intent on their part, just a lack of respect for good quality tenants, compounded by poor management and incompetence.I will report their property manager to the Texas Real Estate commission for the more serious matters under the lease

I am a California broker and TRS has managed properties for me personally in the past and has managed properties for clients of mine since 1994. These clients still own their investments after 22 years because TRS has done such a good job managing them. I highly recommend you use this company for all your property management needs in the Houston area.

This company is the worst. DO NOT RENT FROM THEM! You will get screwed!!!! I was a great tenant for 17 months. I gave appropriate notice (actually longer then they asked for), was never late on the payment and followed the lease that was outlined.First I had to clean the house when I originally moved in because it was gross (there was still pubic hair in the shower when I moved in), on my own I also weeded/ replanted the garden that was horribly over grown when I moved in, replaced outlet covers, and replaced a screen window because there was no screen in it. I cared for this house as if it were mine.After giving notice, They show the house while you are still living there (which is so awkward) and I even allowed them to show the house (I was still living in) while I was away on vacation for 9 days 2,000 miles away. Making me very fearful of it being broken into while I was away.When I moved out I completed every item outlined in the lease...I got it professionally cleaned, had carpets professionally cleaned, had the house sprayed for fleas, spiders, etc, had lawn mowed/edged, and replaced the air filters.Once I got my deposit back a month after moving out I was charged $179 for carpet cleaning and $20 for a new air filter! I called Rebecca Roeber at the Terra Residential office to let her know that couldn’t be right since i had told her I was doing these things and I had just done them. And I had my receipts. She asked for me to email my receipt and then said she would send my refund difference after getting approval from the owner.Time passes and no response! Every time I call or email Rebecca states she can’t get in touch with the owner. Seriously it takes months to reach the owner? But wasn’t a problem to send initial refund 30 days after? And I’m sure there would be a quick response if I didn’t pay the rent? So After 6-7 emails, 5-6 calls and 4 1/2 months pass, I find out they decided they won’t refund my money since they paid for services themselves!So not only do I pay for services myself, because the lease said I needed to, but now I pay for it a second time because they said (4 1/2 months later) “it still smelled like dog”! Total scam because they said everything looked great 2 days after I moved out when I called them to check in!Total disorganized mess at this company, rude employees that don’t have time to do their jobs, and shady deposit practices. Thankfully I moved into my own home and will never have to do business with people like this again. Hopefully you won’t need to either.....Steer clear

Run! This company manages my neighbors property and the house looks abandoned. Terra hasnt maintained the yard or inside the house. This neighborhood ranges from 250k - 750k. This type of poor maintenance isnt normal for the location.
